Coming from a current resident Do not move here. The maintenance and leasing staff are awesome but the owner/property manager is cheap, lazy, uncaring, and unresponsive. I pay 1500 dollars for rent and have had air conditioning a total of 3 days for the last 3 weeks and it’s the middle of june. AC is constantly broken and the owner is too cheap to fix it. My apartment is constantly 85 degrees plus. I have to put my dog in daycare because it is not safe to leave her here when I come home to my apartment at 90 degrees regularly. DO NOT MOVE HERE. I will not be renewing my lease. You’ve been warned.

RUN AWAY- If youre looking for a nice place to live, with helpful staff, and basic accomodations such as A/C in swealtering heat- KEEP LOOKING. Id rather live on skidrow than pay these prices and deal with a company that is too cheap/irresponsible to replace a broken A/C unit in June. Ive bought girl scout cookies from children outside of a grocery store that cared more about thier customers than this place.Im serious, if you would like to enjoy your life- live anywhere else.

Surprised by all the reviews before me... The leasing agent we worked with was the sweetest and is always so easy to get ahold of. The management company has been helpful with repairs/upkeep we needed. Most importantly, the security team is always around and is incredibly friendly whether its us needing to pick our packages up at 2am (truth) or when we need our guests to park in the parking structure.This place is unreal being so close to the river, apartments with almost unheard of sq footage in the city, and getting discounts at neighboring Atwater Brewery.ALSO SPECIAL SHOUTOUT TO MAINTENANCE FOR ALWAYS COMING THROUGH! We love how responsive and kind Cory and Norman are - theyre the best!

My wife and I have loved living at River Place -- we were in a townhome at first in the 500 building, and then moved over to the 400 building where weve enjoyed tons of natural light and the trademark tall wooden ceilings. Management is responsive and quick, and the location you cant beat.

The absolute BEST location if you are interested in living downtown Detroit! I will truly miss this place, from the views, unique layout (exposed brick etc.), staff and accessibility it honestly doesn’t get any better. If you are considering River Place just do it! Courtney, Rakeisha *, maintenence and the security was amazing. Needs were always met within a reasonable amount of time. All the best River Place. 💕

I just moved in to River Place a few weeks ago and I am so happy! My apartment is beautiful, big windows, huge patio and everything is newly painted. My apartment was clean when I moved in as well. The staff has been so helpful to me, especially Courtney and all of the security guards on the property. Everyone has been willing to go the extra mile to help me move all my stuff in and get my packages. Extremely surprised to see poor reviews on here, my apartment is really nice and spacious and so is my patio/balcony. Everyone who has visited me comments on how much they love it also!

River Place has no active security in place. If something happens you will be brushed off and treated like you’re a burden to their free time. None of the security cameras are utilized even though they are aimed directly at the locations crimes take place and clearly record everything. Cars are broken into and robbed on a weekly basis. Securities response, “you shouldn’t park there”. Packages are stolen daily. Securities response is to hang a sign that says cameras are monitoring.Security will NOT check cameras and investigate crimes. They have taken down resident letters hung on walls above where packages are stolen.If you are looking for somewhere in Detroit to live where security makes you feel supported and takes active measures, look elsewhere.

We lived here for a year and absolutely loved it. The office staff was great from the time we moved in until we left, as was the maintenance team. Any issues we had were resolved quickly. Would have stayed had we not moved out of state.

I moved in Feb 2018 with a 1 year lease. Honestly, I really LOVED living here. I had a 2 bedroom apt on the 4th floor, high ceilings, exposed brick, nice floors and big windows. The rooms are big and spacious. I ultimately chose not to renew my lease because Im saving to buy a house, but if money wasnt a concern, I would have definitely renewed and stayed another year. I had to call maintenance once for a leak in the bathroom, and they came as fixed it same day which was great. The only con was that the fire alarm would go off every now and then, but the pros definitely outweigh that! The move out process was simple and easy - just use the freight elevator, turn in the keys and get your deposit back in a month. Great place to live.

There are quite a few negative reviews towards the management. I live in an apartment here and it is absolutely wonderful. Awesome location, residents get 10% off at Atwater Brewery next door. Leasing office is extremely helpful. Maintenance answers calls the day of or next day at the latest. Leasing manager Dan is very available and friendly. I also saw several comments about it being really hot in summer. I have a two bedroom which comes with two thermostats and the AC always blast fresh cold air. Amazing place to live.

I definitely love living here - and I noticed it had been awhile since anyone had left a review on Google. Its a great place to live downtown, the apartments are beautiful and large. I love that I can ride my bike to downtown Detroit to go to work and I can mainly take the river front paths. The ladies in the leasing office have always been really nice and helpful. The maintenance is always quick when answering. The guards are really polite. The fitness center is a little cramped, especially when everyone is trying to complete their New Years Resolutions, but it is still nice. The residents here are very friendly. I am over all happy with the decision to move here. It is a little sad to not be able to control our own heat and air conditioning, just because the weather constantly changes. Definitely buy a few fans!

This place should not be marketed as a luxury apartment at all. The building and neighborhood is very charming, but the apartments have many issues. I lived in two different brownstone units over a 2 year period, and both were riddled with maintenance issues. These concerns were always met with reluctance and slow reaction time from management and maintenance teams. We ended up relocating out of our first unit into a different unit due to a seemingly never ending string of leaks in the ceiling. Every time they fixed one leak, another one would sprout, it was like they did not know what they were doing when fixing them. Also, in our first unit we noted a broken window hinge in our move-in checklist and notified the managers about it, and after over a year, the window was still not repaired.Both units were insanely HOT, year round, to the point of having to have windows open in the middle of the winter just to not be burning hot. The air conditioning was also pretty sub-par, it would run on high nonstop, but the unit was always 74 degrees or higher.After awhile, we complained and complained to the managers about our unit, and they finally offered to let us move into a new unit, promising that this type of thing does not happen in all of our units, we assure you. The second unit seemed okay, until about 4 months in, when we began experiencing more uncontrollable leaks. We had enough when there was a full 1 month period of some sort of maintenance personnel in our unit each and every day. We had drywall guys, painters, plumbers, carpet guys all in and out of our unit and we were tired of living in a construction zone. When we asked for a rent reduction, the management refused, and said there was nothing wrong with our unit, and that we were already receiving a price below market value. We finally had enough of it and pushed really hard to get them to let us out of our lease early.If the building was properly maintained and did not have such bad infrastructure issues with plumbing and HVAC, we would probably still live here.

Love living by the water. I love the space of the apartment. HoweverThe apartments are out dated. There are constant changes in residents. I associated it to the rent drastically increasing. I have no problem with management. We had an Issue it was addressed and resolved immediately . Dog poo is everywhere . Winter dog poo is on top of the snow. Yes landscaping is pretty in summer but be careful you sure to step in dog poo. It just not worth the price and much as I love living by the water. I would like to get more for the price my husband pays. I wish they would reserve a floor or a building for resident that dont want to hear spell or come out your door to poo. Amendities None!!!!! Fit Room, Dont be fool by the pictures on the website.

Gave 1 star because the staff is extremely friendly, but management is a joke. Lived here for a year, the elevator was out for half the year. The air conditioner would go out all the time, and even when it works, it was extremely weak. There is a reason why there is so many poor reviews here. Not worth the price. You can pay the same price for a better location and better management. Tried calling the management office with a problem and it took half a month to even touch base. Then they had the audacity to try to say the tried reaching out to me multiple times before, like I cant look at my missed call history. Very unprofessional and a lot of people who dont take the jobs seriously enough. Security team, maintenance team, and SOME of the leasing agents are the only positives about this place.

Lived here for almost 10 years until new management DAN, who lied about everything. Issues regarding my windows were never resolved, they removed the 24 hour security from the buildings while rent increased 50-100 dollars every lease 1200-1300 for a 700sq ft 1bd apt apt CRAZY!! OH and big animals allowed to run around on fake peel on wood floors increasing sound for the tenant below, DO NOT MOVE HERE, you will be disappointed.

I have a problem with managementinsisting on being the co-owner on your renters insurance, otherwise you have to get a $100.000 liability insurance through them and include it in your rent payment, excellent service otherwise. The leasing managers professionalism is superior. Job well done Yvonne!

This is the absolute worst place to deal with in Detroit. The review from a month prior to this is absolutely correct. Nothing on the website was the actual price. They website stated $1060 for rent, then when I saw the lease contract it was almost $1600 a month! I have still yet to get any of my deposit back from this godforsaken place. I will never deal with them again. Avoid Avoid AVOID!

Been here 3 months now, no major issues and maintenance has always responded within a day. Website is a little slow and sometimes you have to wait a day to pick up your package but no major complaints.

I lived here for a little over a year. The apartments werent bad and the maintenance guys were very friendly. I liked the maintenance crew and the security better than the management. It seems like they rotate through office personnel every few months which is a shame. The majority of the parking garage personnel were also extremely rude.The complex itself was pretty nice and I know that as the area is rejuvenated the price will continue to rise, but it was not worth the money that we were spending each month. Being close to the Riverwalk was probably the biggest perk of the location, but do not be fooled - this apartment complex is not on the Riverwalk.In regards to our specific apartment - it was next to the main elevator on the 3rd floor and facing the Parking Garage located across the street. This location sucks.Cons: Based on my apartment in the 500 BuildingConstant noise from people using the elevator, Light from the parking garage, car alarms (There was a car alarm going off for 12 hours on at least 2 occasions and the parking garage personnel do not proactively attempt to contact the owner. Also - Car Alarms echoing through a Parking Garage are 10x louder than on the street.), the Penthouse is located on top of the parking garage and they can look directly down and into the apartments facing the garage, the thermostats barely help to adjust the temperature because every apartment surrounding you is also adjusting the temperature and the management chooses when to switch the boiler/ac so you may end up cooking in the winter and freezing in the summer. Do not be fooled by the Fitness Room picture - there are two treadmills, one elliptical, one static bike, a small cable machine, one set of dumb bells, and a few medicine balls crammed in a small room.Pros: Security personnel are awesome, maintenance personnel are awesome, close to the Riverwalk, accepts pets.In summary - it was a place to live that had everything you need to survive, but it was overpriced for what it was and as soon as you get to know the office people they are gone.The only reason that we moved there in the first place was because the lady in the office was so nice and helpful. We were moving across the country and she provided her personal cell number in case there were any issues when we arrived since the office was going to be closed. She was fired for being so accommodating.

Welcome to the new Detroit at River Place Apts! Gentrified rents without the luxury of basic ammenities such as adequate air conditioning.. The apartment features tall ceilings and windows which allows for lots of light (and greenhouse effect heat) and views of the river. However, because the management refuses to upgrade their cooling system (building was originally built in 1908) temperatures can soar into the 90s INSIDE! They placate complaints by sending a service person to tell you that the output is at 55 degrees while all the while ignoring the fact that the blower isnt able to cool a room that is large. Again...uptown rents and section 8 accomodation. There are better options elsewhere..

I enjoy the location. You are close to the Riverwalk, close to Atwater Brewing, the Rattlesnake Club, and Bucharest Grill. There is a small but sufficient gym on site (two treadmills, an elliptical, a stationary bike, a set of free weights, some kettle balls and an all in one machine). The area is well-lit and I always feel safe. The units are great - many with exposed brick, wooden ceilings which are tall, and the large windows are awesome.I typically walk or ride my bike the ~1.5 miles to work downtown, its very convenient. I have no trouble getting a Lyft or Uber either.The laundry situation in my building / floor is ridiculous. Ive lived here 7 months and 1 of the 3 dryers has been broken the entire time. I went to do laundry recently and now all 3 dyers on the floor are out of order.Another drawback is that obtaining a badge (to access the parking garage, gym, etc.) or replacing a lost badge is a major hassle. The security office (not the leasing office and located in another building) is responsible for your badge. You are required to call ahead. Good luck getting a hold of someone. After leaving 3 voicemails over the span of a week I finally got a call back and set up a time to get my original badge. They are unresponsive, uncaring, and not concerned with working around your schedule. If you lose your badge, you are charged $25 for the inconvenience and hoops you must jump through to get a new one.

I loved the community with the previous management. Then they switched and literally hired ghetto, idiots in the leasing office. They lose paperwork, fail to follow through with tenant request, dont seem to care if you are making any request and lack any professionalism.Your car will get broken into every single night if you park on the street. And the leasing manager Art refuses to even come out of his office.I left as soon as my lease ended after 2 years of being there just because I refuse to deal with them. Stay far as possible. They give great tours and seem like they have common sense, but once you sign your lease, IT IS OVER!

Staff in the front office unresponsive and uncaring. I only lived here for three months and that was enough, broke lease. In that time air conditioning went out for a 4 days which would be alright maybe if the windows opened.Another incident was a washing machine broke on our floor and sat with rancid water in it until the whole floor smelt like sewer.Bottom line they are just there to collect your rent check.

The apartments are old and outdated. The townhomes are not true townhomes when you can hear people above you on the next level. Overall, you can find newer updated apartments for the price they charge...
