I have been here for 2 years. There is always some type of problem. The laundry room machines never work. If they do then your clothes will smell terrible and they will be soaking wet since nothing ever gets fixed. The elevators also work about 15% of the time. So if you would like to climb up and down several flights of stairs with groceries, be my guest. They dont get fixed either. There has been a week in August without any water, and the management has zero clue what was even going on. There is no communication. There were several times when power was out and no warning from management when they planned it to happen for renovations. This month they have not given anyone parking passes. So we have to find somewhere to park for half of a week until they get whatever they need to figure it out. It is now October and there is no form of heat for the building. They have had a project going on since last year. So there are no screens in the windows or heat of any kind. There are also roaches in the building. It is a nice location and is decently safe. But do not live here. There is always some type of problem happening and no communication from management.
Town was once a decent place to live but has sadly taken a turn for the worse. Some of my highlights living here in 2020-2021: constant construction during work hours which is planned to continue through 2023 according to the construction workers, dead body found in the storage unit (I’m not joking!!), neighbors with ankle monitors, no working elevators for extended periods of time and apartments up to the 13th floor, weed and cigarette smell on every floor. In general the staff is pleasant with the exception of Sheree, but something is not clicking when it comes to knowing what it takes to run a safe and well managed apartment building. The apartments themselves are rundown, old, and damaged. And the shared spaces are the same. I would say this place is comparable to the Leland next door but for some reason way more expensive.
My apartment flooded within a week of moving in due to a pipe that burst above my apartment. It took 6 months to repair and I still had water stains in my apartment after repairs. They refused to relocate me or provide any form of compensation even though they literally required me to keep my door open for 2 months. Anyone couldve walked into my apartment.For example, one time they walked into my apartment without knocking and proceeded to my bathroom while I was taking a shower. After that, I requested a text or email before they entered my apartment which they disregarded multiple times.They shared a tenants application with me through Google drive which included tons of private information including social security numbers and debit card numbers. They denied they did it even though I provided them with screenshots of how they shared it..The entire time I lived there I dealt with cockroaches coming into my apartment.The fire alarm was triggered well over 20 times when I lived there. This should be addressed because people have gotten to the point where most everyone ignores it.This couldve been an extremely enjoyable place to live but I felt like I was at war with the property management the entire time.
Not a safe environment!!! DO NOT MOVE HERE until you talk to a few tenants to get the scoop. Moving in was exciting until i started noticing alot of BS. The view from my balcony is great but I’m m Not a fan of how corporate or management handles situations. You’d be lucky if they even decide to get back with you.
Met with Darius who I must say was very professional and straightforward about everything! From explaining and showing us around and allowing us to know about everything that they offer! I was highly impressed how clean and neat things were an to top it off the warming feeling when we were shown the apartments so thank you Darius for your welcoming spirit we have a lot to take in☺️
I have been a resident here for about five months and really love it. The location is great and Im able to walk to work everyday. The studio apartments are comfortable and I think the size is exactly what I was looking for. For parking, I have a monthly pass at the Leland (which is kitty-corner to the building) for just half the price of the garage. The front office team and maintenance staff have been nothing but helpful. Town Residences is one of the most affordable places to live downtown and perfect for individuals moving to the heart of the city.
Overall, living in Town Residences has been a pretty decent experience. The staff is friendly, maintenance requests get done pretty quickly, the apartments were renovated fairly recently and feel modern and clean, and its great being able to walk to work if you work downtown.However, there have been some frustrations:- The elevators break down way too often. As I write this, theyve been broken for like 3 weeks and I dont have any faith that theyll be fixed particularly soon.- Other residents can be very loud and many arent taking covid nearly as seriously as you would like.- Parking is a massive pain. This is probably my biggest complaint, especially since in Detroit you really need a car even if you live downtown. There are never spots available so Im currently paying $125 a month for a lot a few blocks away. Its fine, just inconvenient.Despite those issues, Ive still been quite happy here and would recommend it to others.
NOISE NOISE NOISE. If you are looking for a home that serve you a peaceful life? This is a bad choice. I had a water issue, then they started construction internally. I was in a feeling that this problem is temporary but another problem from day one from a construction site next. I don’t know what they are doing, I am waking up everyday morning with multiple machine drilling sound that is coming from next structure. All day that will stay with you, I get headache, I can’t listen a music or watch a TV. It’s so LOUD!!! If I wanted to have extra 1hr sleep in the morning or during my day...it is IMPOSSIBLE!!!
No water in the apartment is for 3 days. Correspondence received from an apartment office said it’s due to a “Water Main Break”. However, there is a lot of running water available on the first floor...how does that happen to be if the city has stopped the water???No offer from the leasing office in this COVID-19 crisis, and cannot wash hands, use the restroom etc, it’s dangerous to have been an irresponsible supervision.The old air conditioner makes loud noise inside the apartment and old type of the heater, you cannot adjust the heat coming out from the heater. There is also an old type opener at inside that, you could try but extremely wasteful.Elevators constantly break down. Two of the elevator they are very old. It’s scary while getting on up and down.They have faulty fire surprises. They turn on with no reason. It’s very uncomfortable and loud.Good location and good staff.
Town is the best apartment Ive ever lived in and by far the best deal in Detroit. There is always someone at the door who greets you and security 24/7. Great management and staff from maintenance to cleaning to security. Doug is the nicest human being Ive ever met and always brings a smile to my face as I walk in. Town has a sense of community that Ive never felt before. Love it! 10/10 recommend.
Don’t waste your money they’ll steal you
I have lived in many places but never lived in a noisy apartment like this place. You cannot sleep or take a nap. Noise coming from the next parking lot, they are using Electric Demolition Jackhammer, Concrete Breaker every day starts from morning 7 am. I thought this would a week or two but its almost a year they doing this every day. They break and fix the concrete and again break whatever they fixed. Bad place to work from home and night shift working folks etc. Trying to move out asap.
Reading past reviews it looks like this place was in shambles before the newer management team. I moved in a few months ago and am highly satisfied with the level of service Darius and his staff have provided. They are willing to answer questions, respond to emails, make sure the maintenance requests are filled promptly. Concierge and security are also extremely helpful. Overall happy with my decision to go with town residences.
I have lived at town residences since March 2019 and have had a decent experience so far. If you’re new to the city and want to be downtown, it’s a great place to start out and make friends for a year. There are many pros to living here, but there are also cons which are inevitably the reason I have chosen to not extend my lease here past a year.Pros: social atmosphere, gym, rooms are nice, affordable compared to other downtown options, location is nice, social lounge is cute with coffee, etc, package system is niceCons: laundry room (machines always broken), one of the elevators is down a lot, parking is expensive, little to no control of room temperature in the winter,
I was hurry to move at that time, so its really excited to me when I saw there was a apartment available on your website. Then I submitted the application and waited for the response, they told me there were 3 people before me on the list and they need to make sure other 3 people do not need the apt anymore then I can got the apartment. I have lived in Chicago for 3 years and never saw any apartment work like this, it should be post on your website when you guys are sure that’s really available. I totally paid $300 and got $250 back because I need to paid the application fee, but I don’t think that $50 is from my fault. That’s because you guys cannot support the apartment on time like you shown on the website, it is fake floor plan available. But you guys can use this way to earn more application fee, that’s good idea.
I just moved in and so far love it. Everyone has been really friendly, the apartments are cute and in a great location. Finding the right apartment was easy with Nicks help! He went above and beyond helping me find exactly what I wanted - he showed me numerous apartments/layouts and was full of information on the building and all of the different units. Even stayed late on a Saturday of a holiday weekend so that I could move in. Can’t say enough good things about him! Thanks again, Nick! 😊

Love everything about this place. The location is beyond ideal, the units have nice updates, the common areas are beautiful, warm, and welcoming, and beyond everything else the staff is super friendly and helpful. Nick is the bomb, and always willing to help!! :)
Thank you Nicholas Thibeault, and Kelly for making the leasing process so amazing and easy. Nicholas went above and beyond and waited after hours after work to make sure that I got my first apartment stress free. He is one of the most honest person I ever met. The apartment has amazing features but the management team is better.
This was my first time moving into an apartment and Nick has been such a great help with all questions I had in making sure my move-in was efficient and welcome. The space is great (love the modern design) and I couldnt have found a better location. All my neighbors are so nice, too!
Do NOT apply to this place. I am confident their application process is a scam. They will charge you $250 of a security deposit fee that is NON refundable after 3 days of the application. Which means if you decide to cancel or if end up not securing an apartment in the timeline you want, you will NOT get the money back after those 3 days of the application. They will not explain this part of the application to you, so be very very careful about giving out your private information to them. There are plenty of wonderful apartments around the area that use a fair application process.
Really fantastic place to live. Location is great, staff is great, and the apartments are updated and feel modern. Maintenance concerns are non-existent and those issues that do crop up are dealt with very quickly. One of the best places I have rented from.
Awesome building with a great location and friendly staff. Very clean & great amenities. However, if you work during the day, you have to wait until the weekend to pick up packages. Its Tuesday, Im frustrated. Update: they have greatly improved the package situation, you can now get them after hours!
AVOID THIS PLACE AT ALL COST.Constant water issues. No pressure. Sediment in water. Just turned off altogether.Ive been here for 3.5 years - way too long. Its noisy. Everything is noisy. The walls are paper thin. If you cant hear someones TV or music, you hear construction.Oh yeah, and plenty of roaches.DO NOT move here if you work from home or enjoy restful sleep.
Woke up this morning in mid-October, and it is barely 50 degrees out. The rest of the week it will not get past the 50s and even below freezing tomorrow. But yet, the heat to my studio is still not turned on. Dont think a resident should have to email the manager begging for her to turn the heat on; they should just know when to do that. You know, since it is mid-October in Michigan. Go to take a shower in my cold studio and guess what? No hot water. Great. I guess I should not be surprised. Every other month the hot water goes out. You think they could get it right by now. Im sick of freezing my butt off in my studio.
Hope you enjoy the ghetto management led by Holly Powell. The elevator will be down half the week, and you will be lucky to have hot water more than two times a week. A total garbage luxury experience.
Hot water issues as others have described. Have had to boil water for a shower at one point.There are two tiny elevators for all 13 floors, and one of them is broken about 35% of the time, which makes doing anything take extra time waiting for the elevator crammed with people.No control over heat whatsoever, poor lighting, and numerous other amenities that are apparently “being worked on” have not been introduced. The only changes I’ve seen are fake potted plants placed randomly around the common areas, which are few and tiny.That being said, the building itself is quite nice, and has a modern look to it. The apartments have all brand new appliances and A/C units. However, almost all of the outlets are only two prong, which is rather inconvenient if you want to plug in larger electronics such as a TV or desktop. You will either have to use an unsafe adapter or chain together a bunch of surge protectors. Even if your device only has two prongs, the outlets suck and nothing really fits in them properly most of the time.That was supposed to be my “good side” paragraph, but it just made me think of more unfortunate things...The staff is almost all very friendly, and maintenance requests are completed immediately (with the exception of the hot water issue). There is also an automatic emergency line to help with after hours issues, which is super nice. I can’t hear anything my neighbors do or say through the walls, but that may just be because I have quiet neighbors.Above average apartment when weighing the pros and cons. It’s an attempted luxury apartment that fails on certain accounts but succeeds on others.
This building is extremely insensitive to the pandemic that is going on. They still have staff working at the front desk which is not safe. They are not taking the apportate safety precautions. The government should get involved in this irresponsible behavior.
The other day, some of us tenants were gathered and talking about the building management, as tenants tend to do. After three months of living here, I had just put in my first maintenance request (non-emergency) the previous Sunday afternoon. I was excited that I had put in a request, and in twenty minutes there was a knock on my door, and fifteen minutes after that the problem was fixed. I was flabbergasted. It turns out, mine was not an isolated experience. I have lived in many places, and I have never been in a conversation with other tenants about building management that was positive like this. Keep up the good work!

Horrible management as stated by previous reviewers.Elevators hardly work.No concierge at least 80% of the time.My boyfriend and I will wake up to no hot water or no water at all at least once a month.We as well have had our clothes “disappear” from the laundry room.When there is actually security guards (not actual concierge) they sit on their laptops blasting ghetto rap music.Today there was a flood from the 4th floor down, this is the 2nd major flood within 6 months. The first one looked like a water fall in the lobby!And to accompany the review before mine the heat has not been turned on and it’s predicted to go down to 36 degrees tonight. Glad my boyfriend is warm because it is already freezing and the sun us yet to go down.Stay away and go somewhere more professional. The management here puts in little effort and it shows.Cannot wait until we move out next month.
I moved into Town Residences a few months ago and had no problem at all here until just a few weeks ago. I had put in a few loads of laundry in the laundry room here and 1 day later I come down to ALL of my laundry gone...two loads in the dryer and one in the washer. I then went into the office to tell them what had happened and they proceeded to tell me that after a few days of laundry being unattended the concierge comes and takes laundry out of the dryers and washers and places it on top of the machines for anyone to claim. And if no one claims it they THROW IT AWAY!!!! My laundry was NEVER unattended it was put in on a Friday and I went to grab it on Saturday afternoon. I then reached out to the management of Town Residences, Rock Managment,and was told that the property is not responsible for any lost or stolen property, even though I was told that the concierge literally will THROW IT AWAY... Complete BS if you ask me. Ive had laundry down there for more than 1 day and nothing has happened to it. I had over $700 of my clothing and kitchen towels/bath towels thrown away and no compensation. I feel like I am not the only person this has happened to. Do not move in here unless you plan on using a laundry mat. LOL.
The apartment is updated, the people at the security desk are nice, and it is a great location. Those are the only good things about this building. My experience here started by someone in the office forgetting to tell me they didnt charge me for the $300 move-in fee until the day I was moving in and already signed them a very large check. They then forgot to charge it for another week. There have been over 4 false fire alarms since Ive been living here (barely 4 months), they constantly turn water off without notice (3 shut offs to one letter), the walls are paper thin, and showers take over 20min to get above room temperature (I submitted multiple maintenance requests and apparently this is normal). Its the cheapest apartment downtown and theres a reason for that. Counting down the months to move out.

Inquired online; Charlotte called me 20 mins later. Went on a tour 30 minutes after that. Did application with no fee. Had an approval an hour later. Moving in 9 days. 725/mo and Im still waiting for the catch. Which might come later; but so far, thrilled to join this community.
Their website is not up to date. After I paid a $50 application fee and $250 to secure the apartment that was shown to me, they said the current resident extended his lease for another 3 months. I asked for my money back, but they only returned the $250. When i asked about the other $50, i was told it was nonrefundable. Basically, I paid an application fee for an apartment that was listed as available but in reality, was unavailable. Theu refused to reimburse me for the application. The apartment manager I worked with was named Nick. This situation was handled poorly.
Washing clothes in a hotel requires immediate attention. leaving your stuff in there for a day is insane. maybe one day you will need to wash and find no washer open due to your likeness.

Location: By DTE Energy headquarters/Beacon Park which hosts free events/concerts (e.g. Saint Motel, Chelsea Cutler, yoga, art exhibits) throughout year. 15-20 minute walk to Corktown, Midtown, and Downtown. Easy access to highways and People Mover.Features: New appliances, small gym/social lounge (but convenient when in a bind), washer/dryer room (dont leave your stuff too long), and easy mail/package system.Staff: Extremely prompt and friendly staff. Nick in leasing office, front desk receptionists, and maintenance staff are particularly awesome.Community: Residents are mostly students, young professional, etc. Everyone seems friendly and there are building events (e.g. movie night, waffle breakfast) throughout the year.Other: Building is old and remodel is somewhat cheap. Results in things breaking, building flooding, fire alarms going off, etc. Always seems to happen in dead of winter unfortunately. Rent, parking, and utilities are some of the most affordable in Detroit (especially if living alone).
The residents are great, office staff are great and make you feel welcome since day one location is perfect for the DOWNTOWN living the surrounding area has a lot to offer fars things to do.

Ive lived at Town Residences since June of 2017. All in all, Ive had a pretty great experience. My rent is very reasonable considering I have marble window and shower ledges, all new appliances (that Ive still yet to have any issues with), the layout of my studio actually allows for mximum use of the space, and my view overlooks the train station and Canada. My move-in process was very smooth and streamlined- I applied and moved in within 4 days. Ty, who unfortunately was a temp employee and is no longer there, was amazing and really went above and beyond to ensure I moved in as quickly as possible without any hiccups. Anytime Ive ever had a question or concern, Holly has been awesome. Maintenance issue? Immediately resolved.Reading through some of the other reviews, the frustrations at hand are a bit entitled and ridiculous. If you want to live in a recently restored, historic building, elevator and plumbing issues are going to be a given. If you use a shared community laundry room, do your laundry and leave. When you leave laundry in the units overnight, it prevents other residents from also getting their laundry done and your laundry is subject to theft, removal, etc. Obviously, if your dog is running around the building unattended, theyre going to contact you to immediately come get him. They are leasing agents and property managers, not animal control.I can however, attest to the flooding issue. My floor flooded severely this past spring and I wasnt offered any rent deduction or anything even though I had to sleep in my office for three nights because industrial fans were blasting outside of my unit 24/7 for a week, though I know that is moreso the stingey-ness of the owners than anything Holly and those in the office have any control over. The right thing to do would be to offer a discounted rent to those directly affected by the burst pipes.Though I was disappointed about the lack of compensation for the flood, again, all in all Ive had a great experience living here and will probably renew my lease a third time.

Run by VILE HUMANS, but the neighbors are cool. Too many issues to count, but I’ll give it a shot.1)They threatened to send my dog to put my dog down when he got out of the apartment.I got a call from Ashley Lanigan saying “I will send your dog to the humane society if you don’t come pick him up within the hour. He looks like he has some put in him and you know what they do to pits there”2) charged me $871 in cleaning fees “after” my dog got out. Yet, somehow the charges showed on my account two days before my dog got out.3) Holly Powell started eviction proceedings when I refused to pay the full $871 because there’s no way a dog getting out of the office for an hour at most could cause that much damage. There were no pictures or evidence or anything. She only wanted to work things out after I named two friends who wanted to pull their deposit after hearing about my experience.4) elevators go out weekly.5) water never works6) decent view7) great location8) move in was a nightmare. My apartment wasn’t ready until a month after the initial move in date.9) concierge is great. I feel a little bit better after they share their disdain and contempt for holly and Ashley daily with me. After the dog incident, one of them, flat out told me that Ashley Lanigan is just a vile creature and holly is an aunt tom/Clayton bigsby type. Think female version of Samuel l Jackson in Django unchained

First off let me state that when My boyfriend and I moved downtown and into Town Apartments we knew that they were in the middle of redoing the apartments and that they were going to be rough looking for awhile. We have only lived here since the beginning of May 2014. Its now the 7th of July 2014 and Im horrified with the way things have been going this last week and a day... Here are the reasons why....1. July 1st I go to pay rent before I got to work, Im told that we are now under new management and no one has any information on when or how we should pay rent what-so-ever oh and the office wont be open till the week of the 7th!2. Monday the 30th of June I called and was told they finally have a underground parking spot available and that they would hold it for me...I still have not gotten the pass or information on that.3. I work at a car dealership and have crazy hours so I rely on being able to call and talk to someone to get information.. The new management set up the phone but they are always currently unavailable and the mail box is full.4. 2 of the three elevators are out of order one of them being the one the only one that gets us to the basement to do laundry.5. Also, the new management fired all the workers that have worked here for years and only had this job to count on without a warning...pretty heartless if you ask me..6. The basement is underwater at the moment and even if the elevator could get us down there, we couldnt use them anyways...7. Its the 7th of July today, someone was in the office but the phone still states they are currently unavailable and the mailbox is still full. My boyfriend stooped in the office and they said they cant figure out whats wrong with the elevators and need to call in a professional, the basement is still underwater and they are UNSURE when that will be fixed...8. Still no idea about when or how to pay rent and no one has even tried to get in contact with us to inform us on what to do..Anyone looking at these apartments I would highly recommend looking elsewhere and not wasting your time and money...My boyfriend and I are currently in the search for a new apartment as well. Overpriced luxury apartments. Terrible management
I recently took a job in Detroit and was looking to relocate. I scheduled an appointment here and when I went there i waited for 30 in room before anyone even bothered to come talk to me. I was forced to fill out an application 3 pages long and than I was not allowed to see the actual unit because I didnt have a government ID. I had my work ID. I work 70 hours a week and walked a mile at lunch to see this place only to be disrespected! This place is a disgrace to Detroit!
Pay attention to the negative reviews. They’re not false.
Feels like a frat house... Noisy music blasting every day. Marijuana smell in the hallway which seeps into your apartment. Management does not respond to complaints, has no concern for your right to peaceful enjoyment. Repairs arent done in a timely manner, and are not done correctly. I am very disappointed in Town Residences. If youre a young party kid youll love it. If youre older or quiet and peace loving, this is not the place for you. Look elsewhere.
