I have lived at this property for years! The staff are amazing! Every maintenance issue I have had they always respond promptly, or always communicate the progress. I want to especially mention the property manager Liz! She always goes out of her way to resolve problems, be personable, and makes all of our property events fun and amazing! I will always recommend this complex for any family!
If I can leave a zero star I would. I have been having nothing but issues since I moved in. I first started having issues with roach infestation in my apartment. I called every day and they literally did nothing for me. Every day I was seeing 7-10 roaches and I knew something was not right. The pests was everywhere in my room, my sons room, the bathroom, the fridge, and living room. Long story short, I ended up having to seek another pest control and started to see less pest, but they are definitely in the building. I am still seeing the pest here and there. I told them and they denied that is a possibility. I also was not informed my power was not on and now Im stuck paying a crazy bill. Same thing with my insurance. This apartment complex is not the apartment complex you want to move into. They don’t have customer service. I also explained to them that I am a military member and they do not take that into consideration. The way they have treated me over the past two months as a person serving the military is a disgrace. I am currently on military order and they have not communicated with me pertaining to many situations with my apartment. I would not trust their property.
I moved into The Palms Apartments this past Saturday and have had the most amazing experience. I would like to thank Amanda and Shay from the main office for their exceptional customer service, understanding, and empathy they have displayed toward me as a new tenant at this property. I was in an emergency situation and needed a home ASAP. Amanda was able to provide me the availability and invite me in to fill out an application that got approved and allowed me to move in the SAME day! They accommodated mine and my service animals needs and informed me of everything I needed to know. Shay was always there with her shining personality to answer any questions I had when Amanda was not available. When I placed a service request it was completed the next day by the most amazing maintenance workers. Christie and Joey were exceptional, they waited patiently for me to put my dog away and did not enter my apartment until I opened the door. They immediately tended to my requests and went above and beyond ensuring I wouldn’t have any other issues. They made me feel extremely comfortable as they completed their work. Every staff member I have come across has an amazing personality and has made me feel nothing but blessed and comfortable. As far as the apartment goes, I have yet to see a single pest despite the reviews and despite having a dog in the unit. The apartment was in tact when leased and will be returned in the same condition. Thank you to all the staff I have come across at The Palms Apartments, you have been phenomenal!
Get absolutely everything in writing or they will scam money out of you one way or another. We lived here for three years and would not recommend it to anyone.-Unbelievably rude staff who smoke in the golf carts and speed around the complex.-We were lectured about placing “fraudulent” work orders when they would cancel them without so much as a knock on our door or phone call. I hope they enjoy the leaking window that would flood our bedroom when it rains since it was never fixed.-There is a SERIOUS roach problem. We saw at least 10 bugs a night. They were infested in our dishwasher, but since we had a baby they wouldn’t treat our apartment. You know what roaches love? An untreated apartment. Constantly spraying for bugs and wiping down every single surface area was not an added stress I wanted with a new baby but they could not care less.
The Palms Apartments Maintenence does an exceptional job! Whenever I put in a work order they usually get to it the next day. They even installed handicap bars in my bathroom and also a ramp to get in my apartment with my power chair!I’d highly recommend living here to anyone, old or young.

I recently became a resident of The Palms and I am so amazed. Me and my family have been enjoying the lake, gym, and pool. This is a very nice neighborhood and community. The rooms are very spacious and modern. This is definitely a place to call home.
I would of gave this place a zero. The people that own these buildings and work here should be ashamed of their selfs. Moved my family out of state into a Roach infested fixer upper with a roof that has fallen in ... but luxury yea right. their is no such thing as maintenance... will be keep track of cost of fixing up a apartment that should have been COVID safe from the start. Day 3 still havent slept in the apartment. Im gonna pray for these evil people walking around the palms like they care. I have videos and a lot more pictures. Went to the office have been given rude run around customer service so dont waste your time leaving the phone number to the apartment leave corporates number. I dont need to discuss anything other than The Palms doing their job with some pride.

The worst apartment complex to even think about residing. If you’re thinking about moving, you or your loved ones to this facility please be advised it will be the beginning to your contractual nightmare. While looking for a new place to reside I came across The Palms apartment complex. The pictures that are exhibited on their website and Google images display a utopia that resembles your best vacation in Palm beach, California. Oh they lay it on thick with the beach balls, palm trees, bright colors you would think you moved to Palm beach, CA. Welp, hate to be the bearer of bad news the place is just as janky as their leasing staff. I applied for residency on the date of July 7th due to the availability. The online application process was a breeze giving details of me moving in on July 16th; so I thought. Everything seemed to process correctly, however I waited 2 days to pass thinking that I would be contacted with more information regarding my move in process. When I wasn’t contacted, I decided to call. Speaking with Amanda (leasing agent) I was disheartened to find out that the online system was experiencing “errors” but that my application did not process correctly and now my apartment has been taken by another applicant. As disheartening as it was I was okay with that information and was able to keep looking for another residency. Fast forward today I received a collections call stating that I owe The Palms over $200 which is absolutely absurd especially when I NEVER officially resided with them and their system was experiencing so many errors that my application never processed. I’m disappointed because I NEVER received any written notification or verbal communication about this discrepancy. So to report it to a collections agency is beyond me. After contacting the office manager Ms. Dunham, she reviewed my account and informed that even though this was there mistake I still would owe them. Never in my life heard such idiotic terms before. They maybe the biggest scam artists this century has ever produced. Conclusion: -10/10 YOU WILL BE BETTER OFF PITCHING A TENT UNDER THE BRIDGE! At least you’ll be able to save whatever money/credit you currently have. The Palms can GTH!
Ms. Shay has shown nothing but the upmost respect and diligence with communication to have the best experience with the palms even with the set backs. The ground keepers at the palm are friendly and do a great job with clean up around the complex on a daily basis. The pools and playground remain clean of any debris or trash and the staff are ready to help 24/7
The palms is absolutely amazing, the staff is caring cheerful playful but all in all the Manager Liz is incredible!!!!!!!!! Brittany is the most important person to talk about everything as well she is the best thank you palms!!!!!!

Professional staff along with a smooth leasing process. I’ve been living here for just about 6 months and have not encountered any issues. The atmosphere within the complex is quiet, and brings a sense of peace and comfort. I tend to never write reviews, however, for anyone considering making the move I highly recommend living here.
They were willing to work with my mother and I when other places werent. Thanks to them, I get to have a peaceful and safe place to live while I take classes and work to build a better future for myself. They made me feel like an actual human and not just some statistic with a label attached. The staff here have been so kind and chill which makes the vibe in general very warm. This is important if you have anxiety like I do! Lol I will forever be grateful to them and to my amazing super-hero mom for helping me get my life on the right track and giving me the perfect environment to grow and obtain my degree! 😊
Recently moved into this apartment complex. I chose this complex for the schools and the great location! I’ve never lived in an apartment until I was 40 years old and I absolutely love it here! I have 2 great pools, a gym, a dog park, a basketball court, a lovely lake to walk around and let my kids fish in, 2 playgrounds, and so much more! My favorite part of the specific apartment we live in is the sunroom/patio. My kids and I enjoy spending time in ours together reading. If I ever need something fixed in my unit, they are there and it is completed in 24 hours. I was blessed to get this specific unit because of my kids. They need to be able to run in the grass behind it and none of my neighbors care. I have great neighbors as well. Very friendly and kind and they look out for me and my kiddos. Looking forward to being here for several years.
I love living here. I feel safe and its quiet. The staff is friendly and helpful. My apartment is big and spacious, bigger than alot of houses per square footage. Ive never had a bug problem or any issues with my apartment. The amenities cant be beat!!

Worst apartment complex. The management is absolutely horrible. They mishandled our check and made us pay a fee, but the check never said pending or insufficient funds, it just disappeared and said the account number was never found?? Even though the account number is on the check and weve used the same checks before, same account number, the check was in PERFECT conditions and there was more than enough in the account. Even the bank was confused and told us something didnt seem right. The management is mean and obviously confused. They were rude to all of my roommates. One of the ladies in the front has no idea what shes doing. She stamped our check wrong, gave my roommates check on the wrong date, called us with wrong information. My roommates went in to try to fix the problem and they told my roommate it was her check that bounced back and made her pay it. When we came in, the lady said they had never said that and just said it was someones check that bounced back. Thats a lie. They showed my roommate the computer and accused her and made her pay when it wasnt her check. They also accused my other roommate of paying late when she didnt, she even had the proof. They didnt want to hear it. They were so rude to her, hounded her, made her feel bad and didnt want to hear otherwise. Again, when I came in the next day, they lied to me saying they never did such a thing. They will steal your money. Its a ripoff of an apartment complex. Never trust the management here I had the worst experience ever and I know my roommates can attest. Would never recommend to anyone. The only reason I gave one star is because the maintenance guy is very sweet and literally the best. They should hire more people like him rather than the ladies in the front.ALSO I hope you like cockroaches because youll have lots of them if you move in!!!
Conveniently located. Weve had good experience with the Palms. The leasing manager helped us when the credit check came back with something that didnt belong to us. The manager spoke to the credit bureau and signed off once they verified the information was incorrect. Unlike other apartments in town who just denied us without any explanation. We have been there 2 years now and have no major complaints. The apartments are a bit older, but you cant beat their convenience or price. Covid hit and we havent been able to use ANY of the facilities this year with no reduction in rent. Maintenance is pretty responsive most of the time. They have an app now which makes maintenence requests much easier.

It was somewhat a good place to stay until the balcony started dry rotting and allowing yellow jackets to nest there. Also when you move out make sure everything is spotless. They dont tell you when you move out the apartment has to be move in ready for the next renters. Im being sarcastic but thats what it felt like. We had done a good job cleaning the apartment but was somehow squandered out of our money. We were charged for frost build up being in the freezer lmao its not a joke. The carpets I must admit had stains in the living room from daily use. However every other carpet was flawless in any other room. But to charge to replace the carpets when I know it most likely wont be replaced because it was in such good condition is a foul. I even had pictures to prove how clean the apartment was.
Ive lived at The Palms Apartments for 3 years. Two weeks ago I was laid off from my place of employment, where I have worked since 2013. I struggled to make the payment for the 1st of June, but made it on time. My lease is supposed to expire on July 1st. Today I went down there to let them know that I would not be renewing, and have to relocate. I was told that I have to give a 60-day notice, and continue to pay until August 2nd. Also, because Im not renewing, July-Aug I will be charged for the month to month rate, which is an additional $150 a month on top of what Im paying. The apartment manager I was speaking with told me that if I needed to move out before then, I can, but almost jokingly said I would still have to pay for the 60 days of rent. No one that I know of has ever been able to move out of this place without a hard time, losing their security deposit, etc. Yes, I realize there is probably a 60-day policy in writing somewhere, but given that I was laid off from work, am a disabled veteran, and have recently lost about everything, you would think that they would let me terminate my lease on July 1st, when my actual lease ends. But, no, anyway these people can get extra money out of you, they will. Ill post another review once I move out, because Im sure they will make that process extra difficult also.
Really do not want to even give them one star. Once the complex was bought out it went down hill the front office workers do not care about their residents and are extremely rude to everyone and offer no help. Definitely do not live there find a new place. Anywhere is better than there.
Please run far far away form these apartments. Moving out with this staff has got to be a damn nightmare. Youre better off letting Mr. Clean tidy up your apartment when you move out. They will look at the every crook and nanny in the apartment, the stove, the ceiling fans, and any other small thing they can find. God forbid they allow you to just clean what was found real quick during the walk through. Just make sure your apartments is freaking spotless IF you have to move here and I mean spotless. Replace your own stove tops too. Dollar Tree sells them for cheap. Also, why charge $20 for valet trash when I can just take my own trash to the dumpster. Thats $20 for each apartment. No way the trash bill is that damn high. This place is awful! Avoid if you can.
I have been living here for a month I live in the newer model apartments and I love the floor plan and the staff they are always nice to me ask for brittany 😘 love her but every one is really good to ❤️ Maintenance turn around is awesome and the complex is beautiful
Ive lived here for a few years now. Everytime I go to the pool I feel like Im on a resort. When I go for walks I see friendly people and have made friends with most people I live around. The staff are second to none, and thats saying a lot! We have an amazing, absolutely amazing community and I am truly grateful to be a part of this community.
I personally have had a generally great experience with the palms, the staffing what very helpful and chastity squared me and my wife away with any issues or concerns. If you follow the rules you won’t have problems other than that maybe the only con is you hear your neighbors baby crying but not a big deal. I would definitely recommend this to someone who is new to the area (military) and just would like to have a decent place in a very nice area.
I hesitate to even give one star. The previous management company was always pleasant and resolved issues quickly. Since Place 10 has taken over, there have been nothing but problems. Even emergency maintenance requests take 4-5 days to complete. There have been three separate issues with their new online payment systems, but dont worry, rent will still have a $100 late fee even if the mistake is on their end. Absolutely avoid if you can.
Worst place ever plain and simple.. you do better staying a motel 6 a year.
I wouldn’t even give them 1 star. The staff in the office is a joke .. if you want luxury living this isn’t it. If you like different color appliances it’s perfect. The only thing that is nice about this complex is the pool. And half the time it isn’t clean. They staff rides around in a pink golf cart and paint everything pink. ✌🏿
I called the office on a Thursday afternoon and spoke with a man named Noah. Noah told me to come by on Saturday, no appointment needed, and check their three bedroom apartment options. He said to get there before 5 because they close around that time. I made a thirty-five minute commute that Saturday with two other people in hopes of renting one of the options. We arrived at three pm. There was no one in the office. I called the office and after around twenty-five rings it was forwarded to someone offsite who said she would look into it for me. The girl that was supposed to be working the desk was enjoying herself out by the pool with her children instead of assisting future and current residents. We waited in there for over 30 minutes before she decided to do her job. During that time period three people came in asking where the office people were. She then told us that no apartments were available and that Noah must have not known what he was talking about. Noah did give me a followup apology call that following Sunday but still offered no solution. I will give him credit for doing SOMETHING to remedy the awful service. Thats why you get a two star boys. Well done. After a big waste of time we decided there are much better places to live in Columbus, GA and that the The Palms Apartments arent very interested in working with new residents.
If you are considering moving here please find another complex, the rent as well as the issues surrounding this area is not worth it. The old staff took care of you as a tenant the new staff could care less. I never do comments but this must be said. Do not move here. I have made many complaints that are unresolved, Ive called for assistance with noise complaints and they were extremely rude on the recieving end. It is ridiculous. Again do not move here, it is. is worth the trouble.

Im always shocked when I read these bad reviews. The staff in the office has always been nice, understanding, and helpful. For the ones complaining of pest issues, I have to assume they are just nasty people. Ive lived here for several months and have no pest issues, I do not even spray for them. Ive met a few other renters and they all seem nice and friendly. Its really hard to think of a place to go on vacation thats nicer than where we live everyday. Even the few maintenance requests Ive sent in for have been taken care of promptly. We love it here! I would and go recommend this place to others.
I cant imagine living anywhere else for the price and the amenities we receive here at The Palms. Weve been here 4 years now and have not had ANY problems, rather just the opposite. The office staff here are courteous and quick to respond to emails and phone calls. The maintenance staff are top notch and usually have maintenance issues or repairs completed within a day, if not sooner.Its nice to come home to our apartment and the well manicured grounds. One large lake and three ponds plus expert landscaping reduce the stress as soon as I enter the gates.Thank you for making this a great place to live!
DO NOT STAY HERE!! I moved out in April and my lease was up June 6. I stayed here one year. Prior to turning my keys in me and 3 other family members cleaned the apartment from top to bottom. Someone could literally move in right behind me and the most they would have to do is repaint because of small holes in the walls from pictures. I was very satisfied with my move out cleaning. I turned my keys in June 5 and asked did I need to do a walk through. The staff at the front advised me that I did not need to because the lease was not up until the following day and the manager could not do a walk through today. I have moved 2 hours away from Columbus, GA and they did know this information. I received a final bill for $150 on June 6 and I immediately called them to see what the charges were for. She said the stove was not clean (I do not cook and maybe used the stove 4 times). The stove looked exactly how it looked before I moved in. Chasity the manager said the sink was chipped. No one has been residing in that apartment a month thats normal wear and tear. She states the ceiling fans had dust on it. If no one has lived here in a month quit naturally there will be dust. The repairs they want you to do they act as if you own the apartment. If you declined to pay for them to clean up they make you pay for it in the end. This is ridiculous. Chasity is rude and I have not received a call back from Haley in the corporate office. These apartments are not up to date and they want you to pay for stuff that should have been correct in the beginning. AGAIN BEWARE! DO NOT MOVE HERE.
Have a wheelchair child and the front office woman said yesterday parking was like Walmart first come first served.well I dont think Walmart charges over a thousand dollars to park my car out front..poor hospitality.. Really gone down hill after it was bought out last December
Like many others, I would give this place zero stars if I could. I lived here from 04/01/16-04/01/17. When I first moved here I was in love and could see no wrong. But of course, it was a false front and it is not what it seems at all. I ended up getting a pet, paid over $300 pet fee along with monthly pet rent to add on to my already pricey apartment rent. My apartment had water damage 2 or three times from faulty pipes and lack of maintenance. Of course this would make someone upset, but the office always played it off because it was not their stuff getting ruined. For most of the time that I lived here I worked third shift. I would list this information on maintenance requests and advised them of my daytime hours that were convenient but yet they would always come and bang on my door at like 9am (did not get home til 7) so of course i would be asleep. They did not care. Multiple times the plumbing in my apartment would mess up, one time they even had to take out my whole toilet and bring it back 6+ hours later. Um hello, thats so inconvenient. When we moved I opted to have the apartment cleaned by them and paid the $150 cleaning fee. No one did a walk out inspection with me as they werent available. A few weeks later I get a bill for almost $2,000.00. I was in shock. Because a few spots in the carpet were less than perfect, they insisted that they have to replace the whole apartments carpet. Wont let you hire someone else to avoid their insane prices. Stated nothing was cleaned, I told her of course not because I paid THEM to clean it. They then removed the cleaning charges. I called woodruff directly and spoke with Haley, still barely got anything done. After raising hell for weeks I ended up paying a little more than $600 because they were putting it on my credit report.Please be aware the pet fees are just that. FEES. They do not consider it when reviewing the apartment for pet damages. Only for you to have it there.WOULD NOT RECOMMEND. AT. ALL.
Ive loved here for over a year. Previous owners were Woodruff and they took care of maintenance issues usually within 24 hrs at no charge. The new company however, takes days. I put in a call on Monday, but they said even thought I left a message their phones malfunctioned. 3 days later I get a call that they will fix my oven handle but I will have to pay $40. Woodruff never charged to fix there property. That is most of the appeal to live in an apt, free maintenance. I decided I would fix the oven myself. It was simply tightening 1 screw. So I emailed and left a message, and then taped a note to the office door to cancel my $40 maintenance call to tighten 1 screw. I still havent heard a word. I just signed another lease in September and I wont be signing a third unless things change. Its a pity $40 completely changed my feelings about these apts. Unfortunately I feel theyll be many $40s before I leave.If youre looking at these apt ask for a complete list of maintenance charges, and have extra money on hand to pay when their property breaks. I had maintenance issues 10x in 1 year, including 2 roof leaks.
They really should get cameras or security patrolling ! People will steal packages offYour front door and break into your car and there is nothing they will do about it ! It has happen to me twice and ive reported it but nothing has happened! Money and products gone and wasted !
Stay clear from this place. My daughter rented here and we came to visit. We went to the pool and hardly anyone was there. We were removed from the pool because she was only allowed to have 2 guest at a time. She has a mom and two sisters. I time was limited with her because she us fixing to be deployed with the military and our time was ruined due to their wanting to go home ((apparwntly). We were not bothering anyone, just simply visiting, and were still ejected. This is ridiculous xonsidering the amount she has to pay to live here. Run far far away. They will spit a nice game till you move in.
I moved in about 2 months ago. You will hear dogs barking loud & children making noise throughout the day. But overall I love the community!Update*** I will be moving out soon. So I will let yall know how the process goes. Hopefully, the staff doesnt make up charges. Landlords in Columbus tend to rip people off during move out time. And there is no License & Inspection to protect tenants.Make sure you turn in a 60 day move out notice so that your lease doesnt renew or you get a hefty month to month lease.The move out went okay. Make sure you clean your apartment very well. I wasnt charged for anything.As far as the pool: Each household is only allowed 2 guests. So if a friend visits with their spouse and children, you cant use the pool. There is a private pool in the back you can pay to rent for a few hours. There are grills, tables, playgrounds, & places for pets to run around.Overall, I think the community is good for children.You get free Starbucks coffee in the lobby while the office is open.The clubhouse is a cool hang out spot with a movie theater. The gym is very nice..The laundry facility is okay and you can use a debit card on the washer & dryers....Maintenance always came in a timely manner to fix any issues. It is easy to pay your rent online. But what I didnt like was not being able to make partial payments. So if you want to pay half the rent in the middle of the month and the rest by the 1st, although the payment will be on time; The Palms only accepts full rent amounts.Ok make sure to Like my review
New leasing company is horrible, I pay my rent through echeck every month their website isnt working so I was unable to, when I finally got a chance to go to the office the manager told me I have to pay a 100 dollar late fee. I told her I work and hardly home I can only pay my rent online and site was down, she refused to wave the late fee and was being very aggressive. Moving out asap woodruff did a way better job than this ghettoass staff they have here.
This very old apartment is full of roaches and snakes found everywhere, apartment staff is very rude to discuss anything maintenance related issues, they blame the residents for everything needed maintenance, no response provided even after following up since a long time for the maintenance request. There is no way ResidentPortal can have the tracking of maintenance request.They charges for the paste control after move out of the apartment even though the apartment had a lot of roaches since beginning. Very bad experience while residing in this apartment.

From living perspective, the place is not that bad but the apartments are quite old inside and out. They have newly build community center, pool & Gym are very nice.But when it comes to dealing with office, people, staff, it is one the worst place to live in. Every staff person would tell you different information and at later time noone will stand with the words. You would be surprise to see unreasonable bills and charges on your move out date. Even though if they do a walk through with you. I was so unhappy with leasing office and communication. Pls beware of all the cons & pros before taking up the apartment here. Best of luck :)
Me and my family moved in a year ago one of had rust stains that appeared to look as if the toilet was never clean, the microwave was broken, and after been there a month roach where every especially in the kitchen. I pulled the stove back and the food and clothing item from the previous tenants were still there and there was a whole in the wood behind the stove. When I put in matinence request for my issues they were trying to charge me for the microwave, and the roach problem they only put some powder down on the floor and roach strips and left never followed up or anything. When I moved out I got the carpet professionally cleans and cleaned the apartment with family and friends with video of all of these things taking place they still charged me for not cleaning the apartment and a lot of other miscellaneous things. I wouldn’t recommend anyone stay there I never experienced something like that. I mean we slaves to clean that apartment with my disabled child and they found charges to put on my account and lied and said I did not clean the apartment. This place sucks. The maintenance crew is a joke. The office workers are so uptight and snooty you never feel wanted here. I have a service dog in training just waiting on the certificate and Id card for him now and they dont care about that. Theyre still trying to charge me the full pet deposit. Their trash service that comes by your door to take your trash is a guy in a small little truck. Ive lived here since July and I still havent had my trash taken by them much less received the supposed black trash bin. If it was possible I would give a no star rating. This complex is outdated and filthy. Dont be fooled by the front office thats all for show people.
Good place, Ive stayed there for 7 months and had no problems at all, good staff and helpful.
I want to make residents of all Woodruff Properties, apartments in particular, aware of a scary incident that happened to me and hopefully can prevent it from happening to them. I will seek all actions to make sure that property owners do not have the right to enter a property under the Right of Access under this type of circumstance.Twenty-two days ago, my husband and I received emails stating that our apartment would be putting new paints on the exterior portion of our doors.Today, I hear a knock at our door while Im relaxing in the tub during my kids nap time. I walked to the door naked because I wasnt expecting anyone and wanted to see if it was even my apartment door being knocked on. I looked through the peep hole and no one was there. I get back in my tub. Again, someone knocks on the door. I rush and go back and again no one is there. While Im looking through the hole to see if the person makes themself visible again, my door unlocks and starts to open so I push it shut because again, I am completely nude and asked, can I help you? A man replies, Im painting your door and need it open for 20 minutes. I say you will have to hold on a second, grab my robe, and open the door. I sat in my bathroom for about 5 to 10 minutes to process what happened because I was so terrified and shocked. I thought my apartment was being broken into and it was just my 3 babies and I and I wouldnt have been able to grab our gun fast enough, so obviously Im just calming myself.I wrote our owner/manager stating that its against the landlord tenant act to come into my home without giving proper 24 hour notice. I stated that it was a violation of my privacy and that I did not feel safe anymore. I asked her to relieve us of our lease.Chasity, the manager of the property, came to my door within minutes. She first made it a point to tell me that she had called me. I told her my phone is off and she felt the need to tell me it rang as if I was lying. She handed me a printed copy of my lease which says, Right of Access. Management may enter the apartment without notice during reasonable hours to inspect, maintain, and repair the premises. Management may enter the apartment at any time without notice to prevent injury or damage to persons or property. Upon me answering, she immediately laughs and tells me my request will not happen whatsoever. I tell Chasity that I could have verbally answered the painter and then opened the door after getting dressed had someone been standing there to inform me of what he was doing instead of moving immediately to knock on every other door. I stated that I was naked which cause her to laugh and smirk in my face telling me that I should have not been naked. (Does anyone else bathe naked or am I the odd one?) I told her that this is my house, I pay over a thousand dollars a month to live here and that if I want to be naked in my house, that was my absolute right. She did not agree. She repeatedly smiled telling me that I should not have came to my own door in the privacy of my own home naked. She told me that she had spoken with whomever is above her and that that person agrees with her also. She said that she will speak with the contractors and ask to give residents more than 10 to 15 seconds to open the door. (Does anyone else only wait 10 to 15 seconds before assuming no one is home?) Her entire argument was simply that anyone at any time can walk inside my home whether Im in the shower, sleeping or having sex in front of my fireplace. Woodruff Properties are the most disrespectful, negligent, unprofessional people Ive ever dealt with. Please, everyone, whether you are renting a house or an apartment from them read over your lease and protect you and your family even if its just from having your privacy violated. I no longer feel safe finishing my last month here. I dont feel safe showering, sleeping, or having sex because I now fear I will be walked in on in my own home.
Save yourself the headache and live somewhere else, especially if you are in the military. When it comes time to PCS they will screw you. Called me after I PCSd telling me I didnt sign forms that had to be signed to move out and they know you cant be there for the inspection so they charge you for everything.The issue with this place is the staff. When I first moved in I loved it. 6 months later the original staff from when I moved in was gone and they replaced them all with stuck up robots.very rude people who are always so annoyed to see you walk in the door. If you are a first timer there looking to move in youll get 5 star treatment but dont be fooled, as soon as you sign the lease its over.They charged me the wrong amount for rent 5 months straight and each time I called to notify them they said it was taken care of and wouldnt happen again (including the manager telling me this to my face).The trash service you are forced to pay for seldom comes by to get the trash and they dont give you the option to not pay for it.Lastly if you have a noisy neighbor dont expect the palms apartments or woodruff management to do anything about it. Called and filed complaint after complaint about my neighbor and nothing ever came of it. The courtesy officer recognized my number and her response when I called was apartment 1**.All in all the amenities are nice but not nice enough to outweigh all the cons of this place. Do yourself a favor and live somewhere else.
Currently watching what looks like a resident picking up trash thats been around for over a year. Things that the 500 employees that work here should do. Too bad they rather hang out in the office or at the car wash.

I REPEAT, DO NOT LIVE HERE!!!!I wrote a long review jus now and I guess they either took it down or it got deleted somehow, perhaps I was too honest.Anyways Im not gonna write out everything I wrote earlier again, jus know that I m telling you right now that its in your best interest to not live here.I wish I could go into full detail like I did in my review earlier but I seriously think they took my review down.So please please please save yourself the trouble and the heartache and stay away from this place by any means necessary.Youve been warned.Wont complex ever. Worst place Ive ever lived in ever. Worst staff ever. Worst maintenance crew ever. Worst policies ever.Oh and jus so youre not blind sided like I was, the pet fee does not cover pet damages. They will find something wrong even if its spotless and they will charge you for the carpet.They claim the only change the carpet every 7 years which is false because I was there for a whole year and every time someone moved out the carpets got replaced, like clock work.Ive talked with many people and only the people that have animals get charged for the carpet. Mark my words, if you live here and you own a dog, be prepared to fork out 2000 dollars, thats a guarantee, no matter how spotless the carpet is they will screw you.They will charge you for the carpet and then replace it anyways whether its clean or dirty. They are crooks to the maxI really cant say it enough and I wish there was another way I could get this review to more people but DO NOT MOVE IN TO THIS APARTMENT COMPLEX!!!!!

The face of this apartment complex are the amenities, which are great, brand new, and convenient. These are the things you are paying for when you move into The Palms....living the Hollywood lifestyle my ass. The apartments were average in my opinion and lack of security was a huge concern when I lived there. Of course, the complex has gates but are they ever down? Of course not. I lived there for a year and the gate was probably down for the first few weeks I lived there. They claimed they were changing in the gates and maintenance was being done, but there was never anything being done. The pet fee, for one dog is $400 on top of an extra $15 per month for the pet rent. Now, in most cases, the pet fee is used for possible damages done by the pet. Not in Woodruff Companies case. They are pretty much stealing this money and pocketing it for themselves. When I moved out, I received my final bill statement which was close to $2000, most of the cost were carpet related. I steam cleaned the carpet and it looked almost new. My dog rarely had accidents in the house and even if he did, it was never in the same spot twice, nor was it a whole lot. But the leasing office wanted to claim that when the dog urinated, it seeped into the padding. Well, the leasing office made the mistake of sending me the invoice from where the carpet had been replaced at the time of our move in. No where on there did it say the padding had been replaced. When I asked them how come I am having to pay for a new padding, they said because of my dog having accidents. I told them they didnt replace it when they replaced to carpet and who is to say the previous tenants didnt have a dog that damaged the padding? They were contradicting themselves the whole time. They said the urine seeped into the padding but that wasnt new and they felt like they could get away with charging me for both. If the padding was the issue, why not just pull the carpet up and replace the padding and then put the carpet back down? Would make sense right? This is just another way for this scamming company to steal money from you. When I asked if the pet fee of $400 on top of the additional $180 in monthly pet rent was going towards damages of the carpet, they stated no. Not a single employee could tell me what the pet fee was for. Until one lady spoke up and said its so the dog can stay here, I then asked, what the monthly fee was for, she said so the dog can stay here. I said, so you dont make people pay a deposit, but animals are a must? In my opinion a small child can do the same amount if not more damage to an apartment than an animal, maybe they should have a baby rent and deposit.Aside from the issues with charges because I have animal, I couldnt tell, you how negligent this company is. There were numerous times when I received emails stating I was past due on my rent or, heres a good one, I received a charge for $300, when I called the front office, no one could tell me what it was for. I never did receive a call back, I just happened to log on one day and noticed it was cleared. It also takes service requests too long to get attended to.The only reason half of stuff was fixed in a reasonable time was because we knew one of the maintinence guys.I hope after reading this, youll consider living else where other than Woodruff Properties in Columbus, GA. They are by far the worst company at screwing you out of money, which is no surprise considering everyone and their mom that live in the Columbus area know the company is broke so they are trying to squeeze as much money as they can out of anyone.I have seeked out a lawyer regarding the charges I have been presented with. I would suggest anyone that has similar issues do the same. I for one do not have $2000 lying around knowing damn well they are pinning the charges on me because I had a dog.STAY AWAY FROM WOODRUFF PROPERTIES ALL TOGETHER. THEY ARE GOD AWFUL AND A BUNCH OF THEIVES.
The manager is so horrible. Staff in general is bad. do NOT be fooled about the new club house and model unit. The apartments are old, infested with bugs and they are constantly catching on fire.
Mouse and small roach infested Apartments. The place is really old and the only updates are the pool which is filthy and most everything is in disrepair. Dont waste your time
I would rate zero stars if I could. The staff is horrible and stuck up b!#*es. The apartments are not worth your money. They dont clean up outside around the pond or park or anywhere. Found drug needle by the park and its just a horrible place. Glad our lease is Almost up so we can get out of here!!!! What a pos place!
There is nothing to like about this place. The office never did anything about their residents concerns, such as having someone come out because the fridge is leaking water. Also, we paid our monthly fees and they told us we have not paid them. This company only cares about getting money and does not fix the apartments they only care about maintaining their new office and pool.

Do not rent from them. The staff is awful and you will get removed from the pool if you have more than 1 guest. If the option to select zero stars was available thats exactly what I would do. Warning to all ... resident there and my mom and twin sisters couldnt be with me at the same time.
The front office is unqualified and incapable of doing something simple like calling you back or putting in a work order for you.
