After moving into our apartment, we had to clean everything, plus there was cat hair EVERYWHERE. We were expecting to have to do some light cleaning, but the whole place needed a deep clean. Also, many of our downstairs windows were broken and did not lock. We do like the community and appreciate the working gates, but we wish the place was a bit cleaner when we moved in.
The distance from campus is far and the place came a little beat up. But the price and size is good. It’s quiet.
So far, I’ve loved living here, meeting new people, and doing the activities that Grayson plans!
Grayson Cottages have so much potential however, they can not keep a manager long enough to reach it. The apartment itself is great, the prices are questionable, but what they tell don’t tell you when signing is that your overage will be an additional $70-100 a month.I’ve moved out of Grayson at this point 2 and half months ago and I have still not received back my security deposit. They tell you 30 days but really it’s 60+ days they have no sense of urgency of helping you in any way. Expect to never directly speak with a manager or they’re never ever there, and if you email expect to hear back in 5-6 days with some excuse. If you call, you’ll speak with someone who you’d think has never worked at Grayson ever. I sublet my apartment and even that was a issue, it took 2 weeks because they could not access my lease.Lastly, none of what they say is ever concrete. Rent overage is $70-150+ almost every month. They told me I’d ONLY have to pay $250 to allow my sublet to move in, however once she actually moved in she was hit with a balance of $1000+. Grayson is NOT worth the trouble. There’s so many apartment complexes in the area that are better & actually care.
Truthfully, Grayson is too expensive for the quality of living. I was very disappointed. The staff is very nice but the management is very poor. My roommates and I always seemed to go over on utilities ($100+), yet there was never any clear indication on what the overage was for. When I moved in, my place had many maintenance issues they never got to. I was very upset with the paint job, it was very sloppy. Save your money, not worth it.
Beautiful property! Under new management! Best prices for luxury student housing! Beautiful pool ! Large resort styled pool ! Pond ! Volleyball! Outdoor fireplaces! Beautiful grounds! BBQ/Outdoor lounge ! Gated ! Security! What more could you ask for? Love this property!

Don’t sign here unless you want to be disappointed. My roommate and I signed a year lease here and we were extremely dissatisfied with our time. The utilities were always extremely expensive because the units aren’t very energy efficient. The air conditioner was almost always running in the summer, spring, and fall. While the heat couldn’t even come close to keeping up in the winter since the units are so poorly insulated and put together that the hot air constantly leaked out doors and windows. Not to mention many other tenants heat quit during two weeks of extreme cold temperatures And they did not fix them, nor assist them in getting space heaters to keep them warm. This lead to some peoples pipes freezing and busting. They also claimed that they would do quarterly maintenance which involved changing air filters which never happened, maintenance often just walked in and walked out not doing anything. When we filed for a maintenance request to fix a leak in our ceiling that caused a crack they never fixed it, along with not fixing anything else we requested. They also claim they are pet friendly and have a dog park but they do not have a dog or park and yelled at other tenets for allowing their dogs to be off leash. Finally to cap it all off when we moved in our apartment was not clean, but they claimed they had cleaning services at every apartment. Now that we are moving out they hit us that hidden within our lease there is a section that we as tenants are responsible for paying for a professional carpet cleaning service, buying paint to paint our walls, and are in charge of patching our own screw holes in the wall. Leaving them with literally no cost or nothing to do. This is ridiculous. AVOID THIS PLACE UNLESS YOU WANT TO OVERSPEND AND BE DISAPPOINTED.
I signed my lease last year and have enjoy my time here. It’s a beautiful neighborhood and nice floor plans. Utilities could be better, but besides that and a few small problems in the home, I would recommend the cottages for a home!

Please do not live here. The management is so lost and does not know whats happening in the office. Nobody working at the main office communicates with each other and you will hear something different every time you go to them. Poor maintenance ended up resulting in no water for a whole week. They also charge overages every time. Theyre portal did not work at all. Overall a horrible experience

Grayson Cottages has some of the nicest homes I’ve EVER seen in a college town. My sister lives there while she’s at school, and I’m so jealous every time I visit her. I wish my building at school was that nice 🙃. But enough about me. The central clubhouse at Grayson adds a cool community feel, and the gym is sooooo nice. Hope I can come visit soon!!

My daughter lives in one of the Grayson Cottages and she loves it. It is very spacious and homey. As a parent, safety is of the utmost importance and it is a gated community, so that is a HUGE bonus. I wish she would have lived there starting her sophomore year!! So nice!!!
I’ve lived here for over a year and it’s been a pretty good experience overall a few maintenance issues but the management is pretty great!

My step daughter lives at Grayson Cottages and I take care of paying the rent using their website which is very user friendly. The rent is very reasonable compared to her previous apartment and she also likes the gated security and cleanliness of Grayson. From a parents perspective definitely give Grayson a look!
Grayson is a wonderful place to live. The tour matched our house exactly when we moved in. I love all the amenities and how nice the property is. The gym has new equipment and is very will kept. Although Covid has made them open by appointment only, it is nice to see the staff sanitizes the clubhouse before I use the gym. I dont have to worry about feeling safe using things. The office is very helpful and is available anytime we need them. Adobe one of the new managers calls and check in on us often which is highly appreciated. The one time I needed to put in a maintenance request the maintenance people we out before the end of the day. My neighbors are super friendly and since most things are online we have become quite close. I would highly recommend Grayson to my friends.
The lack of communication between residents and the management staff is ridiculous. We had issues for months with internet and a leaky/moldy ceiling and my dad had to call to finally get something done. Recently, I relet my apartment for the summer and completed all the paperwork and did my part of it. They keep contacting me saying I owe rent and when I call to ask about it they say I’m good to go, but there’s a balance on my account they won’t get rid of. The manager won’t return my emails or call me back. It is beyond ridiculous how poorly they treat their residents. Highly don’t recommend living here.
Ive loved living at Grayson Cottages. I use the amenities like the pool and clubhouse all the time and they are both super nice and always clean. The free shuttle also is so convenient and makes getting to campus so easy!
I heard about Grayson Cottages through a friend and we both fell in love with the community and the pool. Our tour guide Jake was extraordinary and very helpful. We both have lived here since August and I was very please about how organize they’re were when handling the Pandemic while still allowing us to use the amenities and tour. Also there’s staff that live on the property don’t mind helping you whenever, and maintenance has always responded quickly. I give 5 star since Grayson was pretty flexible when I signed the lease and still continue to be now that I’m resident here.

I just moved in last month. I assume the current 3.3 stars come from a previous poor management. The current manager and her team are really nice and understanding. They promptly solved all the issues I had and made me feel like at home, even with the social distancing due to the Covid-19 situation we are living.In addition the house is very well conditioned, the furniture is a much better quality than I was expecting, and the pool and volleyball court look amazing.

If you are looking for a quality student living, stay far away from the grayson cottages. During my time living here, they have already been through 3-4 management staffs, and they all have been extremely unhelpful. My roommates and i have experienced thinks like mice, broken thermostats for over a year, being forced to chose between if we want to keep our cable boxes or our wifi (we currently do not have either), busted pipes in the attic which caused the entire first floor kitchen and living room to be filled with water, cheaply made household furniture that will break within the year if you living here, overages and fees that come out of nowhere, stolen packages off our front porch, frozen pipes and broken heat for the duration of the coldest week of the year when the temperature didnt go above 9 degrees Fahrenheit. This is one of the most expensive off campus student living places and you don’t get nearly what you pay for. My stay here at the cottages has been nothing short of miserable and i’m counting down the days until my lease is over and i can finally move out of here. please do not be fooled by their advertising or their model until filled with snacks, this is one of the worst decisions i’ve made thus far. Also, throughout every single inconvenience we’ve had here at the cottages, no form of compensation or discount has ever been offered or given, in fact, the rates get higher every year.

I am so impressed by the amenities and I feel very safe living here. My cottage is really spacious and I was roomate matched with some really great people.Also, there are so many cute dogs living next to me:)

Things were fine until a giant hole in the ceiling opened up due to rain. it took a month for this to get fixed and we had to deal with it by ourselves the entire time. During the time the hole in the ceiling a dead mouse fell through into the bucket we had to provide to catch the water. Once we all moved out and left the place spotless we were still forced to each pay for cleaning. Management just wants your money
If you want a place you can feel comfortable and at home, then youve found it. The staff went above and beyond to make sure I was taken care of, and the property was well maintained so that I could focus on work and school.
My son lives at Grayson. The weather temperature was predicted to drop below freezing. The apartment advised tenants to trickle water. My son did this but pipes still froze. Its been about a week now. Some dont have use of toilets, faucets or washing machines. Management advised tenants to use space heaters under sinks in cabinets.I called city water company and they advised me to have Grayson landlord give them a list of apartments affected. I called Grayson office and let them know. They told me manager busy and unable to come to phone advised me to send email. My son expressed concern about space heaters unattended, the manager sent him email to leave them on in the cabinets and that they should have trickled water which they had in fact done. The weather isnt Graysons fault but failure to contact the water company, advising tenants to use space heaters unattended and to avoid addressing issues is negligence. We have another week of freezing temperatures and the manager is unavailable for the rest of the day. It is Friday. The manager knew about this since last week .
I called in to get some info, and I was helped by Devon. He was really helpful and gave me all the information I needed. Really helpful!!!

My experience at the beginning was wonderful. I have since had a bad experience with the staff with signing my new lease. I was told by one of the managers that I could either live in the apartment with a dog (that I’m allergic to) or I could pay $40 more a month for a different lease (when I had already signed one). Then they placed me in an apartment with virtually no patio and after asking if I could be moved to one with a patio they told me all of the other ones have pets(a bit hard to believe in my opinion). I wouldn’t recommend living here if you’re looking for a place that will help make sure your needs are met.UPDATE: The comment from the “owner” below says to call and I did just that. The first phone call they told me the person I needed to talk to had just stepped out and they would call me back. Two hours later and still nothing so I called again to see what was going on - again they said they would be calling me shortly. That was today 6/24 at 3:34 PM and they never called me back. This is nothing new with this apartment complex. When I was dealing with issues with my lease they WOULD NOT talk on the phone a single time to help you out - they want to do everything over email. I get it, it’s good to have things in writing but it’s also a lot easier to lie and not offer any actual help over email.
Our kitchen ceiling fell in due to faulty pipes and caused lots of damage. Their solution was to move us to another unit which was fine but they did not help us move nor did they want to compensate us for the damages done to our personal items. The manager said “I don’t know what you want me to do about it” when we approached him about the situation. Whenever there is any issue where a manager or any other person of authority needs to be spoken to they are ALWAYS conveniently on break. It doesn’t matter what time of the day it is. They don’t want to speak to you. When I moved out they charged me a ton of fees for “damages” when I left everything exactly the way that I found it with pictures to prove it. They sent me an image of a literal piece of LINT on the rug and charged me a $80 cleaning fee. On their review of the room they stated the paint was in good condition and there was no need for a repaint yet they charged me a $100 painting fee. They also charged me because there was dust on the top of the blades of the ceiling fan. That was only a few things they charged me for. Rent there is too high for the amount of inconveniences your put through. I heard elevate 123 or what’s its called now is way better. Move there instead.
Horrible! My house had non stop problems : bugs, mice, bathroom mirror fell off the wall and shattered, ceiling leaks, no AC for almost a week in May, etc. Once I moved out they were trying to make me pay for their cleaning services to get the room cleaned (says nothing about that in the lease). The lease only says we have to pay if it’s damaged. Essentially they will try to play you for your money so be careful!
My friends and I would often label this place as a pig with lipstick. The apartments are beautiful on the outside and even the inside I will admit, until you start to live there. I would not have so much to complain about, if it were not for the management and their obvious prioritization of money. When I first moved in, my friend and I requested to be with roommates who were near our age and who generally preferred the same lifestyle as us. This was evidently not taken into account at all, as us two barely nineteen year olds were placed with two people that were far older than us and did not prefer the same lifestyle. Therefore, we were met with constant harassment from one of our roommates. She also had a dog (that we did not know about), who would constantly act aggressively towards us. After contacting management about this issue for months, it was not resolved until we had mentioned the dog biting us and our guests. We finally got to switch units in the middle of our lease, however, this living situation was not any better. We had nothing to complain about as far as our roommates went. Although, when we moved in I had found that a dresser was missing from my room and a desk chair that was not the correct size for my desk. (Not a big deal normally, but after dealing with my previous roommate situation and only being allowed to move out of an old unit and move into the new one in twenty four hours can contribute to being stressed about small details.) When Covid began, leading to the school being shut down, I also lost my job, therefore I did not have an income and could not afford to live in Columbia. This resulted in me having to move back home 2 hours away to complete school. We were not offered any leniency on rent, even though they asked us if we were going to continue living at Grayson. The cherry on top of all of this is when I returned to move my things out of my apartment, I was made aware by another roommate that we had a mouse problem so severe that all of our food had been eaten, mouse droppings littering our kitchen and closets, and we had found dead mice in our rooms. I would also like to add that in both units, our washer and dryer were horrible. The washer would often not complete cycles, leaving our clothes soaked and the dryer would take at least three or four cycles to actually dry the clothes. I paid for my rent with my students loans (like many students and I also made them aware of this from the beginning). When I signed my lease I was told that there would be no late fees as long as I showed proof from the school of when my money would be deposited from the school. When it came time to pay for my January to July rent, the deposit came late (due to difficulties on the schools part). I made Grayson aware of this, even with showing them the proof was I charged over $100 in late fees and told that they did not do the late rent payment exception any longer although they told me at the beginning that I would have an exception. Be very careful with what this complex promises you.I came across many amazing student workers and people while living there, my biggest problem came from the price I was paying was not conducive to the experience that I had.

I absolutely love the Cottages. It is the perfect home for me and my furry friend. Everyone is super friendly and helpful. My cottage style unit is very spacious for my puppy as well as my housemate’s puppy. No other college housing offers the space, beautiful visual appeal, and sense of community that I found at Grayson Cottages.
I Love the cottages. Especially getting help from Josiah. He really helped me have a great experience & want to continue to stay in the cottages. I definitely recommend anyone who wants to move in speak with him. He is Awesome!
Wonderful place to live, the maintenance and office staff are top notch and are very friendly. Everyone around the cottages is so friendly too, whenever I meet someone in the gym or business center they’re always down to chat for a little. If you’re looking for a top notch apartment with a great community this is the place.

Grayson Cottages is truly my home away from home. This is my second year living here, and I am definitely going to renew for a third. The maintenance staff completes work orders in a timely manner, and always respectfully. The amenities are great and continuously being updated. The shuttle drivers are the best in Columbia, and there’s free food in the clubhouse like every week!! The bedrooms are good sized and the closets are huge, even if the bathroom vanities are lacking for storage. I wouldn’t want to live anywhere else!!
Terrible experience working with the management team. They will try to find every possible way to implement a fee of some sort; transparency is not in their vocabulary. HIDDEN FEES were in my lease, charging me an extra $300 for my term. Changed management halfway through my lease, only for him to be even more incompetent than the last. Goodluck trying to get them to sublease, they claim a $250 fee for the work that they do, when I found the leasee, for them to try and pull more money from me to sublease. Place is IMPROPERLY insulated, so utility bills are outrageous. Goodluck with this place, as its been 2 months since I left, and still havent received the refund they promised me.
Its a great place to live while you live there (free food, nice staff, good amenities) but much less nice once you move out. They charge completely unbelievable fees, and when I tried to mail the check to pay for my fees, it got returned by the post office as undeliverable, they never responded to my email asking what to do next, and then threatened to send me to collections!

They are willing to listen to any suggestions you may have and are always available. The maintenance staff is awesome and extremely timely whenever you need something repaired. I’ve lived here for the past two years and loved it! The utility package is amazing, as I loved not having to write several checks a month to different companies, and nor did I ever have to worry about overages. They’re also very pet friendly!
While my first year living at Grayson was fine, my second year has been a management nightmare. The past 2 months, during which time our unit was mainly unoccupied due to Christmas and Thanksgiving break, the heat was set at 68 degrees, and no lights were left on or electric devices (tv, chargers, ect.) left turned on, our electricity bill was almost $300 per month for a 1,300 sq ft unit. Our kWh usage was only 10 hours less than my parents house which is over 4x the square footage. Due to poor insulation, our pipes froze the first day the temperatures dipped into the 20s despite keeping the cabinet door open and tap dripping. The first attempt to have maintenance winterize our unit by fixing leaky windows, no changes were made. The second time some caulking was done but cold air can still be felt pouring in from electrical outlets. Management has been very disinterested in helping and generally quite rude. We had already had issues when we transferred into this unit from a 3 bedroom and were charged excessive cleaning and move-out fees citing clauses in the lease contract which we pointed out did not actually exist. After lots of emails and pointing out that what we were being charged for was not actually in the contract and that we left the unit in better shape then when we moved in, my charges were reduced from the initial $160 to $40. The unit we were moved into was dirtier, filled with dead bugs (probably due to leaky windows), and had damaged furniture. It was dirtier than the unit we had moved out of and had been charged cleaning fees for. There was actually a split in the wood door which sunlight could be seen through. This was repaired after 2 maintenance requests and a poor first attempt which still let sunshine through. Every is documented in utility bills maintenance request, and emails. I am happy to PM them to anyone considering moving to Grayson. I have not had such poor management issues at previous apartment complexes and will be moving next year.
Grayson Cottages is a great community to live in. Josiah is a great staff member and gave me a great experience while I was there! I would recommend any student live here for affordable housing and great amenities.
LOVE this apartment complex! Friendly staff and maintenance, pet friendly, a shuttle to and from campus for all those days I dont feel like dealing with Mizzous parking, AND even a shuttle Thursday-Saturday nights for downtown bars! I also love the way its set-up because its not your typical stacked apartment complexes.
There are good and bad things about Grayson. The student staff are wonderful, the units are spacious, yet cozy, and the complex is very pet-friendly. There is always lots of empty parking spots and the location is great. However, the office staff are not very responsive to issues that students have, and the units are not upkept to the level that I would expect for the price point. Overall, Grayson Cottages costs a little more than I think it’s worth, but it is a nice place to live.
This place is cute and the staff was very friendly! I spoke with an April one evening and she was very helpful. I am hopeful my daughter will be able to live in such a great complex where I feel as if she will be safe and always have access to the staff!
The cottages are great with a very friendly staff . One of the workers that Really stood out to me was josiah . He was very well kind, polite and extremely helpful.
The staff is very nice and maintenance usually makes good time coming to fix anything. Our unit came missing the bottom shelf in the fridge and the walls are very thin. Overall it’s similar to most student housing, I enjoy the duplex style over apartment living.
