I will never do business with Merit co. Or any house attached to Merit Co. and one of their agents Lisa Goddard. She is completely unprofessional. We were on the buyers side of a recent offer on a house she was the agent for. She approached us and asked if we’d like to make a counter offer. We replied right away with an offer we felt was fair. She had a response deadline. She completely ignored it and we did not hear from her for almost 24 hours. 24 hours lost, that we could of used to look at other properties. She clearly was using us as leverage with other potential buyers which is fine and I understand that is part of it. However missing the deadline and ignoring us is unacceptable. We could have used that time, in this market every hour counts. Please take this warning if you are reading this and stay away from Merit Co. and Lisa Goddard.

This company Long with its staff are very unprofessional. They are rude and do things out of spite. This company should not be selling or renting homes until they figure out how to speak to people. I give the company 8 months. When a company would use the b word has no business working with the public. I do believe after reading the reviews im pretty sure they lose there license.

Ive been using Merit for my rental properties for 12+ years now. My experience has been great. Beth, the property management manager, is absolutely top notch and highly responsive. I cant count how many times shes helped me with tenant coordination, scheduling appraisals, mediating tenant contract renewals, finding qualified contractors to update...the list goes on. As expected, my experience hasnt been without flaws, albeit minor. Hence, the 4 star rating. Highly recommend!

Our landlord, Beth, is the bomb.com! Shes very responsive if weve had any questions or concerns. She is always so friendly, and you can tell she loves what she does. Top notch landlord for sure!

An incredibly helpful and accommodating team at Merit. Helped me find a place within my budget, getting all the paperwork taken care of while I was living in Germany. While looking around for managment companies none where willing to put in as much effort as they did.

DO NOT USE THIS “COMPANY.” So my wife and I found this “business” from another realtor company. We found a house that we both agreed on and were excited for. We applied for the house, paid $80 application fee and we were approved. The next day we found out that the house was not on the market anymore because the homeowners wanted to rent to a family friend. So we stayed with that “company” to see if they could help us find another home in the area. I mean they already had our $80 application fee. The next day we find out that the home was back on the market and that if we wanted to stay in at home we had to pay $2100 that day. So we did. The original move-in date was August 10, 2020 but there were some complications so the date moved to August 23, 2020. During this time we have some questions about the home but we never got any responses until two weeks later. Also there was a section of the fence knocked down and when asked if it’s going to get fixed they said we could do it on our own at our own expense. So nine days before our move-in date we get a call saying that the homeowners are actually not going to move out of the house. We’ll see Monday if we can get our money back. AGAIN, DO NOT USE THIS “COMPANY.” (Sorry for the grammar issues.)

Merit co is the worst place to rent from and our scammers I lived in one of the propertys for 7 years and fixed the place up very nice before leaving I even purchase new blinds and painted the house inside... I spent about $400 making it look nice then they hit me with all these Bs charges and send me the bill then send it straight to collections all with in 6 days now my only choice is take them to court or let it it my credit.... If I were you Id take my business elsewhere

Lucas was absolutely amazing! He got me the outcome I asked him for him and he was great at keeping me updated throughout the process. He was always willing to help me with anything since I no longer live in Colorado. Horrible, unethical company! The owner of the home I was renting wanted to sell, so Merit charged me with all the upgrades and replacements that they did not maintain over the years. They sent me an outrageous bill and then three days later, I received notice from their attorney that I refused to pay and would be taken to court. I then had to pay for the court paperwork. I attempted to contest the charges, but because I did not have an attorney, was told that it would cost me much more. I ended up paying the bill to avoid having a judgment against my perfect rental history. DO NOT RENT FROM THEM!!!!!!!

Merit kept over 1,000 dollars of my security deposit!!They start out very nice and I needed to move into a house quick so I didn’t really care that the house I was moving into wasn’t the nicest. Had lots holes in the walls, and carpet was original and very worn. Only lived in the place for 4 months due to work. Had the carpets cleaned and submitted my receipt before moving out. I’m also a clean freak so I had whipped the walls from floor to ceiling. When moving out I got charged over 400 for them to re steam clean the carpets and over 600 for them to have the house cleaned... when it was very dirty before I moved in. I also asked them to get screens on some of the windows and it was still not done after 4 months. It’s clear that they take care of the home owner and do a good job at having the renters pay for upkeep on the backend by stealing their security deposit since it is at their desecration. I had luckily made notes of some of the damages already made before moving in and got a little over a hundred bucks back but I had to fight with them to get that back. Overall terrible experience and hope this company goes out of business due to their lack of moral compass with customers.

We read all reviews before renting a property through Merit Company. Most of the reviews were negative, and we were skeptical when beginning the renting process. We found a house that we fell in love with, and would work well for our family, and decided to go ahead with the rent. Getting into the house was super easy. We lived in the house for 2 1/2 years, and never had a serious problem with the leasing office. While some things may have taken a little longer than expected to get fixed or repaired, they did get fixed. We ended up moving out due to unforeseen circumstances, they made the process very easy. I must say, I was very nervous when it came time to expect our deposit back. We put down a pretty hefty deposit, and with previous reviews, we were hoping we would not be in the same boat as other renters and not receive a deposit. We spent many full days cleaning the house. I am very confident the house looked better than the day we moved in. While we didnt have time to remove some debris, we still left it in excellent condition. Needless to say, we got back 85% of our deposit and received a detailed report of the money they took out of our deposit.Overall we had a decent experience with this company.

However, Merit, was the one part of the home buying process that has gone smoothly. I can say this because of their agent Lucas Bramble, I have never met someone with so much drive and wanting to make sure that his costumers are satisfied. He went above in beyond in making sure my wife and I got the perfect house and he sincerely cared about our home buying process.

Have had nothing but positive experience with Merit. Would not hesitate to hire them for my next rental management. Having been a landlord for 20+ years, Ive seen all types of tenants. The complainers below seem only willing to slam and leave. Its common for people to never read their lease, then get ticked off when they learn their accountability. Or they do something negative and dont want to step up responsibly - only want to trash the manager or owner. They over-vent a situation inaccurately. Maybe they feel less responsible that way? Not sure. Like I said, Merit has only been top notch and very helpful in every one of our encounters with them. I believe they will do a great job for anyone who hires them to manage their property.

Avoid renting/buying from this company they rip you off money so bad I was renting a house and even the homeowner didn’t want to do business with them and chose to sell their house with a different company. Charge me to haul away stuff that was there when I even moved into the house and Beth making up rules but refusing to show them to me. Don’t work with them if you care about your money

If I could give zero stars I would. I contacted this company about a rental, my income met the requirements and I asked about my bankruptcy being a problem, they said no it wasnt. When I met them to see the property, I asked again about the bankruptcy which is over a year discharged. They said it was fine. I put the application in and paid the $40 app fee. I received a voicemail from them the next morning saying to give them a call. It took me calling three times to be able to talk to the person thats in charge of apps. Only to be told I was denied because of my credit!!!! I was the first one to see the house and put an app in on it. Dont go through this company. They are scam artists

Merit Company had my home in their property management department for over 3 years. Each and every time I interacted with Beth and her team it was a pleasant experience! I would recommend them to my family and friends! When I was ready to sell my property, their real estate team was top notch!

Merit Property Management is the biggest scam I have run into in my life. They are incredibly unprofessional, rude, and basically do not do any part of managing a property. We had a house rented with them (we were the owners) for 18 months, and during that time they NEVER inspected the property, only drove by and looked at the front of the house when we asked them to (and then when there were issues with the yard and the front we asked them to follow up and it took EIGHT phone calls before they finally followed up), and were completely absentee management for the entire time. Every issue we had required multiple phone calls and follow up. We ended up having a tenant that stopped paying rent. Merit never even notified us that this was going on, I ended up having to call THEM to ask them where our rent money was (their response- oh, we have put a notice to vacate on the house because they havent paid and theyve informed us they are moving out -- wouldve been nice to have been notified of this). The house was disgusting and we spent almost $2000 to fix it up in order to sell it. Merit gave us issues and caused problems the whole way through. CAREFULLY read their contract - they are incredibly protected and you (as the customer/home owner) have very little protection at all. I was advised by a lawyer to sue them for not following through with their side of the contract (ie. they did not manage the property at all) but since we live 28 hours away it wasnt worth the hassle to me. My feeling is that this is how they manage to get away with running such a joke of a company. They pray on military folks who are not around and not able to be present to check on the house, and then when things go south those same people do not want to spend the time/energy/money to go to court with someone who is multiple states away. I would stay FAR FAR FAR away from Merit.

We had gotten approved to rent from them but changed our minds after reading the reviews. We decided to go with renting from the home owner directly. After finding a house the owners agreed to rent to us directly. After the home owners relocated across the country we got a phone call from Merit stating that the home owners were using them to manage their property. WHAT?? to make along story short they were a great company to rent from. Every time we had to call them for maintenance issues they took care of it immediately. Office staff is great too! We still live in the property but the home owners are no longer using Merit CO.- Thank you Merit! The Greers

I have had nothing but a great experience with Merit. They are very prompt and professional and Beth has always been dedicated and wonderful to us! Very happy with our home and the company that manages them!

We rented a home with Merit for almost 9 years. The owner decided to sell, which Merit was contracted to do. Two weeks before moving out, Beth the property manager and the selling agent, to do a walkthrough. It was stated that the home was going to be repainted and new carpet. It had been over 12 years since it was done. We were not in a postion to buy, so we had to find another home. A month after moving out we received a bill for $5500 on top of them keeping the deposit. Respond we stating that if they want to have a serious conversation about money due. We did run out of time so there was a bed and couch that was left behind and some additional trash removal with cleaning that needed to be done. Give that we had been there 9 years many of the chatges would fall under wear and tear. We were charged $1500 for carpet cleaning and stretching. Endless other over charging for repairs. Now we did owe the last month of rent but they did have my deposit. Fast forward. They turned the balance to an attorney without ever responding. We had mediation and the attorney has now added $4400 of fees. They would only agree to $8500 to not go to trial. We would agree and their attorney is cut from the same low level reputation as Merit. To make the matter worse, Merit collected these costs from the owner when they sold the home. Merit is not out any money. The owner is not suing us. They made money for 9 years, keep our deposit, attempt to make more money on the recovery on the fees, and made money selling the home. Unless you want to go through hell after moving out, do not deal with Merit with their property management and Beth. We are not the only ones, lots and lots of negativity reviews. They are the model company for why property management companies get a bad reputation. Its not worth it, run.

Homeowners, please heed my comments and do your due diligence before choosing merit as your property management. My home is rather new, lived in it for a few years and never had an issue. Now suddenly every month something is in need of repairs. We get no emails or phone calls to ask our permission for anything, nor do we get any notification of any repairs even after the fact. The only way we find out something was done to our home is when our monthly payment from merit is short anywhere from hundreds or even up to a thousand dollars. Google reviews tell all.

I had no problems with Merit Co. Property Management and their customer service was great, until move-out. My wife and I had spent about 2 days making sure everything was clean and in order. Little did we know that we would be conned. We were charged for EVERYTHING! The blinds were probably as old as the house(about 25yrs.) The blinds were old but undamaged. I guess they wanted new blinds so They replaced them with new ones at my expense. Out of a deposit of about $1,200 we only received $93 back. Nothing was itemized on the work order so Merit Co. had a very difficult time explaining exactly what I was charged for. They even charged me for trash removal when we left the house completely and utterly empty. A complete fraud! I even had written documentation on my move-in checklist of things that were damaged, missing or dirty and they still charged me for it even though they knew it was documented on the move-in checklist. At the time I could not afford to hire an attorney so I just let it go and moved on. My advice: dont rent from them. If you do be prepared, take pictures at move-in and move-out, document every detail and be prepared to go to court after move-out to get your deposit.

If I can give the company ZERO stars I would!! My husband is Active Duty military and we have a house in Colorado Springs that we had Merit rent out for us. Weve been dealing with his company for 6.5 years or so and they are terrible!!! We finally decided to sell our house after the last tenants broke their lease 2 months early. We had to drive to Colorado Springs from our current duty station to access the house. And luckily we did because supposedly Merit had the house cleaned. When we got to our house the walls were dirty, carpets were dirty, there was rust in the sinks, window sills were dirty. Im beyond disgusted with this company and would advice everyone to stay far away from them. We also just found out that the last tenants have a delinquent water bill. This company should be banned from being able to assist soldiers and their families!

We have been working with Jessica Craig and she is amazing. We went in thinking about renting a house and she actually got us set up to buy a house. We are probably the worst people when it comes to picking a house and she has spent every day helping us. She has gone above and beyond to help us out. Even through her own personal things in her life she worked for us constantly. She works late into the night to show us houses. She keeps in contact and finds what we want. Im a little happy we havent found a house yet just because its longer we get to work with her!! :) I tried to rent a house through Merit Co awhile back and the lady who showed it to me was very rude and unprofessional. But Im so so so glad we went back!!

Merit Co is totally unprofessional and rude business. Judging by the comments here, theyve been so for a while. We wanted to move in at the end of Nov, but they insisted, if we wanted the house we HAD to move in during the middle of the month...FINE. But when we moved in, the house was not ready. Still waiting on a dishwasher. Also has 3 security locks (pantry, master closet, and area to unfinished basement), that Merit Co had no knowledge of (NO Keys). Now that they are locked, its our responsibility to get it fixed. Really!!!! They also are expecting us to pay for existing wear and tear to a storm door because it happened under our contract-(currently 2.5 weeks old). Wrong!!!!! These people are rude and not customer centered. A law suit is coming, sounds like everyone below should do the same.

This is the worst company I have ever dealt with in any area of business. Their customer service is an absolute disgrace. Their billing office sends bills without having any knowledge of what repairs have been ordered or completed. They tell you one thing to your face and then send you bills in the mail as well as late notices if they arent paid immediately. Only to change the bill the next month and offer no apology or explanation. After moving from their property they wanted to keep all of the deposit and charge extra. Luckily the condition of the property was well documented, I met with Beth to discuss the charges, and she had no idea what the charges were even about. I requested a copy of the move out inspection and they didnt even have one! I spoke to the owner of the property and she admitted that Merit had not done their job at all. Do not do any business with these people!

Would have rated this a no star. Absolutely the worst realtors in the the springs. My husband and I applied to rent a house and they didnt tell us anything. The girl Alex was super rude every time that I spoke to her. She constantly had an attitude. She was basically discriminating against our sexuality. For that, I will not be going back to Merit company at all. However, I did have a good experience with Pattie down in fountain.

We rented with these people for two years and I would highly recommend going with a different company. We went into the deal with some trepidation based off all the negative reviews but with Colorado being what it is, we had little choice. The place we moved into had beat up walls, the refrigerator sounded bad, two non-functional toilets and was filthy. It was obvious it was not cleaned before we moved in. We recorded everything when we moved in due to all the reviews. I suspected they would try and screw us. Every time we dealt with anyone from the company, they were either rude or half asleep. Then when the time came for us to leave, we were hastled every day for the entire last month for them to come show the house (which took forever to rent since they were asking way too much for it). Fortunately, we had moved mid month or else it would have been intolerable. We put up with it in hopes of generating some good will come deposit time. But no...all the other reviews are dead on. We didnt even get back half our deposit. Such vague claims as 350 to clean the kitchen (which was far and away cleaner than when we moved in), charged for weather stripping on the backdoor and a splash guard on the tub which were in the exact same condition when we moved in, patching nail holes which as I mentioned earlier had never been done before when we moved in and 225 for blinds. These are the super cheap blinds you can get for 20 at Lowes. One of them were totally trashed when we moved in. These people take just enough to make it hurt but probably not enough to call a lawyer. It is a real shame slum lords like this can operate due to the messed up rental market in the Colorado Springs area. Whatever lame response they post will be nothing but lies. I have nothing to gain by doing this...just trying to save you a lot of pain. My suspicion is nothing still got fixed and they just gave our money straight to the owner. What a racket. Also, our fridge had a leak in the water hose which the owner chose not to fix. Good luck if something major breaks...if they dont feel like fixing it, too bad!

Very bad experience with Merit. Company was great when looking for a place. While renting, nothing but issues. We constantly got fines for things that were already associated with the house. When came time to move out, I personally repainted the walls with the same pai nt code that we were told (by the company). Receipt for the security deposit refund came back with less than 1/3 of the deposit. Receipt states over $1k in paint to repaint walls. I myself am a painter and the job was done flawlessly. Merit will not discuss disputes over the phone or in person. Can only be done in writing. Never again will I deal with this company. I was warned and now I wish I heeded those warnings.

At first I had a good experience until I called the office on a Saturday and they told me a application had been submitted mind you I seen this property at 3:30 on a Friday and I was told nobody else has submitted a application I’m the only one that submitted or was trying to submit a application.Then comes Monday after I’ve paid my application fee I’m denied because of my credit mind you credit is NO WHERE on the requirements.So I go to another company they pull my credit and the only thing is TWO negatives child support and a Sprint bill but that’s several things on my credit I guess but you guys could have came up with something or a better reason then that since you already had a application!!!!!God will bless me with something better and better people

I rented a house from them for 2 years. They were very quick to fix any issues the house had during our stay there. The only thing I did not like was how they do their inspection when you move out. They will not let you be present for the inspection. It did take the full 60 days to get my deposit back but I got my entire amount back. Very happy overall with merit. I would recommend them to friends and family.

STAY AWAY FROM THEM! They completely screwed us over. They DO NOT look after your home at all. We pay them $160 for literally nothing. You’ve ruined our expirence renting out a house.

Did not supervise subs, who generally did very poor jobs on repairs. Could not get tenant to comply with home repairs, never noticed the three or four pit bulls that she was hiding at the house, that the house stunk of urine, and the backyard - once landscaped - was trashed. Allowed sub to put in Terra cotta tile in the bathroom after agreement to use beige or brown (he said that is what he always uses). Didnt replace stem on faucet, so whole shower had to be redone in two years anyway due to water damage. Allowed sub to replace railing on redwood deck with pressure treated wood, nailed on. Didnt replace missing gutter, leading to extensive damage to side of house. It appears that the property managers collected their monthly percentage, and showed no concern for the house.

Terrible company, do no use, they will try to screw you over at every possible turn. Rented from them for a year, paid early every month, and didnt have a problem. Once I moved and gave back the keys, they sued me for damages to the house for $3 000 because I installed a water filter in the kitchen. I looked at the house after I got the notice and they completely remodeled the inside of the house, repainted it, torn down the fence and put up a wooden one, and built a patio on the back door, but left the $300 water filter.

My husband and I want to take this opportunity to thank Merit Co, Inc for all they’ve done over the last few months to sell our home in Colorado Springs, a home they also managed for us as a rental for many years prior. Their agent, Dan Temple, went well beyond the norm for what a seller can expect of a Real Estate Agent. As a military family having bought and / or sold a half dozen homes over the years, we can say without question that Dan was the most dedicated, and most proactive agent we’ve ever dealt with. His personal involvement got us over several major obstacles that needed local handling, something that was obviously a challenge for us to do from a distance (we live in Virginia, and in fact on closing day my husband was on his way to Afghanistan). Dan jumped in and got us through those obstacles, and now the house is sold. Well done! Our only regret is that we never got the opportunity to move back to Colorado and live again in the house that Merit took care of for us. That was our original intent years ago, and had we been able to, it would have been ready for us due to Merit’s care. We would recommend Merit to any homeowner who wants to keep their home but has to leave the area, and needs a responsible property manager. And if you never make it back, it’s an added advantage that they can sell it for you too!

The service that I received from Merit was horrible to say the least and the reviews are pretty substandard from what I can see. I had put a very negative review and the answer from Merit was laughable. Upon moving out I had to take Merit to small claims to get my deposit back which was an inconvenience and costly for the plane tickets back there but I was awarded my deposit back. I am suggesting to everyone who has problems to make sure you have videos, photos, etc upon move in and move out because Merit has quite frequently, according to reviews here and on the BBB website, has refused customers there money back at move out. But if you truly do take care of the rental and have proof it is very possible to get your money back. After everything I have gone through with them as a tenant and moving out I would not recommend this company to anyone.

Great job managing my property over the years. Always response promptly and have the property leased up well
