I honestly am at a loss for words for how absolutely horrible this complex has been. Thankfully my roommate and I will not be staying longer than our one year lease here because we honestly would rather go anywhere else. From the get go parking has always been a disaster-with no room for expansion, and no parking permits given out you are pretty much SOL after 10 pm to find a parking space anywhere in the lot here. Because people have guests over who take up spots and stay for prolonged periods of time-hogging spots that are meant for actual residents. Management has said they’ll tow vehicles that are not registered to residents-but that response took over 6 MONTHS to actually get sent out, 6 months of just constant struggle to find a spot because people stored vehicles, work vehicles, campers, and had guests stay over for holidays taking up spaces. That’s just one issue we have had and it is still continuous-as management has been trying to get work done on half of the parking lot but that work still remains to actually be seen. The washers and dryers in the buildings are in dire need of an actual servicing and cleaning which has been nonexistent to my knowledge since I moved in last fall, my building is down to two working washers with one being broken, and the dryers take multiple sessions to dry even small loads-at $1.75 per wash and dry you’re better off going to a laundromat. There’s also been a CONSTANT mouse and ant problem. Usually I can handle the ant issue myself with bait and poison, I don’t even bother trying to contact management about it anymore because nothing gets done. But the mice issue has been gross-thank god I have a cat who likes to hunt or my apartment would still have at least four mice living in it under the dishwasher. A combination of traps set with peanut butter and my kitten has kept the rodent problem down in my own unit but I cannot speak for the other units and buildings in the complex. I could go on but I honestly am so tired of this place and cannot wait for the lease to be up-I was holding out at least hoping the pools would open, at least hoping one thing wouldn’t be messed with or ruined by the managements lack of taking care of their own property-but alas we now have received news that due to the disuse and routine care of the pools they now need extreme repairs that will not even be done till the seasons over. I have just honestly had a very dissatisfying living experience here. Only the neighbors have made it somewhat bearable, as those I’ve met have been friendly and helpful. But management as a whole here ruined a lot of my opinions on this complex. Beware.

Dont move here unless you really cant find anything else. This place will strongarm you into signing a lease without getting a chance to see the actual apartment. Why should you demand to see the actual place? Let me tell you!1. Apartments are not up-kept. Floors are old linoleum, carpets are subpar quality and the paint job is done by amateurs.2. Appliances are not updated. Pretty sure our stove is over 15 years old. Oh, and we were reassured that we had new appliances in this apartment (that we pay easily $75 more for, BECAUSE OF SUPPOSEDLY NEW APPLIANCES).3. There are bugs in every building. Cockroaches will be seen no matter how much you complain to the main office.Other issues include: lack of communication from the office, loud young people, literally anyone walks through here off Academy (some random guy got arrested for drugs in the courtyard), practically no parking, stupidly high rent, and forced services (such as trash valet).Seriously, dont move here. This place isnt worth the cost.

I am a current resident, and I am sure I will catch grief for writing this review, as I have noticed from the other reviews left on here about this apartment complex. I wish I could leave less than one star. I have lived at this residence for about a year. In our first month here, our oven range burned out, and we only had one small burner. They didnt fix that until one month later. Also, in the first month a water pipe busted in the bathroom from the neighbors above. The maintenance men cut a 3x3ft hole above our tub to fix the leak(Which took 1.5 weeks for them to stop it and ruined my towels with rusty water). After cutting the hole in the ceiling they said it needed to air out for about three days. That hole stayed for a total of 2.5 months and had mold and mildew in it before I finally had to throw a huge fit to get it repaired. Our dishwasher busted and wouldnt drain and had stagnant water inside it...That took 2.5 weeks for them to fix it (Not just for parts to make the thing to run, I mean to get the foul smelling water out of it so we didnt have to bathe our home in Fabreeze). WE GOT BEDBUGS WHILE HERE which the pest control man confirmed another apartment was the source. I bought a steam-cleaner, bleached my walls bagged EVERYTHING and followed all procedures only for them to come back time and time again. We have a constant battle with roaches, rats, and mice. I bought my own set of live traps and have caught 23 mice, and 5 rats thus far(The numbers grow daily). The building needs to be tented and fumigated in order for them to fix this issue because it is so out of hand. Our car got towed when we first moved here because someone failed to properly file our license plate number and Clauses towing service gladly took it away.(We were parked completely legally in a properly defined space as well). When my husband went to speak to the front office about it, he was flipped off by the attending apartment manager(She is no longer here). There is a massive amount of dog poop that is never picked up by the residents and the maintenance team never does anything about making sure that it is taken care of either. (I can post photos if you would like any evidence of this it is very grotesque and smells awful), and just today for the second time in the last two months, maintenance has turned off our water with no warning. I went to the front office to ask why my water was turned off and when it would be back on, and the apartment manager was unaware because the maintenance man took it upon himself to not inform anyone as he, and I quote, Didnt think it would take that long. This wasnt an emergency shutoff either. There was a work order put in by the front office for an apartment and the maintenance man shut off the water without informing the residents. This has happened two months in a row. The first time I had bleach on my hands that had spilled and couldnt rinse it off, and the second time (This morning) my spouse was in the shower covered in soap. The response from the front office was, Sorry, he said it will be another five minutes. There is not enough parking available for all of the people living here either if you get home too late. Last night I had to park on the sidewalk and fear towing, and other people were parked in all of the fire lanes(Which is another issue in, and of itself). The internal entry way carpet is ancient and smells pretty musty. I vacuum the section in front of my door because the cleaners for the public spaces dont come often enough. Things like this are not the exception here, they have been the rule. We pay our rent, we keep our apartment clean (Like scrubbing walls, and moving furniture to sweep, mop, and steam the floors every third day kind of clean). We are good tenants. We are not perfect, but we are good people to have as renters. We have never once received a discount or assistance of any kind for our issues here either. (Like for the cost of hotels while they attempted to kill the bedbugs) Just dont waste your time. It will cost you more than the rent will save you.

Lived here for 2 years, and in that time we had no issues. The maintenance was communicative, and hard working. The office staff friendly and helpful. If there was to be a complaint it would be that the complex was a bit dated. However I found that to be a minor issue others would probably give this more weight but the ease of the time there made up for it.

Do not live here. Ive had a hole in my bathroom ceiling for over 8 months. The maintenance has come multiple times to look at it. It leaks occasionally from the apartment above us. All maintenance did was come, and say that its not leaking at the moment so it must be fine. They didnt even offer to fix the giant hole. Then to make it even better the first week we moved in mold started growing on the wall above the titles in the shower, and it looks like they painted over the mold right before we moved in. There is never enough parking, and people are forced to park in spots that are exited off or handicap. There are about 6 handicap spots, and probably only 1 or 2 handicap people in need. The rest of us need parking spots too. It is not worth almost paying $940 a month to live in a 500 square foot apartment without an outdoor space or in unit washer and dryer. Please do not move here. Get on a waiting list somewhere else. I cannot believe how money hungry this apartment complex is. They are willing to risk the health of their occupants instead of taking a couple days to fix a mold problem before someone moves in. These pictures Im including are old pictures of the mold and hole they never fixed. Please beware.

This is about the cheapest place to live in District 20. I have been here about a year and I think its been unfairly maligned. Is it luxury? Hell no, not by any stretch of the imagination. The apartments are old and kind of mediocre. But everything works well enough, its safe enough, clean enough, and for the price youre not going to find anything better or anywhere close to this location. They are near 25 and a lot of stores. You can even try to walk to some if you dare to walk in this pedestrian-unfriendly metropolis. I agree with the other person who said the apartments facing the roads are noisy. Im from a big city so I dont mind traffic noise. But if you mind it, live on the side facing the courtyard or the woods because the noise is always there and sometimes loud and I imagine it could be very annoying to some people. Yes, they tack on a bunch of extra fees. Your monthly bill will end up being $100-$150 more than your rent. Yes, parking is tight. Yes, trash piles up by the dumpsters. All true. I dont LOVE it, but Im still okay with it for the price.

I am fighting with pest control to deal with bug issue and cannot understand why the office has failed to communicate why he turns down treating my apartment week after week. The property is reasonable but there are only select members of the team that do their job. There is a lot of ice left over after each snow storm and areas where water leaks onto the sidewalk, turning into ice in freezing conditions.

Stayed for a year. On site personnel were nice. Corporate policy of constant nagging people with notes threatening fines got old. Second pool not opened until mid summer and the heater was broken. Parking lot not even close to big enough for all vehicles. After someone attempted to steal my motorcycle I was informed that motorcycles where not really allowed and must be kept in storage. Noise level from Academy is really bad especially during the summer. You get woke up at 2am from either turbo or motorcycle races. Its really bad for 1st floor apartments at they dont have AC and must keep the windows open at night to try and keep cool. Received a check for half my deposit back. Check promptly bounced costing me some bank fees. Really? You cant afford to cover a $50 check? I feel bad for the people that actually have to work there. They dont deserve the abuse they receive that is a direct result of corporate policy. Unless you can get an apartment away from Academy and get AC then find another place to stay. There are far superior places that cost less.

** The actual apartment unit you rent out does not even resemble the photos seen on their website or the one they show you for the tour**If you dont mind 200+ ant friends staying with you, this is the place for you! Cabinet doors fall off as well as closet doors. There is no padding under the carpet floors, so you can hear the people above you sneeze and their children run around. There is NEVER any parking. If i was lucky there would be one spot on the complete other side of the complex at night, most people made their own parking spots though. You are forced to pay for valet trash, even if you do not use it, and the dumpsters are not even 20 yards from each building. They do not give you notice of 60 days before your lease is up for renewal or move out options. Then you are charged well over $1000 for a insufficient notice fee. Management is rude and usually unavailable or unhelpful. We had a mouse in our apartment and some outside our balcony and an infestation of ants throughout the apartment inside and out. We contacted maintenance and they said they would send pest control, and they just gave us sticky pads. ALSO first floor units do not have air conditioning. The two pools here are disgusting. Neighbors are loud and smoke marijuana without repercussions. I had no good experiences while living in this complex.

Absolutely terrible place to live! I couldnt get anything lower than a one star rating, which is unfortunate because they dont even deserve that! Wouldnt recommend these apartments to my worst enemy! To start, the parking lot is a complete disaster, and when you do actually find a parking spot, they are so small that your car gets hit on multiple occasions! Then when you do have an issue the property manager Christina is one of the most difficult people to get in contact with, and when you do get to speak with her she is one of the most rude and unprofessional ladies I have ever worked with. My wife and I have had a ROACH issue every since we moved in! They claim they spray every week but clearly thats not the case! One of my biggest concerns was when I came home to an asbestos tent, that was blocking the hall attached to my front door with my pregnant wife sitting inside! Never received a call, letter, knock on the door letting us know they were working with asbestos! I asked for the results of the asbestos test and Christina totally avoided the question by saying they were just testing for it! I could go on and on about this place and the terrible experiences we have had here! I have lived here for over a year and a half...which is way too long, in my opinion. I have had countless issues with my living situation at Villages At Woodmen. Back in February, my car got broken into along with 5 other cars within a week, that same week we had a snowstorm which caused the roof in my apartment to cave in. I had 5 huge holes in my bedroom ceiling and 2 in my living room. they moved me and my roommate down the hall but didnt discount our rent, pay for movers or offer any type of hospitality. It is now September and they are JUST NOW fixing the roof above my building. They are also just now fixing pot holes in the parking lot that have been an issue for about 6 months. our dishwasher broke in our new apartment because it was a dishwasher from 88. my roommate and I spent 1 week trying to get someone in management to come look at it and get it replaced... it took 2 and a half weeks before we got a new dishwasher. I recently got my car towed this week when it was parked in an unmarked, completely legal parking spot. When I called the front desk to ask why, I basically got yelled at for even asking. Management chose a towing company that was 15 miles away, which essentially cost $45 out of the $235 towing fee. they couldve called any other towing company... theres literally one 2 miles away. when they switched management, they lost my first years paperwork..... everything. no record of me ever living here.so i then had to resign an entire lease because of their incompetence. there isnt anywhere to park at night (which sucks if youre a late night bartender), they wont fix your issues... nor will they really care. Ive never really had problems with noise, but maybe its because i live on the top floor... maybe its also because people dont want to live here. Ive never had a problem with the younger lady in the front office. she is always a gem and very sweet. so basically, dont live here if you can help it. there are far better places to live while spending about the same, if not less, than here.

Ive had nice things to say about this apartment in the past, and Ive even recommended it to people before. I now regret both of these things. The amount of passive aggressive notes threatening fines is absurd. Many of these things the apartment couldnt even enforce, if they cared to. Furthermore, the parking lot is FILLED with potholes. You have to swerve and dodge them to even get out. The management has promised to fix them month after month but nothing has happened. And to top it all off, they turned off all the water (not just hot, ALL) in my building with no warning at all. So as I sit here covered in soap that I cant rinse off, I am reminded how bad this place really is. Do not rent here, period.

When I first moved to Colorado Springs this place seemed like a decent fit.Plus, it’s close to a lot of grocery stores and shopping and for a newbie in Colorado I thought that would be perfect. Let me tell you where it all went wrong. For the first year living here it was fine, not great but for the price of rent it was fine. The second year, they changed management and all hell broke loose. Simple things like keeping up the grounds stopped. Instead of hiring professionals to plant flowers, they held community apartment events for the residents to do it an effort for us “to get to know each other better”. They started increasing rent WITHOUT improving any of the amenities. The dog park they advertise is literally a gravel patch that no animal would enjoy. NO ONE PICKS UP THEIR DOG POOP! The parking lot is a mess, there are so many potholes, cracks and uneven paving it is an absolute nightmare. When they frustrate everyone and decide to repave it you’re a tad bit frustrated but can get over knowing that you won’t be coming back to a crappy parking area, you’re sadly underwhelmed when you come back a day later and realize what they mean by repaving is simply filling in the cracks. So, after every season (summer, spring, winter, fall etc) you’re left going through this nightmare again and again. The hallways are disgusting, and children leave their toys out along the stairwells as if it’s their own personal playroom. The one thing I can say is that the other residents seem to be fairly nice. Most of my neighbors were really quiet, didn’t cause any trouble and said hello at the times we ran into each other. When you get a package, does the office call you? NOPE! Better hope someone isn’t trying to surprise you for your birthday because the office will not notify you. The laundry room is a joke. If you can find an empty washer and dryer (because people never come and get their clothes on time) you gotta hope and pray that the machine works. This management company is also very sneaky. When I first moved here, one of the requirements to leasing an apartment was to have renter’s insurance. Easy enough. They decided to come up with their own form of renter’s insurance and instead of announcing this wide, they just applied additional fees to everyone’s monthly bill. So essentially you had two policies for renter’s insurance (your own personal policy and then theirs) which is unnecessary and I l believe illegal. When I confronted them on the extra charge on my account, they claimed to have “lost” my original renters insurance policy. Of course, I had my own paperwork to back me up and they were forced to remove the extra charge. They cut off the water in your building AT LEAST once every other month to “run tests”. This would be fine if they provided you with some type of warning. NOPE! You’ll find out when you try to wash dishes or take a shower before work! Next, I did not realize how UNSAFE this complex was until it was time for me to move. Apparently, there was a standoff between a resident and the police on multiple occasions. Did I find this out because my apartment complex so lovingly provided me with a statement of what happened? NOPE? The first time I discovered it on the news and the second time I discovered it because the police had barricaded the area and I couldn’t leave for work. Other resident vehicles are constantly getting broken into .Thank GOD I never had the issue living here. Finally, my lease is up and it’s time to move. I prepare to have my apartment professionally cleaned, I buy BRAND NEW drip pans for the stove, vacuum and shampoo the carpets. Knowing that I still probably wouldn’t get my deposit back because I a dog. When I get the bill back they not only took my deposit they charged me for additional things like drip pans. So of course, I complained, and her response was, we didn’t realize the drip pans were brand new. So, did you actually do a run through and check my apartment, or did you just charge me whatever the hell you wanted to? Here is what I can say if you are contemplating this place: DONT!

-Its expensive: About 900 monthly with rent, util, and etc. for 1br.-Crime: Residents complained about their cars being broken into or even stolen. Also, I woke up one morning to a dozen police vehicles in the parking lot. Management sent out a vague letter to the residents about a standoff. I suspect someone was producing drugs in their apartment.-Poor Living Conditions: Faucets and plumbing leak and often break. Mattresses and furniture often pile up by the dumpsters. Trash and pet waste accumulate and dont get cleaned up quickly. Probably the worst part is that I got bedbugs while living there and had to throw out about $500 worth of furniture and spent countless hours cleaning after.-Poor Management: After I moved out I got a letter from a collections agency saying I didnt make my final payment. Though I did and I have the receipt.

Weve stayed here for 2 years now and it has been nothing but problems. When we first moved in the maintenance men barged into my apartment without knocking and i had just gotten out of the shower so we ended up having to change our bottom lock so we could feel safe. Amy is awful along with all the other women in the leasing office. Theyll hang up on you, not answer calls, are constantly at lunch, constantly threatening us with fines for leaving our trash in the hallway when the trash service that we are forced to pay for every month never shows up. Christina will scream at you if you need to talk to her about anything she also screamed at the code enforcement officer that came and talked to her about our tub that they refused to refinish after it started peeling for the 3rd time. There is dog poop covering the grass and on the sidewalks after it snows so my kids havent ever been able to play in the courtyard. One of the pools hasnt been opened since we moved in and the other one is constantly dirty. Weve had bedbugs, ants, and mice that have all seemed to come in through the heaters and small cracks in the kitchen. We were able to get rid of them by vigorously cleaning and wiping down everything. Pest control came for the mice and took our brand new traps that we just bought the day before and instead of just refunding us for the traps or having the pest control company return our traps it ended up being a dispute with the office and Christina accusing me of lying. Both of our vehicles have been broken into and vandalised at our expence. Ive never lived anywhere so terrible. DO NOT MOVE HERE. While I was away for a weekend, my bathtub backed up (most likely septic, lovely) and flooded the bathroom floor and the bedroom carpet. When I submitted a maintanence request, i got an email less than a day later saying the issue with the toilet had been resoved. It wasnt the toilet. About a week later, it flooded again. The staff insisted the apartment had been cleaned and the problem was fixed but a strong smell existed and the carpet remained black at the bathroom entrance. I wasnt able to be in my apartment for over a month and a half because of this. They refused to reimburse me for the time I wasnt able to stay there, stating the apartment had been habitable the whole time. Their solution was to allow me to move out without penalty. Then they tried to charge me for carpet cleaning! Absolute slum lords. I fully expect theyll rob me of my security deposit and probably try to run up charges on me out of spite. Cant wait to see them in court. In addition, building doors are propped open at all hours of the night, anyone can wander in, people dont clean their dog poop, hallways, laundry rooms and common areas are filthy, carpet is about 40 years old, and drug deals in the parking lot. Stay away! See pictures below of carpet and tub after they fixed it. UPDATE: As you see below, the owner spreads more lies and says they apologize and would like to speak with me. Mind you, these are teh same people I spoke to numerous times and they refused to compensate me or refund the money for rent I paid when I was unable to stay in the apartment that was ruined by water and smelled moldy. Villages at Woodmen is a decent place to live in an otherwise overpriced neighborhood. They reel you in with rent that sounds cheap, but ends up costing you $100 or more extra a month. Learned the hard way that your rent isnt actually what you pay. My rent including pet rent is $780 before they tack on the extras for Valet Trash/Risk Mitigation/Water/Gas/Community Electric. After all those fees, I pay $900-920 each month depending on community usage or how many tenants are in my building (less tenants=more fees). Quite ridiculous for a 535 sq ft apartment. Plumbing issues with bathtub are ongoing, but they have attempted to fix them. Roof leaked after snow storm shortly after moving in, but they fixed it as quick as possible. Management has changed 3 times since ive lived here (Same company, different managers). Pot holes were ridiculously bad for months, but they finally have started filling them in. Parking can be tight at night, but if you are home before 7 its ample. Lots of businesses close by, can walk to starbucks or king soopers. This place is ok if you are desperate for a place near briargate or the AF academy. Otherwise, my suggestion is find something roomier with upfront messaging about their fees.

Lived there for a year, worst choice I made .. over priced and not worth it... dont move here. Only stayed at this place 3days a week and got none of my $500 deposit back. Rent was quoted at 875-910, at the end of it my rent was 960, so with everything I payed 1130 a month

Very overpriced. parking lot is a disaster. Its now been two years and there is no repair work. They turn the water off once a week at random times without any notice. There is a fire alarm that is out of battery, making its annoying beep beep sound, been this way for about a week despite workmen and the office people being in an out of the building.

In the year Ive lived here some guy killed his kid, pipe bomb explosion in the parking lot, multiple car break ins no parking unless you get here by 3pm, Amy in the office is a b$tch. Liar!!! Hallways smell like a death and tamale combo. Dumpsters are always full. If there over filled people pack their trash anywhere. Some people leave there trash in the laundry room and when you tell the office c$nts they say ok. Fix the problem!
