As a renter, their processes are cumbersome and not clear. From applications, to payment, to leaving the unit.When we call for help we leave messages and no one returns our calls In a timely manner. If they’re supposed to be representing the homeowner, they’re not doing a good job. I would not use them to represent me if I owned a rental property.Also, when repairs are needed they are slow to respond. For example, I have been without air conditioning for three weeks - end of August through September - and they have not fixed the problem because it is a warranty issue with the home. The proper thing to do is treat the customer and rental as if it was yours — pay for the repair and let the billing catch up. We paid for a rental with a/c and no one is taking ownership for resolving this

They were honest, upfront and communicative, which is invaluable in such a red hot competitive market for rental homes. After renting for two years we waited the stated 60 days to get our deposit back. This was given timely. We got a partial deposit back but it was the majority. We submitted a deposit rebuttal same day for two main items we did not agree on being charged. We then waited an additional 5 months to hear back. I checked for status 2 times through email; once was ignored, the next they just said it was being processed. We finally get an answer and we were not refunded our two items. I then submitted an email response about the items because I feel we didn’t have control over these two charges but they feel we did so there was some clarification needed for me. I also submitted a complaint to BBB of Southern Colorado at the same time about the two disputed items and that I’m requesting a more prompt response. All County responded the next day which I appreciate. After reading their very long winded email they still do not want to approve our disputed item costs. And it turned very he said she said. I feel there was a miscommunication about these items however I was not given favor by Julie as she states her judgement was fair. I as the tenant was only doing what they asked me to in regards to one of the items and I feel they had no grounds to not even partially refund after it seems to be a lack of communication of the staff to me when I asked the steps I needed to take to address something wrong. So I won’t be able to get my charges rescinded. I took this route first to resolve this and wasn’t going to put reviews at all bc I didn’t think they’d not return the charges, but now that this is how they ruled on this issue and I can move forward, I will leave my experience. Otherwise all the bad reviews you read on Google, all the review sites and All County Facebook page are 100% accurate. I refuse to stoop to their level and go on speaking negatively. But those reviews are what my experience was with them as well. I just reviewed them again today and yes. It’s all true. They will come on this review with the long winded answer making themselves seem so wonderful, professional and fair. But just know all the bad is very real. All County you can save your time. Most of your responses make you look worse.

All County has a habit of treating their tenants in lower income areas, without respect or understanding. When I lost my major source income, I reached out to them letting them know the situation and I was doing all that I could to pay rent on time. Prior to that, I paid on time or early, during the pandemic when others were late or could only pay half. During that time, they didnt charge the $50 late fee. I lost my job, donated plasma to help pay rent, and was one day late in paying. Got charged the $50 late fee. If you dont want to deal with lower income tenants, then dont manage properties in those areas.They also refused to fix such things as loose flooring and a non-working doorbell, saying something about the home warranty not allowing it or whatever. It took 6 months to get correct mail keys and a laundry room key, after several requests.Maybe once I get rich by winning the lottery, I might go through them again. Would probably be treated with more respect and less sass. But until then, absolutely not.

Leased with them for a year. Any questions you have, they will answer to the best of their knowledge. Payment system is simple. It’s online, the fees are low compared to other leasing properties. I would definitely come back and lease with All County again.

So far so good. I needed a place rather quickly that fit my needs as well as being close to my sons school. This place is perfect great location and everything I need. I loved it so much I called several times begging them to look at my application and I could move in right away. With how fast I needed a place they were so good to me. The place was so nice and freshly painted everywhere made me feel right at home. There were several little things needed to fix when I moved in but I was a homeowner for many years and stuff happens they are great at getting the items fixed. I too have done things to better the condo helping with sealing counters fixing little things here or there. I would buy it if it were for sale. Rent is fair and easy to pay I only wish they had an option to pay ahead sooner than later I like to be ahead on bills. The staff gave me the sweetest welcome bag of goodies and that was really nice of them. I would love to have a heads up for inspections because it was a little scary one day when I heard someone lurking around in the rocks and I didn’t know about it so I would only ask that an email came out like the day before just because if you are home alone that can be scary for some to many people. I saw the negative reviews on this company but so far any fee I have been given was earned and fair. I hope to continue a smooth renting relationship.

I never had any conflicts or bad experiences with All County. They communicated very professionally with me always.One time there was an issue with the gas utility provider, where they mistakenly discontinued my service and put the service in the property owners name. It took nearly 6 months for anyone to become aware of this. Sue at All County called me, she was very pleasant about the situation and I had it rectified within the same day with the utility company. All County not once accused me of anything wrong, and the fault was entirely the utility companys.Another time, the dishwasher went out, All Countys online maintenance request system worked very well. They had a new dishwasher installed timely for me, and they followed up with me to be sure the finished work was satisfactory.

I was able to work with the All County team during the February freeze event this year right after valentines day. They are very responsive to customer needs. They are also fantastic communicators as the property owner, tenant, and necessary maintenance vendors were all kept in the loop and up to date through each step of the managerial process to repair damages to a property in Pueblo.This company does things the right way, the first time. I can honestly say that they care about their clients needs.

Everything was going great until the last month, they took away my ability to pay online, then charged me with late fees. Whenever I tried reaching out, it seemed as if only every other email would send. The rest would say unable to contact this email address. Whenever they contacted me they only left me with more questions than answers. The property worked for my girlfriend and I as a last resort, but it was miniature and overpriced. If youve got nowhere else to go definitely give All County a try!

I rented a two story house in Woodland Park that did not have working heat downstairs. I had to make several maintenance requests and kept being told the part had been ordered to fix it. Fast forward 11 months and it still hasn’t been fixed. Woodland Park is quite cold most of the year, so I was not able to occupy my first floor for nearly my entire lease. The washer broke and they refused to replace it. And get ready to be nickel and dimed, especially if you want to pay their outrageous $60 convenience fees to pay your rent online. Make sure you’re never one day late for rent because they have no grace period like most places; they’ll charge you $50 a day for a late penalty. They know they can rip you off and they do. Avoid renting from All County if you can.

Everything was great about the company and what they do. What is difficult is when we dont get much time off at work and have to try to flex things around to avoid taking our vacation time. Thankfully we were able to text back and forth with the business and come up with the latest time possible to avoid this. The option provided by property meld were not to helpful on the texts we received. So it was more of a property meld problem with scheduling and their texts not the vendor itself.

We have been renting from All County Property management for the past 2.5 years. The owners of the townhouse I am renting decided to hire All County at the last minute so they wouldnt have to deal with everything by themselves. All County definitely tries to profit off of tenants! Rent is due on the 1st of the month. NO GRACE PERIOD AT ALL. Its very inconvenient to pay your rent. The option I use is to pay online and incur a $2.95 convenience fee every month. Every lease renewal they charge a $150.00 admin fee. They add these admin fees to everything they possibly can.We have had so many maintenance issues in our unit. What others have said is true. They can be very unresponsive. Our biggest issue is I requested maintenance through their property meld system for something leaking in the kitchen under the floor. I reminded them. Sent them pictures to the maintenance email and they didnt address it until almost a year later! By that time, that leak ruined the owners entire wood kitchen floor and busted a big leaking hole in the basement ceiling which has taken them so long to address that I had to call a housing inspector in! My son was sleeping below this damage and it could have fallen on him! They are being forced to get it fixed finally.Our most recent issue is that I requested that they have the dryer vents cleaned because 2 of the owners dryers have burnt out and I figured something more effective had to be done other than us cleaning what he could of the dryer vents. It states nothing in the lease about cleaning of the dryer vents. They hired a company to clean the dryer vents and sent us the $180 bill. I sent a dispute letter via certified mail and it was recieved by All County on 5/20/21. Still no clear response from anybody almost a month later. I did review them on BBB. They are an unaccredited BBB business (surprised?! Im not!) by the way. I did receive a response from the owner stating We pride ourselves in looking at all of the facts when determining responsibility of bills. It is our fiduciary duty to protect the owner and their investment. However, we make sure to treat everyone fairly and look at all of the evidence before charging tenants or owners. We have responded to the tenant with the following: All County Response Sent to Resident: As you stated, you have lived in the home since 1/31/2019. During the past 2 and 1/2 years all of the lint and dirt that has gone into the dryer vent has been from you. It is highly recommended that dryer vents be cleaned out 1 or 2 times yearly. Based on your time in the home this is a resident responsibility. If you need assistance in the future we will assist at your expense. In our opinion, after 2 ½ years in a home, this is no longer the responsibility of the owner.Neither All County or the owner can provide proof of this service ever being done even before we even moved in...so everything that was in that vent has been from us??! For one thing, this is normal wear and tear. EVERYONE that ever uses their dryer will accumulate dust and lint in their dryer vents even if they clean the lint out of the filter every single time. It cant be prevented. I sent them proof of that fact from a company that cleans dryer vents. I also emailed the housing inspector a day or so after our first housing inspection asking him if this was a tenants responsibility or an owner responsibility being pinned onto the tenant. I sent them his complete reply that it is the owners responsibility. The housing inspector also told Kari Rodriguez when he was last here on 6/9/21 that it is really unfair to charge us for this cleaning since there is NO PROOF of when this service was last completed if it ever has been. She said I talked to the person that is handling all of that type of stuff and I think we are removing that charge. I still have that $180 charge in my account for normal wear and tear. I guess they will figure out very quickly that it is ILLEGAL to charge for normal wear and tear.

Renter beware!!! Cant give a half star? Shady management practices. I rented a property from Nov of 2019 to July of 2020. I paid my $1,300 deposit and rent on time every month. When moving out they provided a checkout list, things to clean and take care of before the leaving the property. I followed everything on the list however when received my deposit back it was short $185.00. Looking closer they removed for carpet cleaning $140.00 and an air filter $45.00. However, I had both those items taken care as it was part of the check out list. I provided receipts for the carpet cleaning my cost $85.00 and the air filter my cost $2.42. When I brought this to their attention, they did send me another check for $87.42. This amount covered what I was out of pocket when moving out, but I am still short of the full refund of my deposit amount of $97.58. This back and forth has been going on since August 2020, it is now almost the end of January 2021 and I have not heard anything from them for weeks. It’s just sad that you do all the right things and this company still wants to cheat you out of your money. I wonder how many people they have done this too, and the others have just given up dealing with this company. So painful!!

This company is about the property owners and not the renters. Thats all you hear while you on hold. Any way, all I want is my deposit back. I have exhausted all that can with this company. The lady sue was frustrated and raised her voice at me as if I was her child. I guess they forget we the customers are frustrated as well. clearly if I dont understand Im supposed to ask questions. If your going to offer a product or products then you probably want to show interest in both and not one over the other..

Apartment was nice and roomy for a 1 bedroom. Didnt seem to be cleaned before we moved in but we didnt mind that. Only reason we didnt stay was because of the neighbors having parties and being rude. Parking wasnt great. But rent and utilities were reasonable and the company was nice to us.

We have rented with All County for four years now and have always received exceptional service. I do not have anything bad to say about these people. They are always professional, always courteous even when I havent been and when Ive had issues with the home we rent, they have been prompt about getting small issues fixed. When a hail storm hit this house over a year and a half ago they were very good about replacing all the issues that came about because of this hail storm and the only thing I needed to do was answer the door to let the repair people in. When I recently had an issue with the garage door not opening on a Sunday, they were quick to get some one out here to get it repaired so my husband could be at work the next day on time. I would have no problem renting from them again should that time come about but we are currently happy where we are and enjoy living in a nice quiet neighborhood.

My electricity went out Monday in my master bedroom, study, and hall way. Including heat in master. It’s been 7 days now and last night was -8F. Luckily my 8month olds room still has heat and I put a space heater in there too. Multiple extension cords ran from the living room to try and keep the house warm enough and baby monitor on at night. Still haven’t sent anyone out to fix the power! So crazy!

Me and my husband rented from property management specialist in woodland park they partnered with all county, All county breached our lease more than once by showing up unannounced, not their drive by inspection because he wasn’t in his car doing the inspection as he was walking around the property. not only that but the rental 1595 Leigh lane has been known to flood the basement every 6 months with human waste and they have taken over a week to come and fix the situation, which was also never disclosed to us till it flooded then we were told that the big tree in the yard has a root that grows into the pipe. For the past 4 years they have been saying they will get the big tree out unfortunately this is the biggest lie do not believe that. not only that but the house has Asbestos which was disclosed when the basement had to have renovations due to human waste flooding 3 years into our lease.

Sometimes acknowledges work order requests quickly, other times it takes a lot of requesting to get attention to necessary repairs. I would appreciate feedback from the company to say the work order will be fixed or if the home owner is choosing not to fix it. The app they use for interface with the company is user friendly. They helped me get the utilities set up and even gave me a gift bag for our rental property.

If I could do a 0 star I would... Paid on time, left place clean finished my lease before moving out and yet my deposit was charged this place is a dump.. They are charging for utilities that we paid off and cancelled when we moved out... I pictures of this location and how many health hazards there were and I am planning on getting a lawyer the amount being charged for this dump is not okay specially if I was told something different at the office. I also have pictures of before, just the worst realty company ever.

Listen to me people! Id rather pay all of your rent for a year than having you rent from these terrible people. If I could give them zero stars I would have. Ive rented with them for two years in that time hail broke a window that took them 3 months to come fix in the winter! Causing a freezing cold house with a heater that barely worked. Ive witnessed them giving people the run around in the office when I went to in speak to them. The second month I was in there i didnt pay rent until the third of the month and they had an eviction notice on the door because my check didnt clear over the weekend for me to pay. They didnt even care and charged me an extra $150! I have the receipts of it to prove. I couldnt believe it! I remember a year and a half later after never being late at all since that time I was 30 mins late to paying my rent and I mean 12:30 am on the 2nd of the month and they charged me $50 for a late fee and $40 for them to drive and put a letter on my door. They then had the audacity to charge me for things that arent in the house after I moved out! Heres what I mean by that. The house didnt have door stoppers so they charged me to install new ones. The deck was dingy upon moving in and they are charging me to replace the same dingy wood thats been out there before I moved in like I did something to it. This place is a joke. Do not believe the five star reviews they probably paid people to put them up. Run from them its the worst Ive ever dealt with. DO NOT AND I REPEAT DO NOT RENT FROM THEM! PLEASE!!!! Dont Dont Dont Dont Dont.

Rented from them when starting a new relationship with a new family. Unfortunately after a few months the relationship would not work out. Gave them notice. Paid all of the releasing fees every fee possible to re-rent the home. After being out of the home for 2 months they re rented the home. I didnt ask for my $2,000 deposit back I ask for no money back nothing. The day I left the home the home was in good shape I sent them pictures I wrote them emails stating that I was no longer in the home and that the ex was living in the home. I completely understand we are both liable for anything and everything. But then a year after being gone I get served papers for an additional $1,600 worth of damages. Im starting that day I was served papers they start charging and 18% a day fee on the $1,600 extra bill. That they would not provide me a detailed explanation of what the $1,600 entail. So what do you do they have you either way 18% a day adds up very very quickly. Anyway just to let you know I also called them to try and settle the debt. They had not want to work with me one bit to settle the debt. All they want is money money money money money. And they will not even explain to you what youre paying for never ever ever rent from this company. Unless you want to pay an 18% per day fee on everything you do. Oh and by the way all County real estate you can call your lawyer youre paid in full please people take this company seriously they dont care about the people living in their homes they only care about money.

I own multiple rental properties in Alaska. I have owned a condo in Colorado Springs for approximately 9 years now which my niece who lives in Colorado Springs managed for me until it interfered too much with her regular job. She constantly placed tenants who didn’t stay long and left the place in poor condition. I discovered All Country about 4 years ago. They started by raising the rent to a fair market value ( an increase of 60%) and did the nessesary back ground checks to assure good tenants were placed in my property. They take care of regular maintenance, deal with condo association issues and collect rent when it is due. Without the monthly bank deposits I would not even know I had an out-of-state rental! I only wish they were also located in Alaska! For the small fee they charge they offer a Huge service. I would recommend All Country Property Management to anyone looking for hassle free management services!

Me and my boyfriend applied for a house they took our application fee and then every house we applied for was then taken off the market. Every other place gives you back your deposit but not them. I have been with the company as an owner for a little less than a year. The company has been very understanding and amenable to helping me get my house rented, a lease signed, and moving forward. Since the tenants moved in and all the paperwork got signed, the process of monthly rent collection and disbursement has been seamless. My only critique is the size of the staff, which is on the small side. However, I know that a larger staff would come with a larger administrative cost and therefore I am both comfortable and appreciative of the customer service I receive from All County. Ive had a great experience working at All County Colorado Springs since 2013. Ive learned a lot about property management and I work with a great team. It takes a lot of hard work and dedication to solve problems and treat everyone fairly. There are a lot of challenges and tough decisions to make, but our continuous training has really paid off. I know that our staff really cares about our owners investments and the safety and comfort of our tenants. I believe that this is a career and not just another job. We cant always make everyone happy, but we constantly do our best to have that as an end goal. I appreciate the opportunity to work at All County.

They had a house I was super interested in. I told them in multiple ways that I was very interested in the rental, before it was available (email, online, and phone although it was almost impossible to reach a live person by any contact method). As soon as a viewing date was available, I scheduled the first available. They confirmed my viewing date. Then, on the day I was to view, they told me they rented it to someone else who paid for it without seeing it. I was very disappointed.

We have been renting through All County for almost 2 years and I have to honestly say that they have been very helpful, professional and always on top of things whenever we have called in for any reasons. Denim is the gentleman who gave me the tour of the lovely home we are living in now and he was very helpful every step of the way and made the whole process smooth and easy. Jim who does the Accounts has also been very helpful and professional every time we have ever had any questions. I feel a civic duty to warn potential renters against doing business with All County CS. I had read the negative reviews online, but rented with them anyway, for three years with little issue until it was time to receive my deposit back. Through shady and unfounded claims, All County kept over $500 from my original $800 deposit, then asked that I fill out a security deposit claim which they then took over 3 months to respond to. I wish I had taken the reviews more seriously and steered clear of this business from the start.

If you are reading these reviews while considering renting from All County CS, I would strongly recommend that you find a different management company. There are plenty of other options. Our experience was not a good one. We rented a house from them for three years, from July 2016 through this past July. We did a move in inspection and noted several issues at that time including a horrible pet urine odor in the garage, where the owner kept dogs. So strong that our eyes watered when in the garage, as well as a large hole in the garage door, which they responded that they were already aware of the hole and had photos of. They told me that there was nothing they would do regarding the odor(but charged me for pet odor in the carpet), basically we would have to live with it. We were told that the garage door was going to be replaced, but nothing was done. We requested they address the door on many occasions (the maintenance follow up is almost non existent) from the week after we moved in, to each yearly inspection prior to renewing the lease twice. Nothing was ever done (for three years) and we were left to deal with the rodents it allowed into our garage. We also made them aware that the deck was rotting in several places and was unsafe, on several occasions, and with each annual inspection but nothing was ever done to address this issue so we were left with just not walking on that section of deck, and keeping our young girls off that area of deck. For six months before we moved out, a complete (6 foot) section of privacy fence was blown completely off the fence frame, leaving our back yard exposed and not secured. We made several requests both by phone calls to the office and through their maintenance portal online. The fence was still laying there on the ground when we moved out. I got tired of trying to prop it up until they got there. Nothing was ever done. We also received several notifications from the HOA over our three years there, regarding the hole in the garage door as well as the privacy fence needing to be re-stained due to the hail storms and weathering. We were advised by whoever may have answered the phone each time we called, to forward the notices to the office, which we did with each notice. Nothing was ever done to address anything from the notices. When we moved out, they kept almost all of our security deposit, charging us for yard work they claimed was necessary but was never performed, charged us twice for carpet cleaning after we used a carpet cleaning company they recommended, and a number of other nonsense items. What a scam! They managed to keep nearly $1300 of our $1600 deposit. It is October 2019 and we just got a final denial of our request to refund our security deposit. The communications with the office go nowhere after you hang up, and the office manager, Julie Hancock doesnt even have the courtesy of returning phone calls (messages left for her to call back) or taking phone calls from tenants. If she was not going to call back, why even take a message and tell someone they will give her the message. If you decide to take your chances with All County, be sure to record or make a record of every call, keep every text and email, and dont expect your deposit back or that your issues will be addressed. That has been our experience. I read other reviews and there is a pattern with the low reviews. I cant wait to see what kind of CYA response there is to my honest review. Bet it wasnt their fault.

I am in my second month being a tenant and, so far, All County has been a pleasure to work with. The entire staff is responsive, effective and courteous. Their online portal works really well for rent payment and maintenance requests. The application process followed standard processes and went smoothly with good communication. I placed one maintenance order and it also worked well. I will update this review as my experience evolves.

All the stress that comes with buying a home vanished because of their willingness to listen, and their practice of avoiding the hard sell. Definitely would not recommend. Had the owners garbage in the back yard for 9 months before finally getting it removed, along with other issues that wouldnt be addressed until the move out. Didnt even clean the interior before move in and took entire deposit.

I have lived in one of their managed properties for only 4 months I must say I have been happy with the response for maintenance requests. The house does need painting but the owner did not approve the work order. I have improved the looks of the house by making the front yard look better with the addition of bark over the dirt areas and included some decorative rocks as borders. The house is a fantastic place to live and I hope to further my relationship with All County over the next few years. Maintenance is expensive and I try to help whenever I can afford to, and they do things I request when possible. They respond to all calls I make for whatever reason within a day at most. I like their management style.

Only been here 2 months and already have remorse. The woman that I worked with, named Kari, assured me that the maintenance crew was aware of our cosmetic issues and would be fixing them both prior and post move in. Unfortunately that is not the case. Its been 6 weeks and I still have a hole in my door and a crack in my bedroom window.Me and my husband are military and can break the lease with our orders any time, but wont out of fear that our security deposit will not be returned. With hubby deployed it would be a pain to try to relocate without him. I feel stuck.I have no problem living with the cosmetic issues but, I do have a problem with being lied to. If our manager would have been honest with us prior to move in we would not have a problem. I see the lovely potential in this home if someone would put a little effort into it. Many times I thought about doing the corrections myself but realize the expenses are not worth the effort for property I do not own. Isnt that why we pay rent?I think it is worrisome when the only positive feedback comes from their employees writing reviews for the company.I gave it 2 stars instead of one because this place and this company has great potential if they want to. Maybe with proper training and management of their employees I can give a better review next time.

Ive been with the company for 5 months now and have had great service. My house was rented with a month of listing it and I have had no trouble with getting in contact with Scott. The rent is deposited every month as was agreed to at the time of signing. They have worked with me to ensure that I everything that I want or needed to have happen with my home was taken care of in a timely manner and with minimal involvement from myself. When I wanted to see how the house was doing, they agreed to meet and talk at a time and place that fit my schedule. I have had no issues and they have answered all of my questions. We have been renters with this company for 7 months now and we have nothing but good stuff to say about them. We had a main water valve break, at midnight on a Saturday morning, and they had people out that same day to assess the damage and issue. The issue was completely fixed by Monday morning! We then had a water leak coming from a shower that again, was assessed the very next day. This company is fabulous and being landlords ourselves for property in another state, I wish we had this company! They are not only friendly staff but are super helpful with maintenance requests

If I could give it zero stars, it would be without hesitation. Future renters please consider a different property management company. They are notorious for their lack of communication and rarely follow through with anything they say theyre going to complete. They will make a dollar off you any which way they can. I have never been so disgusted with a rental company as I have been with them. We rented through all county for 18 months and the only good thing I can say about this company is that I am happy to be out of a lease. A terrible company. Started renting from then and the place was a mess with stains not only on the walls but all over the carpet as well. Hell, even a nice piss stain on the toilet seat. After 3 days of cleaning, we decided to venture into the home and check out the laundry room. Come to find out it is sitting in about 2 of water with black mold growing all around.A handful of calls and messages later, the clean up crew came in and cleaned as well as tear up the floor. A year later, no laundry facilities still.About two weeks into our stay there, we had a part of the roofing open with a water leak from a leaking AC unit upstairs. Now while the AC wasnt on them, they had a technician come in and cut open the wall to see for mold. Well, the hole became a part of our family until it was finally fixed almost two months later.With all this, you would think a shower would make your life a little less stressful but lucky us, we had a tub that would fill with water and not drain properly. When the plumbing crew came in, they mentioned that really only a new tub would fix the problem. Sparing no expense, they resurfaced the tub finally, a few weeks later.Finally, our problems seemed to have ended until a rat walked through our house. After pest control came in, they laid down some traps in our home and around the other homes with thinking that the problem was starting from a room in the basement that they didnt have the property management didnt have the key for. This left the pest control individual to drop pellets into a hole that the piping went through, in hopes of controlling it.With our lease coming to an end, we ran into another snag. Lost paperwork and the prospect of being charged even more money for something we had no control over.Overall, a terrible experience with a company. I wouldnt recommend them to anyone.
