I can’t say enough good things about Springs at Allison Valley. I have lived at many apartments over the years in many different parts of the country and none can compare to the Springs. I love how friendly and prompt the staff are here, I never worry that something isnt going to be taken care of in a timely manner and always with such a wonderful attitude. Kailee was extremely nice and accommodating. Her customer service skills are a great asset to the Springs. She goes above and beyond in making me feel at home. My dog also loves living here with the other dogs and friendly staff. Between the multiple dog parks and the amazing staff this really is an amazing place to live.

My wife and I just moved in a month or so ago and I have to say this is the most pleasant experience I’ve had. Throughout the entire process, the office has always been there to answer every question I’ve had and walked us through the process of getting everything set up for when we arrived to Colorado. The maintenance staff has been very responsive when we needed their help and waves at us every-time we pass by them. The location of the community couldn’t be more perfect with a view of pikes peak every time we leave to go to work or run errands. Moving to a new state can be especially terrifying, but the staff at Springs at Allison Valley have eased our worries and made this the easiest transition to a new home we’ve ever experienced.

I got the chance to meet with Jacob! He was super friendly and was able to answer all my questions that I had about wanting to move in here. He was able to give me a tour and was very thorough with explaining the units and informed me that maintenance crew are always on top of things every day. He offered me some water and some snacks while we went on the tour and gave me a ride to and from the example unit on a golf cart. Not to mention that everything in the clubhouse was spotless! Really clean environment to be in especially during Covid times. I look forward to finish my application and to move in as soon as possible!

I recently moved here from a complex not to far away and let me say that it is a night and day difference between here and my last apartment. The office staff greets me wether in passing or when I come into the office constantly offering me coffee. I was nervous about living next to the dog park but it’s never a issue and the community is really polite about noise. Anytime there is a delay they make sure to call and let me know what is going on. Overall between the views and the staff I love it here.

DO NOT MOVE HERE!!!! I lived here for about 2 years. All the leasing office did was nickel and dime you for everything. I had multiple issues with a tenant and they took the other tenants side even in the case when there was no proof. I left on good terms. Paid my rent and the extra costs left on my bill. Yet, I just applied for a new apartment in Monument, CO and got rejected because of a negative rental reference received by Springs at Allison Valley. The customer service I received here was utterly awful. They took forever to resolve issues. Management was rude on multiple occasions.

Probably an overdue review but here it is. Ive been living here for almost two years now in two different buildings and its been great. The staff in the office is Very friendly and always happy to help out any way they can. I have had a few issues with other tenants (breaking the lease) and the staff took action and resolved the issues. The maintenance guys are great, there was a bad egg but Tyler and Phil have really stepped up and they to are happy to help. Very friendly guys, they just stopped by and addressed a couple issues I had with a loose wire in a light socket. Highly recommend the complex, not only are the apartments open with great views but the staff is excellent and that makes all the better.

We’ve lived here for a little over a year now and loved being part of this community! We were sold by the ideal location and incredible mountain views from our apartment -- the high ceilings and tall windows make the inside feel so bright and spacious and really let you enjoy the foothills and Pikes Peak in every season. While it was the apartment unit itself that initially convinced us to call this place home, we’ve been consistently impressed with the office and maintenance team. We moved in right before the pandemic lockdown kicked off, so I’m sure there were even more resident events offered previously, but the office has still done a wonderful job coordinating fun perks like food trucks and exercise classes, which have been a great chance to get to know the staff and neighbors even better. And although we haven’t needed to submit any service requests yet, it’s clear that the maintenance team is always available and working hard to keep all the units and our community in the best shape possible. In order to make this property a more comfortable and safe place to live, we appreciate everything the office and maintenance team does to work alongside with and coordinate all of the third-party crews that provide snow removal, landscaping, nightly security patrolling, valet trash service, gate repairs, and fire safety inspections (just to name a few), and we especially value the staff’s consistent communication with the entire community via our online resident portal regarding daily happenings and updates for ongoing issues. This resident portal has really made us feel in the loop at all times, and the entire staff has continued to exceed our expectations by quickly addressing any concerns head-on and keeping us informed about what’s occurring around the property. This level of transparency can be hard to find and has been minimal or non-existent at most of our previous residences, which is yet another reason we’ve loved our time living here. Without a doubt, we definitely have no regrets in choosing Springs at Allison Valley as our home and hope to continue to enjoy the high level of service we’ve experienced for years to come!

Their warm smiles, and greetings as soon as we walked through the door made the anxiett of looking for a place to live dissipate. The community is well kept, and very clean. Been here since Nov and everytime it comes time to pay rent, I remind the staff that I still dont have access to the app used for paying rent and submitting work requests. If you have a dog, they do a dna swab when you move in so they can then fine you if you dont pick up after your dog. Im not sure how real this is though as their has been full sized piles in the dog parks almost daily since I moved here. So either let your dog poo freely or expect alot of openings soon. Finally, the gate has been broken in the open state more than its been active and closeable. So if you specifically want a gated community... try somewhere else.Everyone is super friendly otherwise.

FINAL ATTEMPT... STOP DELETING MY REVIEW!My actual rating is ZERO STARS... I have never lived in a neighborhood or complex as deplorable as this one. We signed the first lease before we moved out here from the East Coast. We signed the second (revised) lease on the day we physically moved in, BUT WERE NEVER notified of the major changes in the revised lease via email, LEGAL LETTER(S), or phone calls. We were not given options of any kind. Colorado State law states that a renter has the 1st 30 days to terminate their lease (zero fees) for whatever reason. The Springs @ Allison Valley never informed us of this renter’s right. *I believe this complex is altering it’s lease as they see fit. (*alleged) The best option: you can rent a 3-4 bedroom home in, Colorado Springs, for the amount you would pay for an apartment in this complex; seriously, don’t rent here.

Theres not much the staff could have done to improve this community and the following is no fault of theirs. I just want others who are considering moving here to have the full picture and be prepared. I can count on one hand the number of times the front gate was functioning properly. If you are moving here because of the year round pool dont bother. It is only set to be above a freezing temperature. Be prepared to fork over a cleaning fee upon moving out. To be fair, they provided an extremely lengthy checklist and I did not go so far as to move my fridge and oven to sweep behind them. However, I was expecting $25-50 maybe for the additional cleaning that I was unable to finish. Their cleaning service only covers the carpets. So, I opted to do everything myself in hopes of saving a little money on the way out. I even replaced the oven range bowls myself. They charged me $120. The packaging system is not consistent. Your package is either in your USPS mailbox or locker, the Parcel Pending locker, your doorstep or the office. Heating bill was higher than expected for a two bedroom apartment but we dont have any neighbors above/below like our last apartment. Perhaps that made a big difference? We kept it set at 67 during the day and 64 at night and averaged $120/month. They removed the car wash before winter hit (when we really needed it) because it was only running cold water (kind of like the pool...) Basically all the amenities we were excited for, we barely got to use. Outdoor grill is nice. Staff is nice. Having the garage attached to the apartment was awesome.

My husband and I lived here for 14.5 months. Overall the apartment and complex is a fine place to live; we felt safe, and close to I-25. and As other reviews have stated the gate is almost always broken. The staff are very friendly but lack organization and communication. On several occasions we had appointments with maintenance for inspections and repairs; often they were either no shows or several hours late. On several occasions we would email the office and never get a response. Now we are dealing with extra cleaning fees after our move out when we did everything (and more) on their move out list. At this rate we might as well not spent hours cleaning because they would have charged us the additional charges no matter what. Overall it was a pleasant place to live but requires better management.

For the most part the experience of living here has been fine. When we first moved here messages were promptly answered but that is not currently the case. There are other things like the additional costs required every month for service that are mediocre such as having valet trash service but only Sunday through Thursday and having a trash compactor that has been broken for months now and having to toss garbage bags into a roll off bin thats occupying multiple parking spaces. For the cost of rent I believe we expect more responsiveness, more action and fewer generic apologies that seem to be the norm.**UPDATE**We just moved out of the complex as our rent was about to go up and we are tired of dealing with these people. They can pick up the phone and call you to discuss our freezer not be outside the garage to defrost but wont return a call to discuss the final billing statement that they are trying to be sneaky about and charge an extra cleaning fee when the place was thoroughly cleaned professionally. I wish you could give negative stars because this place has the absolute worst management possible. They have a front office person Kailee that has a huge attitude and probably shouldnt be in a customer service role because she doesnt understand what that means. You never hear from the actual complex manager so who knows what exactly he contributes to the property. Save yourself a major headache and AVOID this place unless you love being ignored, paying ridiculously high prices for the rent and getting ripped off when you moveout.

Can’t wait... early May 2018End of May 2018 - we moved here from NYC back in May 2018 but the construction in our part of the complex wasnt completed yet so we had to wait a month before we were able to move in. Well worth the wait! Our apartment is spacious enough for us and well thought out floor plans. The property is located just off Voyager and New Life Drive (across the street from New Life Church =) We are close to several places of business including a gas station, several restaurants and much more just about ten minutes out in either direction North or South. The Management and leasing staff are friendly and helpful, as are the maintenance techs. There are two dog parks which are located on either end of the complex and there will be a grooming station in the near future. The amenities are very nice and the gym could be a tad bigger but definitely a plus to have on site. The swimming pool is heated and open all year long. The barbeque grill is pretty nice addition to the clubhouse and we have had no major apartment issues to leave a negative review. So far, we like the Springs at Allison Valley. Recommended if you like gated community with plenty of amenities, well thought out floor plans, smoke-free and clean up after your pets. I have read some harsh reviews but they are definitely an outlier as we have had a positive experience thus far.

Springs apartments are okay, hence the 3 star review. My wife and I have been here almost one year in June.Pros: I appreciate the layout of our apartment, it’s an open format in the living, dining, and kitchen area depending on how you arrange your apartment. It’s a great location especially with all the new development. So far a good community and not really any issues with neighbors. It’s bigger community so there were other reviews that had neighbor issues but we haven’t had any yet. They keep the grounds fairly clean. The community amenities such as the pool and fire pit are pretty nice.Cons:One of my biggest issues with the complex is while it’s listed as luxury, and there are aspects that are luxurious, it’s very much an IKEA build. Cabinets, doors, and appliances are pretty cheap or basic, and you can tell they were thrown together quite quickly. Our apartment has many painting issues. There are some spots it almost looks like they used a gloss and switched over to a matte of the same color in a random section. Or they damaged their initial coat of paint and came back through with a heavy brush stroke and didn’t bother blending. My wife hates the appliances, and we pretty much don’t even use the dishwasher because it’s so weak. Sometimes it dirtied dishes more than cleaned them because it would leave dirty residue. As others have said, there is a gate but it has most certainly been broken more than working. It would’ve been nice if they had made some compensation for that seeing as many people seek an apartment for that security. On that note, we were disappointed recently as we returned home from an overseas trip to find that a package had been sitting at our front door for 12 days. Prior to leaving, I had gone into the front office and asked about someone recovering it. I was told they would collect my mail and look out for the package that was being delivered, but to follow up with an email to the management team about it. I emailed the whole management team, but received no response — and then came home to find our entire mailbox full, as well as the package on the front step. We see the staff driving around our area often, so you would expect someone to notice if it sat there for 12 days... Brad would’ve noticed. I miss Brad. 🤣Parking was absolutely horrible about two or three months ago, but has been improving since then. Not sure if it’s because people’s leases are ending and they are moving out or what, but that’s improving, at least in our area. While I listed it being clean as a pro, the construction is a constant fight for keeping the property clean.Yea, so, overall just okay. 🤷🏽‍♂️

Love our apartment and the huge deck. Not sure what some of these other complaints are really about because our experience has been wonderful here after eight months. Yes, the furnace is REALLY loud but they are working to resolve the issue. Some of the neighbors can get loud on a Friday or Saturday night, but come on... this should be seen as an expectation for apartment living. If you ask them to quiet down, they do... no issue. I’ve lived in houses with rowdier neighbors.I have witnessed some of the newer residents in the new section smoking outside on premises as I walk my dog around the buildings, so I can see how that might be an issue for some. They do tell you at lease signing and multiple other occasions that this is a NO smoking complex... not sure why you would move here if you smoke. Nor do I understand the issues regarding your pets. Seriously??? You know all of the rules and costs upfront. If you don’t like it, don’t move here... common sense. Our family has had zero issues with the quality of our apartment. Anytime, anything comes up, it has been a small issue and maintenance arrives within minutes to take care of it... LOVE THAT!!! Everyone is friendly and helpful. The amenities are great... all new... and we make use of them often... again, no issues. My only complaint... and many others have also lamented the very same issue... is parking. THE PARKING SITUATION SUCKS! MANY of the residents with a garage, do not use it for parking or their space in front of their garage for parking. There are a limited number of spaces and we, like many others, wrongly assumed they were for those of us on the second floor without a garage. As it is, if you arrive home after 5 pm, you will drive around looking for a spot (good luck) or have to park far from your apartment. Normally, I wouldn’t mind, but in winter... HUGE ISSUE. It’s freezing and the parking area is covered in ice, so walking across it is treacherous. If it weren’t for this single issue, I would give the place five stars. We love the Springs!

Our honest reasons as to why my husband and I hate living here:1.) Everything is low quality! Extremely thin walls, kitchen drawers falling apart, glue all over the floor from installing the LVT, the fridge door not closing properly, flush mount fixtures coming lose about to fall to the floor, poor insulation, leaks under the kitchen faucet, sinks installed incorrectly/crooked.... the list goes on.Maintenance does the bare minimum in fixing things.2.) OUR APARTMENT SMELLS!!! Our entrance is directly in front of a dog run so with that being said, our front entrance smells like dog poop. It’s especially bad on windy/rainy days. Our apartment is also located directly above the complexes drainage system so it smells like MOLD ALL THE TIME!!!!!!3.) The parking situation is a nightmare. Good luck finding a spot near your apartment. This place has been open for over a year and they’re still doing construction in the area!4.) The office hours. They’re basically open during “normal” business hours which makes it difficult to get packages and/or talk to someone in the office if you work during “normal” business hours. The office also rarely notifies you when you have a package... you have to see if it came in and hope you get it before they close. They like to close 10 minutes before their actual closing time.5.) The cost. You’d think for $1500 a month you’d get a pretty decent place but that just isn’t the case. I don’t feel I’m getting my money’s worth by living here. DON’T MOVE HERE!!!!

Over all this is an okay place live.Pros: Staff is super friendly and willing to help. They also do a great job of keeping the dog poo cleaned up and ongoing maintenance for touch ups of the builds.Pool is open all year around. Gated entry. Great Location for going into Colorado Springs or Denver.Free coffee and hot chocolate when the office is open.Cons: Construction… What else needs to be said here. Poor build quality when it comes to heating our seconds story place…. PARK is horrible. If you move here you will want a 1st floor apartment just for the sanity of having a place to park. It seems not only do they allow more than two vehicles per apartment but there is room to park in front of a 1st level garage allowing for one car in the garage and one to part out front of the garage. However most of the residents do not do that so if you make the mistake of picking the 2nd floor, expect parking issues. Currently at the time of writing this, we move in being told that an onsite car wash was going to be available. However that is not the case at of 1/18/2019.The Gym is a little week sauce. It shows wells and I appreciate the free water bottles, fruit and snack bars, If they would add another bench and just double the free weight rack so at least two people could use weights, that would be great!I do not fault the staff, however. They have been great. While a pro is a gated entry, more times than not they are broke. Stuck open at least and not stuck closed……. But the frustration comes in when you see the apartments just south of this one have the same gates, and their seem to work more often then the ones installed at this location.

As with most things, the pretty appearance outside is not a true reflection of what is inside.I’ve been here since September, six months. This is advertised as a smoke free community. However, it is now March and since December I have been complaining about a neighbor smoking. As I write this, I have a migraine and am physically ill yet again from one of my neighbors smoking yesterday. I am allergic to cigarette smoke and chose this location because they advertised a non smoking community. Amber, the office manager, cannot seem to figure out who is smoking. Yet when I ask about being able to break my lease, I am the one again being punished with fees to leave. This is not an issue of someone being noisy or cooking stinky foods. This is a public health issue that the managerial staff at Springs at Allison Valley is not stopping nor preventing. And, don’t expect a good nights sleep here. It has taken them this long to finally figure out how to quiet the EXTREMELY loud furnaces/AC units. It is so loud I literally have not gotten a full night’s sleep since moving in (the furnace is directly across from the sleeping areas in the studio apartments). It’s been almost a month since they figured out a way to “slightly” quiet the furnaces, yet no idea when they will get around to my building. The quality of life at Springs is absolutely not worth the high cost of rent. For the same experience and headaches, and being forced against your will to be made physically ill by your neighbors, you can choose an apartment on the south side and save yourself hundreds of dollars monthly. The office staff is always smiling and seem extremely courteous, however, there is a lot of “let me talk to Amber and I will call you back in an hour.” Never to hear back. I cannot even count the number of times Kristin and Su have said they would call me back and then nothing. The choice is yours, but you can do better than the Springs at Allison Valley.

I viewed a new studio apartment that no one has lived in yet. The shower is modular and there were big gaps between the wall panels and the tub. There was a also a big gap under the tub spout. If these gaps are not caulked in to seal, water will get inside the walls and trickle down, rapidly leading to rot damage and mold. I would suggest that management address this issue because mold can adversely affect human health. Additionally I noticed that water had already leaked into the cabinet under the kitchen sink. The cabinets are veneer over pressboard. The air handler is in the sleeping area and was so loud it was hard to have a conversation. There are windows on one end of the apartment only and they overlook the parking lot (the name of the studio is “grand overlook.”) In the short time I was there my impression was that construction quality is not in alignment with the rent. it did look nice but imo, quality and safeguarding human health are more important than appearance.

I see them both used quite frequently, what a great idea!I have a studio apartment and my unit has all hard wood floors, two ceiling fans, walk in closet, washer and dryer, beautiful cabinets and counter tops and a large shower and bathroom. The finishes are really beautiful.I read a couple of complaints on here and Im quite shocked and disappointed that some people wrote a bad review over something so small and petty.Ive apartment hopped in Denver over the last 4 years and most of those complexes were pretty bad. Denvers rent rates are terribly expensive. When I came down to Colorado Springs and took a tour of The Springs at Allison Valley I fell in love with the rent $, the amenities and the staff! This is a beautiful place!

Our apartment wasn’t ready & spent 17 days in a nasty hotel provided by apartments. Locked out a lot for nonpayment by them. They covered storage. We moved from far away. They didn’t cover 2nd truck rental. Move in day had a form w/ several rules never discussed prior. Vehicle is wider than garage after promised it would fit. The garage was full of sheet rock dust. Maintenance apologized for cigarettes in crevices of concrete. Issues of black marks on walls, island falling apart, granite not stable, mice, cigarette butt in tub & toilet tank, damaged doors, paint melting on doors & sticks to skin like hot melted plastic, dust filled & stained carpets, carpet odor-tried to shampoo, toilets w/ no water pressure & overflowed, crooked faucets, damaged shower head, leaking dishwasher, flooring ruined from leak, leaking sink, fans had dust, garage door randomly opening or wouldn’t close, asphalt giving in front of garage, damaged blinds, door handles falling off, light bulbs blowing, pool not open, no pet spa or car wash, parking fenced off, not kid friendly, gym not completely functional & leaking water, residents screaming, fighting, & partying first night, nails in tires from parking lot, construction workers bringing family or friends to smoke cigarettes, marijuana, & drink in empty apartments they are working on after hours, raccoons in buildings, 1 good maintenance guy (other told us several times we didn’t need to sign damage form since they would be there & knew all damage), office staff lost info a lot & blamed residents saying it wasn’t turned it, & no cable internet. Can only use company they chose. They say none of this was brought to their attention. Even though multiple residents complained & filled out anonymous surveys. They had 3 managers I know of. When asked about important topics they’d say they will get back to you or say they didn’t have a manager. Original maintenance supervisor lazy, blamed residents for issues, & complained about other residents. Told us we got “the cheap s***.” Said they have to redo all apartments in our building after move out. New resident moves in & starts harassment. Calls in several times for months about smoking & complaints. Offer for garage to be checked anytime & very cooperative. They check & have multiple employees here for other issues. Never smell cigarettes. They violate us w/out checking our garage after complaint received. Immediately apologize & come to inspect. Had less than 5 minutes for them to arrive. No air fresheners or anything to cover smells. They retract violation. The resident makes bad review. We notice & bring it to Ambers (Manager) attention. They panicked. We are reassured there will be no retaliation. Manager admitted resident is trying to break lease & she has district manager upset. Resident calls in to say they witnessed one of us smoking w/garage door open. Person accused at work. No one addresses us. They say they saw our door was open. Which means, they saw our kids & neighbor kids playing in the garage. We get a notice on the door saying they are doing inspections of all apartments. Placed on other buildings. Witness manager & employee skip other apartments to come straight to ours. They stand in stairwell of upstairs empty apartment. They did not inspect all areas of our apartment. They noticed garage is open & exit through there. Receive a call of final notice for violation w/in 2 minutes of them leaving. Stating it smelled of fresh smoke & garage door was open to air out. Manager admits she only checked half of building. We have contacted law enforcement in regards to harassment, an attorney, the BBB, & have installed security cameras w/ audio. One of us is a disabled veteran who received letter from VA to break lease for a lot of these reasons & mental stress of harassment. Two of us have serious medical issues & cannot tolerate smoke. Offered to do nicotine test. One wears nicotine patches for dipping. Not used in over a year. Offered finger swabs for nicotine. Several other issues I do not have enough room to list.

The community looked lovely at initial visit with terrific amenities especially if you are a dog owner. What you do not see is the lack of communication with the leasing staff. When a question is asked and the response is Let me check and Ill get back to you this afternoon there is no follow up or days go by before vague answers are given. We opted to use the 30 day no questions asked notice to vacate. It was noted on the termination it was due to excessive noise. Yes, we did have residents above us that made it intolerable, but we first expressed our concern about the lack of communication and follow up from beginning to end of out time here. This was never noted of course and the executive management/owners of the Springs need to know this as a top concern. We are still continuing to try and lock down a final payment amount so we can settle up and this too is an ongoing challenge to get correct information from the leasing department staff. Very sad for a brand new development.
