I lived here for about a year now. Great area. Very central. Close to everything. Love it here at the knolls. Everyone is so friendly. And if I had problem Ron the maintenance guy was the guy. So cool. Very laid back. Respectable. If I wasnt sure of something Clint and Andrew from the front office were awesome as well. Definitely a great place. Some would say a hidden Gem.
Theres a few reasons why I am giving it only three stars, so here goes:Pros: staff is extremely friendly, maintenance usually great at responding to emergency maintenance (thanks Ron!), area is usually neat and quiet (minus the neighbors who think fireworks in the parking lot is fun...), website to pay rent is pretty easy to use, and apartments are comfortable enough appearance and quality wise. Water/Sewer and fees are usually about the same price so no surprise there. It is nearby old colorado city and highway so easy access (the turn onto Uintah is frustrating through with traffic) to many places.Cons: Electricity is gonna be your biggest concern for heating and cooling (about $150+ in highest/lowest temperatures), especially with vaulted ceilings, so thats a huge factor. Parking is always competitive especially at night, which I also wanna point out that most of the parking is close to office and mailboxes than actual apartments (including the reserved parking spots). Was horrified to learn that month to month was 600 more when my first lease was up had I not done another longer term (shorter amount, of course).So basically, as nice and responsive as the teams are, utilities and parking are a challenge. The apartments are old too, so giving that note its 3/5. It be better finding someplace with central ac as my primary concern.
Because of Covid, I had to find an apartment from a distance since I could not visit Colorado before moving from another state. I looked at 6 different apartment complexes. The Knolls was the only one where I could quickly get a response from an actual staff member on site. Most of the apartments run through companies outside of the area. Once I made the deposit, the staff were very responsive to all my questions, concerns, and needs. They have gone above and beyond to help me negotiate the challenges of moving from out of state.
We stayed at The Knolls for 3 months (December-February). The apartment was clean, parking was plentiful and management was responsive. The location is convenient with several parks close by, grocery store is 5 min away. We would stay there again.
I was looking into moving here and someone i know who lives here is paying as much for a one bedroom as the 2 bedroom I was looking to rent. She said her rent went up about 500$. I am never moving someplace that will do that to a tennant.
Ron (maintenance) by far makes this place! He is a hard worker and puts his all into what he does. He even stops and takes the time to say hi to my pup Gus :) Thanks Ron for all you do!However, the office staff could use improvements. Bad communication and integrity. If this review was based solely on office communication/professionalism I would only give 2 stars at most.
Office never bothers answering your messages even when it is something important. Very poor maintenance service. Packages stolen, mailboxes broken into. Noisy, weird neighbors. It use to be okay years ago when it was a locked gate community, but not now. Overpriced for what it really is.
Had a great 2 year stay at the Knolls! The office and maintenance crew were fabulous and I would highly recommend to a friend!
The apartments are older but the new maintenance here are doing a much better job and are so nice. They do everything they can to help me when I need it. And the landscaping here gives a beautiful mountain neighborhood feel. Along with the deer that come through here.
Do not rent. Our apartment was infested with mice. We called to let them know. They sent people out to come and bomb the apartment. However it didn’t work the mice were worse. When we called again they came and did the same thing. It still didn’t work so we told them that we were gonna leave since it was infested, and they told us we were going to payoff breaking a lease fee just over 3k.
The price for each unit equates the space and amenities offered. The staff is top notch and friendly and everything is so well kept. They go above and beyond to make sure the community is safe, clean, and everyone is well cared for.
Love the location and ease of walking distance to KingSoopers. As others have mentioned, these aren’t luxury apartments. They are a bit outdated but the prices are reasonable with great ammenities. One HUGE improvement, this summer, was change in the maintenance staff. There’s no longer frustrations when needing to have things fixed. Maintenance is responsive, friendly and timely! They recently started personaly following up after repair work and it’s such an amazing change. The two guys in the office always have a smile and seem to genuinely enjoy their jobs.All in all, it’s nice to live in a clean, safe apartment with great West side access and charm.
Ive lived here now for some time and I can say I havent had any of the issues (sans a few I will list momentarily) that many other people have had.The rent for a 880sq ft apt is a little too much for what it is. My room/apt was renovated before I moved in so that was a plus and I also pay exponentially less than my prior establishment.The management seems decent, Ive not had a problem yet so I havent been in touch with them - Oh! They also mind their own business which is a HUGE PLUS for my life. I cant stand a nosy land lord.I dont drive, but Ive heard a myriad of complaints about the towing in this neighborhood. Heres a pro-tip: DONT PARK ILLEGALLY IN HANDYCAP SPOTS ETC. AND KEEP UP TO DATE WITH NEIGHBORHOOD EMAILS REGARDING PARKING. Its not that hard! Wow! What I dislike is that the towing guy Midnight Towing appropriately named comes and does his work after midnight when everyone is asleep. Its quite loud and obnoxious too when the neighborhood lawn company comes around 4-7am on week days as well. ALSO FINALLY the mailbox... my god this is what really grinds me up and I really want to support this neighborhood with a 4/5 but this almost makes me want to give it a 3/5.Its located ALL THE WAY in the back. Mail is 1/10 times brought to door and there is also an AMAZON BOX in the back too..... I am user ofAmazon and I cannot carry all my mail plus my packages plus my amazon goods back to the FRONT of the neighborhood. WHO IN THEIR RIGHT MIND decided that placing these objects nearly a quarter mile into the neighborhood was a good idea? I have mobility issues and dont drive like I mentioned so I get my mail once or twice a week.. Just this last weekend I had apparently recieved a lot of junkmail and my MAILBOX WAS EMPTIED AND NOW I HAVE TO GET IT FROM THE P.O.This is so aggrivating that I fume just thinking about it. Same goes with the garbage bins, I have to enlist my friend with a pickup truck to help me remove bags and things I dont want. Its halfway from my place and the mailbox in the back where the dump is. It may seem like a lazy complaint but like I said I have mobility issues. I have told Amazon via detailed drop off instruction to place at my doorway, and whenever am expecting a USPS package I do the same. Alas they simply ignore the request.The area is scenic; just behind the neighborhood is a large hill. If you are a rockhound or love nature and if you have a dog this is where to go for a great nature experience.Overall I dont mind living here. It is what it is and they keep the whole place very clean. 8/10 people abide and pickup their dog doo doo. There is shopping down the hill of ALL kinds so yeah its not bad at all.
Absolutely loved living here. It feels really safe and with king Soopers so close, it’s a really convenient location. The second story apartments are beautiful with the high arched ceilings and the staff in the office are really kind and helpful. My husband had a really great experience living here. I love how open they are with pets and the events they sometimes hold on holidays. The pool is GREAT in the summer and having the in unit washer and dryers makes life so much easier. This was my favorite place to live in the last decade for sure!
My partner and I plus our two cats have lived here for almost two years and we are still very happy we chose the Knolls as our home in Colorado Springs. Clinton was very helpful in getting us signed up and settled in, especially as we were out of state at the very beginning. The buildings are by no means new or luxurious, but they are still decent livable homes in a good area.Some apartment features arent quite what they could be for the price, but again, decent and livable considering all other local conveniences. The included appliances serve their most basic purpose, nothing fancy. Maintenance responds to requests in an acceptable time frame; in our two years here they have only had to come fix the heat / thermostats, dryer, and dishwasher. I should note that air conditioning is a generously vague term for the one wall/window unit in the living room that -only- cools the living room and stops dead in its tracks at the dining room, but, it never really gets sweltering or humid here so its not a deal breaker for us that there is no A/C in the rest of the apartment.The mountain view from our apartment is phenomenal, great natural light within the apartment, and the general layout outside including mature trees and well-maintained landscaping feels less like a typical apartment complex. We are very happy the complex is going smoke-free, so we have been able to begin truly enjoying the fresh mountain air from our balcony and open windows more recently. We enjoy being walking distance from King Soopers, Petco, Ricks Garden Center, etc., and really not too far away from either downtown or Old Colorado City.
I have lived here 2 years going for our 3rd lease I love it. Yea its not updated. But it still nice. Clint is awesome. There not luxury but there good apartments. They are quite. And deer hang out. I enjoy our living here.

To my surprise when I approached my front door Saturday, it was unlocked, Lock broken, doorframe broken, door broken. I work long, medical hours, (12 at a time usually) in Denver… My schedule is always consistent, which makes me a perfect target for crime.BUT Today is 3 days since alerting the office and property manager, four days since alerting maintenance and the police. And I’ve spoken to nobody who can help me.Monday when I called the main office to report the incident And see what we could do about maintaining my safety and peace of mind… ) as my door is still compromised, and my lock isn’t functioning properly). I was told that the property manager was busy, and she would get back to me Tuesday afternoon.Tuesday came and went, so I called right before closing to see if I could speak to her.. she had already left the office and wouldn’t be back in until Wednesday. Crying now, I explained that I haven’t slept in days and I’m very upset because I’m stuck at the property, and she’s going home and sleeping just fine. The associate was apologetic and assured me I would receive a call when she was expected to be in the office at 10 AM, the next morning.I received no call from her. I am writing this now over 72 hours since reporting it, and I haven’t spoken to anyone who can help me. It wasn’t until Tuesday evening when I had to place the phone call to the office again, that anybody even asked me for a case number for the incident.This has been so traumatizing, that I have barely slept since. As I drove home from work last night I was hallucinating things on the road that we’re not there, because I am so sleep deprived.Crime can target anybody, no matter where you live. I would say that this neighborhood is a seven out of 10 for safety, The seven being given for the large homeless population in the area. I in no way blame the complex for what happened to me, my placement of apartment, etc. But I am entirely unsatisfied in the manner of which the situation has not been handled.I hope you enjoy the atmosphere, the nice pool, the upscale gym and yoga room.. but if you want consideration for your safety, and well-being. It’s not here.
Very unaccepting place
To be clear, these are not luxurious apartments. They are older and have a bit of outdated charm about them. The fantastic maintenance crew keep the units in great shape. There are upgraded units available that may better suit your taste. I moved into my unit, sight unseen, from out of state. My expectations were reasonable, so I was pleased with my apartment. The complex has a nice pool, hot tub and sundeck. Spectacular views of Pikes Peak for the price. Amenities have scaled back due to covid but they also have a decent gym with newer equipment AND (if youre into that sort of thing) they have a beautiful yoga studio with a view that will take your practice to another level). If you can do without super fancy and settle for a nice, quiet community dotted with mature pines, brazen squirrels and the regular herd of mule deer that make the rounds, congratulations! You may have just found a nice little place to get established in Colorado Springs. If youre a local who would like to find out why the Westside is the Best side, a reasonably priced unit near King Soopers, Arc Thrift, Walgreens, Subway, Coal Mine Dragon and more, right in front of the complex, this is your spot. Just a click away from I-25 and downtown. The nearby schools are wonderful, if that is a concern. If you are a dog parent, this is totally a great community for your fur babes. The complex and surrounding neighborhood are very pedestrian friendly. My family and I really enjoyed our experience living at the Knolls at Sweetgrass. When calling to inquire, ask for Clinton or Andrew. A lot of apartment complexes lack the positive customer experience these two provide. They treat residents kindly, professionally, and most important to me, with respect. All in all, its a nice, affordable place to live in a beautiful, convenient location.
One of the best places to live!!!! I love living here and the staff is amazing. They are so helpful in knowing the location and where to find the best food. All of my requests have been handled in a timely manner. I enjoy how they have changed their events to do something each week. I like the snacks instead as I can see them when I stop in for coffee once in awhile. They deserve a 6 since the staff is what makes this the best place. They love my dog and have a water bowl accessible for all dogs to use. Wow what a change from a few years ago!!!
Absolutely hate this place. Why is it finding the right building is an absolute headache? Poor design, poor layout, makes delivery service an absolute nightmare. Highly Recommend this place finds some organization with their building numbers.
I have live at The Knolls for 8 years now. I love being on the Westside of Colorado Springs and am close to shopping, walking trails, and Old Colorado City. The Knolls is pet friendly and an overall friendly community. The landscaping is well maintained. My daughter recently moved into The Knolls. After shopping around looking for a decent place to live without breaking her budget, she decided that The Knolls was the best choice.
The location of the apartment complex is great- walking distance to a grocery, hardware, thrift, and pet store; Old Colorado City; and downtown Colorado Springs. Thats where the greatness ends. They will nickel and dime you for EVERYTHING. There are fees for services you cant opt out of- like pest control and receiving paper statements. The water bill is determined by your buildings usage and then divided by the units in the building, not your own which I have never seen anywhere else before.They allow dogs and have pet waste stations around complex however almost nobody picks up after their dogs, despite there being free bags for our use.They routinely start construction with no notice to the residents, including jackhammering the entry way of the apartment below ours... at 7:45 am.Other maintenance issues are slow to be addressed and are often not completely addressed when they are- there is a wasp nest in the roof of our building that has not been addressed, despite every resident paying a mandatory monthly pest extermination fee.Trash is not collected frequently enough so when trash day comes, the dumpsters are overflowing with trash bags. There are very few recycling bins and they were padlocked shut at one point making them impossible to use. Despite not having recycling services, we were still charged for them.The apartments themselves are average at best. The in unit washer and dryers are awesome to have however, the doors to the closet (formerly a coat closet) make it very difficult to access them because they do not open completely. They are sliding doors and block access to the washer and dryer.Some neighbors are great, some are a-holes but that could happen anywhere.Bottom line, look elsewhere unless you are willing to put up with a lot. We will not be renewing our lease.UPDATE:After not renewing our lease, and vacating the apartments over four months ago, I received a notice from collections. The Knolls filed stating that I had not paid my remaining balance when moving out. The check was cashed immediately after I wrote it, which I have statements to support. When I asked the Knolls about their claim, they admitted that there was no balance due, and could not answer why they had sent my bill to collections. They continue to money-grab despite me no longer being a resident!
I am really pleased with the knolls. They have a great staff there. Janessa showed me an amazing apartment and was super during the whole process as I am an out of town student who was looking for a place to call home. On the tour Janessa told me about all the great stuff this place has to offer including restaurants she’s been going to her whole life. I unfortunately had to move because I became ill due to sloping floors in my building. The best thing was the property manager worked with me to try and find another home on at the knolls. Naomi even worked with me to stay a little bit longer than expected. I love everyone here and I hate to go.
I have lived at 5 different apartment complexes/homes across Colorado Springs and The Knolls at Sweetgrass is hands down the most professionally ran company of them all. Incredible customer service and great pricing for such spacious units. Clinton and Naejomi have been extremely helpful BOTH times I’ve signed leases here. I guarantee you won’t find friendlier property managers in this area. Take my word and give The Knoll a try, you won’t regret it!!
It wasnt a horrible place to live... but for the price itd be nice to have some over head lighting in more than just the bathroom and kitchen. The parking was terrible as most apartment complexes, but they really dont even have enough spaces for the tenants! Plus, anytime wed try to talk to someone at the office for any reason they were always gone. Wed show up during business hours multiple times and thered be a note on the door saying well be back at 2pm when it was like 3 and no one was there...
Decided to redo the parking lot with no warning kept the lot closed over night had to park on the street where nothing is safe the security was for the swimming pool not even for your safety the rent is way to high to constantly have issues with leasing agency do not rent will be the next slum
The property staff is incredible here. Janessa, Clinton and Naoimi worked with me to find a space only to find out I would be taking a job closer to their sister company just North. Naomi worked tirelessly to help with a smooth transition from one set of lease signings to the next. I will miss the friendly staff the most when I move and can’t say enough about their friendliness, compassion, and attention to detail when it comes to assisting their residents.
I saw a review and it saddens me to hear someone talk with such disgust for the apartments. This place is somewhere I have called home for over 5 years. I have seen the rent change and increase. I actually took the time to talk to the office people and they explained how my renewal was affected by current market. I will not discuss my increase as I feel that information is not important but it was a substantial amount but it was what I would have had moving to anywhere else that was in amazing condition for how old it is. Trust me I looked around for something because I am on a set income. I am older than the home but I know I am not young anymore so there are some quips to fix. The service here is taken care of when you tell them. Yes there are homeless that live around here but it is near downtown and we see them even on the road at the nicest restaurnats but that does not mean I do not eat inside. Yes homeless do throw trash in the dog park but I see the guys outside picking up daily. So sad as to the issues people have with here and they do not see how good it is or has become. I love this place.
Worst apartment complex ever. First you pay for a gated community but the gate is never locked. Secondly there is constant construction going on. From the couple years i lived there i never once did not see construction. From the gym, to the pool, to parking spots, and the road. Everything is also closed all the time. The pool is not even open the whole summer. The worst experience ever is when i decided to move from this place. I was buying a house and I was one month off from my lease end date, so i had to go month to month. The knolls management are thieves, they took my rent from $1100, and made it $2200 for month to month. Doubled my rent for a two bedroom apartment. After gouging me for the rent, they charged my over $2000 for replacing the carpet in every room. The carpet was not even ruined, as well i paid $25 pet fee per pet for 4 years. I am currently putting a small claim in with this company for doubling my rent, i dont see how this can be legal. But i would say to all who want to move here... PLEASE BEWARE YOU WILL OVERPAY UNTIL YOUR BROKE.
I loved my move in experience with Janessa. She helped out so much to make sure everything was perfect. I have been very happy since and enjoy seeing her on the weekends. She is the greatest and love my apartment.
This is the best place I have lived since moving out on my own. The office staff is great, always helpful and willing to talk to you. The maintenance staff is very quick and efficient you can put in a work order and it’s done by the end of the day great place definitely recommend it
The Knolls is a one of kind spot, a place you will call HOME~ nestled on a hillside in Western Colorado Springs. Located only minutes from downtown Colorado Springs, Old Colorado City and Garden of the Gods, this beautifully landscaped apartment community will welcome you with open arms! Naejomi Bower, the current manager, is the heartbeat of this community and even when tested, she remains energetic, very accommodating, and full of personality. She somehow makes everyone feel like her favorite person in the world, and will go above and beyond for you~I just found out she will be leaving us for another opputunity to make people and families happy~ and though I am devastated, I am excited for the lives she will soon be a part of. 😭~We have lived here SEVEN YEARS. It’s impossible to leave with everything it has to offer~ You’ll be sold with its Mountain View’s and gorgeous amenities (private year round outdoor jacuzzi, well maintained, crystal clear, heated pool during the summer, tanning deck, yoga room, and 24 hour gym) along with an attentive, friendly group of grounds keepers and maintenance staff! We have never had a problem with noise or parking, and live on the Southwest end of the property. Oh and did I mention how awesome the office staff is?! Clinton and Xavier are very friendly, and will do their best to accommodate you and your needs~ If you’re looking for a home, this is your place!
I absolutely recommend living here. The Knolls is a wonderful place to live, they have a beautiful complex, and their staff is amazing. Let’s start with the office staff. They are so knowledgeable and kind. They go above and beyond for everyone. They have done so much for my husband and I. They know all of their residents by name as they walk in the door, and you’re always greeted with a smile. It’s such a lovely atmosphere.Now on to the maintenance crew. They are all well rounded in their jobs, and very knowledgeable. They are quick to address maintenance requests and quick to fix things. They are all very kind. We are so lucky to have such a good maintenance staff.Overall, the apartments are clean, well kept, and very roomy. They’re floorplans are spacious. We have absolutely loved living here.
The layouts are nice and the location is great, but the corporate policies are strict. They made us pay to get our car back that they had towed illegally. The pet deposits are expensive. They drag out giving back security deposits probably hoping that you forget about it. We had to fight to get our security deposit back. Even though the amenities are really nice, its not worth it in the end.
Can’t ever answer the phone when their an issue. Horrible customer services. Doesn’t take care of issues you have like they should. Just tells you to deal with it your self.
Massively unethical and overpriced. Once had my truck stolen by them because they took oil out of the pan in my bed and dumped it beside the front right tire on top of fresh snow, then had the audacity to say that Id left a spill. Their picture clearly showed the footprints of the person who staged it.
We were hunting for a home while briefly in Colorado Springs back in November. Clinton and Naomi were so kind!! Love the people in this city! So helpful!
Since getting a new office manager, it seems this place has gone down hill a lot. No one in the office will ever answer the phone, the dog stations have become nasty due to it not being changed, I have put grocery bags out because their are never any bags. The assistant manager is great, she should be the PM. I have lived here almost 5 years and have loved it until the past 4 mo or so. They cant even keep maintenance guys here, I cant count how many have come and gone since I moved in. I will not be resigning my lease with this place, I hate it here now. The office manager is unhelpful, tells you to secure your dogs for the prevention inspections but, cant go into a bedroom or bathroom. So if you dont have a kennel then I guess their is nothing you can do. So sad, i loved here, my apt, the location, and my neighbors. No wonder so many people are moving out. Just a little advice, dont move here you will regret it.
I have great views and love my apartment layout. Full size washer and dryer and near old Colorado city. The only things I have to complain about is the lack of central heating and ac. Sometimes they are slow on getting to snow removal. My old apartment would have it done at like 5 in the morning they usually don’t get to mine till about 9-10am.. I have really high stairs and have to go to work. My downstairs neighbors smoke and my apartment always smells like weed and I don’t smoke. I’ve even had people comment on it when visiting which is embarrassing! Overall it’s still a good place to live.Update: the office did address the weed smell and its not as bad. Unfortunately after this I had some really crazy neighbors move in. They have had the police show up multiple times. The first time a woman was screaming for somebody not to touch her and the group was yelling at a gentleman to leave her alone. The cops showed up at my door at 2 am because it had woken me up- I guess they saw my lights on and decided to ask me questions. Since then its only gotten worse. The couple is constantly fighting and it sounds like the gentleman is possibly dangerous. Ive expressed my concerns to the office multiple times and they do not do anything. I understand they do background checks before you move in. I guess it does not make a difference what a resident does once they live here. Unfortunately for that reason I am also moving out next month. This is unfortunate because I love my actual apartment.Also they have had their mailboxes broken into and did not do a thorough investigation. The property manager was only aware of outgoing mail being stolen. I informed her that I had drove up to pick my mail up one night and the whole front of the box was open and ALL the mail outgoing and recieving was gone. I called the maintenance person that night to inform him and he said he was aware and the office was making arrangements with it?.. I had a package that has over $400 products in that my mom had shipped that was super late. I was convinced my package was one that was stolen but they told me they had already reached out to all the residents who had been affected. Im sorry but if it was outgoing mail how would you know who was affected?? Fast forward a couple weeks and received and empty box from the post office saying they had recovered my stolen box and were doing an investigation.. Of course the products were gone. The office was not much help again. Handed me off to the post office and took no responsibility for it.

I just moved out of the apartments and I would tell everyone to NEVER move here. For starters the office ladies are horribly rude and have no manners when it comes to dealing with people. Getting maintenance done in the apartment is a nightmare. When I first moved in, my washer would fill up and then would not drain so I had stagnant water sitting in my home. It took someone coming out 3 times over the course of a few weeks to finally fix the problem by replacing the washer. My garbage disposal broke towards the end of my lease and after waiting over a week for some one to show I called the office back and no one had even put my maintenance request in. Now to move on to the residents. I dont know what kind of qualifications that started using to select tenants, but there are some extremely trashy and shady individuals now living there. There are babies in diapers running around and dogs running loose and you can hear people fighting all the time or revving their truck engines for extended periods of time, Id rather live next to a busy highway. There have been multiple vehicle break ins to the point the property management had to hire security and the one time I ran into the security officer he appeared to be under the influence of drugs or alcohol while making his rounds at night. When I first arrived at the apartments when I moved in (I moved from out of state) there was paint peeling on every wooden surface (stairs, front patio, and back patio) I understand the weather is harsh in Colorado but a bucket of paint is not going to cost you an arm and a leg, its just sheer laziness. I had multiple cabinet doors fall off through the lease, luckily my boyfriend is a handyman and I didnt have to call out the maintenance. Upon moving out I know I needed touch up paint for a few spots in the apartment and requested a can so that I could do it myself. I was told that it was not necessary and we would not be charged for the touch ups after we moved, then I am told I was charged $60 for them to touch up a few spots in the apartment.I should add that one of the reasons I left, aside from the above, I received my lease renewal papers and they were upping my lease, but when I looked online they were only asking $818/mo for the same floor plan vs the $860/mo they were trying to raise my rent to. If someone has been a good tenant for well over a year you should not raise their rent.I have lived in many apartments and the time that I lived at The Knolls at Sweetgrass was probably THE WORST apartment experience I have ever had.
Warning!! Do not live here.... The office puts on a good front but they are rude and horrible after you move in. They are only concerned about the bottom line and not the renters. They will harp on you if you have what they feel is clutter on the patio but they wont do anything to clean up the property. The office staff are morons and they change weekly. The maintenance staff is great but they turn around once a week because they cant deal with the office staff. It takes an average of 1-2 months to get anything fixed and they wont replace appliances even when they are broken. Youll only get maintenance out within 30 days if the office staff likes you otherwise they dont put work orders through until you threaten them. You will be miserable here, I promise.
I am only giving 5 stars for one person as he is the only person in that office that does anything anymore. Clint is friendly each day and always looks into my problems. He even came out to pick up my check when my leg was broken. Maintenance is awful and always rude. I have now started doing my only repairs so it gets done correctly.
Floors are obviously not level, checked with a ball and a level. Heating is provided by inefficient 1970s era baseboard heat registers. AC is provided by a single window mounted system permanently affixed through a hole cut in the wall. Utility billing is shared for all utilities except electricity. The kitchens are painfully small and there is zero storage in the apartment and no external storage area.Maintenance is somewhat responsive and the leasing office is fairly helpful.The rent is cheaper than the average but make no mistake, this is by far the single worst place I have ever lived. I will happily move and pay an additional 300 to have level floors and modern HVAC
We rented the apartment because of the washer and dryer hookup and the excellent location (near grocery, coffee shops, etc.) However, the storage situation in the unit leaves much to be desired. There is not even a coat closet or a place to put the vacuume cleaner.This is also the only unit we looked at with no microwave in the kitchen. The appliances were clean, and in good working condition, but they were definitely the cheapest that money could buy.Also, the security gate has been broken since we moved in and there have been vehicle thefts and break ins in the complex as a result.I would have to say we got what we paid for coming here!
I currently live here. Moved in at the end of August. We had a few things we put a maintenance order in for and they were taken care of except for one minor thing with the screen door but im not in a hurry on that. Unit was very well updated and taken care of. Now that it is winter, I have discovered that the AC unit,which is built into the wall, has a weather proof issue and is now building up ice on the inside of the apartment around the unit. I am going to them today to have that taken care of. The office personnel seems perfectly fine when communicating. I always receive emails AND texts when there is a known issue on the property. Yes, there are breakins into cars in the area. My friends car was broken into a month ago. But that can and would happen anywhere. The location is great and I do not feel unsafe at all. I have to walk to my car at 3am for work and the only thing i fear is tripping. They could do with some more community lighting for that reason. I think the rent is a little high. Bringing it down even $100 would keep us here after our lease is up. Everything else is great.
I love living at The Knolls. The staff is so friendly. Blaise completed my work order in a timely fashion and was clean. The office staff including Clinton and Naomi are always so friendly and nice. I walked in one day with an office full of people, they still greeted me with a waive as I went to the gym even with a man screaming at the manager. I always see them friendly no matter how they are treated. I enjoy walking my dog here each day, visiting the gym and stopping in for a cup of joe (occasionally they do rice krispy treats). They even handed out breakfast last week with food and a friendly smile as I left for work. What a great place and staff.
Was only here temporary because I was shopping for a house was told I could back out at anytime.I gave a 30day notice before I left and they send my info to collections without even giving me a final bill.Also very thin walls cars get broken into all the time and it will take maintenance at least a month to pick up the glass I have video proof.Also they were doing some digging in front of my apartment and left exposed wire for over 2 months!!Also there is a large homeless population all around the fencing of the knolls,Take a drive and look around you will see especially by their mud pit of a dog park,and good luck if anything goes wrong in your overpriced 1970s apartment. When you think you put in a work order they never report it and you will be stuck with that problem for god knows how long.One last thing parking is very limited and 9 times out of 10 you will have to park a few blocks down from your apartment.
The way they treat their tenants is outrageous. Maybe worry more about the people sleeping in front of the “dog park” and digging through the trash everyday than trying to screw over the people that pay to live here
No stars for this place. I have had 3 issues with neighbors in two years. When I confront management, they state its he said she said and do not do anything about it. I was threatened with a knife, my tires on my car got cut before and tonight at aprox 11:30 pm a tenant pulled a gun out on me over a community parking spot. He pointed it right at me and asked if I thought he was joking. I called cops...they said their hands are tied and cant do anything about it because the guy and girl involved stated there was no gun. So what do I do after someone does that and says I know where you live. Nobody so far is helping. Stay away from this place, it has gotten worse since new management took over and shady people living here now. A month ago they were passing out flyers for a Peeping Tom looking through windows and now this. Sad...
Maintenance requests take weeks to process (including wasp nest removal when you have a lethal allergy)...once finished issues will reoccur.Dog park doesnt actually contain dogs. Mine were able to escape multiple times.

My daughter rents here and is about to finish her second lease. For the price i dont recommend. They can not keep employees. The turn over rate is extremely high exspecaily for maintenance. There is currently no property manager. With no replacement in site for the one that up and left. No one can be bothered to answer the phone so god forbid you have an issue. Amenities are always down for repair. There excuse is always waiting on the vendor. Be prepared to pay out the butt for electric as the heat is electric and its impossible to keep the apartment warm. My daughters bill was 270 last month and thats keeping the heat set on 65. Its around 150 in the warmer months. Be prepared for retaliation if you complain to upper management. My daughter has never been late on rent in 2yrs and never had a complaint against her but what she has done is emailed tony on serval times about the lest then par conditions here and staff not doing there job. Integrity is not existing here. The buildings are from the 1970s and very little upgrades have been done since. My daughter had to go through hell with the cable company because there lines are so old they cant support the new equipment and when i say new equipment thats anything newer then 1990. Internet is horrible here. The walls are full of lead and asbestos. I do agree with other reviews about the entrance having a lot of vehicles parked with homeless and drug addicts. But being its a public street the knolls wont do anything. My daughter called the office for over 2 hrs to complain about a barking dog that another tenant locked in the bathroom and the dog barked for oved 3 hrs and of course no one answered the phone. When she finally just walked up to the office they tried to say they didnt hear the phone. Issue still wasnt taken care of. My daughter again complained to the office about it and was told to go take care of it herself. For the price not worth wasting your time you wont be happy. For the kind of service and conditions here including how old and out dated everything is they shouldnt be charging a penny more the 750. I highly suggest you do your research.
Currently in the process of moving out of this apartment complex.Shady neighbors, lots of vehicle break-ins and a generally dumpy complex (peeling paint, dog poop everywhere) are not something worth paying over $1000 per month for in my opinion. Calling it a gated community is false. The gates are open all day long and its easy to follow cars into the complex if you just sit and wait outside. There is nothing to keep people from walking into the complex either. On the plus side we had a washer and dryer in the unit which was nice and the pool is a nice place to hang out in the summer. Location is ok being close to the grocery store and highway but the amount of dodgy people hanging around isnt the best. Not the worst but not the best for my money.

I dont normally post and I was like the rest of you on here with nothing good to say last year. I recently have renewed because of the change in people at the office. My work orders are being done finally and the managers are all helpful with answering things that I was never helped with before. I actually have someone listening to me and I gave them a new chance. The manager is seen picking up trash, the office people take the time to help, maintance is actually working now. What a difference in getting rid of the old people. I was tired of being laughed at and treated poorly by the old staff. Listen up this place might be old and near downtown where yes there is a shelter but they show me that they are making a difference to keep it clean and looking better then it ever did before the changes recently.
DO NOT MOVE HERE. There is mice EVERYWHERE and they dont do anything to get rid of them. Been here only a month and Im ready to GO! The manager Naomi? just makes up excuses on why we cant move and she needs to get fired. It is DISGUSTING here.
Awful. Just Awful. The whole property was built on a slanted foundation. Bring a ball and place it in the kitchen, it will roll away.Many hidden fees. If you factor in the thousand or two thousand (Not even joking) dollars they will attempt to rob you of you might as well lease with a much nicer apartment complex.Please avoid.
Horrible experience! I moved out in may and while I will say it was safe, everything else was horrid! You will get all utilities (besides electric) bundled. I was charged (unbeknownst to me for property tax and a fee to separately bill for services) my electric was through the roof in winter, even though it was still cold. One of my bills was $386! The rest were in the $300s! Dont expect parking either, if u come home after 8 pm all the parking will be gone and you will have to park a few blocks away on the street. And they will tow u if u park anywhere over (even a few inches) on the no park signs! It was a sweet $250 to get my car back! I moved out and did a walkthrough with the maintenance men that were creepily standing outside my door whIle we were moving the last few boxes out. They were so excited about how great I had left the place. Stating it only needed a few paint touch ups (from nicking the paint from moving). Now all of a sudden I was charged with cigarette odor that was $200 and 3 times (months) worth of utilities that are paid with rent. Called and the incompetent staff accused me of having a cat and etc. I have never owned a cat. They are saying that the carpet had to be replaced due to the smell so they still cant rent it. Its funny because there is a new tenant living there 5 days later! AVOID this hell hole at all costs!
I liked these apartments until my vehicle was vandalized. I had to pay $300 to fix my vehicle and it is very clear that the complex could not care less. I more than likely will be moving as soon as possible because this is unacceptable.Update: We recently moved out due to PCS orders. Dont live here! I still will give the property a solid 2 stars due to a great location but after living here for two years with maintenance requests not being fufilled, loud neighbors, vandalism to my car and my husbands truck and a bill for nonsense after moving, I would not live here. The price was okay but I would much rather pay more and avoid these issues, on top of rude office staff that picks and chooses when to adhere to their lease.
Not worth the price no central heat/air, baseboard furnace draw a huge electric bill, staff is horrible even know they change every 3 months, they suck at communication and never respond to work order. I lived there 11 months and the amenities were probably open 2 of those months.

I lived at The Knolls for 11 months, and overall I would say that it was a decent experience. For the seven years previous I lived in a small mom and pop rental, so moving here to a large professionally managed complex took some getting used to. What attracted me was the great location with gorgeous mountain views, the really nice grounds, and the fantastic pool area. Also, the price was right, at least for a two-bedroom, and the apartment itself was spacious and came with a washer and dryer. Really loved the layout too! What I didnt appreciate was that no one, not even Colorado Springs Utilities, would tell me how much utilities were going to be, which is the main reason why I am writing this review. I agree with the previous reviewer completely that these are the most energy-inefficient apartments ever. Electric baseboard heating, super low-quality windows, and no effort made to seal up places where air comes in makes for ridiculously high electric bills in the winter. Seriously, just take a look at all the daylight you can see around the air-conditioner before you move in. Expect to pay 25% of your rent in electric alone in the winter. More if you are not conservative. You will also be paying for water, sewer, and trash. The management neglected to mention Id also be billed every month for pest control, real estate tax, and a service fee for the convenience of receiving a bill for my rent and all of these things. Sheesh....talk about nickel and diming! You might also want to pay for a carport if youd like to park anywhere near where you actually live, as theres not enough unreserved parking for everyone. On any given night, most if not all of the unreserved parking is full. So, if you can afford a carport or two, and dont mind the super-high utilities, its not a bad place to live. I found the maintenance to be above-average, with requests being handled promptly. I didnt have any problems with break-ins, nor with my neighbors.
Not sure what everyones problem is as I have had no problems. Property is kept nice, staff is very friendly. Never had anyone look into my car or apartment let alone any near me. Only issue is my neighbor is an a hole but thats not the apartment complexs fault. So all the people putting bad reviews must be over exaggerating. Price is reasonable and layouts or nice. Buildings just got painted so it looks alot better. Come see the property for yourself. Do NOT take a negative review as truth.have lived here for 7 months without any issues.
Dont rent here. They no longer deserve anyones business.I am a current tenant, and have been for years now. This place has a laundry list of issues, many you can see already listed on here by other disgruntled previous tenants. While they have managed to try and fix some things, namely the things that were most likely to get these apartments fined/sued/or shut down, it simply doesnt justify what theyre now asking. There was a time, now abruptly dead, where the price you paid at least made dealing with those issues tenable. However, without warning, or justification for the increase, in the last few weeks new rent rates went around.Theyre increasing by TWENTY percent. 20%. You read that right. Thats also the lowest increase, some leases by as much as 200% Let me read you the rate increase for a 5 month lease - the largest increase of all the lease options (why? Who knows, the 4 month lease is literally exponentially cheaper, as is the 7 month, but apparently they really hate the number 5 or something). Per their official letter: 5 month leases will increase by $2066 per month, to a total of $3071 a month, effective April 19th. You read that right, $3071 a month. Ive included a picture.These are a sub par set of apartments, with sub par service, in a city with endless par or better options. Now theyre shamelessly gouging their rent prices to take advantage of renters. Colorado Springs has one of the worst rental markets in the United States right now, and there has been talk of rent cap laws coming in. This is a blatant example of why those laws may go into effect. I feel like someone should contact lawyers over this, because Im sure theres an unfair housing act violation occurring here with the level of rate gouging theyve announced.Mission Rock is a disgusting property management company, and should be ashamed of themselves for this completely unjustified 20%-200% increase in their rates from the previous year. Theyve literally done nothing to justify such an enormous inflation of cost.All one need to do is pull up in front of this place and you will see how little they care. On an average day you will arrive here to see meth addicts doing drugs from their trailers parked on the main road. The company here doesnt care. Theyve never done anything about it. It has consistently required action of dozens of tenants in these apartments, gathering online, and petitioning to the police, and nearly to the local news on one occasion, in order to resolve the frequent homeless populations that will literally set up camps all around the property.Given that they are increasing the rate by more than 20%, I imagine many of those tenants who took the extra step to force the homeless off the property will no longer be living here. So once the community network here that does the job that this company wont do, the whole area will be inundated with meth-heads in tents and motor vehicles on all sides of these apartments.We made the local news one day when one meth-head started searching between the buildings, and attempted to abduct a small child through the window of an apartment. The tenants & police were very involved, but all Mission Rock/The Knolls did was release an E-mail saying watch out.The dog park is on a hill where the wind blows through, and the staff here so infrequently pick up the waste that accumulates, that after a breezy day you can go up to the park and find the trashcans thrown about, and bags of feces literally all over the place, even stuck in fences.The baseboard heating here will cost you an arm and a leg in the winter, and fail to truly warm your apartment. The dinky A/C unit in the living room will cost you an additional limb, while also failing to actually cool your apartment. Some of the appliances in the units are from a bygone era. Most of the electrical sockets will refuse to hold your electrical devices securely into the wall, warped from years of overuse.Also, they never gave us a lead-based paint disclosure when we originally moved in. Just fyi, there is lead.
I would not recommend living here. I lived here for two years and in that two years, this apartment complex went from bad to worse. They have this place billed as a gated community, but when they stopped working, rather than repair them, they took the gates out, yet didnt decrease the rent price for the reduction in safety. My car was totaled in the parking lot, and surprise, no one left a note. When I went to the staff, they told me, there was nothing they could do either, and then awkwardly stared at me, as I tried to figure out what to do. Cars are broken into here on a regular basis. The glass from the broken windows remains littering the grounds until enough rain/wind dissipates the debris. The balconies and stairs are falling apart, and I leaned on the rail as to not fall when the stairs were covered in ice, and the rail almost gave way. It was definitely nerve wracking! We pay for security and for pest control monthly, but I have yet to see either of those services on the grounds. Keep in mind, I lived here for two years and I have never seen either of those services provided. The dog park, which is a generous thing to call it, has a fence that is damaged that has holes dogs can easily slide through. I stopped taking my dog up there alone because people squat up there from time to time and sleep in the brush around the perimeter or the benches in the park. I once walked up on two youngish kids having private time up there and it was rather off-putting. There are transient camps that take up resident parking and leave filth all over the sidewalks and streets. People camp in vehicles there as well. I had boxes stolen from my doorstep, and we have had multiple notifications about suspicious characters on the grounds. People that live here are loud and rude. I will hear parties going, screaming, and people revving up engines at all hours of the night during any night of the week. People will just sit in the parking lots and lay on their horns, and it is exhausting. The trash cans for doggie waste are always full and frequently empty of bags. Sometimes people will donate grocery sacks and put them in the doggie containers, but there is literally poop everywhere. I tried to clean up as I found waste for a while, but I cant keep up with an apartment complex of people who dont care. I have also had terrible neighbors. One of our neighbors smoked so much, MY apartment smelled like cigarettes. There is trash everywhere, and when they repainted the buildings, they left the supplies out and spilled paint. They didnt bother to clean up afterwards. After the wind storm, the fence from around one portion of the complex was blown down and it was over a week before someone thought to move the panels of fence (with nails up) out of the drive.Also, the seals around the doors and windows dont work and it is always drafty. We use plastic and weatherproof our apartment and keep the heat set between 50-55. Over the cooler months, despite all of the prep, our heating bill still ranges between $200-290 per month! The plumbing is also terrible here, as one of our baths constantly backs up into the tub. It wasnt set correctly, so instead of the water flowing down to the drain, it backs up into the back of the tub and gets stuck. The water only stays hot for a few minutes and then you are stuck with freezing water. So, shower fast. If you do want a bath, you literally have to boil pots of water on the stove to fill the bath with. They dont repair things, they dont clean things, the office center is outdated and doesnt always work, the parking is nonexistent, and the security is a joke. For what we pay to live here, we could have a nicer apartment, townhouse, or condo. Which is why we decided to be done with this apartment complex.
These are the most awesome apartments my wife and i have ever rented at, its super quiet everybody super friendly and a great view of the peak, people pick up after there pets and the staff are great about maintenance in a timely manner, thank you knolls for a wonderful living environment. -J.A.P.
READ THIS REVIEW FIRST:AREA: Off of 17th and Uintah.The location isnt bad if youre not familiar with the area. The shopping outlet has alright stores, and the view of the mountains are great.Although, the traffic on Uintah can be awful at times, especially if youre trying to turn left from 17th street... just be prepared to sit for a while. The interstate is only 5 mins down the road!Homeless people do roam the area, but not into the apartment complex.The neighborhood seems fairly safe, but Im more careful at night.APARTMENT: 1 Bedroom/ 1 Bath[[ My boyfriend and I found The Knolls at Sweetgrass. A woman gave us a tour of their 1 Bedroom/ 1 Bath apartments. We looked at a bottom, corner floor apartment that had a small patio, rock lawn, 5 windows and a sliding patio door. Inside its mostly carpeted. We had a fireplace ( only their 1 bedrooms have a fireplace, I think) and a small dining room. Standard size living room, pretty small kitchen, breakfast bar, small bathroom, and decent size bedroom.Includes washer and dryer!]]PRICE: $903 without water, sewer, etc. for 1 Bedroom/ 1 bath.PLUS MONTHLY UTILITIES: $950 for 1 Bedroom/ 1 BathExtra fees if you pay rent online! ALWAYS GET A RECEIPT.I enjoy the staff. Very friendly. When you move here, you have to have Renters Insurance. The Knolls can provide information if you need it, but we bought a plan for $11 monthly. You have to pay a monthly Exterminator fee of $4. Ive lived here half a year and weve never seen an exterminator here. Ever. And we have spiders inside often, wasps outside. Pet deposit is as much as the deposit on the apartment, plus a monthly fee. You must provide a physicians note to prove your Service Animal. You can switch apartments after 6 months, but you have to give up your deposit.APARTMENT COMPLEX:- Not enough parking lots & spots. By 8pm, youre parking on the street.- Lots of dumpsters for garbage & recycling.- No playground. Lots of grassy hills, but lots of rock lawns.- Gym, pool, hot tub.Our parking lot is near 17th street. Our car was broken into 2 WEEKS after moving in! Within the month, two other tenants had their vehicles broken into as well. LOCK YOUR DOORS! Security is suppose to drive around at night, but I rarely see them. And we did have squatters camp out for 2 weeks in front of the complex, the management told us to call police after complaining to them. I dont feel as safe as I could be.The Knolls management made it clear that our patios were suppose to be clean, without trash bags, etc. Well, they dont enforce that rule AT ALL. I constantly see trash, toys, fallen branches, food, dog poo and etc. all over the hill in front of my apartment. Kids everywhere CONSTANTLY. We had to complain for 2 DAYS to the management to clean 12 bags of trash off of 2nd floor porch next door... it was sitting there two weeks! The complex isnt too bad. The community is pretty friendly too. :)LIVING IN YOUR APARTMENT:- Paper-thin walls. Paper-thin ceiling on the 1st Floor.Do NOT live on the 1st Floor. Trust me. Our neighbor above us isnt terribly loud, but we can hear everything. BUT! My 1st floor neighbor next to me is so loud. We hear everything and FEEL every foot step. The foot steps are so bad that things shake in MY apartment. I dont know if thats a foundation/building issue.... but youre going to HATE it or youll be hated for it.Our 1 Bedroom apartment has 3 separate heaters. The bedroom and the living room needed lamps. All of our outlets are upside down and a few of them dont work. The apartment comes with an air conditioner in the living room. (Our bedroom is on the other side of the apartment, away from the AC. Id buy an AC unit if you want your room to be cold.) And NO. STORAGE. SPACE. I can barely fit any of my stuff plus my boyfriends things in this place. Theres only 1 closet! Your bedroom closet.Living here is alright. Its not terrible, but its not amazing or close to it. I dont plan on renewing my lease. Okay place for college kids/ single adults. This place needs work!
First off there are numerous people walking around looking into the apartments and cars daily. As well as numerous cars being broken into. you will find glass just about everywhere from all the broken windows. My car happened to be one of many this summer and i emailed the office and all i got was a basic sorry this happened to you... well how about you install some damn cameras? They sure as hell make enough money from over charging everyone. Absolutely terrible. The apartments themselves arent that bad but maintenance will never truly fix something. Or better yet i put in an order for the dishwasher to be fixed and the woman emailed me asking if it were ok for them to enter the house. i had yet to reply so i could check my schedule when i would be home....guess who entered my house at eight in the morning? The maintenance man. How strange. As well as I have a few plants in the grass in front of my patio so they can get sunlight... i have had them since MAY.. and it is now september and i am being told i will be charged if i dont move them? No where in my lease does it state that i cannot have potted plants . It does however say that i cannot have it in the way of walkways, stairs, etc. and it does not interfere with anything of the sort. Not only that.. you can only pay rent online and i went to pay on the 4th and it would only allow me to pay in the 1, 2, 3 of each month..s o i emailed them and said i hope to not be charged a late fee for this error and i was replied with a no because this is your first time and guess what i came home to the next day right after i payed rent? A notice on my door and they added 200$ EXTRA DOLLARS. After I had already spoke to the office? Clearly there is no communication. I have lived in about 10 apartment complexes in my lifetime, and I have mixed feelings about living here. If I could, Id give it 2.5 stars.First, the good:I like the location and placement of the apartments themselves. It looks like they are arranged so most units do not face a parking lot, and it also feels like they are built with an emphasis on isolation, or privacy, if that makes sense. Even though there were a lot of units and tenants at this place, I did not really feel crowded like I would at other complexes. If you have dogs, theres plenty of green space between the buildings to walk them around in.The maintenance staff were great! Very responsive, helpful, professional, and friendly. Most issues I had were resolved quickly, and the one that had to wait a while was becuase they were missing a spare part, and had to wait over the Christmas holiday for it to be shipped.Now, the not so good:These units are absolute energy black holes. They lose heat very quickly in the winter time, and have a very hard time staying cool in the summer. I have not had energy bills so high since I lived in California. I am comfortable in saying that the energy costs of living here would be equivalent to living in a decently built 4,500 sf house. And I tried to mitigate these energy losses, mostly by throwing blankets over draft spots, but it helped very little. Be ready for winter energy costs that are about 25% of your rent. This is what I experienced, and I have a hard time believing that other units would not be the same.Leasing office staff dont really care. To illustrate: we had a fire in an adjacent building, and the fire and smoke damage was bad enough that 3 out of the 4 tenants had to move out. I talked to one of those tenants a couple weeks after this fire, and he told me that the office staff hadnt even reached out to him with a phone call, let alone a visit to inspect the damage. Being a disaster victim myself (see: Manitou Springs flooding), I find this extremely upsetting. And it tells me that management cares about your rent check way more than the welfare of its tenants. Not to say Ive had any landords that have been much better than this, but I dont think this should be the norm.Lastly, if you do end up moving here, I would sign the shortest lease possible. And God forbid you have to move out of town before your lease ends, because the lease termination fees are OBSCENE. When all was said and done, it was about 4 months worth of rent to move out. Shame on me for moving mid-lease, but life happens, and I dont believe this penalty is representative of the costs the complex sees due to me leaving early.So, in conclusion, I would say this apartment complex is extrodinarily mediocre. Would I recommend this apartment to a friend? I thought most of my neighbors were fine folk. Sometimes a stereo would be blasting too loudly, and most everyone kept to themselves, but I had no problems with anyone.
Ignored formal request to fix heat in babys room for two weeks in dead of winter. Heat always manfunc or had huge costs, but place was freezing. Staff considered normal
They are ok. Lived here a while back. Parking was a pain and the apartments were super hard to heat in winter and impossible to cool in summer. The window unit didnt cut it.

Average looking apartments. Application and administration fees are absolutely ridiculous. $400 to tell me we cant live there.
High price. Apartment is not updated at all.

Worst possible service, all the women who work in the office are extremely rude and not helpful at all, spiders and webs all over the gym equipment, the utility bill is through the roof and like rigged or something, if I even turn on my heat I have a $300 bill each month, loud neighbors, dog poop everywhere and big dogs are always roaming around with no leash or owner near by, everything continues to break, just horrible.
