Management is super attentive, grounds are always clean and well maintained, the apartments are really spacious with high end finishing while still being really affordable.I looked at about 13 rentals in the Springs and this is BY FAR the best option. LOVE the views. If you get home after 9PM, prepare to park on the other side of the parking lot but there are always open spaces pretty close.
They threw a “blind date with a book” where we got a surprise book to read with wine and cheese! What a great experience and super fun! Lots of thought and effort was put into this event and it shows!! I love being a resident here.
Maintenance requests are always handled within 24hrs in my experience, the pool and grassy areas are always very clean and beautiful. Best apartment I’ve ever lived in. I love the interior and the community events. So much fun!
This community is so fun to be a part of! Today they did a “blind date with a book or puzzle” with drinks and snacks at the clubhouse by the pool. It’s a beautiful area with kind people. I love being a resident here!
I moved into Aliso Briargate 2 years ago in their Bldg #3, on the first floor in the Sagebrush floor plan. The linear layout makes for a spacious and comfortable flow. I chose the first floor for the 12 ft. ceilings and just love how lovely it complements my furnishings and artwork. The windows in the apartment look out to a beautifully landscaped courtyard with seating, a pergola and stainless steel gas grill. The staff has always been available when I needed anything. Their Top Shelf customer service and communication is the added extras that makes living here so enjoyable. Thank you to Heidi, Tiffany, Nick, Jason and Craig for always treating me like a Queen. You folks are the absolute BEST!
I toured these apartments and they are beautiful. The management and staff is extremely friendly, knowledgeable, and helpful. The community itself is clean, welcoming, and just an overall really nice little community.

I am disabled and moved in on the fourth floor because of the elevator. Well the elevator never works. And when it does it is full of dog feces and urine. I nicely asked if they could make sure it works and is cleaned daily and the red head in the office told me that it’s not a priority… The apartments are nice inside but the outside is often overrun with animal excrement. The grass is always dead from the animals. The office staff is really rude so don’t expect any empathy from them. There is also NO PARKING.
I moved in about a month ago from Minnesota fresh off the worst 9 months of my life. My 35 year old son moved out, leaving alone with my wife. Suffice to say, he was the glue holding the marriage together.One night I had had enough and climbed out of the top bunk and woke my wife below. I told her I wanted a divorce. She seemed to take it well initially but said she needed a moment and walked out to the kitchen.I went back to my bunk and sat there thinking about losing half of my accumulated assets when I heard her cackling like crazy. The last time I heard that cackle she was using dark magic to suspend our son by the ankles in the kitchen. Unfortunately this time she was just getting pleased by the neighbor.I packed a bag, got into my Toyota Yaris, left the house and never looked back. I’m still paying the mortgage but don’t want her summon the dark lord kuthulu on the rest of my bloodline so it’s a small price to pay.I stumbled upon Aliso apartments and was taken in like family. I have never felt more at home. The community activities are a fun way to find your next wife. The community activity organizers are literally a godsend — they add at least $700 of value to my rent each month. They are kind, thoughtful and make the best out of every situation — rain, shine or forrest fire. I love them. They love me. And I want to live here the rest of my life.Just please collect my trash on time.
This place is great if you never need anything from maintenance or the office. The purple haired one, Jessica I think, is really aggressive and rude. They refuse to clean up all of the animal mess in and around the buildings. If you ever bring up concerns about the conditions of the buildings, they immediately get aggressive and defensive. If you move here, be prepared to park very far from where you live and have your car broken into. And don’t bother complaining to the office.
Don’t live here if you value having a competent property manager. I saw them putting up signs at 4pm yesterday telling residents they’d be towed if they didn’t park elsewhere by “9am tomorrow.” First off, if I hadn’t left the house after 3pm or been gone for a day when the hell is “tomorrow”? Besides not giving a date to clarify, only giving residents 15 hours to move their cars is a joke.
Overall, our time renting at Aliso Briargate has been mostly positive. We love the layout of our place and all of our neighbors are very friendly. Although, we do believe we are overpaying for apartment living with the restricted use of amenities. Considering many are struggling financially from the impacts of COVID-19, you would think rent would be reduced since amenities are no longer the same. The pool and gym are only open during business hours.. when most people work. Its usually after work when we want to take advantage of these amenities which initially attracted us to this apartment complex. Even before the virus hit, there was rarely anyone in the gym. Its unfortunate residents are not under a honor system and treated like adults who will social distance and ensure the proper use of the gym. We will not renew our lease paying as much as we do with the restricted use of amenities. House rentals are so much cheaper and roomier! Also, packages always seem to be missing or delivered to the wrong building which has been annoying and stressful. We have had several delivery workers and visitors complain about the layout and how its confusing to find specific apartments which we believe is the main issue. Honestly, the best part about living here now is the maintenance crew. They are very receptive and friendly, particularly Anthony. Thankful for their hard work!
If you are looking for a luxury apartment complex in the springs look elsewhere. We have lived here for a year and can’t wait to move out once our lease is up. The complex has beautiful amenities that have not been able to be utilized due to Covid. Limited limited hours . People do not pick up after their dogs. We have piles of poop outside our patio and don’t even have an animal it’s disgusting. Tiffiany in the office is rude and condescending. My car was broken into and the parking lot has no cameras and leasing office could have cared less. Our building has had the water shut off numerous times.Overall for my money, it’s not worth it.

Extremely satisfied with my time here at Aliso. Heidi helped me lease an apartment in one day and ensured a smooth transition as I was moving from across the country, by myself. She answered all questions and was always available to help. Jasmine is amazing too! I was not aware of something in the lease (Do not be dumb like me, make sure you read your entire lease in detail!!!) and she explained everything to me in detail and assisted me in finding a solution. Not only are the apartments beautiful, the amenities are amazing, and the location could not be better! Customer service is amazing and this management team honestly handled the COVID-19 situation with ease and helped out the entire community. Thank you all!
Going on a year in these apartments and we LOVE them! The girls in the front office and nice and are always looking out for us! The maintenance guy is super friendly always willing to talk to you. We plan to stay as long as we can! We are very happy!

I have lived here for almost a year and I can’t wait to leave soon. Aliso and NALS Apartment Homes are VERY discriminating. Tiffany at the leasing office is also extremely rude. Nobody knows what the heck they’re doing. They never respond to me or my housemate, and if they do it’s months later! Please avoid at all costs.
I have lived in three other apartment/ condo complexes and this one has been the best so far. What truly makes it the best is the friendly staff and the parties they throw throughout the month for the residences. I have never lived at an apartment where the staff put in so much work and effort for the residents. I find it a great way to socialize and meet your neighbors! I also like the pool area and the gym they have on site and its the best I have ever seen. I live in 3 bedroom apartment that is 1411 square feet and I think the layout of the space is nice and cozy for fitting everything comfortably in an apartment. I am very pleased with living here and have enjoyed the closeness to a huge shopping plaza and Target, as well as the location and mountain views it has to offer. I would highly recommend this place to anyone!
We needed a three bedroom apartment on pretty short notice and are very grateful to have landed here. The apartment is quite spacious, maintenance and community issues are dealt with swiftly. The front office staff is a lovely group who work very hard to keep the residents happy and build community (weve had some pretty fun parties!).
Beautiful property! My friend lives here and every time I have visited, the outside area and clubhouse are so clean. Everyone in the office is great. I talked to Jessica about moving there and she was so thorough and sweet!
My family and I moved into these apartments by April 1st this year. We were moving from out of state and were in contact with Jessica the entire time. She was always available, kind and professional. We are grateful for her efforts and having been one of the 1st few people living here, weve seen a lot transition and changes happen. Jessica has been challenged due to all of the changes and yet she continues to smile and do her best to make everyone happy.We always keep in mind that things are never perfect. We needed a few things fixed when we moved in, and both of the maintenance guys Chuck and Craig went above and beyond. They are always working so hard and sharing a smile.Also, I just met Jasmine the other day, and from what I noticed, she too is very professional and kind.Thank you everyone. Heidi and Jasmine have been incredibly hospitable and responsive since day one. Managing new construction leases sounds more than stressful, but these ladies put their work hats on and truly care about your home and your needs. Craig from the maintenance team showed up today to make some adjustments to the dishwasher, and he reflected the same kindness I see in the front office every day. This place is beautiful, and the views here are truly amazing. Watermark on Union is hands down the best choice for people moving to Colorado Springs.
I just moved here recently and needed to move in somewhere fairly quick. Jessica helped me with everything. She was super patient with me and answered all of my questions. The place is super clean and the staff overall are friendly and helpful.
This is the best apartment complex we’ve ever lived in. We moved from out of state and needed a good place to live where the kids would attend Grade A schools. My wife did a lot of research and we accepted this location before getting a tour, and we couldn’t be happier. The staff has been nothing but kind and helpful. Overall we’ve had a great experience.Reading some of the reviews and all I could think is - people really shouldn’t get so upset right away. Be patient. This is after all a brand new build. Everyone is really working hard. My best advice, be calm, be patient and understanding. We’ve had nothing but a great experience.Josh
These are the nicest apartments we have seen in the springs, the surrounding area is great with easy access to get to stores and restaurants. The apartments are beautiful as well as the amenities that are provided, we personally love the amazing pool. The staff are great and very friendly, would highly recommend this place.
I am giving this complex a low rating based on poor management and treatment of potential clients. We had firmed up our lease plan with Jessica for a short term lease. The lease termination date was discussed and agreed upon.Then, we were directed to Heidi to do the paperwork. First on the agenda was to garnish the application and administration fee...which was done quickly using a routing number to take the fees directly from my bank account. Not 5 minutes later, Heidi let us know that Jessica was mistaken on the end date of our short term lease, and that it would in fact, be extended an extra month. We didnt want that unnecessary month of charges. Heidi said they could not refund our app fee even though the transaction had just been done.Based on such poor communication and feeling that we had just been deceived, we leased from another complex close by. In attempting to retrieve our admin fee, no phone calls or emails were returned.Its a shame to feel treated poorly by a business that is relatively new and that I would assume wants a good reputation and good publicity. Full disclosure....we did finally receive our $150 admin fee back after approximately 8 weeks...losing the $100 app fee.The complex itself was lovely. The office staff was friendly. The way this miscommunication was handled was very unprofessional.I would not recommend this facility.
DO NOT SIGN a contract at this apartments. Horrible customer service and horrible ethics from this company. I moved in 5 months ago and I been dealing with some health issues and had to get a Leave of Absence from work without pay.In January I tried to talk to the managers and explaining that I was having trouble recovering from a surgery that I had back in October and that I was not going to be able to work until I was fully recovered (approximately 2 months). I explained to her that I knew I was not going to have any income for to 2 months making it impossible to pay my February and March rent. I also explained that I just didn’t want to get behind and stop paying rent so I would like to see what paperwork I needed to break my lease for medical reasons. Only to be told they don’t care if I’m sick or dying ( it’s on the lease) you still have to give 2 months notice plus pay 2 months rent to break the lease. That is $5400 that you have to pay to get out of their lease not matter what.Now is February and of course I could not pay my rent so yesterday February 6 I got a letter saying that I need to pay my rent or move out in 10 days.I think is crazy how they think is ok to do this to someone that is already going thru hell because of health issues and tried to explain to them the situation before you even get evicted from your apartment. Now I got evicted from my apartment and I still have to pay this apartments $ 4000.Do not sign a lease at this apartments unless you are 100% you will never get sick, loose your job, because they don’t care about you, your family or anything other than getting money from you.
Absolute worst experience I have had in a very long time! Great location but not very helpful when it comes to the front office. I am usually not 1 to take online reviews to heart but this place certainly has earned its bad reputation!
Very disappointed with the way I was treated. I would not recommend this complex to anyone. I jumped through hoops to be able to move into this complex and was just left extremely disappointed. This company does not pride themselves on providing accurate information to their potential residents. I was lied to by Jasmine in regards to the term of my lease. And Jessica, worked with me to remedy the situation but provided misleading information as well. Don’t waste your time here.
Jessica, Jasmin, and Rose were amazing. They bent over background to make the process of moving into these gorgeous apartments hassle free. These women were very courteous, professional, and most importantly kept their word in an age of contractual agreements.
Jasmine provided the most outstanding customer service when we toured last week. She went above and beyond when we toured the complex. She was professional, courteous, and very thorough. Thank you Jasmine!
We love it here. We absolutely had the worst experience ever at our last apartment and living here has been a breath of fresh air. Heidi was so nice and helpful, I walked away from the tour and wanted to move here just because of her! Love the fixtures and the finish on cabinets! There is so much room in my EXTRA LARGE closet and large open living area/kitchen in the 1219 sq ft 2bd 2ba. We looked at over 10 different apartment complex and this complex was definitely the best fit for our family.
By far the best community I have lived in and the office staff is always helpful!

Jasmin and Dugan are not honest about the rent special and lease terms. Dont let Dugan, or Jasmine steel you that the lease special is for a 12 or 13 month lease. When we were ready to sign our lease it showed 14 months. They said they would fix it and then changed it to 13 months.. I was told 12 months several times by them. Typical bait and switch tactics. Refused to sign lease after dishonesty. Good luck

THIS PLACE IS HORRID. If I could rate this place less than a 1 star I would. The “management” or lack there of is completely rude and disrespectful, and the people working there have no idea what is going on.Jessica and Rhonda have absolutely no idea what they are talking about, they had NO correct information on available units, and on the description and amenities of what was included in the apartments.After waiting WEEKS to hear back after applying and paying the application fee and not having a place to live in, and after calling MANY times waiting for an answer they finally sent an email regarding our application.We decided to move into another apartment that communicated very well with us and got us in after one day of applying while we were waiting on hearing back from watermark.Watermark has beautiful apartments and amazing amenities, but management needs to be replaced and the other employees need to be properly trained.
I have never encountered such amazing staff who are totally focused on the happiness and well-being of their tenants. Management and front office staff, plus all the maintenance folks are so friendly and accommodating - and they go out of their way to meet everyones needs.The apartments themselves are really well constructed and finished - with lots of upgrades and modern finishings….making it feel much more like a home than an apartment. The common areas and pool are also just amazing, with spectacular views.....and the hot tub is perfect for cold winter days! The gym has everything you need and allowed me to cancel my other gym membership, saving me close to $100 a month!The community feeling in this complex has totally blown me away - the amount of effort the management and staff put in to the community events (Halloween party, Friendsgiving meal, Christmas formal party, etc.) is second to none, and Im so grateful for all they do on a daily basis.Finally, the location is perfect - walking distance to Target to grab any groceries you need - great on snow days!!….plus walking distance to Abbys Irish pub and a few other dining establishments makes this place super convenient. And with easy access to main roads and highways, you find yourself in the perfect area of the Springs with great views and amenities close by.Feel free to use my name if you decide to move in here - might help you get a discount ….and I may even get a kick back too lol :)

Was told to apply to get an apartment and the fee would be deducted from my account. 7 months later I get a collection notice that the fee was never deducted like it shouldve been. Now my credit score has gone down thanks to that. Not very happy.
They are very dishonest people-they don’t care about the quotes you got via emails-the guy who emailed me the quote does not work there anymore and they would not honor the quote that was on the email (which I saved and forwarded it to them) They are just out to rip you off. They don’t keep their word. Renters beware.
I was visiting a friend and was threatened that the cops were being called waiting for my friend to get home from the gas station and was treated with hostility and agression for just waiting for him as I was escorted off the property I had to wait for him across the street, it was ridiculous to say the least
