Had roaches since I moved here in October 2020 told management and my apartment was sprayed multiple times. Never got rid of them. Just got blessed with bed bugs last night. Iposted Pics below and they weren’t even the worst bites just the only appropriate ones I could take pics of .Had to caulk my own apartment because the floorboards didn’t even touch the wall. This was in a newly remodeled apartment too. Management is no help! They avoid any and all questions. Police here frequently. You will end up paying at least $300 more than what you think. They charge for the flyers they put up monthly (sometimes weekly). People are nice. They’ll bond with you about how awful the apartment is.

Skye is without a doubt the best!! She has been working with me during this tough to time to ensure I will have a place to still call home. She is amazing and understands that life happens especially during this pandemic and is right by your side to help. She went above and beyond for me and I appreciate everything she has done. Best landlord hands down!!!!

Hi, I am a cockroach at the park at penrose apartments, previously known as summer Grove (they had to change the name so they wouldnt get shut down because of me and my friends). This is a great place to live because I have millions of cockroach and bedbug companions here. I love to eat human food so please come on down so I can try some of yours. The pest control only comes on Thursdays but thats not a problem because the stuff they spray doesnt kill my friends and I. We live and thrive here in every nook and cranny. We even live in the walls! The management must love us because they wont do anything about us😁.Sincerely,the roach community

Skky and Brianna are both very knowledgeable in the application and leasing process. We were able to have about a 2 week turnaround from start to finish. Skky and Brianna were both there for every step of the process and answered whatever questions we had while easing aniexty in the process. This area of town is where we wanted to be for ease to necessities. The only complaint I have here is many people still prop the exterior doors to the buildings even after being asked not to and not all apartment doors have the double lock on them or are flush with the door jam.

This place should be sued and shutdown. The management loves to gaslight. Also you cant walk a single step without a cockroach or bedbug being there.

Looking to move here from out of state and I have been pretty nervous due to never moving out of state before but the ladies that I talked to today were absolutely AMAZING and so so helpful! Adrian, Vickie, and Brianna were all so sweet and willing to work with me, I’m an easily confused person so I called a few different times and each time they were more than willing to help me and had great attitudes and were very knowledgeable. I am excited to come visit and take a look around!

I lived here for 3 years and at first it was terrible but upon the newest ownership taking place it has definitely gotten much better! The office staff is amazing with communication. Skky the office manager was a great big help with my move out process! The previous company had misplaced my rent payment and put an eviction on my record but with the help of Skky she definitely handled it in a matter of days with their lawyers! Thank you so much!!

We have been living at these apartments since March. When we moved in they gave us a paper to outline everything broken or wrong with the apartment so they could put work orders in for them, one of the issues we put on there was that the air conditioner blew out hot air. It wasnt a big deal then because it was still actively snowing. In April, after reminding them about it again, they sent out maintenance to assess it. The maintenance guys told us we needed a replacement unit and they would have to order one. A month later I called the office to see what the status was about the replacement, only to be told that being 7 months pregnant wasnt a priority by Cynthia. Another month later I called again and they said they were waiting on the part for it to be delivered when we were told previously that we needed a whole new unit. During this time it started getting hotter and hotter, the first day Colorado Springs had that was in the 80°s, I was in the hospital with extreme dehydration and at that point my blood pressure started getting so bad that my doctor told me if it continued that I was going to be induced early into labor for the safety of me and my baby. I even went to the office to speak with the manager in person only to be told that there was no information she could give me about when the part was going to be ordered, and refused to show me when they even ordered it as I am not even sure they did that when they said they did. She patronized me saying Im empathetic to your concerns. A week later my doctor had me in the hospital for my induction, my blood pressure and dehydration was getting out of control and my baby needed to come out for both of our safety. She emailed me a little over a week ago now to tell me that the ac was finally delivered and that she had scheduled the installation for last Thursday. No one came. I emailed her regarding what she said and the installation multiple times and there has been no answer. Its been 2 weeks that my daughter has had to stay in this apartment without air conditioning and I have mentioned this being a health concern for her multiple times as well, no answer. I have reached out many times in the hopes that this could be taken care of but just end up getting further screwed over by management. This has affected not only my health, but my pregnancy and my babys health. She was born over 2 1/2 weeks early because they cannot fix issues that they said they would. I cant even effectively breastfeed because of my dehydration, causing issues with my daughters weight gain and health. Routinely its nearly 20 degrees hotter in the apartment than it is outside, so what does that say about these days that have been in the 90s? We have to go sit in our car with the air conditioner on to be able to get any relief. I wonder if my 2 week old daughter ends up in the hospital like I did from these issues if it will finally make a difference to them. Because thats where this situation is heading. If I could give 0 stars I would not only because of these issues but because of the bed bug issues throught the buildings, washers and dryers that are never fixed, the door to the building is never fixed and poses a constant safety issue, and rude office staff. I was hoping for a better experience for my new family only to be sorely disappointed so far. I wouldnt normally leave a review like this but they refuse to answer my questions or concerns.

Skky the office manager and the office staff have been great, address any concerns or questions I may have in a timely manner and are always friendly and courteous. Ive had a very positive experience living here. Management has done an excellent job managing the property. Newly remodeled buildings are very nice, new floors, paint etc. Secure buildings and new entrance ways. Neighborhood is very convenient to many businesses just a few blocks away.

Absolutely awful. This place has a never-ending infestation problem. After bringing this problem to management, all I received was a stack of sticky bug traps to place on the floor. Buildings were fumigated in May, but it did nothing; and no follow up or additional treatments were ever made. Sharp nails are sticking directly up inside of kitchen cabinets, very unsafe. My unit had human/pet hair painted into the walls. Everything is poor quality and is constantly falling apart; all attempts to renovate and fix these issues were obviously just the cheapest fixes they could find. Re-carpeting on the staircase started to fall apart after just 2 days. Amenities are were never opened on the date advertised to residents. The rent they are asking for the quality and space they provide is absolutely criminal. The leasing office is extremely mismanaged, disorganized, and unhelpful in every problem that we have come across. Upon reading their responses to similar bad reviews, it would seem that management is either in denial about the state of their community, or lying to scam others into moving in. It is honestly embarrassing how the employee who is responding to these bad reviews insists that they are a five star community and have a five star staff. It is a lie. If you are considering moving in, please save yourself the trouble and look elsewhere.

The office manager Skky does an amazing job of answering concerns and questions regarding problems or inquiries. She has addressed all issues in a timely fashion and helped me more understand the issues I have had and work through them thoroughly. Shawn and Joe came to install a new faucet in the kitchen, they did a great job and were very professional! I am pleased with the work they did they are true professionals!

Recently relocated from Southern California and let me tell you Brianna, Cinthia and Skky are all beyond accommodating, knowledgeable, and down right sweet! They answer ever phone call within 2 rings max and have a very welcoming demeanor. My application was processed and approved within 24 hours and I came in for a tour and inspection within a few days of my application being approved and was moved in within 2 weeks. My apartment is completely updated and renovated with gorgeous hard floors and all new appliances and cabinets in the kitchen. The gym on site is something you see in magazines and is so clean and spacious! Brianna specifically was the agent I dealt with and I would recommend her to literally anyone for anything! She made me feel at home from the moment I called with questions about the property and availability! If I could give this place more than 5 stars I would! I have been here for almost a month and seen no bugs and had not one issue so far! Also the place is cleaned and mopped every day! The buildings are secure and you can’t enter without a key fab which makes me feel extra safe! The literal only small down side to the complex is that it’s bones are old so you do get a semi frequent cigarette smell but it’s not overwhelming and that is the only negative I can identify at this time! The office regularly has events held as well as promotions to save all the tenants money! Please don’t waste your time with other places in the Springs. Make Park at Penrose your home and you will not regret it! Thank you to Brianna and the office team and I love my new home!

By far the worst experience with any property managements I’ve ever had. My truck got towed the very first night I moved there. I was told my truck was overlapping the parking space. What’s more disappointing is that they don’t even have a warning sign. Plus they could have just asked me to move my car given that they had my vehicle info in the system.

If I could put 0 stars I would. I just had a conversation with Cynthia when my power went out due to a breaker in negative degree weather and she was incredibly rude stating that I would have to pay to fix it if were to happen again. I am currently sitting in the cold for well over an hour now waiting for someone to come help since she did not let maintenance know the issue the first time it happened. If I have any advice for anyone looking at this review is to never move here, the employees are rude and the housing sucks.

They will tell you they got new management and it was the old managements fault and theyve fixed their bedbug issues and such, but this is owned by a larger company and it is just employee recycling. DO NOT MOVE HERE!

0 star would be a more accurate description. This is easily the worst place I’ve ever lived in my whole life. TLDR: don’t live here, spend a couple hundred extra and live somewhere better.For one expect to pay between $150-200 in utilities every month. Do I need to say anymore on that?For two if anything breaks in your house expect it to stay broken. There was a leak in the ceiling of my shower which I called them three times about but they didn’t come out to look at it for a week. Then they tore out my ceiling and tried to cover it with plastic and tape but because water was dripping it kept falling down and leaking water all over my bathroom. They finally send a plumber out and they didn’t check if they upstairs neighbors were home so he had to leave and come back again. Finally leak is fixed but my ceiling is still gone, it never got fixed. They rescheduled four times and just never came back out. When we left the apartment there was still half up plastic and no ceiling.You won’t get heat until October 1st. No if’s ands or buts. Is this illegal? Who knows, probably. But they don’t turn on the boiler until October 1st. So you know that snow we had September of last year? No heat.Once they did turn out heat on our thermostat didn’t control it. This didn’t get fixed for a month. We had constant, never-ending heat. So you know the unseasonably warm October we had? Heat up all the way through it. Three different maintenance men came by and did the exact same thing to try and fix it and all came to the same result, which finally somehow ended in things getting fixed, a month later.In addition to all this we had cigarette smoke coming from other apartments in our apartment constantly. It was even giving me severe allergies and nothing was done. Our neighbors dog barked all day, and the frat boys next to us played loud music constantly. Don’t expect to ever have a moment of peace.The manager of the apartment complex is the most rude woman you will ever speak to. I have never had a good interaction with her.Overall really your money is better spent anywhere else. Spend an extra hundred dollars and you’ll still probably spend less than you will here due to the ridiculous utilities. We didn’t even live here for a whole year, but I can’t imagine spending one more second at that place.

Rent is way too high for what you have in the apartment. Cabinets are falling apart. No dishwasher. No pantry. No balcony. No washer/dryer. Stained carpets. Super tiny. Thin walls. AC only cools off the living room so the bedroom is super hot. They painted it as a renovation and are now charging even more. Key fobs on the outside of the building dont work. Tons of people fighting all the time. The staff is very nice though.

This is an updated review! I had originally given this place zero stars with the previous management company. Since my last review we have gotten a new management company and I honestly can say they are great. They are trying their hardest to get everything repaired and making things nicer, the office staff (especially the manager) is a million times better. The apartments are being renovated and they are so much better than before. It is hard to fix up a place where the previous managers did nothing, but I truly think these apartments can be amazing here soon. The prices are decent and once all of the construction and repairs are done (which they have managed to do extremely fast) I think it will be a wonderful place to live.

The office staff is amazing. There was a tough transitional period between management companies, but the maintenance and office staff are wonderful. They have been very gracious and accommodating during this rough year. They have helped out so much with rental assistance and removing late fees. I cant express my gratitude enough.

The landlord has, on several occasions, blocked my ability to pay rent on time, giving my account a $0 balance/ charges for rent, only to then charge me late fees for them not letting me pay my rent on time. Last month, tried to pay rent, transaction was being processed. Did not receive an email stating that the transaction was declined for whatever reason, only to check back on their amcrentpay.com a couple days later to see that they had charged me several days worth of late fees without telling me. Theyre at it again. My account has a $0 balance/ rent charges, and no one is at the main office, when theyre clearly stating that its open on a Sunday from 1 to 4. If you want a landlord that commits fraud and lies and overcharges and tries to get you with hidden fees. Come to this place! Theyll also charge you for their utilities.

Not recommended. I have never been treated as rude and unprofessional as Cynthia and the brunette woman manager that I don’t exactly know her name. I came to the office to figure out an issue of my brother because my brother was charged twice when he made the rent payment. When I went into the leasing office for my brother to figure out the issue because he doesn’t speak English at all and I didn’t know that Cynthia speaks Spanish, they told that they can’t talk to me because I wasn’t in the lease contract with my brother and I was trying to help my brother out . Cynthia and the brunette woman manager gave a violation sheet to my brother because, I was visiting and staying with my brother for a month and they said that I was living with him. I have seen a lot of people come in to stay in the apartment with the people that live in this place and they don’t do anything for them. I felt as discriminated as never. My brother went into leasing office to reclaim his money, Cynthia was not empathetic at all and began playing game with my brother, telling him that he needs to be back to the office in 10min and he went back to the office and she told him come back at 03:00PM and my brother was very mad. I took back my previous review after seeing that the staff brought down my rent from the outstanding balance, this place still has issues but I can see that everyone one is going through their own hardships and struggles, I know that nothing is perfect and for the price we pay it’s not THAT bad but we forreal need to get these potholes taken care of 🤦🏿‍♂️ And these roaches are literally the worst thing ever. But I’m looking forward to moving on with this complex’s great management, and finishing out my lease here.

I took down my former review after the manager Cynthia called me today. I have been through a lot of hardship housing wise for years elsewhere, my 12year old included of course. I went from my car, to a co-workers couch. And the day i took the tour and applied, I have never been treated with so much grace and professionalism from a leasing staff. Today... She explained to me the maintenance men care, but experience delivery delays for parts, wait for parts etc. I can agree because i know the maintance worker that comes to fix my stuff, he said he lives here as well and is empathetic and cares. I still have to pay my rent. But talking to her, and the other ladies in the office shows me i was right to move in here. They are kind, good hearted humans. Trying to make this a better living space for all of us. I had awful credit, and they took me, my son and dog in. Also, since covid Ive been out of work. I have NEVER gotten a single eviction notice on my door. They call and ask me why, and go so far to provide resources. Im not trying to brown nose them or suck up, again, I am getting nothing. Just the exceptional level of customer service, i feel deserves to be recognized. Cynthia, i dont know how she does it and stays so kind and sweet and patient

Would love to give a 0 start raiting. Dont sign a lease here. Its writen to the point of covering them up for all of the illegal things going on here. Like towing with no notice, or extending your lease without your permission. I should have been out of here months ago because we signed a 6 month lease. Somehow now its a year long....

Bedbugs, roaches, mice, homeless people, piles of shopping carts in back lot, water always going out without warning, awful management. The website looks nice, but its not showing the real building or the real neighborhood. Water bills are also high, community usage means you pay for tons of water you didnt use.

I absolutely love my apartment friendly staff and maintenance crew, they installed new windows and i love them. Love the new design they are trying to do and couldnt be happier! Love the new name as well. Amazing vibes and ive only been here since august cant wait to stay a lot longer thank you guys for making my dreams come true with my first apartment!!!!

Edited review** Since the new management company has taken over all of our needs have been met in a timely fashion, and with little to no frustration. I admit there were a million and 5 problems with the previous company, but since Skyy has taken over we have had virtually no problems. They are getting repairs and renovations done quickly and they are nicer. I definitely reccomend getting a renovated apartment if moving into the complex. I truly believe this complex could be a 5 star complex once construction and repairs are done

If I could give this place negative stars, I would. Never in my life have I dealt with anyone as rude and unprofessional as Cynthia. Cynthia was extremely rude and condescending when I came to her with a few questions. It was only when I went into the leasing office that I was made aware of an outstanding balance of over a thousand dollars when I was told by another staff member that I would not have to pay any other fees. Voicing my concerns, Cynthia was not empathetic at all, and began making childish comments... and she’s an assistant manager? She does not seem to genuinely care for residents or potential residents, and it is clear in her customer service, if you want to call it that. I have witnessed her in the past with other residents and was almost embarrassed, I never in my life has seen such a sorry excuse for customer service by a member of management. All that on top of the entire staff not being on the same page should be reason enough for no one to willingly move into these apartments. For your own sake, find a different place to live, unless you like the smell of stale cigarettes and throw up.

GET OUT WHILE YOU CAN!!!!!! I had bed bugs four times and never was offered to change rooms. Went into the office to ask why i had to pay for breaking lease and they said that I should have handled it differently. That they would have given me a new room.What does it take to get a new room? Roach problems and continuous bed bugs problems dont seem to be enough of a problem to change rooms.They provide pest control every Thursday. (isnt that hint enough not to live there???) Here a few fun things that happened. Water lines breaking twice into my apartment. Toilet backing up and flooding in my apartment because people threw plastic gloves down the pipes. Heater didnt work at first, then they ripped up flooring to put wires across the floor only to make it where i had to manually turn it on and the thermostat is just decor. You can see the bugs crawling from room to room because there are 1.5 inch holes under all doors. Building 3806 should be destroyed. OH and all the walls are paper thin. Cheap for a reason. Only move in if you dont own anything. Squirrels will nest in your engine if you arent careful. Their washers and driers dont get hot enough to kill bed bugs. I trashed ALL of my belongings. Thanks for being worse than Memphis Im impressed.

Do not move here. The staff are incompetent, the apartments are not up to par, they never answer their phones and they do not do their jobs. They’re super unprofessional, the place looks like a dump and they charge almost a grand for apartments that aren’t worth more 500 a month and that’s being generous. Do not sign anything until they show you the EXACT apartment you’ll be subjected to, because the one they show isn’t what you’ll move into, not even close. If you have maintenance issues, good luck you’ll probably have to fix it yourself.

Not the best looking community. I loved at better but the staff is amazing. Maintenance is very helpful and always there when you need them. Girls in the office are helpful, understanding and down to earth. I am happy living here. I have been here for 3 years.

DO NOT move here. I prefer sleeping in my car to sleeping in my roach infested apartment at summer grove. The maintenance and leasing staff are completely incompetent, neglectful, lazy, disrespectful, passive aggressive, rude, and entirely unprofessional. They dont respond to maintenance requests submitted online. They dont return phone calls. They dont care about the tenants. The common areas in addition to the individual apartments are infested with roaches and god knows what else. Ive been waking up covered in bite marks for the past several months. Dont bother communicating with leasing office. You will be met with disregard, hostility, and ineptitude. This place and the people that work here are quite literally the scum of the earth. Do NOT move here or give them a dime of your money.

Ah where do I start, the ever so lazy and non caring leasing office? Or the maintenance crew that seems to take months or never fix your problems at all? Maybe the black mold in the apartments that the leasing office knows about? What about the laundry rooms that hardly ever get cleaned with trash literally everywhere, you know the ones where the machines dont work for months at a time. Hmm or the bed bug & roach infestation that never seems to go away no matter how many times pest control comes. And yes there are some shady folks hanging around. One day I walked into the lobby of my building to find 7 squatters just there camped out. Oh forgot to mention the evictions, I mean yeah you have to evict people. However when peoples belongings sit outside in a pile for a week or so it looks very bad on the neighborhood and the company. I honestly wouldnt recommend staying here under any condition. I read the comments and thought it wouldnt be bad. People please take the advice of the reviews, save yourself while you can. The price youd pay for a two bedroom here you can an even better one with a better environment. I dont know how this place hasnt been shut down yet.

These apartments have bed bugs in some buildings and roaches in all. After they sprayed last time I told a women in the office that I stilll had roaches, and sge laughed. On top of the bugs they have no security because my car has been broken into onece and my boyfriends twice. The water is off every day for at least an hour often times way more than that,but dont worry you will still pay a hefty water bill each month. . once you move in the seemingly pleasant office staff will become rude and condescending. Unless you are truly desperate do not move here.

I have lived here for 3years. Great place to live. Everyone is very nice. I have never had a issue with bugs or bed bugs. Staff is friendly and willing to go the extra mile for the residents. I love my apartment.

I have been overcharged since the new company took over and needless to say its been a long battle getting upper management to even speak to me, let a lone fix the issue until it was too late. Skkye is rude, refuses to talk to residents, and treats her employees with little respect. If my ledger was corrected when I brought it to their attention about two months before fixing the late fees they were double charging me for, I wouldnt be moving out. This was an okay place until new management took over and is now making it seem like its a great remodeled place. Its not. They decided to also install windows during the middle of a cold front. We are responsible for the heat and installing windows while snow is on the ground kinda describes the maintenance which is barely there. I see the office responding to some of the negative reviews on here. Its all fake. You go in and try to talk to them, its like no one knows anything but skkye and shell always come up with some sort of excuse not to see you, like Im printing reports, I cant see you, when it pertains to late fees that were resulting in attorney fees because I was double charged for 3 months in fees that she refused to even speak to me about and then finally fixed 5 days after I got the notice on the door making it already too late. I am hoping my review saves people time and energy. If the apartment refuses to uphold their end of the lease, we can always take them to small claims court for breach of contract. I wish I wouldve known because I would have been able to pay my rent if she fixed fees sooner, and honored a contract we are all obligated to. I wish I can tell more people about the issue they are causing so that they can remodel easier. Its all about appearances, not quality.

Been here since June and we havent had any issues with anything have seen any bugs of any kind or any roaches and if we needed something done they take care of it right away and any questions we have they answer. Myself personally love the office staff whenever i go up there just to hang out with them or fill my laundry card they are very welcoming and smiling and joking and very kind. They are also in the process of fixing the paring lot and parking and they have someone come in and clean all the buildings hallways and vacuum the stairs and the maintenance do a very good job at keeping the garbage picked up and in the dumpsters. And the staff is working on other little stuff here to make it nice. I dont know what other people are seeing cause i see nothing wrong with living here no Bugs or roaches and i live in d building which is supposed to be the worse but there is nothing wrong with the building i live in and people all keep to themselves. Never had a bad experience yet in the time Ive lived here and Dec will be 6 months since we moved in.

ZERO stars! This place is a total joke! The property is barely maintained. The pools are always out of order. The bugs are out of control! The office staff and maintenance couldnt care less about the tenants. Do not move here!!!!

The WORST place Ive ever lived in my entire life. People steal license plates off of your cars in the middle of the day. Laundry room is disgusting and people steal your laundry. The power is out all the time. The staff in the office are rude. Only the outdoor pool works but the chemicals are unbalanced. Supposed to be a fitness center but its been shut down for years. Very few friendly people, very few people not on drugs. Property vandalism occurs often. My husbands PS4 was stolen out of our apartment when we werent home. I would not recommend these apartments to anyone, EVER.

Ive lived here for almost a month and its honestly not as bad as people are making out to be. These are decent and cheap apartments, so yes your neighbors might be a little noisy and leave a mess sometimes, but everyone Ive met has been nice. Dont blame the apartment complex for some residents behavior. Since Ive moved in they have opened the pool and had a planting event to make the place look nicer. Its a very decent place to live to get on your feet or while youre going to school. Nice area as well. I give 4 stars for the fact that I have come across some bugs, but I wouldnt say its an infestation...

Dont know why all the bad reviews, I really loved it here! The amount of human feces and bugs everywhere was amazing, never seen so many. I also felt very safe since the police were in my building at least once a night for drugs/domestic abuse. It was also fascinating to watch my rent climb ever so slightly every month! Maintenance also had incredible superpowers! They would be teleported months into the future for problems reported months in the past. Summer Grove is truly a magical place to live.

If I could give them 0 stars I would. Cynthia is the WORST assistant manager in the World. She was very rude and not helpful at all! I would never recommend anyone come to these apartments. They tried charging us thousands of dollars after we left, AFTER THEY SAID THERE WOULD BE NO MORE FEES. They are awful. Cynthia especially, very rude.

Worst place Ive ever lived. Too many problems to list. Single occupant in a one bedroom apt. is almost $200 a month for utilities...And they bill monthly even though your lease says bi-monthly and when you move in they tell you youll only have to pay bi-monthly. F**k this place. Good luck getting anything fixed or even being able to get in touch with anyone in the office. The whole place is a joke. And, dont let the photos fool you...There is no club house, pool or gym.

For anyone that is planning to move here.... PLEASE PLEASE PLEASE!!!! Take my advice, DO NOT move here!!!!! If you do, you will regret it. It may seem nice at first, but let me begin to tell you. Not even minutes after me and my daughter moved in, there were roaches. Not to mention, they do not allow you to view an apartment before moving in. Along with the roaches, there was dog crap smeared into my bedroom carpet, red stain in my daughters room..... Simply just trashed. I have had my home broken into twice and the staff told me i need to report all problems to them first before i report it to housing. So out of spite, they informed my mail man that i no longer lived there when in reality i did. The mailman stripped my name off the mailbox and sent all my mail back to its sender. Im on housing and my inspector failed my apartment 3 times with the last time not even wanting to step in my home due to bed bug and roach infestation so bad they are crawling on the hallway walls. I have seen people in broad daylight getting high, constant police activity in and out my building, and frequent violence activity. The staff is rude and if you dont do as you are told.... They are quick to evict people. I have seen more people move out and evicted versus enjoying their stay. I am currently in the process of relocating out of state. Be careful about moving here.

Terrible place to live. Staff is horrible. They invade into your privacy. They are unreasonable. Mystical random fees will show up on your bills. They leave complaints on your door dated for either in the future or way in the past. Bugs are terrible. The apartments count as a cockroach motel also. They will try to suck your bank account dry, DO NOT LIVE HERE.

Bullet hole damage is still not fully repaired after 39 days of submitting trouble tickets and office visits. This is unacceptable for me to be ignored and treated as if I am making up a story about a bullet hole in my kitchen when I speak with the management of Summer Grove. They are in violation of their agreement to provide a safe and livable space, and to perform maintenance for tenants in a timely and professional manner. This is not timely and is absolutely unprofessional behavior from the staff and managers at Summer Grove.

The worst place I ever lived, a total rip off. Where do I start? Bed bugs, cockroaches (infested). The windows let the rain inside and come over the lip of the window like a waterfall, and I am NOT exaggerating. There were 2 fires in the one year I was there in just my building and lots of pot smoke in the hallways always along with constant domestic disruptions and police calls every weekend. To top it off, the utilities and the laundry are expensive. My advice...be homeless if you have too, but do not move here.Yes, it is as bad as they say. In California, they couldnt get away with this.

I think the previous reviews have given anyone interested in these apartments a pretty good view of what its like living there. I am giving two stars because they were nice enough to let us move in last minute as we needed a new home pronto. It was a roof over our head and Im thankful for that, however, when we got there we noticed our carpets have not been cleaned prior to us moving in. Which is ironic because after turning in our keys at move out they said they charge a $75 carpet cleaning fee lol. There was bird seed and feathers from the previous tenants as well as dead pests/insects.That was enough to realize they had a bad bug problem not being properly handled. They can spray all they want, but the bugs live in the walls so they will just transfer over to the next apartment until its safe to come back. We also got bed bugs for the first time in our life, and the pest control guys blamed us for bringing them. This was extremely rude and uncalled for because it was untruthful. The hallways always smell of trash, cigarettes, and a mixture of peoples cooking. It flows into your apartment from the huge gap under the door in every apartment. Not to mention people leave their fast food, condom wrappers, and other nasty belongings In the hallways for weeks at a time. Water was shut off a number of times due to all the leaks and maintenance issues they have. You have to walk through the outside doors and get hit with a plume of smoke. They need to make a designated space for these people so others with children dont have to walk through the nastiness. A number of times we have encountered homeless people in the hallways and have to call security to remove them because the outside doors are never locked at night like they are supposed to be. Clearly, we didnt have a great Experience (more due to trashy residents than management) but I hope they turn things around. These apartments will do the job IF your budget cant stretch, but if it can at all you should go somewhere else. This review will be edited up or down depending on how much deposit we get back.

Not as bad as some say, its cheap for a reason guys.Theyve recently changed management which seems to have made them very unorganized, office staff also likes to close up early most days usually an hour to an hour and a half early and never answer their bloody phone. So if you need to get anything done with the office you gotta make it there early before they all go on lunch at the same time and dont wait till the evening thinking itll be slower and easier to get with someone because that wont happen either. Ive had maintenance guys try to let themselves in while I was sleeping because they had the wrong unit number. Been having issues with finding out how much my rent is also.Management is generally friendly as long as you are, they can be a bit slow responding to needs. We had a roach problem for a little bit but that was taken care of until my neighbors were evicted, now we got em flooding in trying to find food, which I hope will be addressed soon.

Moved here with my family in March and thought it would be a good place people in office seemed very friendly. However, the apartments have roaches that even after you call to have them taken care of either they show up and it helps for a few weeks or they schedule to come and don’t show up. Plus the laundry room washer/dryers don’t work most of the time it just takes your money. Homeless people stay in the laundry room and pool room. People leave bags of trash, dog waste, food products, and abandoned furniture up and down the hallways and outside. Maintenance comes in and doesn’t even ask/inform you they are making holes in your wall then when you call the office about concerns they don’t answer or call you back. I have 2 holes in my kitchen wall the size of basketballs that nobody will explain why it was necessary to do to check the neighbors pipes for leaking or when it might be fixed it’s been 3 weeks now since it happened!!! I have pictures of these issues/concerns yet no answers to when they will be corrected. Don’t Move Here

I was up front about my background information. And I was told I would be fine after paying the money (admin and app fee) I was denied I was told I would get the admin get back if I was denied. I called and asked about it and was put on hold then hung up on.. I then called again the next day and they asked to take my number and would call back.. Since then I have never gotten anyone to answer thw management comp y is avantic and no one can seem to get a phone number for them.. Now coming up on 3 months now and still now refund has been sent or processed

The place used to be nice until they sold it to a new management. Since then, the rent has gone up, the noise has gone up, nothing gets fixed, and they try to find stupid ways to charge you time and time again. They leave notes about rent not being payed, people break the doors and they dont fix them, the gym is in shambles, yet my rent goes up time and time again. I wouldnt recommend this place to anyone. The only nice thing about it is the location.

I lived at Summer Grove from January 2016 to December 2016. I had no problems the first 7 months I lived here but then I got BEDBUGS. I immediately informed the office and they treated my apartment the following Thursday after I prepped it. That seemed to clear the problem up for about 2 weeks before I started getting bites again. Over the next 3 weeks, I had to go into the office 3 different times to ask them to come back and treat my apartment. Each time, I was assured the apartment would be treated but the exterminators never came. The fourth time I went into the office I told them that if the problem wasnt taken care of, I was going to file a formal complaint and possibly take legal action. I still had a couple months left on my lease and I was not going to live with bedbugs or risk the possibility of taking them with me. They finally came to treat my apartment that following Thursday (after me asking 4 TIMES and saying I was going to possibly take legal action). The following week after the treatment, I received no notice of them entering my unit (for what I assume was a follow-up inspection) and came home to find my furniture had been flipped over (some of it had been damaged) and my belongings thrown on the floor. Truth be told, I had to dispose of a lot of my belongings and furniture because their bedbug treatments were ineffective. It costs me a ridiculous amount of money to properly dispose of my things that couldnt be treated and to treat the things I was keeping. Also, one of the worst parts is, at one point, one of the people in the office told me that Well, some people are fine with living with bed bugs.Other than that, the hallways are constantly dirty, full of trash and always have some sort of liquid pooling in various places. There are gaping holes in the ceiling where pipes have burst and they never came back to finish the repairs. There were several instances where the glass entrance door to my building was shattered or the lock was broken, which I learned from my neighbor across the hall were from altercations between residents (who like to congregate outside on the stairs and block the doorway). One time, the glass door leading down into my hallway was broken in an altercation and the glass shards were left sitting in a corner (after being swept out of the hallway by one of the residents) for 3 weeks.Upon moving out, I received my final bill in which they tried to double charge me rent for the month of December. I had to go in to the office to get that corrected because they owed me a refund. I had paid everything in full and THEIR SYSTEM showed that I had paid in full and was owed my deposit back. Im not really sure the reason, other than the high level of incompetence consistently exhibited by the office staff in my last few months there, why my bill reflected that I owed money when it said IN THEIR SYSTEM they owed me a refund.Move anywhere else. You wont save money here. Living here has caused me so much time, money and distress that in the long run it cost more more than if I had gone with a better, more expensive place.And if you have to move in here, bag everything you own to protect it from bedbugs, keep meticulous records of everything you pay at the office and dont ever leave anything valuable in your car.

If you like finding out your water has been shut off without notice at least once a week then this is the place for you. Theres also been pet waste left in the hallways for multiple days, multiple times.

THESE APARTMENTS ARE BEYOND HORRIBLE!!!! I live directly behind them in a house. There is homeless people on drugs trying to break into the garages from behind. ONE HOMELESS PERSON DUG A HOLE FROM BEHIND THE GARAGE AND WAS SLEEPING IN IT!!! I HAVE EVEN FOUND NEEDLES BACK THERE!!! I called to suggest they put a fence to block them from going back there and they SAID ITS MY PROBLEM & CONTINUE TO DO NOTHING!!! People are always playing loud music at 3am. The police are always over there every single day for different reasons including DOMESTIC VOILENCE!!! The people that manage these apartments are slum lords. THEY DO NOT CARE ABOUT THE RESIDENTS OF THEIR OWN APARTMENTS OR DO THEY CARE ABOUT THE COMMUNITY THEY ARE AFFECTING!!! PLEASE DO NOT TORTURE YOURSELF RENTING FROM THESE PEOPLE UNLESS YOU DO NOT HAVE ANY STANDARDS OF WHERE YOU LIVE! IF YOU DONT YOULL FIT RIGHT IN!!! THE WORST OF THE WORST LIVE HERE!!! This place is terrible. It’s infested with roaches. After I moved out, after filing my notice and having my apartment spotless. It took them two months to get me my security deposit back and they kept 4/5 of it. It’s cheap for a reason people.

Just want to warn anybody looking to rent from this place. DONT DO IT!!!! They were supposed to have been shut down multiple time but keep changing the name of the company to avoid it. I lived there from March of last year to September, each month my rent was a different amount, not to mention that it took FOREVER for maintenance to come fix anything. I had to call the office several times just for them to not answer and even go down there just to get anything done. Then when we moved out we received our tenant statement and they are claiming we owe them a large amount of money. They will double, triple and quadruple charge you for unnecessary items. pest control never comes, they never clean up the dog feces, or the laundry room. there was a major water leak outside my front door that ended up coming into my apartment and caused my water to be shut off without notice. Cockroaches everywhere. and homeless druggies in the hallways all the time. Cars were getting broken into and there were gunshots right outside my living room window. I never let my kids play outside because of this. Please if you have any standards and if you have children please do not move here. Im still trying to contact the company to get answers on these charges they say I owe, which I still have not heard back from them.

Id give a negative star if I could. Had put in an application and after waiting nearly a month and after already finding a place someone FINALLY got back to me. My app was supposed to be still processing and they couldnt cancel it so I was making sure Id get my $150 holding fee back since the woman said I was going to be denied anyways. Got my denial and waited a week before calling and finding out what was up with it only to be told I canceled (even though I was told I couldnt as it was stiill In process) and am now being told by the same woman I spoke to that I will not be getting that holding money back. Scam artist of the highest magnitude. Do not bother wasting your mo ev here. Based on the reviews and now this, Im so glad I got denied as I wouldnt want to do business with them anyways.

It’s honestly not as bad as everyone says it is. Is it the cleanest place in the world? No. Not at all. The halls smell like dust and stale cigarette smoke and floors should be swept and mopped daily. At least swept. Looks like they only get swept once a month. But it’s livable. It’s near all kinds of restaurants, stores, couple gyms, churches, whatever you need. As far as the roaches and pests go. I haven’t seen one. That’s because I keep my apartment clean. I pick up after myself, do dishes, keep it smelling nice and dirt free. So if anyone is complaining about bugs and roaches in their place, that’s probably because they might not clean up and that would happen anywhere someone lives. But I keep my place clean and have yet to see a single bug.

I truly wish there were an option where no stars could be given. Ive lived in old, run down, moldy college dorms, and yet somehow this apartment complex has managed to be even worse than that. We have roaches infesting our entire building, but others are dealing with mice and bed bugs. Theres black mold in the walls that theyve painted over. Its disgusting. There were gunshots fired literally just outside our window in the park area. As soon as my lease is up, Im out of here. Its an awful place to live.

This place is gross. There are bugs everywhere!! I could identify cockroaches but now there are 2 different kinds of bugs living in my apartment that I cannot identify. Maintenance takes forever to fix any work orders. The hallways either smell like cigarette smoke or stale cat pee. There are always problems with something be it the pool, parking lot, bugs, you name it. The tenants here are also a problem. People leave their trash in the hallways, they leave the door propped open at night so anyone can come and go as they please, and there are quarterly checks for occupancy because I guess these apartments are infamous for having tenants that horde people. This place is absolutely disgusting. My towel rack and shower rod were broken upon move in. Also, the window shades do not open all the way and if you try to force them open even a little the shade panels break off VERY easily. Also, dishwasher in SELECT apartments. What a joke. I only gave it two stars because I had brand new paint and carpet when I moved in.

Run from Summer Grove apartments. Danielle and the manager will lie, take your money, and keep information from prospective tenants. Danielle knew my sister got out of a previous lease due to roaches and knew she would not rent if there were roaches. She show us a model apartment, which looked beautiful, but when I saw apartment 410 I saw two dead roaches, carpet was filthy with stain, and stunk. Danielle didnt want to talk to me or Laura the manager. When I told the male representative I needed our deposit back. I got youll maybe get it back in 30 days, but dont quote me. No one should have to go through living in these type of conditions and business shouldnt be so greedy that they do anything to get your money and hold on to it.

For sale. Cockroaches. Bedbugs. Work inside apartments takes months to get a response. Had a water pipe explode on me in the middle of the night. Several times weve been without water for many hours. I was sold on the idea that it would all improve with investment, but it looks like the current manager is all about creating reasons to fine and penalize his residence. Watch out. Neighborhood includes lots of drugs and crime. Basically, bad inside and out. Not worth the trouble. Im getting out as soon as possible.

Beware of Avantic Residential!!Avantic Residential is known for being shady and crooked. I went to Summer Grove & Tanglewood Apts to take a tour and get leasing info. What they showed me was $800 a month apartments with holes and stains in the carpet and a half-working stove that I was told they would not replace either one. These apartment were disgusting. I got to see the staging apartment that was in great shape and I got to see the apartment that I would actually be staying in and it was gross. I have no clue how they are charging so much for these apartments. I was also told 3 different prices on the 3 different occasions I talked to someone.Please heed my warnings and do not rent from anything that is owned by Avantic Residential. They are a smoke and mirrors operation.

DO NOT MOVE IN!!!! If you can afford even $50 more month I would strongly encourage you to look elsewhere, this place is infested with bedbugs roaches and horrible people, unfortunately the staff is the worst, my story begins with living on the third floor and having a horrible leak at our window that caused a hole in the ceiling, No one believed us no one would check it out until the ceiling collapsed on a toddler, then an older man died two doors down from me and I complained for over two weeks about the smell so did the whole hallway and no one came and till the end of the second week and discovered our neighbor had died, then they move me to the first floor and the apartment is trashed holes all over the ceiling filthy apartment And 100 ft.² less so than our living room window gets busted and it took them over five hours to fix than our screens got ripped all the windows and it took them over six months to fix they never repaired any of the holes in the ceiling even after they had moved us to this new apartment gave me a free garage that got broken into you after they removed my locks which they told me I could put on my garage with no fee but if I used their lock it would cost me a fee, then they pretended like they never gave me the garage . And we received death threats from pur new upstairs neighbor who was mentally ill and the complex had received numerous complaints about him, And I should’ve known because at the beginning they took my first and last months rent along with the deposit gave me no receipts and claimed I never paid them Then I had to pay may twice to this complex in 2015, then on my final week I go to the front office to ask if you questions and I get this horribly snide and snotty person who I cannot even call a woman starts questioning me and I tell her all the things that happened to me while living at this complex that she works for and her comment to me is “ you still live here?” I turned around and walked out I threw my keys at the desk. Save yourself some drama and money and Dont move here!

Moved here in october. Roaches the first night. Told them immediately. Took almost 2 full months before they did anything about it, even after giving us a notice that they would be in the next day and need certain areas clean. Then, they got our bill to us late AND incomplete. And expect us to pay late charges for that incompetence. If you have no other options, its better than sleeping in a car at least...

This place is terrible I would never ever recommend living here. I wouldn’t even wish this Place on my worst. I had bedbugs the entire time I lived here. They sprayed four times but it doesn’t matter because they don’t spray the whole building they only spray individual apartments so they just come back from other people’s apartment. My stove didn’t work the entire time I lived here. I put in a maintenance request five times and went down and talk to the people in person six other times and they promised that they would fix it and it never happened. So for an entire year I just didn’t have a stove or oven. My neighbor offered me meth at least once every two weeks. I had to hear him beat his girlfriend and there was consistently cops there. Gun shots all the time. The neighbor that offered me meth and beat his girlfriend also tried to get into my apartment one time banging on the door and trying to open it luckily I kept my door lock every single time I was inside because I trusted no one that lived there. One of my neighbors shot up my other neighbors apartment. Every time I tried to talk to them about any issues I had they would just shrug it off. But I got a noise complaint warning because my neighbor could hear my tv through the thin walls they have and they told me if it happens again I would be evicted but here is my neighbors screaming at each other till 4 am and blasting music all night. I had to call the cops multiple times living here because I was scared for my own safety. The person I lived with ended up moving out and wouldn’t take their name off the lease so I had someone else move in but couldn’t put their name on the lease the office got mad at me for it and told me no one could live there but me and the person who had their name on the lease and I told them I didn’t feel comfortable living there alone I was an 18 year old girl and they didn’t care. Water got shut off multiple times a week for no reason, oh and our car got stolen, then our neighbors car got stolen the night after ours. after I moved out I left that place spotless, even shampooed the carpets, yet they still took my whole deposite and charged me an extra $300 dollars on top of it!! This place is an absolute joke please never move here.

I think they should more appropriately be called the Bed-Bug Grove.. that place is infested. The management showed little to no interest in doing dick about it. That was amongst the many of horrible experiences of living in that dump. I would not recommend this place to my worst enemy.

This place is awful. All of the things people are saying in the reviews is true. Crime, homeless people in the building and garages, bugs, smells, noise, drugs, etc. Even meth labs in the garages. If you call the police, it takes them a long time to respond because they get called out here so often.We have mold, water leaking inside, animal and human feces everywhere. Seriously, move anywhere else if you can.

(Part two)5. The front desk is rude and doesn’t seem to want to do their job. You can call and call and they wont pick up. How many times have I called the front desk to have them pick up and then quickly hang up on me?-I asked nicely if they could fold a paper with our private information on it when putting it on our door and they demanded ‘that’s how they’ve always done things’. (BTW it isn’t, they pick and choose whatever is convenient) I consulted a lawyer and read up on the law: as long as the paper can be seen and easily obtain for the recipient, it can be folded. They fold it for almost every other notice they stick on doors.6. Front desk is lazy: You need your monthly letter to remind you of what’s coming up the next month? Example: Well expect your August letter warning you payments are going to be later on August 9th when they finally get around to putting it up.7. If you choose to be in apartment 228, expect your upstairs neighbors to be walking all the damn time all night and hearing the ceilings creak as if something will break through. We have been here through 3 different tenants in our year stay and EVERY SINGLE ONE decides to be up from midnight to 4am walking from one end of their apartment for at least a FULL hour. (Not even a 5min break? nope.) You also get the enjoyment of hearing their conversations and bad taste in music through the vent in your bathroom. Way to be a part of second family you never wanted.8. The area outside is not peaceful. Do not believe the lies when you happen to stop by. I suppose it was a red flag when we moved in and there was a firetruck in front of tanglewood because of an arson fire. There has also been an increase of gunshots, yelling, domestic violence, and we even think a car blew up. (Not too far fetch of an assumption. If you stay here you’ll understand).9. We may be ok with the smell of weed but even WE agree that some rooms have HUGE clouds of marijuana smoke wafting from their apartments. It’s WAY too much and constant infiltration of other nearby apartments.10. ALWAYS know what your lease says, they will try to find a way to take advantage of you.11. We had our mailbox broken for weeks and the front desk did NOTHING. They even allowed all of our private mail to still be put into the mailboxes.12. They kept putting us on the list for pest control (that does nothing) week after week with a letter threatening us that if we didn’t let the guy in then we would be charged $150 for it. So we would waste almost half of our day to keep telling the dude to STOP showing up. We had gotten it under control for almost 3 weeks before they finally stopped.13. They say they have maintenance to take care of things, however the people they hire for this don’t know much about what they are doing either. They would tell us that they were done but pop up a few days later in the middle of the day saying ‘they forgot something’ and intrude in our home for another hour while they worked.(to be continued)

This is the worst management team Ive come across in Colorado springs. They have bugs, homeless folk and an entirely incompetent staff. It took the maintenance team 5 months to fix my mailbox that was broken into promptly as I first moved in. They love giving you minimal notice for inspections and fumigating (which would be cool if there werent STILL bugs) these have a drop fee of anywhere from $50 to $150 because you cant rearrange your schedule for them that quickly/no ability to reschedule. The office reps are incredibly rude and used to steal rent money orders from clients which is why they now only accept rent paid through their website; and on that website they advertise pools, gym space, and working laundry rooms... no gym, machines in LR always broken and the pool has been open all of 2 months in 2 years.Overall, very unsafe atmosphere and theyre trying to increase rent while their tenants are shooting at each other in the parking lot (stray bullets are fun), not to mention theres a resident who regularly roams the complex with a hammer to threaten other residents with.Rent at your own risk.

Disgusting.No matter how much you clean spray or bomb the place for bugs you will always have roaches. The managment does nothing to seal your apartment. The bottom of the door is not fully closed. The air conditioner has cracks from outside. Im terrified of roaches and do not feel comfortable in my own apartment. I hate this place & the management sucks. Its not worth the 650 a month you can definitly find something better. Do not waste your time here.

Roaches and bedbugs eventually drove us out. The management is nice, but consistently mischarged us on rent every few months. (2016)

There are bed bugs in every building in Summer Grove Apartments, except the building where the office is located. I specifically heard the new manager say this while talking to exterminators. I WOULD NOT RECOMMEND ANYONE LIVE HERE.

Its very nice and clean. I have been here just for visit and I have seen the maintenance. People are also very friendly.

This is a really great property and the staff is friendly and responsive. You cant go wrong living here, great units and great location.

I currently live here not by choice Im stuck here because of the lease. This place is a joke I have a new born son and I have roaches and spiders which they are biting me I have called the office 3 weeks ago to have them come spray well still nothing...our rent went up for god knows what cuz I have no clue...the neighbors have 8 people living in there constantly noisy...once again I called the office and still nothing they keep waking my son up...this place is a joke the minute I can move Im going to....DONT MOVE HERE its a waste of your money u can live in the projects for cheaper and the same stuff

I have lived here once before never had any pest issues, its the better place off of austin bluffs and academy, the other two neighboring complexes, lets just say my next door neighbor was wanted for homicide at one of them. sure there are other places but for the location; around several grocery stores, restaurants, and banks Its a good enough place for the price.more so for singles or roommates.

Could go to four if the doors get fixed and security to tighten up on checking the buildings and laundry rooms for vagrants they are trashing this place and some lack maintainced but if it got delt with it would improve and qlso just get it repaired hell put up some cameras see if some is from ppl living here. Theres kids and stuff and for the ones who like to come home without issue should be priority but I do notice that things are progressing in better result most definitely

I love my new place and all you have to do for bed bugs is spray lavender oil every week then you wont have bed bugsIs the leasing office open on sundays
