The team as Conrad Klein has been very helpful to me as a landlord. This has been a challenging year to own rental property, but these guys didnt skip a beat. I fully expected multiple months of no rent collections due to Covid, but this never happened. They continued communicating with me and my tenant and kept everything on track. Thanks guys!
Finding a good property manager in Charlotte is not easy! I feel fortunate to have been connected with Conrad Klein through my real estate agent. They are quick to respond and know the market well. As a new landlord they make me feel so much better as I hopefully continue to scale and grow my property investments around Charlotte.
We applied for a rental through Conrad Klein. The application process was incredibly easy and quick. Angela was quick to respond and work with us through the application process. We ended up not going with the rental. But I wanted to extend our appreciation to the company. Thanks for making our looking and moving process easier
I have had a great experience with CK. My move in was extremely smooth. I have had minimal reasons to contact the management company, but when I have Chris has responded the same day. The one time I needed something repaired it was taken care of in less than 24 hours. Love it!
I don’t enjoy giving negative reviews. I generally have indifferent to positive experiences with the businesses I encounter. I generally write favorably to support businesses I’ve encountered but my experience speaking with a staff member/property manager at Charlotte Property Management/Conrad Klein was indeed negative and very unpleasant. They were rude, unprofessional, and somehow felt entitled. Their lack of integrity and morals is clear. They will deny anything that shines a light on the truth of how they do business and treat clients and those they encounter. The poor reviews do not surprise me one bit. Do better.
I sure wish I had the Conrad Klein team as my management company ten years ago....but since we switched we have had the best service a landlord could ask for. I know our tenants loved them because our tenants would stay two or three years.Angela is always considerate of expenses and tries her best to get the best pricing. Whether you are a landlord or tenant I assure you this is the best company to work with in Charlotte. I know because I have had some who operated entirely NOT in landlords best interest.
I LOVE MY HOUSE!And thanks to these guys, I get to say that referring to an actual house and not an apartment!Renting through these guys has been a real game-changer in the best possible kind of way. Ive always rented Apartments, assuming a house was just beyond my means and for the longest time it seemingly was.Until I got in contact with Conrad. Through this amazing property management company, I am able to be the extremely proud renter of a 2-bedroom 2-bathroom house with a yard. That might sound modest to some, but to this guy it is huge.Even better than that, these guys are extremely friendly, they are definitely not be overbearing type of landlords or busybodies, they pretty much allow me to live my own life I see them when I pay my rent Im sure there was some sort of a major issue they would be on it but it hasnt happened yet knock on wood.Their rates are reasonable, they are not outrageous about credit or greedy with deposits, as far as landlords go to these guys are a rare gem
Moved out on my own about a year ago and least a condo through Conrad. I can honestly say, going on one year into my tenancy that this has been a truly smooth and easy experience.They have been helpful from the start, havent had any major emergencies yet but when the heater went out this winter, they had somebody out there fixing it the same day I told them about it.I 100% recommend this property management company to anyone who is looking to rent in the Charlotte area
I see mostly great reviews which boggles my mind but I would be very weary when reading them, I was threatened when I left my honest opinion before about this company and their employees. I did not have a wonderful experience and they only went above and beyond with their efforts when it was to make my situation or dealings with them as difficult as possible. You can take this with a grain of salt, which I strongly recommend you do regarding any review, but this company bullies its tenants and is not shy about using whatever leverage they have whether that be threatening to withhold a security deposit, without having seen the condition of the property, hurting your credibility by marking down that you were a difficult and unruly occupant on your file so when other places perform a background check they will possibly not approve you, to finally responding to the review you left saying that it is a false review and petitioning Google to remove it on the grounds of malicious and inappropriate content. You are free to make up your own minds but this place made my life unnecessarily difficult and forced me to pay exorbitant amounts of money for multiple years and when I attempted to address it with them they chose to either dismiss my concerns or threaten me if I did not keep quiet. I unfortunately did, had I had the fiscal means I would have engaged a Lawyer but alas, I did not, so they got away with it and depending on the what happens to this comment they might still.I truly can not wait to see how they will respond to this. Notice the common trend of them saying they never received any notification about whatever it is they failed to do? Yeah, that is a common response you will get. They will probably say that they have no record of anyone by this name ever doing business with them and they would be correct. I created this account so that they could not see who left this message. I am truly that concerned/nervous because of the lengths they have gone to in the past to protect their names but I promise you that what I wrote is honestly what I went through while I was living in one of their managed properties. I did not even go into specifics for fear that they would be able to figure out who I am.i was normal tenant. never had any kind of gatherings at my home, did not party at all, had no pets, did not hang anything on the walls that required nails or screws and I was late by one day on the rent payment once because I did not get off of work in time to get to their office before they closed. Made the necessary adjustments and made sure that that was the one and single occurrence ever.
Amazing Property Management CompanyThey have been totally helpful to me from day one, Ive then renting through them for going on 6 months it has been a totally painless experience.Everything was in good working order before I even got there so I never had to worry about anything being repaired but Im sure they would be very quick to fix it if I did. I have yet to have a bad interaction with them they are always friendly and professional I am lucky that my first renting experience has been so great especially considering all the horror stories about other property management companies. Love my town house, not going anywhere anytime soon
Since weve delegated the management of our rental home to Conrad Klein PM, we have slept a little better at night. It is a relief to know they are here to help us with any issues that may happen. I just moved out of a lovely home leased through Conrad Klein Property Management. I had a wonderful experience and I MISS MY HOME! The house was new & had the expected small repairs.....but they were quick to address any issues. The company is well run - the website is easy to navigate and the payment process is stress free. I recommend Conrad Klein!
Me and my boyfriend have been renting from them for a while now, and its been a totally great experience.They have been extremely friendly and courteous every time Ive had to talk to them about anything, which luckily is RARE, and thats a good sign in a landlord to begin with.Before we came across this property management company, we were having a LOt of trouble trying to find a please. But with this company it was very easy and we got in very quick and it has been totally smooth ever since. Very glad I found this company and very grateful for them.
Very easy, frictionless experience. Renting a condo through them was as simple as can be.I have had no negative interactions with them in my entire year as a tenant, they have been professional and attentive when necessary but for the most part, I simply pay my rent and dont have to see or hear from them again until next time I pay my rent. Could not ask for a better scenario with a landlord.If you are looking to rent in Charlotte you cant ask for better than these guys
CK has done a fantastic job managing our rental properties! From the tenant qualification process to managing while occupied, their customer service is second to none. Steed! I rarely write reviews but you deserve to be acknowledged for the service you provide. Ive been looking for a house for the past 2 weeks and I constantly have to text and email the agents just to see if a house is available. With you, it has been TOTALLY different. You actually responded to my email right away and actually picked up the phone the FIRST TIME I called! I want the people who hired you for property management to know that you are providing the type of service they deserve.
Three years ago my wife and I bought a home in SouthPark. We currently live in NM. Our goal was to move to the new home in 3-4 years and decided to rent the home during this time. We were very nervous about renting since we were so far away and had never rented before. We hired Conrad Klein and were assigned Angela Anderson. Conrad Klein & Angela have been excellent! They are very thorough and advised us the whole time. Angela helped to make the whole process easy and it turned out to be a very successful endeavor for us. Three years later we are ready to move into our home. I would recommend them to anyone in need of property management. Thanks again!
CK is a great company to have behind you. Steed is one of the property managers who went out his way to make sure as new tenants that we were settled in and there were no problems with new property. I really appreciate his business ethics.
I do not know how there are SO many positive reviews based on my families experience with this company and their personnel. I can only assume that we just happened to catch them on each and every one of their off/bad days throughout the multi-year contract we were with them. I do see other reviews on here that share similar bad experiences with Conrad Klein/CK and I can not help but notice that as soon as they see a bad review has been left, they get some friends or they offer some of their tenants a discount on rent or some other form of compensation for them to leave positive, 5 star reviews, in order to bury the negative one. Now, I do not have evidence, this is only a guess based on the fact that it is a known tactic used by many businesses on Google and that they have called to intimidate those that have left a negative review into taking it down through threats of not returning deposits, responding to said comment with their own negative response and false allegations to paint the tenant in a negative light to make their comments seem petty or even saying they would ignore any service calls which the tenant may make in the future. Look this is just my families tale of excitement with this company. I hope you as the reader take it into account when making a decision to sign with them or not but I would urge you to chose ANY other property management company to live under if you can. I understand, finances are what they are, which, is why my family could not leave any earlier than we did, otherwise we would have broken the lease and left after the first year.
They have been a pleasure to work with, and just completed the lease renewal for a 3rd year. Great customer service and quick communication is what you can expect.
I interviewed a few companies at first, but Steed was the most forthright with his estimate for the rent. He didnt just say what I wanted to hear - but backed up his assertions with comparable properties in the area. They rented it quickly and they tell me the tenant is pleased. So far so good!
This company is horrid. They use threatening tactics and unfair practices to intimidate and bully the tenants in they have under contract. I have also seen how whenever anyone leaves a negative comment one of two things tend to occur. First, they have friends or possibly even by offering incentives, get some of their current tenants/customers to bury it by leaving multiple positive ones so that the bad one will go further down the list and not be one of the first ones to be seen if anyone were to Google them. Secondly, they report the comment to Google so that it can be removed, it does take some time to have it done that way but theyre persistent. They made my families experience a truly poor one. To the point that we preferred to either live with malfunctioning or inoperable things rather than having to open a claim online. We honestly believe that there was an active mentality of non-cooperation when it came to trying to help their tenants, or at least us. To whomever is still with them currently, I truly hope you;re having a better go of it than we did and to those that are looking into possibly signing with them, I urge you, please do not.
Fantastic experience from the time I first contacted the company all the way through getting the house rented. The communication has been outstanding. Everyone has been extremely helpful and has taken the time to answer all of my questions. Angela was wonderful to work with. She found the perfect tenant and kept in constant contact throughout the leasing process. I could not be more happy with my experience.

Conrad Klein has made the process of managing my rental property very easy. They have an online portal I can log into to track maintenance requests, renewals, etc. I receive my tenants rent on time every month and they are really nice any time I have a question or concern. My previous management company didnt even know who I was when I called in. Its great working with a smaller company.
I worked with Maria at Conrad Klein Property Management when I leased a rental unit in Charlotte.My experience was excellent. Maria was very responsive to my inquiries...returning telephone calls, answering e-mail messages, etc. Emails messages were responded to almost like text messages...very quickly; usually with minutes. And on the rare occasions when I called and had to leave a voice message, it was returned promptly as well.They also interface with the property owner quickly in the unlikely event that something in the rental needs to be addressed.I recommend them to anyone looking at leasing a rental property.

This company has POOR communication and will take your money . The good reviews you see are once they have your business. Beware of them they are SCAMMERS. The Angela Anderson lady is a fraud and needs to be reported to fair housing .

Nice homes for rent, mostly in Uptown and South Charlotte. Their screening takes a few days, but it was worth it to get in such a good location. Everyone I dealt with was helpful
CKPM manages a lot of homes in my neighborhood so when I found out I was being relocated I gave them a call. We had a consult, they placed my home for lease and leased it in 11 days! From start to finish (well I guess its not really finished until my tenant moves out) the process has been superb.

The entire Conrad-Klein team was excellent throughout the sale of my home. They were exceptionally fast in responding to inquiries, and when the first sale fell through two days before closing for unforseeable reasons, they were on the phone within minutes calling previous visitors and had another offer before the house even went back on the market! Highly recommend if you are selling in the Charlotte area. I will be calling them again if I buy or sell another home!

I have been a tenant with CK for a few months now. I can absolutely say that I am pleased with their customer service, knowledge and flexibility. I moved from an apartment complex which had terrible customer service and the transition to CK has been excellent.

Worst of the worst. This company does a terrible job at communicating with the tenants. They never return calls and constantly leave you in the dark until rent is due of course. Honestly not sure what they get paid to do.

The most UNPROFESSIONAL, DRAMA queens that you will ever see. I have been approved by Conrad Klein. Conrad Klein has accepted and deposited my security deposit and first month rent. I have paid my binder fee. I was shown the property by a Realtor on 3/19 who is not employed at Conrad Klein because Jennifer Moore was not available. However, when dealing with Jennifer Moore, she has completely soured this situation. She has not shown fiduciary responsibility to her client, McColl Center of Visual Arts.On 3/20, I told her that I have just been employed at a new job and I work 12 hour shifts and that I would like to move in ASAP. She responded that I should be able to move in on 3/26. Later, she said that I should be able to move in on 3/29. I mailed my deposit and first months rent on Saturday. They received and deposited the money on Monday 3/26.Jennifer explained that I would not be able to move in until both parties signed the lease and that I should receive it via 3rd party. On 3/28, I told Jennifer that the lease was never emailed. She did not take responsibility for not insuring that I received the lease. On 3/29, I received the lease and signed it. I have taken a very long lunch break and drove from Mooresville to come and pick up the keys as instructed.They refuse to give me the keys. I asked to speak with her boss as 3/29 has been paid for. It was obvious that her and her boss has had a conversation about me. Please keep in mind that Ive only spoken to Jennifer once by phone and she was never polite.Well, her boss comes around the corner as if I was raising heck and I honestly was not. I told him that I need the keys today, as I have already paid for today. And if not, then I will need a credit. Then, the broker in charge comes around the corner, extremely dramatic, snapping his fingers, rolling his eyes and told me to SHUT UP. Keep in mind that I am over $2000 deep in this transaction. When I told him that he was not going to tell me to shut up, he kicked me out. Those two dramatic men escalated an already very unprofessional transaction.I pleaded with them that I still want the place, but they said that they do not want to deal with me for a year. I even asked for my money back, and he simply kicked me out of the office threatening to call the police.They still have my money. I will 100% sure be reporting them to the NC Real Estate Commission. I cannot believe that ANY owner will allow these people to represent their property. I have passed the background check and deposited my money, I do not understand what the issue is. These guys were completely and unnecessarily dramatic. You do not tell a customer to shut up.

Terrible situation turned good! So my wife put me up to the task of renting our home as we prepared to relocate out of state for my work. Long story short, I found a tenant myself, they moved in, stopped paying rent and we had no clue what to do. We felt that our hands were tied, expecially since we lived 400 miles away. Thats when our Realtor recommended Conrad Klein. They helped us evict our tenant and found us new tenants in less than three weeks! We couldnt be happier. The management fee is nothing for the peace of mind they provide.
Matt was very professional when we first gave our business to him. We let him manage our property for several years until we visited the property this year and found out that the property had so many problems. His company failed to address the issues to us. They denied any neglects from their parts and did not handle the issues professionally when it arises.
My tenants rent money is wired into my bank account every month...on time, every time. Thats my favorite part. When issues come up they handle them quickly and efficiently.
The last time I needed a document, I spent more energy trying to get someone to answer the phone or respond to emails than the effort it would take to manage my property. After two days of no response via email, portal, or phone, I ended up having to go to the office (and wait for the receptionist to return) to get a document emailed. If this keeps up, I will be seeking new management when lease is up.UPDATE:After four years of unprofessional conduct, which I endured under advisement from CK that I would have to pay out the remaining fees on a three year lease--only to find out we never even signed a property agreement!--I am finally done with Conrad Klein. After waiting 1.5months after the deadline to receive my tax information (which they tried to charge me for a copy that I didnt receive), the last straw: their property manger had allowed for my tenant to move out of the house and transfer the utilities to CKs name before even notifying me that there was an intent to vacate. They then tried to pressure me to forego charging a termination fee to move right into relisting my property with them. When I requested via email and phone to speak with their office manager to discuss my options as the landlord, he told me the termination was in my hands:You can charge the tenant a termination fee. Please know that she is in intensive rehabilitative care, including but not limited to: speech issues & she does not have use of the left side of her body. Her children are doing their best to tie up loose ends, so ultimately you would be charging her daughters for something that has been out of their control. You had a great tenant who was always kind and conscientious, so we would ask that you take this into consideration.I had previously indicated that the property was listed for sale (to investors). Instead of the termination guidance I was seeking, I received this response:After speaking with the senior broker at our office, we will not be able to list your property for rent if already have it for sale. It will be very difficult to find a tenant with a For Sale sign in the yard or online. If you did decide to continue renting the property instead of selling the relist price would be xxx...At this point, I decided that any fee I needed to pay to separate from CK was well worth it. I then requested a copy of the property management agreement that was signed, and got this response:The agreement you attached to the previous email is the only management agreement we have on file for you. 2018 MGMT docs are presently being drawn for all current owners who use Conrad Klein Property Management services. If you would like to continue with our services you will need to sign an updated MGMT Packet. Please see the attached sample copies of the MGMT Packet docs. If you would like to proceed, please advise and I will draw the docs for you to esign. Again, we will only be able to do this if you the property is not for sale.I informed CK that I would not like to move forward with them. Silly me, I was expecting an effective date, perhaps the end of the month to transfer to my new property management. After all, I had not yet received a security deposit, any tenant information, or the keys. When I requested that they complete the lease termination effective this month (since they were managing this tenant for the past two years, and had facilitated her move out unbeknownst to me) they told me that our agreement was already terminated. They then requested that I pay for the time that they had moved the utility back to their name--though I still have an active lease with the tenant they let move out!Two weeks later, I am spending thousands of dollars for termite removal and countertop replacement for an infestation that was left unchecked for so long it warped the counter top. Inspections on any frequency would have caught this.
Excellent company to work with for sales and property management. They have helped me successfully acquire investment property, rehab flips, and manage rental property.
They are a huge scam. Matt will make your life a miserable misery. Read some of the other reviews about how this company will steal your deposit. Got charged for pre-existing issues even after signed move-in form showing pre-existing problems. Sure, you could take them to court but it will cost you even more. Stay away. You are warned.
Conrad Klein manages several properties for us in Charlotte. They have consistently found us excellent tenants for our properties and handled all issues in a quick and efficient manner.
Horrible. Do not rent from them. I moved in to a place that wasnt even professionally cleaned and then when I left I spent $450 having carpets cleaned and having the house professionally cleaned. They are saying that I will not receive my deposit back of $1400 and will not give reason of why I will not be getting it. They are thieves!
Matt and Steed are very unprofessional and untrustworthy. Do yourself a favor use Turbotenant (no monthly fees, no run around, no excuses).
