Sent in an application for a rental property on a Friday my fiancee was told we should hear something back by end of day we did not!!....I called back on Monday wanting to know if I needed to submit anything else and was told no waiting on owner of property to respond.....called back Thursday just to be told owner did not approve application because both my fiancee and I needed a 700 credit score my score is above that but his pass 600...point is if I didnt make that call I would never hear back from them after paying $100 application fee....bad communication for a business after reading the reviews Im glad we didnt get approve....

This was my situation I applied for property with this company and the owner decided they didnt want to rent to me but the company did not deny me my application, but also the company had no properties that I was interested in having. I applied Use for a particular property that they offered they didnt have anything else that I wanted to rent so I feel like Im entitled to have my application fee refunded to me being that they would not allow me to have the property that I applied for and I shouldnt be forced to take something that I dont want from this company if theyre not offering me what I Need or where I want to live.OK I understand that your company did not deny my application. But the homeowner did with that being said I would like to know why the homeowner decided not to allow me to rent his property. I don’t understand how him discriminating against me will causes me to have to find an alternative property that doesn’t fit in the location I need to live in. So how does that make me liable for a application fee when I did not get denied from your company. It seems like to me that I am still entitled for a refund if your company can not comply with me needs.I also feel that if you had an applicant already being ran for approval for that property I shouldn’t have been paying for my application until that person was approved or denied. That sounds like a way to get application fees from multiple families as a waste of their money. Or a way for your company to force people to rent from your company even though you don’t have a property that they’re not interested in. If I don’t rent from you I lose my hundred dollars regardless because I wasn’t denied from your company but I’m not able to get the property that I actually wanted. You have nothing else that I want, they are not in the locations that I need to be in.

I got denied for one of their homes rent 1450 ..I make 72k annual 😭😭😭🤷🏿‍♂️ my credit sucks admittedly. But no response after I even offered a double deposit andy actually credit report ( they use rentcafe or one those sites who arent entirely accurate ) crazy thing is house is still on market while I moved into my new home weeks ago ..

There was no house to tour. I showed up to the address and was surprised to see an empty lot. Agent cut contact after I asked. Told me the property was suddenly unavailable after taking my application fee, which I disputed at the bank since there was no house to begin with and I didn’t receive the tour (which was one of their requirements for the application anyway). I don’t understand why require a tour if you don’t intend on giving one, especially if there is no house. I would update with pictures but I’m not driving all the way back there at least not today. I have to get my son and go to school.

As a property owner I have found that they dont always deposit your rental deposit on time. Also its difficult to get them to respond to calls or emails. The trade off is that they are pretty good at keeping tenants in the property.

I am so impressed with this property management company I find it necessary to tell everyone about it. Helpful staff. With work to get you in a new place that you can afford and wont drain every penny you have. Barrett Klutts is a Prince among men. I spoke to him and yes he answered the phone and reassured me that they would find me a place to call home. He did just that with great haste. My current arrangements gave me less than 3 week to vacate. With no provocation. And Klutts worked a musical and I had the keys to a humble abode I can call home and an upgrade to my current place .Thank you so must Klutts!Keep making peoples dreams come true!

THE ONLY REASON THERE IS 1 STAR IS BECAUSE THERE WAS NO OPTION FOR ZERO STARS!!!!Horrible Company. Very deceitful employees and manager. I would not recommend this management company to anyone. Rent was paid timely and consistently every single month. While living at one of properties we were without heat in the middle of winter for over 2 months.Because of the horrible service we had received by Klutts Management we took pictures of the home prior to moving out of the property and there was absolutely no damage to the property. On the contrary the home was in better shape when we moved out than it was when we moved in. When we contacted the management company regarding the refund of the security deposit the manager lied several times. Once saying the deposit was sent to another management company and another time stating the check was sent to the owner of the home. The latter makes no sense seeing as we signed the lease with the management company and not the owner.Needless to say we have to get an attorney involved as well as the BBB.BE WARNED.*** UPDATE 6/4/2020 - It has almost been 1 year since we have moved out of the home managed by Klutts Property Management and to date still have NOT RECEIVED OUR INITIAL DEPOSIT. ****

Do not try to call because you will never get an answer or a call back so do not waste your time leaving a message. Especially if it is after 3:30pm. My roommates and I never received a garage door remote, but was told it was in the kitchen and that it would be looked into and we never heard back about it. This was 5 months ago. Additionally, when we moved in last August (08/01/2017) we called and emailed about a pool pass, which Candice never got back to us about. My roommates and I continued to call and every time Candice would tell us I will contact the owner of the property and get back with you. She never called us back or emailed us about our pool pass. Fast forward to April, I call AGAIN about the pool pass and Candice transfers me to another lady that works at Klutts Property, this lady tells me the same thing. I continued to call back and finally they told me the owner of the house lives in Australia. So that being said we have never received a garage door remote or a pool pass and we are shy of 2 weeks of it being a year that my roommates and I have lived here.The heating and air condition in our home has been messed up for a year now (July 31 being a year), a company was sent out to come fix the problem but was never truly fixed. So we basically freeze downstairs and live in the gates of hell upstairs. Lastly when we moved in there were bugs everywhere and poop, yes poop in the toilets. July 31st cannot come fast enough.

I have finally found a property management that is able to manage my property. I live in Florida and I am unable to take care of my investment property like I use to be able to. I have been with a few of the other property management companies but now after being with Klutts Property Management for the last 4 months they have been awesome and they filled my property with great new tenants in 17 days. I have been very pleased with Klutts and highly recommend them.

Zero stars would be much more suitable. They are literal definition of “slumlords”. Rented an apartment with an unmaintained 15 yr old hot water heater that burst & flooded my apartment ruining priceless possessions, uncovered about 30+ years of black mold infested flooring & was poisoned/hospitalized due to their gross negligence. Carbon monoxide/fire alarms didn’t even have batteries. Management, especially the owner, was the rudest, cruelest, most entitled person I’ve ever met. Exactly what one can expect from a company that capitalizes on the impoverished — which in the Charlotte housing market will soon be pretty much everyone who isn’t making 120k + a year.

We were reading the reviews online before we called them and we weren’t disappointed. Even despite some of these complainers our experience was great and straightforward. The process to get approved went smoothly and took less than a day, and upon moving in there was one small maintenance issue that they took care of very quickly. (It seems as if the previous renters had just left one of the breakers open). The maintenance guy came in and just flipped the switch and we were good as new. Phew! Thanks a lot Klutts for being so straight with us.

3 Years ago we purchased our first rental property in Charlotte and searched the market for the best property managers we could find. We interviewed 6 and by the process of elimination through various criteria such as years in business, number of properties in their portfolio, privacy of our own personal information, cost, etc., we arrived at the conclusion that we should engage Klutts as our property managers. We have now been working happily with Klutts for 3 years and would recommend them to anyone needing the services they provide.

Renting from Klutts has been a good experience for me since renting from them in early 2013. They offer a convenient renters portal where I can pay rent online at my convenience, and I can also submit maintenance requests that way. I remember when I first inquired about renting from them, they gave me a fair price, and asked for an even fairer deposit based on my rental history and credit rating *at the time.* They have generally been quick to respond to maintenance requests, and in the 2.5 years Ive been there, theyve replaced my water heater, stove, kitchen and bathroom flooring all with no questions or challenges. I live in a good area/zip code for a surprisingly low price. Im quite pleased.

I posted a review regarding this company on Yelp after I moved out of my apartment in June. You can find the details of that review on yelp but to sum it up, it was about my experience of unprofessionalism with this company. I am writing an additional review on google regarding what took place directly after writing my review on Yelp. I was received a phone call from Candice Maybin, the office manager, who said she wanted to let me know that she saw my review on yelp. She wanted to let me know that it was not true and that she was not unprofessional and that I was nasty for saying such things. She said that I would be hearing from her since my review contained her name. Its ironic that she called me to tell me she was upset with my review because it called her unprofessional...all the while being unprofessional..... You cannot get anymore unprofessional than on the clock employees calling you to cry about a review made about them. ICING ON THE CAKE: A half hour later, I received a second phone call from a different employee who started rambling on about office matters that arent their fault and begging me to take down the review with Candices name in it. I asked what the purpose of the phone call and she stated to say sorry and to ask me to PLEASE take the review down. I could not believe my ears. I explained to the second woman that it WAS extremely unprofessional for Candice to call me and confront me about a review that I had every posting and that it was even more unprofessional for her to call me and beg on Candices behalf for me to take it down. You cant make this stuff up. Rent elsewhere.......

Theyre near impossible to get to answer phone calls. The plumber they chose to fix our shower that has now broken twice in 3 months doesnt let you know when he is here. If I could rate them less than 1 star I would. Cant wait for lease to be up so we can move

The girls at KPM have been good. All work orders are fulfilled within 48 hours. Candice makes sure things are taken care of when I call in. I think I will continue to rent from KPM, they show tenants they do care!! Best place I have rented from so far.

Unprofessional and inaccurate. Spoke with a Devin who accidently gave me wrong information on a property which fine, accidents happen, moved past that, he was pleasant all along via e-mail. Scheduled with him to view a house on a Saturday at 2 pm with a tenant in it . Not only did I have to take time out of my very busy schedule to view the home, but another person drove all the way from Virginia to see the same home as well and no one was there to assist us. How disgusting is that? We were there for 45 minutes. We did call the Saturday afterhours phone number which I believe belongs to Klutts himself. I did speaks to him, he did make a phone call and verified that it was scheduled, said he was calling the tenant to hang tight he was calling right me back again, well, 2 days later, all I hear are crickets. I sent an e-mail regarding this matter, I hear nothing. Sent another, and still nada. Applause to this company! A+!KLUTTS really lives up to their name ! LOLOLOL! What a Joke! I am thanking God that this may be a sign not to even waste my time as if this is how the beginning is with them it will be way worse with maintenance !

My partner and I began renting from Klutts Property Management in February. They did not follow through with pre-move-in repairs. For example, the home that we are renting had several broken blinds that they stated they would replace prior to our move in date. They failed to do so. They have yet to remove the key guard that they used when showing the home from our door, despite multiple emails and phone calls. The staff is friendly but they seem inconsistent in their ability to follow through on repairs and resident requests.

These people have been a nightmare from the beginning! Less than 30 days after I signed my lease I was served by the sheriff with foreclosure notices and then padlocked out of the place by the mortgage company. Had to call the cops to get permission to break in to my home then had to get an attorney. For months we went round and round chasing these idiots all the while a city inspector places a copy of a report in my hands and lets me know the place is below code and had been that way long before I ever signed my lease. Then my air goes out and I am without with my 4 year old in the house through all those 100+ days and 5 weeks before that until I could buy a 400 dollar window unit to make thinngs bearable since we had no other place to go. I am now searching for a new place as this one is up for auction as October. DO NOT DEAL WITH THESE PEOPLE...one word SLUMLORD.

I would like to commend Dellene Maybin from Klutts Property Management. With all older homes there is always the potential for something to break, like the HVAC. Impossible to predict. Dellene was wonderful in being responsive when the AC broke in getting people out to fix it. I felt like she went out of her way to help and was patient with me. I just wanted to say thank you.

They are incompetent in matters of rent collection and evictions. I have not received 4 months rent for my property and they have not be able to evict the tenant. Never communicates with the owner with issues going on with the property and you have to constantly call them to get updates of your property.They are very rude and will hang up on you. They are big liars and will say anything to get you to sign a contract with them, once you sign, they cut communications and it becomes impossible to get a hold of them.These people are incompetent and will only cause you headaches and stress dealing with them.Oh and all the positive ratings you see are all fake.......My advice, stay away from these people. I shouldnt have ignored all the negative ratings, now Im paying for it.

​​ when we first started with Klutts they were very nice and acted like they Cared about our living situation, than when it got down to getting the Renter house it got Dirty.literally Dirty, the house that we wanted was in ​H​untersville, very cute little out just perfect when eve gave me the ​code to view the house it was very Dirty and Gross. the doors were cracked, ceilings were cracked and the kitchen was the most greasiest kitchen ever. it needed a huge cleaning job. the carpets looked so used and un ​-​clean i didnt want to put my feet on them. so i emailed klutts and told them the house needed a huge clean up, and they said the house will be cleaned and all repairs will be repaired when the ​tenant moves in.​we did like the house so we told KPM that we wanted it, cant beat that price for a house in Huntersville so Eve told us we had to get the deposit to her Right away or we couldnt have it... so i rushed to get a money order all the way down to Charlotte cause they wouldnt come out to the house at all. so deposit was now paid and i am still waiting on them to clean, weekends went by, so i waited and waited and than i decided to go in there after klutts told me they would be doing cleaning and repairs over the weekend, i noticed the carpets had gotten cleaned and they were So wet, i went back on Thursday the following week.and noticed nothing else was done.than i went back to check the house, and it smelled Very strongly of a really bad Oder . i left and waited 2 more days nothing still was done to the house,and the Carpet was still Damp like it had just been done. i went back the smell got stronger, i brought my parents over and they inspected the whole house and we came to find out the smell was MOLD. and the house was covered in mold. from the ceiling to the cabinets to the corners of the carpets. i informed klutts about this mold problem and they informed me that it will be cleaned and ready for the ten ​a​nt. well i was moving in about less than a week and nothing was still done to the house.​when there is a mold issue you would think that they would get on to cleaning the house and getting it ready for the renter, and nop nothing was still NOT done. mold isnt an issue to play with, if it get into the body system it can get really serious. they seemed like they didnt care, im expecting and i cant harm my unborn as well as my family. so i told klutts ​that i took pictures and everything and they immediately jumped into me going to get my deposit back. and taking 100.00 cancellation fee, which i didnt agree to pay,(it was like they knew about it and still expected me to move into that home, they knew they werent going to get it fixed but they still tried). i didnt think i needed to pay that knowing that the mold issue should have been taken care of but KPM stated that the landlord isnt willing to do anything else further, they still insisted that its just a deep cleaning issue, when mold is growing from ceiling holes it could take months for it to be treated the house is not Livable.! i would like my 100.00 dollars back, but the only way i would get my deposit back is if i paid an extra 100.00,i do feel they took advantage of me knowing im a 24 year old women, and young. but i know a house isnt movable when it isnt. i will say the ONLY good think about KPM is Eve is wonderful, she cared and she wanted to take care of me ... until the mold issue got brought up. If you are to rent from THIS company please dont rent from them, they did me wrong. and im sure everyone understands my point of view on this. it definitely could have been a great place to live if they actually cared a little bit less on getting that money and more about the people trying to live in the home. I WILL SAY THIS ONCE I NOTICE THAT SOMEONE HAS MOVED IN THAT HOME I WILL DEFINITELY CONTACT THEM AND TELL THEM THERE IS MOLD IN THAT HOME AND THEY NEED TO GET IT FIXED ASAP OR THERE COULD BE SOME SERIOUS ISSUES.

Totally disappointed with this property management company! Wasted 2 weeks of my time and money for a place that I was prepared to move into within DAYS to only be told by Vanessa that the owner now decided to sell which I found out was a lie! They took our money for bogus application fees and NEVER made contact with the property management company of the state I was moving from to verify my rental history. Vanessa was rude and condescending in her tone and dialogue with me. She then said look on the site and see if there is another property youd like to apply to. There was not another suitable property in size or budget that we needed. I will NEVER use them nor refer them to anyone relocating here from out of state.
