Honestly I was expecting a lot moving in but received little. West Quad tends to mention all their amenities yet they dont tend to take care of them. The pool is constantly dirty and always has broken glass around it. The grills are filthy and the handles are broken. The study rooms are dirty. The premium lounges have not been cleaned in what seems like weeks. The walls in the rooms are extremely thin so you can hear your neighbors conversations at night. The hallways are dirty yet the worst part about it is that the staircases never get cleaned. The staircases (especially the south staircase) is riddled with dried up throw up all over the stairs and walls. Also the hallways tend to have a lingering smell that reminds me of musty locker rooms. Not to mention that they did not even bother to clean and disinfect the rooms between tenants. This place does look like it was once very nice but with poor management and poor cleaning, it has strayed from what they advertise. All this being said if they simply cleaned it wouldnt be so bad.

The apartment itself is nice but management & maintenance needs so much work. Moved in yesterday and the apartment was so unbelievably dirty, some lights didn’t work and just smelled terrible. Didn’t realize we had to ASK for the apartment to be cleaned and sanitized. When we called they said they would go and clean it and they NEVER went. This should’ve never been an issue to begin with. We had to spend so much money ourselves to get it clean and sanitized. We found dirty underwear behind the washer & dryer along with other things. What a way to start off the school yearAlso, I just found out that the 5 star reviews are made by the employees…

West Quad has a responsive staff that goes the extra mile to help residents. Maintenance and on-site management were able to assist with anything I needed during my lease. I’d recommend living at West Quad.

West Quad is in a great location! It is a very fun place to live with many people that are friendly and fun to meet. I also enjoy the gym and study rooms along with the pool, hottubs, and grills.

We were told that parking would not be a problem when we were looking at the apartment in June and it turns out that theyve been sold out of parking since February. We thought that maybe theyd allow us to park our car in front for a day or two while we secured city parking in Champaign, but they said no. I wouldnt have signed the lease if there wasnt a parking space available. The communication in general is pretty bad.

Office staff handled a very serious roommate situation unprofessionally and untimely. My roommates and I, including our parents, tried reaching out to office staff for help on the said situation in which our phone calls were often left unanswered and not returned. It took months for the situation to be resolved in which we were left living in a hostile environment due to poor roommate matching protocol by the property itself.

West Quad offers various amenities and layouts unlike most other apartment companies. The rooms are really spacious and a reasonable price. The staff is extremely helpful and they genuinely care about your living experience.

I’ve lived here for 3 and a half years, most unproblematic apartment building on campus! Staff is always helpful and friendly, especially the property manager Brittany. Also perfect location to campus, it only takes me 10 minutes to walk to the quad

This is the best property on campus, and the staff is always extremely helpful. The courtyard is always in great condition! I don’t think any other place on campus comes with the amenities like this. Bus route helps getting to class.

I just signed my apartment lease for next year with West Quad, and I couldn’t be more excited! The staff was so friendly and made the signing process extremely easy. Not only do I get to live with my friends, but I am looking forward to using all the amenities they offer. I would recommend signing with West Quad to everyone!

I’ve lived at west quad for the past two years and it has been great! I lived not only in the townhouses but also the apartments. There are tons of amenities and I really enjoy the weekly events the have in the lobby. I’ve gotten jimmy johns, decorated cookies, and there are even opportunities to donate. Darlene in the office is amazing for any problems! She wants you to have the best living experience and is someone you can open up to!! She’s great and there whenever you need her!

As a senior, I love living at west quad. Not only are the amenities such as the pool and workout room an additional bonus, but the staff is exceptionally amazing, especially Brian. He always has a welcoming smile on his face and works above and beyond to make West Quad enjoyable. He also killed it with his Dinasour costume when he trick or treated at every apartment and never fails to give me more paper for the printer. 10/10 service!

I rented this place a few years ago.The leasing manager was very friendly, allow me to change my apartment when my initial apartment was not satisfying. I had a great year living there.However, -2 stars because the other staff were not taking much responsibility when my $500 bike was stolen. They were not showing my clips since they do not want to take responsibility.Later on, I saw someone with a bike that looks 99.999% similar to mine (same customization, wheel has the same hole), walking and talking to a West Quad staff near the leasing office. The West Quad staff was not supporting me saying it was impossible that the bike was mine, I think without much evidence she should not had given any say. From this experience, I feel she was supporting her friend while on duty and I thought that was not professional.

Possibily have the best amenities for apartment on campus. I have been for for 2 years and plan on living here next year as well. The front desk people are friendly and helpful. Overall a great place to stay!

After living and working at West Quad, I have to say that it made my time at UIUC a complete blast. From continually meeting great friends and people, to having amenities that made the daily routine of college life a whole lot easier, there are countless things I could say about my time at West Quad. It is a safe community, where you can work and have fun, and it has a team that truly cares about continually building and improving on itself. The location got even better now that Kams will be relocated to 1st and Green, so I know that it will prove to a great spot for students for years to come.

I have no idea what is inside of the developers brain when they build this apartment. The wall is extremely thin like a paper until I can clearly hear what my neighbors conversation during MIDNIGHT. They also putting the bedroom in between of living rooms with the television next to the bed. COMPLETELY LACKS OF BASIC PRIVACY! I have done noise complaint a lot of times but they never take it seriously. ABSOLUTELY NOT RECOMMENDED for a decent living place. Clearly throw out $900 for a private bedroom with no privacy at all.

Ever since move in day this place has been AMAZING! The staff has been friendly and helpful with all of my needs. If I have any questions or issues they are addressed quickly and professionally. The BBQ they threw for us was awesome! I cant wait to see whats next!

I love living at West Quad! Its by far the best apartment experience Ive had and it hasnt even been a month since Ive lived here. The staff truly makes you feel at home and accomodates to all of our questions and concerns. Plus, the staff is always very high-spirited and every weekend theyve held some sort of event for all the residents. They truly know how to reel-in a big crowd and cater to us all. Not to mention all the amenities they offer here is unbeatable! Im definitely signing again next year.

Awesome place to live. I love all the amenities that West Quad has to offer. The study lounge is a perfect place to hold a group study, and West Quad offers free printing for residents. The gym is fully equipped and has a sauna!! The courtyard has a pool, hot tub, and jumbotron. I would recommend this place to all my friends and family.

West Quad Apartments is unlike any other campus housing I have lived in. Unlike their competitors, West Quad Apartments builds a community between its residents, provides amenities that go above and beyond expectations and is completely resident focused. At Roland realty and cpm I would make simple maintenance requests that would take weeks to complete, here at West Quad Apartments I have had every request fulfilled within a day. With West Quad Apartments you are getting far more than you pay for. The amenities are endless, the community is unlike any other, and the staff is exceptional. I don’t feel like just another resident, I feel like family. West Quad Apartments is the gold standard of Champaign Student living; forget the cornfields, this is paradise.

I just started living here at the West Quad and I love it so far. My unit is huge and looks super modern, which I really like. I was a little concerned when I learned that we had to pay for electricity and that all the appliances were electric, but they are all energy star rated, and I have been informed that my electric bill will only be around $30-50 a month. I dont think i will end up using the tanning or the sauna, but the 24/7 gym is something I am definitely going to take advantage of. If all stays smooth here, I am planning to resign my lease. Good place to live

I’ve lived at west quad as a senior this past year and it is truly the best place I’ve lived on campus!!! Not only are the rooms, amenities, etc. amazing, but the staff is exceptional! Mia at the front desk is THE BEST and always so helpful and welcoming, Bryan is so super kind and always willing to make our experience here better, and one time i dropped my car keys down the elevator shaft and Darla was incredible in helping me get them back. West quad is not like some of the other janky apartment companies (cough cough JSM), it is truly the best place to live on campus! Both my brother and sister have lived here as well and we all have had outstanding experiences. GO WEST QUAD!!!!

The place is nice but it is missing a bit class, its too simple, there is no thing that makes it luxurious. Also some amenities take their toll. But the staff is great. very helpful. Shoeb and Cody are amazing. And so is the new manager.

Worst place I’ve ever lived. You can hear every conversation, step, and movement from neighbors. Not to mention, my roommates constantly broke rules within the lease. We had two extra people living with us the ENTIRE YEAR who had not signed a lease, and west quad staff acted like they could do nothing about it. Brian was the one and ONLY “higher-up” staff member who was of any help during my time living in wq apartments. Mia was also helpful, although I had only known her for a short period of time. I was also charged a fee for not returning an item, that I had definitely returned. I was never refunded my money and have been given the run-around by Robin Finefield.

Fantastic. That is the only way to describe this place. The gym is awesome, the study center is extremely quiet and has free printing, there is a sand volleyball game almost every night, and they even have A JUMBOTRON. Theres a lot of other stuff here too, but you get the point. Also, I know that I most likely got lucky, but I really like the roommates they placed me with, and the staff has been pretty helpful as well.

The staff is great, as well as the apartment as a whole. But the resident issues aren’t taken very seriously if you have any issues with your roommates. As the apartment complex is very noisy.

The complex is nice and they have a lot of amenities. There is a pool and a gym with a sauna. Also, they have a sand volleyball court. The staff is friendly and they treat their tenants well. For example, many companies will charge you for asking to be let into your apartment, however as long as someone is in the office, they will let you in to your apartment without cost if you lose your keys or leave them in your room. Also, the property manager is very friendly, and any time I had an issue he personally would talk to me and address them; I didnt feel like I was talking to a corporate stooge.

West Quad apartments is a very nice place to live dont get me wrong. The workers are nice and do their jobs. Complex has great amenities as well. The problem is that the apartment is so poorly put together, people are always blasting music and their is no control on that, as well as one of the worsts parts being the management they have, just inconsiderate and unprofessional.

One of the worst places to choose to live in Champaign-Urbana-Campus of the University of Illinois. It is impossible to study or rest because the walls between apartments are scandalous thin. Also management are rude and incompetent people. West Quad should have better management.

Absolutely amazing place to live. The staff goes out of their way to create an insanely fun, but also safe, atmosphere/community to live in. They are always having BBQs by the pool, sand volleyball tournaments, raffling off cool prizes to residents. I am BEYOND happy I had to opportunity to sign a lease here.#WestSquad

West Quad Apartments is simply amazing! Im not easily impressed and am a very picky person, but West Quad really hit a home run and CLEARLY set a new standard for campus living. I was thrilled when I signed and quickly discovered that the variety of new features will make for an exciting start to the year for me. Everything from the pool, jumbotron and exclusive amenities to the quality service of the professional staff (specifically Anthony and Andrea) and the modern, upscale design of the apartment units only confirms that when it comes to evaluating options for housing, there is only one right answer. What I like the most is that the property carries the sentiment of a genuine community with endless amount of amazing personalities to meet everyday. *****!!!! #totesdare

I hate living here. You continuously have problems with the staff. They are rude and dismissive. I wish I never signed my lease. There are apartments in Champaign that are just as nice as here and dont cost nearly as much. I would not recommend living here.

Many of the reviews on here are from West Quad employees, so Ill be 100% honest about living here. I lived at WQ the 2015-16 school year, and there are definitely some positives and negatives.Positives:The amenities are great. There is a nice gym (with a sauna) which we got plenty of use out of. The outdoor space with the volleyball court, grills, pool, hot tub, and jumbotron were awesome. Not many apartment buildings have things like this. The staff was also willing to put things on the jumbotron if you asked. When it was nice out in August, September, April, and May, this area was packed, and was usually a lot of fun.The apartment was also pretty nice. The furniture is modern and somewhat comfortable. The kitchen is spacious and is really nice. We had basically no problems with the appliances. I lived with three roommates (4x4 unit) and we often had friends over and we still had more than enough room for everyone. The apartment is definitely big enough. The bathrooms are also big. We each had our own bathroom and shower, which not many college students have the luxury of. The bedrooms are definitely big enough. I had the smallest style of room West Quad has (I think) and in addition to the full size bed and desk that come with the room, I was able to fit my TV stand, TV, small cabinet, guitar, and amp in only about half of the room. I have no real complaints about the apartment itself.Negatives:I cannot understate this... This place can get very, very loud. Im convinced that they screwed up something with the walls during construction, because they are paper thin. You can hear anything going on outside, even just conversations. And Im not talking about only outside in the hallway, Im also talking about outside the building. It often sounded like there was no wall at all. The people that party here not only on the weekends, but also during the week, can get so obnoxiously loud that you cannot fall asleep. Many of the people making all the noise arent even students, they are townies.I understand, this is a college town, people party and it can get loud. But this was over the top. People blasting music out of giant speakers in their cars at full volume with the bass all the way up in the driveway of the building at 3 AM on a Wednesday night is not normal. Literally my room would be shaking. Just constantly people yelling, fighting, and blasting obnoxious music ALL. NIGHT. LONG. Its horrible, and management does nothing about it because they know that if they stepped in and took action and made an effort to control the noise, people would live somewhere else.Also, the day before finals started, WQ decided to have a full on rock concert in the courtyard all afternoon, so theres that. I love loud concerts, but not the day before finals outside my window.The ventilation in the hallways is horrible. People would smoke out there all the time, and the smell would linger for days. There was one time when we could smell the smoke in our kitchen.West Quad advertised that the building would be a private community, but literally anyone can basically walk right in. People often put things like bricks or floor mats in front of the doors on the side of the building, so how is it a private community?One minor note: the manager (Brian) told me he would help me out to collect information about West Quads construction for a class assignment. He told me to pick a time in a certain week, and when I went to the office to make the plans in person (because he was slow to respond to my emails) I found out he was actually on vacation that entire week. He then completely ignored my attempts to set up a meeting, leaving me to scramble to find someone else to gather information from in the couple days before the assignment was due.If obnoxious people do not bother you, youd probably enjoy West Quad. The building itself is very nice and the amenities are great. My roommates and I just could not stand the noise any longer and chose somewhere else for next year.

Paid for assigned parking however when I went to park in the parking spot someone else was in it. I called management 3 times (waited an hour and a half) for them to even call the tow truck company. Spoke with some guy named Cody--he was extremely short with me on the phone. I also spoke with someone in management named Anthony Frassier--I explained to him that Cody told me to park in someone elses spot since mine was occupied, and he replied I dont know why someone would tell you that because now your car is at risk for getting towed. When I went to the garage to move the car I saw that the persons car (who was in my spot for close to two hours now) was still not towed. I called back Anthony to check the status of them calling the tow truck and he yelled at me stating, I just spoke with you 3 minutes ago! I am in the office trying to investigate whose car that was! I went to the office to meet with Anthony and he continued to speak forcefully towards me. I asked him to be understanding and empathetic towards the situation (i.e. I pay to park here, someone is in my spot and Im in someone elses spot, he was telling me my car may get towed, but it has taken them over an hour and a half to even call the tow company). I told Anthony that parking spot aside, he has a terrible attitude. I explained to him that he got angry over my inquiry within a matter of minutes and that it is not appropriate. He said I was the one who flipped a switched. I reminded him that even if I flip a switch I am the customer and he as actually the one working (not me). As I was walking out of the office he was yelling, everyone has a breaking point. I will say when I spoke with Angela Proffitt, the manager over Anthony, she was very understanding and agreed his actions were not appropriate. If this is the frontline management on duty, I am extremely concerned.
