Marquis on Lakeline has been my home for over a year. I love living here. The grounds are beautiful and the amenities are outstanding. My apartment is so nice and I love coming home. The staff is by far one of the reasons I continue to stay. During the winter storm, they reached out to residents every day. I felt cared about. They always have something going on such as having food trucks drop by, online workout classes, etc. They really do make me, as a resident, feel welcome. Maintenance is amazing, too. Always courteous and punctual. I have never waited more than a day to have something taken care of. Overall, a great community to be part of!

Great apartments. Very kind and considerate staff. Its been enjoyable living here and I have signed a lease again now twice. The maintenance is always very prompt when we have issues and the rent is affordable for such a booming area! :)

I don’t know what I love more about this property — how welcoming the leasing team is or how helpful the maintenance staff is.Tracey is an amazing team leader who knows so much about the properties. She is so warm and welcoming; when I was looking for a place to call home, not only was she kind and sympathetic to my situation, but she also shared bits of her own personal history with me. She made me comfortable around her not just as a person, but also as an ambassador for the company she represents. She made me confident in the CWS team and their ability to handle any and all situations with grace and openness.The maintenance team is also awesome. Randy runs a tight ship and each maintenance worker is professional, timely, and hardworking. One staff member in particular, Troy, is always helpful when on call and kind and efficient. Any time Troy is answering a maintenance request, I know the work will me top notch quality.Essentially, I love this place and the people who make it home! 10/10 highly recommend!

I LOVE my home at Marquis on Lakeline! The pandemic has been an obstacle for all, but the team at my home have gone out of their way time and time again to provide alternate fun activities (fitness routines, trivia, & a paint night - my personal favorite) in addition to keeping our community attractive and safe. I am certain it hasnt been easy on the staff, but their efforts are definitely noticed and greatly appreciated!!!

My boyfriend and I recently moved in here and the experience was great! Even while doing everything virtual with the leasing office, they were all wonderful! Andrea Moulinie was the agent we worked with personally and she was so amazing and made the whole process smooth and stress free. Plus this complex and the units are beautiful, anybody would be happy they chose to live here.

What a great place to live and we li e it here. Also we would like to send out a huge thank you to the staff and maintenance staff of Marquis Lakeline for all they did during the storms. They even called and checked on us during all of it. We appreciate all of you and a big THANK YOU!!

Pros and cons. Park behind the complex and grocery stores are close. However the bad out weighs the good. The apartments are extremely loud, you can hear everything and there’s always shady people around especially with the homeless issue growing. There’s rats in the walls of the buildings that made their way into peoples apartments. Not a lot of parking and the stop light at the entrances take about 10 minutes to until it turns green.

In my search for a new residence, out of several apartment communities the Marquis was most impressive. This gated community offers beautiful landscaping, lovely apartments with upgrades and spacious balconies and storage and Is fairly priced. The leasing agent, Sarah, is very friendly, accommodating and professional. She will work with you to find the perfect place for you. You would be very pleased to choose the Marquis as your new home

I had a wonderful experience with Tracey the manager and Daniel. They were helpful and very polite. They also helped me to find the best deal on my new Apartment. They were also supper accommodating while dealing with my service animal. I am excited for move in day.

Conveniently located near everything, office leasing staff was very friendly, and leasing manager Rosalyn and maintenance manager Debbie were excellent. Great property if you have dogs, too! Thank you, Marquis.

We put a service request in to maintenance at 10pm last night. By 9:30am this morning the issue was resolved promptly and with excellent quality. Thank you so much!

Amazing apartment complex!! Sara and the rest of the staff are extremely kind and helpful! The property is beautiful and has a wonderful walking trail that leads to a neighborhood park. I would recommend getting an apartment not facing the main road as it gets loud at times. Once again, great property!

By far the best apartment complex Ive ever lived in. The unit floorplans are great and I never heard my neighbors. The community is always maintained well and clean. The pool is AMAZING during the summer and never super busy like some apartment complexes. Easy access to HEB and Alamo was really nice as well. The only reason I moved is to be closer to downtown and work. Highly recommend Marquis on Lakeline! The staff is super nice too :)

I was really going through something and was really looking for a place to live. This apartment complex caught my eye. It was close to work for me and in the area of everything in which I liked. Went to look at other apartments and some was helpful and some wasnt so helpful. I had four apartment complex in mind but, this apartment complex stayed at the top of my list as one of the four. I finally made a decision to go ahead and select them. The Manger herself was very helpful on the day of viewing. Due to Covid19 she still managed to keep social distance as a must and had one of her leasing agents to give me a call as I sat in my car awaiting on what I need to do to view the apartment. The leasing agent by the name of Melaine (If I spelled her name correctly) 🙂gave me a call and told me where to go to go view the apartment. Even though she was not there physically she stayed on the phone with me as though she was there and walked with me through the apartment. She was very kind and helpful and very professional. I have really enjoyed the help they extended to me and how helpful they were. On my last day of making the decision to accept the apartment. I spoke with another leasing agent by the name of Sarah who was also very professional and helpful. These ladies have went above and beyond their call as leasing agents and Manger to perform the duties on which they have been given to do as leasing agents and management I really appreciate what they have done. I pray that you recognize these ladies for the Great job performance they all have done.

The staff are awesome, they do what they can to make you feel at home.The common areas were great, always well maintained, the gym is fairly sized and It has the most common work out equipment that you would need, I really used It.The community was small, but felt great. I would definitely make you guys my number one option when ever in Austin again.Thank you so much for everything.

I heartily appreciate the safe, well-kept, wonderful community that the staff at Marquis on Lakeline keep here for us. I am always a champion for all that you they do here. I have lived in MANY apartment complexes in my day (I started living in apartments when I was in college). Having never owned a house, you could say I am somewhat of an expert in apartment living. And these guys do a great job.

I have been living at Marquis on Lakeline since middle of May 2019. I love it here. The staff including the maintenance team are friendly and willing to assist with all your living needs. The property is kept clean and maintained. When I moved in, my apartment was spotless and very clean. The staff had left a nice welcome package which I thought was very welcoming. My neighbors are friendly, and I talk with them daily. Overall, this a wonderful community to live in.Additionally, Marquis at Lakeline is located within minutes of H-E-B, Barnes and Noble, Target, Kohl’s and Lakeline Mall, too name a few. It’s in a very nice, safe location.

The apartment complex has had broken security gates for awhile now and thefts have been occurring nightly. My car and mail box have both been broken into on separate occasions. My neighbors garage was also broken into recently. The complex has not felt the need to add additional security measures for their guests. I understand crime happens but not hiring a security officer during this time just feels like the complex does not care for resident safety. Do not move here anytime soon until improvement are made. I have other complaints about the complex but feel this information is important enough for future apartment shoppers.

Sara, Martin, Ken, and the whole crew here at Marquis on Lakeline are top notch!!! Theyve upped their game around here recently, and I hope we continue to see their hard work pay off. Ive been a resident here for several years, and seen the management changes over the years. Martin is a great addition, and I can definitely recommend anyone to come talk to him and walk away happy :)

All experiences since the beginning of the lease have been nothing but pleasant. The staff is super friendly in and out of the office especially Sara who helped me find my current home. If it’s a temporary home or permanent residence you seek this is the place to be. Great pool, different referral offers to save on rent plus having great neighbors. My wife and I both enjoy the centralized proximity to a wide array of entertainment and local business. The staff is always friendly and will happily address any concern residents may have. The office regularly holds meet and greets with the residents and offer many amenities for residents to enjoy.

I has inquired about a specific apartment 1st floor 2/2 with private yard and garage, but it was four months before I could move. The Marquis used to be The Royal- I’ve lived here for a year and a half, and while I used to like living here, since the new management has taken over things have gotten so much better! Maintenance issues are fixed super fast, the grounds are kept very clean neat, and they just redid the parking lot. I don’t love that the pool is temporarily closed for repairs, but the fact that it’s finally being repaired after years of leaking and the bottom of the pool being chipped and dirty, I have complete faith it’ll be better than ever- I just hope it’s soon :)The staff is very friendly and knowledgeable, the maintenance staff is friendly and quick, and everyone is so nice! I used to like living here. I kinda love it now.

I’ve lived here for a few months and the front office people are great. I had an odd situation with my electrical and they have walked me through everything and made sure I was taken care of. Love it here

I’ve been here for 10 months and this is by far the most terrible, cheap built complex I’ve ever seen. They polish it up and make it to look nice and top quality but it’s cheap. I’m rarely home and the one time out the day that I am for rest or to sleep the neighbors are so loud. I know their morning routine!

Been a resident for 5 yrs and obviously Im still here do to the amazing office staff and some old faces that came back Kristin lol Sara,Ken,&Debbie have always been there whenever we had any issues ken has always been quick and very accurate on work orders and maintenance request thanks to everyone at marquis you guys our awesome

Ive lived here since February and I absolutely love my apartment! Maintenance responds quickly and management is professional and friendly. I would definitely recommend living here. Its a beautiful property with great amenities.

The staff is extremely friendly, I met with Lisa to sign a lease . I had personal life changing events immediately after signing my lease and I needed to cancel. I knew I stood very little chance of them allowing to terminate my lease without major financial repercussions. To my delight the staff was very understanding !! I worked with Martin Zamora the Regional Transition Manager. He was sincerely empathetic to my situation and treated me not like a number or a random tenant but like a true friend. I highly recommend Martin and his wonderful staff at the Marquis on lakeline!! I will continue to share my experience to anyone that will listen!! Thank You so much guys!!

Best bang for the buck for apartments and friendly staff. Moved to Central East Austin a month ago for work and miss the Marquis for... everything and perfect location. But asi es la vida, theyll be there next year should I decide to move back.

Great place to live! Love the pool the workout room and the great staff! Gwen is a very great manager, she is very nice and helpful! I recommend this place to anyone!

Ive lived here for two years, only moving out because I want to live with my friend & closer to work.This place is great. The office staff has been very responsive and helpful, maintenance requests were done on time. My neighbors are friendly and quiet for the most part. Its in a great location right across the street from HEB & other stores. There is a bus stop within walking distance. I feel very safe here and have never had any problems.Only downfalls were that the plumbing isnt great - my drains get clogged pretty fast. And I had roaches a few times. In both cases the complex was very helpful and fixed the problem quickly.

I have been living here for three months and I love it. The apartment is well maintained, spacious and functional. The balcony is my favorite place, huge. Big oak tree in front of it makes a nice shade to enjoy and my flowers are very happy as well.The community manager Gwen is very hard working and hears you when you reach out to her. Early in the morning I see her walking around the pool area, arranging the chairs, watering plants and picking up trash. Office staff are very friendly and helpful. Sometimes they drop what they do to help residents. I had several things to fix: balcony door, lightbulbs, fridge, etc. The maintenance person came the same day or next to fix. He is very polite and professional. In my opinion Marquis on Lakeline well deserves five stars and I highly recommend it.

We really enjoyed living here (2 years). Both old and new staff have always been fantastic, and the few times we needed maintenance they came right away. My only complaint is that despite a week of cleaning before we left, they took almost the entire deposit for cleaning fees, so my advice would be to not bother cleaning before you leave.

I’ve lived here for about 3 years and lately it’s becoming unbearable to the point of breaking my lease and taking the credit ding. Every time you try and reach the front office NO ONE answers, so I decided to go up front myself and it was fully staffed and all of the front desk lady’s were on their cell phones. I’ve had to contact the police a couple times on my neighbors and I’m trying to move to a different building and am willing to pay MORE money to leave but no one has time for current residents. This place used to be awesome but it has become a nightmare sadly.

@ assistant manager can you please stop putting rent notice on my door, lost my job and never late before this management is bad. The country is shut down no jobs and demanding rent

I been a resident for 6 months now, Tracy is so nice and so is Daniel . They both go above and beyond with their service . The only time I didn’t know how to work MY AC .. they sent someone right away . They are so great . Love my apartments . !

Lisaaa thank you so much for taking the time to help me get my nieces car seat base in my car when I had to make an emergency trip to H-E-B for formula. Lisa litterally took 15 minutes out of her day to help me when I had no clue how to put a base in my car. She didn’t have to do that, and just in general for the past 2.5 years ive lived here she and the rest of the staff have always been available to help me when ive had issues or questions . I know when I call the office they are quick to help or answer a question.And again thank you lisaaaa:)

Great customer service, the ladies in the front office always help with anything you need. The whole complex is always in great shape too.

I have lived in several different apartments over the years and I have to say this one of the best places I have lived. I have the upgraded apartment with a great layout and I love it. I do wish it was a bit bigger as its almost too small for me; but, it was the one with the biggest kitchen. I havent seen all the other apartments inside, just looked at floorplans, but this was the only one with a seemingly big kitchen. Overall though, I do love my apartment and the layout. I have a beautiful view of the pool and a close walk to the office. Any time I have had maintenance requests they have been very prompt to get them fixed. Like one other user stated there is some issues it seems with plumbing. I have had my dishwasher clog twice, and my bathroom tub a few times. When I have put in a request though, they have been quick to come out and get it working properly. I dont often hear my neighbors (above and on the side), unless its really quiet and I may occasionally hear a little noise-- but its a rare occasion. Im on the first floor with grass in front of my balcony so it does get annoying at times when people walk their dogs directly in front of my balcony and let them go to the bathroom. Even more so when Im sitting out there at the time. During the summer you can sometimes smell it (especially if the owner doesnt clean up after their dog). I did have a small problem with a few bugs, with all the rain I had about two weeks with nonstop fruit flies (no clue where they came from). Then it was fleas (I think from all the dogs always on the grass in front of my patio during the summer and me opening the door all the time), then it was ants, then a cockroach here and there (I think from an apartment around me). I havent seen anything in the past few months which is great. Most of this all happened in the first three months I moved in. Its almost a year now and I havent had any further issues. The gate in and out on our side is always breaking it seems, but maintenance is quick to get it up and running. Every place is going to have its little quirks, and some things....but Ive had no real issues or complaints with these apartments. The location----is awesome! So easy to get onto 183, 620, 45, etc. If you have to drive to RR like I do daily the tolls do add up (which is frustrating) but all the stores I need are so close! And I miss all the traffic on 620. The ladies in the leasing office are great to work with and always friendly and cheerful. Id recommend these to anyone looking for apartments out this way.

Do not rent here. Their new management and ownership is awful. I wish the previous owners and staff would come back. There is a HUGE sinkhole behind our building that has been there for months and we still have yet to receive a update on. Because of this parking is out of control, and unless you enjoy walking a football fields length with your groceries I would advise against it. I asked if they had any solutions to help relieve the situation and they basically told me I could feel free to purchase covered parking. I parked on a unmarked curb because there was no where else and got a notice that I was going to be towed. Again the curb was NOT marked, NOT painted, and there was NO signs indicating you could not park. Instead of the office addressing it they were just going to tow me. This is not the first issue we had our upstairs neighbor flood and ran up to help. Maintenance was impossible to contact and unhelpful. We cleared out ALL of the water and a hour later their water guy from south Austin arrived. No one ever checked on the status after that. Over all just a bad establishment that does NOT care at all about its residents.

Ive lived here for two years and cant believe how this complex has gone downhill in the past few months. Landscaping is now horrible - needs refreshing. Gym is lacking remotes for the cable that only occasionally works and it is barely stocked. Streetlight is out and has been for months. Constant revolving door on the staff. Doors to office locked 15 minutes early though the office doesnt close until 6. Go elsewhere!!

This place sucks. Poorly built property. We leaved on this Property for 9-months and it was by far the worst. The staff is nice, but they do not take any responsibility for the property. There are issues with how the A/C cools the apt, One bedroom is cold and the other bedroom is hot. No way to fix this. Save you self the pain and trouble and Go somewhere else.

Great place to stay. From start to finish everyone was helpful all the way to even maintenance.

I have never been in an apartment where I knew every time the people upstairs got up and walked around.Oh well, Im sure you get used to it. That annoyance is offset by the cheap rent rent anyway right? WRONG! Super expensive!Luckily this isnt my apartment, but a friends.Downgrading to one star as the parking here has gotten out of hand. If you drive anything larger than a smart fortwo, you wont be able to park here. Unless you pay another $80 a month on top of your outrageous rent for a covered space, there are plenty of them available.Oh, dont pull up too close to the curb either if you dont drive a Jeep, they are taller than normal and may take your front bumper off.

I love this place. Never had any problems. Never hear my neighbors. Hope to be here a few years!

We liked living here for two years. Kristin in the office is super nice and helpful, and Ken the maintenance guy always responded right away and fixed any issues. Our upgraded unit in building 2 looked out on a woodsy area, and we loved the birds and fireflies, the park that was a skip away (with a creek and a turtle pond and a path all the way to Brushy Creek), and the privacy out our windows. A/C and heating were efficient; sound-proofing was pretty decent for an apartment; the pool and fitness center were clean; we made good friends with several other residents; and we could walk to every chain store you can think of, and drive a mile to the train station that takes you downtown. We got priced out, but thats the whole Austin area; I think Marquiss prices are competitive for the area. A few other notes to management -- it would have been SO much better if the complex were smoke-free; the office internet is crazily unreliable; and the parking spots by our building were just so narrow that eliminating one would have caused much fewer problems. Overall, we were happy here.

I must be honest, the girls in the office are kind of rude. Not the most friendly people.. they dont empty the dog poop trash cans regularly and make you want to throw up as you walk by or open it. Landscaping needs to be done. Branches are falling along the path ways, also a lot of the lights dont work at night.

BEWARE: CWS management is the worst!! I have requested 3 times in writing for pest control but look at the amount of ANTS in my door, now my dog got completely bit up. The parking is terrible, always get blocked in or out, I am disabled veteran and the handicapped is always filled with illegally parked cars. Trash bags left out for weeks get roaches in the hall ways, IT IS GROSS. forget any help from management they are nice when you give them the check and that is it. No pest control, no parking regulations, no trash monitoring, its not worth renting here try a newer complex.

Renter Beware!!!!!Great looking Brand New Apartments, but DO NOT let the Nice appearance of the place and staff fool you. Some of the leasing Agents treat Residents and their Guests like trash.. and the Manger was less the sympathetic.. So if you have friends that may want to visit you from time to time to hang out like most people have you may want to look for an apartment elsewhere. Also, I had to deal with 4 days of either no shower or no bath due to 2 repairs needed on the leaking pipes. They had to bust out the tile both times. However, the maintenance staff was GREAT! and does have there stuff together, they were always on-time and cleaned up after.

There are 6 central air units outside of my bedroom window and at least three of them make so much noise when they are functioning I cant sleep at night. They make a loud grinding noise and one unit vibrates my whole wall when it turns on several times a night. One makes a huge exhale noise when it shuts off during its multiple cycles. I have talked to the property management at least 3 times now and had no resolution.
