I decided to leave a review because we almost didn’t move in in the past when we saw a lot of negative reviews here. Honestly, maintenance hasn’t been an issue at all. They were pretty fast. We enjoyed our patio, the pool, and landscaping. Love the cypress trees and birds. A good place to live with a dog. It’s not true that there are no poop bags available. Never had an issue. And literally, there’s a dedicated person who comes and cleans if people didn’t pick up after their dog.Parking hasn’t been an issue either. The only downside is prices are kinda high now. There are a lot of fees, including required cable fee. Also, there’s no good place to put your bicycle. Another negative thing is that there’s no staff in the clubhouse anymore- you need to go to Redstone Ranch.

My move on process had a couple of issues, but they were immediately felt with. The staff; office women, head of maintenance, and the maintenance men have been professional, helpful and personable. I’ve met a few people here already. It is very quiet here. I love it!

The apartment space is pretty big for the price. The staff here is very friendly and extremely helpful. The apartments are a little older, but they are slowly making new adjustments to the area. Plus, youre close by a lot of great places. Its very convenient.

I am so thankful I found Lakeline Villas. The Sales Consultants were extremely responsive from beginning to now. They made the move stress free, answered all my questions and concerns, and are still very helpful and attentive. The community itself is amazing. I dont have any complaints about noise or illegal activity. The trees are also aesthetically pleasing! One of my favorite features :)

DO NOT MOVE HERE.The maintenance team is very good and will contact you quickly.But some of the office staff can be very rude to you and it’s very hard to contact them.The office is not at this property anymore so you don’t even have staff on-site and always have to call (which they never answer)Don’t be fooled by the automated locks and thermostat. The building is almost 20 years old and makes all kinds of noises that cannot be fixed. There was a murder in one of these units not long ago and multiple garages have been robbed as well as a truck.You will never be able to reach anyone if you call them and they will charge you for random things out of nowhere.Save yourself time and don’t move here.

Two weeks after we left, there was a SHOOTING on property right near the building we lived. I am beyond blessed and grateful that I was able to get out when we did. Here are just few instances that happened in the 6-months I lived at Lakeline Villas:1) Mold. Our unit was heavily infested with black mold; bedroom window, cabinets, walls, and flooring were embedded with mold. We sent videos of the mold to the front office and nothing was done about it.2) The unsafe nature of the apartment complex itself. The front gate to the complex was broken and for 3 months the gate was hanging off to the side allowing anyone in and out. There were always a bunch of shady characters walking around, driving slow, staring, there was a fight right outside my apartment and I never felt safe walking my dogs, especially at night.3) Given that the gates were down, people who didnt live there took advantage of the amenities. I watched a group of teens break open the pool gate and use the complex like it was their own. I had cigarettes thrown on my balcony and we found a condom in the pool! My dog was also attacked at the on-site dog park by a pit-bull. Drawing blood on my boyfriend (trying to break up the fight) and my dog.4) Although they say they are dog-friendly there are never any poop-bags available and nobody EVER cleans up after their pets. Because of the improper lighting around the walking areas, I stepped in poop at least 5 times trying to walk my dogs before bed. Disgusting.5) One day, while walking my dogs, I rolled my ankle and threw out my back so bad I couldnt even stand up straight. Want to know how I fell? An uncovered electrical outlet for a sprinkler system. I let the office know about the hole in the ground and it took about two months before my concern was ever addressed. Hole was never covered.6) FALSE ADVERTISING. This was one of the most frustrating pieces of the puzzle from day one. We moved sight-unseen. I was told that before accepting the terms of the lease that I would receive photos of the actual unit. I kept being assured via email and on the phone that pictures were coming and that the reason we couldnt get pictures right away is that the unit was being remodeled. I was okay with waiting for a remodeled unit, however, that wasnt the case. We were NEVER given pictures and walked into the smallest and most dingy looking one-bedroom apartment I have ever seen. I was FLOORED.

Ive been in this complex now for 4 months I currently have mixed feelings about this facility. The office staff that I have had experience with have been stellar. I appreciate their friendly nature and for working to take care of the property and the residents. The pool, gym and other amenities are very, very nice and definitely draw you in to the complex. Also the addition of smart home hardware does take it up a notch.However the unit I rented is a bit worse for wear and when compared to other units at other properties really could use updating to accommodate the investment. We werent able to see the unit before it rented but we saw a similar one by self guided tour. The unit we saw and the unit we rented were so far from each other that I dare say it wasnt even a nominal comparison. The bathroom and kitchen being the most disparate due to age and usage. The kitchen fridge is new but the stove top, dishwasher and countertops have seen significant wear and tear to include missing parts in the dishwasher (a utensil basket to name one) that Ive replaced myself rather than go through the process of asking due to the delays and issues noted here. The bathroom is the worst of the two which shouldve marked this unit for a refresh before it was rented again but it most assuredly wasnt.When we moved in the A/C did not work and we ended up opening several work orders to get it online which during summer in Texas is saying something.Also I had to report a broken dishwasher and kitchen sink several times before they were finally fixed which resulted in having to take a video and show it to the manager as one work order was closed with notes stating even if you cant hear it running the timer is working. It actually wasnt resulting in yet another return trip to fix the dishwasher again and add parts to the sink and reseal it as it was leaking terribly.Recently they had someone come replace the A/C system for the unit which included swapping out the components in the apartment as well. Im guessing no one from the complex did Q/A for the job as when I came back home I found a number of self tapping sheet metal screws in random spots around the carpet that either myself, my kids, or my vacuum have found by running over them.Overall the experience is mediocre at best. The staff and the amenities are the main redeeming qualities for the complex while the actual apartments and the maintenance staff need some work. I hope they can get it figured out in general.

May 2021 Update:Now that we have moved out after our 10 month stay, I thought I would update this review. Overall, my opinion is still the same. The staff is really nice. Some of the residents are nice and some are not so nice. It would be great if everyone followed the rules but thats a statement that can be made for society in general. The staff does their best. During our time there, a decision was made to consolidate apartment office staff from different complexes into one, shared team which unfortunately is not based at this property. This means there are no office staff that work full time at this property.This property is a bit aged and some of the units need to be updated. All things considered, I think the experience is commensurate with the rent they charge.Bottom line for us is we were satisfied with our experience but we were really happy when we were able to move into our new house.----- end of update ----We are just moving in and after one and half weeks here is my impression. The staff are really nice and sincerely want to help with every issue they can. Unfortunately not every resident is considerate enough to follow the rules and there is no 24x7 management presence. Still, the staff tries their best to make every resident as comfortable as possible. Apartment management is a tough job. Every day there is something going wrong or at least someone complaining about something they dont like.We had to rent two apartments...long story....so we can compare different units within the complex. One of the apartments is pretty nice and the other one is somewhat worn out. Interesting to see a noticeable different between two apartments with identical floor plans in the same building. Both apartments provide adequate living accommodations and suit our needs well enough.I am not pleased that cable TV is not optional and you have to pay $5 per month to join the parcel receiving service if you want to be able to receive packages while you live here. It seems there are too many fees for things other than the standard rent for the apartment.The pool seems really nice. Unfortunately, inconsiderate residents have abused the pool and its either been closed or partially closed most of the two weeks weve been here. It shouldnt require a lot of common sense to not bring glass into the pool area. It is a beautiful pool and is only 3 ft 6 inches deep at most so its great for kids. Its fun to watch the families enjoying their time swimming and being outside during this pandemic.The fitness center is nice and well equipped. And there is a really nice pavilion with two large bbq grills, couches, and a TV.Overall, I would recommend this apartment but whether its the right fit for you depends on what youre looking for and what your expectations are. Dont expect living in an apartment to be the same as living in a house. You will hear people above you walking around. If you dont pay to have a reserved parking space, you will probably park somewhere different each time you go out and come back. If you understand what living in an apartment is like, you could be very happy here.Ive read some of the reviews from people who have moved out and had issues with paying for damages. None of us who read those reviews knows all the facts so I will just wait and see what our move out experience will be like next year. Meanwhile, we will focus on the positives and appreciate the job the staff does each day to make it as good as they can.

I moved into Lakeline Villas on 3/04/2019. Best decision ever! The application/viewing process was the easiest Ive ever experienced (and Ive moved a lot!). Moving in was quick and easy. My new apartment is perfect and has everything promised. There was just one or two tiny things needed replaced but I let them know and it was taken care of in minutes the next day. Fast maintenance! The pool is beautiful, there is a lot of bright lights at night making me feel safe, the grounds are well taken care of, parking is always available, the gym and sauna are wonderful, and Sarah in the front is so nice and helpful. I love it here! :)

I felt compelled to write a follow up and a warning to potential residents. I have been out of this complex for a year now and this management firm continues to make my life a living nightmare. I moved out of this apartment due to mold and safety concerns. Instead of offering an alternative solution or assisting with the mold or validating my safety concerns, they basically said “bye”. I spoke with corporate multiple times and received zero assistance with any of the issues. The woman I spoke with simply said, “sorry you don’t want to live here anymore”. It wasn’t that I didn’t want to live there, it’s that I didn’t want my family living in a unit infested with black mold (I even provided photos and video). I gave notice that I would be leaving early because it was making me sick to live there and they sent me a bill for nearly $4,000 for breaking my lease early as well as a 1-month rent penalty. They would rather I make myself sick then do what’s best for my family. I tried to address this concern with corporate and settle the balance and instead, they sent the bill to collections within 2-weeks of the notice, refusing to settle for a lessor amount. This bill has cost me more monthly than my car payment and it has been a major struggle (they also threatened to garnish my pay). This place is an incredibly heartless organization, and this has been an incredibly disappointing experience.

I lived at Lakeline Villas for 2 years. The staff has been very attentive to our needs, and has been very welcoming since day one of our stay. The office staff is willing to help you with whatever your needs are, especially Sarah. Parking is a little difficult if you get home late at night-however they do offer private parking spots for an extra charge. Maintenance is pretty quick to fix things, and is overall very reachable. I have enjoyed my stay here.

Im giving this apartment 4 star based on what I see online, I can actually go 5. I dont live here but plan to in a months time. I even have a 2nd tour on April 24th. With that being said, I am so confused and worried, scared in fact to go ahead with the move because of the reviews I read. My two kids and I have been living here over 9yrs. Staff is excellent. Last week I lost my wallet in parking lot while walking to my apartment. Tito the porter, recovered my belongings and turned wallet in. Gina made sure to get mt belongs back to me APSAP. Highly recommend to anyone looking for a new place to move too.

I lived here with my fiance from 09 to mid 12 and I never had any problems. We loved it! Staff was really friendly, and maintenance was always timely and got the job done. Rooms were great and roomy. Pool and gym were excellent. Nothing negative I can think of.

This is the worst place to live. The management is horrible. Had a shooting and somebody was killed in the parking. No security. Im going to move to another place and I have to make one more payment and they called me today to tell me that they are going to make an inspection in my apartment without my authorization tomorrow. I told them that I dont want because tomorrow Im not going to be in the apartment but they insist they have to do it. Im so upset. Seriously, dont rent here.

This place is pretty decent. Its no five star living but its not horrible. The staff tend to be pretty rude so I just stay away from them and try not to interact with them. The complex itself is very safe and pretty quite, at least by my building.

I LOVE this place!!!! I got an upgraded apartment which is absolutely stunning. I wish there were designated parking spaces adjacent to the buildings, but so far, I havent had any problems parking close. The staff is always friendly to me and my daughter.Until I am ready to purchase a house, I will definitely be enjoying the amenities in this lovely apartment. Yes the walls are a bit thin, but my neighbors are nice and I have little reason to complain.

Had a really bad service experience.any complaints or somethings broken in the apartment takes more then a week to take care of.had to post pond my sons first bday party because of the burners not working since the party was at gome. We had this issue since we moved in (last 8 months) but nobody really cared about it:(.never recommend this apartments to any friends or relatives.

These guys, specifically Sarah Albright, were like family to my girlfriend and I when we moved to Austin from Montana. We chose this apartment complex based off the internet from Montana, and to say we were nervous was an understatement. Couldn’t recommend this place more to anyone looking for an apartment. Specifically loved the overall cleanliness of the complex, the maintenance staff was always timely for repairs, and the leasing staff made you feel at home and welcome when you voiced your opinion.

Lakeline Villas has been the worst apartment living experience I have ever endured. We liked the floor-plans and apparent attentiveness of the staff when we initially viewed the property, but quickly came to regret the decision to move in. I am not a hateful or vengeful person, but I have been truly enraged by the treatment weve received at the hands of this propertys management and staff.*Management attempted to bully us into hiring professional carpet cleaning when preparing to move out by threatening to keep our security deposit. They were forced to recant this statement later.*After losing the carpet cleaning dispute, management then attempted to charge an incorrectly calculated pro-rated amount for replacing carpet which showed signs of normal wear-and-tear. I am still currently waging this dispute with their management company, UDR, and will likely end up in small claims court to reclaim these charges.*There is no noise insulation from one apartment to another. You can hear all of your neighbors talking, urinating, watching TV, copulating, etc.*Office staff members are often unresponsive and unconcerned with tenants issues.*Lakeline Blvd. is very crowded with commute traffic. Turning in and out of the complex is treacherous.*The carpet cleaning company who frequently services the property often parks their vehicles and places long rolls of carpet on the pavement behind parked cars, making it impossible to leave your parking space.*Do not expect quality repairs or maintenance. Half-measures and ignored service calls are common. The exterior lights and grounds were constantly in a state of disrepair.If you value your comfort and peace of mind, choose somewhere else to live. For just $150 more than the $1380 we were previously paying at Lakeline Villas for a 2-bedroom slice of hell-on-wheels, we found a 3-bedroom house in a better neighborhood with excellent amenities and features.

Is a really expensive place and personal never try to help you to find options. Everytime you call they never answer the call unless we get to the administration office, When they do the contract they extend your contract than normally suppose too. Poor customer service on management as on general, i tried to find an apartment for 2 bedrooms and was way more expensive that what i currently found on another location. I tried to stay here because i really dislike moving, but unfortunatly the personal and management its horrible. For whoever wants to move here please think twice beforee coming in, they will show you everything beautiful but the bad is behind their contract details and bad management and personal.

I lived here several years and it just got worse and worse. RUN dont move here! The maintenance staff does not do work orders timely, and often go not done or halfway done! Very stressful to live here.Poor upkeep, poorly managed, and expensive for a very basic apartment. I moved out back in April best thing I ever did. The parcel service of paying to get you packages is a rob of you money. Even after moving out the parcel pending company is trying to make me pay for the service! I am loving where I live now, slightly smaller, better price, more energy efficient and I get cable, internet and valet waste as extra service but still pay less that just getting basic apartment. Dont move here, check out a Camden Property!

DONT MOVE HERE. This is literally the worst apartment complex. I dont make the effort to write reviews, and I dislike this place so much I had to write one. The parking situation is god awful, the apartments are outdated straight out the 90s. When the AC is on water drips from the ceiling. Maintenance sucks and never comes when u request, management sucks. The only good thing about this place is the dog park and sarahs pretty cool . but seriously... dont move here.

Lived here 4 years. The low price lured me in initially but it will increase every year on your renewal about $50. The staff was generally friendly and personable although they did go through a few manager changes. The property itself is rather basic and the units are outdated despite not being too old; they’re slowly renovating some of them though. Be prepared to be taken advantage of the moment you give your notice to vacate. Parent company UDR makes no attempt to reconcile damages and when asked for additional proof, their communication basically consists of pay us because we said so. I am being charged for smoke damage and special paint even though no one has smoked inside the apartment. They will also charge you for things considered normal wear and tear in order to try and make up for their lack of occupancy, such as screw holes from hanging curtain rods. Maintenance jobs are often left incomplete and I personally have one that they are now trying to charge me for when it was their fault. I would not recommend this community or any other UDR property at all.

I been in my Apartment for 15 months and all is Fine apply to new place says Lake Line Villas reported 2600 $ in damage and early move out . Always paid on time, they were short staff the day I tried to hand notice in a girl said come back Monday and someone can help . I explained I need to do it than seemed simple . Now they say I waited to long . This is 2 years ago and I still hate I ever moved to a UDR property now Im out 2600$ or live in my car would of never gave my notice I know I couldnt find apartment . No letter, no call 2 years so who WINS . They sold the DEBT to a collection agency . Will keep Posting on UDR Sites until resolved

Definitely not worth living here.We lived here for 2 1/2 years. I wanted to believe that everyone complaining was just bad tenants and I cant believe the same thing happened to us.We paid the 175 on move out for the cleaning, including carpet shampooing. They admitted that they did not even try to clean the carpet and went straight to replacing it and footed me a prorate of the bill for it. I repaired the walls with plaster any holes created from mounting TVs and other things and they told me that I wouldnt have to worry about painting or anything. Nope, they are footing me the bill to do some kind of re-texturing.If you have animals. You are going to be completely screwed. They are blaming the carpet replacement on high traffic areas being discolored. So they are violating wear and tear tenant laws. You pay that huge animal deposit in the beginning but they will penalize you for having animals in the long run. There is no way to get cat hair entirely and completely out without a deep clean. We expected our cleaning payment to cover that. Nope. Still ripped off.I am in so disbelief at how horrible this complex is. This is the 3rd apartment complex Ive lived in my entire life. The first one I got my entire deposit back after fixing anything that happened (such as holes). 2nd one I only had to pay a small amount. This complex is just becoming known to ripping you off.Oh, lets not even get into the rent payments. When I first moved in, we were paying 1295. By move out it was 1404. Your rent will continue to creep up.Lets not forget that its nearly impossible to get a hold of someone here. They never answer the phone. Lots of times youll go to the office and it will be closed during the day.I hated the staff at my old complex before this one, but at least they were available, so maybe they werent that bad.So now I am in a fight with UDR because they are obviously violating tenant laws and I am not going to let this complex continue to get away with ripping off their tenants. I tried talking to UDRs billing person who was extremely disrespectful, condescending and just... I cant even explain it.

I signed a lease for an apartment, paid for movers, utility set up etc, for them to tell me a week later that they apartment wasn’t actually available- the tenants decided to not move out. I was stuck with other non-comparable options at way higher prices. STAY AWAY!
