My boyfriend and I just moved to Cape from Texas and had a very unfortunate experience with another property management company that left us with a full U-Haul and nowhere to live. Soto was recommended to us and I am SO grateful that we listened. We went from homeless to moving into our new home in less than 6 HOURS!!! Justin and Jake were both extremely professional, personable, and so, so kind to stay after hours on a Friday to get us all situated. We literally owe our livelihood to the entire Soto team and cannot say enough great things about them!

The maintenance guys are also quick to respond to any issues we have had and contacts us to let us know what day and approximate time they will be there to do repairs

We had an emergency at my workplace and Miles did a great job coming out after hours because he was on call and fixing the plumbing issue! He worked in a timely manner and with a great attitude the entire time. He was super helpful, explained everything great, and took care of everything we needed without causing any worries for us!

Our experience with SOTO had been amazing from the very beginning. Anytime we had an issue with the property, they would be prompt in fixing the issue. Rhonda has always been available to answer any questions I had and has made the experience a very pleasant one. BTW: Rhonda is AMAZING!!! 10/10 would rent from them again.

So far so good!Our service has been very prompt, even after myself and my girlfriend took longer than normal trying to come to a decision to move into our new place. While there were a few issues with the unit when we moved in, Rhonda over at SOTO has been awesome at helping us get situated and taking care of the minor details. Online bill pay and deposit made that process easier as well.Very thankful for the service we’ve received so far. I hope that it will continue to be this good for the remainder of our lease. We will definitely be staying if so!

As far as their ability to do their job, it was bar none the best rental property managers I’ve worked with! I will be using them again rental as my premier rental manager or agent when it comes to rental properties. The process created a truly passive experience and I didn’t have to stay up at night worrying about my property. If I had a question it was answered, and great tenants were placed and taken care. of. I could not have asked for a better experience!

The office staff at the cape office is very helpful and they made my experience more than wonderful. ! I would rent from them for along time. Very professional and they really care about renting to you and will try to make things work as smooth as possible. The rentals I looked at were very nice clean and done the right way. So if ur looking for a place they are the number one in my book to rent from.

I have been a tenant at this property for more years than I care to admit! However, there is a reason for that. Yes, they take care of the property as a responsible owner should. However, in tough times, like MANY are facing this year, Soto, more specifically, Rhonda, is incredibly responsive, easy to communicate with, and has truly stuck with me to see light at the end of this horrible 2020 year. Highly recommend renting our doing business with them!!

I viewed a property on 1/22/2021 with David Sieber, which followed up with a survey afterwards via email. I filled out the survey based on MY experience and observations which had pros and cons. David replied to my feedback unprofessional, with great denial, animosity, and dismissive. If the person or company is not interested in constructive feedback and response negatively to a potential client or customer they should not send out one. Even if you do not agree with someone’s perspective there should always be a level of respect, empathy, and dignity with handling business! I’m glad I am not going any further with their services.

I would just like to leave a positive review for the maintenance man that came to our house today. I forgot to get his name- but, we have put in multiple maintenance requests over several months- most have been fixed temporarily and some that haven’t been addressed at all. But this man, fixed EVERY single problem we’ve ever had with this apartment in ONE day. This man was extremely professional and personable. He thoroughly listened to my concerns and fixed them immediately, while also explaining to me what he was doing to fix the problems. I wish I would’ve caught his name- bc he deserves all the praise. By far the best maintenance experience I’ve ever had!!!! 5 stars to him!!

Weve been so impressed with them, we asked them to help us find an investment property of our own. She is kind, knowledgeable, and patient, and she made my first home purchase special. She encouraged me in the search but never pressured me. A very good experience overall. Needing to find an apartment due to divorce is never easy for anyone. SOTO made the process as painless as possible. While I’ve never had any issues with my particular unit I can say without a doubt their work crews are great. I’m into my 2nd year and when I’ve seen neighbors move out they were always prompt with any cleaning or fixing of the other units in my building. Really cordial to. I know the guys are here to work but when they are always polite.

I rented there 7 years ago. I had got sick, lost my job, they were not concerned about my well being, or couldnt pay rent, they took me to court, and had me put out. They have no sympathy for no one, just about money. When I come back to visit, the place is ran down, right there on Broadway, big old white house, by Rhodes gas station, he is a slum Lord, do not rent.

All of the vendors that they have used for updates have quoted fair prices for the work. Jessica and Justin have been quick to answer any questions I have about my property and provide detailed breakdowns of expenses and cashflow. Being far from Cape, it is nice to know I can always pick up the phone and get updates on my rental property.

Visiting a friend he moved out here out of state saw a showing online he had to pay a good deposit supposedly for bad credit he moved in in October hes reported numerous times about the water damage in the bathroom the ceiling literally looks like its going to fall through theres also water damage in the garage because theres no door and guess what its almost January and nothing has been done about it he pays rent I believe if you pay rent things should be fixed in your unit because I think there is a law saying if the unit isnt up-to-date and unlivable and you dont have to pay rent the water damage has been there since he moved in I would recommend you fix the problem before it gets worse before the floor falls on top of someone sitting on the toilet this is a house that has been turned into an apartment the people upstairs are very inconsiderate running jumping sounding like theyre going to come through the floor it is not worth renting out.How horrible could it be if a friend is visiting a friend and the property that you rent out to him is giving you guys a bad review .

Do not go through this company. They will not inform you if a property has an approved application and awaiting a deposit on the property until last minute. I just recently viewed a home and liked it a lot, went to call about it and ask another question that the agent could not answer and was informed that the home already had a deposit on it, after we had been taken to it and toured it. So again, do not use this company, even if it your last resort.

Do NOT use this property management company. The owner is a slumlord and the people who work for him are idiots. If you have no other choice but to deal with this awful business, then just know they will do everything possible to not respond to your phone calls. If you are lucky and actually get a response, then good luck getting anything repaired. I wont go into details because there are enough other bad Google reviews for this pathetic property management company for you to know you should run - not walk - away from this place. In total, I have rented 3 different properties from Dave Soto over the course of 5 years. I was never late with the rent, and I never tried to default on a lease. Dave was always reasonable when it came to returning my deposit, which I cant say the same for some of the other rental agencies in the area. I would recommend renting from Soto properties to anyone.

They are just going to delete this anyway to make their selves look good! But Im voicing my opinion anyway! They are the worst landlords Ive ever had!!! They told me when I moved into a beat up apartment to began with down on snake hill that I would be paying one bill which is rent and electric separate! I was there for four months than git a bill in the mail saying I was hundreds behind! I called and asked about it and they told me I hadnt been paying the extra fee for water! I told them about how they told me water was free but they tried to say they never said that and told me I was suppose to be following my email which I told them from the beginning I didnt have and active email and if I had known I would of payed the extra fee! I was suppose to be paying 345 a month and they made it over 430-425 a month without letting me know! Also they tried to make me get rid of my pets and was leaving in a week so I refused! And you will never get your deposit back even if your apartment is fine and cleaned! Because they deduct it for the stupidest reasons! I had things on my walls so they deducted for a new paint job which they never told me I couldnt have things on my walls! And I couldnt get a couch out so they deducted 300 because they had to move it which was bull than they said I left very little trash which I didnt and the only thing ok broke was a light bulb on a ceiling fan that was CRACKED! By making my bed and my cover hit the pull and it went up and hit the bulb so they of course took out for that and the fact I didnt leave my light bulbs because i needed them sense I could never have any money to myself to get more! Also they never would help fix things when I needed them. Like I couldnt get any warm air out of my vents and was freezing I called them about it twice and all they did was call someone out there and he told me the second time they dont blow out heat they only conduct the air and warm the house which they didnt! And they charge me for the maintenance visits when they should of pay them because they didnt work nor still work after the visits! My. Advice to everyone! Do not go through them because they are the WORST! P.S ATHENAS PROPERTY is 100 times better! Wish I had gone through them first and not SOTO!

Worst company ever! My mother rents from them, they list the house for 750 she pays 980 after fees and such. They dont keep their word on any promise they made her. They charged her $50 because the ceiling fan started smoking and she was afraid it was going to burn the house down so she called them, they sent a guy out and it ended up being a bad bulb that THEY put in before she moved in and they still charged her for the service call. They raised the rent and told her they were listing the house for sale but they would not list it until June when her lease was up. They listed it in January. She always sends her rent in early but they agreed they would wait till the 1st to cash her check, that was also a lie they cashed it early and now she has overdraft charges. The list goes on and on. My mother is a excellent renter. She is elderly and retired. That house is spotless and well taken care of and they treat her like this. Disgusting!! I will make sure to tell every person that walks into my place of business to steer clear of this horrible business. I cant wait till her lease is up and we can get her into a place where they appreciate good renters.

Is there a way to give a negative? Had appointment at 5:30 today. Drove 3hrs to get there. Confirmation text at 3:30. We were at location from 5:15 to 6:00. Nobody showed! No email, no text, no phone call. Then a 3hr drive back home. Thank you for waisting our entire day. If you were gonna cancel would have been nice if you at least contacted us instead of having us sit in front of location for 45 min. Ask the neighbor she saw us.

Customer service is not a priority for them. While living there, I saw several company vans in our parking lot with workers sitting in them for hours at a time. When I tried to ask them if they were waiting on somebody, they refused to even acknowledge I was standing next to them. We were looking to move and looked at another house with Soto and the house had doors that didn’t even work and cabinets were filthy. When giving our move out notice, the lady on the phone was not helpful and seemed to have no knowledge of the move out process. I have called back again to see if we could get somebody else and now I can’t get anybody to answer the phone.

Im not sure why there are so many low reviews. We rented an apartment from Soto in Jackson for 2 years and any time we had to call the girls were very nice and they would always send somebody with in 24 hours even when we moved and as hard as I tried to shampoo the carpets (3 kiddos will destroy a carpet) I couldnt get every bit up and still recieved about 80% of my deposit back and the woman who did the walk through was also very nice, friendly and professional.

Their houses are as good as anywhere else, prices are alright. However trying to work with them has been horrible. We have got late fees charged on our account when we paid on time. Their system failed to look up our account and got charged for than, and no one at the office seems to understand how or why these things happen.They were unprofessional from the beginning we had a walk through scheduled at 4pm (email confirmation) the agent showed up at 3pm and left and said we didnt arrive on time and would have to do the walk through our selfs.They could be an okay business if they would get their stuff straight and put themselves in the position of the renters sometimes. Overall I liked our place, but hated SOTO Property Management.

Apprently you need a co signer to rent from although I have never heard of that. We had 3 months rent up front and told them we live in a bad neighborhood and needed toleave. Sadly these people have us a 3 week run around and a very big waste of our $60 application fee. Thanks for absolutely nothing.

I dont complain for employees. They showed up in time of appointment to show the property. But after that I completed the most user unfriendly application process ( cant edit or go back and forth) paid the application fee and never heard back for months. At least they agreed to give back the application fee. Hope they will. 😂😂

The first call I made there today was disappointing. They are not accommodating at all and seem uninterested in renting the properties they are managing. I have to move quickly for a job and want to rent right away and it was a week before they were even willing to show me a property. Very poor customer service and very poor representation for the owners of the properties they are managing.********I appreciate your response and wanted to let you know that I spoke to a lady there. I explained fully my situation to the lady and that I am relocating immediately for a job that I am beginning March 26th. I explained that I would be traveling down from St. Louis to view properties and would like to look at 3 or 4 in one day. The lady informed me that only one a day is shown. Then she told me only one person was available to show properties and that the first day they could show me property is March 27th. Again, I explained I had to be moved down there by the 26th. She then offered me this coming Thursday, still not leaving any time.Where I appreciate that this is my situation and not the management companies, it just seemed bad business that this lady was so unwilling to even attempt to accommodate an interested person trying to make a move immediately. Renting property is your business and me coming to view the homes you have listed to immediately rent just seemed like it would be good business on the management company part on behalf of the home owners. I was very respectful to the lady, but just explained that I will look elsewhere for people who are actually interest in renting their properties.Again, I understand that this is my issue, but the lady I spoke with didnt even entertain trying to accommodate me and I just thought that very bad business.

I looked at a house that I was interested in on December 24, 2018 and I applied for the home the same day. The process was actually fast because I got an alert on my credit report infoming me that Soto properties did a background check, along with receiving a call hours later to turn in additional documents. Now my credit report came back fine and my income is over 3x the monthly rent. However, I find it odd that since I asked questions in regards to the property and maintenance concerns, all of a sudden I wasnt approved. I received a called today (December 27, 2018) and supposedly theres an eviction on the Nationally Eviction database from 2015. I explained to Ms. Diaz that I never got evicted and I was in the same house a couple years after that so that information was false. I throughly viewed my credit report from all three credit bureaus and its not showing that information anywhere.........Now, the home I looked at was decent, however the inside looked like a rushed job. The paint was not professional done, the refrigerator was so so so old, the stove was dirty, the cabinets were outdated and filthy and the entire inside needed caulking to reduce utility cost and prevent insects from coming into the home. However, my main concern was the caulking and lawn care. After I brought this information to Ms. Diaz attention, moments later my application was denied because of the eviction. Wow! So youre telling me that when they looked into my application on the 24th, they didnt see the so called eviction? Listen, I look at it as a blessing to get the home that I really want. When one door closes another one opens. My advice to you guys is take your time and make sure you get the home you deserve for your family. Good luck renters and homebuyers.

Well, I lived in my apartment with my roommate for a year. We had difficulties during the first month but everytime we called or submit a service request on their website they would send someone to help us. We always paid rent on time, didnt have any problems with any staff.. Sorry for those who had troubles. I recommend this apartment to my semo friends. I guess it depends on your personality.For the price, location and furnished apartment, i would still come back here.

Such a waste of time. My husband and I were forced to wait a week for an appointment to view properties. When we arrived we were only shown two properties, and told that if we wanted to see any more units we had to come back in another week to view anything else. Im sorry, why did we make an appointment if they were going to be completely unprepared to show us apartments? The two places we were shown were wholly unacceptable, with peeling paint and damage that Im sure would prevent us from every getting our security deposit back. At one point the woman showing us places claimed that the 2nd floor apartment was better because people only break into the first floor apartments. Completely unprofessional, completely unprepared slumlords. Well be renting from someone else.

Terrible business. Any time a problem occurred the staff was extremely rude. Login information for online bill pay was deleted one month early when moving out and when asked about it the secretary very rudely replied that they have nothing to do with the website. Conveniently all records of rent and deposit payments are gone along with web login. When looking at the property we were told there was a refrigerator included but when moving in there was no refrigerator. Had a pipe rupture between the house and city connection that caused an 8-12 inch spray of water from the ground. Had to call several times before the leak was fixed. Leak caused $300 Water bill and Soto did not pay for it. Moved out halfway through 13th month of rental. Rent is paid a month ahead and when moving out were told we would get a prorated refund but did not get. When moving in paid a $650 deposit along with a pet deposit for our 5 pound Chihuahua. Cleaned carpets several times while living there and before moving out but pet deposit was kept along with $400 of deposit. $100 were kept for blinds which are general maintenance and holes from previous tenants, $100 for labor $75 for cleaning, $50 for supplies and $75 for some sort of previous balance. Very dishonest business practice. Will never rent from Soto again and suggest that you avoid them as well.

I have found through the past years that Soto Property Management is a GREAT service for the investor and renters, the properties and services that they offer are held to a higher standard that most Management companys I found arent, they protect the landlord and tenant alike with the contracts that they offer that are very explanatory in detail. Its all about being fair on both sides and making the process of finding a house a streamline process with ease, and they have that mastered, and I love the payment system and online system that they offer it makes my life alot easier for me, I would not use any other service.OH ! And the staff is great ! I never have to wait and everybody is always pleasent and professional when I call, and when something breaks they are always right on it, I cant seem to find anything bad to say about them, Good Job Keep it up !!!!!

Turned in 2 applications for myself and roommate, for a grand total of $60 in fees which we paid. We were told we would receive a phone call even if the house we were looking at was unavailable. I called today (about a week since we paid the fees) to check on the status of both houses we viewed only to be told that they have no applications on file for either myself or my roommate. I sure hope you spent my money more wisely than I did.

This company is a disappointment. The air conditioner broke during summer took 6 weeks to fix. They were very rude and no matter how perfect the place is when you move out you will not get your money back. Crooked!

Terrible Terrible. I keep hearing so many bad stories about how SOTO does not try and fix something right away for someone but instead puts it off and off. There is alot more but please do not rent with them.
