We rented from Harburg Properties for a year and a half, and had a great experience with Richard and any-few requests we ever had. I had asked for a sensor light for safety and no questions asked he was on it, which was very appreciative. We only left to buy, but felt like we were getting a great deal in a great location compared to other rentals and other reviews of management companies. Richard was always responsive and personable. We took care of our apartment and we had trust that he would too if needed.

Richard was a great landlord. He is very responsive and kind with all requests including subleasing, maintenance etc. I enjoyed my time at my Harburg rental and will miss this location.
Our time renting from Harburg Properties was nothing short of a nightmare. Throughout our lease, we and other tenants encountered problems such as:-leaks dumping bucketfuls upon bucketfuls of water from the ceiling-multiple gas leaks-flooding bedrooms and closets-large holes in the wall-rotting wood in the balconies and common areas-lack of illumination in all common areas-windows lacking weatherproofing/waterproofing-general grime, filth in the apartment upon move-in-musty air in the apartments that made it difficult to breathe at timesDuring the first six months, maintenance was inept in fixing any of the issues, either by spontaneously leaving during inspection, not bringing any tools to fix issues (they asked a tenant for a screwdriver and never returned it!), or having the landlord outright ignore any maintenance requests. We had to eventually tell the landlord that they were in violation of the warranty of habitability to get the issues resolved. Regardless, my roommates artwork and box spring were ruined as a result of Harburgs negligence.They eventually began reorganizing the company to make way for more efficient maintenance and more responsive staff (thanks, Richard!). However, these were improvements to make them a property management that complied with the law, not improvements to make them an outstanding property management company.Please, stay away.

I scheduled a showing with harburg a week in advance, confirmed it the morning of, but no agent ever showed up to give me a showing. very unprofessional.
Pathetic. Set up a showing, received a confirmation email 30 minutes prior, showed up and waited with another person who had been scheduled at the same time, we eventually called and were informed it had already been rented and we should’ve received a cancelation notice. Outside of the property was extremely poorly cared for as well.
Great company to rent from. Honest, professional, and they have some great locations around Boulder. Highly recommended!
Should be zero stars... absolute ignorance and incompetence from the owner..my daughter and other girls rent1005 11th St #2. Not only did they try to charge them in February for electric (its included in the lease) there is mold on the ceiling above the shower and the kitchen area which I viewed while attending graduation beginning of May. The kitchen area has uneven floors and cabinets falling apart! In the last couple weeks the heat came on and would not shut off on its own bringing the temp to 85-90 plus degrees. After several attempts to contact them they finally got through days later. In the owners wisdom they shut down the heat the other day and being its cold in Boulder the last few days the temp inside is bouncing between 30-35 degrees! I will be calling to get answers but Im already prepared for no response from these slum Lords! Please be aware parents for the rip off price they are asking, your kids are better off and safer living in a tent...stay clear!Mark Gresh
Harburg Properties is a smaller company, so there can sometimes be bumps in communication over email, but that has improved drastically over the course of 2 years. I am revising my review to reflect a converstation had by Richard Cate and I, and I have come to respect Harburg Properties after doing such. The maintenance guy deserves 20 stars, as he is kind and knowledgeable about the repairs we needed. Better than FourStar and BPM for you college-aged apartment seekers!
Would give zero stars if I could. I viewed a property where the leasing agent brought along a man who was staring at me and commenting aloud without much disgression throughout the showing. It felt uncomfortable & unprofessional. It should have been the first red flag. I then put down a hold deposit to rent the house. I talked with the leasing agent over the course of 3 days who was constantly reassuring me the hold ensured the house while we filled out the applications. I tried to call the company directly and could not get in touch with anyone for 3 days (finally someone answered). After I spoke with the owner, we sent in the applications and completed the process. I then get an email from the owner saying she is not holding it and she is renting to people who stood her up on the money before. She says she never knew about the hold Though I spoke with her the owner directly on the phone. She also reaffirmed it was being held. We then talked about what day it would be ready to rent. August 10. I booked a plane ticket for where I was staying to return on that day, in the middle of the month between practically all normal rental starts of Aug 1 or Aug 15, meaning now I have to find additional accommodations. The hold was also made through a leasing website, where it is assumed it goes directly to the leasing business & notifies them of a pending transaction. Though for some reason, there were what felt like blatant lies about not getting the hold? After I lost the property a month before moving, I ask where I can pick up the $300 refund for the hold. I explain I do not want the check mailed as I have had bad experience with that in the past. The owner takes my address and sends the check without my approval. (Who knows when it will show up) I am appalled from every interaction I had with this company. It did not feel honest, honoring of integrity, or professional.
Unresponsive (except when they are exceptionally rude) landlords, intrusive maintenance workers (who cant fix minor problems), unsafe living conditions (bugs, mold, protruding nails, falling apart stairs, leaking roof, broken locks). I have many other complaints not listed here!Smells like dog poop and hobo piss!

Avoid at all costs. Moldy apartments, NO maintence even for our front door lock after robbery. Horrible experience. They even said I lack integrity and honesty when moving out!! So unprofessional!
Was told by the maintenance guy that he wouldn’t fix my window (it was cracked when I moved in) because “he didn’t really want to”
