My boyfriend lived in Griffis for almost 4 years. The staff keeps the place really clean and the amenities are great. However, I would be very cautious when renting due to all the theft at this location. On a weekly basis people have packages stolen, bikes taken, and car break-ins. Unfortunately this happens a lot in the parking garages despite the fact that it is badge-in only access. There are not any cameras (at least there were not any installed in the past year when crime started to really go up) and my boyfriend eventually moved out due to all the theft-- it was a constant worry that packages would be stolen or his vehicle broken into.

Yes. I watched the manager refuse to control noise that was aggravating a cancer patient and then sat with his partner while she cried about feeling powerlessness to keep him safe. I was coming in for a tour of the building, but, after witnessing what I did, I will find another complex.

Lived here for a couple years, wasn’t bad if nothing goes wrong. The facilities are nice. The office staff for the most part is fairly useless if you actually need their assistance (Andrew and Celeste are your only chance and are also very nice), assuming they are there or answer the phone. Maintence staff is amazing though, they’re always super nice and will do whatever they can for you (especially Rick and Zeke, they’re the best!).

They charge you additional fees at every turn. Beware! Notifying them that you are moving out 60 days in advance is not good enough. They want you to submit their form in writing 60 days in advance. If you dont, they charge you an extra months rent! No break. No discussion. They get an extra months rent and you are out of luck. They get 13 months rent for 12 months of occupancy. A true bakers dozen. BEWARE.

This place is extremely overpriced, and constructed awfully. You can hear every footstep if someone is above you,and you can hear loud music all the time in the hallways and through your walls. It also states on the lease you have to be 22 to lease here but I guess the front office doesn’t care about that. Feels like I’m living at a college apt complex which is not what I wanted. I would suggest to look somewhere else.

I lived at Griffis 3100 Pearl for 18 months and to say it was a disappointment would be an understatement. I listed just a few issues I had while living there. The management team is rude and unwilling to help with small and large issues.1. My 2019 LandRover was broken into and items stolen out of my car from a secure garage.2. Two months later in Dec of 2019, my LandRover was stolen from the garage and totaled. The management refused to speak with my insurance company to close out the case, thus Im still in a legal battle with Progressive.3. They censor the community posting board. I tried to warn residents of what occurred and to be safe, the management team blocked my post.4. Packages and cars are broken into and theft occurs in this building on a regular basis.DO NOT MOVE INTO THIS BUILDING.

Quoted a rental rate on the phone and online, drove 2 hours to take a tour and then I was given rates $500-$600 HIGHER with no explanation or justification. Avoid renting from giant property management firms like this. They cater to kids who’s rents are paid by their parents and tech employees with gigantic salaries.

We were hoping to move to this apartment complex but the management was wildly unresponsive. I cannot imagine what it would be like to live here if this is how they treat prospective residents.There are many other luxury buildings in this town with far more responsive management companies - dont waste your time here.

My friend had such a bad experience with the manager of this building that she moved back to NYC to start her career. Beware: from what I hear, this building promises more that it could possibly deliver, particular with what I hear is an apathetic and uncivil staff. There are many other options in Boulder.

I really like living at these apartments. The staff is very friendly and helpful. The location is very nice, just a short bus ride to Pearl Street Mall and with several shops nearby. The apartment itself is well-priced for a 2BD2BR, with nice features and modern appliances. The only thing I could complain about is that the upstairs neighbors are very noisy, but I havent asked the staff to do anything about it because I dont like conflict. I would thus recommend finding an apartment in the top floors.

Ive loved this apartment. Great location and amenities (pool, jacuzzi, bbq, underground parking, gym, keyless entry into the building for you and guests, coffee, printer, covid-aware, events, etc.). Super friendly and helpful staff (shout out to Ashley!). And my room is great, and has modern appliances. The nearby train is noisy, but I got used to it quickly.I think this apartment has a decent number of needy people who like to complain about inconsequential things (as visible in these reviews, and in our internal email system). So Id take their perspectives with a grain of salt.

Ashley and everyone in the office made the move so easy! The staff really know how to make you feel at home. Love my new apartment! Zeke and the maintenance team are extremely knowledgeable, diligent, and fast to respond to maintenance requests too! This place just keeps getting better. Great employees, beautiful apartments, fantastic views, and top notch amenities. What more can I say? This is my favorite complex in Boulder.

Excellent and convenient place to live!Living at Griffis 3100 Pearl has been nothing but a great experience. The rent is incredibly reasonable for the area (nearby luxury apartments are several hundred dollars more a month). The building is well kept, front office staff are professional and helpful, package pick-up is easy and convenient, requested maintenance is done (in my experience) no more than 48 hours after requested (even if not critical), and the location is close to everything you would need. The apartment amenities are high performance as well. Dont pay attention to the negative reviews - if you want your full deposit back, keep up your apartment. I barely hear the train when I am in my apartment (if at all), but I also dont mind it when I do hear it. Also, treat management with respect if you want the same in return. Couldnt imagine living any other place in Boulder!

Ive lived here for over two years in great conditions, seeing great work by the staff who runs the place and timely arrangements by the maintenance crew.However, Griffis management has really poorly handled their pandemic response. Any reasonable business which cares for its customers/residents would have implemented one of the following:1. Either close down amenities and provide residents with an appropriate refund (regardless of the preposterous claim that amenities are provided for free);2. Or implement access control to amenities to limit risks of contagion (as was successfully done in many democracies): a time-slot system per resident can be trivially implemented since all amenities require access control already, and none of the fobs open the doors after official closing hours.Instead, they have opted to close down all amenities without compensation to residents, seemingly lay-off all staff, fail to adequately process packages on a per-resident basis as was done before (the resident portal has been flooded with people not receiving their packages), and provide frankly rude email service.This local company has turned from operating a successful business which cares for its residents, to a shark tank which curtly points out its customers that they are locked in by contracts, and that any recommendation to them is futile effort all complaints are swiftly ignored.Many have been affected by the pandemic, Griffis has taken advantage of their position. Its a real shame.

For how expensive of a place it is, youd expect it to be more secure. The apartments are nice but they upcharge you for everything yet Ive had my car stolen from in the garage and the bike seat stolen off my bike even though it was on their cage. Their arent any cameras so its not like there is anything preventing people from stealing things. Either its a resident or a worker that has access or someone tailgating people. Either way its obnoxious that you have to worry about the safety of your things in a place that you at $2400 for a 1br apt.

I wish I could give 0 stars! Lived there for four years. It was borderline too expensive at first but the old management (Solana) was pretty good. After Griffis took over, the quality of living went steadily downhill while the rent went steadily up.

Ive lived here for almost a year and a half, and I couldnt ask for a better place to live. One of my favorite things is that everyone at the front desk is extremely helpful, nice, and accommodating. The amenities are great as well as the security of the building. Very happy I decided to move into Solana in August of 2014, and ill always give Solana a 5-star rating!

Nice building, walking distance to grocery shopping and other retail places, dog friendly they even have a “self serve” doggy wash to clean paws/bathe on those hiking days. We have a view to the mountain which our guests and oursleves really enjoy. Staff is friendly and always helpful, would definitely recommend.

We just moved in and the leasing team, especially Ashley, was extremely helpful with the transition. We toured the complex 3 or 4 times prior to signing a lease and the office staff was very patient and polite while we were deciding on a unit. The amenities are amazing and everything is very well kept. I would definitely recommend living here if you are looking for a quiet, luxurious place to call home.

I have now lived here since August of 2014. I have to say that I was wowed from day 1. I recently accented my walls and feel that between the staff and amenities, I absolutely feel welcomed as if I was checking in to my own personal hotel. Best part about it is that everything is walking distance. My life here is better than living in Hermosa Beach, Ca, any day of the week. If you are considering an apartment upgrade, I can simply say this:Take the tour, you will thank yourself for doing so!

My husband and I have lived here for almost a year now and we absolutely love it! The staff are friendly and helpful, and any problems/concerns we may have had have been resolved promptly. There are basic things that wear out over time, which is to be expected with such a large community, but the staff are always looking for ways to upgrade/improve the amenities, apartments, and grounds. In addition to all this, the location of these apartments is FANTASTIC - there’s easy access to Highway 36, Pearl Street, 29th Street Mall, grocery stores, restaurants, and gas stations - all without having to deal with downtown Boulder traffic.Some people complain about the train noise, but honestly we’ve gotten used to it over time and the City of Boulder is beginning a new project to make it a quiet zone, so soon the train horn won’t even be an issue.Overall, I would highly recommend these apartments to anyone and everyone and have been extremely happy with the time that I’ve spent here!

For literally months i canvassed possible living spaces in Boulder that i could access all my local living by bicycle. By far this location was absolutely the best as Its centrally located to food, yoga studios, fitness facilities, trails, towpath and downtown etc etc. In terms of the leasing and maintenance staff they are 5 stars as they are pleasant, professional and knowledgeable and hard working. Im a real estate professional and have been living in Solana 3100 since October 2014. I work with communities and their management teams all over the country and have a special eye for quality in this area. This property is hands down the best value in multi- family in Boulder. Outstanding staff, high quality apartments, and fair market value for this type of quality walking distance to some of the best Boulder has to offer. Problems are fixed, amenities are immaculately maintained. Just outstanding. It is expensive to live in Boulder and the price reflects the territory, but its so worth it. My fiance and I have been happy since day 1, and will leave happy when the time comes to move on. Top tier. Truly.

I have lived here for about 5 months. Its a lovely apartment complex, but I have had so many issues with the leasing office. They are nice, but arent very helpful. I have had a lot of issues with them overcharging rent, and when I was charged twice, it took them weeks to get back to me. I would not recommend living here if good customer service is something you look for in an apartment complex.

Staff needs training on how to treat people with respect, maybe how they’d like to be treated? The non-responsive, pretentious attitude is so very disappointing. Moved out early but electricity was being automatically deducted from my checking account for 5 months. When I tried to resolve the issue and get the $$ reduced from my early lease penalty bill, they refused to even look into it. It was my problem and they sent my bill to collections. It would have taken someone little effort to help resolve but they weren’t willing to lift a finger. Much easier to send to collections. Would never recommend a friend to this property. Griffis...please train your staff.

Horrible company. If you sign their lease, you are giving them a blank check for charges they do not disclose during the application process. The company also will charge at least one fee that is not authorized in the lease. Also, you cannot rely on written communications with this company since the company does not stand behind the promises it makes in written emails.My application/acceptance email confirmation confirmed the rent amount, and had a section for “fees deposits” that listed only a $25 “package locker acceptance fee,” (which to me indicated I could if I wanted to rent a locker to keep packages in). Then, I get the actual lease. Hidden way in the back of the lease are addenda that impose upon fees upon fees upon fees upon fees that I had never heard of before. I list them below.- They add up to a few hundred dollars more per month. If youre offering a luxury apartment for $2800 - $3,000 a month, just say so. Dont fraudulently mislead me by claiming rent is $2350 and burying hidden fees at the back of a lease. I told Griffis I would not be signing the lease because Griffis concealed hidden fees.Some examples of the outrageous hidden fees authorized in the lease: Fee to open sewer/water account (up to $30); Fee to manage sewer/water account (up to $10/mo); fee to close out sewer/water account (up to $20); of course I would also be paying the sewer/water charges imposed by utility company; HOA/community access fee (up to $20 month) Trash fee (up to $50 month. The apartment I ended up renting in Boulder charged me $5-$7/month for trash). Pest control addendum (up to $5 month); Proportionate share of property tax bill (amount unstated in lease so tenant is giving a blank check. I have never heard of a landlord charging a tenant for property taxes); pro rata share of utility bills for common areas (never heard of this either - it’s on top of paying utility bill for utilities inside the apartment) Fee for being able to have packages delivered to your address by Amazon or others ($25 – again never heard of such a fee – and this fee was not even mentioned in the lease, and as noted above, confirmation email indicated I had choice of renting locker). I was told via email that actual fees would be less, but that Griffis would not alter the lease to reflect those lower amounts.Update 7-27-19. After I posted my online reviews noting that company had promised me refund of application fees, then company refused, management contacted me. Low and behold, about a month later, I received a full refund of all application fees and deposits!

This place declined quickly while I lived there. Maintenance staff was reduced and the amenities like pool, hot tub, and grills were unavailable for months at a time. Exterior doors were failing, landscaping not improved or maintained. My dogs are large but well-trained; off-leash dogs made it nearly impossible for us to walk near the building. Construction next door had workers parking 4 from the bedroom window where they would stare and point at my wife.I put my bed in the closet for several weeks but eventually I had to pay several thousands of dollars to get out.The ladies managing the place are great people in an obviously difficult position.

Pretty simple overall, Solana has some good things about, and some pretty bad things. Good: rooms are very nice inside, great amenities (gym, pool, game room, rooftop patio). Bad: nearby train is incredibly loud (windows need to be closed at night if you want to sleep), no privacy (a million windows looking in at your room), many things breaking down or not working (elevators, trash service, etc.), poorly constructed building (we live on 3rd floor and can consistently hear footsteps above us), very low walk-ability as well.

Ive lived at this apartment complex since April 2014. I truly enjoy living here. The finishes are very nice quality, the location is impeccable, and the views are breathtaking. If there is ever an issue in my apartment, the maintenance staff is all over the problem (unlike basically every other complex Ive lived in).I know there has been a lot of construction and small issues that come from living in a new building, but I feel that the construction people and the management staff do a good job of communicating everything; and that they are conscious there are people living in these buildings.I recommend living here to anyone new to Boulder.Oh, and everyone that lives here is freaking awesome.

If I could give 0 stars I would. I had a long lease at Solana and hated living there the whole time. Heres why... First - The location is terrible! There are train tracks right next to the apartment complex - Im talking less than 25 feet. The trains come barreling through every night blasting their horns the whole time. Forget about sleeping or open windows for fresh night air at this place. Second - Dog poop a constant problem. Even inside the building! People just refuse to keep their dog on a leash - hence poop anywhere. Third - Dormitory style living. Stuff left in the hallways and on balconies all the time - from shoes to skateboards to bicycles to whatever. Management could care less. Fourth - dishonest management. When I arrived I thought I was signing a 12 month lease - but they wrote a 13 month lease and did not say anything. Sneaky. And when I left they charged me for damage that was there from a previous tenant. Really dishonest. Fifth - the neighborhood has an ugly industrial feel - no Boulder charm at all. Solana is on the east side of Boulder. The nice area of Boulder is on the west side. Sixth - The Transit Depot is across the street so buses are constantly going in and out - noisy and polluting the air - not very pleasant. Seventh - The area is very congested in general - with car accidents happening all the time. The only positive is Whole Foods and the Mall are a block away. So there you have it. Hopefully this review will help some folks when considering where to live in Boulder or even to move to Boulder at all. Someone has done a great Boulder PR job.

This place is a dump. Hollow core doors, mdf case and base, the appliances are the cheapest on the market and dont work. The staff does not know what an LED light bulb is, and turn to Google for it. The trash shute is broken and has been for three months. How does a poorly run and dump like this get over two thousand a month? Look and test things out, because the employees working here know social media; thats it.

Two owners, two not so good experiences. My bike was stolen the first year I lived there: it was in a locked garage and in what t I thought to be a locked room in the garage. Solana was the owner at the time and did ABSOLUTELY NOTHING about it -never asked questions, never followed up.Scrolling through our rent/fees for the month, we noticed 3 months had charges they had placed on our account. Without ever reaching out to us, Solana claimed we never submitted renters insurance and decided to charge us a fee of $15 every month and put an eviction on our door without ever bringing this to our attention. I had to physically walk in with my laptop computer showing them the email with the attached renters insurance before they believed me and credited our account.Smoking, parking problems and overall cleanliness of the complex has also gone downhill. Not sure if that is the new owners to blame, or the tenants they are now allowing to rent, but its unfortunate how many problems have arose in the last couple months.KEEP ALL DOCUMENTATION YOU GET FROM THIS COMPLEX: lease agreement, move-in documentation, email strings with ANY sort of communication. They tried to charge us $150+ when we moved out for stains and the overall state that our apt was in. I mentioned we had noted all of the stains and overall dirty condition of our apt when we moved in...and my response from them was, Do you have your move-in inspection sheet? We cannot find ours.In the end, they located the file... after I told them it was in a yellow folder in their office, a physical copy I had previously looked through.

Little pricey by midwest standards, but you cant ask for much better in boulder.The place is very new, in fact it isnt even 100% finished just yet, though very close. Unfortunately that is where the dissatisfaction spawns from. Due to a general lack of patience (which is understandable when paying a premium) some people find many things to complain about. Fortunately, every complaint that is properly voiced to the staff is quickly dealt with.If you are professional and courteous, plan to get everything you ask for while living here! If you enjoy whining like that of a spoiled child, you too may get everything you wish for, in a different kind of way.A very diverse group of people live here which makes for a very fun and intellectual experience. I recommend Solana3100 to any world traveler who wishes to be around like minded people.If youre looking for a place in Boulder within walking distance of many shops, restaurants, etc. and you want every amenity a person can ask for, Solana is a great choice.

Im not sure when this changed hands from Greystar to Griffis, but when we were there the Greystar staff was unbelievable. We mainly dealt with Liz and Brett at the front desk, and they would always great you with a smile whether they were helping us with something or on your way to the gym. They were always extrememly helpful and responsive when we needed something. Vicki and the management staff were very helpful as well. The custodial staff was responsive and respectful of our time and space as well, and cheerful like the rest of the staff. The gym was far better than I expected and the pool and other amenities were absolutely beautiful. I would definitely recommend this apartment if the staff hasnt changed!

*edit 5-14* management provided illegal places for us to park as well as solutions that will work for about 10% of the community. The threat of towing our cars is real and they cant provide us a parking garage with transport service back.*EDIT 5-8-2018* Added photo of an example of how they alert us with 7 days about possibly towing your car and with no suggestion of where to put it. They expect every single resident to park on the street? On top of it, they expect every resident to get up before 7AM to do this. This is absolutely unacceptable.*EDIT 5-6-2018* Added picture of homeless people who live on bridge - guy circled was taking a bath in the creek and the red arrow on the left shows where they come up from. About 10 of them were there yesterday and they havent left.*EDIT 5-6-2018* The ammenity closures have become absurd. The amount our gate has had closures forcing us to park in unspecified areas or risk not using our cars for the day has become tiresome and obnoxious. We pay for parking every day of the month, so if we cant park there, we should be getting credits or they need to offer places for us to park. They cant just tell us to remove our vehicles.In addition, the homeless population has grown to the point where Griffis wants the members to take responsibility for it rather than contact the office about it. Management can deal with the on site issues, I will deal with issues relating to my rent payment and making sure the apartment is kept up to standards with which the lease said I should. We received a lengthy email basically telling us to deal with it ourselves. These homeless people live on the bridge over the creek and we got to watch them take a bath from our balcony yesterday. What a great view while you are absorbing the beautiful flatirons!When you pay as much as you do to live here, you should be getting better management.*EDIT 1-30-2018* The garage to our building has been broken for 2 weeks. Management sends a patrol officer around 8:00 PM each night to make sure that nothing weird happens. Not really sure how thats being enforced since the officer just sits in the car doing nothing. In addition, once the officer leaves, the little security he provided is gone completely. Anyone can just come in the building now.Heres where it gets really good. My girlfriend leaves to go to work, and they have the garage taped off and they are saying no one can come through. We were never notified of this, and the repairmen claim that everyone else said the same thing. I go to the front desk to ask why we are trapped in our own building without notification. Kalli claims that an email went out and to check my spam. Obviously, I had done this, or I wouldnt have been in the office in the first place. I checked both my email and my girlfriends email. The last notification regarding the garage was on January 18th. This place is a joke and finds new ways to frustrate you every day. Oh, and maintenance once randomly walked in my apartment unannounced. I got an apology from management and a rude remark from the maintenance guys. Great operation here.Was given a $500 charge for a guest suite that I was only told about a deposit on. When I told management, they brushed it off and just said it is their policy. People are right about management trying to throw random charges at you without telling you.*edit* management reached out regarding this review. They originally sent me a blank document to fill in myself and only informed me of a deposit for the guest suite. They never mentioned a daily charge. The next time I reserved it, I obviously assumed it was the same deal as they didnt communicate a new charge. Without remedy for this, they are just telling me they dont care about how they handled things previously and cant own up to it. Other issues have also occurred in recent weeks and months with maintenance and lack of diligence on the part of management when it comes to sending noise complaints. Save your money and buy property. It will save you from dealing with management such as this.

I have to agree with Ryan Citron and would like to emphasize that the train is annoying, hence the construction of the area was not wise. I think there is an apartment complex who are also building near the train station ( closer ) and that will mean very little sleep.Next, I would like to emphasize about the building itself.I live on the first floor which is right next to the door after you enter and I can hear all footsteps from the person who lives above me. Every step he takes I know where he is going or what he is doing (it is really annoying) especially if you are finishing your papers from work.I can also hear some techno music from the person above me and if his dog is running around.I took it down from 2 stars to 1 star, because of the never ending construction for the last 7-10 months.

I was super excited when I found Solana and was anticipating living in a quality environment and that has not been the case so far. Almost 9 months into it and it has been one issue after another. Bikes stolen, major issues with plumbing and construction. This was poorly designed and was not built to the high standards it represents itself to be. Another issue is security - You could lease an apartment and literally have anyone move-in with you and use our amenities - According to our lease agreement a person can stay with you for 7 days without being on the lease - You can have someone leave for a day come back or not even leave and no one knows about it or keeps up with it. So you never know who is who here and that is a big safety concern. We also have had a few arrests here. Also the lease clearly states that you are not to conduct business in your apt. and we have a resident who is a singer and offers lessons to children in her home. The level of noise is unbearable, not only from the singing but the dancing and extremely heavy feet from a woman who is barely 100lbs. Several months into dealing with this issue I am told I have to wait 18 more days for the upstairs tenant to relocate and now the retail space is drilling away and not expected to open until May. I was not the one creating the problem and I was offered to move into a 4th floor location that does not meet my standards and quality of living. As a courtesy for my inconvenience I requested Aprils rent to be waived and was told that this is an apartment community where noise transfers and my request was denied. I am submitting this review so people are aware of the issues here, yes the amenities are beautiful but dont let those fool you. I am surprised how Greystar has handled my complaint and many other residents complaints. As you can see there are quite a few negative reviews here. Solana expects you to live in an environment where there is constant noise and expect to get premium rent for living in a poorly developed buildings and not take care of their tenants when it is a valid issue. Dont waste your money it is not worth it.

For a Luxury Apartment complex, it sure didnt feel like it. Management seems not very interested in taking care of their tenants. Besides over priced apartments, our shower door is constantly broken, weve had to have it fixed 3 times already. The repair men are pretty decent at coming within a few days though, but the issue persists. You are forced to pay for a valet trash service that takes your trash out. But beware, if your trash isnt in an approved receptacle, you will be fined $50. They are dog friendly, yet dont trust their residents. They will swab your dogs mouth and if your dogs feces are found on the premise, $50 fine. There are also no grassy areas for your dogs to relieve themselves. The perimeter is secured with a gate, but they only give you one fob. So, if there are two of you, then you cant get into both the garage or the door and vice versa. Im sure theyd give you another one, but its probably really expensive.The garage door has been broken for several months now, meaning anyone can access the garage where several residents store valuables such as their bicycles. When residents asked management, they said, and I quote, You do have the option to bring your bike in your apartment until the gate is fixed. Instead of crediting everyone rent since we no longer could safely store items in the garage, or perhaps posting security outside the gate, we are told to put our bikes in our apartments.For now, construction abounds in the area, the light at 31st and Pearl will stay red for an extended amount of time, the garage has an exit to the right but no one will use it since you cant get to Pearl street from it without turning right on 31st and then performing some sort of U turn. Theres a train near the East building that comes through with its horn blowing a few times per day. There is no ATT service in my building, I need to go to the balcony to get cell service.Pros: There are community gas stoves and a community firepits. Those are nice.Overall: For the cost, not worth it.

When this property was managed by Greystar Solana it was a lovely place to live, now under the new management of Griffis it has taken a steep decline and I would not recommend anyone move here until things improve. There is no attention to detail and the complex does not make good on its promises of no smoking, concierge mail services, or enforcing their policy of DNA testing dog poo to keep the premises clean.I do love the convenient location to Whole Foods, 29th Street, J Lounge and The Dailey Method. Its nice to be able to walk to errands and the 4th floor apartments are spacious with extra high ceilings, but the poor management and general lack of care now outweigh those benefits.While Griffis does a lot to manage their perception via online reviews, I have not seen any consistent changes here at the building that give me much confidence things will change. The new manager Fallon has recently responded positively to these concerns so I hope to see some immediate changes in 2017.
