When we started using this company we had an amazing experience. Unfortunately it has deteriorated into a horrible experience, run by people who just dont care. I understand that this industry was hit hard with COVID, but even before 2020, it was a disaster.

Rhina has the expertise and employs her skills in a manner that relieves the property owner of the day to day management and worry.

Terrible experience as a renter. All County is disorganized and takes no accountability with managing the property. The renter is expected to schedule all service and take time off to meet with service people. Property owners are likely losing property value by contracting with this firm.

All County Boulder Property Management company has proven to be an excellent choice in managing our two bedroom condominium in the Gunbarrel area of Boulder. Prior to signing any contracts, Kayla, one of the property management associates, met with us and patiently explained all of the details regarding managing our property. We were new to this concept and her explanations were very clear and thorough. This was followed up with an email outlining the major points of our discussion. There was no pressure to sign at that time and indeed after we had completed some repair work in the condominium she was willing to come back out and review the status of our property once again. At that time we signed the documents and within several days she had the listing posted and a walk-through completed by a third-party documenting the condition of the unit prior to rental. Kayla presented us with a market analysis of condominium properties and the going rate for rent so that we could better determine what was a fair price for our rental unit. The process went smoothly as she and her associates managed the marketing, the response to applications, the background checks etc. necessary to find excellent renters. Indeed in less than one month, she had found two young professionals to rent our place for a one year contract. We had planned to replace the furnace and air-conditioning unit but that could not happen prior to the renters moving in. Kayla functioned as the third-party communicating and organizing with the renters dates and times that the installers would be present. We have found that All County Boulder PM has a functional website that tracks all of the income and expenses and provides the necessary forms and tax return information making the business side of rentals simple for the land owners.Our experience has been excellent with each person we have had contact with at All County Boulder Property Management and I would recommend it highly to any landlord who is considering property management services.Tom and Margy

Excellent communication and follow up. Easy to get the process started and I appreciate having key contacts for various issues such as billing and maintenance. They were also helpful in prepping the house and I felt the fees for their landscaping and yard prep were reasonable and well managed. Heather has been fantastic. All County has been an exceptional property management company to work with. From the viewing the property to move in through now tenant customer care has been top notch. The property is in excellent condition and repair or replacement of any problem in the home has been expedited quickly and with care. And staff are always professional and pleasant. This company does a really fantastic job of keeping on top of property needs as well as taking care of the tenants properly.Our a/c and our heater has died while weve lived here, it was taken care of right away. Update: All County charged us over 1,100 dollars for move-out cleaning when they wouldnt fix a thing in this place the whole duration of our time there. We cleaned the place for hours. What maid service costs 1100 dollars for an empty house that has already been cleaned? These people are absolute crooks. DO NOT rent from All County Boulder.Brought people in for showings during COVID when tenants still live in residence, which no other rental company will do. Our refrigerator broke 5 times while living here spoiling our food but refused to just replace it or our spoiled food. Garage almost fell and killed other tenant. Put in multiple maintenance requests with no answer for 2 years. Was promised these items would be fixed in order to get us to re-sign and they never were. Many dangerous parts of the house that needed to fixed but ignored. Took about a week every time to get someone on the phone. I would not recommend renting an older property from them because they will not ensure that the property is safe or clean before renting. Completely unprofessional. Will never rent from All county ever again and you shouldnt either.

Scammers. Do not work with this company. We signed papers to move into one of their properties. We lived there for 40 days and they deducted $800 from our deposit. After living there for 40 days we had to pay a $265 deep clean, $170 carpet clean, $125 yard clean up, and $230 upon move out for things that were left in the garage or broken when we moved in. We were apprehensive about hiring a company unknown to us, to manage the rental of our home...so many unknowns. But within minutes of meeting our All County rep Erica, we were totally at ease. She listened to our concerns and answered all of our questions leaving us with the feeling that “she has our back”. She was professional yet extremely personable. Heather and her team did a great job managing our properties, even replacing our roof that was damaged from hail storms. When we returned to occupy the house, we would have never guessed the house was rented to a family with small kids. The house looked great.They even worked with us to make our transition back home smooth.

As a property manager I know what the job entails and this company does a poor impersonation of it.When we initially applied we had to call them on multiple occasions to get a response on our application, there was absolutely no follow up on their end. They had about nine days that the property was vacant in between tenants before we moved in and when we arrived the property did not look like it had been cleaned, the sink was stained, the faucet didn’t work, the back door does not lock, and the first call I received was from a pest control vendor letting me know that they needed to come back and do the second cockroach spray that they had not gotten to do during the previous tenants occupancy. Obviously no one had told me that the apartment was roach infested before I rented it or I would not have done so. We let them know about multiple maintenance requests during our tenancy and upon move in including that our sink faucet leaks, our back door does not lock, our master bath exhaust fan needs to be replaced, and numerous other things - none of which were addressed.With the lease ending amidst Covid, I provided a video showing to management and let them know that my mother has health issues and we cannot allow our apartment to be shown in person. Unfortunately today while I was eating lunch my door opened of its own accord and somebody walked in to try and do a showing. We did not receive any notice whatsoever of a showing, despite the fact that Covid is ongoing and you would think that this would be a huge concern, the showing agent was not wearing gloves and did not announce her self at any point before simply opening my door and walking in. She not only attempted to contaminate my unit without notice but also wasted the time of whoever did not get to see the apartment as I did not let them in.Long story short I have never had a worst experience with any company and would not recommend this management firm to anybody.

I have nothing but high praises for this property management company. All County went above and beyond for me at a time when I desperately needed an advocate. I had a investment property in Longmont and the “management” company that I had hired previous to my call to All County, was a complete disaster! They hadn’t checked the tenant’s credit and didn’t even bother to get a damage deposit from the tenant, besides the fact that they kept the entire first month’s rent! Unbelievable! Mind you, my property was an executive home valued at more than a half million dollars! Fortunately for me, I called All County and the owner, Simon Heart, came to my rescue, never even having met me in person! After a couple of months of dealing with a horrible tenant, Simon called his attorney and had the tenant evicted. I sold that property but have other investment properties that I have given over to All County to manage. I can’t think of a more competent group to handle all of your property management needs. I can’t say enough good things about All County. Besides being very professional, they were unbelievably kind and helped me at a time when I really didn’t know what to do! Simon Heart truly lives up to his name, along with Erica and Carey. I have been so blessed to have found a management company that actually cares about people, not just the bottom line. All County is the best!❤️

We looked at properties for rent on their website and found one we liked. We scheduled a showing and the person that showed us the property didnt know anything about it and couldnt answer our questions. It took days for someone to call us back an answer our questions. After they finally answered our questions, we moved forward with the rental application process and had to pay $50/adult tenant application fee, plus $50 for the guarantor, and in our case came to a total of $200, which is a complete ripoff. After we filled out all the applications, they said they would get back within the week. Two weeks later they still havent contacted us. We left at least 5 messages and no call back. I understand that they screen renters and are selective, but they owe us an answer one way or another. Its unacceptable to not call a customer back, especially after going through the comprehensive application process and paying $200. We are on a tight schedule to find a place to live before school starts. This is the worst property management firm I have worked with - its incompetent and unprofessional. You cant treat prospective renters like this.

My daughter spent her last year of college in an apartment by herself, and thanks to the excellent management of All County Boulder, her experience was a good one. When she needed items in the apartment fixed, All County was happy to send a handyman to take care of the issues promptly and professionally. I think this must be good for the owners as well, as maintenance problems are handled quickly and efficiently, and owners property values are easily maintained. I was a tenant in a property managed by All County Boulder over the last year. This was my first time renting through a property management company rather than from the landlord directly, and it was, overall, a much better experience, even though I have never had any problems with previous landlords. All County was easy to work with, very responsive, and it was nice to be able to pay rent online. Simon walked me through the lease and worked with the homeowner and myself to get lease terms everyone agreed with, and All County was very helpful in getting an issue with the house taken care of quickly. We worked with Lisa while they were showing the showing the house to prospective tenants and she always let us know at least a day or two before she wanted to show the house and was always respectful when doing so. Finally, and the real important aspect for many tenants--They were timely, very reasonable, and they did not run me through the ringer when returning my deposit.

All County Boulder has worked with us for a number of years. My wife and I have been quite happy with their service and care for our rental home business in Boulder. They are prompt in addressing issues that come up with tenants or the house, and have been helpful in keeping our costs under reasonable control.This company has been with us through both good times and rough patches. When things are going well, everybodys happy. However, if there are repairs, tenant/leasing issues, etc its important to have someone dependable and trustworthy people on your side. We have had great experience with Peggy and Erica during such times, when we were across the globe in New Zealand. Thats when you can really see the value of your manager. It has been a pleasure to work with this company.

NOT GOOD FOR TENANTS OR LANDLORDS!After I rented directly from a landlord, they decided to contract All County Property Management towards the end of my 2nd year. The contract was ambiguous about the max time for the return of the deposit. It indicated that it should take days but could take 60 days if there were special circumstances. Well, I received mine *50* days after I handed an impecably clean and kept apartment. When I inquired about the delay, I was simply told that they manage about 500 properties, so theyre very busy. Thats MY money that they held for no justifiable reason for almost 2 months! Bad service makes unhappy renters and landlords and its note a way to build a reputation.Update:The property management company in question has responded to review above (see their writing below) but theres no logic to their excuses. They begin by confirming that I left the property in excellent condition but later go on to say that the delay in refunding my deposit (remember: *50 days* !) because of any work that the property may require. However, if the property was left in excellent condition, there was no work related to my lease. Any upgrades (new floor, counters, etc) with the purpose of renovating and charging more money to the next tenant has no bearing to their duty to timely return peoples money. Instead they held it for 50 days and still do not give any acceptable reason.

I have been an owner with All County Boulder for about 3.5 years. They do a great job at tenant placement, rent collection and maintenance concerns. I am very hands off with this property and I basically just see my portion of the rent and a statement every month and then the official 1099 at the end of the year. They are also very good at rent increases. Between tenants they increased the rent to a reasonable level where they were able to fill the vacancy very fast at a good market rate. Simon and his staff are very professional and always available to answer the phone during business hours.

Kelly and Peggy are awesome ladies to work with. They are both subject matter experts in all phases of property management. I highly recommend them both.

I rent a property that All County Boulder Property Management manages. We just moved in and found a long list of issues with the place. All County Boulder (Heather Grant in particular) has delivered stunning service so far! They are quickly addressing all issues and doing so with a great attitude and a high level of customer service. There are still several items that need to be addressed, but I feel confident that we are in good hands and that the repairs will happen in a timely manner.

All county is by far the best property management in Boulder. Ive rented from them numerous times and find everyone in the office to be very professional and act with scholarly attitudes towards all of their renters. Rachel helped me to communicate back and forth with the owner of the property and fix any maintenance issues I was having. She is not only the sweetest girl, but SO smart and quick with her responses!Thanks a ton!
