My experience at The Monroe so far this year has been great! When I moved in, there were some maintenance issues but they were fixed quickly within the week. The bus service has been great for getting to and from classes, and I love the proximity to Kroger and the College Mall. I also like how the staff is very involved with residents and host activities. My only complaint would be that the package room can be a little hard to navigate because things get moved around, but I have not had any issues so far with missing packages. I would definitely recommend living here for someone who is looking for an affordable off-campus apartment!

I live in an upgraded deluxe. So far things have gone smoothly. The apartment was fairly clean when I moved in, all the appliances work (including the dishwasher which is VERY exciting). When I registered my kitten to live with me, the process was fast and easy.I deducted one star due to my deluxe bathroom mirror having a crooked frame that was just placed on top of the old mirror. My roommates was placed perfectly so I dont know why some attention to detail was lost. I also did not get a key ring for my 3 keys at move in, and all their advertised community events and giveaways have lasted for only an hour or so.The Monroe has been great but there is room for improvement!

The Monroe is a nice and affordable apartment complex for students. The amenities such as the pool and 24-hour gym are fun to have, and it’s right next to a bus stop to get onto campus. I rated it 4 stars because the packaging system is less than ideal. All packages are put in the same room and while they try to organize it, it still can take a while to find your package. Overall, it is a good place to live and the people in the office are very nice.

An adequate place to live for my daughter for a year, but they WILL squeeze you for extra money and its a very poor way to do business. The place was filthy when they moved in. My wife and daughter cleaned the dirty, dusty place from top to bottom on move in day. The carpet was already somewhat dingy. My daughter is type A, everything MUST be clean at all times. This is how she lives.On move out day, they cleaned the place from top to bottom again, carpet the same as when we moved in. Final statement comes a month later and charged $55 for cleaning of the (already spotless) apartment, $55 for cleaning the carpet (which was already dingy), and $5 for the stove drip pan (really?!).This apartment was left better than when we moved in and we get charged. They know that people dont take pictures of this stuff, so they know they can just squeeze you and take you to collections if you dont pay. And since they dont replace or properly clean the carpets, they likely just charge the next person for it too. (Do the even actually clean though they charge you for cleaning? Not likely based on our move in experience.Like I said. It was an OK place for her to live. Safe. Not terrible for a college place, but the unethical business practices are a problem.

My stay at the Monroe was pleasant and frankly unbeatable. The Monroe staff, supporting staff, and maintenance team were great. When an issue came up, the maintenance team took care of it. The management/office team was excellent; when an issue came up, they care enough to take accountability and resolved the issue. I appreciate them resolving a renter insurance issue quickly. Additionally, they provide fun events throughout my time here; I enjoyed my three-year stay with them, the price is unbeatable, and the stay was comfortable. Thank you the Monroe!

Third year living in a 4x4 standard upgraded apartment. Place is small but appliances work and get the job done. Pool and gym are nice and clean. It’s nice when they bring in the food trucks. Management and maintenance are usually friendly and relatively quick to help.

My roommates and I just moved into the Monroe a couple of weeks ago and love it! The furniture is all very comfortable, the pool is always warm, all of our maintanence requests have been assessed very quickly, and the staff is very nice. would definitely recommend!

Safe part of town. Apartment not cleaned prior to move in, mattress disgusting! Cheap and all utilities included, which is nice. Recently purchased by different management company which charged late fees for rent being FOUR days late while THEY were transitioning payment portal from old management company to new.

It is a decent price considering the location but the staff need to listen to complaints and fix things accordingly. I had a terrible roommate who trashed the whole apartment and I reached out to them to complain but never got a response back. The other roommates also had problems with her but the Monroe didnt do anything. Thank God she left on her own otherwise my year was going to be hell. Also the package room is a nightmare.

Poor facilities, would not recommend to anyone as their are much better places for students to live in Bloomington for similar prices which are much closer to campus.Even after moving out and leaving the apartment spotless the Monroe charged me over one hundred dollars for ridiculous charges. This place has genuinely found a way to fleece college students and if you don’t pay they’ll do anything to get that money. Stay away, if you need a place to live go somewhere else because they won’t even give you your security deposit back.

The Monroe is great. My favorite part about living at the Monroe are the many perks that come from its location. The bus stop is here, Kroger is just steps away, and there’s even an amazing pool. Its also very close to College Mall which is a huge plus!

Aaron West hit it on the head. My buddies and I lived here for 3 years, took immaculate care of the appartment and all four of us got charged the same bogus move out fees. With nearly the exact same prices and labels which means they are arbitrary and not at all accurate. Absolutely absurd!

So disappointed in this leasing company. Despite the many issues that occurred in my apartment I have been patient and understanding although extremely inconvenienced many times. When changing leasing companies the residents were told we would be informed when the resident portal was working again to schedule our rent payments. I was never informed and actually had to pay a late fee due to this lack of communication. Little to no respect and consideration for their residents. I have been given 24 hours in the middle of the week to change apartments. I was not expecting to change apartments after resigning my lease and being an out of state student, these arrangements are not easy for me to make. The company does not seem to care about how much they have inconvenienced me. I regret resigning my lease here. I would never recommend living here, you will be extremely disappointed, as I am right now.

Great location and natural lighting but I would not live here again. When I first moved it the apartment was dirty. There was hair all over the carpet in my room and it was also apparent that they didnt clean the walls before painting them over because you can see lint mixed into the paint along with hair. The bathroom was also painted like that. I dont even want to know how dirty it is behind the stove but it was like that when we moved in. There were grease and food stains running down the sides. The late fees are expensive and overall you can just feel that the apartment is old.

The Monroe has been a great college apartment! You cant beat having all utilities included and the pet rent is cheap so I can have my cat here too. Its super close to Kroger and the mall and the busses make getting to class easy.

Great place for roommates and college students. I never had problems with staff or anything. The biggest problem is the place wasnt the cleanest when I moved in and we had multiple appliances break while staying here. During the first month, it took a while to get our maintnece orders completed but after that they were fixed within a couple days (minus the dishwasher but that was because they needed to order a new part for it)

Very decently priced for the quality of the apartment. I had a two-bedroom leased for $655 with electricity, washer and dryer, internet, and cable included. Its debatably the best deal for student housing in Bloomington. It is a little far from campus, but the #9 and #9L Bloomington city busses pick up on the front doorstep of the complex. Maintenance always responded very quickly to requests, and I was never bothered by the office staff with tours or entering the apartment for anything other than maintenance when requested. The walls and ceilings were a renters dream, I never heard the neighbors next door, or upstairs. Located right near College Mall, its in a safe, quiet neighborhood. The pictures I included in my review were taken on my move-in day. Overall, I would recommend The Monroe. I believe its a good option for off-campus student housing.

Lived in a 4x4.Cheap rent.Got the job done for the year. My only complaint for the management is how they handle mold in the apartments.For my specific issues- it seemed like painting over the mold areas after cleaning it just served as a short term fix. Had mold appear again several times in the last month of stay.Was bad enough I decided to move back home the last month.On the plus side maintenance usually came out in a day after putting a request.

The Monroe lacks accountability when they fail their residents. Within one semester of living at the Monroe my apartment has completely flooded and my package was stolen. I understand that things happen, but the Monroes way of brushing things off needs to stop.I would also like to add that when I moved in, there was paint splatter everywhere and the smell of mold. My theory is that the Monroe decides to paint over mold instead of solving the problem. I say this because theres tints of black within freshly painted parts of the apartment.When my apartment started to flood, my roommates and I called maintenance and the front office immediately. A pipe burst in the kitchen and we watched it reach our living room and go through the wall. Maintenance took about 15-20 minutes to get there and I provided photos of the difference that time makes. That same night the Monroe didnt provide us with any other form of help other than fans and humidifiers.Before I get into my package incident, I would like to say that Ive seen peoples packages sitting outside of the mail room countless times. Thats peoples money ready to be stolen. The Monroe wont take accountability of that either.I would also like to add that the Monroe does not take accountability when packages are STOLEN IN THEIR MAIL ROOM! They lack security in the mail room and they only have one camera which is outside, beside the door of the mail room. When I asked for help on finding my package the Monroe basically told me to file a police report. The Monroe wouldnt help me find my package but instead insisted that I should file a police report and basically say excuses. I can not file a police report without a name or face. The Monroe didnt even want to look through 6 days of people going into the mail room. They said the police could do that. They dont care about peoples merchandise. The sad thing is that the package was a present during Christmas time and the Monroe still didnt care.The Monroe is NEGLIGENT.Yes, were all broke college students and get desperate sometimes. I promise you, there are better options out there. Just keep looking, but dont sign with them.Ill let yall know how my 2nd semester goes

When getting this apartment you get what you pay for, and even less. The microwave was completely rusted on the inside. When I came in my bedroom after first getting my key the dresser drawer was ripped off, and they just left it propped up to the dresser making it clear they knew but made no attempt to fix it. The dressers also seemed very wobbly and looked like it was going to fall apart when I moved it. One of the desks was also broken and parts of it were just lying on the floor. I sent an email which they never acknowledged. This seems to be a common theme as you have to email and call multiple times for any issue to be fixed. The wifi is also spotty depending on which apartment your in. My roommates who live on the other side were not able to connect at all, and I only got one bar until we brought our own router. Also half of the stove burners dont work. In general when we walked in it looked like they just made sure that the previous tenants grabbed their stuff, and didnt actually clean the apartment. Our feet literally turned black when we walked without socks.

I lived here for a year, and it was just alright. The unit I was given to live in was nothing like the one I toured, so be wary of that. But otherwise it was just an average college living apartment.HOWEVER.My greatest dissatisfaction was moving out. You dont need to pay a deposit when moving in, so they get you with additional charges at move out.I lived in a unit with carpet only in the bedrooms (old, worn carpet thats been there for years). At move out, I was charged ~$200 for carpet replacement, for carpet that was old and worn when I moved in.I had NO stains on this carpet, kept it vacuumed, and cleaned it again right at move out. My roommate also was charged for carpet replacement for her bedroom too, even though she did the same.I called to dispute this charge, but was told by the Monroe that they are handling everything over email. I emailed twice, and heard nothing back.I ended up just paying the charge because I didnt want further charges to add up on my account, but I am very upset. This business steals from poor college students, to pay for building upgrades that they should be paying for themselves.EDIT: The Monroe responded to this review, and I would like to comment1) I NEVER had any pets in my apartment, I have no idea how there could be the smell of pet urine, there were no pets in the apartment for the entire year I lived there. @ Monroe, You can check my lease and see that I was never paying pet rent, and I never owned a pet. So if it even had any smell (which it didnt) it would have been before I had even moved in from prior owners.2) The General Manager never spoke to my father. We have heard radio silence since disputing this charge.Maybe you should check my apartment number and make sure you have the right apartment.

I lived at the Monroe in one of the standard units. To our advantage and disadvantage our apartment was not updated. I lived in a four bedroom two bath. The rooms were a decent size, but the living room/kitchen area was small. Our kitchen floor, floor by the front door, and fridge were really dirty upon moving in. We could never get them to look clean and kind of had to deal with it. It took me about 2/3 months to get our cable turned on. Before I moved in I was able to see what would be my room. The mattress was very dirty. It had large stains on it from last tenants. I spoke with the office about it, and they said that I would be getting a new mattress. However, all I got was a mattress cover (I didn’t know until towards the end of my lease that it was the same mattress). My room wasn’t clean when I moved in. I found trash under my bed, and random things in the carpet. The bathrooms were okay. The tub had rust or something in the bottom of it. There was grey and black stuff mixed in with the grout, and my sink was extremely rusted. My sink also had white piece coming up off it. The staff in the office were cool during my stay. The buildings and everything look really nice on the outside. The bus was basically behind my building which was nice. It is close to so many things. Kroger is in walking distance. The gym was okay. It had nice machines. It was just smaller than what I was used to. The computer lab has Macs which is nice. The printer always seemed to never work for me though. I did pay a $918 deposit (two months of rent) since I didn’t have a guarantor. I got my deposit about 3 or 4 months after moving out. They do give you a list of things you will need to pay for after they assess your apartment. It’s important to review. I had to dispute some things. I was able to get them to take off the charges, but unfortunately I still ended up paying for them somehow (although they said that it would be taken off). They may give me my money back (that was their intention), but we will see. All around it was an okay apartment. It served it’s purpose.

The only reason I’m giving it one star is because the utilities and rent were together (only cheap cause you live with a bunch of people) and the area it was is pretty safe. If you’re looking for a place to stay as a college student or even anyone in general and you choose the Monroe-be prepared for the headaches and aggravation. I’ve organized my reasoning below!1. The lack of action. When I first moved into the monroe the VERY NIGHT I moved in one my my new roommates (I didn’t know her) had a manic episode. I called and emailed the Monroe several times about dealing with the situation and have several emails to prove that they don’t email you back. I stayed in that situation for about a month along with my other two roommates (4 bed 2 bath) where we tiptoed around and had to hide the knives in our rooms. THE KNIVES. I feared for my safety and it took them a month to get around to “seeing if any rooms are available to transfer.” On top of that, they gave us only 24 hours to switch apartments and then tried to charge a vacuuming fee and a dust fee in my room. Not even in the contract btw so make sure you remember to clean it spotless when you leave! (Carpet fee is still inevitable $65)2. Staff. Umm okay this is my biggest issue with the place by far!!! Not only are the managers never in but they also only do things by appointment which you have to set up through email! (I’ll get to the emailing situation next) Practically everyone who answers the phone (not gonna call out but you’ll come to remember them) meets you with a terrible attitude, no answers to questions, and has TERRIBLE customer service skills. I’ve been told I would be called back at least 7 TIMES HERE and they never do. I’ve also been HUNG UP on and this happened a week ago! If you ever need anything done over the phone, I recommend asking to stay on the phone with them because let me tell you when I say these people will not get anything done for you. I know it’s harsh but it’s my experience.3. Emails. Don’t. Unless it’s about money or signing up for an apartment they don’t email you back. I have tons of emails they never replied to and I’ve also asked them to email me stuff, which never happened. So when it comes to emailing-they lack it greatly.4. The package room/gate. Yeah don’t buy anything expensive living here because it has high chances to get stolen. Also if you’re expecting a 24-7 open gate service-don’t! Apparently their gate broke and they “sent out an email in 2020” that it would only be open when the office would open. Since I had subleased in November it had been working so I never knew of it breaking and I never got an email. A little helpful advice? Update your residents if the gate breaks again -each time it’s broken and fixed- because some people weren’t here for the first email. Thought it’d be common sense? I personally had a medical contact split in my eye and it was fine because my package was in the room but when I went to go get it, the gate was locked. Going around blind in one eye for the rest of the day was a MAJOR headache physically and mentally.5. Charges. They will charge you for anything and everything if they can. Drain clogs? Charge. Light blows/lighting is weird? Charge. Door is broken from age or something? Charge. Didn’t dust your ceiling fan when you left? Charge. Didn’t wipe a finger print mark off of the glass when you left? Charge. Also the apartments are pretty friggin expensive if you actually think about it. 434 a month to live with three other people? Or 600-700 for a two bedroom? Just go somewhere else and save yourself a headache because the office makes this place sooooooo not worth it.

The apartments are very well put together with great furniture. The office staff is extremely helpful and nice . They provided some meals to us during the school year and were very involved. The workout area and pool are a great bonus. The Monroe is in a perfect location in town near everything you need!!

This apartment complex provides the basics of everything that you need. The room and utilities are reasonably priced. There are some oddities to it with the light switches for outlets and the layout of the kitchen. Wish that the kitchen had more storage space and counter space. Overall, it is a pretty convenient place.

I lived here my sophomore year. There was mold under my sink and paint splatter all over the floor when I moved in. My apartment was overpriced and far away from everything. They charge all of their residents for carpet cleaning when you move out (which is not mentioned in the lease) and only waive the fee if you submit a receipt from a professional service. Maintenance is rude and doesnt give you warning when they are going to be there. And the office locks the gate around the facilities so you cant get your packages or do any printing outside of the leasing office hours. And now Im out 95$ for leaving an apartment in far better condition than it was given to me. The only thing the Monroe is good at is scamming college kids. DO NOT LIVE THERE.

I should have looked those comments before live in to the Monroe... I had my apartment professionally cleaned after moving out because I wanted my deposit fully back to me. But Monroe is like a fraud no matter how you cleaned your apart, they will find any reason to refuse to give back your deposit!! Just dont live in there unless you dont care about money!

The best way I can describe the Monroe is faux-nice. I thought coming in that all the interior parts of the apartments were nice and updated (especially since thats what type of apartment I was getting, the upgrade) but that wasnt the case in the slightest.The furniture sucks, the stovetops are misaligned/slanted, the cabinet space is abysmal, there are multiple paint job mistakes/stains on the carpets when we arrived/etc. I had friends who experienced stovetop fires/errors that had to be fixed by maintenance (and no, not due to user error) . Also, apparently they professionally clean the carpets beforehand, but this just didnt seem to be the case.Before I moved out, I spent half an hour on the phone with someone in the office trying to figure out what the hell I needed to do before moving out - even though the guy was nice enough, he was so incredibly cryptic I had barely any idea on what needed to be done outside of the sheet that was given. The reason I wanted more information on what to do is because Ive seen multiple reports of people getting charged for things outside of what was expected of them or just getting charged for really weird things. It was like pulling teeth to get him to recommend that I professionally clean my carpets. It felt as he was dodging questions, and seemed really sleazy as a company. Ive cleaned my apartment from top to bottom and professionally cleaned my carpets, so well see what happens when July 31st comes around.Also - this place *really* needs to readjust their priorities. Tons of the staff were dedicated to hosting Game Nights or chili parties in the office; meanwhile, the printer has been broken for a month and the emergency maintenance hotline doesnt give any response. Good stuff guys.Ive barely touched the surface of the problems I came across, but generally speaking I wouldnt recommend this place. There are multiple other apartments that are a lot cheaper and give you a better expectation of what youre getting. Very glad Im moving apartment complexes.

Do not, I repeat, DO NOT live here! Yes, the pricing is affordable and the location is nice but you can find other apartments at the same price. Im going to save research for future residents and give advice that I wish I knew before signing here. First off, heres a list of apartments that are as cheap and actually WORTH the price: Platos Court at Knights Landing (walking distance from the A bus), The Quarry (Campus Shuttle), The Village (Campus Shuttle), EVEN Stadium Crossing (walking distance from the A bus). I naively moved here my sophomore year and regretted my decision. The issues during my sophomore year were not that big at all, just appliances not working. With the price being affordable, I renewed my lease for my junior year, and regretted it so bad. Even when I came back in the summer to check up on my apartment, I always grew depressed of the overall apartment complex, and my choice of renewing.When junior year came I only could stand living at The Monroe for one month of the school year. I later subleased my apartment, which brings me to my first point. The management and office is SO unprofessional. There was confusion between the subleaser and I on payments, and Maggie (I think that was her name), was always busy when we needed to speak to her in person. The issues could have easily been solved and eased our stress if Maggie only took 5 minutes of her day to speak with us. It wasnt until a quick 3-5 minute office visit when the issue was resolved. The blonde woman who helped us wasnt even specialized in the financing part of her job and EVEN she helped us. Also, the place is filthy, not just in the apartment but outside. I remember in my beginning of my Junior year, I slid on dog poop at the PARKING LOT, WALKING to my car and called the office to tell their attendants to clean up after their dogs. The guy who answered my call said he would send out an email and never did. The appliances are ran down, our washer and dryer didnt work all spring of our sophomore year and it wasnt until we called multiple times junior year, that we finally got a new washer. They can redo and renovate the leasing office but cant even renovate the apartments first. One of my friends who lived upstairs from me didnt even have a door that closed! It was detached! Not only are there issues inside the complex but the workers. I remember in the summer, cleaners came in without knocking and I woke up in fear of the sound of people walking in my apartment. After they vacuumed, they left their orange juice and their cake of some sort in my apartment. Also, I remember I asked the leasing office girl to print out a paper for me because the printer is always broken and when I came into the office, she caught an attitude with me and said wHy DOnT yOu UsE ThE PriNtEr iN ThE PrInTeR RoOm??? Well if the printer worked, I wouldve used it and not asked you. Another time Ive had an issue with a worker was when I was at the pool and the pool person locked all the gates, even though he SAW me at the pool. There was no email that was sent out about the pools closing either. I was stuck in the pool area and even called the office and no one picked up. I had to climb over the spikey fences and it most definitely ruined my morning. This all happened in August of my junior year and I seriously moved out one month after I moved back in. I was so OVER IT. Even though its almost been a year since I moved out, I am still getting an automatic renters insurance bill renewal for an apartment I no longer live in? I live in a 2 bedroom at the Monroe. I have a great view of the pond and enjoy listing to the fountain that they installed at the beginning of the summer. The apartment I moved into had a few issues but it was taken care of pretty fast. The location is great, right behind Kroger and the mall is super close. Its also nice that I didnt have to put any utilities in my name. I would recommend The Monroe to anyone looking for a garret location that is pretty affordable.

The apartments are extremely run down and look NOTHING like the models. Everything is yellowing, rusty and needs to be replaced. They charge all of this money and have all of these hidden fees, however, none of it goes back into the apartments. It all goes into the clubhouse. First time renters, BE AWARE. They will charge for a full month’s rent without you even living in the apartment for an entire month.

I am the parent of a grad student who lives at The Monroe. Management is very inflexible. Pretty much anything we’ve asked for (early move in bc of mandatory IU orientation, mattress frame fix, mattress cover, cable not working) has not been fixed or it has taken too long to be fixed. When I asked for a refund for not receiving included items, I was refused. However when they didn’t receive my rent payment, my son was sent a “pay or vacate” letter immediately even though I proved that my bank had sent the payment. My son will not rent there next school year.

Two pros: The rent cost and furnished rooms.Everything else was a con. You fill out a condition report when you move in. And you would expect those reported damages or complaints to be fixed. WRONG! Very wrong you will instead have to go to the office to report it at least twice. Then maybe it will be fixed by the end of the month. And then when you move out you will be charged for the damages. Even if they were reported during your move in.Also during your move out you can try your hardest to keep your room clean. But it will not matter because even if you have the smallest little smudge on the wall that you forgot about. That can be easily cleaned in about 2 seconds. Expect to get a fee for painting in your room. Also your carpet it does not matter how good you clean it. They will charge you for it.Also if you try to dispute these move out charges. Be prepared for the most ridiculous cleaning standards. Smudge on the wall charged. A single strand of hair left on the bathroom floor CHARGED.DO NOT LIVE HERE!

This is the worst apartment complex I have ever lived in. The office is never on the same page, and when there’s a problem I’m told 2 different things which causes further problems such as late fees being added and eviction notices. Everyone needs to be on the same page so there aren’t issues every month when rent is due. Another issue is that the complex is not well lit at night which makes me feel unsafe and there are no cameras around to watch in case something were to happen (but there is a huge camera watching the business center because they got robbed). I am beyond happy that this is my last year living here.

I love living here. It is close to Kroger which is really helpful. It is also the beginning and end of the 9 and 9L bus lines which means that the bus is often empty, allowing you to get one of the seats on the bus. The bus also takes you all as round campus and stops every 15 min, so it is very useful for people who dont have cars. I also really love that all utilities are included because it makes budgeting really easy.

Apartments are reasonable but management is so inept that it isnt worth the hassle of living in this trash residency. There are many other similarly priced apartments nearby if you want to live on this side of town.Here is a current list of things that have happened while living here:Safety:The Monroe has a complete disregard for the safety of its residents. For example, on our first day, drunk woman broke into our apartment complex because the locks on our doors didnt work. We made a maintenance request to which they never got back to us and we ended up needing to hire an outside source to fix the lock for us.Multiple times our carbon monoxide alarm went off at night, but guess what--the 24/7 emergency line they have set up actually doesnt have anyone monitoring it. So we just had to listen to the alarm go off for hours because it was 3am and no one could be gotten ahold of. This also happened with fire alarms, etc.Apartment quality:The layout of the apartments legitimately makes no sense. Floor space is organized in a way to which the most important elements (living room, kitchen, and bedrooms) are spacious, but in areas that make no sense from a practical standpoint. Sorta big kitchen with 2 square feet of counter space to prep food.There are holes in the walls, poorly supported shelves which collapsed after placing towels on them, our toilet bowl constantly snaps off, the shower is permanently stained from the grime of a past resident which no amount of bleach was able to remove. The actual unit we received was also MUCH lower quality than the one which was shown to us.Noise:There are constant parties in the complex which shake the rooms at night. This also means there is a steady stream of strangers in the complex walking by our doors (which as previously mentioned sometimes dont lock).Management:Not one person in our 4 bed apartment missed a payment or not responded to any form of inquiry by management. In total we received about 20 eviction notices all together because management would add utility fees after rent was posted. For example, I payed my rent on the 1st when it was due. On the 3rd, they added a 10 cent utility overage fee and were unable to accept my $500 payment because the total was now $500.10 Reminder, they did this 3 days after rent was due... This happened every month, The only way we found to get around it was overpaying rent every month by about $5.If you receive mail, too bad. :) the package room is connected through the pool. But they would lock the entrance to the pool so it isnt possible to get your mail unless you go between 9-5. So if you have a day job Id recommend canceling your amazon prime subscription.Another fun story-- they lost the paperwork for my dog at one point after I had brought in her vaccination records and emotional support animal paperwork and was given the ok to bring her in. Randomly one day I received an email telling me I needed to evacuate my dog from the premises or I would be evicted.This has just scraped the surface of how disappointing this place is. I havent even covered a tenth of the shenanigans that have occurred.Positives:The staff is very nice when you actually manage to get in contact with them. The management is also willing to listen when you get in contact, but the fundamental structure of how they operate is so bad that there are constant miscommunications. Covid has also made this worse because we are no longer able to meet in person as easily.The maintenance workers are also very nice.

I like living in the community, but there are pros and cons.Pros: There are awesome staff in the leasing office, who are always willing to help you out. You are in a great location; close to Krogers, College Mall, restaurants, etc. The units come furnished and you do not have to worry about utilities. There are also a lot of amenities and I have a great view over the pond from my balcony.Cons: There was no move-out inspection for the previous resident before I moved in, so people showed up to complete it 2 days after my move-in. I received old stained furniture in my unit where the couch cushions do not fit properly. If someone smokes in a surrounding unit, your entire apartment and your clothing smells of cigarettes due to the smoke wafting through the ventilation system. Theres an adequate amount of parking, yet my car has been hit multiple times. Additionally, the lot is pretty icy in the winter. Plus maintenance are not the nicest! Lastly, it was hard to fit all my things in the apartment because there is not enough storage space.TBD: I did not pay a security deposit, but there were issues when I moved in such as: stains on the carpet, grease on walls in kitchen, etc and I hope that I will not have to pay for the extra cleaning. (Mindful I had a new lease with someone who had been living in the unit for a year prior.)Overall, it is a convenient place to live and you can crank the heat in the Winter, which kept me happy!!

Ive lived at The Monroe for the past two years and my experience with the complex has been very positive! My roommates and I have not experienced any serious issue with our apartment and maintenance has always been quick to fix any small problems that we report to the office. The staff in the office, in particular, are great! Theyre always super friendly and helpful every time I stop by the apartments office building. The only issue I really have is that I wish the apartment would have a recycling program.

This place is pretty bad. I lived here over the summer and the 2019-2020 school year. The apartments are dirty and dingy-- the entire place has a really depressing atmosphere with old appliances, dirt and grease caked onto the walls, nasty carpet, mold in the bathroom, and off smell. Pretty unfortunate. Im currently just living with my girlfriend in her apartment on the other side of town, because if I stay alone in that cave-like bedroom it gives me really uncomfortable anxiety. Avoid if possible.

Not a good place to live. Being close to Kroger is about the only benefit. For some reason when I moved in I was made to pay the delux price when my roommates paid standard. I was also charged a carpet cleaning fee when I left even though the carpet was in terrible shape when I moved in. The only difference was a rip in the carpet in one of my roommates rooms which I should not be liable for. The apartment had not been unoccupied for years until when I moved out and I believe that the management is just trying to stick my roommates and I with the charge because they can. They told me they inspected everything multiple times before I moved in but I do not believe that to be the case. Anyways I do not recommend living at the Monroe unless you absolutely have to. They want money without doing the work.

My daughter lived there for 2 years and loved the place. If you have an issue that needs fixing she always gets help from the staff. We helped her move out and we did owe some money for the way she left the room but I felt it was worth it to pay them rather then fix all the holes and stained carpets my daughter left. The area is very safe so i give 10 stars if I could. Its great for the price.

The apartments look nothing like they advertise and are sub par at best. Had a mess when I first moved in-there were wood shavings everywhere and the paint job was sloppy, you could tell they just didnt care. My bathroom was disgusting and the tub has a rust stain all across it. My roommate had her towel rack missing and 2 of our burners on the stove dont work. Management is HORRIBLE. Half the time you talk to one person they have no idea what is going on or what was sent out in their own emails. The office lost one of my packages in their system and basically told me tough luck only to find it days later and not even apologize. They screw up and then act casual about it with no apologies. They advertise their gym, computer room, game room etc. and they closed them second semester for renovations with no notice or compensation considering we pay for the apartment AND amenities that are advertised. Management is greedy and will do the bare minimum but definitely make sure to wring you for as much money as they can. Take pictures when you move in because when you move out they will try to charge you for their sloppy work. All the good things about these apartments have nothing to do with management. Yes Kroger is close, bus is accessible, but thats all circumstance management has no role in that and even with all the positives their incompetence outweighs anything good about this place. Its not even worth the energy to complain because they just look at you confused and offer no apologies. Dont live here youll regret it.

The staff in the leasing office are extremely kind. They care and always there to help. The maintenance is kind of frustrating and fix things half @$$. Overall I really enjoy the apartment. I live on the third floor and the ceilings are high which gives us much more space. The rooms are spacious.. The kitchen is a bit small. Theres washer and dryers in the unit so thats convenient. I love having a little porch. If you dont have many problems in your apartment with appliances, flooring, bugs, and other stuff that randomly breaks then its a wonderful experience. The price is worth what you get! I do feel very safe and love my space despite the small little things.

ALL THE BAD THINGS YOU HEAR ABOUT THESE APARTMENTS ARE TRUE!! Management is completely disorganized. When I moved in they put me in the complete wrong apartment, while telling me there were no apartments WHATSOEVER on any of the first floors. Once I moved into the right apartment (on the first floor), my roommates let me know that the two rooms on the side I was on had not been occupied the ENTIRE YEAR before! So dont be surprised if they flat out LIE TO YOU (and this was the manager that lied to me) ! Dont even bother filling out that form where you tell them your roommate preferences. They COMPLETELY disregard it. If you dont have an allergy they will MAKE YOU live with someone with a pet, even if you put that you dont want one. The apartment was given to us a complete mess ! The bathrooms and kitchen had not been cleaned WHATSOEVER, so me and my roommates had to move into our BRAND NEW APARTMENT and clean it ! The refrigerator and stove were disgusting ! Seems like whoever did the carpet was lazy because they literally only cleaned from the front door to the hallway closest to the door. The rest of the carpet is disgusting with stains on it. Our dryer doesnt dry right; it takes hours to dry a regular load of clothes. All in all, I would say just pay the 100 or so extra dollars to live somewhere else . Its not worth it !

Youll have a decent time at the monroe due to their fair pricing, being prefurnished, pool, location, and the AC is pretty awesome. However, youll get charged upon move-out for stuff thats ridiculous. When you ask the Monroe to provide pictures of damages, expect them to show you pictures that may or may not be your own bathroom, room, etc. When you go to their office to dispute these charges, after already not receiving responses to previous email inquiries in a timely manner or at all, you will NOT receive an adequate response in any way, whatsoever. Specifying damage at the beginning of the year will not save you from charges. The previous reviews regarding this place have their own merit thats for sure.

Its my second year living here. This is a nice community, clean and beautiful. It is close to everything - bus stop, Kroger, restaurants, mall, target, so basically everything I need is within walking distance. The amenities are awesome: We have a computer room, a game room, a fitness room, and a swimming pool. But the best part for me is the computer room, where I can print something whenever I want without heading to the campus. Staff in the main office are really friendly, and they sometimes offer free pizza, waffles, coffee to us, which is nice. The rent is pretty affordable. Given all the services it provides, it is really worthwhile. The only thing with which I was not 100 percent satisfied was there is no one bedroom apartment, which, otherwise, would be my top choice. But overall, I am pretty satisfied with Campus Corner.

This is my second year living here and I have re-signed for next year. Everyone is on their own lease and all amenities are included. There are several bus routes that come out here (9, 9L, and 3E) so it is easy to get to campus. Maintenance and office staff are always friendly and helpful. If I could, I would rate this a zero. This apartment complex is terrible. My roommates and I moved in and the front door barely latches, you can see through to the outside with the door closed. The A/C unit is infested with mold and doesnt function properly at all. The condensation from the unit runs into two storage containers taped together that are below the unit. The stove does not work at all and we have been here for weeks and no one has come out to look at it after complaining at least a dozen times. Sink and shower drains do not work properly, fans do not turn off or on, furniture is extra sketchy, my roommates house key did not work for the first week we were here so we couldnt even lock the front door. There is water damage everywhere. Im pretty sure our unit was not cleaned before we moved in because I found old tenants clothes in my dresser and there is trash and other miscellaneous items behind the washer and dryer. One of my roommates bedroom door doesnt shut. This place is terrible and I would not recommend it to my worst enemy.

Campus Corner is a great place to live! It has everything you need and more at no extra cost. All utilities are included even electric. Its so convenient to only make one payment and not be hassled by the utility companies.Campus Corner is great because of its location. You are in walking distance (literally a 7 minute walk) to the mall, grocery stores, and food places. You are so close to everything you could ever possibly need. As far as getting to campus the buses are great! A bus is at Campus Corner every 7-10 minutes. Campus Corner is the first and last stop so you are always guaranteed seating on the bus which is a HUGE plus!The staff is SO friendly. Every time you walk into the office you always feel welcomed and they are quick to help with the things I need. The apartment was very clean when I moved in and I had no complaints with anything inside of my apartment. Due to my clumsiness I did break my light in my bedroom and maintenance was there to fix it in a very timely manner.Overall Campus Corner is great. I recommend to everyone I know to come live here. My parents were also very pleased with how safe this community has been and the extra safety features included at no extra cost.

I never leave reviews but this apartment complex is trash. Just when you think theyre improving, they try to screw you over. They randomly added fees to my account with no added explanation and you have to actually go into the office and force the staff to talk to you if you want a chance of anything being done, dont rely on phone calls. The management is atrocious and its been an awful time living here. Save your time and money and move into an actually nice apartment complex!

Worst apartment complex by FAR. Any positive/starred review was paid for by the complex. It’s dirty, maintenance is no help, office staff is rude and unwilling to help, etc. You will get LARGE overages every month and if you try to dispute or ask why you’ll always get an “I don’t know” response. There was no eagerness for helping residents. I also just received my “move out fees” and was not notified until yesterday that I had 10 days to pay them $100 in unknown fees or they would send my account to collections. Mind you, I had to notify the health department about this complex because maintenance refused to come clean multiple animal feces from the stairs. It wasn’t until I threatened to contact the health department that they finally sent someone over and the stairs were never completely cleaned. Overall, terrible place to live with a terrible staff that will over charge and take advantage of residents because they are college students. To The Monroe- please don’t even bother commenting on this review acting like you care. :)

This is my second semester living here and I absolutely love it. Everything is included in the rent so you dont have to worry about paying a separate bill for electricity. If something breaks in the apartment, Ill put in a work order and the maintenance staff comes and fixes it right away. The amenities are great because everything is pretty much 24 hours - gym, business center (free printing), game room. They also have a sand volleyball court as well as tennis and basketball courts and a pool thats open during the summer. I was pleased to find how clean my apartment was when I moved in. The price is super reasonable and the staff is very friendly and easy to work with. I always feel really safe here too because theres an emergency button above the bed in each bedroom and one by the front door so if something happens I can push it and the police and also a staff member will show up to make sure everything is okay. Thankfully I havent had to use it yet but its comforting to know its there. If youre concerned about the distance from campus you should know that the 9 and 9L buses come here and were the first and last stop of the route and if one leaves, theres another that will come in 5 minutes. It really is a great place live and I definitely recommend it to anyone looking for a 2 or 4 bedroom apartment!

Suddenly I receive a bill that says I have to pay, and because there was a confusion when I moved in about the room that was assigned to me, they charged me for my roommate’s room. Since moving into the Monroe Apartments in the summer of 2018 I have encountered numerous issues with not only my apartment(s) but also a few members of the Monroe staff.When I first moved in I was told I had no current roommates, and yet when I entered my apartment there was a lady who introduced herself to me as my new roommate. When I went back to the front office and asked why they had told me I hadnt yet been assigned any roommates when in fact I had, they looked surprised and the same lady who had told me just 10 minutes prior that I didnt have any roommates acted like she didnt understand my confusion. I was told I didnt have any roomates so that once my three preferred roommates moved in we could all live together. However, they told me I would have to live with this woman for a couple of months and then move to a separate apartment at a later date. So, months later after I had settled in, I was given 24 hours to move everything in my apartment, which I had to do by myself in the pouring rain.Since moving into my current apartment, my roommates and I have been very disappointed with particular aspects of it, including a leaky and rusty dishwasher and nasty floors in the kitchen and bathrooms. Our dishwasher has never worked since we moved in last summer. If we use it it leaks and a huge puddle forms in the corner of the kitchen floor, and if we dont use it it backs up with foul smelling water. We have called for maintenance dozens of times and the problem is never permanently solved. A massive puddle of water sat in the kitchen for so long due to repeated leaking that the corner of the kitchen floor is soft and Im concerned about the safety of a permanently moist floor. It makes no sense to me that they would allow what was once a minor problem escalate to this point, as Im sure they will eventually have to replace not just the laminate flooring but the softened wood under it. I have to live in the apartment for at least another year and I fear they wont actually resolve the issue until I move out because it has become clear to me that they will do nothing but the bare minimum, if even that. My three roommates and I are paying about $1,800 in total for a four bedroom apartment and it absolutely astounds me that we cant even get the Monroe to fix the amenities we were promised. I visited the office this past fall and voiced my concerns, and was ultimately told that we would be getting our dishwasher replaced as soon as new ones came in. I have heard nothing more about this and now when I call in for maintenance and mention it staff acts like they have absolutely no clue as to what I am talking about. At the end of the day it is just a dishwasher, but if they are unwilling to work with my roommates and I to permanently resolve an issue and get us the amenities we were promised, Im sure they are doing the absolute bare minimum with all other tenants no matter what the scenario. At the end of the day their goal is to earn money and they have shown that they have absolutely no issue exploiting their young and inexperienced (in the world of renting) tenants in order to avoid spending money, even if it is on problems that they should be required to resolve. And keep in mind that they just got done renovating their office that was perfectly fine beforehand.On top of this, we have had numerous issues with our heating and AC systems. This past winter when it was under 25 degrees out, our heater stopped working. It was after office hours but when I called the emergency maintenance number multiple times no once answered and there was no room to leave a voicemail (on either the emergency maintenance number or at the office). I had to wait over 24 hours for the problem to be resolved.Lastly, when we moved in the state of the edges of the floors in the kitchen and bathrooms was atrocious. As you can see in the photos below, they are grimy and have hair stuck to them. We have been living here since summer, yet the edges of the floor in these rooms looks comparable to when we initially moved in.

Access cards to gym and business center often dont work. Internet doesnt always connect. Leak in the kitchen and bathrooms. Mold in the bathroom. And so much more. Fine place to live if everything works but if it doesnt work, no one is rushing to fix it.I know The Monroe has had complaints about the access cards for months because I have talked to multiple other residents who have experienced the same issue. It took going through multiple different people before my access card problem was fixed.My roommate and I have sent in 2 or 3 requests about the mold before someone came out to look at it. They didnt believe that it was actually mold until they saw it.

I dont want to offend anyone at this but I think the maintenance men need to have a uniform or at least a dress code. A roommate asked for a maintenance and when he arrived, I was home alone, and his clothing was unnerving. As a female it was very unnerving and even some of my male roommates agreed. His fly was broken and his shirt didnt cover all of his stomach. I am sure he is a great person but coming from a professional view point and wanting to feel safe in my own home it would be appreciated. Also the misplaced our keys to our apartment, this terrifies me and causes me to sleep with protection now.

At first I had a terrible experience moving in. Our apartment hadn’t been prepared or cleaned like the other apartments and about half of the appliances were broken. The management was quick to fix most of our issues and very slow to fix others. I think a lot of the issues with this place stem from the old management. As the school year has progressed most issues have been fixed. The heat in our apartment does keep breaking and management keeps sending someone to fix it. One major issue that has gotten slightly better is the office hours. They were moved down an hour, but still these office hours are terribly short on the weekends. Overall this place is cheap and you get what you pay for. Not outstanding but not the worst.Also @themonroe this is my entry into the $1000 giveaway :)

The kitchen was really dirty when I moved in, I couldn’t believe what I saw upon opening the dish washer and the microwave. Besides, the room has kind of a mouldy smell. Also, for anyone moving to a new place, the least thing he could get is a key to his place, Not so with me! I got a key that couldn’t open my apartment! After reporting the problem, the staff told me that they were remaking a new key for me, and I would get it by the same day of move-in. This did not happen. The second day I went to ask again, they still had no clue where the key was. After investigating with the maintenance they told me I would get it “today”, but so far I still haven’t heard from them. Without a key, they theoretically did not fulfill their part of responsibilities on the contract because I could not move in as stated on the contract. Really thinking about seeking legal help to protect my rights if necessary...
