I was super worried about not having a place after my lease is up. Not only did they contact me super quickly but the lease signing was quick and online as well and they were so kind and courteous! super excited to be living here this coming summer.
The Arch Bloomington Apartment Complexes are hands down the worst complex I’ve had the nightmare of living in for two years. My first apartment with them was out of sheer desperation, as a positive note, they were able to give me a bit of an unusual lease agreement to accommodate my current living situation: a 13-month lease, starting in November. They were also relatively affordable and included water and the internet in with rent.However, they don’t let you check out the apartments before move-in. My first apartment was a two-bedroom flat, the mold-problem and water damage were evident, though they denied it and told me I ‘didn’t know what I was talking about’. It was the kind of ‘customer service’ you would expect from their high turnover rate. When I confronted them about the mold and water damage upon move-in (my top-floor kitchen floor was entirely warped, too uneven to have standing shelves because everything would topple over) and had painted-over mold, they told me there had been no previous history of flooding (that they could recall). This was fine until the water-heater in my bedroom closet busted while I was sleeping and flooded my bedroom, ruining everything in my closet. Thankfully, maintenance arrived quickly (as I was the seventh water-heater to bust in that morning). I was living in a two-bedroom apartment, by myself, and their male maintenance staff would take it upon themselves to show up completely unannounced using their key, and then would ask me uncomfortable questions about where I would be moving to next and when I’m usually home, etc.With a lack of other options, I decided I would have better luck in one of their two-bedroom townhouses. So. Much. Worse. We were completely taken aback by the quality of our ‘NEWLY RENOVATED’ town-home. Our back porch was unusable with an unstable ‘deck’ over a closed-off basement where the neighborhood animals would live (with broken promises to fix it). They also left a stack of cinder-blocks behind our glass sliding door, which was cause for discomfort as the drug-addicts that lived in the bushes behind the apartments would frequently steal whatever we left on our back porch (the Arch did nothing about this, though one of the thefts we had was during broad daylight when we had just left for work). For the entire first month of our lease, we didn’t have access to our dishwasher because they installed it improperly and we were unable to close the dishwasher door (after they fixed it, it still didn’t work properly, but it was usable). The entire kitchen was a mess, as well as the bathroom directly above it. The water damage was prominent from the warped kitchen ceiling, to the separating counter-tops from the walls, the literal bubbles in the paint and water stains all along the kitchen walls, the constant smell of mildew throughout, etc. Yes, maintenance was called, nothing could be done. They did give us brand new carpet and new kitchen appliances prior to moving-in (though they didn’t entirely set up the kitchen appliances until AFTER move-in, and even then everything was still wrapped in plastic and tape, but a brand new fridge and oven are always nice).Moving on from the atrocity that was the kitchen, the rest of the town home had some unforgivable inefficiencies. Every door and window (despite the back-sliding door) was not fit to the frames in place. By this I mean, there were noticeable gaps between the doors and their frames, allowing insects, mice, rats, and snakes into the apartment. We had ‘birds’ living in our ceiling. We also had a snake that had been living in our living room, mice/rats that were living in the walls ruined the vacuum cleaner that we left in the living room one night, spiders and insects were a daily hassle, the free internet was spotty at best and would frequently disconnect multiple times throughout the span of a day, and all of the major-discrepancies we called in were thoroughly ignored. DO NOT RECOMMEND!Included are photos from MOVE IN.
I have loved living at the arch. Kelly the general manager is so nice and works so hard to keep everyone happy. This property is old but that is no problem because Chris the maintenance supervisor will do what it takes to keep the property going. Its hard to find affordable housing that is worth living in in a college town. The arch has not only made that possible they work to make it nice too. Even though moving in during the pandemic was different then I was used to they made the process seem less. Leasing with the arch is absolutely worth it. Thank you for everything you do to keep the arch going!

Honestly a great place to live. Me and my family have been living here for 2 years now and havent had any issues. Its a nice quiet place to live. Only wish theyd get the drive repaved its the only problem I have with the complex. Lots of really big pot holes that are impossible to drive around. Love the place tho, great value and respectful staff.

PLEASE NEVER RENT FROM HERE, I had never had a problem with The Arch Bloomington until our move-out day, first thing our uhaul flipped on us, whatever, we just needed to ask for an extension for a few more hours because we have another apartment close by to use, but they forced us to try to get out before noon and told us that they would repossess our property that was in there after noon, despite it being forecast to rain. After moving expensive electronics and furniture outside, the obvious happens and it rains, getting my clothes, my furniture, my expensive computer setup, and some other electronics wet, I am letting stuff dry for a few days before I use it to help it dry, I am vehementlyangry for The Archs response, I wasnt the only one having to move-out quickly, they did to 3 of my neighborson the same day, another disgusting landlord, Most of the apartment were disgustingas in bugs being natural residentstothese apartments. in closingI really hope they lose businessfore disgustingbusiness practices.
The Arch is great. They are older apartments but maintenance is good about responding fast especially emergencies. The staff is amazing! They know what the definition of a community and are very good at communicating!
This is a good place to live. The people in the office are really nice and they will do whatever they can to help you. The apartments are nice and the community is nice and quiet. Over all I think it is a great place to live.
I have lived here for almost two years now and I have absolutely loved it! While the property is older, I have experienced no maintenance issues in my unit that couldn’t easily be addressed. As far as renting in Bloomington goes, this property is an amazing value and I highly recommend it!

I live here for 3.5 years. It was a necessity in the beginning and towards the end it became a home because of Kelly and her team. I had terrible neighbors whos dog attacked mine one afternoon. Kelly fixed the problem that day. They are older apartments so they take more maintenance than some newer places, but that is offset by the amenities offered. This place would be best for any graduate or older college student. Get one of the 2 room townhomes because they are the best bang for buck and enjoy.My only complaint is that not more units have washer/driers and the other tenants on the property arent always clean when using the laundry rooms.

I left my two bedroom at the Arch to a smaller 1 bedroom. Even though I didnt smoke,there had always been an old smell of cigarettes. I let the girl know vat the time of the walk through. A year later I received a bill for over 500.00 for deep cleaning for the smell. The one bedroom I moved into needed a shower head.A bathroom sink that drained. A kitchen faucet. A stove that worked. A refrigerator that was not missing parts and kept a seal so I wouldnt lose groceries,along with other issues that are extensive.
Great location and really good apts for the price. It’s helpful that the bus runs through the complex too and maintenance and management does their best to stay on top of things and get situations handled.
If you are looking for value for money apartments, go with Arch Bloomington. Place is little far from down town and hence it is quiet here. There is a Kroger near by. You can see a lot of birds, rabbits, and some time squirrels. I enjoy staying in Arch Bloomington.
I was over charged over $380 and end up paying them $700 bucks because their system had a discrepancy. I also I shouldnt have to pay for a flee and bug invested apartment, which gave me bed bugs. They hire a pest control service which never did the job just came by and looked at the place and left. I cant get out the lease unless I sublease to someone else.
DO NOT LIVE HERE. Maintenance and management are absolutely horrible here. The AC in our unit went out last summer for two weeks in the middle of July and was told that “there are other people on the list with real emergencies to get to”. When they finally came to fix the AC they left a huge hole in our ceiling and proceeded to not fix the hole in the ceiling for months until they finally came by and said they forgot about it. Says they have a “pool” as one of their amenities but it is closed for most of the summer. WiFi is very EXTREMELY slow. The one star reviews on this page do not lie. They offer you “points” for writing a 5 star review on their page. Listen to the bad reviews.Besides the horrible maintenance and management at The Arch, the apartments have a MAJOR cockroach problem, in our unit specifically the past month. This could be due to the fact of leaving holes in the walls. The unit is practically inhabitable as the problem is so bad, roaches are found upstairs in the bedrooms. When bringing up the fact the unit is inhabitable and that we would like to move out, management said we cannot and suggested we sublet the apartment to someone else. Why would they suggest renting out an apartment to someone else knowing there is an extreme roach problem? There are plenty of way better options in Bloomington that are just as affordable. Save yourself the misery that comes with living here and look elsewhere.

This is a place for you if you were desperate like me to find an apartment complex before the semester started. Management is terrible. Take note that when you do your move-in statement of all the defaults in the unit, they do not fix any of them. There are many bugs surrounding my unit and I had no screen for my patio to keep them out. When you finally liberate yourself from the lease, they will take some of your money to fix what was already filthy before you moved in.

I’ve lived her for almost 3 years now and I love it. You get a lot for a reasonable price and decent amenities. The office staff has changed a few times over the years, which hasn’t always been pleasant, but the staff they have now is so nice and easy to work with. They take the time to hear what’s going on and do their best to get it done in a timely manner. Maintenance always speaks too which is nice to not have grumpy people working on my home. I’d recommend the property, if based solely on location & price, the other stuff is just a bonus.
I moved here from Oklahoma. I didnt know the area and took my friends opinion of the place on a whim and actually really like it here. Its affordable and the location is close to places I need to go and to work. Maintenance is really fast when they need to check or fix something. Free wifi is definitely a plus. Ive never heard of apartments doing that for their tenants.
I’ve really enjoyed living at this apartment complex. It’s a lot better than it was when it was Colonial Crest. The Arch has done a really good job on maintenance and upkeep in my apartment and around the complex, the office managers they have now are all friendly and helpful.I really appreciate all the changes The Arch has made.

Mold everywhere after repeated work orders, terrible upkeep of the location, and up-charging on everything after move out ($63 to replace a single set of blinds? $16 for two lightbulbs?). The first night I moved in my ceiling collapsed in and leaked all over my brand new mattress, with 0 compensation. There were mushrooms and mold spores popping out from under the paint by the time we left.You get what you pay for.
Do not rent here. When I first began living at the arch I really enjoyed it. The apartment seemed nice enough and it was fairly secluded. However over the last year my opinions on this place have changed completely. The staff is so unnecessarily rude at every interaction without fail. They make clerical errors almost monthly, such as just this last month charging me the monthly pet fee (which is required on top of a sizable deposit) twice. When they ultimately make one of these clerical errors they treat the issue with absolute arrogance. Finding a way how surely it is you that is mistaken, sending you rude and condescending letters, making up excuses and having a rude tone throughout. In my most recent unpleasant experience with the front office when I approached them about their rudeness over their last mistake they made (forgetting to a fee to my rent so they went back and post added it without my knowledge) the guy at the front office was VERY RUDE asking me what he is expected to do because they send the same RUDE letters to everyone. When I recommended perhaps not being so rude he just starting repeating the question over and over again and eventually saying well youve been late before so youve gotten the letters before as if he is incapable of understanding my issue is with his and others rude behavior and as if me being late a single time months ago is a reason for him to behave like a child. I wish I hadnt resigned this year and ABSOLUTELY will not be signing again. Take your money anywhere else because these guys dont deserve it.
Im actually quite disappointed with colonial crest. The office staff has been quite rude to me and my roommate on multiple occasions.. I keep getting calls saying that I owe them money ($14) and then when I ask why they have no idea. Then they start to look into a bit and see that I dont owe the money. They say that they are going to talk to the manager and clear it up. But I keep b getting calls about my over due balance :(The apartment is self is not very nice. But you get what you pay for, Im not upset about that. It has a funny smell that has been here since we moved in. The base boards and gross and the only way to make them look better would be a coat of paint. When it rains water comes out of our electrical outlet in our upstairs bathroom.. We told the maintenance man about it and he says that it would be fine and that it wouldnt hurt us... Let me reiterate, we have WATER COMING OUT OF OUR ELECTRICAL OUTLET! There is also a leak in the ceiling of our kitchen, it got moldy and was very gross. It took months before they ever got around to fixing it
I love living at the arch. It is very friendly here and the office staff is very helpful! Maintenance is always good about fixing any request I have made. I love that it is permit parking too because it makes me feel safer knowing there arent random cars allowed to be parked outside my apartment!
Moving in has been so easy! there are some things that need to be fixed but the office gave me a paper to fill out work orders that need to be completed, so once those are taken care of itll be perfect!
The office staff is extremely helpful and kind! They were always willing to help me out and had smiling faces the whole time. The price I paid was amazing compared to other apartments in Bloomington. There was a lot of space in my one bedroom apartment. The complex also had very few noise problems. There was a bus route that went right through the complex that could get me to downtown, IU campus, or other main bus routes. Although some of my neighbors were interesting, I never felt unsafe.
When we moved into this place they were running a deal that waived all move in fees AND first months rent. While that deal might be gone now, I am sure that they are running another great deal that cant be missed!This place has a beautiful view of Bloomington. It is right next to the IU football stadium and it is in a great community. The apartments are in good quality.The best part though: The people at the desk actually care about you! They arent slum lords and their maintenance crews are top notch. The amenities are top notch (free cable/internet/water/gas AND a pool. WHO DOES THAT?!)Listen these apartments arent perfect. The Air Conditioning doesnt reach the bed rooms, but you get more than what you pay for and then some. Nothing is perfect, I dont understand the bad ratings. Five starsThis place was the cheapest, yet best quality apartments I have ever lived in so far!
It is a very professional place to live with your family... I really like how they have a locked and coded laundry room,a locked and coded swimming pool that families that live there have to have before they can get in... The Management is very interactive with the residents as well... Just a Great place to live
I have been here at the Arch going on 3 years and it has been by far the best apartment complex I can recall ever living in...About 6 months after I moved in the kitchen sink wouldnt drain, I notified maintenance and it was an issue with piping under the building and they had to bring in a contractor, for a week I had no kitchen... I talked to the office and my compensation was no rent that month...Recently the bathtub began leaking, apparently it had resulted in the bathroom floor needing replaced... The results a remodeled bathroom...Those were the only 2 issues I ever had and with it being an older complex I understand those are issues that evolve over time... However the Arch promptly fixed both and all was right... I have had no mold or bug issues...As for the management, Hannah the property manager is a sweetheart and I love her to death, she is always so friendly and sweet, willing to help with any concerns... Because of her I am about to go into year number 4...If I could change 1 thing, I would beg them to bring Dave back, he was an awsome person to deal with and between Dave and Hannah my experience at the Arch has been 150% AMAZING
Do NOT sign a lease with this apartment complex. Not only is it a disgusting, dirty complex, but it is also a sketchy place to live. The management is completely unhelpful with most problems. They care more about pacifying customers than the well-being of their residents. I would give this complex 0 out of 5 stars if I could.
Most apartments have some degree of mold thinly hidden, pool times make it unavailable for anyone with a job, drug addicts actually live in the bushes, and cruise the parking lots, pretty much a ghetto
I am in my 3rd year here. Just like any college apartment complex, there will be noise and issues. But overall, my experience living here has been great. The price and amenities are great, the best in town. I have never had any problems with the maintenance crew or staff. They have been wonderful to me over the years. Since the Arch has taken over, everything seems to be running a little smoother and I am starting to notice changes. I just want to say that there is no other complex that will help you out like this group has helped me.

First off, the leasing office staff was extremely rude. I do not remember who we talked to but I do remember that it was a man.My father cant speak English very well and he called almost three times trying to get some information on why we were charged almost two hundred dollars for the move-out fee. However, each time we called, the man on the other side kept repeating the same thing over and over again, literally like he was a robot. He kept saying Im sorry I cannot talk to you about this and youll have to email my manager. And basically kept telling us that we had to pay the money.We were totally fine with having to pay the fee but after a while, my dad started to feel threatened as the man kept telling my dad that his bill will be sent to the collection department.Is that the right way to treat a customer? I understand that its policy that he wasnt allowed to discuss the fee with us but I dont understand why he had to be so rude about the whole process and why he had to make my father feel threatened. We never got an explanation; just the robot-like response and his threat that everything will be sent to the collection department. I am so disappointed.
NEVER, NEVER LIVE HERE. Yes, the prices are decent, however, you get what you pay for, even less. When we first moved in, we had no problems at all. However, that ended very quickly. This neighborhood is full of drug activity, car break in, house break ins, fights, disturbances, and to top it all off, a HORRIBLE staff. We have now had our leases messed up more than twice, being told one thing, then having something completely different happen. The staff is irresponsible and could care less what is wrong. You put a work order in, and it takes 3 weeks sometimes to get it fixed. Our dishwasher caught fire, and it took over 3 weeks to have someone out. They have messed up our payments saying we owe more than we do. Do not take care of their buildings, and in my opinion do not care about the tenants. Just recently, we re-signed our ORIGINAL lease, making sure it was going to be the same, I talked to more than one person and was assured it would be. Well guess what, IT IS NOT! apparently they do not offer that lease anymore but yet, let me sign it anyways. Now, messing up our payments yet again. I am so done with this property and can not wait to get out.0 out of all the stars to give

I would not recommend living at Colonial Crest. While my roommate and I never experienced the issues with crime or mold that other people have, we did have some issues once our lease was up. For the duration of our lease, we kept our apartment in immaculate condition. It was clean, we didnt put any holes in the walls, we didnt damage the carpeting, etc. After we moved out however, the apartment complex wanted to charge us over $300 to clean the unit, repaint it, and clean the carpeting. Mystified, I called the office to find out why this was necessary, and I was told that as part of routine maintenance the complex always did these things after tenants moved out. I looked into it further, and not only did our 17 page lease say absolutely nothing about having to pay for the routine maintenance of a unit, but on the Indiana government website there is a document stating that it is illegal for landlords to charge their tenants for damage beyond normal wear and tear. I tried speaking with Gale, the property manager, about all of this but she just cut me off after everything I said and tried to sidetrack the conversation. I then had to bring in the regional manager to get the whole thing straightened out. Even now, a month and a half later after the regional manager told me everything was fine and we didnt owe anything, Colonial Crest just called my old roommate and I trying to extort this money from us again. Not only are these people too disorganized to keep their finances straight, but theyre also crooks who try to cheat their residents. It might sound like a sweet deal at first, but its definitely worth paying a little extra money to live somewhere else.
DO NOT WORK FOR THESE PEOPLE! I was hired to paint here last night after hours. I wasnt given a permit to park. Last night at about 2AM, my partner noticed a tow truck loading up my car. I ran down and explained that I am working here. The man loading my car said, Good. You do your job and Ill do mine. He wouldnt put my car down unless I paid him $65 so of course I did. Funny enough, we were paid $130 to split between the two of us which equals... $65. I just worked for them FOR FREE. When I am reimbursed/refunded for this, Ill take my reviews down. Until then, Im going to shout it from the rooftops.
This place is the absolute worst. Someone has literally pulled their couch out to the lawn where the girl sits and smokes all day while a pack of toddlers runs around the parking lot. This girls boyfriend is one of the maintenance men at the complex here. I do not trust people like that coming into my apt while Im not home. or even having the keys to do so. The level of trash in this place is unbelievable. DO NOT LIVE HERE. Last year we were robbed by someone that lived here as well. This is not an environment youd want to live in nor let your children live in. The new ownership and management is not any better than it has been forever. So many actual maintenance issues with our apt that have never been addressed. This place is just the worst. I really cant stress enough that you do not want to live in this dump. I saw bad reviews before moving in but just disregarded them because it was a cheap place to live, but there is a reason this place is so cheap!!!
The Arch is a great place to live! Everyone is so friendly and the prices are very affordable. The pool is a definite bonus! My kids and I love it here!
Visitor parking isnt particularly grand but thankfully - I dont have too many people that visit me. I dont like the paint in my apartment because just bumping it causes marks to show (grey) but other than that, I dont have too many complaints. Too many people who live in the complex smoke way too much pot though - it always filters into our apartment too.
Apparently these apartments had their pool vandalized recently, which is awful - especially at the beginning of summer. They decided the appropriate solution was to post pictures of several children on the internet that they claim caused the damage. If the children did cause the damage, they should be punished appropriately. However, posting their images online with these accussations is not the way to go about resolving this incident. I contacted their GM who was not at all helpful.

This place is the worst that I have ever lived. The people who work in the office are rude, very unhelpful, and refuse to be understanding about anything. The apartments all have mold, and some (like ours) have black mold. There is water damage that they just paint over and so many other problems. Whatever you do, do NOT sign a lease here.
Its college living. You will be next to drunk college students and people who have to have low rent. Been lucky to have nice neighbors and I enjoy my apt but realize youre not moving into a place where people dont make noise and be crazy. Ive woken up to people passed out in the hall. And ect. What more do you expect?

First off, let me just preface this by saying that management changes at this property like most of us change underwear. This may account for some problems with miscommunication, but nothing else. I lived at this property in a one-bedroom unit that has lovingly been described as Andrews first terrible college apartment at family dinners since I moved out.There is a male leasing agent who primarily works at the leasing office on the weekends. I cannot recall his name, but he quite literally does not seem to know anything about/care about his job at all. Every single question you will ask him on the weekends gets met with a dismissive well, youll have to call and talk to a manager on Monday. This is minor, but it can be frustrating when your central office staff cant even tell me where in the process my repair requests are, if youve received my packages, etc.These units are located in one of the worst areas of Bloomington, hence the lower-than-average rent. My apartment was burgled twice - first time some drunk kicked down my door and slept on my couch, second time somebody tried to jimmy my windows open. I didnt even report the second one because it was a couple weeks before I moved out and I knew nothing would change anyways. Management sent out numerous emails letting tenants know that they were aware of a string of burglaries of apartments and vehicles, yet there was no increased police or security presence. There was one security guard from what I could tell who would just move his car to different parking spaces once in awhile, but considering he was about 70 I doubt he was chasing down burglars. Meanwhile, there were numerous other crimes (domestic violence, assault, drug dealing (meth is big in this complex), and just plain vandalism, to name a few) that were treated almost commonplace by management.The units themselves are cheap and not cared for. I never had window screens, despite pointing out that they were missing during my move-in inspection and numerous follow-ups. Eventually the summer ended and I didnt see the point in pursuing new screens any further. Carpets were spotted and dirty, with a couple cigarette burns. Upon moving in, there were dead bugs EVERYWHERE, with what appeared to be some dead worms stomped into our carpet by what I imagine was a maintenance man doing repainting or something prior to move-in.Living bugs were also sadly very common. Cockroaches, camel crickets, centipedes, and spiders are a dime a dozen (or two) here. Eventually you just start carrying a flip-flop around at all times.A/C and heating worked well, no complaints there.My door when I moved in was already damaged. There was a big dent and obviously damage around the lock where someone had tried to wedge it open. I brought it up during move-in and was assured the door was safe and up to code... until it was broken down by a drunk a couple of months later.During the school years, lots of drunk students up partying all night, so families with young children ought to reconsider their options if possible.Internet service is often spotty.In short, I did not feel safe in my own apartment, either due from my neighbors who shouldnt have passed background checks, substandard security, or from unsanitary conditions I was met with upon move-in.Personally I think this is a problem with location - I dont think any management company will be able to raise it above the standards of the community it is in.
Horrible. Got robbed 3 times. The noise never goes down. Staff was rude. Pool was closed for 2 years. I got evicted after I got robbed and lost my job. Prior to that Id never missed a payment or anything. Worst complex ever. Ive seen more fights than I can count. Heard gun shots. I havnt ever felt safe here.
Cons: - When I moved in, the apartment was EXTREMELY dirty so I had friends help me clean everything. We had to clean the toilets, sinks, dressers, tub, and much more because they was all riddled with dirt. This would cost me about $100 if I wanted to hire a cleaning company. When I moved out at the end of July, my roommate and I were charged $100 for a cleanup fee for a few things that were left under the dresser or bed. To top it all off, they said they lost our move in inspection sheet where my roommate and I noted how filthy the apartment was upon move in (unprofessional). This charge is outrageous and I would never refer anyone here just due to that.- There are also tow truck drivers/scammers who drive around the complex looking for cars without stickers. My friend came to visit me for about 30 minutes one day and his car was gone so he had to go to the tow lot to pay $165 to get his car although I couldnt get a visitors pass because the office was closed. Many fellow residents told me about their friends getting towed by these PARKING LOT PIRATES after just visiting for a short time. If you catch them towing your car they extort $65 from you just to put it back down and leave (see last comment from painter/contractor).Pros: - Good internet, heat/AC works, and its right next to a Kroger and a bus stop!
These apartments used to be called Colonial Crest before they rebranded. A couple of my friends who lived there before said their electric heating bills were extremely high (on average $200 & reached $300 in the winter) because the apartments are so old with cheap repairs and horrible insulation.The people that work in the office are incredibly rude it’s unreal. It’s like they do not want to talk to you AT ALL. Extremely bitter. Another reviewer here talks about the rudeness and hits it right on the nail. Just call them, you will see.
Had a major bug problem in my apartment. They sent pest control but the bugs didn’t go away. Ended up having to move out. They said they wouldn’t let me out of my lease because bugs weren’t in the contract. Had to pay for an apartment I couldn’t live in because of bugs.Another time the neighbor below me had his fire alarm going off all night. I called maintenance but no one ever showed up. Eventually the fire alarm ran out of batteries and I was able to sleep.. at 5 am.Another time my fiancé was staying with me and the visitors parking was full. I said it would be ok if she parked in front of my apartment because people literally did it all the time and nothing happened. Woke up the next day and her car had been towed. She had to pay a lot to get it back.My unit had a little wall AC. It was too small to cool down my bedroom and living room so I had to have a fan constantly running along with the AC just so my dog and I would not get too hot in the apartment. The tiny AC doubled my electric bill in the summer. Which is ridiculous.My bathtub leaked into my downstairs neighbors apartment. They came three times to “fix” it. Finally I just stopped taking baths because it never got fixed.Honestly wasn’t the best place to live. I know it could of been worse but I would not recommend this place to anyone if you can avoid it.
I’ve lived here for almost 3 months and there taking me to court over 189 dollars that I will get paid the before the 30th of this month I have 2 children I have to take care of and I was having trouble paying on time but I got my rent paid and they wasn’t very understanding at all but I would not rent another place from them after this I get my rent paid and take care of my special needs child and infant daughter I would advise you to look some where else to live there’s no place to park and they are not very nice or understanding if they will take me to court over 189 dollars but my rent will be paid needless to say and today as of the 29th I owe 189 that will be paid tomorrow night and this morning they filed a eviction anyway so they will be losing there money wen I pay my 189 dollars boy they want money and waste it to
It is cheap. You get what you pay for. The pool was out of service several times this summer. They dont fix reported issues, and the neighbors are incredibly loud outside at all hours
Its already July & the pool is yet to be open. They took forever to even start to clean it an now for over two weeks every other day I call to ask if its open yet they tell me the same thing, thats their waiting for the city to get back to us with the test results. After hearing that for a week I decide to call the city health dept an ask what the hold up is an they say that they are still waiting on colonial (the arch). Like cmon Id like to at least swim in my own apartment complex before my lease is up. And ya know the summer..The new management still seems to be a little sloppy and unorganized also.
Worst place I have ever lived. Lived there my senior year to try and save some money. Apartment we moved in to had a lot of issues. Our upstairs bathroom was missing part of it subfloor which didn’t get fixed the whole year we lived there. Cops were there all the time. Someone hit my car and didn’t say anything while it was parked outside of my apartment. Then after we moved out they charged us $250 a piece for stuff that was already damaged when we moved in. I wish I would’ve paid more and lived in a nicer place. It wasn’t worth the awful experience.
I love this place and very neat and mantaince is on top of it. Only bad thing is they need new pavement for parking and black top to patch the holes up.
This place is horrible. Especially management. The assistant General manager is very rude and disrespectful. Plenty of better places to live
The Arch is a terrible place to live. The apartments are not well maintained and the maintenance requests are ignored. I have reported several issues with our apartment more than three months ago and they have not been resolved. The office now uses the excuse that they only have one maintenance worker and hundreds of repair requests so things take time. Because of this, maintenance issues do not get taken care of.I also had a water leak issue and had to call the emergency maintenance line. I was hung up on twice before I spoke to anyone. I later called the office to follow up about the issue and they didnt even know emergency maintenance had been called.Our neighbors also smoke and our apartment constantly smells like their smoke. The office has said there is nothing they can do about this either.Our unit was painted right before we moved in but it was done very poorly. Paint was dripped all over the carpet.The laundry room is also constantly dirty.These experiences are not unique to just my wife and I, we know several other residents who have had very similar issues.

Ive been here a little over 2 years (as of 07/14/2015). I think its a nice place, its not super high end, but its great for the price. The office staff are friendly as can be, I regularly see a security officer patrol the complex, and its well lit for the most part. The pool is always clean and really nice during these hot summer days. I havent had any problems with breaks in, nor pests/ varmints. I have a motorcycle parked out front of my townhouse, and havent had anybody try to steal it, not vandalize it. it is very important that you read and fully understand the lease, they do not mess around. Pay your bills on time, and dont break the rules, and youll live a happy life here at Col Crest. The provided internet is sufficient to stream video (Netflix/Hulu/YouTube) I cant speak for video games, I dont play. I was lucky and had of the three bus stops immediately in front of my house, which is nice. I dont like, however, that parking spots are not assigned, hopefully theyll fix this soon.
I coaigned for an apartment so my grandbabys could have a home. The carpet was filthy. The air did not work and the office staff doesnt know their aas from a hole in the ground. Now after she has paid her rent late but has paid it in full every month. They are not accepting any more money and evicting her and a 5 and 3 year old. So why agmfter 7 months. They want to evict her for always being late of her rent. I cant wait to see thwm in court
If you care about appearances, this isnt the place for you. Other than that, it is a good place for the price they charge. The new management, albeit disorganised, is quite friendly and helpful.
Living at The Arch (previously Colonial Crest) was hands down, 100%, without a doubt one of the most horrid living experiences you could have in Bloomington.If you value your time, money, safety and dignity...do not lease from this complex or their management. This place shouldnt exist. Living in the wooded area across from the complex would have been much cheaper and just about as comparable.The only thing my apartment was good for was staying dry when it...rained. Hey, wait a second...it didnt do that either! Thats correct, our apartment would flood into the 1st quarter of the living room every time it rained. Their solution (aside from dodging my calls)? To enter my apartment and vacuum the carpets...every time it rained.I discovered this problem within the first week of living here. At first, although discouraged, I didnt view this as a huge issue as I assumed things like this might occur considering how cheap rent was.But then, as the year unfolded, so would a slew of problems. And I quickly realized that I had made a huge mistake by moving into The Arch, one that negatively affected my quality of life.I have successfully lived at 5+ complexes in Bloomington since 2012 so I had felt like I had a pretty good lay of the land. Wrong. So regretfully wrong. How had I missed all the red flags? How had I missed al of these pre-existing problems?At first it was hard to determine the intentions of the leasing office as they often hid behind convincing smiles and a willingness to help, but it soon became clear that any willingness to help was solely based on how convenient it was for them. This means if there is a hole in the lining of your upstairs bathtub on move in day (like there was in mine), and water leaks from the upstairs bathroom into the downstairs kitchen sink (YES, THROUGH THE WALLS) dont expect to get it fixed until you hound them for 3+ weeks. Even so, maintenance fixed this problem by duct taping and caulking the hole citing ...it is too expensive to replace the lining of the tub.Then there are the times they illegally entered my apartment without 24 hours notice. The first time they got to watch me dance in my underwear while listening to music through headphones. Then there is the second occasion...After some time of living there, I received a notice on my door that stated I must find a place to stay on X date because they are doing some type of renovation. Normally, I would have no issue with this except for, at the time, I had a severe knee injury that required bed rest. Not only could I not move but they really gave no indication as to what they were doing? Why could I not stay in my apartment? So I decided to do some digging.It took 2 days and 6 phone calls to finally get the answer I was looking for. To my amazement the answer was we are removing tile ASBESTOS from your apartment and for your safety you cant be in the apartment. When asked why this wasnt explicated stated to their tenants I received the entirely bullsh!t answer of ...we didnt want anyone to worry.I refused to accept that for an answer and refused to allow them to enter my apartment until I had a reasonable amount of time to relocate to a safe place where I could tend to my knee. Surprisingly, the agreed to do the work exactly 7 days from that date. Fine, I can compromise. WRONG! They show up 5 days later and enter my apartment without notice. At this time, I have no place to go as I had arranged to stay with a friend on an agreed upon date. So, without anywhere to go, I used crutches to hobble outside where I sat in the grass for 4 hours until a friend could pick me up.To futher reiterate how low of a priority maintenance is to them, over a 4 month timespan I placed two work orders to have my downstairs bathroom exhaust fan fixed as it was making an unhealthy noise. But again, the problem was never addressed and my bathroom ceiling caught on fire while I was watching a movie in the living room.I literally dont have enough characters to finish this review.
It could be much worse. Maintenance and extermination is usually timely, but not everything is as smooth.
I honestly regret moving in here. Due to the drinking and fighting I have to be armed around this place at all times, even in the hall. The office is completely clueless on anything that goes on around here. My neighbors love to party until 4 or 5 in the morning. I call the cops when my fans cannot drown them out. I try to submit complaints but those get nowhere. I cannot wait until this lease is up.Each entire building shares one AT&T U-Verse connection for internet!I have yet to get maintenance to do ANYTHING. Here is a list of things I had to fix myself: Garbage Disposal, Hot Water Heater, Doors (the outside glass door, my front door, bedroom, and bathroom.) and Stove. I have not fixed the light that was ripped from the ceiling during an attempted break in, as it is missing.My final complaint, Bedbugs. I have seen a couple come through the wall. I kill them the moment I see them. I know where they are coming from. The office says it is up to me to take care of them, even though they are not coming from my apartment. Thankfully some diatomaceous earth has kept them at bay. Now I have to throw all of my furniture and stuff away when I move.Somehow left a 1 star review for the one in Muncie as well. oops
I realize that there are worse places to live in Bloomington, however Im not enjoying how much I have to pay for such a terrible place, although incidentally the rent is one of three perks. The others being that you get two stories in your unit and they allow pets.The shower leaked into the kitchen for a year. IF maintenance showed up, they would just re-caulk around the tub (usually poorly). It took 2 very threatening work orders and a photo of the beautiful water damage (soggy, cracked plaster) to get someone to actually come and locate the problem (that I had already located, but Im not a plumber) and fix it. I suddenly feel like the queen of England when I shower because I wont have to go clean up water after I shower.There is a feral cat population that makes it so that if I want to open my back door and let my cats look out or get fresh air, the cats are guaranteed to get fleas. My cats DID NOT come with fleas. Ive wasted a lot of money treating the cats and the carpet for fleas. Now that they chopped down all the trees along the property line exposing the trailer park next door (which is another issue, woke up one morning to someone tweaking out, they play loud music ALL THE TIME late at night no matter how many times you call the cops on them, and Ive heard the lovely shoutings of obscenities between trailer park neighbors)... The yard of one of these delightful people is the feral cat colonys hang out. I counted 10 the other day. One likes to try to get into my unit (yay....).Upon move in, you are supposed to pay a $100 community fee. This covers pool upkeep and usage. Which is funny. Because they worked on cleaning the pool for about a week. Then just let it get scummy again and thus never opened it (and it wasnt until late June they even started trying to prep it).ROACHES. SO MANY ROACHES. (I eat at work. There are like 3 food items in my apartment, where in the world did they come from???)A maintenance person stole some hydrocodone I had for pain due to wisdom tooth extraction. Silly me never used it, but left it sitting on my night stand just in case. I wish I had the medication now. I have developed a painfully arthritic and locked up jaw since the extraction... Granted my ex might have sold it to him for booze. Either way... Thats really sketchy.Theres this cool cat piss smell thats been in my unit since I moved in.The AC leaks. Im curious what the floorboards look like under the carpeting that was getting really wet while it was hot. But dont worry, maintenance fixed it. (if fixing involves moving a pipe a little so it just leaks less)Moldy baseboards are a cool feature.I think its really cool that the plywood that is suppose to seal the space between the cabinetry and the oven pulled away from the cabinetry and you can see this hollow space with gross towels and empty beer bottles.Dont ever bother trying to get a screen replaced. Its not going to happen. Ive had 2 broken screens and one completely missing screen since I moved in. Too bad I cant open more windows in the spring and fall...They dont actually paint everything before you move in. Theres random shoeprints on my ceilings. Its weird.The office staff always sounds super confused when you talk to them. And even LEAKING CEILINGS UNDER BATHTUBS get classified over the phone as well, theyll get to it when the get to it. Thats cool. Ill enjoy falling through the ceiling some day. (I dont want to know what this structural damage looks like).I conclusion, they could offer to pay my rent for a the next year, and I still wouldnt re-sign (okay, maaaaybe if they charged me 0 rent for a year... but you get my point. Im taking my cats elsewhere next fall).
My wife and I have lived in a townhouse now for 3 months. So far we dont think its too bad. We havent had any problems with break ins, but I guess a neighbor did. The people who work here have been nice and respond to emails quickly and the maintenance guy I met is cool. I think if youre nice to them they will be nice to you, maybe unlike some of the other reviewers? The Internet is pretty fast. I can stream Netflix and play Xbox and PC games online without interruptions. We got a unit with washer and dryer so we dont have to deal with laundry facilities. There are some things I dont like, a few fees that you cant avoid mostly. There is no sprayer for the kitchen sink, just the faucet. The shower spout is positioned for someone 5 foot tall or less so I put an adjustable head on that is slightly taller. There is some grime and stuff is worn out, but this place is older. You cant expect something nice and new. For the price, with Internetand cable included, you really cant beat it for what you get. Also pet friendly. A 2 bedroom townhouse like this back where we are from would probably go for close a grand a month so this is great. All in all Id give 4/5 stars because it is a little run down and I do see cops come through here every few weeks. Dont let that make your decision though, there are nice people here and for the price and what you get, you cant beat it! We will more than likely stay here the 4 or 5 years we have to live here.
You literally get charged per bedroom to pay rent..If you are a single parent renting multiple bedrooms you get charged $19.95 just to make a payment.If you rent a 2 br.. Thats right $40.00 charge JUST TO PAY RENT!On top of that they tag late fees PER BEDROOM... Not per unit.Consistant walking in unanounced due to mis dated inspection notices.How do you mess that up? Its basic fundamentals of office work.They also sift through the horrible reviews and only post the good ones on their website.Have a question? Ask those who rent from this place, well give you a square answer. Just flag someone down outside amd talk to them.
HATED IT, STILL HATE IT! This place is trash! Literally trash, this whole place should be bulldozed and the soil burned and never built over again! The walls are just painted and replastered over, multiple times! The bugs are out of control! My roommate and I have only live here for exactly a month today, a week into living here we saw bugs in every nook and cranny even just in plain sight on the walls! We sent in our inspection report within the seven days we are alotted and put nothing was up to par with the appearance of the apartment and the bug problem! Not until week three did they come after we had complained for two and a half weeks! The leasing agent and some pest control guy came from Economy sprayed no more than a feet of perimeter and then I showed him the bugs we have been complaining about and what do you know they are bed bugs! They sent a notice the next day saying that we wouldnt be getting any treatment until September 1st, thats two weeks from finding! Within that notice we got an agreement from the Gold Seal company that we had to make all these arrangements for the apartment that we physically could not do. Like take the electrical covers off the walls, but they have been painted down so much there is no way! And if one thing is not the way they want it before they spray we have to pay them 200 dollars. Also, the property manager gave us a notice saying that we had an infestation in our prior rental location and left it uninhabitable which is why we left. That was a lie from hell because we know for a fact that the two never spoke before she sent that notice, and that there was a resident in our past location the next day after we moved out. So the Colonial Crest property manager is trying to charge us 950 dollars because of this lie! Also the day we got our keys they changed our apartment number which made us unable to get our Duke transferred into the new apartment that day like they said we should. Since Duke couldnt come out until Tuesday and we moved in on a Friday the energy was still in Colonial Crests name. They are wanting to charge us for that even though they did not give us ample time to make that adjustment. The staff isnt even professionals, they are just students that have a job and dont give a darn about the property. You ask them a question pertaining the lease or the property and they look around dumbfounded and say I will have to contact the property manager! Oh and dont call corporate which is just the corporate call center which just relays your transcribed message to the leasing offices email. So they see the complaints and still do nothing!!!
The internet has been upgraded and I can now stream HD content to my Xbox. The crime rate is a bit ridiculous; my apartment hasnt been broken into but I have seen shootings and drug deals. The new security guard has done wonders for the crime rate, though I hear rumors that he will be terminated soon (probably because they cant afford him). The weird giant crickets are disconcerting and annoying but bug spray around the doors takes care of them. The air conditioning works ok but wont get to cold. The heat is ok but thick blankets are required upstairs. The plumbing is finicky and likes to make odd noises but works regularly. The pool is fine and clean. The buses are regular and reliable. Campus is within walking distance, so thats good for the late night party animal.The staff in the office has been incompetent and untrustworthy, I would not believe anything they tell you. The maintenance people are friendly, reliable and helpful. The trash collectors do come for the dumpster at bothersome hours of the night. Basically Colonial Crest is a budget living area that has decent internet and a regular bus system. The fact stands though that you get the neighborhood and management staff you pay for, and say good bye to your security deposit.

Please, for your sake, DO NOT LIVE HERE. What I am about to write should show you a detailed look at what its like to live at Colonial Crest Apartments.Starting out, the staff in the leasing office is absolutely useless. They can hardly collect rent correctly, let alone provide help if an issue occurs. Nearly every decision that is made has to go through the leasing manager, Gale Ray. Who acts more like a dictator than a manager.The maintenance staff is equally as pathetic. If, for some reason, you need them to fix something, plan on it taking at least twice as long as it should take. Furthermore, the craftsmanship of their work is a comparable to a 3rd grade art project. For instance, our air conditioner went out in the dead heat of the summer and it took nearly 2 weeks for them to fix it because they didn’t want to update our 1970s model air conditioner. Finally, after enough sweating and miserable nights trying to sleep, we finally had to call corporate to get a new air conditioner installed because our leasing manager is more concerned with how much she’s spending not the welfare of her residents. Another example of the terrible work the maintenance crew provides is our upstairs bathroom. Our tub was literally leaking water down into our kitchen, which is on the 1st level. We asked maintenance SEVERAL times to fix the leak, and it took the ceiling falling down in our kitchen for them to finally fix it. Now I use the term fix very loosely in this instance because their solution was to patch over the hole in our ceiling and reseal the tub. Never once did they check for mold that had grown due to the moisture on the wood beams for all that time.And if the previous two paragraphs are not enough, the crime in this neighborhood is atrocious. There are constant break-ins in the complex, which you will not hear of from the leasing office. The only way you find out about the break-ins is if you see the police cars or talk to your fellow residents. The leasing office does absolutely nothing to keep you informed of the crime. A great example would be the shooting that occurred some time back. In this shooting over 8 resident’s vehicles were damaged due to stray bullet fire. The office said nothing of the incident and would not provide any details of how they were dealing with the issue of safety. Finally, after multiple break-ins and a female being chased throughout the complex by a male in a vehicle trying to capture her and do God only knows what to her, the leasing office invested in a security guard to walk the complex at night. That lasted nearly 6 months before they let him go due to costs.As you can see, the bottom dollar is much more important to this apartment complex and its management than the safety and well being of its residents. The rent rates are slightly cheaper than competition around town, which I thought to be a plus. Trust me, being a student, I know what it’s like to pinch pennies to save for more enjoyable nights on the town, however at what cost in this instance. For slightly more a month, I could go to a complex such as Bradford Place or The Village and enjoy life much more.This complex offers slightly lower rent and decent accessibility in exchange for terrible customer service from the leasing office, laughable maintenance throughout the complex (which is why the place is falling apart) and crime rates that would be expected in ghetto of Chicago. Each and every apartment is full of mold and is band--aided together at the cheapest cost possible, and offers no benefit.Please for you, your child’s, or even your familys sake, DO NOT make the same mistake that I did by living in this despicable place.
Still waiting for gift cards we was,told we would receive on move in day,3times had to wait 4 days for maintence to come unclog upstairs toilet. No clean carpet when we moved in and apt had not been cleaned at all and lots of bugs and spider webs too.
Terrible management, does not care about noise complaints, police noise complaints, pool complaints, not a thing. Go somewhere else if you can. Stay away from this place.
Worst experience ever. Two people died of drug over dose. Apartment always smelled of weed. They obviously do very little back ground checks on people that live there. We moved out, getting charged 300 dollars for a red stain on one wall. We turned our keys in early due to moving out of Bloomington. They wont let us have the keys back to paint the one wall even though our lease is not up. They are refusing our keys to us and will not refund the rest of rent.
