This review is for the leasing office, not for my apartment. My apartment and its on-site Property Management as well as maintenance is wonderful. Ive had a lot of things get broken in my apartment due to normal use and all have been fixed promptly. However the website is not a good choice when trying to get something fixed quickly. I dont think they actually check their messages from the website. You have a much better chance of getting something fixed if you call-in your maintenance request. The leasing office itself also seems a bit scattered and the staff can be curt and unhelpful. However, the rules all seem fair. I have not had any issues with them keeping their side of our leasing contract. I also think some of the shortcomings of the leasing office have to do what the small size of the staff and the large number of properties that they have to communicate with. Which is to say, that I dont think they are able to stay up-to-date on what is happening with all of the properties, so theyre not the best people to go to for property issues. I think your experience with JH Berry depends mostly on who your property manager is.
Rejected me because Im self-employed. Ive rented places my whole adult life, I have excellent credit and rental history. My parents were kind enough to offer co-sign. They were rejected too b/c they are retired and their income, which is no small sum, is largely from social security. None of us have ever been rejected for anything like this before. Two stars for nice place and the staff was kind but the office policies are rigid and unreasonable. JH Berry you just lost out on a superior tenant.
If I could give JH Berry 0 stars I would. I love my apartment, but no apartment in the world is worth dealing with this terrible leasing company. I truly think they go out and look for the rudest most in- compassionate people they can find to work for them. I have heard form other apartments than mine that there is always issues (my heat and air have stopped working a total of 5 times in a 6 month period). I get that Birmingham buildings are old, but their maintenance is so slow, communication is poor and they are all around extremely rude people who will do absolutely nothing to help you. i saw the bad reviews and ignored them. TRUST ME DONT IGNORE THIS REVIEW.
By far the worst rental company I have ever dealt with in my 30$ years of apartment living and my 1 star rating because you cant choose less is a overrated choice. My true rating would be -5 stars but I was not given that option .
JH Berry has been prompt in fixing any problem Ive had, they call you back asap and are friendly, Ive never had pests in my apartment, and they helped with a neighbor of mine that didnt follow smoking rules. They have been the best rental company Ive had experience with and Ive been renting around Birmingham for 17 years.
Terrible leasing company. Did not meet standards that were stated in the lease. Did not finish buildig the complex. Constantly had appliance issues because they would not add funds to fix old, broken equipment which they are supposed to provide. Threatened to take all my property 2 days before my lease expired.
The maintenance people are onsite and friendly, but lately theyve started charging for maintenance work. The type maintenance work that seems like it should be included. Every time you call the office staff, they treat you like its your fault something broke and charge you (not a little, but a lot). Often times you have to keep calling b/c it wasnt fixed right the first time, but they consider that you breaking it b/c it was Just fixed. Grrrrr
Literally the worst reality company I have ever dealt with. The office has the most inconvient hours, their maintenance is slow. They never let you speak directly with a maintenance person or directly with the office you have to go through operator type people, and the operators have no idea what theyre talking about and can never answer your questions. I am not exaggerating when I say they are the WORST. They dont care if your apartment is on fire as long as they get their rent check. Save yourself the trouble and stay away from JH Berry
Prices are a little high, but the office staff are great and maintenance always is helpful. Been with them a year and havent regretted it a bit

Worst customer service ever. They charged me extra month just because I assumed we have one year agreement, which they knew, but pretended they didnt just to steal one extra months rent from me in a lawful way. I will never ever forget this. Never ever rent from these people.

Refused to take responsibility for plumbing issues and sky high water bills. DO NOT LEASE FROM THEM.
