My girlfriend and I attempted to rent from Awbrey Pines. Unfortunately the management was so off putting in their interactions with us. Even if we were approved we would not rent from them; let alone any Umbrella Property. We were even approved by a sister property. After attempting to tour an apartment and being called a liar to our face by the property manager, Multiple times no less. I have never been so disrespected by a person. All of this over a simple misunderstanding. Definitely get what you pay for in this town, cheap places means managers who dont have the competence for anything worth your time. Definitely do not recommend going to Awbrey Pines or Umbrella Properties.
I know several people who still live here and they do not have anything nice to say about Tina, the current property manager. She is passive aggressive, loses paperwork, forgets things, doesnt get things fixed around the property, like the cement stairs that are breaking and crumbling on many of the buildings. leaves clogging the sewer drains, trash lying around the parking lots, and people breaking the cigarette smoking rules, which are not enforced. She also makes people pay for new blinds, etc., even though they have not moved out yet, but were merely having a yearly inspection. These buildings are older and there have been issues with mold, water seeping in on the ground floor apartments, due to improperly poured foundations. The laundry rooms washers and dryers frequently break down, and they are not properly cleaned. Also, some people are getting in trouble for having bikes on their porches, when other tenants are allowed to leave a ton of junk on theirs. Seriously? Put bike racks up then, there isnt anywhere else to put them! Also, not enough parking spaces, especially once it snows, as the snow is pushed into several parking spots leaving even less parking spots for tenants. No room on the street to park either, unless you want to dig your car out after the snow plow has pushed mounds of snow against it. Tenants need to have better rights put in place because we get screwed, coming and going. Good luck getting your deposit back here in Bend!!!!
Worse place to live in Bend, Or. The manager just cares about money and not the well-being of the people renting out an apartment. Before I moved in, we did a walk through and checked everything and wrote done everything that was wrong with the place. Now we are out, we got charged for the things we pointed out wrong in the apartment in the first place. Would not recommend to anyone
This place isnt horrible to live at; however, Ive had a really bad problem with ants in the ceiling and mold in the walls and was told numerous times that it wasnt really managements problem.. Pot smell is rampant as well. Im not against pot at all, but I also dont want to smell it almost every night.. And the old management, not including Tina, were not very effective when I called numerous times about noisy neighbors that would come home at 3am and sounded like they were having a party. I even left voicemails on managements phone threatening to call the cops on my neighbors a few times, in retrospect I should have if only to get managements attention.. I havent had the neighbor problem as long as Tina has been here though, so I cant say that she wouldnt have handled things properly.FYI: IMPORTANT FOR GETTING RID OF ANTS, slice lemon into wedges and squeeze it over common places used by ants long enough and the ants will move on. Still no luck on the mold or pot smell though...
Place is a joke unless ur old lonely and quiet dont live there. There is a guy who was wearing snow gloves in summer to take his dog out to go potty. We came home somebody knocked our bird house off killing baby birds. Holly the Manager is a joke, goes back on her words kinda tricks you into moving in. Spend a little more time and find a better place
Pretty park like settings but if you live alone you run the risk of having management enter your apartment while you are gone. This has happened numerous times. I would have moved but the management finally quit their job and moved on.
Tina was so helpful with the application process and very clear about the expectations and policies at Awbrey Pines. My boyfriend and I are loving living here and love the amenities offered!

Quiet, safe place to live.
