Rented from this company for about 15 months and felt like they were responsive and professional. My only issue was during the move-out. We cleaned our house from top to bottom and replaced the furnace filter literally the day we handed the keys over. A month later, we received our security deposit/final accounting and they deducted $15.57 for a furnace filter and $30 for the time it took the maintenance guy to replace it...Ive called the office to let them know that this was done by us on our move-out day and I have not heard back. IF we had known we would be charged for something like this, we would have kept the receipt and recorded us replacing the filter or not even bother replacing it.A $30 charge to have someone replace a furnace filter? It took my fiancee less than 5 minutes to do this. They also deducted $300 from our security deposit because they hired a cleaning company to clean our house (if we had known, we probably wouldnt have spent an entire weekend cleaning it meticulously). It is also required to get your carpets professionally cleaned and to produce a receipt for proof upon move-out. There are other reviews on Yelp regarding people not getting most of their security deposit back/similar move-out stories. Hope this review will show some transparency into their move-out process!Edit: Thanks for reaching out Andee, sorry its only been 3 days since you last reached out to me so I havent had time to respond. Ive attached some pictures that were sent to me justifying why we were charged a cleaning fee - back of the toilet and side of the fridge doesnt look that bad, but it is what it is. I could hardly believe the top level professionalism handled by A Superior Property Management Company. The sink backed up on Friday at 4:pm right before a holiday weekend, everyone was just on it. The first guy that came out (Ron) was super cautious and safe re: COVID policy and he did all that he could to try and fix.

We are renting a house from Superior, and it has been very smooth all along the way. We rented while out of town, and they were extremely accommodating. Mieke gave a great video walk through that helped us get a sense of the house, and she answered all of our many questions. We just had the first maintenance request today. I submitted early in the morning, and a repair person called within an hour, and came out the same day and made the repair. Very professional group!

Superior property management has an unethical view of potential renters. They are discriminatory towards who they allow to rent, denying applicants for invalid reasons only AFTER they send your background check fee through a paranoid and invasive company who will harass your references and be extremely rude. DO NOT recommend.*There’s a difference between “an extensive background check” and a man who mistreats your references and during a phone call with your manager says “I’m just on the phone with another f*%#$@€+ annoying person”. Absolutely unacceptable I don’t care WHAT this delusional owners opinion is!

After applying to one home from this company I’ve gathered that A Superior Management company is in no way personable. They do not personally speak to their applicants. They outsource their background checks to Bemrose Consulting, Inc. A company that has proven to be unprofessional, discriminatory, and rude. After being asked to provide only 2 years of rental history, which was provided, I was denied for insufficient rental history. Accurate or discriminatory because I’m a female? I was applying for a house with myself, another female, and two males. The employees at Bemrose were so kind and polite to every male they talked to on the phone (we know this thanks to speaker phone) and when myself and the other female received calls not minutes later, we were belittled and treated like criminals though all necessary information was provided to them! When a coworker (another female) was called to verify my length of employment and wages, things she didn’t know, she was screamed at and belittled for not having the information. Shortly after my former landlord (another female) was called and screamed at because she no longer worked for the management company though she has a copy of my lease on file and wanted to email it to him. She offered to give him the number for the management company instead and was hung up on when Bemrose decided they did not want her help. Because she’s a female? We’re really unsure of why they were treated in such a way but none of the male references experienced this harassment. The list goes on with every single female that was associated with our applications including bosses, business owners, former roommates, landlords, and coworkers.If you are thinking of applying to a rental using A Superior Management Company, I hope you reconsider until they move on from Bemrose Consulting Inc., lest you and your references be subject to harassment and belittling.

They waited almost a month to let me know myself and my friend were at the top of the waiting list for an apartment and then ask us for information that we had already given them. I had a co signer but that wasn’t enough for them. They wanted my co applicant to have a co signer and they gave me until the end of the day to submit the information. I asked if my friend could list her parent as a co signer. For HOURS AND HOURS. They did not respond until I wake up to a text from their office saying “We canceled your application.” Thank you so much for WASTING MY TIME. If you already know you’re going to say no, don’t make me jump through hoops for your entertainment. The customer service was cold distant and lacking. Thanks for another frustrating rental experience.

I would not give a star. This was the worse experience. I have excellent rental history, credit and have always received my security deposit back in full upon completing my lease. I set up the rental agreement for this property remotely from Wyoming prior to my move to central Oregon. I chose my rental from the pictures and property description listed on their website. What the description DID NOT include was there were two rentals on the property site and only one SHARED electric and water meter, so the bill had to be split. Per their policy, the utilities had to be in care of A Superior Property Management Company, where the accountant would then delegate the amounts owed and attach to the rent ledger through their payment portal. Shortly after I moved in, the gas furnace went out. It wasnt the companies fault, but, I had a difficult time accessing anyone from the office. I left several voicemails to the emergency line, a couple days went by before a repair person came to fix. When I called the office, I got voicemail. Instead of calling me back, they texted or responded by e-mail. When I got them on the line, the customer service felt bad- like Im an inconvenience to them. My rental only had one trash can for both rentals to share. The rental in back became an Air B&B and all sorts of trash was getting put into the SHARED trash, recycling, and yard debris can. I called Superior to ask for the landlord to try and have the Air B&B guests follow trash instructions/rules. I did get a phone call back this once. The attitude I feel from these office women, is they dont know what to do about these types of situations and dont have the gumption to want to problem solve, when its their job to do so. In other words, I do not feel they are effective at managing rental agreements and bridging the communication between landlords and tenants. I met the landlord on site, who gave me his cell number so I could communicate to him directly as we were having a difficult time with the in between company who was suppose to help us.I took pictures from the day I moved in and I left the place better than when I arrived. They excluded $375.77 for touch up paint, labor and materials and listed $25.77 for paint, $350.00 for labor and materials. This is ridiculous!!!! I lived there for 13 months and the paint needed touched up before I moved in! They even wrote that on their own move in condition assessment portion that they filled out on the walk through.Here is a quote from the 30 day notice cleaning checklist document they provided me : It states You may be responsible for damage caused from patching or painting. For this reason, we ask you to not attempt to patch or paint. Normal wear and tear is considered when the work is completed after move-out. I have never had this happen to me. I feel like they are trying to make a profit off our security deposits. I will reach out to landlord directly to manage the communication between me and Superior. How backwards is that?!I know Im not the only one who has had this kind of experience with A Superior Property Management after having read the reviews. I would never recommend to anyone to use their services!

I was going to write a review on how I was treated over the phone when I was simply asking questions about the application as I was helping someone fill it out, but now after looking through the reviews, and responses, Im not surprised. I also noticed you recycle reviews and a lot seem really bogus. Also, reading through these I realized Im not the only one who noticed. Im just going to call it right now, the owner is probably going to respond to this negative review and come at me super unprofessionally like he has with all the reviews. Also, who I was helping fill out the application hasnt even been acknowledged by them. I wish I could help them get their non refundable application fee back after they way I was talked down to by them, and even if it went through, I guarantee they will not be doing business with you after they read how you respond to reviews. Super unprofessional. Change your name, you guys are in no way superior, but you sure as hell talk down to people that way. And I noticed one review where you came at someone who was leaving a review and they didnt rent from you, and you literally asked how their review was relevant. If you cant understand how you might be reviewed by how you treat people before you even give them a service, you should probably do some homework on the reason reviews exist.

I could write a 5 page letter on why to avoid this place. They are rude, Mieke, who is supposed to help tenants with issues has an ego. She gets defensive everytime I would put in a maintenance request. So that was always a fight. Lindsay told me they would get my security deposit back to me in under 30 days. I called on 11/23 and they had “forgotten” to issue the check. The 30 day mark is 11/30 and they won’t be issuing a check until that very date. They claim to want to help the tenant out but it’s a fight to get them to up hold their side of an agreement. Avoid this company unless you enjoy a headache.

Super Great management company to work with! Even with hiccups with my application process they were super nice and helpful. Move in was a breeze even with all the social distancing going on, they made arrangements to leave keys in a lock box so we didn’t have to make contact with anyone. We had had concerns about the carpet in our rental and when I arrived we had brand new carpet! I was very excited, nothing better than a great place to live that feels brand new! I’ve rented from 2 other PM in Bend & this has been the best experience by far!

It’s all in the name you guys... A SUPERIOR property management! I have tried going through many other property management companies in Central Oregon and always came across the same issue.. the people running them were so RUDE! But at Superior from the moment you walk in you feel like part of the team. The woman running this place are AWESOME! From signing the lease to moving in they made sure everything went smoothly. Not to mention how fast they’re with responding to maintenance request. I put in a maintenance request and within the next day someone was at my house fixing our broken appliance.If you’re planning on moving or renting out your home this is the company to go through!

I rented through them for a year and a half and never had any problems. They were very accepting of us adopting a second dog even when we messed up the process a little. Not sure what the story is behind the negative reviews, but we have always been treated respectfully.The only complaint I have is the frequency of the inspections, but I think that is likely due to the owner of the building rather than the property management company.

Andee and Kristin and the crew are just the nicest people period. I know they care about there clients well-being first and foremost, and secondly they want to find the right housing option for you - no pressure but just the right one. I have dealt with, have friends and clients that have used or are currently using other property rental companies, and some of the stories I hear are super frustrating and just ridiculous. Andee and her team take the time to do what’s right and continually make it right!! They have been for years my first recommendation for someone to use when they are in need of a property manager!! With how competitive the rental market is here we were very happy to get the place we did and found that communication from SPM was pretty good. When more documents were needed for approval their communication was quick and easy. They let us move in on a day they werent open which was much appreciated. Its been almost 2 months and Im happy with them so far. I love that they have a phone app I can use for paying rent, reviewing the lease at any time as well as a few other things that offer convenience. The people we worked with, mostly by email, were extremely friendly and easy to talk to.

I have been a client for Superior Property Management since August 2009 and I can say with confidence that they are the best property manager in Central Oregon. They have done an especially good job finding quality tenants who take care of my homes. Their staff punctually responds to my requests and I feel my homes are very well maintained. They visit my units frequently and provide detailed feedback about things that need my attention. I also like the fact that they are especially good at managing the delicate relationships between owner and tenant. They really are superior to all of the other property managers I have encountered in Bend/Redmond. Thanks for doing such a great job!!!!!!

I will only rent from Superior in Bend. All the rest of the management companies are shady. Superior Property Managament lives up to their name. Superior. They have gone above and beyond for us, as I’m sure they do for other customers as well. Highly recommend them. The staff as a whole are a great group of people to work with and they all make a good team. Convenient office hours and conveniently located close to downtown. I’m in AWE of these bad reviews left on here, as Superior has proved themselves reliable and trust worthy to us, so I highly recommend them.

A frustrating company to deal with.1. Cost us 250 dollars to apply. 50 dollars a person/cosigner.2. Took them two weeks to approve us on a house. But one day to ask us for more money.3. After waiting that two weeks we were called and told the house we applied for didnt accept pets, but we had discussed pets the day we looked at it, and were very clear we had pets. Poor communication within the company.4. We then looked at more properties with them, only to find one that we liked, and then be told seconds after we finally made up our mind, our deposit would double because of cosigners. Which the deposit was already high, now it was 5600 for a 3 bed 2 bath.5. Their texting is cryptic, doesnt make sense a lot of the time, and they wont reply to you.

Would not recommend, terrible communication and experience overall.Was told one thing while viewing the house In person and told a completely opposite story the next day.At first I was told they were going ask the owner of the property if they would accept my second dog before I paid the application fees, which they knew was a German shepherd, but claimed they had no idea even after I had told them that. When I brought up that I did have an ESA certification for the dog they immediately demanded that I paid all fees up front that day by noon and no longer wanted to ask the owner if they would accept before they took my money (which was NOT what we agreed upon in our face to face meeting).Was eventually declined the property which I knew was coming after they gained an unfavorable attitude towards me, which was completely unwarranted. When asking for details of the decline they stated they were not legally obligated to tell me why I was being declined.Horrible experience overall with this company. Will not ever consider recommending to anyone.

I would say that Superior Property have to be the best in town. I was a tenant and was always treated really well, staff are always friendly and Darla was awesome to work with. I had a couple of maintenance issues being the worst winter in 30 years and they handled it straight away. I was not asked to write a review but felt that the staff need a call out for doing an awesome job and will totally recommended to people looking as a landlord or tenant.

They will make renters pay for a p.o. box.. also saw on craigslist they have an adu. 1 bedroom for over $1,000.. no covered parking..and the tenant has to pay for a p.o. box.. and has to pay for gas or transportation if they dont have a car each time they want to go pick up mail.!!.. very piss poor decision for the company to make a tenant pay for a p.o. box.. even if it is the owner of the properties decision.. superior property management is the first and last face people see.I live in a 1 bedroom apartment.. pay 895.. and have a covered space. I dont have to pay for a p.o. box.

I was in a car accident in their parking lot the day i picked up my keys and the ladies in there have done nothing but show me compassion during the whole move in process. They gave me water and an ice pack and have continued to let me know via email that if there is anything I need, just to ask. As well as being a huge help with any questions my husband and I have had upon moving in. The only other property management company I have worked with in Bend was property plus and its safe to say that Superior tops them by a LONG way. Superior treats you like a human being, and seems to genuinely care about weather or not you like where you live, and if things are running accordingly in your home. They acknowledge that your rent is helping pay theirs, as opposed to acting like theyre doing you a favor, and have made me feel like my rental is my forever home. They have really gone above and beyond for my family and I trust that they would do the same for yours!

Unfortunately they dont allow you to leave zero stars so I went with the undeserved one star for A Superior Property Management Company. Superior would be the last word that comes to mind when referring to this company, awful or worst property management would be much more fitting. This company actually insulted my accent to deflect from the fact that they were unable to accommodate my living situation after showing more than sufficient credit and income. If moving to Bend I would highly advise working with any other management company or agent. This is a level of unprofessionalism that I hope to never experience again.

We renting though ABS for almost 2 years. Andy the owner is friendly, fair and seems to be a solid good person all around. He is definitely busy so sometimes lacks on promptness. But I would certainly recommend him and his company if you are not someone who demands things right away. If your realistic and friendly youll love ABS.All in all i would rent from him again with no concerns.

I used ASPMC for a rental for one year. For the most part, Id say the initial process of getting the unit and our interactions throughout the lease were great. There was one service request I made that ended poorly, but other than that I think it went smoothly. We left the unit and yards better and cleaner than when we moved in, but Ill update after they return my deposit.EDIT: I received my deposit 32 days later. I was charged much more than I expected for house cleaning services. Despite our disagreement, they were still nice about it and and provided photos of what was cleaned (some my fault, but other *really* minor stuff). Not 100% satisfied, but much better than other PMs Ive dealt with in the past.

During my one year tenancy I had a great experience with A Superior Property Management. We experienced several maintenance issues during our stay and they were always addressed quickly. They did quarterly inspections and were always careful to notify us in advance, and stuck to that schedule. My occasional email correspondences were typically replied to quickly. Darla turned out to be a straight shooter. The owner Andy was always very friendly in the office. At the end of our lease we received nearly all the deposit back except the expected carpet cleaning. We had a dog and we even got the pet deposit back! To be clear, we tried to be great tenants always clearly communicating, payed our rent on time and did no damage. But even being a great tenant doesnt guarantee a pleasant experience with a management company...but Superior delivers on that. So sorry to hear about the fire, I hope they bounce back.

This management company has never been anything short of Superior. They have always been attentive to my needs and never made me feel like I was a generic product on an assembly line.We had some bad leaks that required us to leave a little early at the end of our lease but Lindsay took excellent care of us. The issues were addressed almost immediately and the communication between Nikiya at the front desk and the rest of the team was very quick! Highly recommend this place.The ladies work their butts off to make sure everyone’s needs are taken care of and it shows.

I have worked with these guys as both a tenant and a landlord. They do a fantastic job for me as a tenant and for my tenants as a landlord. They are super responsive to maintenance requests. The team as ASPMC really is Superior. We may have only just been renting from them for about a year but they have always been attentive whenever we needed them. My roommates and I never had any problems with communication which is rare in property management. Ive dealt with a lot of companies and ASPMC prides themselves on customer service. We only stopped renting from them as my roommates and I went our separate ways and decided to do other things with out lives and move on to different places but Ill recommend them to anyone and if the time comes that I rent in Bend again, they are who im going to call.

I feel frustrated and also a sense of fear writing this review. As Ive read in many other reviews, when people state their experience, ASPMC goes on the defensive and attacks. However, despite how they (particularly Andee) will respond I have to state my experience.In a conversation with Andee she was HIGHLY unprofessional. She had the audacity to say things such as I should have never rented to you guys. Never have I EVER in my life thought a person would reveal their bias in such a flagrant and unprofessional manner. I was literally so shaken I almost cried. When I tried to explain our unique situation that involved a protective order and domestic violence, she said Dont blame me for your difficult life - again a complete and total lack of compassion. When I tried to explain my rights under the law in relation to domestic violence she said you keep bringing up the law, and I know it better than you. You NEVER speak to a paying customer like that EVER. It was awful.Background - we forgot to submit our documentation for support animals to be present in our home. Once they made it known that we forgot, we quickly submitted everything they asked for. Despite attempt after attempt to submit documentation they kept denying us for our cat. They outsource to another company that takes care of pet screenings. They do this so they dont have to support the tenant in the application process - because every time I would ask for help they would shirk their responsibility to the Pet Screening company which (by the way) a tenant is unable to get a hold of directly. Now the pet screening company states that we have to have our provider directly contact them? This violates HIPAA law, so no. My psychologists letter should suffice. I am a social worker and Qualified Mental Health Professional. I sign these letters for my clients probably once or twice per month. NEVER once have I ever had to contact a rental company directly. Theyre trying to deny us because the rental ad said NO CATS, but under the law were entitled to one. We will exercise our rights.We were allowing a person to stay with us the allotted 7 days per month per our rental agreement. Despite having NO evidence whatsoever, they accused us of having an unauthorized tenant. Despite having NO evidence whatsoever, they accused us of growing marijuana! Absolutely ridiculous. Despite having no evidence we were served notice after notice. She then blamed me saying I have never had to serve this many notices, this costs me money having to drive over there. Thats totally irrelevant. Serving unwarranted and baseless notices is a ASPMC problem and feels like a form of harassment from our end. Instead of calling us (just as Andee asked that we do to them) they post unnecessary notices to hold up the tenant. They also do QUARTERLY inspections. Its been awful.When Andee said I should have never rented to you I viewed that as a threat, and it felt like a precursor to discrimination. We are a minority family and it is well known Central Oregon has a housing crisis. This is what research is referring to when they say that people of color are given a harder time in the housing process. Youll see in another review that a man was made fun of for his accent - I am deeply disturbed, but reinforces why I became a social worker.I was shocked she would reveal her bias that she does use her opinion to pick tenants. It shows me that ASPMC DOES actually make decisions based on what they think about the tenant, their perception and not the law. Why would she say this? If we qualified - then we qualified. She had no choice PER THE LAW (Andee) to rent to us as we did more than qualify. Her opinion should mean nothing.Well, were tenants with support animals and we have rights. I will not stop asserting my rights just because Andee believes she knows the law better than me. We will not be bullied.Please, consider choosing another company. Its not worth the headache.

Stay far away from this business!!!They are very slow to perform work orders and dont even show up for some of them. They flat out lie on the move-out work needed and performed.We left the place cleaner than it was when we moved in and they still charged us over $300 for cleaning and repairs and $175 for carpet cleaning even though the carpets were in no way professionally cleaned when we moved in.Be warned. They will rip you off on your deposit. Unfortunate and sad to have such a dishonest and unscrupulous property management company in Bend Oregon.

We rented for a year. Some of the staff are really friendly and willing to help with any situation (though we had a rocky start during the application process-READ THE DOCUMENTS YOU SIGN). Having a portal to communicate with them was nice, as well as some flexible office hours. However, I am leaving them an average review because they were very slow to respond to maintenance issues, one major issue (sewage in our kitchen). We also were charged a cleaning fee even after we spent a few days deep cleaning the house including the carpets. If we knew they planned to do that we would have just left everything as it was. We hope that they work a bit harder to provide Superior customer service to others.

Avoid at all costs, as a renter or as an owner. If you read other reviews, youll see our experience isnt unique. Im a homeowner who was considering using them as a management company, but seeing as we had better luck talking directly to the owner of the property we lived in, (a super helpful and nice guy) Im not sure what it is they think theyre managing.They take literally months to answer emails or phone calls. If I hadnt gone into the physical office, Im pretty sure Id still be waiting on them to verify rental history or refund overcharged rent. They said we were mistaken when we asked why the trash hadnt been picked up or why the water was cutting out. Despite all of that, we were never anything but pleasant and genial. We paid every rent early every month.Then they charged us $150 for sweeping after we moved out and then sent us a picture of a dust pan as proof.Their model is to take advantage of the housing shortage and the people most hurt by it by charging small amounts here and there that arent quite large enough for people to fight. That isnt us, so they can keep our money and Ill just leave this here to hopefully warn others to stay away.

We are the homeowner. Read any documents you sign closely and take the time to read Oregon rental law. Ask about rentaroundbend (ASMC) communication protocols. Don’t expect quick or make-nice communication. Take your own photos including appliances (videos of LED lights being on; working/testing smoke and CO2 alarms, opening and closing appliance doors, etc/). Vendors give great reviews because ASMC pays well and on time. We know - we pay.

Please avoid Superior Property Management at all costs for both home owners and renters. I normally do not leave reviews, but I feel compelled to do so here. Lets begin from the beginning. We moved from Sacramento and found a great home on the SW side of town. It had a garage and a level driveway for parking as we had three automobiles. This was very much needed as we took care of our automobiles and specifically looked for a home that had ample parking. I came up about a month before our target move date to meet with Superior Property Management. We discussed our needs and found a home to rent.A month goes by and now its moving day. We opened the front door and saw a large stain on the living room rug, food still in the cupboards and the refrigerator needed to be wiped out again. My mom helped me move as my girlfriend wouldnt be coming up for another two weeks, so she helped me clean what needed to be cleaned upon moving in. I used to own a cleaning business in Sacramento so I really didnt make a big fuss about it as I was used to this and dealing with property management companies on a daily basis. What really angered me was when I parked my car on the driveway the first night and the next day received a notice that we were not allowed to park our cars on the driveway and had to be parked out at the end of the street. Superior Property Management knew this was the #1 thing I requested and them knowing and failing to tell me till after we signed the 1 year lease. I was so irate, I wanted to get my full deposit back and move immediately, but my girlfriend moving up in two weeks told me not too as her new job is about to begin and didnt want to go through the hassle of finding another place. Also, my 8 year old daughter was about to begin school and was already enrolled. This resulted in water spots on all of our vehicles due to the over spray from sprinklers at the end of the street. Not only that, but in the spring the trees where we had to park grew extremely quickly so we were always scratching the tops of our cars. We would email them to take care of this, but never got a reply, ever. It was partially fixed when we spoke with the president of the HOA directly, but he only trimmed his trees.About six months into our lease Superior Property Management realized there were no Co2 detectors in the home and installed them. Having my 8 year old daughter in a house your renting I would expect it to be safe. You would think an established company would automatically check for these not only for the home owners sake, but the tenets as well. I paid about $3,500 including deposit fees and cleaning fees after move out, which we left the property in much better shape then we found it. Please just dont take my word for it, you see, I used to own one of the best cleaning companies in Sacramento and have well over 1,000+ A reviews on Angies List and over 40 5 star reviews on Yelp that anyone can go read to validate I know exactly how a company should be run and operated by an owner who actually cares. If you would like to go verify, the company is Perfectly Clear, Inc and my name is Clayton Barnes. You can also see I dont go rate companies at all, but feel Very compelled to do so here to help prevent the next unlucky soul from dealing with Superior Property Management.I really hope anyone moving to Bend Oregon reads this before seeking out a property management company and passes on using Superior Property Management for any and all services. A Superior Property Management has been managing my 11 unit apartment building the last 4 years. They are absolutely amazing! ASPMC is the first firm Ive encountered who do regular inspections of each unit, complete with photos and a summary of items that may need addressed. They are professional, friendly, efficient and courteous. ASPMC has also done a great job finding tenants, so that my vacancy rate has been next to nothing. Best of all, I rarely feel the need to make my own on-sight visits. They have an excellent team of repair vendors, and have kept expenses very reasonable. My highest accolades for ASPMC!

I am in the process of finding a home after divorce. A superior property management had a home that would have been perfect for me and my two little ones. I immediately filled out their application and contacted them. I also took time off from work to attend the showing. I had already been fully approved with two other property management companies for two duplex’s that were about the same price as the home from ASPM. I really wanted the home from ASPM and took a lot of time into making sure I was in the beginning of the line of applicants.A little background: My ex-husband and I own a home, the mortgage is completely under his name. I’ve been living there for 7 years. I’ve helped pay the mortgage, I have references from neighbors, I’m clean cut, work for a lawyers office, don’t smoke and have no pets. Even the court recognizes that even though I’m not on the mortgage, I’m entitled to half the home through my divorce. This was absolutely no problem for the other two rental agencies.However, after the showing, ASPM said they couldn’t even process my application because I don’t have rental history. So I’m being punished for being responsible and “owning” a home rather than living in a rental. The owner is going to point me to their guidelines but she’s being ridiculous. They are taking advantage of this crazy rental market and dropping people like flies.

So disappointed with our overall experience. After reading reviews, it is apparent the only way to get a response of some kind, is through leaving a review. Unfortunately for us Superior happened to be our third property management company during our lease. Things were fine while living in the property, however now that weve moved out, not an email or phone has been returned. We were wrongfully charged for items that we didnt have to start (a garage door opener) and charged for normal wear and tear on our home, in an excessive amount. Overall extremely disappointed by business practices and lack of communications. If you can rent from somewhere else, I strongly suggest it.

These people, especially the owner Andee Jessee, are incompetent, rude, and engage in criminal activity. There are so many wrong and horrible things I could say, but Ill try to make it brief.Before moving in, we were told to sign up for utilities, and given a list of utility providers for the address. Two of the four companies were wrong (incompetent employees) and I had to call around to figure out who actually supplied utilities to the address (meanwhile, we werent allowed to pick up keys until we signed up for all the utilities).Our lease said not to sign up for sewer as it was included in the rent. This wasnt an option as the city made you sign up for water and sewer. When I brought this to their attention, NOTHING was done about it, not even a word was said in an attempt to fix it.Two months later when I got my first sewer bill I was reminded that I wasnt supposed to pay for that according to my lease. We had had enough of these people at this point, so we decided to give our 30 day notice, since they had violated the lease and never tried to fix it.We were then told we would have to pay the $3100 early termination fee, even though THEY violated the terms of the lease.We disagreed, and didnt pay the next months rent, afraid to give them even more of our money. They served us with a 72 hour notice, and we moved out 10 days earlier than originally planned.So..... now they have charged us for the extra 10 days that we were not living there, because they forced us out early, and they kept the entire security deposit, AND they are threatening to send us to collections for not giving them money for the early termination fee!!!DO NOT RENT FROM THESE PEOPLE UNDER ANY CIRCUMSTANCES!! They will steal from you and treat you rudely, and try to ruin your credit!

Owners & renters beware.Superior Property Management is the very definition of a shady business.Theyll leave your rental up as long as possible, denying applicants so that they can continue to rack up application fees (they make more money doing this than they would renting the house out).Not a fan of property management companies as a whole, but this one takes the cake. Ive seen properties up for months that should have been rented in a week or two (owner managed houses are often rented out in a weekend).We offered SPM additional deposits, great references, additional rent, even to pay for the entire lease up front. But they said that they had other more qualified renters who had applied. Yet the house is still up on their website weeks later.Dealing with their office staff was filled with nothing but hostility from the first call, even to the point of insulting us.There may be decent Property Management groups out there, but after dealing with SPM I wont be checking any of them out.

My husband left a long, detailed review about our awful year with ASPMC and they deleted it! If they cant even handle an honest reporting of their terrible company on their reviews, even they understand how awful they are. If you want to be charged excessive fees for dust upon move out, have an inspection of your place every 3 months, receive terrible service when you have a complaint, and never have it disclosed to you that the owner of the home you are renting is the MOTHER of the owner of ASPMC (so you get to pad the entire familys pockets upon move out)- go ahead, rent with ASPMC. You wont be disappointed!The photos were sent by ASPMC two weeks after we moved out to justify their $560 cleaning fee. So Im not lying when I say they charge for dust even after we cleaned the place for four hours prior to moving out. Just look at how close in these pictures are taken. None are showing the full view of the clean condition the entire home was left in, but instead, focusing on tiny dust particles or fingerprint smudges that were missed.

Their staff is rude and incompetent. Upon inspection they said our sprinkler system was tampered with, and we will be charged for it, however, we never even touched the thing. Were also being charged for not taking care of the 150 sq ft lawn that we though was maintenances responsibility, as theyve maintained it multiple times in the past, and we were never told that it was our responsibility. Please avoid this company at all costs, they use the unfair housing market in Bend to get away with murder.An update: they will purposely ignore your calls. I was in their office a while ago and I heard one employee tell another to not answer someones call. Very unprofessional. My roommates and I went to their office to ask some questions. We were being polite and quiet. Andee came out of her office and told us to leave immediately for no known reason. She even threatened to call the police.

This property management company is by far the worst I have worked with as an owner or tenant. They failed to complete a pre-move-in inspection in an adequate fashion. Missed that door handles were ruined/dented and doors were not painted. They did not change the door locks before allowing the tenants to move in and claimed they did. The lie was only proven when the Realitor found an old hide-a-key with the previous owners name on it that still opened the door and deadbolt. In more than one instance they have not acted as a liaison between the tenants and property owner or CCR entity. Over priced for the service provided to the property owner and rude and degrading to the tenants. Look elsewhere for quality property management. - As for saying I am not a client? I feel paying rent is providing for at least 50% of the requirements for a property management company to exist. Just because someone does not have properties listed with you, does not mean that they do not own rental properties in other regions, which I do. My opinion stands and is based on my significant experience as a rental property owner.

This property management company will SCAM YOU when it comes time to get your deposit back, out of 2500 dollars they only gave us back 900, after cleaning the place from top to bottom with the exception of sweeping out the garage and leaving the bathtubs, the carpet was brand new when we moved in and after only living there for 7 months and vacuuming the entire house multiple times and seeing no stains they charged us 385 dollars to carpet clean the ENTIRE house, we had also repaired a total of 8 small holes in the wall from mounting televisions and they claimed they werent good enough because we didnt retexturize and charged us 437.50 for simple drywall repairs that were already completed, to top it off they charged us 109 dollars for smoke alarms that were never touched our entire tenancy... It gets worse, we gave our 30 day notice they harrassed my wife about showing the place because we were busy with work and buying a house and even threatened us with yet ANOTHER charge for being unreasonable literally ANY other property management company would be better than these scam artists.

It took them 3 MONTHS to rent my property! They misrepresented my propertys amenities (on purpose, or are they just incompetent and dumb?) They dont respond to emails or calls. When confronted with complaints, the owner bristles, is nasty, defensive, makes excuses. Obviously, they wont improve if they dont acknowledge they have problems. We have used ASPMC since 2012 as property owners. We researched several Bend PMs in 2012 but found all of them lacking -- most on the first phone contact and especially upon deeper investigation. A Superior stood out immediately via their phone presence. When we met with Andee, Owner, we were even more impressed with her knowledge and desire to protect our property as badly as we wanted it protected. We have since purchased another rental home also under A Superiors management. All the ladies at ASPMC are professional, know their business inside and out, give us plenty of information to make decisions, involve us on decisions above a level of $ that we specify, have very, very good contractors working for them, and they communicate, communicate, communicate. Lastly, they do the best job of screening renters! We are always comfortable with their selections and they always send pictures when they do a walk-through, which is frequent enough to protect your property. They understand we want current cashflow but also a well-maintained asset that appreciates. Additionally, they treat the renters so well (as well) that we see much less turnover than we expected. If you are a property owner you cant go wrong with ASPMC. If you are a renter you had better be pristine clean to get by their screening.

Not so superior. They are home and privacy invaders with excessive home inspections every 3 months. Never in my life have we been inspected so often by anyone. And they frequently claim they missed something on inspection and need to come back again before the usual 3 month, so its more like 6-7 inspections a year. They will raise the rent every time you resign a lease and I personally feel like all the excessive inspections is so that they can find some reason to evict us, so that they can really jack up the rent to the current Bend rent market, which has skyrocketed in the last 4 years and is now at an outrageous level. Same place 4 years ago was $800, now $1400...oh and your required to make 3x the rent or you dont qualify. But whatever, the privacy invasion is the reason this is getting 1 star.
