Rented here for a short time and not impressed. The company that manages the property or the owners are cutting corners. In a short time of living here the stove broke, washer broke, toilet broke. Instead of replacing 30 year old appliances all they did was either swap out components or swap out the appliances with even older appliances. So everything will just keep on braking. I also rented a half updated apartment and the craftsmanship is the worst I have ever seen, I should have looked closer at the work when touring. I feel like I am living in my collage dive apartments all over again, but paying 3 times the rent. This place is not worth what you pay, unless you are desperate look else where. There are far better places in the area in the same price range that are better managed, and are brand new or are properly updated. Only reason for two starts are the rank and file employees are great, but upper management are defiantly nickle and dimming corner cutters.
So far, my experience working with the staff at Seven West at The Trails has been fantastic! They are very friendly, helpful and knowledgeable. Before I applied, I called several times to ask questions about the apartment/move in. They were very nice and answered all my questions. The application and approval process was very straightforward and quick, which took a load off my mind. In regards to the apartments themselves, I saw four different units while touring and they were all clean and well presented. The grounds look well kept too! Thus far, I have nothing bad to say about this complex and its staff. I look forward to my upcoming move :)
New resident here, and things have been great so far! Office staff was easy to work with during approval and move-in process. No issues with apartment, good floor plan, and enjoying the covered balcony!
Recently moved in and had a great experience working with the rental office staff. They were super patient and accommodating with all of my questions & time taken to make a final decision on whether or not to rent here and which unit to take. The apartments have been quiet for the most part and more insulated than other places I have lived in the past. The location is great and close to lots of areas for walking.
We just moved in to 7 west and we love it here. The staff were super helpful and the move-in process was a breeze. We couldn’t be happier here and after looking at apts for months, we feel extremely lucky to have settled here.
Its been a week and so far everything has been great! move in process was nice and Diana was very helpful she answered all of my questions and concerns. The place is quiet and hopefully the coming months things are going great!
I was moving to Beaverton from out-of-state and needed to be close to my brothers family. Seven West at the Trails isnt the only apartment homes in this location, but what made me choose it, was amazing staff. One of the leasing office specialists was very welcoming and professional communicating first with my brother in person, and then with me through emails. The decision process for me was easy as office specialist was very clear, prompt and friendly introducing available apartments, was very helpful and knowledgeable on the lease agreement and finally made sure that apartment is ready on time for my move-in with very tight timelines. I am renting non-renovated apartment and for the price it is excellent: clean, good size and sunny - all I needed to call it my home :-). There were couple outstanding issues in the apartment but those were fixed within couple of hours on my move-in date. It has been 1.5 months so far and I love the location - vicinity to the stores, restaurants, and parks. Parking is not that bad as others may mention - I can always find a free parking spot in the complex, and if I have to walk an extra minute to my apartment - not a problem for me!
We have been residents here for almost 5 years. For the most part we have enjoyed our residency here.This past year has been challenging for example work orders when they are doing them never get addressed like in the past, it can be days before anyone shows up and when they do it usually takes 2-3 more work orders to fix the problem.Currently we still have outstanding work order in which they are aware of ....Our fridge doesn’t close so we have lost a lot of food because it doesn’t latch and the alarm doesn’t work anymore. They are aware but we just received an email stating they are no longer doing work orders unless an emergency due to COVID...We had issues with our front door with the weather strip not sealing the door properly so we were left with a gap. After many phone calls and office visits a couple of failed maintenance attempts to “fix” the issue to only make it worse then after the 3rd attempt finally fixing it after 2weeks of having a draft in our apartment and a weekend unable to leave because we couldn’t lock our front door.The gym had a fire back in the summer so we have no access to a gym, the pool is closed and was closed over the summer due to COVID so there are zero amenities here now.The community priorities and standards are fluid...Over the summer several residents reached outTo the office notifying them of the dog park trash over flowing with poop it took them over a week to have someone empty the trash and pick up all the poop around the bin. Not to mention watch your step when walking around here there is poop everywhere because some tenants don’t pick up after their dogs.The playground is falling apart they have done no maintenance in years in fact it took 3 years of telling them about the picnic table top that wasn’t attached for someone to finally weld it back.This is a smoke free property by signage only...I can’t tell you how many resident smoke in the parking lot or on the sides of buildings and mgmt does nothing about it except send “friendly email reminders!” It’s very evident by the amount of cigarette butts littering the property.BUT the best part is we received a RENTAL INCREASE in this current economic climate!!!!!! YES, a RENTAL INCREASE in the middle of a pandemic!!!!!!!!!When we received this we thought maybe we could talk to the new manager Jenna so we did and her first response to us was we don’t pay enough in rent?!?!?! We don’t live in a shiny new renovated apartment and there has been no upgrades our carpet has been fixed over 6 times and we still cut our feet because of little nails in it...So we asked if we could speak with the regional and she said the regionals information is not public and she couldn’t give it out...then offered us a very phony I will reach out to my boss and see but it’s unlikely because your not paying enough....sure enough not even 2 hrs passed and she called us with a we can’t do anything for you ...sorry!!So, now we are left with a dilemma pack up our family which we have a newborn that spent the first month of his life in NICU and move in the middle of a pandemic because we are not valued as a resident. It’s really upsetting to think we have been here 5 years have never missed a rent payment and have created a sense of community amongst our neighbors.We feel violated as tenants by the company we have given a lot of money to for 5 years...while the current manager may feel like we aren’t paying enough I can assure you we are not living here for free.I would encourage any potential resident to think long and hard before renting here...they will offer you the world to move here but once in the turnover here makes it ever changing.Just to be clear to everyone that has read this review it’s obvious the disconnect from the current management based on the response!!! Need I say more find a place where you will be valued❤️I am now being harassed with fake work orders for my “dirty fridge!” All because I posted a negative review.
When I first inquired about the property I needed a ground floor unit because I have 2 senior dogs who cant climb up and down stairs.It wasnt long before Diana reached out to tell me a ground floor unit would be available.When I came and toured an apt home with Diana, she was wonderful and thorough with the whole property. She took me around and showed all the great amenities yall offer. She was very patient as I had my 4 year old niece with me.The application process was super simple and quick. I couldnt be more excited about my upcoming move. The only downside is having to wait 2 months for move in. The upgrades yall are doing to the unit will be worth it.Thank you Diana for being so hospitable and making me feel so comfortable with you and your community. June 15Update: I signed a lease 4 weeks ago to move in August 21. Today I was informed the apt was not going to be renovated like what it was suppose to. I stopped looking for a new home when I signed a new lease here. So I now have 1 month to find a new apt and a ground unit. Diana was nice, I know its not her fault but terrible business. July 152nd Update: Im still waiting on my money back from this company. Yesterday was the first time I even got a call from someone there. The fact they think they can just back out of a lease the way they did without options is laughable. I would never recommend someone living here because the company is obviously not all on the fans page. Aug 3Update; I did finally get my money back after 3 weeks of having to call and get rude. This place is a joke! I know what they did, Diana signed me with the wrong price of a renovated unit and they thought I would just take the not renovated unit for the same price. They tried to offer me a partially renovated unit for $100 more monthly then what was on the SIGNED lease. Definitely a shady company. And the fact they had to get on here several weeks after I finally got my money back to comment, you got your deposit back is very unprofessional. Nobody called to apologize to me for any of this! Im not leaving that easy Seven West. We had a contract.Reply: Youre full of it. It was not quite opposite. Over email I was offered a second story apt, $100 more monthly. When I called, because I got an EMAIL about this, I was told it just wasnt being renovated. No price difference. Then I asked for my refund and it took 3 WEEKS and several phone calls. Matt called me over 2 weeks AFTER I was suppose to get a refund because I spoke to a girl on a weekend that isnt a regular leasing agent. Dont get on here and lie to make yourself look better. Youre a shady company, and left me in a bind 30 DAYS AFTER signing a lease. It was never about the price of an apt, it was customer service that I received THRU EMAIL. And the fact that youre getting on here and replying lies to make yourself not look as bad, says everything!
Can I just give Diana a 10/10!!! She has been very accommodating since day 1, she made the whole process very easy for me, answered all my questions and concerns and she is very friendly too! Cant wait until my move in date
My partner and I came for a tour last week and our experience was great! Spacious 2 bedroom apartments, leasing staff was able to answer all of my questions and the amenities are amazing! Hoping they have availability for the renovated 2 bedrooms by the time we are looking to move =)

From move in to my near almost move out date here in December coming up I’ve had a wonderful experience by the office staff and and maintenance. They are all friendly and very hard working. The place is quiet and clean and when problems arise their response is dealt with very efficiently. I love the spacious units and having the bigger balcony and I can’t complain not having anyone above us it’s really a great unit. Sad I didn’t get to enjoy the pool but understandable this past summer. I will highly recommend this place to someone if they were to ask us! Being a teacher and teaching from home there are no distractions we are so thankful to have lived in such a great clean and quiet complex. Thank you staff for making it that much better! I just needed help with resetting my dishwasher so it would run again. I submitted a maintenance request late at night and was hoping they’d get it done by the time I went to work. They didn’t get to it, but Justin called and asked if I just wanted him to start the dishwasher for me when he was done! So simple, but it was a great gesture. I was able to unload my clean dishes when I got home from work and my request was done in less than 18 hours- great turn around! Thank you guys for being great!
Love it. Apartments are nice, management was available for any and all requests. Very happy with our move.
First picture is of trash mountain from management not paying trash bill. That they add to your rent. Second picture is RV owned by creepy looking homeless guy consistently sleeping in parking lot. Dog waste stations get emptied every other week so if you have one by your apartment it smells like dog crap all the time. Trash scattered throughout complex. More moving trucks leaving this place then coming in should tell you something. Parsam assistant manager talks to everyone like they are idiots, only nice to you if you are trying to move in. Rotating maintenance staff. This company took over end of November, ownership may be good but management at this place sucks. Note to corporate if you read this dont call me or email me. You know I am right and I wont answer.
The folks at Seven West were all very helpful and friendly. They answered all of my questions and made sure I understood where to go for my tour (it is self guided due to COVID).This location is right near a lot of shops, restaurant, and things to do. Next to the parking lot there is a walking trail with benches and the sounds from Murray Rd are minimalDiana was very helpful with all of my questions as I was making my decision. She helped make the whole decision process easy!
Prospective renters steer clear of this place. Ill say that the neighborhood is generally nice enough, however there are plenty of other apartment complexes in the immediate area.However if you like being unable to throw out your trash because its always overflowing, stepping in dog waste, dealing with the water pressure of a cheap motel shower, encountering housing challenged people living/loitering in the parking lot, not having work orders fulfilled, and dealing with combative and incompetent property management, this might be the place for you!
We lived here for 3 years and would not have moved if our office didn’t relocate making for an unreasonable commute. The location is perfect! Access to walking trails, grocery shopping in walking distance, restaurants, and close to 217. The staff is friendly and responds so promptly to maintenance requests. More than enough parking. The grounds are very well taken care of and they’re always making improvements. I was always comfortable with rent increases because I could see they were going directly back into the community with hosted events, upgraded gym equipment, dog park addition, upgrades to pool furniture, and paving/landscaping. A really great place to live, I would definitely move back.

I really appreciated their level of professionalism as well as personable attitudes. The location is great! The property is well maintained. Everyone takes pride in addressing any concerns. The apartments themselves are not too bad. The more updated ones have a nice patio and fireplace and nice open kitchen layout. The maintenance staff are great too. However, due to the management I would advise looking elsewhere in the area for an apartment. There are comparable places near by I would check out.Management is inconsistent and every interaction with them small or big is a headache and combative. I would e mail asking simple questions and get a defensive four paragraph response. Any events planned or announcements always had to be rescinded or changed and had so many spelling errors. The whole atmosphere from the management is unprofessional and unorganized. If you call you get someone giggling saying oops numerous times and being perpetually confused or someone aggressive.Also, no concessions were offered during COVID except that you can use a credit card now to pay rent. When asked if there would be a rent decrease due to all facilities being closed for months I was told it was a privilege to have a place to stay and whats going on goes beyond my need to work out or swim... it was bizarre. They also constantly send ads to your e mail for Hello Fresh but then ghost you when issues came up.Moving out was chaotic too, honestly if you live there now get a paper trail going. They charged us a standard fee over 200 in cleaning fees and added a sanitation fee due to COVID which did not exist when we signed our lease. We left the place in really good condition but were told due to COVID they wouldnt do a walk through with us then tacked on charges. They also took utilities out of our deposit without us knowing.Weve rented in other areas nearby and loved it. The apartments themselves at Seven West are not worth the hassle of management. Check out Park at Greenway the complex is beautiful and management is so great!*In the mangers response they got my husbands name wrong...and they keep e mailing me after weve moved out asking how they are combative.. not fun. Keep searching in other areas stressful management is not worth it!

I recently finished the application and move-in process here at Seven West at the Trails. The leasing consultant that I worked with, Diana, was incredibly helpful throughout the entire process. I was able to find the apartment that fit what I was looking for and was able to move through the entire application process very quickly with Dianas consistent communication, even when I had questions. Looking forward to a great year here!
The staff in the leasing office are so nice & welcoming! Anna, the assistant manager, was so kind & made sure to answer all of our questions(& there was a lot!). The apartments are super cute and the location is ideal with Starbucks and Whole-foods both within a 5 minute drive. I would highly recommend Seven West if you are looking to live in the area!
I have lived here for about 4 years and the neighborhood is wonderful. I love having close access to shopping and public transit, and the staff here are attentive and easy to contact.
This is possibly the worst interaction weve had so far while looking for an apartment. The first interaction was the day before Thanksgiving when we asked early in the day to get pictures of a unit we were interested in. They said they would send them right over, however they didnt send them until 2:51PM which ironically happened to be 9 mins before they closed, which meant we couldnt come tour the unit. They told us we could come view it two days later on Friday so my boyfriend toured the unit and told them we loved it and they told him they would email us a link to apply. An hour went by and we received no link. When we tried to call no one answered the phones. When they finally answered an hour later they told us someone else had an application in on the unit. So either they had us tour a unit for no reason knowing they had an application in already or they just decided to give it to someone else. I work sales and this sort of behavior and lack of customer service is unacceptable. I really hope they can get their employees additional training :)
I like this apartment complex because all looks very organized, the staff that work in the leasing office are very helpful !
We just moved in over the weekend. It was pretty much as smooth as it could be. We were missing blinds on our living room window and was fixed promptly at move in.I lived here long time ago, decided to come back. The grounds are clean and quiet. The office staff is friendly as well as maintenance staff.So far so good!

I would give the management a 0 star if I could. I lived here for two years and I have never worked with management like this in my life. Do yourself a favor and look somewhere else. Management is rude, prejudice, non accommodating and overall just terrible people. Please do not live here

My husband and I moved in January and weve loved every minute of it! Everyone at the office is super pleasant and helpful, maintenance requests get responded to within two days and the property is kept clean and shiny; also the rent is cheaper than other places around the area. We love the units we have moved into, even though they havent been remodeled theyre still beautiful and spacious places to live in, now you can only imagine how gorgeous the remodeled spaces are. We recently renewed our lease and upgraded to a 2 bed/ 2 bath, and the place is all we dreamed of! So glad we found Seven West!
They’ll send you $700 bill after you leave, no matter how clean the unit is. Worst office managers and maintenance.
Beautiful community with a walking trail. Quiet and great amenities! Lots of parking available and a convenient way to throw away the trash.
We have toured Seven West at the Trails. If only they were in the school district we were looking for :( Beautiful community however, love the kitchen! My fav is the sparkle white quartz counter tops, kitchen island and gorgeous back splash. It even comes with a microwave. We also love the location. The walking trails are ideal for dog owners. I would highly recommend living here. Five star for sure!
One of the worst renting experience of my life...
I helped my sons find an apartment in late October-we selected Seven West property for two reasons:1. Brandon’s excellent customer service skills. He immediately replied to my email inquiry (Like less than 5 minutes! Some properties never, ever, replied to my inquiry!) and he helped my sons choose the apartment that best fit their needs.2. The apartments we looked at were all immaculate and the property looks well cared for in general.
Going on year 3 for leasing here. Love being close the play ground and walking trail near by. Like using the rec area. And up grades to the pool are really nice. Our maintenance requests are always handled quickly. Would have given a 4 but I would like to see the playground area updated. :)
My husband and I are about to renew our lease, we love it here! The grounds are kept clean and very maintained, great trails nearby too. Maintenance guys are always friendly and wave to you as they drive by and they have pet cleanup stations throughout so the people who have dogs can easily use. I have seen the garbage overfilled a few times but its usually a long weekend on a Sunday evening and its all gone and cleaned by Monday. Lastly, I feel safe walking around at night in the area.
Any maintenance request we have had at this point was handled professionally and quickly. We have absolutely loved living here so far. Love having a great fitness center on site and love how friendly and helpful the staff are. Ana did such a nice job with our move in. The renovated units are very aesthetically pleasing and I am so glad we chose to move into Seven West. Highly recommend!
I’m kind of surprised by the reviews. I lived here for a few months with no issues. If you pay your rent and act like an adult you’ll probably have much less to complain about. Yes, the apartments are older, but the renovations are nice. The grounds are absolutely beautiful with trees everywhere. The management was always helpful to my family. Here’s the thing... living in apartments sucks, and you are going to have to deal with neighbors and that’s part of the situation. If you’re expecting it to be quiet and perfect all the time go buy a house...but, those aren’t perfect either. Be reasonable people. This is a nice and safe place to live where kids can attend excellent schools.
I just moved in over the weekend and I absolutely love this property. Everyone in the office has really made this process so easy, I cant thank them enough.

Definitely my favorite apartment I have ever lived in. The remodeled 2 bedroom floor plan I lived in was perfect for me and my teenager and would be perfect for a roommate situation. I loved the hard woods and updated kitchen. Beautiful finishes. The grounds are beautiful and well maintained. Noise upstairs was a minor issue but not report-able in my opinion. Management is hard to get a hold of but maintenance has been prompt and professional. I am sad to leave, but a house awaits me. Hopefully the move out experience will be as pleasant as the last year here.
I hate to give a sub par review for an apartment, but hopefully it helps prospective and future residents. The facility and grounds at Seven West are well kept and quite nice. New appliances, nice people, etc. However, after you are moved in, communicating with management is near impossible. One caveat for people interested; if they are offering free rent, and you inquire whether the gift cards that they give you can pay for rent, they will say yes, but this is not the case. You can not use the moneys they give you for free rent to pay rent online, as I was assured I would be. The staff was very helpful during my move in and frankly have continued to be nice enough. But they never...ever answer the phone. I called last week, during business hours, 8 times with no answer and no response to my voice mail. I travel frequently and have to deal with many things over the phone, but they were not much more helpful while I was on site. I have been improperly billed for 2 months, including accrued late fees and have been told for the last month it would be solved, but it still has not, to date. Ultimately, unless you are willing and able to be in the office frequently to clear up fairly frequent issues, I would not encourage this complex for you. Again, the facilities and neighbors have been quite nice. But the other challenges, in my situation, have outweighed the positives in the community for me. Happy hunting.
Dont live here unless you want really lazy landlords that are incompetent at doing simple math equations. Ive had a problem with my rent since October and they have never taken the 3 minutes it would take to fix it though I complain every month and I even took the time to do the math myself and provide it to them. The ladies in the office are nice and its not them who does this, it is their boss, but whoever is in charge is lazy and/or incompetent. Also, these apartments are prone to mold because they are built partly underground.
There is ONE person in this office who has been helpful since I moved in. Kat. Also, the maintenance staff. I spoke to the assistant manager and asked for a one day extension on rent although I had been given one upon move in before. I was given a solid no, even though I explained I had missed work due to medical issues. The late fee here for one day late is $200. I had to take a cash advance on my credit card to pay this. I understand policies and leases. I do NOT understand a lack of human kindness or a $200 late fee on a one day late rent with a solid explanation. I asked for a rent credit after having NO USE of my shower for a full month due to a clogged pipe issue that was not my fault. Again, zero compassion and no credit given even though my apartment had been rendered a 2 bedroom 1.5 bath at that point and I had been paying for a 2 bedroom 2 bath. As I said. I understand policies, leases and rules. You won’t find any compassion with fee waivers or credits or even a 1-2 day rent extension here or even an apology for repairs taking months to complete because the office staff did not answer my messages repeatedly or communicate to the maintenance staff that the repair was still unfinished. In the end, I was left with damaged belongings in my bathroom, a huge mess of Sheetrock and spackle to clean up, loss of the use of my shower for a month and zero craps given until Kat took care of things for me. She deserves a raise. I’ll be out of here when my lease is up. $200 is ROBBERY. Even if you’re an hour late on rent, that’s the late fee. Update: currently filing lawsuit since $200 late fee violates Oregon and federal law. Rent anywhere but here unless you have a lawyer read your lease first.Another update regarding their response: My lawyer is now representing me but to anyone thinking of moving here, consult your attorney first in the legality of the lease you sign.
The apartments are nice and clean, the community is sage ad very family and pet friendly. The only issue was that the front office lacks some coordination. you have a 50/50 chance of being notified if you have a package in the office so its best to keep track of your own orders. It is also difficult to get a parking spot, we had to go into the office several times to request one and were frequently told they would put our name on the list to give us a call, but as we never got a call and one day walked in to find out 3 spots were available it was clear that was no list. Overall its a nice place you just need to keep track of your own things and not rely on the front office.
Called 4 times in the week and left messages. got NO response. decided to show up anyway and no one knew what their prices were or how to get them. they showed me 3 apartments. one which was dirty and not finished. the first was small and unimpressive. the model was beautiful. of course they were too expensive for their size and for what they had to offer in my opinion. They did mention parking sucked. If I ever had an interest in their apartments, their lack of concern for me and what I wanted was a deal breaker. Its been a week since my visit and I still havent heard from them to persuade me in...
Extremely disappointed in the Seven West management team. The team in the leasing office is amazing but after a maintenance issue was not handled properly or respectfully by the manager, I will not be renting here again. The manager was very rude in correspondence and did not respond in a timely manner several times.
Apartments themselves are quite nice. The main issues I have is A) there is no reliable internet in my apartment. I have tried both XFinity which constantly cut out every 30min or so and now have SimplyFiber which, albeit better, I can only get a max of 15MB/s which is barely enough. Before leasing here I specifically asked if internet was good and reliable and I was assured it was. When confronted with the issue I just got an I dont know thats weird. B) Being on a lower floor, the noise of the upstairs neighbor is an issue that continues to be ignored. Ive called their Courtesy Patrol number twice to which I first got immediately hung up on then the second time took 2 hours to get to the location and then offered no solutions and left. C) Some neighbors like to leave their trash by the front door to which all the critters get in and spread it everywhere. So far Ive heard nor seen any solutions to this problem either.Overall, the people in service are pretty nice and the units are well furnished but I do think Ill be leaving once my lease is over here.
Friendly maintenance staff and the leasing office throws free get togethers with breakfast for the residents. Its been a really nice place to live. Thank you!
Absolutely no parking anywhere. High rates for rent. And management unwilling to work with you on any circumstance. Dont recommend this place for anyone who has more than one vehicle unless you want to pay extra to park on the facility
I am giving Seven West 1 star due to a serious maintenance issue we experienced while living there. Labor Day weekend, our garbage disposal clogged and every time the person above us used his water, our sink slowly filled. We needed to empty the sink 3 times a day to keep it from overflowing (picture attached), and our dishwasher overflowed multiple times all over some of our expensive personal property and ruined it. The smell of backed up garbage disposal water permeated throughout the apartment and we needed to cover the sink with saran wrap to live in the apartment more comfortably. We also were not able to go on a trip that we paid for because the sink would have overflowed and ruined the property if we left. It took a week for Seven West to resolve the issue. When we asked for a rent reimbursement (and were very clear that we did not expect Seven West to pay for our personal property or the trip that we had to cancel) due to the amenities guaranteed to us in our lease not being upheld, we received extremely unprofessional emails from Brett, the manager, and were given a $100 credit instead of covering the time that the lease was not upheld. I am not typically the type to leave an online review, but this experience has led us to never recommend Seven West to anyone and we will not be continuing our lease after it is up.
Do not move here! I first moved in 2 years ago at a rate of $700 base rent (add water/garbage on top of that). In order to renew my lease this year, they want over $1100 for this little 600 sq ft apartment. I know rent rates are increasing substantially in this area, but for over $1100, you can get a larger, cleaner, and nicer apartment in the area.The window sills are prone to black mold. Im pretty sure that all they do is paint over it with white paint instead of thoroughly cleaning it before someone new moves in. Getting maintenance work done is almost impossible. I had a water leak under my sink, and they took over a week to come by and fix it. Now I have water damage under my kitchen sink, which they will probably charge me for when I move out all because their maintenance crew took their sweet time responding to my request. And my kitchen light went out, and I had to put in multiple requests before it got fixed 3 weeks later.And dont bother paying extra for a reserved parking spot. I am paying an extra $15 a month for a reserved parking spot that constantly gets taken. Occasionally its by other residents or visitors, but 4 out of 5 times it by the apartment workers themselves! They always park their golf carts or their maintenance vans in my spot. Despite the complaints Ive made to management, they still do it, basically taking my extra money and running.
Really enjoyed living here when Wyndham was running the show. The new management is okay. Had a rocky move-in experience to a different apartment within the complex. I will most likely not be renewing my lease again. Very nice maintenance staff. I feel like it’s hit and miss with management. I’m a little disappointed with them not following the dog rules stated in their lease agreement. A little spendy for what I actually live in, but overall an OK place to live.

Kat was very helpful in willingness to help me find my friends building. The property is two properties that were acquired and merged though management fails to update mapping and buildings.Kat told me to come around behind the desk to take a look at the map of the place since she couldnt print it. Manager came out a few moments later yelling I had to get away from her and on the right side of the desk.Management is horrible. Dont bother even with tours. I hate to imagine what its like with their poor horrible management while being a renter.The property maintenance staff ended up directing me to the building.
Whatever you do, DO NOT move into these apartments. My family has dealt with 8 months of straight hell living here. A month after we moved into a bottom floor unit, the new upstairs residents decided to move in at 10pm and keep unloading their items until 5am, completely inconsiderate. They have been stomping, screaming, and slamming/crashing items throughout all day and night hours. We have notified the office, and even sent in high quality recordings and were met with silence and no response.The last straw was when they illegally trespassed into our patio to climb into theirs. We felt completely violated and didnt know what to do. We called police and filed a report. The police had said if we had called just as they trespassed, they would have gone to jail. It wasnt after my sister contacted the corporate office that management responded. They had stated they had spoken to the neighbors about the trespassing and noise, but the disturbances are still occurring nonstop. They even do their laundry, because they are smokers, who have been caught smoking on other peoples cars on the property even though it is supposed to be a smoke free environment, till super late at night, even 24hrs straight of us hearing their washing machine/dryer.Even on one day, as I was walking to our unit, the upstairs neighbor would not stop staring at me from the time I parked her car and walked home. I feel completely unsafe living in this unit. Management would not make them move. The manager, Brett, had told us we should keep reporting noise occurrences to basically annoy them out of their lease. That is absolutely ridiculous to make us deal with these noises, to try to do something that obviously isnt going to happen (breaking ones lease is not an easy task).The office staff are unreliable and unresponsive. We are being forced to leave earlier than our contract due to this poor handling of the situation. Even the most basic requirements of keeping the complex clean is too hard for the staff to do. The trash is constantly overflowing, causing other units to be reporting rats. Doors are not screwed correctly, windows leak air, and water pressure is terrible. Our water is turning our tubs and dish rack red, this is also concerning.If you dont want to deal with unprofessional staff and broken down apartments, DO NOT move here. To them, the money from a terrible resident is more important than the safety and well-being of another.
It’s been good so fair the staff been nice I have not had a problem with parking and I got a garage but it’s kinda fair form my apartment. The apartment are pretty nice

Great location. Not the best, but good. The office doesnt respond very nicely or timely to phonecalls and are rude and appear to always hot potato us. Maintenance team are friendly and not rude. Good community pool and gym. Walls are thin, very noisy, and hard to contain noise from my two kids who are 2 and 4. Grounds are clean and the trash area is nice and we can actually throw our trash our without worrying that its overfilled.

Unsure how someone could post a favorable review. Continuously upping rent on outdated apartments. Horrible communication and record keeping. Open hot wires under the 1980 leaking dishwasher that they replaced with a 1990 model with incorrect roller. Doesnt roll out because its to thin for the tracks. No tow company contracted for tows for 1.5 years, but they sell you spots. Now they have a tow company that only the manager can utilize. They dont tell you that until you call back 2 hours after they say they will be there. The manager leaves at 5 and they have no after hours team. Maintenance department muddied my floors and used my towels to clean it up. I could go on for days but Ill leave you with this, do not rent here.
I love these apartments. The pools are great & the hot tub is always opened. The trails are great to walk around & everyone is so nice.
Trash over flows every week!!!! Weve had same broken dishwasher, fridge and washing machine for 2+years now. Sneaky and deceptive at best.
If I could give less than 1 star I would. I have been here over a year and nothing has improved. First problem: none of the gyms were open for 6 months, sana never worked and hot tub was said to be under construction from October 2015 and still going on.Second problem: I called in the office everyone month to ask what my total was for rent including utilities because they never once sent me a bill and then 3 months later I was told I had not been paying for any utilities and blamed it on me saying I should have known better and when the total was close to only my rent bill it should have been a red flag. They made me pay over 200$ and said that even though it was their mess up nothing could be done. Third issue: office closes about 30 minutes early and as I get off at 6pm and need to pick something up at the office that is supposed to be open till 7pm and I show up and its closed makes it almost impossible to pay bills since they have no night drop, and makes impossible to pick up packages.Forth issue: I have called the office about 4 times trying to pay rent since their online system wasnt letting me pay and they have no night drop so I was unable to pay rent and finally had to be late to work to pay my bill. This is the worst apartment complex ever. They have changed owners 3 times since Ive been here. No improvements.
This place is horrible, management refuses to call you back, wont even answer emails. Promise by manager of property a itemized bill, still havent gotten it. Maintenance never fix my dryer, with the amount of lint that they pulled from the dryer could of started a fire. Dryer still not fixed been 4 months. Moving out, rude service, trash is piled up, there rats, rodents. Better apartments elsewhere.
Awful customer service. The front office staff is lost, and are not on the same page with one another.I was quoted at 1,010 for a one bedroom, then came in 5 days later to put in an application and they tell me that same apartment is now $200 more than my quote.Not only was the bogus quote frustrating, they also told me they made the mistake of saying it was renovated, when it really wasnt.I dont expect everything to be perfect while looking for a apartment/condo, but this experience couldnt have been worse.
We have lived at the community going on 3 years... I walked out to my car this afternoon to a BIG RED FINAL WARNING TOW sticker on my vehicle. It’s interesting because we have paid for parking since we moved here. What is even more disgusting is the way the office staff treated us when we went in there asking why they put a sticker (mind you the glue is stuck to my window) and was told they have no way of knowing if we pay for parking. Our neighbor was on her balcony the whole time this overzealous, condescending leasing agent was punch drunk placing stickers on cars and our neighbor told her don’t put a sticker on their car, I can tell them to talk to you guys, she did it anyways.The irony about the whole situation is the leasing agent claimed they had no way of knowing if we were paying and they leased my parking space out to someone else even though she had the opportunity to come to our apartment since our neighbor told her who we were...As the girl who was ticket happy walked back into the office I asked her why she put a sticker on my car she just laughed and walked away! This whole situation is INSULTING. We have always paid our rent on time and never late and never bounced a check, we get along with all our neighbors the whole incident was not only insulting but embarrassing to our reputation. The property made us look like we are STEALING parking from them!!! No apologies from them, it’s made me realize how unvalued we are as residents here...We will be canceling our parking since they are crooks and will double lease your parking space...and we will not renew at another inflated renewal price..they do that to you here, you get in at a reasonable price then they jack your rent really high the next year to make up for the prior year!!It’s truley unsettling the way long term residents are treated!!The property is also NOT a SMOKE FREE property...don’t be fooled by that either I have cigarette butts by my car because people smoke under the covered parking...DO NOT RENT HERE, THEY ARE NICE AT FIRST BUT TRULY DONT CARE!!! THE LEASING AGENTS HERE ARE NOT NICE AND TRULY ONLY CARE ABOUT GETTING YOU IN AFTER THAT YOU DONT MATTER TO THEM!You have been warned, don’t be fooled by the leasing office and the renovations...note they only paved by the leasing office and the front of building where you first enter, so it’s looks good as you first come in. The rest of the property is old and falling apartnote the rest of the property so don’t be fooled by the entrance of the property and the model apartments they show you, that is not reality hereYou have been warned, I would just hate to have anyone else treated the way we were today so if my review changes your mind then that’s a small victory for all of us renters that get taken advantage of and treated bad.
It looks like Seven West has become an avalanche of one start reviews and after my experience that isnt going to change with this review. Take these recent reviews seriously folks as you navigate through choosing a place to rent. There is merit in them. Let us start with positives at the apartment complex. Had minor maintenance problems but to be fair, they were fixed promptly. The front office staff is a revolving door but Ana and Kat (Jordan who left last year) certainly try to assist so kudos to them. Close to Progress Ridge so location is okay. Rent is borderline extortion rates but the area is pricey period so... 6 months ago I noticed that my complex building was literally half empty.So I started to analyze Seven Wests business model and thought what is driving this? The answer in my opinion (well many opinions based on other reviews) lies with the current property manager Brett and the assistant property manager Parsam. When it came time for my lease renewal, I electronically sent in my docs (well before the deadline February 3rd) at the beginning of February only to find they never bothered to complete their end of the 2 month lease renewal so by mid- February I found myself in the office stating repeatedly does anyone feel like doing their job and signing it, and sending me the updated lease? (Thanks btw Kat for finally doing that). But the best was yet to come. I moved out on April 4 and left the place spotless. We worked for 2 solid weeks on cleaning the place (some of the 80 pics I took are over on yelp). I was told the move out inspection was done by the maintenance supervisor so we arranged to meet with him April 6th 8 am. I brought along a very credible witness as we met with him. He walked through the whole place in 15 minutes stating everything looked great (exact words) and thank you so much for doing all this. We though okay we all agree the place on move out is basically move in ready so I will await my $99 deposit refund. Instead, I get an email weeks later final statement and was shocked ( honestly after previous interactions with the property management team not really..) for carpet charges $75 and by far the most egregious charge a $135 full unit cleaning charge? The carpet was deep cleaned twice BUT Seven West relies on a (common) loophole in their lease that states (per ORS 90.300) (iii) The written rental agreement provides that the landlord may deduct the cost of carpet cleaning regardless of whether the tenant cleans the carpet before the tenant delivers possession. So...well you folks get it.. As for the $135.00 cleaning charge? There was nothing besides some simple document with a 69% on it and then a few photos basically substantiating MY claim that the unit was completely cleaned and that charge is in essence, acting in bad faith.So I responded electronically at the beginning of last week stating that the inflated cleaning charge should be removed immediately or provide me a detailed, itemized official documentation supporting this charge. Still waiting for a reply. The demand letter is the next step if I dont receive an adequate response over the next few days. I consider myself a very fair person. I had a perfect payment history at Seven West. Not once late with the rent etc. If the charges are removed, I will update this review and state that they did the right thing . Based on the cascade of negative reviews pointed directly at the property management team, adapting a servant leadership style (management concept) towards the tenants might turn it around before it is run into the ground completely. Rather than nickel and diming tenants to cover costs for those empty units, bad faith charges, disorganized accounting ledgers etc. communicate promptly with tenants and come to a mutually agreeable solution that benefits everyone.In the meantime folks, you the prospective renter need to cross this off your list ASAP until sweeping changes are made.Kevin
Just a heads up for anyone considering this place to live. I think its only fair to know that the amount you pay for rent is not officially determined until the day you move in. You read that correctly. I just called the direct office for 7 west at the trails and confirmed this. I gave the scenario so if I put a deposit down on an apartment on Feb 20th and move in on March 10th my rent is determined by their forecasting tool when I move in on March 10th. So the website prices are literally only good if you move in that day. I was looking at one and it literally jumped up $60.00 in less than a day. I have never in my life heard of an apartment complex doing this. It seems like massive scam to get you locked into a higher amount on rent when you have no place else left to live since youre moving in that day.
Lived here just over a year, first off this place has turn over of people working here and living here faster than Ive could imagine seams people quit before they work here even a week. When I moved in I was told they would be renovating one office into a hang out area with fast wi fi and the other would be turned into a big work out area. They said it would be done in 4 months I moved out 14 months later still nothing even started on the renovation. The small gym they do have has all broken machines, the 13 in TV wouldnt even work. When I switched to month to month they charged me 200 extra a month even know my contract says it would only be 50 extra a month. They can legally do this as I have read but that is a bait and switch as I was counting on that when my lease was up as wasnt sure how long Id need an apt. I found when I was moving out also that there was black mold in two areas in my apt, both in dry areas. Seams they just painted over the Black mold instead of getting rid of it. I called to see why havent got my deposit back as was told I owe them money when I left the apt in the same shape I got the place in, they even said I had to pay for repairs, which is crazy because nothing was broke, but if something was they would have to pay for it not me. Try another place if you dont want a head ache.
Do not move here! We moved in back on 2013 and paid about 900ish for everything (rent,water,sewer,garbage and reserved parking) once the new owners took over it went to 1273 just for rent. If we were to renew they wanted over 1300 for just tent. We gave notice and they have been being held through the whole thing. We have complained about black mold stove we moved in but they did nothing. Im pretty sure its why my son daughters have such bad health issues. Im so glad to be done with them today

I have to agree with Kayla and MJ. I have lived here since November of last year and have been dealing with excessive noise from the people upstairs. I have received nothing but excuses upon dealing with Parsam and Jordan. I keep getting told We have talked to her yet the noise continues. I love getting roused from a dead sleep at 530 on weekday mornings and 730 on weekend mornings because my apartment is shaking from the people upstairs trodding around and her kids running around and wrestling. I also had two maintenance issues which while I was out of town I was called and told they didnt have my permission to enter while I wasnt home. I gave them permission over the phone. Its now been 2 weeks and maintenance still hasnt shown up. The clubhouse is locked and unusable until they figure out how to keep peoples kids from trashing the place. There is nothing better than paying for amenities you arent allowed to use. Parsam is rude and dismissive and there is never any communication in regards to anything when dealing with the front office. Avoid this place at all costs. I actually still live here and will be looking at places to live this weekend so I can get some peace and quiet and no longer have to deal with these people.
The rent was a decent price considering the elevated prices in the area but the fact that nothing is included in that price is ridiculous! Parking is an extra fee and what little visitor parking they have, sometimes you have to park very far from your apartment or across the street in the shopping complex because there is no parking available. There were a few visitor parking spots that had vehicles that never moved! The office staff is friendly but cannot give consistent answers for questions. Only one staff knew the answer for all questions, everyone else would give a different answer. One of the benefits to living here was the non smoking policy, but countless times I witnessed people smoking. I called Knight Hawk many times to complain because I am allergic. I only lived there for a year and do not recommend this apartment complex to live in.

The leasing office is never helpful when you have an issue, leasing office employees are very disrespectful and very unprofessional. Same issues keep happening over and over again and they do nothing about it or come up with any solution. Parsam Javedani, assistant manager is very disrespectful, never listens to your problem or try to give you solution. Try to avoid renting apartments from 7 west, horrible customer care and overly expensive.
Rent went from 925 for a two bed to 1400+ this company is whats wrong with this town.
