It’s been a few days since move in and I’m really blown away. Two best things are staff, and the infrastructure.Starting with point one. Most of the landlords I’m used to dealing with are absolutely horrid and unprofessional. These folks know you by name and are the definition of professional. They were exceedingly helpful during my move in and response fast to all my emails. They enjoy talking to and helping tenants and this is something that just really makes you feel at home despite being so far away from home (if you’re a student like me). They are also highly knowledgeable and they won’t pass you onto someone else. The policies are very clear and they provided a wonderful move in handbook that clarifies the contract and day to day life and policies in a super legible way (I hate combing through contracts, always read the contract regardless, but the handbook is a great reference if you’re new).Point two. This building has it all! A little convenience store open till 10 inside the lobby. A modernized package system using Amazon-lockers type system combined with a secure package room, both of which update you on deliveries through an app and require a code to enter (your packages will never be stolen). They have a huge laundry room downstairs with LAUNDRY SPECIFIC CARDS. NOT QUARTERS PEOPLE. I HATE QUARTER MACHINES!! It’s some prehistoric stuff. You literally buy a card like a bus pass and can load money into it and use it for the washers and dryers. And they have a tiny gym, and a pool. AND a covered parking garage with fob accessible entrance. I mean what more could you want? Yes the rent is more than a townhouse downtown, but it’s FAR less than comparable apartments downtown and in fells point. AND AND AND- the renters portal. Beautiful interface, easy to set up autopay, request maintenance, send messages, see notifications. They send updates regularly through that/email.I’m currently paying 1365 for one bedroom with a dog, the one bedroom is nearly 800 square feet which is really more than enough for one person. I may downsize to a studio to save a little on rent next year, but I really love it hear and hope to stay long term.Again, it’s above average in price but the value is totally there. And it’s also great being pet friendly because you get to see so many dogs and they are so cute!

Love the pool but think that management should be more cognizant of the non residents who PAY for a membership. I heard thru the grapevine, and not HH, that the pool was closing about 10 days early this year due to staffing issues. An email list serv to announce this type of thing and other pool related delays, etc, isn’t too much to ask for someone paying to use the pool. You aren’t just doing us a favor by letting us come to your pool—we are paying and deserve to be notified of things that effect our membership

I chose this building because I knew from a current resident how excellent, professional, friendly, and responsive the staff is. Having lived in a great unit within a building that was poorly managed in the past, I know first-hand what a different the staff can make, as well as the commitment on the part of the building owner to keep up the property and hire and retain first-class staff.

I lived in HH for nearly 2 years and I really enjoy my stay. It is not perfect, but it is one of the best near JHU (during my stay). Overall, I would recommend it!Pros:1. The staff is friendly and helpful. The maintenience is always done in a timely manner (usually within 24h) and they will also leave a note when it is done.2. The amenity is good (gym and pool). They might need some updates for gym.3. Renovated elevator and package room/locker (passcode required).4. All the rooms have balconies so you can enjoy the sunshine (precious especially during lockdown).5. Controlled accesses and surveillance camera in lobby and entrances.6. Good location. It is a stop for JHU shuttle.7. Parking lot is assigned. And they take it seriously.Cons:1. The garage is not very spacious so you must be careful for parking. Watch out for pillars!2. The apartment has hardwood floor, so you may hear the sounds upstairs.3. Roaches can be seen. Pest control will be provided...

We are living here about 2 years and we are pretty happy to belong this community. Now we have renovated elevators! The friendly staff is always ready to help us.Hopkins House is located in a pleasant and convenient neighborhood nearby bus stops, grocery stores and Hopkins shuttle.The apartments are great with huge windows. The balconies are a perfect place to enjoy the view and the sunset.The building has some nice amenities like gym, lounge, pool, conference room and Deli. Hopkins house is also a real pet friendly place. Our dog feels good to live here.

I really like my place here and the location is great. The staff are super responsive and helpful. Plenty of common areas to hangout with friends...plus they added secured mailboxes which is awesome. And they have space for frozen/fresh food delivery too! Walking distance to grocery stores, movie theaters and spas. Love it!

After 31 years living in Tuscany/Canterbury, last fall we sold our house and moved two blocks away to the Hopkins House Apartments. We love our spacious, airy two bedroom apartment with floor to ceiling windows and wrap-around balcony! The building is well managed - the halls are vacuumed daily, and the common areas on the first floor are cleaned and sanitized every morning. They respond promptly to requests for maintenance. My wife and I have lived at Hopkins House for a year and we couldn’t ask for a better place. The staff is so nice and friendly. Our apartment has a wrap around balcony with an awesome view of the Johns Hopkins campus. It is located in a very nice part of town and is super secure. The amenities are always clean and well kept. Having the deli/market downstairs is a real plus as well. I have really enjoyed living here.

I live here for over a year, I LOVE living here. Its so convenient and pleasant. We have good neighbors and all the staff are very polite, friendly and kind. The maintenance team is always fast. The apartments are spacious and ventilated. The balcony is a differential and my favorite place. Here is really a pet-friendly building, my dog ​​loves it! We have a gym, lounge, pool and the Deli. The HH is located in a great location with nearby bus, easy access to Hopkins shuttle and Giant.

Ive lived here since 2017. The apartments are nice and spacious, with ample natural light, and the location is excellent. Other highlights of living here are:- The maintenance and front office staff are very competent, work orders and other issues are addressed usually within a day.- The package locker system works well for receiving deliveries.- Hopkins deli is right downstairs and is very well stocked.- The building gym is great in a pinch.- The laundry machines are new and work well.- The elevators are brand new (2019-2020) and work well.- Its on the Bluejay shuttle line, which is great if youre affiliated with JHU.

I am officially a new resident at Hopkins House Apartments and it is nothing short of amazing. The staff is extremely friendly and efficient. They made my move easy and offered help whenever needed. Yasmin was awesome! The location just opposite to the John Hopkins University and close to everything you could possibly need. As of now I cant think of anything to complain. I was searching for a place for my daughter who is attending Loyola, the building smelled good, and was very clean. The leasing office staff was very efficient and helpful. They didnt have the apt size available I needed so we signed a short term lease at another property and will be applying in Jan 2019 for an apartment. Oh and they still send emails to update me on the availability as well!

Ive lived here since I started graduate school in 2018 and I must say, Ive really enjoyed my time here! The leasing office and maintenance staff are a gem (shout outs to Michelle and Sylvere) and have been very responsive to my needs! The apartments are spacious, and the balcony has been a godsend during these times. The building is attached to Hopkins Deli, which is also very convenient. The building is well maintained and the common areas are a nice reprise when needing a new environment to work in. The building is across the street from JHU, which makes it super convenient for students. Overall, a really great building to live in that is ideal for JHU students.

I just moved in and had received excellent customer service from both the leasing and the maintenance staff. Everyone were always accommodating and friendly. They are very prompt about taking care of any needs. Nice and quiet neighborhood. Overall good, somethings could be improved on. Apartments conveniently located to restaurants and shopping. I highly recommend this community.

The Hopkins House is a wonderful apartment building to live in. Located close to Baltimore City and JHU, this apartment building allows its residents to live comfortably due to its close proximity to the city and other employers. I use the pool and gym regularly, both clean and aesthetically pleasing. I can confidently say that I would recommend the Hopkins House the family and Friends!

So far, the staff is great. I love the apartment. Its nice and spacious. Residents are friendly and very helpful. I love the pool and am very excited and waiting to open soon. I really love my neighbors. The area is very safe and comfortable. The parks are very close and its good for walking. I stay on 16th floor and the view from my home is so beautiful.

Ive been at Hopkins House for 3 years now and absolutely love it and for many reasons! The locations is great and I can walk to grocery stores, restaurants and shops. The building is well maintained and very clean. Any maintenance issue in my apartment is handled often the same day or the next. All the staff is helpful and courteous always. I also love the large windows and balconies, the apartment is well insulated and I rarely hear neighbors. I recommend it to all my friends :-)

I moved from Ontario to Baltimore City for the purpose of work so I was already really nervous about the move. To add to that I did not get to see the property in person. The leasing consultant sent me pictures, video and floor plans via email so I could get a better idea of what I was getting myself into. They were readily available via phone and email which I appreciated because I was at work during their business hours. Overall very good experience and now of course I am in love with my apartment.

I have lived at Hopkins House now for 6 months. This place is awesome. The apartments are bright and spacious, the pool is great. Everyone in the office is very nice and helpful. The building is beautiful and close to campus. I recommend this building highly. It is hands down better than most in the neighborhood.

I moved in Hopkins House last August and I do like this place. The building is well maintained and very clean. The staff is really friendly and helpful. Problems are handled quickly, and my frequent questions and special requests are effectively addressed. The person whos responsible for the maintenance is professional and proficient. The units are very big and spacious with nice appliances. The pool is great. It offers a well equipped gym. The apartment is well insulated and has large windows and balconies. I recommend it to all my friends.

I moved in this apartment last October, so its been 4 months when I write this review.[People]The people working here are nice and friendly, including office managers, facility etc.When I requested to fix some parts of my bathroom, they did it immediately.Also when I had mattress, which is oversized than delivery box (and is massive), they help to carry in front of my door.They could even help me when my car got its battery empty.[Room]Fine. Well maintained. Sometime I can hear neighbors talking/singing, especially in the night, but is acceptable.And has great view.[Facility]Elevator is fine - someone complains about it. But there are already three. And we have 16 floors packed with many folks. How can we improve this any more?[Convenience]One of the most nearby apartments to JHU, so very safe. Also it has a store in its lobby. Most of the item are overpriced, but should be very helpful when someone need beer in the night or when heavy snow.[Rent]can be paid online. Electricity/gas/water could go to $50-$100, depending on season.

With reference to shopping or grocery area convenience, I love this location. The apartment is very nice and up to date. The rent is reasonable. Minimal (if any) noise. The management office and staff have been amazing, hardworking and always responsive to any needs we had for the apartment.

I just moved in some months ago and so far I am a happy resident. Im glad I chose Hopkins House apartment as my home. Overall my experience has been wonderful. Maintenance was always on site and quick if I did have a problem. I feel like I live in a safe and friendly community. Sometimes I face the problem with the elevators but still it’s convenient to stay.

I have lived at Hopkins House for a year while I was studying at JHU and I loved everything about it! I loved the balcony and the beautiful view that came with it. I also loved that the stove was actually gas and not just electric! The management staff was attentive, friendly, and helped me with any concerns or questions I had. The maintenance team was also awesome. Any maintenance concerns were dealt with the same day I requested them. If I ever have to live in Roland Park again, whether it would be for school or a new job, I will definitely choose Hopkins House.

Such a beautiful building! I have enjoyed the pool this summer, but also the quick response of the office staff when I need anything. No building is perfect, but whenever Ive had a problem, theyve addressed it promptly. I especially appreciate how patient they are with the international residents. The maintenance staff are kind and attentive. They do their jobs so very well. If you have a broken a/c unit, they dont let you suffer. They find solutions! Glad I chose this place!

I love living in this building! The staff members are always helpful, the building is kept updated and clean, and the location is amazing (near to the University). There are amenities such as a gym, pool, plus little extras like the coffee and popcorn machines. There are often social activities and special treats around holidays.

One of the most frustrating housing experiences I’ve ever had. I’ve had 5 different leaks in my unit, with the last one forcing me to stay at hotel. While management will reimburse the expenses they thought it was a good idea for me to come back while they were still finishing up repairs. Not even a single apology when I can be back and my smoke detector was covered with a plastic bag, I had no ceiling so I could hear all the plumbing and mechanical units and my bed was basically inaccesible. Not a safe space. Left for hotel and then back and Contractors left my furniture all dusty, and some has been ruined due to the leaks. Yesterday there was dirty litter all over my bed cause they dropped the litter box pad over it. They promised they would cover my furniture but there’s tons of evidence they didn’t every day. Worst part is that I don’t think the building manager really understands the gravity of the undignified living conditions. The excuse “this is an old building “ is not good enough, especially in Baltimore where most buildings are older than this one. It’s all about the attitude of how to solve problems rather than wish that magically the tenants will stop complaining. There’s a lack of empathy, technical understanding of building systems and proactive solutions. The elevator project has been promised over the years, and the new Luxer box system was delayed for a year.If you are gonna pay that much money for a studio, RUN and go somewhere else! Not worth dealing with the management!Management kept saying they can offer other units and never got response, to several emails and conversations. I never saw concrete numbers or a rent reduction proposal. They kept saying is because I needed to ask, and I did, multiple times.

The only thing about this residential is its location, and view if you are in upper floors. Otherwise not good.Even though some maintenance staff try their best to do their job, but all in all you can consider the staff not doing their job as they should.The garbage smell is always smelled when you want to enter the building.

I would never recommend anyone to move to Hopkins House Apartments. I have lived here since 2012. In the last couple of year we have always had issues with the elevators, they are old, and break *all* the time. This last winter has been the case were almost every month we have issues with the water heaters, once or twice. Is either that the water heaters break, and we are out of hot water for hours (even more than 24 hours), or we have issues with the water tubes in general. Definitely awful experience to live here!

I have lived in Hopkins House for four years and enjoyed my time there. After my first year, the building went through a large renovation which improved the gym, lobby, and also created a lounge area for residents. Management has tried to be accommodative to residents and actively sponsor social events such was wine & painting, bingo, and other games. There are many families who live in the building which makes Hopkins House feel like a community. Management has been responsive to all of my concerns throughout my time here. Yassmin has been a fantastic part of my experience from my initial move in all the way till the end. She has been responsive to my concerns over the years and has always addressed them to the best of her abilities.

During these different times... Hopkins House has continued to be a wonderful community. With many residents working from home, the apartments are solid and I still dont hear my neighbors. Debra and her staff has continued to go above and beyond to make us feel safe and at home even more so during COVID times. And with BRAND NEW ELEVATORS, I dont have to wait so I dont need to share an elevator!! The location is superb so close to shopping, and beautiful parks and walking trails. I cant say enough...friendly, safe, and quiet! I love it here!

This building is a diaster. There is always water leakage, no matter which apartment you live in. The maintainence people come every other month to deal with it,but they just cant fix it for good, even after that fire emergency in 2017. I moved in because I thought water leakage wouldnt be such a big problem. But I was wrong. It greatly affects your life and mood in here. Dont even try this building, seriously.

Or maybe you dont even know water will cause short circuit.The first sentence of the reply of HH apartment is A water pipe broke at Hopkins House, but isnt that your responsibility to maintain the water system and repair it as soon as possible? I wish I could give this apartment more than 5 stars. The office staff is very attentive...Deborah and Yaz make an effort to greet me by name each time I come in and out of the building.The events (i.e ice cream social and hawaiian luau) that the building hosted for the tenants made me feel more than just another rent check. The pool, the workout room and tenant lounge meet all my needs. I am proud to call this place home!!!

Their horribly bad management caused water pipe leakage and fire, which made hundreds of residents (primarily students in JHU) homeless. Worse, after paying for residents living in hotels for several days, they stop paying since April. 18. Considering it will take three weeks to fix all the problems they caused, I would recommend potential residents seeking places to live to stay away from hopkins house. You will never know what horrible things you will come across.

This place is highly overpriced. The maintenance in general is bad. The elevators are out of service a lot of times. There was a big fire because of negligence which left all the residents without a place for a couple of weeks. Your packages can only be picked up during work hours. In general this place sucks but they charge rent as if it were a luxury apartment in a big city.

This is a stupid and unfriendly place for residents. The stupid construction and useless management causes a fire accident in April 2017. But the officials just ask everyone to get help from our own insurance. They do not want to be responsible for 1-3 weeks living trouble and expense.

There was a water damage incident around 5pm on Apr 14th, and the apartment management didnt respond promptly so that the water breakage caused a fire from the main electric room at 11pm, and the whole building was evacuated then. The building became untenable for a week.

We evacuated the premises at 11:45 PM on 4/14/2017 due to a fire that could have been avoided if the management paid more attention to the broken water pipe. The building is out of power and is not allowed to live until the power restoration that said to be finished in 1-3 weeks. Today is 4/17/2017, the management has replied that theyll not take care of our accommodation from tomorrow. Over 300 people will not have a place to stay from then, and the management has not provided a solution nor compensation yet!

Awful experience with staff responsiveness to tenant problems. The elevators are constantly broken, meaning you often have to choose between waiting 10-20 minutes for an elevator or walking down 15 flights of stairs that exit through a back door. Apartments are super noisy at night due to wind. Mice are endemic. Look elsewhere if you possibly can.
