Key to a pleasant living experience is accessibility and responsiveness. The current management gets A+- You can always reach the manager or member of his team and issues are addressed promptly and handled well. Not bandaided but fixed (so the same problems do not keep re-occurring). In addition, this management understands the importance tothe resident experience (and to those who drive through) of beautiful grounds,. The grounds are well maintained...and this includes the lovely foliage. The property has a warm and welcoming look. This manager and his team make The Reserve a pleasant place to come home to.

We lived here for 2 years. There was fire on apartment well that’s not the problem but after that day the management showed their true face. They are unprofessional and irresponsible. We stayed at hotel for next couple of weeks trying to get another apartment and in the middle of that they changed our door locked without informing us. We have our stuff over there and when we went to leasing office for key so that we can take our important stuff out but they want us to mail the manager for key and manager always end up being on vacation or delay reply or whatever. They have worst customer service and the one is meant to be half or less than that.

Maintenance requests are slow. Waited weeks for a hole in my ceiling from an old leak to be repaired. Still have the stain on my ceiling from an old leak prior to my move in. The upkeep is mediocre. The building is old but it could be better... the constant smoke smell from the tenant beneath me gives me constant migraines.... the pictures online are deceiving..The mice are a PROBLEM. They are relentless. Im ready to move and Ive only been here since December.

I lived here for almost two years, and can say that the first year was not-so-great (the previous reviews reflect the issues I also experienced). However, the property is under new management as of recently, and I will say there has been IMMEDIATE turn around in the complex. The new staff actually cares about the residents, and listens and fixes the problems tenants have. The apartment buildings are being renovated, and do look very nice now. They have begun adding more lighting, fixing sidewalks, and are overall really doing a lot of property-enhancing work that is sure to make the complex wonderful again. The apartments are so quiet- I NEVER had a problem with hearing any of my neighbors. It was so quiet, which was really nice for when I had to study. I have personally dealt with the new staff, and everyone has been great and easy to talk to. The area surrounding the complex is really nice, with shopping centers super close. Neighbors are all nice, and is overall a very quiet neighborhood. Had I given a review a year ago, it would not have been great, but I will say that this place is up and coming, and it is definitely worth a look! I would definitely recommend! :)

I have lived in this development for almost 2 years and I can definitely see major improvement. I initially chose this development because it is so cozy, quiet, and the grounds are properly managed. The staff in the Leasing Office are amazing, I call them the 3 Ts. They care about their residents and the community. They plan activities to bring the residents together and to let us know they appreciate us being here. Any issues I bring to them are immediately addressed and I enjoy coming home.

I love living here. Its affordable, a great neighborhood, a cozy wooded setting, and wonderful neighbors and staff. The maintenance staff are so sweet, and they take care of things very quickly. The office staff is also very respectful and helpful. As a dog owner, one of the biggest perks is the bark park. There are actually 2 on the property- theyre fenced in areas where you can conveniently let your dogs out.

I lived here for 1 year(May 2019 - June 2020)First week I moved the shower broke and maintenance took a full week to address it. Once the shower was fixed I learned that the drain for the shower/tub was clogged which also took them 3-4 days to fix. I ended up having plumbing problems all year. The Washing machine on my floor was also broken essentially all year so I had to go to other floors. Now the reason Im actually taking the time to write this review is because of their shady billing practices. The water bill they charge appears to be random. I lived alone but somehow my water bill would be $50-60. In addition to this, now that I have moved out they have charged me for an extra week of rent to weasel out of giving me my security deposit back and the numbers conveniently worked out to make my balance in the end $0 . Dont do business with them

I was recently looking for a new place to move. I came across the Reserve at Greenspring while driving past. Just from the outside it looked really nice and the grounds were kept really nicely. I made an appointment the next day to view the property. I was hesitant about being in an apartment since I have younger kids but they have concrete floors. They had an available appointment where the manager Traci and head of maintenance Godfrey took me on a tour. The apartment was beautiful, very modern/updated and very spacious with a great price point. Traci was a down to earth manager who is passionate about the property and she had a great back up in the maintenance supervisor. A great property, wonderful staff and exceptional apartments can’t wait to see if I’m approved to move in.

I like it here! Ive read the first few reviews and Im happy to say I have not had the serious problems reported by the other people.Yes, we were without heat starting last Friday but Willowbrook supplied space heaters, and it is now fixed. I have occasional mice but not too often (having a dog helps). I had roaches years ago, but not in years... even behind the fridge. Kevin, the maintenance manager is always attentive and conscientious. Ive received new appliances when needed. Kevin has even called me at work to follow up on issues Ive reported. I really appreciated that! I have had some VERY sketchy neighbors, but few and far between. There are people to greet all day long around here. Ive been here 7 years. Overall Ive been quite happy here and (yes, truly) I will miss this place when we leave.

I requested information about an apartment yesterday. I was promptly contacted by a representative from the property via email. For privacy purposes I will not give the name. After reading reviews I sent a reply asking about the issue with mice, poor service and maintenance of the property. I asked had these problems been addressed due to high amount of bad reviews stating the same issues. Surely I am not signing a lease to be locked into a property like this without some assurance that these issues have been corrected. Needless to say I never heard a single word back. Which strongly led me to believe they had not. I walked over to the property as I do not live far from it now. I was able to speak with some of the residents as they were out and about. Just as I suspected this is still a wide spread issue throughout the property and many that I spoke with will not be renewing leases. I strongly suggest you avoid this property. Somehow they expect residents to pay rent and deal with these issues. If you are a current resident I strongly suggest you report this property and look at putting your rent money in escrow through the courts. This forces them to address the issues quickly and efficiently otherwise this cycle will continue.Best Regards!

Ive lived here over a year now and I must say, the experience is well below average to say the least. Where do I begin? Lets start with the positives, of which there are few. The staff are pretty good, especially the front desk staff and Jason the maintenance tech. However, cant say the same for the exterminators. Ive had mice infestations ever since I moved in and no one does anything about it. The exterminators come, lay a few traps, and claim to plug a few holes, yet I still have mice. Why are their holes in the wall in the first place? The buildings are aging and not well maintained.Ive been watching people move in and out on a monthly basis and I now understand why. The product/service is simply poor. After numerous complaints to staff and maintenance, the leasing office had the nerve to INCREASE my rent instead of decrease it. I guess theyd rather gouge their loyal customers than try to accommodate them. This will probably be my last year here. Also, the 3rd floor dryer in 2907 doesnt work. It shuts down after a minute or two. Why does such a wealthy company refuse to take care of their facilities? Is short term profit really more important than a long term investment in a happy healthy community? Its mind boggling the way these properties are managed.

On top of living with mice that are clearly all over the building, we’ve been out of hot water for over 48 hours already! And you know what we get? Literally the worst apartments I have ever been in. I could list hundreds of serious issues that likely violate every coding and housing law in the state... A massive lawsuit waiting to happen.. When I first moved in there were literally thousands of massive house flies.. I vacuumed them all out and the next day thousands more were in the apartment again.. They must have been coming form the a/c vents. This problem was not only not taken care of b4 I moved in but persisted for weeks on end.. terrible experience... revolting and likely illegal, completely disease ridden and created a inhospitable environment. If only the problems ended there... None of the locks in the complex work.. For instance if you want to open the door to any of the buildings.. it will take about 20 minutes of jiggling your key and even then it likely will not open. The locks are cheap and old and are falling out of the door.. no keys work with them.. There is noise through all hours of the night, YELLING, MUSIC, AND LOUD CAR ALARMS CONSTANTLY... The water often shuts down for no reason.. sometimes altogether and sometimes the hot water just stops working... If you call maintenance for any issue itll take them weeks to arrive at your apartment and months to attempt to resolve the issue.. the staff are so terrible at what they do that even then the issue is never actually solved. Not sure what else to write in reality the list goes on forever... any basic thing you would expect to have in an apartment this place violates it in more ways than you could believe..

When things go wrong the rental office says it is none of their concern. *****Mice, roaches, broken front doors to the buildings, broken everything in the apartment, cars get towed left and right, cars and apartments have been broken in to multiple times. People move in and out of this place like a revolving door. This is not a safe place to live. Turn around and never look back. They need all new people in the office. But every Morgan Property sucks. Okay. My family and I just moved in. We picked up our keys in the middle of September. We completed our move this past weekend. We just went through ordeals with our last 2 landlords and decided to stop renting from private homeowners and try a corporation/apartment.The day we picked up our keys (and locked ourselves into a lease) we got trapped in the elevator for over 30 minutes. My mother, my 2 children ( 1 who is a toddler), my husband and myself along with 2 other resident who just so happen to be moving out, were all trapped in this hot, tiny, old elevator. We had to call the rental office on the phone to let them know we were trapped. They sent the maintenance property management team... not an elevator specialist. The rescue attempt did not go well... after 25 minutes of them trying...I panicked and called 911. I panicked because we had to call the rental office twice before anyone arrived and the elevator had no credentials. There was (still is) a blank rotten marquis where the elevators certificate should have beeen. The 1st information the 911 operator requested was the elevators certificate number.Ten to fifteen minutes after the 911 call, just when the fire department arrived, the workers were able to free us. Needless to say, we wasted that day. The only apology we received was the one over the phone when we initially reported that we were trapped. That was a very poor start. Now the little problems are piling up. I have to take my move in checklist to the rental office and I have anxiety about how it will be received. Nothing was done in this apartment the way it should have been done for a new tenant accept new carpet and fresh paint.I woke up this morning to a mouse running across the bedroom floor. We have reported 2 issues that have received no attention ( clogged toilet and mouse hole). Now Im sitting here waiting for the office to open to discuss the checklist and all the issues. The issues:- mold and rust on shower wall and floor- painted over dust and dirt caked into air vents (some are completely non- functional)- large mouse hole in closet- several broken fixtures- closet door off track- cabinets hanging by 1 screwInstead of fixing this unit they clearly just painted over everything. Its a problem. The representative, Tereza, who helped us with our application process is very nice and helpful... but nice is not what we paid for. I leave this review in hopes that it will prepare the next potential resident of this community for whats possible around here. The community is beautiful, quiet, and a place I will be stuck at for the next 11 months. I also hope this review sends the message that my family and I are serious about our expectations for this apartment. Living with rodents is a health and landlord violation. I hope that things will turn around soon.

There were no type of accommodations for my family to go elsewhere. But everybody else went home to heated homes. I will be obtaining the information to call corporate because Im not pleased at all. We have also have someone pissing in the elevators, stealing packages, lights out in the parking lot, people blasting loud music, children running up and down the halls all hours of the day, stairway in poor condition, and the list goes on.

I love the community, you can thank the homeowners for that, but the building: mice infested, unresponsive staff members, maintenance request goes for weeks unanswered, and the Assistant Manager places your monthly rent payment notice on the door post of your apartment unsealed and noticeable to any who wants to know your business. I have not seen this type of practice for 30yrs. The laundry room is full of mold, and badly needs painting. Staff members are allowed to park in the best parking spots on the lot. And the water bills, the building divides the water bills amongst the tenants. Even if you are working, you still pay the same amount of someone who is at home all day using the water. The manager seems very firm, but when she is not in the office the mice will play.Mistake moving to Willowbrook Apartments

Which appears the be the best looking building here. N smells good too.-oh laundry haha it’s a joke... the dryer doesn’t blow heat. So, you clothing is cold from the dryer. And the washer doesn’t wash well, so your clothing is still dirty. Plan to always go to the laundromat!I made the biggest mistake renting from here. I’m in HELL until my lease expires. I am a current resident.... Only reason why I am still a CURRENT resident is because of rental credit from a previous complex due to a break in. This will be my last year renting with this complex. The previous management company was HORRIBLE AND LAZY. Where do I start because it has been a lot I have experienced and I didnt do my proper research before moving in. Well, here it goes: Wasnt properly notified of unexpected maintenance work directly across by apartment. HAD ISSUES WITH THE MOST RECENT: ROACHES, I HAD MULTIPLE MICE ISSUES, A MASS OF BLACK FLIES THAT CAME FROM MY KITCHEN SINK, REFRIGERATOR WENT UP, BATHROOM SINK IS CONSTANTLY BACKED UP, A PIECE OF THE BATHROOM CEILING CAVED IN FROM A WATER BACK UP. THE BUILD I LIVE IN FRONT DOOR IS NEVER LOCKED PROPERLY! LAST, THE ELEVATOR HAS BEEN DOWN FOR THE PAST WEEK AND THE DRYER ON OUR FLOOR HAS NOT BEEN FIX NOR DOES IT PROPERLY DRY OUR CLOTHES. I NEVER SEEN SO MANY PEOPLE MOVE OUT THERE APARTMENTS. Note: The new property managers are working towards bettering the complex from the laziness of the last management company. I honestly would not recommend anyone here from my experiences and there are much better complexes near here which are much more worth your money.

My final decision after 5 years of living here goes like this. We lived in 2 Apts which were both on the terrace level.1st is poor level of service. There were many issues besides the flooding and ancillary fees. Maintenance and management failed to return calls on dozens of serious situations one that led to our Apt to be unlivable. Maintenance used crude language in front of us and put down the owners blaming them.2nd, Horrible nasty ugly huge cave crickets, mice and recluse spiders. YES RECLUSE or HOBO spiders (can be deadly). I have pictures of one nearly the size of my palm.Yes they do have decent pricing for the size of the Apts and a nice pool, But the extra fees and general deterioration of the buildings are not worth it. We used to have storage and when that was taken away we were pretty sure we wanted out.If you are a person who doesnt mind outdoor creatures sharing your food and space, and dont mind cleaning up there droppings, If you are a person who doesnt mind general poor service when fixing is needed than you found your place. One more thing, whatever the rent is add 10-20% more per invoice in fluctuating fees.Class Action law suit may be what is needed to keep people safe living here. Friend me if you feel the same. I am pursuing something now.

I moved in August 2016. And at first it seemed pretty nice. We got an unrenovated 2 bedroom because we enjoyed the space and there was no need to pay the same price for new appliances in a 1 bedroom. But as time goes on, things are getting worse. As of now, I still have scratches and holes from the past tenants. I put it on that piece of paper they give you but theyve never come to fix them. Ive had various problems since moving, such as my frig and freezer not getting cold, my shower being broken since we moved in, even with my toilet. And it seems like whenever they fix something, something else goes wrong. They fixed my frig 4X last year. Currently, my thermostat is not working and has been blowing cold air in my apartment since 8 this morning. Ive sent a request, my boyfriend has called twice and no one has come to fix. My boyfriend has a cold and this air will make it worse. Its ridiculous how we pay our rent on time (because they post your yellow paper if youre late next to the mailbox on the wall for all to see), and things are not fixed in a timely fashion. Ive even had a maintance guy get upset with me for calling in my freezer defrosting as an emergency in the middle of the night, being extremely rude when he came to fix it. Im honestly tired of being here at this point and we have considered moving when our lease is up. Did I mention that Im in the LEASING BUILDING?! And they havent even fixed the call box so I can have a code so I have to fight with an inefficient front lock everyday?!I only rated it 2 stars because the area is nice, the apartments are nice and everyone I talk to in the leasing office is rather cool to talk to. But other than that, id strongly influence looking somewhere else. Its not really worth the money, plus paying ALL utilities when you have to wait an entire day for someone to come fix your heat in freezing weather.

While picking up my car for $300 I asked the towing attendant about the amount of cars that were towed from Willowbrook. He said, and I quote, So many that its making my head spin. If that many cars were towed, then someone in management did not do an adequate job of informing the residents.

I currently live here and maybe its because i dont live on the ground floor (live on the 3rd) like some of the people who complained lived, but i like it. Its very quiet, i only have one nieghbor who i can hear, other than that, nothing. Laundry room is nice, and every time i do need maintenace, they come right out. Usualy same day or next day. Same when i had an issue with my mailbox key. Now it is true that the bathrooms have no outlets and the appliances are a little outdated, but its comfortable and it makes do. I only need an outlet in the bathroom to do my hair, and i have a vanity for that so no need. Before i moved in, the rental office let me see the model they had in the office, but also the potential apartment i would be moving in so there would be no suprises. Actually, I saw two and was able to look at the differences.Good Luck.

This is the worst place in the world to live. PLEASE SAVE YOURSELF the trouble and the money this place is not worth it at all. I moved in with my mom and my 4yr old son. It has been a headache since day one After bing here for only a week out bathroom ceiling fell through. It looked as if there was toilet falling out of the sky. It took the maintanence two weeks to fix the ceiling. After the ceiling wa fixed the refridgerator went out and a months worth of food went bad. I called and did not receive a phone call back until the next day. Since then my refridgerator has gone bad another two times and its not working at this point either. The knob in the bathroom tub broke and I could not turn my water off . Maintanence did fix that for three days my water was running for 3 DAYS!!!!!!! I have never had so many problems with a place that I have only been in for 6months The management team are even worst the never respond to the issues your having they get extremly nasty with you when you bring a complaint to them but if you refuse to pay the rent they threaten you with eviction notices. I cannot wait for this lease to be done with I am not renewing I would never recommend this place to my worst enemy. IT SUCKS TO LIVE IN WILLOWBROOK!!!!!!! I wouldnt evenrate this place they would get a negative 100!!!!! from me and my family

Too many thieves.-In April ‘17, someone stole my family member’s check from our mailbox and cashed it.-In June ‘17, my car was broken into about 3 weeks after I moved in.-November ‘17, in my building someone stole the chair cushions for the new lounge chairs in the lobby.-As of the day of this post (December ‘17) someone broke into my mailbox and stole all my mail.
