Amazing place to stay at, this apartment is full of wonders and you never expect what can happen. It’s like living in a Disney dream filled with a lot of beauties and no beast, mad hatters, cars, and princesses. They also have fun and friendly staff and cool events. That kid Isaiah is the coolest of them all, he helped me fix my sink, repair my shoes, give me haircuts and fix my credit. I wouldn’t change it for the world. I would recommend this place over any other place

I feel I speak for all life forms on planet earth when I say that Liv plus Arlington is the best place on earth for your residency. In addition, Isaiah White was extremely helpful in more ways than one. He helped me change my tires, cleaned my room, and gave my grandmother some daisies. Personally the hotels in Dubai have nothing on Liv plus and Mr. White should win an Oscar for his service.

Been living here for almost 2 years and the staff has been wonderful! Anytime some sort of issue comes up, the staff has been extremely helpful and have always been so kind. I’ve been having maintenance issues with my A/C and dishwasher and Gary, the maintenance supervisor, came to my apartment as soon as he could to address the situation, which I was grateful for. He was really kind and helped out as much as possible, in a timely manner, with all the appliances that needed to be fixed. Thank you Liv+ !

I signed a lease with Liv plus for Fall, and was excited and looking forward to moving in.I called up the office for some information and apparently I was told something entirely different. In trying to seek clarity, the gentleman got frustrated and hang up the call on me whilst I was talking to him.

The staff is very accommodating and the layout of the apartment is very nice and large. There is a 24 hour fitness,study room and many other amenities. I only stayed less than a year but I renewed it. Great place to live if you are looking for reasonable prices!

Broken ac that hasn’t been fix for over two months. Called and ask but they just blame on waiting for outside vendors aka it’s not their fault. Basically they don’t care. Someone got shot and died in the garage this summer. I already signed my lease before this summer, so I couldn’t cancel it. There isn’t enough visitors spot, so people would park on Hoasack street and their cars would get broken in. I asked about the “cheaper renewal rates”, and it’s more expensive than what I’m paying now. The people working is a hit or miss. Sometimes they’re nice, but other times they act like you’re a bother. You have to greet them first because they won’t say hello to you. When I first moved in, there were bugs everywhere and leftover belongings from the past tenet. Had to clean everything myself.

Actually really good pricing if you consider whats included like the WiFi, cable, electricity, and it being fully furnished. If these were separate like most other apartments, the pricing would be the same if not more because youd have to go out and buy or install these separately. So overall, pretty dang good :)

Tried calming them to fix AC but it’s been 3 month since they came to fix it bad customer service. Manager dont know how you to do her job nor her employees. they make good money off there towing so don’t even bother parking in the garage.

Don’t do it! Already regret renewing my lease. First year here I had no problems other than a leak under my sink. Second year hits and I have bug infestations. The bugs are horrible! Earwigs, spiders. milipedes, cockroaches, silverfish, phorid flies, etc. It’s extremely gross and I have already had pest control come 5+ times this year. Unless you love living with bugs, don’t sign a lease here.Also, the area surrounding the apartment doesn’t feel safe at all in my opinion, to where I avoid leaving my apartment by myself at night.

These apartments believe having a contract with a Tow company that charges UTA students $300 is an effective way to manage their parking. Not enough signs are posted and spaces are not marked appropriately. Also, the management shows no concern of how this type of issue could be affecting the majority of their residence and visitors who come from UTA. Plus, if you do not pick up tow vehicle from the Tow company they charge more daily. How can anyone get their vehicle if they live on campus away from parents or family? If the vehicle towed is the only transportation then it would be impossible. The whole idea of towing college students vehicles is a policy which is costly at $300. I would suggest never having visitors come to this apartment and live in a place that actually cares about people. Terrible policy. FYI my vehicle was not towed, it was a students vehicle that I mentor and was provided bad information from the apartment. CHANGE YOUR POLICY AND BE PROACTIVESo, I added a review on google maps because as an advisor at UT Arlington I feel students need to know the truth. After this weeks disappointing realization that this apartment believes contracting with a towing company which charges student $300 from a garage not marked appropriately to where to park. For Example put up a sign where people can and cannot park. I drove the lot and no signage and nothing about being towed. Furthermore, after talking to residents, it seems this place is really all about money. Many students who have enter their apartments have been introduced to apartments with model stove that had to be replaced. Then LIV+ change their auto charge system which disrupted checking system and bill paying process of many of their student Residents. Therefore, I would recommend not living here since they are not serving the UT Arlington Student Community which is a majority of their residents. I am usually not a review hound, however, students need to have advocates for them these days since we have businesses like LIV+ taking advantage. Shame on you!!!

I had an issue signing a lease and spoke to Jacob over the phone. he was completely rude, unprofessional and uninterested to help me with my small issue which made me feel unwelcome to complete my lease process. the next day I called and spoke to Leah (I think that was the name) and they were very sweet and helped me with my problem quickly and was very nice.

My son and three roommates have lived here for two years. Moved in when it opened. Their AC quit working last summer and was never repaired correctly. They had to buy a portable AC for the apartment to stay cool. Well, it went out again and the office says maintenance does not work on the weekends. I hope a water pipe never breaks on the weeken . Whos going to fix that problem?? Just do your job and fix the AC!!

I’ve had issues with this place since signing my lease the first time. my roommate and i were pretty much guaranteed that we would be roommates because how many rooms were open, and that our preferences would be matched. we were given strangers as our roommates at first and we were placed on a floor that wasn’t even one of the two preferences we gave. i would have had no problem with this if they didn’t say we were very very likely to be matched (don’t make empty promises! ✨)after moving in, the apartment was disgusting and there were still clothes in my roommate’s room. they said it takes a week to clean all the apartments, and that’s obviously false.i renewed my lease because it’s easier to stay than to try to find another apartment in the arlington area that’s decent. but i 100% regret it. i’d honestly rather live in the basement in a house of someone i don’t know than live here for another year.the parking garage is very poorly designed. the doors are poorly designed. we were told that not anybody can enter the building without a key and yet anybody can get in. the security and safety of the apartment is next to 0. the maintenance walks in and out of the apartment as they please, even though i specified that they call before entering. i think it’s dangerous that men can walk into my apartment especially if i, a woman, happened to be in the bathroom or something when they walk in. simply put, it’s an invasion of my privacy. the staff also claims to have a 24-hour emergency on-call/maintenance service, and it doesn’t work. the number doesn’t even ring. so if you live here or are thinking of moving here, try not to have any emergencies because they don’t care and won’t help you. :) the fire alarms have been going crazy these past few months, and it has given me serious headaches and i know other residents have complained as well. so if you are a student and you need to study, this is not the place to be. overall, the apartment is filthy, the staff has attitudes and is extemely unprofessional, it just sucks to live here.so if you’re thinking about moving here, DON’T!!!!!! it’s the worst place to live and everyday i live here the more i just want to live on the street because that’d probably be better than living here.

IF I COULD GIVE THIS PLACE 0 STARS, I WOULD. My experience here has been TERRIBLE and I have only lived here for a little over 2 weeks. Maintenance does NOT fix anything that needs to be fixed. 4 separate work orders were put in to fix my air conditioning and It has yet to be fixed. Take your money elsewhere and find somewhere better to live.

I had a very bad experience with the leasing office. I wanted to take over my friends lease which was starting on 1st Aug but the apartment had some repairs, Ac was not working so I asked them for a move-ready apartment. They said I can move in on 16th Aug, but my current lease was ending 8th, I asked them if I can move in early. I spoke with Daniel regarding this and they took a couple of days and he said “I spoke with the manager you can move in on 7th”. I did all the paperwork, they had credit check on me and my guarantors then they said since I was taking over my friends lease I need to sign a different lease and said they would mail me the document, but they didn’t. I spoke with Jacob regarding this, after a couple of calls I still didn’t receive the document, after three weeks of calling them and doing the process, when I call them on 31st, they say I can’t move in before 16th. I am an international student and I don’t have many options to live if It’s not my own place. Just because they said I can move in before 16th I didn’t look for any other places now I need to search for a new place in these few days. Not only me, my friend also needs to pay her rent. This is very bad.

Zero stars. If you are thinking about moving here don’t find somewhere better for your money. Before move in we was told that we will have a early move in date but that was lie and caused so much confusion for the residents and I. After move in I thought everything was fine and was going to have a great leasing term here and I renewed and everything but that’s when more issues happened. The office staff was very u professional they continued to lie and give false information. The managers was never around to answer questions. Was told that we will have a dog park no that wasn’t try it was just fake grass but then they moved all dog stations outside the apartment complex. The complex never was locked anybody and I mean anybody could walk into the building without a key. The garage was never closed, the next door apartments resident would be in the garage. My front door to my apartment would never close to where my dog would bark. I put in a order for it and was told nothing was wrong with it and obviously the issue was still happening. Sink fell in within the first 5 months of living here. Maintenance would walk in your apartment without knocking or giving a notice and when they do give you a notice it’s past 7pm the day before they coming in your home. Pool is continuously dirty all they do is pour more chemicals in the pool instead of actually cleaning it. Water would be so nasty you can see the dirt floating on top. Was told that all utilities was included until I received a $95 bill. This isn’t a off campus student apartment it’s a scam and trap. I would never recommend anybody to live here at all.

Every person on staff at Liv+ is incredibly helpful and welcoming. I am super pleased with the process of the complex being built. They have done an amazing job at marketing, involving the community, and keeping us updated on the construction process. I know I can always leave the leasing office with a smile on my face. This is my first apartment, and the staff has been very friendly and helpful with any questions I had. Their excellent service alone is reason enough to move to Liv+. Ive been living here for a few weeks now, and I really like the decently-equipped gym, pool, and expansive lobby area with modern study rooms, kitchen, rec-area, and reading rooms. The apartment unit itself is well-furnished with excellent natural lighting and floors. My roommates and I also enjoy the balcony overlooking the garden courtyard! Very good quality for the price.

I feel so bad for anyone who is going to move in. The staff isn’t bad, yeah they’re students so they lack maturity sometimes but it’s what you agree to when you live at student living apartments. The gates are always broken, like always. Since I’ve moved in, they haven’t worked for 3 more then days in a row. Our key fobs, don’t always open the outside doors, so you have to go to the back of the building, and go through a broken door. When I mentioned it to the staff, the women told me “oh yeah, my fob doesn’t work sometimes either - it happens.” Since they lack proper security, students who don’t live here, are ALWAYS here. The pool and courtyards is always way over populated with non-residents.***The thing is, for the price I’m willing to live with all of that. That’s the kicker, whatever your rent is, go ahead and ADD about $70 to $100 bucks on top of that. They are such con artists, out lease states “all utilities will be furnished by landlord” so you think oh wonderful all bills paid like all other student living in Arlington. NOPE. Resident is 100% completely responsible for sewer, water, pest, and (part of) electric.The term “furnished” just means we don’t have to contact providers to install water, electric, or sewer. So we will have water, electric, and sewer when we move in, but we pay for it on a month by month basis. They didn’t even let us know until 8 months of living here. I attached the letter they sent us and one of my recent bills.

If I could give a 0 star rating I would. This apartment complex is extremely deceptive and downright dishonest. They point blank lied to me about utilities being included, then charged my account anyways. They withheld my security deposit over a $1.54 fee, then charged me an absolutely absurd convenience fee to pay one dollar and fifty four cents. They have absolutely zero respect for your privacy and will enter your apartment unannounced. Don’t live here unless you’re comfortable with living standards comparable to a jail cell.Also, every 5 star rating that they’ve received were from their own employees.

AVOID. I wish they had 0 stars. This place is a mess and the people here are totally unprofessional. They promise things that that dont do and later blame their own employees. They delayed my move-in by a day and gave me an apartment that was totally unclean and nasty. They dont clean after move outs. They ask you to pay for cleaning the room before your move in. They dont check their emails if we have any concerns. The employees are kids who admit that they are bad at service. Any international student or professional, please avoid this place. All they have is SORRY for eveything they do.This is my first ever review for anything and i hate to do this.

ZERO STARS!!!! I am a new resident and in the short 3 weeks Ive been here, Ive had the WORST experience. My room did not come with blinds and I have not had working A/C for 3 weeks. I have sent in multiple work orders and nothing and no one has been helpful. They also just closed the pool because there was trash in the area, but they have zero trash cans on the premises. They definitely have not thought out everything yet but I look forward to seeing the day that they finally get it together! Seriously would not recommend living here unless you are looking to do hot yoga in your bed room every night!!!

I have been a resident since the complex has opened; I even renewed my lease early for the 2019-2020 term. This morning my car was towed without any warning or notice and to my concern I thought it was stolen until any further information was disclosed from an Arlington Police dispatcher. I find it tremendously unfair that neither a ticket being left on my car to bring to the office with proof of residency or even a warning sticker. I am at fault for not checking my emails consistently enough to notice the reminder emails that came in for a parking sticker for the new lease, but my old lease hang tag and sticker were still in my car. Id think if it was a pro-resident complex something of this importance would have had more outlets of such notice i.e. flyers throughout the complex and/or our windshields in the parking garage. As I walked the perimeter in hopes of finding my vehicle prior to any additional knowledge was relayed to me, I noticed several vehicles in the residents only garage without an old or new sticker and or hang tag. Id highly appreciate this to be escalated to management and will be waiting for a prompt response.

I especially liked it because it’s one of the few apartments in Arlington that has all of the amenities it offers for students. Current resident and have been since day 1. I originally was on the 4th floor until something happened with a roommate and was moved. That management team is no longer here i believe because for the past 3.5 months i have been having trouble with the people who live above me now and have sent videos of the noise, complained about the noise to the office, filed multiple complaints and even called security on multiple occasions. Nothing has been done, management has told me they have been fined for the noise 2 times now and i dont believe it. Its finals week and i am currently writing this review at 2am due to the fact that the apt above me has been allowed to keep a barking dog and continuously stomp around at these hours. Security does nothing about the noise complaints and neither does management. I will not be renewing my lease nor recommending this building as nice as the facility is for anyone to live in due to the management seemingly not caring about noise violations. Attached is their noise policy to which the person who lives above me violates in every way possible. And at this point i dont think anything is going to be done. Ive went out and bought Bose noise cancelling headphones due to the fact that i need some sleep during finals week....

Other than my extremely dirty roommates and the occasional loud neighbors walking above me I haven’t had many complaints since I don’t stay in the building near the pools or use any of the amenities. I have nothing against any of the student staff however their management is absolutely horrible. Dealing with Marisa is the reason why I would honestly rate this place a 0. Lessons I learned...if you are questioning something and you ask the staff about it make sure you get it in writing or record it....save yourself a lot of time, money, and headache. I’m so glad I no longer have to deal with them. Also read the other reviews related to this place...they are definitely true and the pool is closed again 🙄

As a resident at this apartment for more than 2 years, I will have to say that this is not the best apartment for you to live at (unlike when it was new). I do not know what is going on, they kept changing staffs working in the office and as admins. They randomly enter your apartment without your consent and will tell you that your room is disgusting and only give you less than 24 hours to clean up, or they will call someone to clean up and charge you $200. I cannot say that I am happy with renewing my lease for the 3rd time, but it is a lesson learned that this is not a good apartment to be at, it used to be better.

Current resident! So I got problems with inefficiency of maintenance here. Number one: they don’t work on weekends so if something breaks during the weekend don’t expect it to get fix! This also goes against what’s advertised on the website. Number two: my ac and heating is constantly breaking. Was out for two weeks and no one to come to fix it till I came to the office and talked to someone after submitting a service request over two weeks ago. Three days later it’s not working again. Also at the beginning of me living here it broke for over a week and it took a week for them to get around to fix it. this is unacceptable. More like liv -—————————Update:Maintenance came out after two weeks of not doing anything or giving response, which took me going down everyday for four days this last week, and Ac had been fixed on Friday (3 weeks from the initial request) and guess what? my ac is not working again… hopefully it doesn’t take 3 weeks for them to fix this again and hopefully it is fixed permanently. Otherwise the lack of communication is unacceptable and unprofessional.

Beautiful place! I’ve visited a friend there and her roommate smoked marijuana on the balcony often and that part struck me. I asked the friend I was visiting how’d she deal with the smell. I’m not a smoker and preferably hate the scent of it. The friend explained that she spoke with management “Pati” and nothing was done. That part made give the place 1 star. College homing shouldn’t smell like marijuana 👎

Beautiful new apartments with a beautiful pool and workout gym. besides the fact that the staff isnt responsive or helpful with much. parking garage elevator is always down, at least im getting my cardio in for the day. Love this place but the staff is a joke.

Been living here for 8 weeks and have had all of these problems: Ethernet port broken, cable tv doesn’t work, toilets had plumbing issues, leak on the floor from pipes below, key fob would not open any doors & now there’s a leak next to the window that’s letting the rain drip in. Have had to call maintenance SEVERAL times and keep checking on them to actually get things fixed. The cell service and WiFi suck from our apartment too. And they still are asking us to renew our lease???Only benefits are close proximity to UTA, feelings of moderate safety, and the ability to own pets

I would give it zero stars if I could. Nothing here gets fixed on time. We were left without hot water in the middle of winter for 5 days before they fixed it. When we complained, the maintenance guy told us its not urgent, so we can just heat water on the stove and use it to take a bath. The doors never work. Security is non existant. Literally anybody could walk in anywhere in the property. There have been MULTIPLE break ins into cars. There are a ton of hidden charges. They didnt charge us anything for utilities in the beginning, and then charged us hundreds of dollars in utility bills after about 7 months of living there because their meters werent callibrated properly. They never even mentioned sewage before I moved in, but I was paying atleast about $40 per month for sewage charges. When I asked the management, they said they dont know anything about it and I should contact the utility company. The CAs response was literally Yeah man, I dont know what that is. I had to pay it too. The management is the worst. I seriously dont know whether they are just stupid and incompetent or really smart con artists. If you ever get any information from them, take it in writing because the next time you visit them, theyll tell you something completely different. Also, keep checking your account because theyll randomly put on incorrect charges on it without any explanation. Selina is definitely the worst of the lot. She is the most unprofessional person I have met in my entire life.

MOVE HERE AT YOUR OWN RISK!A current resident here. Liv+ has MANY downfalls.1) SAFETY should be any student apartments #1 priority and it does not seem to be here. There have been multiple car break-ins in our garage, our garage gates are ALWAYS open, as well as the doors leading into the building from the garage. Very concerning as anyone can just walk in. Recently, there was a very disturbed, young, stranger in our courtyard screaming at the top of his lungs and banging doors around. That is just one example.2) HIDDEN RATES: I moved here because rent seemed fair and we were told & promised that it included all utilities. This was a lie! On top of rent you will also have to pay for general parking (more if its reserved), water charge, sewer charge, and electricity. You get a $25 credit for electricity but there is little hope of staying under the $25. I live on my own, spend most of my day (8 am to about 6 pm mon-fri) on campus and somehow rack up a $50 bill each month. How can this be? Seems like the company just charges whatever they want because I have never seen them come check the meters. & if they have come around they did not leave a note nor gave a warning, something that they should do when they enter your apartment according to the lease ...3) POOR MANAGEMENT: The CAs are always friendly, even though 50% of the time they are no help. However, I do not blame them. I recently went in for a CA group interview where I got to meet the management crew. Selena the assistant general manager told us her favorite thing to do outside of work and school was to DRINK. This is a college apartment and half of the residents here are underage (including us at the interview). The general manager, Tobi, wasnt any better, he didnt seem to acknowledge this (hopefully he did closed doors). He then continued to invite us all back for a one-on-one interview the next day & that he will reach out by the end of the evening. He never reached out, not even an email to say they decided to go a different route. To this day, nothing. This is extremely UNPROFESSIONAL. Which is why I dont blame the CAs for sometimes not knowing what is going on, maybe they are not having good communication.4) Aside from all this, the building does have spacious floorplans, a beautiful gym, pool, and study rooms.wish I hadnt of renewed my lease...
