I lived at Parkway for about a year and a half and was generally pleased with the experience. There are definitely newer and nicer apartments in the area but this is a good value for what you’re paying. Management office was helpful and usually quick to respond to concerns. My apartment did have a weird musty smell that nobody could seem to get rid of, and there are a decent number of bugs around but it’s a pretty wooded complex. Overall, not a bad place to live.
I loved living here the first couple months. Then the AC went out June 3rd. It is now june 22nd. The office staff say they wont do anything for me except give me a portable AC unit. They say its not their fault we havent has AC all month so they wont do anything to help. Not even take money off the rent to help with how high the electric bill is about to be with fans and that portable AC unit running constantly trying to keep us cool. They ignore me when I call to ask about it, or they say theyll call me back and never do. My boyfriend just went up there to talk to them in person since I get nowhere with phone calls, and they literally shut the door in his face. Worst rental experience ever. Do not rent from this place.
I used to live at parkway apartments back in 2019. It was a good community. Very spacious apartments. It was definitely a great. Never had a problem with the neighbors or parking and staff was awesome in my own personal experience.
Theyll tell you your move out charges will be minimal, they wont schedule a time for you to be present for the move out inspection, and then theyll charge you $700 in fees. If youre going to live here, you better be prepared to hold management accountable yourself, because they certainly wont do it themselves.EDIT: the reply by the complex below is 100% lip service. I have been waiting for a response from the complex for weeks. Dont hold your breath because they do not respond to emails.
Excellent place to live. Me and my wife have been here almost two years and definitely plan to stay. Its quiet, the staff are friendly and do not pester you like most apartment complexes in Williamsburg will. Rent is very reasonable. Recently updated and clean building. Love it here. Near the city but nestled to a small forest to give you that away from people vibe. Kudos.
To Michelle I give 10 if I could. She is great manager.I live here second year. This year management is definitely better. I got things taking care of that has not been taking care of last year. It had been taking care of quickly. Landscaping and fitness center got significantly improved. I do appreciated kept promises.I was not to impressed with last year management.
Nice area to live, but don’t be fooled. This complex will take your security deposit after you move out! I was charged $2500 for the carpet to get replaced in the whole apartment!! It had a couple of minor stains that I couldn’t get with a spray carpet cleaner and I couldn’t afford to get it professionally cleaned. I guess this is how they stay in business. Never again will rent through this company!!! SHADY!!!!
I have lived at parkway since 2015 and have found it to be a very nice spot to call home. The office personnel have always responded to any request that I have presented to them. I hope to spend many more years at Parkway .
The buildings are old and the units are dated. But they try their best to make everything as comfortable as they can. The maintenance staff are fantastic and the leasing office staff are super friendly and always so helpful. The apartments are huge compared to others in the area for the price range and its a safe neighborhood. The grounds are maintained and are beautiful.
They denied us because of our check stubs and they came directly from the company that was discrimination against me and my wife and we had the lights and the cable turned on and they also said that the business that we work for was not real it was all kind of stuff they were saying about our company we work for and that’s not fair to me and my family
Ive lived here at Parkway since 2010. The staff is great and very personable! From the maintenance department to the leasing staff, I have received excellent customer service and feel valued as a tenant. They have gone above and beyond to make me feel this way. I recently needed information for my job and Heather Holloway went out of her way to get this to me quickly. This is an excellent place to live! Thank you all for what you do everyday for me!
Im a College Grad student at William and Mary and my wife works for the state of Virginia. We cant say enough good things about parkway. If you are a college student you need to rent from these people. They have relatively low rates (they change all the time so if you see a good deal jump on it) but their staff are very fair, compassionate people.The only issue I ever had was with the company that runs parkway. They have some hidden fees during move out for repainting and carpet cleaning that were not in the initial lease. However, the staff will work with you and are always free to explain things.One person we hold in especially high esteem is the Sr. Engineer Ed. He was always helping us with maintenance requests quickly and effectively. He once came late at night (11pm) to come fix our AC in the middle of the summer. He was a lot of what made our experience at parkway a great thing. The office (Heather and Greg) are wonderful, friendly people. They are very accessible and are always willing to work with you to make sure you have a great rental experience here. I very highly recommend parkway apartments as a place to rent from.

Don’t be fooled by their relative good rent. I was charged for about $1500 for replacing carpet for the whole apartment even only 2 spots in the living room was not clean enough. They will not dear to clean or replace the portion of carpet but peal out all carpets for the entire apartment.The funny thing is, after 1 mon of me paying the carpet replacement charge, my other friend lived in Parkway for the same time period was charged the same amount for carpet replacement. Seems like a common practice.
New management has been great to work with. They are reasonable and responsive, very professional. Ed, Michelle and Savina have made this place worth staying. Thank you.

Applied for their apartments, got denied which is fine but that was $100 spent on an application that was basically stolen. And my brother used to live here which should have given me a clue. Oh well you live you learn. Take caution.
Worst rental experience I have ever had. Don’t rent from them. They take advantage of people who can’t afford to live anywhere else. The staff in the office is nice enough, but don’t be fooled, the company is awful.I moved to Williamsburg from Pennsylvania to attend law school. I signed a lease with Parkway several months before moving to town. I had visited the rental office in advance and signed the lease. At that time, I asked to see the specific apartment I would be renting; however, Parkway would not allow me to see it because the previous tenant was still there. This policy makes no sense. In my experience, landlords routinely showed apartments I was living in to prospective tenants. Regardless, Parkway would not let me see the apartment. I should have walked away right there, but the price was hard to beat for the area and the rental agent assured me that the particular apartment I was renting was in great condition and in a newer building.When I showed up to actually move in, I was told the specific apartment I rented (and signed the lease for months ago) was no longer available because the previous tenant decided to stay. This is a breach of contract, but Parkway acted like it was no big deal and asked if I would sign a new lease for an apartment in a different building. They offered me no rent reduction or other compensation to make the change. I was furious, but, being new in town, I had nowhere else to go; I (stupidly) voided the original lease and signed the new one.The new apartment was nothing like the show apartment and nothing like the apartment the rental lady described to me when I signed the original lease. The original apartment was supposed to be in a new building toward the front of the complex. This apartment was in the oldest building all the way in the back.As soon as I walked in, it had a strange smell. They told me they just had gotten it ready for me in the last week. This meant nothing was done carefully. The paint on the walls was not fully cured which contributed to the strange smell. Also, the smell of cigarette smoke constantly came in through the vents. The first time I vacuumed, the whole place began to smell like cat pee. There was also mildew growing in the vents. I told the rental agent about each problem in a timely manner. They made no real attempts to fix any of it and tried to convince me there was nothing wrong with the place. I have allergies, if the show apartment or any of the buildings I had walked through when I visited smelled the way my apartment did, I never would have rented from them. I slept on my balcony several of the nights because whatever was in the apartment gave me such a bad headache.The issues went on for several weeks, when finally I said I couldn’t deal with it any more and needed to move out. I tried to invoke their “site unseen” policy that allows tenants to move out without penalty within the first month if you rented the apartment without seeing it first. Of course Parkway found a way to avoid honoring that promise. They claimed this policy did not apply to me because I saw the show apartment. This is total BS. Seeing a fake show apartment is not the same as seeing the apartment I would be renting - especially when I requested to see the actual apartment but was told I could not.They refused to refund my money and claimed I owed them an additional 2 months rent to move out as well as my security deposit. I moved out anyway because the place was so bad. I knew I would forfeit my security deposit, but was hoping I would have to force them to sue me if they wanted any additional money. However, they told me that they don’t sue former tenants, instead they reported me to a debt collector and threatened to jack up my credit if I did not pay them the additional months rent. They said if I didn’t want to pay it or have my credit ruined, then I would have to sue them!I should have hired a lawyer to fight it, but I didn’t have the money. Eventually, I paid the money Parkway was demanding because I needed to have a good credit score.
The staff here is awesome! Ive lived here for 3 years and theyre quick to resolve any issues and easy to get along with. Pool is great in the summertime and the workout room has new equipment. Good location for walks to Colonial Williamsburg in the spring and summer and everything you need is nearby.
On February 25, we had a pipe burst under the sink in the kitchen...water was coming out at an astronomical rate. Steam and hot water were everywhere.........The head of maintenance, Ed called and said he had not received the work requests because of an overnight storm which knocked out the electrical which caused an unavoidable delay in getting prompt service. However once he was made aware, he handled the problem in his usual professional prompt manner. Thanks Ed.
The staff has been very helpful, a few days ago we had something stuck in the disposal and Ed came right out to fix it and it was on a Sunday, we really didnt expect anyone to come out until Monday! A few days before that we had a few other issues and he was quick to come right down and fix all the issues we had listed. So far all of the staff are extremely pleasant!
Ive lived here for almost 4 years, Heather and Ed have done nothing but been amazing to me and my family! I rate the customer service of these two way past 5 stars!!! Theyre truly amazing!!
I have a recently rented 1 bedroom apartment and the assistant manager Heather came in early on her day off to help me with my situation and she was extremely helpful. Heather helped ease the process and stress of moving.
Place is a bit dated. Electrical is old, plugs will fall out of the outlets on their own. Management will charge you for maintainence and repairs that their own outside contractors cause. Heather the property manager is a terrible communicator, do not count on her to return calls or be in the office when supposed too. She’s also great at giving the wrong information. Plenty of other places in Williamsburg that will be less money and more reliable.
Parkway Apartments is a nice complex that is on the edge of Williamsburg. Its close enough to the town that you can walk to the College of William & Mary (45 min), but its far enough out that you dont have to worry about bad traffic, noisy students, or anything like that. The location is nice because its right next to a few grocery stores and restaurants.Most of the tenants seem to be families, so Parkway is very quiet and peaceful. No loud cars, no outrageous parties, etc. The apartments are in good condition as well, and for the price, its hard to beat. Maintenance and repairs are also very friendly and quick -- Ive filed two service requests, and my apartment has been seen within 24 hours each time.A few people have complained about hidden fees while renting here. When you check online, youll get an automated quote. When you have that quote, you will need to add renters insurance (about $12 a month, if you go through Parkway) and parking ($10 per car; an extra $10 for the premium spots). Theres a non-refundable administrative fee ($200) due at the time of signing the lease. On your first month, youll have to pay the power company (Dominion) a refundable deposit of about $150, and youll also have to pay for any days that you owned the apartment but did not provide power before moving in. This isnt much, but its something to look out for. Additional utilities, such as pest control, trash pickup, and sewer add up to about $30 a month, and these are factored into your rent that you can pay online.But all in all, Parkway is a great place, and its affordable. The complex hosts get-togethers from time to time that really make the place feel like a nice community. Cookouts, pool parties, and the like all sponsored by local businesses. Id recommend for people looking to stay a little outside of the College, but close enough to enjoy the town.
Back in the fall of 2016, I took my time and did some serious research on all the affordable apartments in and around Williamsburg. I spent hours making comparisons of the floor-plans and prices, reading resident reviews, and driving all over visiting the properties. It was clear that Parkway was the obvious choice. I have nearly twice the floor space as other similarly priced, 1 bedroom apartments (i.e, Stratford Hall). There are no problems here with the things that others have complained about from Merrimac Crossing to Conway Gardens, such as paper-thin walls, lack of parking spaces, bugs, water leaks on the ceilings, etc. Finally, they have a great staff. Heather in the office is a doll and a pleasure to deal with, while Ed Russell, who never seems to stop moving, makes sure everything is squared away and well maintained.
I made many phone calls and emails to try to get back my deposit. Now, it is almost two months since I moved out and I still havent got the check. They are not responsive. The service is pretty bad. Room condition is bad too.

I wish I could give them a zero people who work in the office sucks and lazy I wouldnt recommend anyone to move here over priced and the apartment are very old and have problems.
