Tried to contact the application office to ask some questions about the process. They never got back to me, I contacted them four times over a week, left 2 detailed messages, they just ignored me. Then they texted me with an offer of an apartment, and invited me to fill out an application. I told them to take me off their list. Very unprofessional organization. I have money to spend and will take it elsewhere. i would give this place zero stars if it would let me.
After scheduling a tour in advance and driving 6+ hours, the property manager refused to even show a unit. The building is in bad shape and they admitted to being short-staffed. Also, there is a rezoning sign outside which the property manager explained is a marketing ploy to attract families even though the building is marketed as student apartments, there isnt actually anything being done to the building to accommodate families. The state of the building and the shady business tactics being used did not inspire any confidence about renting here -- if you can, spend a little more, dont waste your time.
If I could give 0 stars I would they said they made a policy involving 1 person per bedroom but havent told any of their residents I think they just did it to me so I would stop complaining about things I had a floor one day in my living room due to bad mulch placement and after months of them not fixing it it just began to mold my floor and walls they didnt care nor did they fix it at all. All they care about is money and they want more than 600 a room to rent and just a FYI 50% of the rooms there dont have windows and its illegal to live in a room without a window for fire hazard reasons.
Always problems with the building and rooms. Extremely hard to get maintenance to work on anything. The lobby, front entrance, back entrance, elevator, stairwell, halls, and pool are trashy and unkept. Rude management and bad customer support. It’s $600 per bedroom, not apartment, like mentioned on the website. Application fee is $50. Yes there is a pool, it is not cleaned. The “gym” is unkept and messy. There is no charge on the utilities, however the water is cold every so often. There have been roaches. Also, it is a bit too expensive for what you get. I do not recommend moving here.
I would not recommend living here. They don’t take care of problems like water damage. They have ridiculous policies. Overall there’s definitely better places to live.
Hello people of the internet. I recommend you find any other place in Williamsburg Virginia. My experience here was beyond tolerable and acceptable.First, I was locked out of my apartment twice from the key fob reader breaking. Both times I had to call maintenence for numerous hours before the issue was handled. The place promised me reimbursement for my hotel rooms and necessity spending but I hardly received any confirmation.Second, my mailbox was broken into and was not fixed until a few weeks later. No noticeable mail was lost thankfully but they treated this issue was minor and fixed the wrong mailbox before fixing mine.This place is dangerous and unsafe and doesnt care about the residents. Please find a different apartment as this one is getting what you truly pay for and less.
Fair rent prices, inside pool, gym, and laundromat! Everything paid in one! Rent, water, electric! Couldnt beat that deal anywhere else. Good property maner!! Outstanding place. One of the most safest places Ive lived!

The management was super responsive and very easy to work with. The facilities were comfortable and parking was never an issue. You just have to remember this is mostly a student apartment complex so you have to take into account the various implications that may have. Location was decent and I walked to W&M most days. I did catch two guys fooling around in the pool once so Im not sure Id trust that. When everything is all said and done, Id def recommend this place for the price point.
Potential Renters be aware:they charge MANDATORY cleaning fees upon moving out regardless of the level of cleanness of the apartment, and they will NOT tell you about it when you sign the lease, and no information about it can be found anywhere on their website.The common assumption is that renters are required to pay the cleaning fees if they leave the apartment dirty or if they break something. If the apartment is professionally cleaned and nothing is dirty/broken, renters are not required to pay the cleaning fee.But this DOS NOT APPLY to city loft apartment. They will charge the cleaning fee anyway.I do think they should inform potential renters about this charge before they sign the lease agreement.

I have been here 2 years and the change in the last year is amazing. The pool is cleaned, theres a new fitness center, and theyre putting in a tanning bed (really excited for that one!) I just signed another 1 year lease, and Im looking forward to what else theyll add. Great job, guys!
I currently live at CL. Melissa is one of the best leasing/property managers I have ever had to deal with. If I have ever had any issues her and the rest of the CL staff have been super responsive and helpful.

Website is extremely misleading. Prices listed are per person, not per unit. Don’t be fooled, this place is no deal. A one bedroom is $1,100 and a two bedroom is at least $1,400.
The location and the price are very good. But it would be great if the official website and other advertisement can be updated to reflect the real pricing and include all the extra charges.
Kinda shady. Not as nice as they say. Moldy and bugs. Parking is a nightmare. Property manager is ditzy and flighty and not very professional.Updated review: we have a new office manager, Melissa, and a new maintenance man, Tyler. Both are very professional and helpful and consistently go above and beyond to get issues resolved. I am very happy living here now! Roaches are no longer a problem and 99% of the mold issues have been dealt with. I definitely recommend City Lofts Williamsburg as an excellent place to live now.
I’ll start with the positives. The location is great, about a mile from William and Mary, and right off Richmond Road, one of the main thoroughfares through town. My partner and I moved here from New Mexico and had to do our apartment hunting long-distance; this was a great first place to land and get acquainted with the area. There’s a Walgreens, Food Lion, Goodwill, Aldi, and a good gyro place all within walking distance, so your basics are covered. There’s also a good pizza place in the very same parking lot, Chanello’s, which is extremely convenient. If you want to go beyond those places and don’t have a car, there’s a bus stop at the corner of Richmond. If you have a bike, there is both indoor and outdoor storage, though be aware it gets crowded during the school year. Overall, I felt safe here. If you’re an undergraduate, or otherwise new in town and don’t mind living with mostly college kids or younger families, City Lofts is a good place to start while you get your bearings.That said, I personally wouldn’t recommend it as a long-term domicile. The rooms were too small for all our furnishings, so my partner left most of his things in storage. If you don’t have a lot of stuff, you’ll be fine, but if you’re downsizing from a house like we did, it’s going to feel tight. The maintenance was hit or miss when it came to replacing things. Unless you marked it as a top priority in the form, they wouldn’t fix it. They also never bothered to check our unit during at least one scheduled inspection, so I canceled my appointments and sat at home all day for nothing. About two months before we moved out our key fobs stopped working on the front door for some reason, so we always had to walk around to the back. The package receipt system was also weird. Initially, they would email us when we received something, but then they stopped telling us and we had to chase down staff and tell them to get it. That was, of course, assuming you knew you had something coming. If you didn’t, who knows when you’ll get it. I had a Christmas package sit in the mailroom for two months before they finally told me about it. The doors wouldn’t always latch properly either, so unless you want your door hanging open, either double-check or bolt it. I found at least one lost cat wandering the halls because the door to its owner’s apartment was ajar.By far the most aggravating thing was the gym they installed on the first floor. We had been living at City Lofts about six months when they announced they were putting it in. The problem was that our bedroom was located on the other side of that wall, so we got to listen to every 1 am workout while we were trying to sleep. The management never consulted with us about this before building it, and when we complained about the noise, they didn’t do anything about it. At one point we thought about dragging the bed out into the living room, but we had already signed a lease on a new place and figured it wasn’t worth it.The best thing about City Lofts is its location. If you are moving here, my advice is to avoid getting assigned unit #127, unless you prefer late-night workouts yourself.UPDATE: It appears the management personnel changed a couple months after I left. Based on the reviews Ive seen the new manager seems a lot more professional and on top of things. If thats the case I imagine City Lofts is a better place to live now than when I was there.
If I could give negative stars I would. Bugs everywhere, staff completely incompetent to the point where my wife and I were told we didnt owe money and then had threatening debt collectors calling because they didnt tell us we had to pay. Lived there for three years cause thats all I could afford my advice dont even waste your breath it used to be just student housing but now its open for everyone. The staff continuously lie and swindle money from most of the residences
Incompetent and lying staff. There seems to be only one person at the management office who handles everything. The lady at the management office lied to me and gave me perfunctory answers. She refused to provide me with any relevant information and refused to schedule a tour and didnt allow me to go into the building until I was persuaded by her to pay the application fee online first (which is nonrefundable; she also didnt respond to my application until a week later). After I paid the application fee, I was told the rent which higher than the quote on their ads but she didnt give me explanation even if I asked several times.I was also withheld from the mandatory building insurance and other hidden fees until I discovered by myself and asked her later. She also kept ignoring emails (more than four times) and appointments and offered contradictory statements.Although the hidden fees are less than $100 per month, the rent is really cheap and the location is convenient, I still think honesty is the priority.
I am so disappointed in my experience at CityLofts. From vandalism on my car and an indifferent attitude from the property manger to the horrific package system. I have attempted to collect packages on over a dozen different occasions to find that either the leasing office was closed (and it should not have been), the manager was “too busy” or the package was misplaced. Twice, the packages that I’ve needed to get pick up were medicine. I would never recommend living here. The roaches that they “exterminate” for never seem to leave, the walls are thin, and it’s poor customer service. Avoid at all costs!
This place is awful. Roaches in our apartment, AC leaks multiple times, lying staff. I have been getting calls from a debt collector on behalf of city lofts to collect money they never said I had to pay at moveout. I made it very clear to make sure I owed nothing and now am getting threats to my credit for 200 dollars I would have paid up front if given the option! Manager admitted they screwed up my moveout and, mind you after sending my account to a debt collector PRIOR TO EVEN BILLING ME, still expected me to pay them in full. After telling me I don’t know anything. Ronice didn’t know what she was talking about when moving me out but instead of just admitting that and shooting me an email or calling me they sent to a shady, rude collector. This place is damn near fraudulent, avoid.
