As a prospective renter, I was very excited to tour one of the properties managed by CPM. At first, they were responsive and helpful for setting up the tour, responded quickly when I submitted my application for the lease, and were generally helpful throughout the application process.However, the reason I am giving them two stars is because after not being chosen for the rental property (unfortunate but it happens, not a big deal), I have had a ton of trouble trying to get back the cashiers check I had to give them for the first months rent as a part of the application process. I understand wanting to guarantee a future renter can pay, but the unresponsiveness and difficulty Ive had trying to get it back is completely unacceptable considering Im not even working with them. After multiple emails and calls, I finally heard back from someone who wasnt involved on the team but offered to help me out, but I will gladly not rent from them or work with them in the future.

I downgrade from three stars. They couldnt fix our ongoing bathroom issue (for months) and we later found out didnt have ANY copy of our lease that they acquired from our previous landlord (aka just assuming things about our rent and lease). Pretty much any issue we had, they wouldnt respond or respond poorly, and only contact us when looking to get something from us. Based on the other negative replies here, I can expect a response from CPM on par with my experiences.

I have been living inside this rental for 6 months and it is terrible that they seem to don’t want to pay for anything that they are responsible to fix. 💀I rate this company 0 stars if I could👎🏽👎🏽They do not treat their tenants right either!!!!!!!!

I really cannot say enough good things about them. They are on the ball and very professional. I don’t feel nickel and dime’d as I have with some others and the staff is friendly and super responsive. To a point where I tell them to take their time answering a question or something like that! They’ve impressed me and I don’t get impressed easily. And as I understand it my tenants are happy too, so I can’t complain with that!

Cannot recommend this company. From the reviews, its clear they do their best to protect property owners, but unfortunately that comes at the expense of preying on tenants who may not know their rights. Columbia took over management of our apartment after we had been there for some time, and immediately we saw signs of this predatory behavior. (This in no way is a reflection of our contact Teasa, who migrated to Columbia and was always responsive and up-front).1. Columbia refused to provide official documentation of the management transition. Despite my efforts to proactively confirm before rent was due, I was met with responses that I do not have a right to see that confidential information and threatening us for non-payment of rent. Rather than communicate, their accountant jumped immediately to threats of eviction.2. We provided 30 days notice to move out, at which point we received confirmation from Columbia. About a week later, the owner claimed our lease had auto-renewed, and we would not be released from payment of rent. When we responded that auto-renewal of leases is not legal or enforceable in DC (and linked to the requisite DC code), we were simply met with silence, rather than a clarification. Again, clearly an attempt to take advantage of those without knowledge of their rights.3. Despite turning over the unit in good condition, Columbia took more than 45 days to return the deposit. When I reached out to inquire about the status, the deposit return was processed almost immediately, indicating they were sitting on the money and hoping I didnt come back for it.Simply put, not a business run with integrity.

The team at Columbia Property Management is very easy to work with and have great communication. Teasa took time to walk us through things and answer any questions, and Scott went out of his way to meet us to drop off our security deposit. We are grateful to be working with them at our new rental!

I have been working with CPM as a landlord for more than 10 years. Scott and his team are exceptional and try to do their best for both landlords and tenants. My experience has been that they work hard to resolve issues, deliver value for landlords, and find ways to be caring and responsive to tenants. I would highly recommend this group if you are a landlord.

Profesional, responsive, good value! I rented an apartment with CPM for eleven months in Washington DC. Perfect location, in Foggy Bottom, near Potomac River Walking Path and a few bloks away from the White House. I moved to DC from Europe and I was extremely excited to be able to move in the apartment just two or three days after applying - so quick!. Everything was excellent during the entire stay in the apartment. Scott Blum and his team were very responsive. I was extremely happy that I was able to extend the rent for another month, as I was not able to move out at the date scheduled originally -- given that my return flight to Europe was cancelled at short notice due to Covid-19. This meant a lot to me. Overall, five stars, I recommend this company!

Hello, I wanted to write a review of Columbia Property Management. We have been tenants at one of their properties for the past 5 years and I have nothing but positive things to say. I will just give you a snippet of the good things that have happened. One week after our newborn was brought home our fridge would not close and seal; on a Sunday night they sent over a technician who fixed it immediately. Over the summer our air conditioner was leaking (this was during 100+ heat indices), again on a weekend, they sent a technician over who was professional and fixed our problem immediately. Every time we have had an issue or a question about our lease or what to do they have been responsive and professional. It has been such a pleasure to have been a tenant at the property and I would highly recommend this property management company!

Strongly recommend against dealing business with this company. They have very unreasonable and unconventional policies: they require applicants to submit one-month rate cashiers check even before they consider your applications. In the situation of applications being rejected, applicants need to bear the risk of not getting the check back or the risk of spending endless time begging them for the check. Also, applications fees will not be returned even though they didnt process your applications at all. Very unorganized company. Not sure how you could ever trust such a company to deal with business.

I’ve been with Columbia Property Management for 7 years. That’s testament to the expert level of care and professionalism you can expect from CPM.Scott and his responsive team (thinking of you, Shenetta!) are on the ready, taking care of our needs and the needs of our renters. Patiently walking me through the ins-and-outs of the DC property management requirements or making themselves available for an appraisal appointment. They do the needful.As soon as an issue, large or small, or special need comes up (they inevitably do come up), they handle it quickly and without “noise”. If I find out about an issue, it comes up in passing, months later because they have handled it quickly and responsively. How do you replace a 12 year old water heater in D.C. from New Delhi, India? I don’t know and I don’t have to know because CPM handled the entire process before it became an issue. They provide peace of mind while we are half a world away.Payment and other services are all available on their super easy to use client portal. All paperwork is automated, transparent and secure. It’s amazing when you’re several time zones away. They communicate well, when needed, and are always a quick email away.If you’re a foreign service family, deployed military or contractor working overseas, Columbia Property Management should be your go-to property management company. I don’t know what I would do without the support I get from the great folks at Columbia Property Management.

They do not care for their properties and are only looking out for themselves. Lived in NE and when moving in I noticed that the window in the rear first floor has no working window lock and ask for it to be repaired. That was 6 months ago. They straight up said they wouldnt fix it and only offered to Cut a 2x4 to put in the window they couldnt even be bothered to cut that 2x4. Still not repaired. Anyone can still break into that apartment by just pushing up the first floor window. A couple days after moving in it rains and we notice that there is water misting in the bathroom from the skylight. Notify them that there is water coming into the apartment 6 months later still water coming into the apartment. They did get a handyman to come fix the dryer when it broke, but I had to pay the handyman and was never reimbursed. Moved in and they transferred the water bill to my name there was a $200 unpaid balance on the account and it took over a month and a shutoff notice for them to pay it. DO NOT RENT FROM THIS COMPANY.

CPM managed a rental property for us over the last 5 years. They have been helpful and responsive in all of our interactions with them. Scott is knowledgeable and trustworthy. We had a couple emergencies caused by tenants and in both cases CPM resolved the situation immediately, literally saving the day. We left the day to day property management to them and the place is in great shape five years later. I couldnt have been happier with them and I recommend CPM to anyone looking for rental property management.

Management companies are usually terrible, but let me tell you, CPM takes the cake! I would never rent from them again. I assume the office just has a bunch of daybeds so they can fall asleep as soon as they get in to work for the day.

Unprofessional, unresponsive, poor, and even rude service. Didnt get refund even if our application was not processed at all. Do they need that 80 bucks so desperately? Not sure how they managed to survive in this market.
