STAY AWAY! This is by far the worse place I have ever lived in my life, they REFUSE TO FIX ANYTHING! My A/C will not cool my apartment below 80 degrees (see picture) in the summer heat and some nights Im forced to get a hotel room due to unlivable conditions. Also, the management office has turned off their phones and make residents leave voice messages advising that they will call you back, but they never do. Their own maintenance staff will tell you management does not want to spend money to fix things. Needless to say, DO NOT THINK ABOUT MOVING HERE!
Whenever I need to talk to someone they never return phone calls or emails in a timely fashion. Their current way of fielding phone calls is for you to only leave voice messages. There is no option for you to reach a live person, especially when you have a Maintenance emergency.It’s appealing because of the lower price in rent but not worth the trouble if you want to talk to a live person.
The staff is generally nice, except one named H. Dinkins. At least, thats the name she gave me. She always has that unapologetic face, the you owe me attitude, and the you are wrong. Im smarter than you tone. She likes to give you orders to follow whenever you need help from her. Youll learn that her time is precious and that you should always cater to her needs if you want anything done by her.

Owned by UDR, a realty trust and one of the largest property managers in the country, publicly listed on the NYSE. They try to milk you for every cent, are unresponsive to requests, and have awful policies. Theyre corporate slumlords.

Waterside Towers -- besides having the Towers -- also leases Commons and Townhomes. The Towers were built in the 1970s, The Commons were built in the early 60s or before. The Commons are three-story buildings. The Towers naturally have several floors. I just completed several months in their Commons. Here is my assessment:Mamagement: 5 - If you cant get in touch with them by email, stop by during office hours. Great experience.Maintenance - 4.5 - Their maintenance really is prompt. However, if they do not respond promptly to an online service ticket, just call the main number and tell them your issue. Very quick response. As a side note, I had one issue which wasnt able to be resolved with Maintenance, however I was able to resolve it with Management.Living Space: 4 - It was a great space. The room had thick, new carpet, The walls were well painted. I did have a couple of major issues. Anything I addressed with management was resolved. Maintenance was again usually very quick. The laundry facilities often had problems, however I never addressed this formally with Maintenance or Management. Again this is an assessment of the Commons.Overall I do recommend these apartments. The sum of the application/deposit and move-in fees were lower than any place I have ever seen, a real value. Their management is extremely professional. I would consider leasing from them again, where my unique needs to change appropriately.
Management is consistently slow and unresponsive, took multiple attempts to contact and over a week to fix a safety issue that could have sent someone to the hospital in a common area. The issue could have been solved in under a minute with a hammer. Management does not respond to requests through the apartment website.AC is regulated by season, expect to spend a couple months a year cold or sweating to death. With the ongoing construction this means that leaving your windows open for a couple hours results in a nice coat of dust and pollen on everything.Constant construction everywhere, if you work nights or work from home, live somewhere else.If you cant be there when management is, dont expect to ever get a response.A communication disconnect exists somewhere when filing a maintenance request, they never seem to read all the instructions or notes on the form. Multiple times this has resulted in delayed and unfulfilled maintenance requests.We were told the courtyard by the pool was supposed to be completed Summer of 2016, it has yet to be completed.Multiple times Ive been called saying that my car was in a reserved spot and would be towed only to rush home to determine it wasnt.Every few months they loose my lease and ask that I come by and fill a lease out.My first year in this place was great, none of these issue really existed. Unfortunately that has changed. We will be looking elsewhere when our lease is up.
A nice condo complex by the casinos theyre building by the waterfront. We have security here, but not during the day. Some people park in the firelane and make getting around a problem, but the management does not care. The roach sightings arent cool, but all in all it is a nice place - if you can afford it.

Lived there for several years. Good location, but it grew difficult to live there. Most if the staff is nice and attentive with the exception of the woman who mans the front desk on weekday evenings...shes not helpful and shes an extremely unpleasant person. In the A building theres a lot of marijuana smoke that wafts thru the vents and from the balconies at all hours forcing you to close your balcony doors and run the forced air to clear it out. The building also seems to have a mold or other debry problem within the vents (my respiratory issues completely cleared up 1 week after we moved). The parking garage is convenient but they rent spaces to non residents which sometimes makes parking difficult. Additionally, the garage is extremely dirty and youll have to clean your car frequently to get the dirt off.The common room is nice and so is the refurbished garden area. You need a membership to use the gym and its not the best for what you pay.But, if you want easy and relatively inexpensive access to the new wharf, Nats Park and the Soccer stadium, many monuments and the Smithsonian museums its worth a cautious look.

I met Marketing Director Sam and immediately wanted to move to Waterside Towers Apartments. Sam sold me in minutes. Her professionalism and her patients were remarkable. I like honest and loyal people. Sam did not lie about anything at Waterside Towers. She really made my move-in and transition smoothly. I highly recommend Waterside Towers. The Staff and maintenance department truly rock!!! I like living here thus far. Yes you should move here. The apartments are large and not only that you are near the Wharf, Arena Stage, Safeway and other nice restaurants! I forgot our Nationals Baseball stadium, which is walking distance!! You will love it here!! Tell them Chantel refereed you!! You will not regret moving here!! I promise you that!!

DO NOT MOVE HERE. The management at Waterside Towers and UDR is AWFUL. We have suffered through more than 2 years of on-going construction with no end in sight. They fail to completely repair maintenance issues. Management avoids responding to calls or emails. There were errors on our lease that took almost a year to have corrected. We have a laundry list of serious maintenance issues, including: failed AC in the summer, no heating in winter, and regular loss of power and water.
Buildings are clean and well kept, management is proactive, owners are making improvements, floor plans are old style but spacious.
Great location but staff in the leasing office lacks luster. They lie and dont give out accurate information. Desk staff is ok.

I lived here for over 2 years - one month in, a world-wind of construction started and proceeds to this day - we were told it would be done within the first summer, then fall rolled by, then spring rolled by, then another year rolled by - the lies never ended. I understand the construction company is to blame as well, but I and my fellow neighbors did not receive transparent messaging of the severity from the management team. This place is not suitable for the disabled - I had to walk around a wooden, sharp-turned, shaky walkway everyday to get to my town home. Im not sure how the apartments are but do not live in the town home b/c construction galore and the houses are poorly, poorly insulated, thus resulting in high electricity bills. The management team does not seem to communicate well internally thus trickling down to the tenets. It is conveniently near Lenfant but the rest is construction within the complex, next door with the church, and also the wharf. The sounds and jackhammering is unbearable if you dont work 9 -5 or work remote. The water and electricity will shut off at any given moment b/c again, construction galore. Your home should be a place of peace and quiet, so dont live here - my personal opinion.
The finest apartment I have ever lived in. 2 br, 2 bath, walk thru kitchen with french doors, drapes, ww, bath in master br, access to balcony from br, corner unit with waterfront views, 9ft. balcony. Eat in kitchen. Big enough for baby grand piano. Excellent caring maintenance. Outstanding views of Maine Avenue and The Marina. Walk to stores and Arena Stage is right next doir. Near The Wharf for the best seafood. I hated moving away. Affordable.

Lady made racist comment, they lied and told us the gym and pool area was free . Told us late that we had to get rental insurance this place is unprofessional and just want money . You can not be your self living here.

I have lived in this apartment complex for the last year and a half and can say without reservation I have the best apartment in DC. Im moving out soon because of a job transfer, but included on the long list of things Ill miss about DC is living in this building.
