They don’t value long-term tenants and instead just cater to the Airbnb crowd. Most of the people here are just coming for short term stays, which results in so many random people coming and going that it doesn’t even feel like an apartment building, but instead a hotel. Because of this, good luck trying to get any sort of help from the management company when you try to renew, even if you have been a loyal resident for multiple years. You will get no response from them but corporate apathy (from Colorado). Take or leave what they are selling - they have no human touch.
Lived here for two years and entirely regretted it. Management is unprofessional: Kristen (the senior community manager) was particularly rude, condescending, and belligerent. Whenever I expressed any concern (whether pests, dogs swimming in the rooftop pool (which is extremely unhygienic), noise complaints from neighbors playing music at 1am during the week, daily construction without resident notice), she consistently dismissed and belittled me. I have never experience such rude and unprofessional treatment from building management in 6 years of renting in the DC area. Daniel (from the leasing office) was also belligerent and rude when discussing a construction complaint.It took ~30 emails and engagement with their corporate lawyer and me informing them that they were violating noising ordinances for the building to provide 24-48 hours notice before having sledgehammering and extremely loud construction. When working from home, I found this to be untenable. They had zero regard for the fact that employees were working from home.I also complained about a number of folks not wearing masks in the building or gym. Management simply informed me “they had done enough” to encourage mask wearing.The whole point of paying a premium to live in a luxury building is to receive “luxury service”. Ultimately, the building prefers to deny liability instead of taking the time to solve complaints.The building truly only cares about making money from you. This was evident in management raising trash fees to $30 per month to account for “increased trash from people staying at home”at the end of the year with an announcement on New Year’s Eve...Truly a horrible building. Do yourself a favor and stay away.
I was a resident of 1301 Thomas Circle for about a year. While my unit was completely fine, I do not have much to say that is positive about UDR (the company that manages/owns 1301 Thomas Circle). It is very clear to me that they do not actually care about residents or the experience they create for their tenants at their buildings.Before I get into the meat -- they rented us a unit and sent the wrong pictures of the unit so when we showed up on day 1, the unit didnt match the pictures that they provided during the leasing process. When we complained we were told they make it clear the pictures might not match the rental which is just absurd given it was a pandemic and we rely on your leasing agent to provide accurate information. Additionally. elevators were broken every other week and the on-site management literally could care less about Covid protocols and enforcing mask wearing. The number of times I entered the gym to immediately leave because tenants would be working out without masks on....at least 5.Now for the real issue...While living there, I put in notice to move out early and followed all protocols outlined on the Move-Out form. After accepting my early move and paying the early move-out penalty, UDR tried to interject new language in to the contract with a favorable interpretation for their business. I had a lawyer review the contract and agree that once we pay the move-out fee, a new move-out date is assigned and the language clearly states You may buy out of the Lease Contract prior to the end of the lease term and cut off all liability for paying rent for the remainder of the lease term if the following occur... I met all conditions outlined in the move-out agreement and then was told I owed rent for the remainder of the lease. While trying to resolve the matter with open communication and civility, their office stopped responding to me and refused to connect via phone. I received short and non-legally binding interpretations of the move-out addendum at every touchpoint and ultimately they stopped responding until they issued me a final bill that included rent fees and additional items that were agreed upon and waived at signing.While trying to work with their team to resolve the incorrect invoice, I was bounced all over the organization. 1301 Thomas Circle refused to work with me directly because I no longer lived there and their finance manager never responded to my emails or requests for a phone call. UDRs central billing office refused to speak to me on the phone and sent the same short, non-legally binding interpretation of the move-out addendum. Over the past 3 months, I have sent 10+ emails to UDR with carefully worded legalese to support my argument that THEIR addendum clearly states I am released of paying any further rent once they accepted my early move-out request. In that time, I have gotten a handful of responses that contained no explanation or attempt to explain the addendum, just short responses saying I need to pay rent for the remainder of my lease term.Rent with caution -- this is not a great building, especially given the newer options available with the same amenities and hopefully better management.
Smoker’s ParadiseGood location and decent amenities spoiled by cigarette and marijuana smoke. Property Management team is useless. Much better options around town than this one. Turn over here is extremely high (no one stays more than one lease term) because everyone becomes disillusioned with these “luxury” apartments and move on.
I would give this place -10 stars if it were allowed. I entirely regret moving here.As a tenant here for over 9+ months, I have never once had a complaint actually resolved by the management team. Instead, they have refused to fix any issues reported by residents and has provided the worst customer service Ive ever seen out of any building Ive lived in prior, let alone one that markets itself as a luxury, rental.Reasons I do not recommend living in Thomas Circle- Short-term rentals: management rents out units as short term rentals, which means that you have random individuals using the amenities you pay an extraordinary amount for ($2500+ for a one bedroom and $3100+ for a two bedroom) and folks coming in and out as if it were a dorm and not a luxury rental building-Lost packages: my packages have been lost several occasions and only when I have reported them, did they miraculously appear with no acknowledgment of guilt by management- Noise issues: the walls are paper thin and you can hear your neighbors very easily. This includes the constant parade of parties that occur. In addition, there is a fire station located three blocks down so even with all windows closed, you will hear non-stop sirens all night long- Fire alarm issues: throughout the fall and still persisting over months, there were fire alarms going off accidentally in the early hours of the morning including 6am and late at night. Management took a significant amount of time to fix this- Cheap apartment construction: overall, the units are built very cheaply. There is dust all over the apartment (and if you have an allergy, as I do) and you will be sneezing constantly. This is because the laundry machine is cheap and disperses lint all over the bathroom and apartment because it does not have a proper filtering mechanism- Pest issues: I find several spiders a day in my apartment and Im not sure if its because management doesnt perform proper pest treatment but Ive never had this issue in other buildings- Lack of security and homeless people nearby: people often tailgate into the building and you have large groups of people coming on Friday and Saturday nights for parties without even being checked in. The back entrance was left open on numerous occasions so that anyone could come in and management does nothing about it- Rude treatment by management: management doesnt resolve any of the issues brought to their attention. Instead they focus on denying the buildings liability or responsibility for any issues instead of putting in some effort to just fix it and make life better for tenants (which is the whole point of paying a premium for a luxury apartment buildingUltimately if you feel comfortable paying a really high price for rude treatment by management, cheaply constructed units with paper thin walls, pest issues, and a building that rents out units as short-term rentals with strangers in and out of your building as if it were a hotel, then by all means this is your place.
I lived here for one year. During this year, I had really really good experience.The apartment’s layout is perfect, no any waste of space. And facilities are good, perfect gym with nearly full kinds of equipment, convenient package picking system, and the helpful community website.The staff are so nice. At the beginning when we moved in,maintenance man were responsible and quick to help us with appliance inside the apartment. And the manager in leasing office could explain us every details on our rental payment.Recently I moved out from 1301, but I forgot to change my mailing address to the new apartment. And I got an important mail to 1301. The manager sitting at left part of leasing office are so nice and patient to help me check the mail box every day. And finally I got my mail. They are so kind and help me even though I have already moved out. I deeply appreciate their help!!!It was really good experience living here!!!
I strongly recommend you do not move to this apartment complex. I would give it 0 stars if possible and it has been one of the worst experiences Ive ever had (and thats including my college apartments).The issues began even before moving in and I wish I would have turned and run from the very start;1. The prices they charge are outrageous for the actual state of the building. With so many newer buildings being built around the city, with better security and amenities for CHEAPER, the only thing it has going for it is the location. I would not define this building as luxury by any means.2. The front office/leasing staff is difficult to work with and nothing is resolved quickly. Getting them to even answer the phone is like pulling teeth, it wasnt until the last few months of our lease we would even get an email response and that was mostly because they wanted us to renew.3. We were offered a concession during the lease signing process and we were told it would be reflected on our second statement. I complained about us not receiving the refund twice with no resolution. It took me complaining for a third time 9 months later for us to finally receive this credit on our account basically before moving out.4. Upon move in, our apartment smelled strongly of cigarette smoke. We put in two complaints about the odor but maintenance said nothing could be done. They painted the whole apartment prior to move-in with paint made to remove/lessen the smell and recommended we wait for it to work. It lasted for months - I believe this apartment was not move in ready and they should have taken this into account.5. My roommate had an ESA and provided the necessary documentation under the Fair Housing Act. They tried to charge her unless she provided another letter and her parents had to get involved in the dispute. You are not under any obligation to disclose your specific disability or other sensitive details about your condition yet the leasing staff asked her for these details as if it would be the only way they would approve it (which is ILLEGAL). This matter was only dropped after her doctor got involved and threatened that they were violating HIPAA privacy.6. During our time living here, we heard constant complaints other tenants had with the leasing office, security, and pest control. There was also a 3 month span when the fire alarm would be set off weekly, if not nightly.7. They look for any way to charge you. Upon moving out they are now claiming the entire carpet needs to be replaced due to extreme odor. We are having to work with corporate to dispute these claims as we cleaned the apartment prior to move out and had several vendors over while vacating who can attest to there being no smell let alone extreme. Its ironic they chose odor since when we complained upon move-in, it didnt seem to matter to them at all.
I cannot express strongly enough how much I regret leasing an apartment at 1301 Thomas Circle. I chose this complex because of the location and because it was supposed to be a secure building, with a 24/7 concierge.One night, at 12:30 AM, someone attempted to enter my 6th floor apartment using a key. The man angrily screamed, pounded on the door, and locked & unlocked the bolt lock for several minutes. Luckily, I had also locked the internal deadbolt, so he could not enter the unit. I called the concierge, who never returned my call. I wish that I had called the police.The next morning, I explained to building management what had happened. They refused to look at the security footage to see who attempted to enter my apartment and were entirely unhelpful.The leasing office eventually found out that the concierge had given a copy of my key to someone. They told me that they planned on firing the concierge whenever they got in touch with her, but they would give me no further information.I have never felt so helpless. I checked my apartment closets every time I came home, making sure that no one had entered while I was not present, and I did not sleep well for several nights.I finally decided to move out weeks before my lease expired. 1301 and its corporate owner insist that I owe them for the remaining lease amount, even though I was forced to move out early because they refused to ensure that I was safe in my home.Do not let anyone you know and care about live here. It is not a secure building and is managed by people who treat residents with absolutely no respect or consideration.
I lived here for two years. It is a great location and the concierge service is very helpful and professional. The issue I have is the lack of security in the building and the move out process is unreasonably cumbersome and frustrating to say the least. The management will bill you for random fees weeks after you move out. I would not recommend anyone to live in any UDR buildings moving forward. It is not worth the hassle.
I cant tell you how many belly laughs Ive shared with the management team and staff here. Good vibes. Moving to this community was one of my better life decisions and I would highly recommend it. Plus, my puppy likes it here and hes really the one running the show.But seriously, this is quite possibly the nicest apartment community in DC. The amenities are on point - but its the staff that really sets this place apart.
My first year at 1301 Thomas Circle has been exceptional. The customer service experience received at this location is unparalleled, and the the amenities offered are top notch. The location of these apartments is perfect. It’s almost too easy to get to stores, coffee shops, and some of the cities best restaurants. This has been the best apartment home I’ve lived in, and I look forward to another year at his community.
Mow your tree box!! Thankfully I dont live here because I wouldnt be happy paying $2,200 for a luxury apartment just to walk through this to get to my car. All of the neighboring apartment buildings have better landscape management.
The leasing office is totally impossible to communicate. No idea what those payment polices and unreasonable late fees comes from . Please save yourselves and stay away from this apartment
Some updated apartments, but the bottom line here is that this management company—UDR—only wants your money in exchange for sub-par, rude and negligent service. Theres a reason why multiple experiences have been negative. Make a wise decision before you move. I corrected the error of deciding to live here the moment I got a chance to! Best not to make that mistaken the first place. Better options are available.
Short stay here with fantastic experience. Street parking was difficult. Had to use their valet for $25 a night.
This is my second year staying here and I have to say that this is probably the worst management company I have rented from.1. Since I did not put in 60-day notice in time, the leasing office first suggested that while I can try to find a roommate and renew my lease, I can wait until the lease end and automatically turns into a short-term lease, so that I will only be subject to a 30-day notice. But when my lease is ending, they told me they have already rented the unit out based on the 60-day notice schedule so I cant do a 30-day notice anymore.2. To compensate, the manager offered me to transfer from a 2B to a 1B which is modified from a studio and had no sound proof. I had to agree since I cant afford $2000 MTM fee, and I had to pay for two apartments for 15 days because they refuse to hold the 1B until my old lease ends.3. On the last day of the old lease, I confirmed that I have 2-day grace period before I need to hand back the keys. Since I was injured earlier, I was not able to move everything down to the new unit. I though I can use the that extra two days to move, but was waked next morning by maintenance people saying they are coming to repaint the house and I have to move out by noon.4. After transferring, I was charge an extra day of rate and there is a MTM fee on my account, I was confused and reached out the leasing office. They promised that I will not be subject to late fees and the fees will be removed. However, neither the leasing office nor the accountant replied until a late fee was put on my account. The manager eventually told me when I visited in person that the staff cant make calls on giving grace period and I have to pay an additional $120 rent.5. I decided to accept the case and asked them to remove the late fee so that I can pay my rent. Again, no one replied until four days later and the accountant told me she cant do so due to company policies. Still trying to work this out but there is a huge change that this is not going anywhere.Overall, poor internal communication, extremely untrustworthy since you dont even know whos words are accountable. PLEASE AVIOD THIS PLACE!!!!!!

Typically I do not write positive or negative reviews anywhere, but if this review saves anyone the headache of dealing with UDR, it will be well worth it. UDRs leasing agents and billing department are the most unprofessional and dismissive people I have come across while renting apartments in the DC/VA area. Six months after moving in, we found out (not from the leasing office) the apartment was also used as a hotel, which quickly explained all of the random people waiting in the lobby with suitcases a couple of times per week. After two years of residence and majority on-time rental payments, upon move out we were treated and charged unfairly. We were charged nearly $800 for a carpet replacement after two inspections and zero indication this would be necessary. We received an automatic bill that only included a credit of our initial $100 deposit but was missing our original $150 carpet cleaning fee. Upon asking the leasing agent about this, they did add the credit, but my roommate and I still believed we were being charged unfairly. After going back and forth with the leasing agent, we called the UDR Billing Department and were met with another employee who was very dismissive of our claims. We then had to ask for the original and new invoices for the carpets two times before actually receiving them. Upon review, we noticed a discrepancy in the bills and when we confronted the billing department with it they admitted it was a mistake that really should have been 50% of the original bill. We are going to give them the benefit of the doubt and accuse them of gross incompetence rather than attempted fraud, but we had to go back and forth with UDR for over a week to get to that point because nobody was willing to listen to us.
