Gordon James manages my building, and I’ve been very happy with the results.  Our account manager is super responsive and helpful when we report issues.  Our building recently had an issue with packages getting stolen, and they were able to figure out a solution to stop it from happening again.  I would recommend them to anyone looking for management for their building. They are far and away the best company I have worked with since moving into the building back in 2003.

I could call/email/text her when needed and she would be quick to respond. The company seems well managed, run and organized. I have been a member of my condo board for several years and we have worked with Gordon James Realty for many of those years. I have had the opportunity to use three management companies in my time here and they have been by far the most professional and effective we have used. The account manager communicates regularly and effectively with the board, follows up well on all issues facing the building, and effectively negotiates our contracts and services. They make good use of online portal services to organize the building and communicate with the residents. They have dealt well with difficult parties we’ve had to interact with as a building. I have word of mouth recommended them to other friends in other condo associations and I am endorsing them here.

Ive worked with a few of their agents on a good number of transactions and I can say this, theyre the most knowledgeable and driven group Ive worked with. Being a lender, I have worked with a ton of different agents and these guys are different. No matter how large or complex a sale is, they always seem to figure out a way to get to the closing table. Theyre prompt and responsive, which makes the process a lot easier and quicker. They will outline the steps in details so it is very easy for my clients to understand the requirements. I spent a lot of time researching management companies in the area due to my relocation. I think its very important to find a company that will actually care about the property since its one of the bigger investments people make in life. Also realized that some of these companies do not really know the local laws, which scares me given the tenant rights in DC and Maryland. Anyways, after the long research I decided to go with Gordon James since they had really good contents on their website and was able to speak with someone knowledgeable. Turned out to be a good experience overall working with them through the tenant finding process and moving them in.Honestly thought that managing the rental myself wouldnt have been that difficult, but after a long research on the whole process, I definitely realized that a busy layman would not be appropriately equipped to do so. I think the best part of the experience with Gordon James was that I did not even have to go to their office to get everything done. They provided good information throughout the process electronically so I was able to just read and understand on my own time. They also utilize e-signatures which is very helpful so I didnt have to drive into DC to their office.Id say if you want your property to be managed properly, spend the money and go with a professional management company. Gordon James is a good example of a professional management.

If you’re looking for a company with people who actually care about your home & can get things done go with Gordon James Realty!Gordon James Realty managed my 3 bed 2 bath townhouse in DC from 2016 to 2020 while I was overseas. I had quite a bit going on with the move and had never rented my home out before, so I knew I would need to find a company that would make sure my house was taken care of while it was being rented out and actually keep me in the loop if any major issues came up. I was worried about the upkeep of my home and ultimately the prospect of handing my keys over to future renters, but Gordon James immediately put my mind at ease with their professionalism, attention to detail, and speed. I admit, I kept putting off getting my house taken care of with all the other arrangements that I had to coordinate at the time, so their ability to jump in and take care of everything was a life saver.I found Gordon James’s website on a property management search engine and submitted a request on their contact form. I had done the same on a couple of other property management sites, but Gordon James got back to me pretty quickly! I didn’t feel like I was at a dealership getting the full court press where they try to confuse you with numbers or promise you things they can’t deliver which was refreshing.They took care of everything needed to get my house in front of renters. They captured great pictures and a video walkthrough of my house and got them posted online. They found a really nice couple to lease our home and my husband and I had zero complaints when we returned 4 years later. I’m big on communication and there wasn’t a second that I didn’t feel like I didn’t know what was going on even though we were thousands of miles away. Whether it was the time our AC unit had a fit and needed to be replaced, or just knowing that seasonal maintenance was being taken care of, Gordon James took care of it and kept me in the loop.

Gordon James began managing my property in 2012 when I went overseas on military assignment. Since retirement, Ive continued to use their services and have been quite satisfied. I especially want to recognize the management and leasing teams. My management representative responds to inquiries immediately, which I consider to be the most critical aspect of our relationship. He has gone out of his way to ensure that I remain informed on necessary repairs or actions so I can keep my tenants happy, which is very important to me. Over the years, when Ive seen a tenant choose not to renew, the leasing team springs into action to find the next renter. In the eight years Ive been with Gordon James, my property has only been vacant for a few days at the most. Great service and reasonable rates. Highly recommend!

I started working with Gordon James in January 2017.  I was a little hesitant at first, but it ended up being the best decision.  I own a single-family home in Arlington (Clarendon) and thought it would be easy to get rented.  Why would I need a property manager?While it was easy to get rented (which I did before hiring GJ), I ended up selecting the tenant from hell.  First, had I used GJ, they would have done rigorous background checks/screening and I would likely have never found myself in that position.Things with the tenant got off on the wrong foot immediately – she was unable to figure out how to use the front door lock despite my husband going over to show her, and even taking a step by step video.  She demanded that we get a new lock.  For the first 2 weeks, every morning I woke up with a minimum of 5 emails in my inbox, typically sent between 12 – 1am.  The (irrational) complaints were overwhelming, and I didn’t know what to do…she even threatened to sue me…Gordon James took over and to say they saved the day is an understatement. They handled her many, many requests, and because they are so well versed in VA rental laws, knew exactly which ones needed to be addressed, and which ones were bogus.  GJ saved me a ton of money because I probably would have said “yes” to everything.  They also have an in-house maintenance team which keeps the costs lower for owners.  Most importantly, having GJ saved me a lot of time and relieved a lot of stress.Since then, I have now rented the property to 2 other sets of tenants.  I have had zero vacancy, and never once had to think about it or invest any time

They sent detailed, step-by-step directions to complete every step of the process (which the DC government website is not the easiest to manage.) They found me a tenant in a very short time as I was working on a tight deadline. I could not be happier with the service they have provided me. I would definitely would recommend working with the folks at Gordon James Realty! They were reliable, responsive, and super helpful. They offered a lot of guidance in managing my property. There are a lot of things I had to learn, but didnt quite have the time to sit down and research. I didnt know that there are so many moving parts with finding tenants, marketing our property, managing the lease, and so much more. They are super organized and helped me go through each step by providing me with specific information, and not bombarding me with a lot at once.Im so glad that Ive decided to work with Gordon James Realty. They were able to do the majority of the heavy lifting and conveniently let me sign documents remotely through electronic signature platforms while we couldnt meet up in person. Their website was also really helpful and easy to navigate. I would say their rates were reasonable compared to the other property management companies in the city. I had a great experience and would definitely recommend them to anyone with a busy schedule!

They found outstanding tenants within just two and a half weeks of me signing with them and theyve been great with managing my building. Where do I start! My experience with Gordon James Realty over the past 3.5 years has been exactly what I needed from a property manager during my time overseas. I love the expertise I received from the leasing team when it came to screening tenants and setting the advertising price (truth be told, I had no clue what I was doing on my own). Once we decided on a tenant to move forward with and they moved in I was introduced to my point of contact on the management side whom I would work with handling all maintenance issues, accounting questions, etc. There is a super helpful online portal that allows me to track income and expenses for my property. Its also very easy to navigate. Being able to trust a property manager to take care of both the property and our concerns have been an immense relief.

I was initially a bit skeptical of using this company for their brokerage services since they seem to be predominantly a property management company. I still decided to give them a shot since one of my buddies had a really good experience with their team and I am glad that I did. Had a great experience working with them on buying a condo.I always thought buying a house/condo for the first time would be a painful process because of all these stories Ive heard in the past about negotiation and stuff. But this company had a very solid process in place where they helped me navigate through the entire transaction and made it as easy as possible. Their team was always available when I had questions (I had a lot of questions) and always showed professionalism. I was honestly kind of shocked that condos have these crazy rules and governance, but the team really seemed knowledgeable in that aspect and was able to help me understand everything before I made the final decision to move forward. I actually heard that they also have a condo management team as well, which probably explains their expertise on it. Overall, very good experience with this company and wish to use them again if the opportunity comes.

I had to look for a property management company in the District since I had to relocate for a new job and found out that this company provided full management services. At first I thought about having a friend take care of the property, but after reviewing their website and the information about renting a property, I decided to go with a professional management company.I was a bit worried at first because I thought I had to be very involved up front to get everything set up while I was already very busy from my own relocation. However, I was impressed with their process of on-boarding and getting everything taken care of after collecting any initial information from me. They were able to find tenants fairly quickly and made the process as easy as possible so I did not have to really think about it.I am glad that I decided to go with Gordon James and a professional management company in general as they are consistent with their communication and keeping me in the loop of only the important things.

We had to relist our Georgetown condo because we had no luck in selling it with another company the first time around, providentially because the market was slowing. At least that is what we were told. The second time around was completely different. In the first week, their team of contractors replaced the old carpet, put a fresh coat of paint on the walls and replaced a few of the light fixtures that were dated and in serious need of replacement. The place looked AMAZING after the improvements and we received two offers above the asking price during the first open house. Thank you to the entire team and well done!

We have been with Gordon James for Navy Yard townhouse property management (out of state owner, first time landlord) since May 2017. Looked at a few, liked their approach. The contracts person was excellent. She walked us first timers through all the steps to get registered, become legal. And then she handled marketing and got it rented quickly with well done contracts. She has stayed as our marketing-contracts person for us since then with very nice results, and super communication.On the day-to-day operations side, first person GJ assigned to us (person the tenants contact for issues, who then contacts us) was not good. Just not responsive to either tenants or us. All parties complained. GJ then assigned another person (I heard first person lost her job), and has been 100% great for 2 years now. New person is super responsive, very proactive with problems offering up multiple solutions. and we have found that prices for minor and major repairs are well done and price conscious. Tenants are happy, we are happy. Yes, it all comes down to the PEOPLE and their attitude and work ethic. The 2 people assigned to us (contracts & operation are sort of separate) are what keep us with GJ. The website is very good, never had problems with payments or anything. They stay on top of their business.

I would most definitely recommend using these guys if you are looking to sell your property. Super knowledgeable about the market. Was a little worried not being local during the sales process, but they made everything nice and easy with all the forms being electronically signed. Seamless just about sums it up.Also impressed with how spot on they were with the pricing. Was able to get a bit above my target price which was a huge plus and they were also able to negotiate an expedited close. Overall, happy with my experience working with them with their quick and smooth service.

I was working with another property management firm that was local in the city but I had to quickly look for another firm due to their negligence and lack of professionalism within the first two months. My tenants were furious which also made it much more difficult for me to manage at the time. I dont know why but the previous firm connected me with the tenants to resolve something that shouldve been handled by the company.Luckily then I found Gordon James Real Estate, which was able to resolve the ongoing issue and was able to make things calm down again. I have to thank the team for jumping into a problem that someone else started and for resolving it. They kept everything very professional and removed me from the disastrous issue that I really did not want to be directly involved with. Also, their system is much more modern and technology based unlike other companies that are very old school. They had me complete everything through digital platforms instead of having me print documents, ink sign, and then scanning them back.If you are a busy person like me, please do yourself a favor and work with companies like Gordon James that uses the technology that is out there available to us. They have quite a bit of knowledge on DC properties unlike some other company who call themselves local but dont know what they are talking about.

I couldnt be happier about my experience with these guys! Theyre turning what used to be an old school business into a highly automated/user friendly one. The owner portal makes it incredibly easy to see payments. Tenants pay online and the payments get disbursed into my checking account quickly. Leases are all set electronically. And COMMUNICATION COMMUNICATION COMMUNICATION is the best part. I used to have to wait a few days for a response from my old management company and they were always a bit snarky, which didnt help things. Overall, highly recommend. Would give them 10 stars if I could.

Great experience with this company. My last landlord would put off making repairs for months, not to mention I had to mail him a check every month for rent. I found working with a property management company to be much easier. I paid everything online and they responded immediately to all of my maintenance requests. When my A/C stopped working, in the middle of July no less, they sent someone out the same day I called them to report the problem.

It was my first time buying a property and I had no idea where to begin. They put me in touch with a fantastic lender who was super quick and helped us close two weeks early, yup 2 weeks early! I had an idea of what I was looking for but no clue where to start the search. They sent me a list of properties and constantly sent me new ones that just hit the market that met my search parameters that they helped me lay out at the beginning. Found the one I loved and they were able to negotiate the price down and somehow were able to get closing help to. Patiently answered the huge list of questions I had about the home inspection report and were able to provide advice on what to do. Far surpassed my expectations. Had a wonderful experience working with GJRS.Recently moved to NJ and needed someone to manage my condo on 14th St. Knowing that finding a good company isnt easy and can be a tiresome process, I can say that Im super happy I went with them. Really great experience with these guys. Paying rent through the online renters portal is super easy and can’t get lost in the mail, which in my past experiences seems to happen A LOT. I don’t understand why other companies have not moved to collecting rent online?? I only had to submit 2 maintenance requests, one was for a faulty oven switch and the other was for a clogged drain and both times they sent someone over that day to fix the issue. When I had questions using the portal for the first time, they were super helpful. All I can say is that after my experiences renting from other mgmt. companies, these guys are an anomaly.

Beware of this company. I am beyond confused who is currently managing our condo. We signed a property management agreement with Gordon James Reality because of the great reviews, and the fact that they gave us a good deal. From there we are just not sure if we are really dealing with the company itself, or if they are using a third party to manage our condo. We deal with the most incompetent people on a regular basis. I cannot remember the last time they had a simple request done correctly. One example of their inability to manage our property, we requested that we have the carpet clean, the day of someone went to the condo with a mop. Who cleans a carpet with a mop? Next, we ask them if they can install a lockbox with the third set of keys we had provided them. They let us know that they will get that taken care of. Awesome, right? No. A week goes by and there is no update on the lockbox. The day before I need the lockbox installed, I call them and request an update. They then inform me that a contractor had gone to install the lockbox but could not determine where to install the box, this was right after I gave them clear written instructions that you must leave the lockbox with the concierge. This might have been an oversight. Everyone makes mistakes. Trying to get the keys for someone to check out the condo, I kindly request if they can drop off the keys as soon as possible. Mind you, we currently live in New Zealand and all this communication is being done by email at 3am in the morning and I keep asking for direct phone number (which they never will provide). It is then that they inform us that they cannot locate the third set of key. So now you, I dont have lockbox, and they have misplaced a key for our condo, which is a huge security risk for our current tenants. Do you think that they try to call us or email us back after we realize that they have lost a key. Nope. Radio silence. Still have not heard back from them. Again - this is the breaking point for us -- the other issues weve had - our tenants dealing with no AC for over 5-6 days in 90 degree weather because they were not responsive, bought a new refrigerator using their dimensions and their recommendation that ended up not fitting properly. I really could go on to give examples. Again, we signed a property management agreement with Gordon James Reality thinking they would managing our condo, but it appears that they may be using a different name for the property management services. Will be ending our agreement with this company as soon as we can, because to be honest - who wants to have a second job managing their property management company and correcting their errors on a regular basis at 3am on the other side of the world? Definitely not me.

They always kept us well informed, and ensured that our home was well looked after. In three years we had no issues, and they always connected us with reliable and responsible tenants. Their proactive approach to property management gave us peace of mind while living 3000 miles away.When we made the decision to sell our property, Gordon James was there to help once again! We received a thorough market analysis to allow us to get the top price for our home and they found a buyer in less that a week! I chose Gordon James Realty to manage the rental of my house in Northeast DC because of all the positive reviews I read on Yelp and other sites. My experience did not live up to expectations at all.Everything started off okay. They were starting the advertising for my property in December, so I knew it might not rent right away. Their marketing team did not do a very good job writing the description of the house -- no mention of H Street (1/4 mile walk) or the fact that the house is a half-block away from the new streetcar line. They instead touted the proximity to the Stadium Armory metro (which is a mile away), and Kingman Island (wtf). I sent them a rewrite which they posted right away, so I decided to overlook this snafu (evidently a mistake).There was apparently a lot of interest in the house, but after a lot of people came to see it and none of them submitted applications, I asked if we should lower the price. They said they thought the price was fine and that lowering it would probably just attract more Section 8 applicants. At this point, I found out that their strategy for dealing with people who proactively identified themselves as Section 8 applicants was to simply ignore those emails or calls. Aside from the legality of this practice being questionable, it also doesnt speak well to their effort to get the house rented quickly. When asked about this, they said that they werent very experienced in dealing with Section 8 tenants, the very clear subtext being that they didnt want to. (STRIKE ONE)Then, on January 16, I got a call that a pipe had burst under the kitchen sink - annoying, but not their fault, and they dealt with it well. Tom got a plumber out there to fix it, and they put a dehumidifier and fan in the house to dry things up. However, it was after this that more problems started.Following a discussion with the plumber, I asked the folks at Gordon James to make sure that the cabinet doors under the sink remained open so that the heated air in the house would get to those pipes. (Separate from this, I had also asked that they keep the refrigerator doors open since it was turned off... more on that in a second).I drove down to DC shortly after this to assess the situation myself, and lo and behold, I arrive to find the cabinet doors under the sink closed (as well as the refrigerator doors), and water spewing from under the sink. Yep, another pipe had burst. Granted, I dont know if the cabinet doors being open would have prevented this given that it was SO cold this winter, but I was thoroughly annoyed that they didnt follow a simple request that MIGHT have prevented a repeat of the problem. (STRIKE TWO)They got the plumber out there again, and said they would bring the fan and dehumidifier back that week. They also got me a quote to replace the floor, which at this point was damaged beyond repair.I decided that I would do the floor myself the following weekend. When I arrived, I found 1) the cabinet doors still closed, 2) the alarm had been left unarmed, and 3) a dehumidifier and fan had been placed in the house, but the dehumidifier had not turned on. They were just blowing the moisture around the kitchen. Very helpful. (STRIKES THREE, FOUR, AND FIVE).I told Tom that I wanted to end our contract and find another property manager. He seemed very relieved given their lack of experience working with Section 8 tenants.I found another property manager and the house was rented out in two weeks. (and to a non-Section 8 tenant, although this manager was fully prepared to work with any type of interested renter).Conclusion: given the other reviews on this page, my experience with Gordon James may be a fluke, but based on this and this alone, I cannot in good conscience recommend anything about this company.
