Toured Gables City Vista with Kenny who was extremely knowledgable about the property. Kenny was very friendly, knew a low about the area and specifics about the units we viewed, and was a very helpful presence throughout the process. Appreciated the reception and was very impressed with the staff, online tour setup, and overall experience!
Luv my place concierge is always courteous and friendly. Sidewalk is shoveled when snowy, dog can see other pups to play with. The green space is nice when the weather warms up too. Rent is ave. for this area, apt. quality is above average. Only spoke to management twice, they are polite and helpful.
I toured this place several times looking to move in ASAP, and after expressing my interest in the lease for a unit, the leasing agent completely stopped answering even after several follow ups. Completely unprofessional. I won’t be leasing here (not that they seem to care)
Just moved into the building, the people here are extremely professional and always willing to help. Amenities are kept up to date, clean and well maintained. Surrounding area has all the stores and activities a person could want
I am not a tenant but spoke with a young lady over the phone by the name of Tessa, who is a representative of Gables City Vista. She was the most professional, helpful and friendly individual Ive encountered in a very long time! She deserves a raise, bonus, kudos or something! LOL.. In this day and time, when people are struggling to survive, its people like Tessa, who are needed all around this world! Stay Safe Everyone!
The front desk staff is so welcoming, they always say hello and goodbye when you come in and out of the building. Anna is especially great- she made a point to remember my name when I first moved in.My studio is spacious, renovated, and well-lit. I walk into it everyday happy to be here!
If only you could give negative stars, I would. The short version is do not under any circumstances move here, primarily because of management. There has been so much turnover and new management here in the last couple years, and with each shift things get worse. The last straw that is prompting me to not renew this lease term is how the property is handling (not handling) basic services and amenities we pay for as tenants of this luxury property. Firstly, concierge was never truly concierge- they dont even allow your guests entry into the building. They are receptionists, plain and simple. But now, in the name of COVID precautions, the building does not accept packages and has decided in their infinite wisdom to instead put all packages in one big closet that remained unlocked so staff would not have to be bothered. Theft became a huge issue and despite complaint after complaint (I know at least 3 of my neighbors had issues too) management decided to make it even more difficult to get packages because accordingto the email they sent us, we cannot be trusted with the honor system. So we tenants get a 2 hour window very early in the morning and a 2 hour window in the afternoon to get our packages. And it remains unsupervised.... which goes to show this was never about keeping tenants or staff safe, but to skimp even more or amenities we pay for and continually dont receive. And if you dare say that to the staff, just wait to be chastised like a child. It is all a ruse here- even their environmentally friendly standards are just cost-cutting measures that come yet again at the detriment of the tenants. There are so many other nice properties with management that doesnt lie through their teeth and has a shred of respect and courtesy toward the tenants of their luxury building to waste a moment here. Run. Run now. And run quickly.
STAY AWAY IF YOU HAVE PETS.They test the building fire alarms at least once a month for hours and hours.I understand that fire alarms are necessary but not for hours on end and so often.There are also many false alarms & malfunctions because the system in this building is tied to OTHER BUILDINGS IN THE BLOCK.This is just too distressing and painful for most pets.
Mixed reactions. The first manager (Brittany) who was at the office was least helpful and clearly was not interested in getting my business, too much callousness to say the least.Post first interaction things were lot smoother as some other gentleman took over. All went went professionally after that as all their systems are setup online and easy to execute.
I like it because its peaceful, quite, and clean. The people seem standoffish around here, but they just got to warm up to you. For the most part, its a good living space to be, yet that all depends on YOU.
Ive been living at Gables City Vista since July and have had a great experience. The building is well maintained and staff has been helpful and responsive (maintenance, management office), and very communicative when special projects like elevator work or painting/carpet replacements that have been going on. The front desk has had a few minor issues, but in such a large building with so many packages there are bound to be a few glitches.My apartment faces the huge courtyard which is a nice respite from the urban density in the neighborhood---its a nice place to sit out and enjoy some fresh air. The location is great with easy access to red, green, and yellow Metro stations and a 24-hour grocery store right in the building. I appreciate the fact that the elevators are fob-access controlled as this neighborhood has many panhandlers and potential unwelcome guests. It does create for the slight inconvenience of going down to greet your guests--but this is the price you pay for controlled access.For those complaints about leases and applications... folks, read your lease agreement. Everything is disclosed at the time of application, if you do your due diligence, there arent any surprises!
Unprofessional people when you are due to your renewal. I moved here a year ago, the building is nice, but the contract is vague and in one shot they increased my rent in 13.5%. When trying to negotiates and understand the contract I discovered the policy the present is not valid to them and is like signing a blanked check.
Let me just start by saying that I loved living here from 2013-2015. I cant speak for some of the unique experiences mentioned (e.g., getting a pet mid-lease, receiving military orders mid-lease), and Im sensitive to those situations. However, some of the other comments are completely unwarranted and reflective of the residents false sense of entitlement. My interaction with management was minimal but always pleasant. They went above and beyond to ensure that there were resident socials (which I always missed due to school and work). The concierge staff was always courteous. They even accepted an Edible Arrangement that was sent to me (although it melted because there isnt a refrigerator downstairs... not their fault, though). For residents who are complaining about the FOB issues... get over yourselves. You can add guests to your access list, and the concierge will provide elevator access. Or... you can take five seconds to walk downstairs and let them in. Gables City Vista is in a prime location, is close to everything that one could want in D.C., and is competitively (read: IT IS NOT CHEAP) priced. I would move back there in a heartbeat. I have and will continue to recommend this apartment complex.Side note: The only thing that would make this place even better is if it had a rooftop and pool. Theres a nice patio on the third floor, but it doesnt give you a full view of the Mt. Vernon Triangle area or D.C.
Gables City Vista is not where you want to live. They treat there residents like trash. They are known to nickel and dime you for everything. The amenities are limited and high-level management and corporate is horrible. If you like the location then lease at another apartment building close by.
To Management,I would love to move here, however I see 85% of the reviews are bad management, excessive unnecessary fees, and a lack of communication beyond abnormal. I sincerely hope this has changed because these reviews can and will stop great people from residing there. If Staff shows uncomfortabilty, what will the residents get for their dollars? Great location in a great city that Im sure from reading reviews from some other Gable properties, doesnt want to be the ugly duckling of the family.Im diligently looking to move soon and have contacted the leasing office for information. Again, I TRULY and SINCERELY hope this has changed. I dont want issues with Joy, Elena nor whomever else will not handle everything in a PROFESSIONAL and informative manner.P.S. Ive wanted to live here since Groundbreaking, lol
Leasing office could definitely improve. I had been working with Elena. She was fantastic until she stopped responding to my emails. I completed the application anyways because I liked the location and the rent quote. I didnt want to lose the price as Elena represented the quote was good for 10 days. Once my application was submitted, I was contacted by Ellen. Ellen was helpful and assisted me in pinpointing the right unit for me. Then, she told me the quote was only good for 24 hours, which had expired by then. This would be the first of multiple miscommunications within the leasing office.Later, Ellen told me I had ten days from the date my application to take possession. If not, I would lose the unit. I knew I was going out of town so really those 10 days were actually just 3 days for me but still this was all fine with me. But then Ellen and the rest of the leasing office went radio silent for 2 of those 3 days. I called multiple times and spoke with Joy and Lorraine at the front desk (who were very nice and felt bad for me). I told them I would speak with anyone and not just Ellen. Both ladies told me multiple times, Dont worry. I spoke with my manager. She hasnt forgotten about you. Someone will call you back. No one called me back.On the third day and my final day to take possession before I went out of town, Ellen finally answered the phone. She apologized for the leasing office failing to call me back but couldnt give me any explanation. I was too stressed out to really push her on it. I regret not doing it. Throughout the day, she revealed to me everything I had to do to take possession: set up pepco, transfer renters insurance, sign the lease, pay the prorated rent, go get keys, etc. All of this would have been cool if I could have spread it out over the 3 days. Instead, I had to take an afternoon off of work to figure it all out. On top of that, Ellen was too passive, or perhaps uninformed, to tell me everything upfront. She revealed this to-do list throughout multiple phone conversations. I finally had to say, Okay, Ellen. Enough. Tell me everything you need from me.When I eventually finished the giant to-do list and went to pick up the keys, I met the assistant(?) manager, Nicole. She is nice too but still even she couldnt tell me what went wrong. I think this is the pattern with everyone in the leasing office/management. They are nice but they are not organized, they lack communication skills, and they seem amateurish. Nonetheless, I signed a 12 month lease because of the location and because the price was good for the space. Im hoping this experience was a fluke and not the precedent for future interactions with management.
Dont ever order anything online that needs to be deliver to you, the front desk are not trusted people. My package was deliver there and this receptionist by the name of Joy received my package and when i picked it up my item were stolen. This so not acceptable. Be Aware!!! I been trying to get in contact with management but everyone there has been giving me the run around. UNPROFESSIONAL people.
The leasing office was a problem, they were willing to work with you but the way that they raise rent every year...EVEN IF YOU RESIGN...was horrible and got misled by Ashley when I first moved in. She was to lazy and inconsiderate to let me know if my apartment had a balcony and when I moved in all they could do was give me $500 back.If you like getting fleeced of every dime you have this is the place for you
Moved in July. I need a building with a concierge service because Im very busy. I have most things delivered. Galley food, grub hub, uber eats, Amazon Prime Now, etc. I occasionally have guests visit. I need a concierge to help make my life easier.BUT - this convenience is NOT offered at this property. Their concierge service is explicitly told to ONLY accept packages from the delivery services (UPS, etc.). Want to use Galley to deliver your food to the front desk for pickup when you get in? Nope. Have a guest? You have to coordinate in advance to meet them downstairs because the concierge is told not to help. You cant buzz them up to your unit. The concierge tells your GUEST to call you to come down and meet them. This is AFTER the concierge has checked their id and made them sign in.Concierge service is not provided - just package pickup; when they are at the desk. Management has said that there are many reasons why the desk is unmanned.I feel like I am living in a Motel 6. I do not look forward to coming home. I have simple expectations from ANY concierge:1. Accept packages for me.2. If I have a guest, delivery, etc., call me before letting them up (after youve done any verification you need). I think most any person living in a city with a concierge would expect this basic service. There arent too many definitions for it. This is NOT what you get at this property.Living here has been a most unpleasant experience. It had made my life more complicated and certainly does not save me time. I would NEVER live in a Gables property again after this experience. I have several times asked for a copy of the policies - never have I been provided with them.They reward tenants with points for positive online reviews - be warned. Like buying reviews?
I have never seen a business more focused on profits and doing the least amount to ensure they get overpriced rent. I would avoid this entire building and any property owned by gables. I have heard SO many horror stories because the managment and front desk just dont care - they wont let my guests up or even call me when food is here. This place is trash avoid like the plague.
I havent been here yet, but location is great! I love how pet freindly and you can do online chats with the workers to get what you want. I like that!
The leasing office is horrible. They draw up a very extensive lease to pigeon hole their residents from vacating their apartments for all reasons even military personnel who have been reassigned to new duty stations. Even though you sign a binding agreement via a lease they expect you to abide by it, but hold them selves exempt from following the outlined instructions stipulated in the lease. Their communication is untimely or non-existent and the information they due find time to communicate continually contradicts the terms within the lease or simply fabricate information. Thier favorite go to phrases are I dont know or we are awaiting on the regional office. Quiet simply they are unprofessional, not courteous, nor a honest business. Steer clear or go to the Meridian across the street if you are trying to stay in the area.
Terrible experience dealing with the leasing office! I applied for my wife and I to move in and was charged $650 at application time, $75 per application and $500 amenities fee, which is reimbursable if you dont take the apartment. We ended up not taking the apartment and it is taking close to 2 months now to get the $500 fee back. They were supposed to return it within 30 days. I called the leasing office multiple times to inquire about the refund status. The checks are issued out of the corporate office and every time you hear, its coming any day now, the check has been cut, it is a typical turnaround time for a luxury community, but no check so far. Just a really unpleasant experience. First they charge you out of the wazoo for random fees, then drag their feet and not return the money they owe you as promised. Not an honest business operation. Beware!
Management is snobbish and incompetent. Had a terrible experience working with them. Our attempt to resign our lease was pushed around Renee and Nicole. There seems to be little or no communication in the office. Were glad we moved out.
Truly one of the worst leasing offices I have ever dealt with. Management is unable and unwilling to work with you on anything.
Beware this company/apartment complex. The apartment is par for the area, which is chocker-blocked with new complexes all selling luxury apartments. The doormen/women are fantastic and always very curteous and willing to help.The leasing office is an absolute nightmare to work with. The level of incompetance is astounding. Additionally, BEWARE extra fees. For example, if you adopt a dog during the middle of your lease, there is a $100 lease change fee. Some of the people in the leasing office seem oblivious to these hidden fees, as we were told upon signing our lease, that there would only be the initial pet fee ($500!) and a monthly fee of $55. Do not rely on leasing office employees for accurate information.

A year ago I recommended this building, and now I modify my recommendation. DO NOT MOVE HERE. The leasing office is terrible, they dont treat tenants well, they never respond. They went to fix pipes and floors without permission 4 weeks ago, they broke my bed, damaged 2 pieces of furniture, stained everything ... the house has been a mess since then. I keep waiting for the walls and floor to finish and what they tell me how they will compensate me. They just tell me talk to your insurance. Really the worst, and besides I pay a monthly fortune and I have never stopped paying. 0 RECOMMENDED.
