I would like to send a shout out to Ms. Andy. When I came to sign my leasing papers for my new unit she was so professional, pleasant, patient and kind. She gave me a tour and explained everything to me and she stays in contact with me on updates on the new unit. She also told me that if I have any questions I can call her and thus far she has been on point with that also. Iam looking forward to moving in my unit and excited about my new community. Thank you Andy for all your help! I love Channel Square so far.
Just moved in about a month ago and everything seems just fine. The apartment was completely renovated for wheelchair accessibility. It has many great features like a roll in shower, lowered counter tops, foot space under sinks in the bathroom and kitchen. We did request to have the door adjusted somewhat and they complied. Staff and security personnel have all been aces.
Its a condo, nice and clean. Good place to live
The building itself has some major issues, and has had trouble keeping a management company while I lived here. There were numerous promises made that were never fulfilled. That being said, after my initial review, a management VP reached out to me and has been extremely helpful in my move out of the community. It is a great location, and the rent is reasonable. If they fixed up some of the dingy apartments and get some better staff in the office (other than the current rental agent, who is a very polite and helpful gentleman), it could be a nice place to live. I think it will take time for them to get everything fixed, but as we speak they are repairing a hallway roof leak that has been here since I moved in years ago. Another con is the military base across the street. The noise from helicopters and daily bugle salutes can drive a person crazy if they cannot tune it out. If youre looking for something that has potential at a decent price, give this place a look. If things dont continue to change for the better, I would give this place a pass. TIP: Negotiate getting the apartment renovated before you move in.
Teresa is an excellent property manager. She cares for the residents as people. She doesn’t see them as just residents, she wants to help everyone anyway she can. She wants to make sure that everybody had what they need and are taken care of.Thank you Teresa!
I’ve recently moved to these apartments and I have to say I am glad that I’ve done so. I am very happy with my experience here so far. The property management team and maintenance staff have been absolutely amazing, going above and beyond my expectations to make me feel at home and welcomed. Their team have truly been extremely helpful in getting me settled.The building is nice and secure with security and concierge onsite who are always friendly. My unit is a little small however the modern look, updated appliances, and closet space makes up for that. The location is great as-well Within walking distance from the yards and the waterfront.
Renee has been extremely accommodating - we came from out of state and she graciously stayed late to help us get settled. Our experience has been wonderful. The complex is pristine and the security guards are very kind, helpful, and easy to talk to. If I could give more than 5 stars, I would!
I absolutely love Channel Square which is why I have lived here for 23 years. Great location, it has great views, Its walking distance to the Metro & grocery store and so much more.Ms. Hines, Ms. Renee & Ms.Taylor are professional, courteous & always greeting you with a smile. These three ladies make a great team!I recently moved from the high rise to the town house and Thanks to the wonderful ladies in the office they made that transition smooth & hassle free. There is no other place in the DC area like Channel Square its truly a gem.Dee Kersellius
I love living out channel Square the management is very helpful especially MS.RENEE MS.TAYLOR AND MS.HINES. There very respectable and they do there jobs very well. Nice and quite community to live.
Ive been renting from Channel Square since the beginning of 2017, just as the renovations were finishing up. My apartment is newly renovated and quite nice, there is considerable space especially closets. My experience with the building staff has always been a positive one, they typically greet me with a smile and are quick to react when I have an inquiry or complaint. The rent is a little on the high side(typical for DC) and seems to be on the rise but the location is quite nice being so close to the water, the Metro and Nats stadium.
I wouldn’t recommend a homeless person living here. As I type this message my boys and I are up trying to catch mice. I’ve been told that the problem is gonna be taken care of, still NOTHING!!!! I will be moving hopefully by June 1st. Please do not be fooled by the outside of the property. Not to mention having a toddler & a baby. My boys can’t sleep, my daughter is constantly crying and jumping out of her skin because she’s terrified. I’m definitely not the only one dealing with this issue. I wish I could give 0 stars. This is the worse place ever. The Maintanence guys put traps down visible so the entire world can see & know that you’re having an issue with mice. If they call this taking care of the problem then someone needs to rethink the plan because they’re still running around.
Channel square is located at a great part of the city. It’s conveniently located next to the waterfront metro station and a few bus stops with easy access to a Safeway, CVS pharmacy, bars & lounges, and the wharf. The management, maintenance, and security staff are all very friendly and approachable.
My initial thoughts a year ago are a lot different. I’m much happier living here! I can’t give complete five stars because nothing is perfect. But Channel Square is perfect for me and my family!
The management is pure evil acting towards tenants. They are not helpful with much of nothing, most importantly, issues that need to be fixed for upkeep of the homes. Rent high, place infested with all types of insects, bugs, spiders, water gets cut off unannounced, AC same thing. From management down to maintenance, from the homes to the laundry room, this place is trash. Karma should reach those responsible for making the tenants life a living hell here.
The new management rose community is such a disaster i mean the only thing they really care about is the rent. they dont respond to you professionally, its like the owners which is sunset hired anybody. dont let the look fool you, its such a disaster here. i personally think Eagle point management was better then the management we have now.
I have lived here a year and besides minor things I have not had a complaint the office staff are lovely. so is the maintance staff and Security as well. I love the community and the area is so diverse. I plan to be here a while 😁😁😁
Just horrible place to reside.
This is the most poorly managed complex Ive ever lived in. The maintenence men are all wonderful, but dealing with the main office is horrendous. They never have any information you want and are at times very rude. Weve been dealing with our water turned off daily, holes in our ceilings that they refuse to fix and windows that wont open. They change policies without informing us, give little notice when doing anything that requires entering our homes, and provide no compensation for any inconveniences they create. The neighbors are wonderful, but I am increasingly regretting moving into this place.
This property is discriminant to people with kids particularly that are african american. not worth living in this property if your a person of color because they will find a way to harass you. rose community management is the worst management company channel square could have invested in. nice property minus the management, if you dont believe come live here yourself.
The management of this complex is uncommunicative and frequently changes the maintenance and security guidelines + procedures so that residents are not able to deal with situations as they occur but instead must wait until weekday business hours because the outsourced on-call teams cant do anything. Just this evening, my husband and I returned from a trip to an 85 degree apartment (it has been in the 90s all week). Apparently, this was not because our AC unit was broken (we had carefully set the thermostat with reasonable trigger temperatures for heating and cooling), but instead because it is the complexs policy not to TURN OFF HEAT until May 15, and all the so-called on-call maintenance help desk could do was parrot the policy. So not only can we not turn on the AC for an 85 degree apartment, but turning on the air systems fan is blowing HEAT. Good grief. The same thing happened with the heating system in the fall, when our apartment frequently hit the high 40s/low 50s despite the thermostat being set correctly, and maintenance coming out several times claiming that we had incorrectly set it..... We hadnt, and it turned out the electronics had failed and the whole system had to be reset 4 times (as in fully rebooted) before the maintenance representative actually got our apartment heated. It seems there may be a similar issue now. Oh, and the time our fridge broke, and they decided it was because we had food close to the air vent in the freezer, so they told us to rearrange our food, and they left.... spoiler, it didnt help because the fridge was actually broken, but we sure did lose a lot of food to spoilage during the time it took them to decide there was an actual problem with the fridge and then get it fixed. They did not have the spare part on hand, so it had to be ordered.... Needless to say, we are not renewing our lease. They clearly didnt want us to anyway, though, as they announced the monthly rent would increase by $200 if we stayed.Oh, and also: the newly renovated townhomes look pretty, but lack sufficient storage, and the paint is cheap, so even the simplest touch leaves a mark on the wall that cant be cleaned because the paint will rub off.2 stars instead of 1 because my husband and I honestly think L the maintenance man is doing a great job, hes just spread far too thin and is being undercut by management policies.
I recently visited channel square apartments. Ms. Renee Burke was very rude to me & did not show any customer service skills. Upon arriving to the apartments after i let Renee know what type/style of apartment i was looking for she began to brush me off & request that i just take a application & apply online. In fact, she didn’t even want to show me around. She instead let the concierge desk person show me around which i felt like was a little odd. I would not recommend channel square to anyone & for what you’ll pay at their property you definetly can find a better bang for you buck in SW somewhere else. Ms.Burke is having a negative impact on future residents.
First it was great. Now it needs much improvement. The Eagle Point Management sucks. Asbestos, people getting sick. Poorly supervised renovation project.
I moved there last month and I must say this is a very nice place ... The staff is nice and the maintenance team is excellent.
Having resided in many luxury apts during my lifetime; i can accurately state that the management team of this complex; under the leadership of Ms.Salecia Hines; on a scale of one(1) to ten(10) deserves an eleven(11).This management team is tops at all levels, including,crisis responses,customer relations,and the upkeep of the grounds and buildings. I recommend it to anyone looking for a luxury apartment.
So I went there to rent an apartment on May 12th 2017. During the tour a tenant came to the office and stated that he had bed bugs. I was shocked. I was even less impressed after viewing the townhouse apartments. I never completed my application because I never turned in any pay stubs. After completion of the tour and a conversation with my son I decided this was not a good fit so I called the office on Tuesday May 16th and left a voicemail that I would not be renting the apartment. I have had a number of conversations with Ms. Rene Burke since and she is withholding my $300.00 deposit. I now have to consult with a lawyer. Scandal whats worse I was a former tenant there for three years under the previous management and never had this type of problem. God will give these people their just desserts! DO NOT RENT FROM THESE PEOPLE!
Sadly, we have had a terrible living experience here. The worst of which: asbestos dust left on almost all furniture and carpet in apartment (management wouldnt work with us to clean it), unannounced entry into our apartment a handful of times, and broken heater the entire winter:(. This isnt a healthy place to call home.
It has been a community of neighbors. I have lived here 20 years since 1995. I live the trees, Waterfront, and availability of transportation. Metro bus 74 stops right in front. I live the on the 10th floor and have magnificent views, from every window in my three bedroom unit. So who ever posted negative comments, oh well, to each their own. U missed out on a SW Jewel!
Not worth the rent money they asking for, you can pay the same price in the SW DC area in new apartments. doesnt make since. i went there for open house and it seems like they want that much money for they solar panel, thats the only reason why they charging that much for rent. please dont pick channel sqaure apartments to be your home.
This a a great place Ms Reene is excellent Taylor is great as well the have good customer service and attend tibwhat you need to make sure you are comfortable and you feel at home. Ms. Reene can be busy bit she will take the time to see you in a timely manner and when she do she will take care of all your needs. The maintenance is good as well better than any other place I know In dc and I know a lot of places. Parking not to good bit workable if and we have under garage parking as well. I am comfortable here and I havent been comfortable for a long time
This is the worst apartment I have ever lived in. We have been without hot water for a week. And today it is not even luke warm it is ice cold. The management team is not accommodating as they do not have to live here. I will be asking for compensation on my rent for my inconvenience . Trust me don make the same mistake I did. Find a home somewhere else,

New team is horrible! Just horrible. For example, If you have a maintenance issue, no matter how urgent it is, it wont get done until the office opens or the supervisor comes in. So go figure.
