As a tenant, it’s very clear that Chatel sees their landlords as their clients, not the people who live on the properties they manage. They have taken months to get to my maintenance requests, and they ignored an urgent maintenance request I put in through their portal (and my follow up phone call) saying that I thought my ceiling was going to collapse.
In this past year assisting us in our Board and HOA processes, Sarah has been consistently helpful and responsive with both nuts-and-bolts repairs and assistance and also helping with complex issues of assisting with planning for the continued improvement of our condo association. She has responded quickly to emergency questions as well as long-haul planning over the past year. As a first time member of a condo Board, that has been invaluable. Recommended!
Chatel Real Estate managed my 4 unit building in the DuPont/Logan neighborhood for 4 years. Sarah was prompt in responding to my tenants’ requests and adept at handling the many issues which can arise in a building more than 140 years old. Craig went out of his way to show the apartments whenever there was a vacancy and his interest in the building’s history was second only to mine. At my recommendation, Chatel continues to manage the building for its new owner. Enough said.

As a renter, working with everyone at Chatel over the past 2+ years has been fantastic. Sarah and Ashley especially have been very helpful and are always friendly and responsive when I have questions or an issue in my unit.The online portal makes it easy to pay rent, request maintenance, and see all my documents in one place. I would choose to work with Chatel again.
Chatel manages the building I live in, but doesn’t manage the unit I rent. There was a leak coming from the apartment directly above my apartment. The property management company that manages the unit I rent was less than helpful. Since I knew that Chatel managed the building from a notice in the lobby, I figured I’d give them a call. I half expected to be told that they couldn’t help me because they didn’t manage my particular apartment but I was so frustrated, I figured it couldn’t hurt to try them, at minimum for advice.I was amazed. I explained my situation and the extremely pleasant receptionist (who actually answered the phone unlike they do at the company that manages my apartment) asked me to hold. She then transferred me to the property manager for the building. He was polite, professional and listened to my situation. He said he’d see what he could do and that he’d call me back. About 4 hours later, he actually called me back. He had spoken with the resident in the apartment above mine and had made arrangements with her to have a plumber come out to take a look. He also said he would contact the property manager for my apartment and let her know what was going on. I wish my landlord had chosen Chatel to manage my unit instead of Nest as Nest has been useless. If you are a landlord and want to keep a quality tenant that pays on time, I recommend you hire Chatel. Because of this experience, I will never rent another apartment managed by Nest. When my lease is up, I’m going to look for an apartment managed by Chatel.
My building has been working with Chatel for 20 years and they have deftly managed us through several major capital projects recently. I have nothing but good things to say about them, particularly Lou, Sarah, and Peter. They are professional, responsive, and easy to work with. I highly recommend Chatel.
I rented from this company for the past four years. Courteous & professional staff at Chatel. I primarily interacted with Sarah and Lou. They both are very responsive to their tenants needs. The best management company I’ve ever leased from.
I own in a small condo building they manage and they’re not great. They’re not responsive, haven’t helped us with our budget, and can’t seem to get anything done for us which is extremely frustrating. If you can, stay away from Chatel. You certainly won’t see any return on your investment with them. At our next condo meeting, we’ll certainly be discussing better options.
Really professional company that really cares about their clients. Easily accessible, eager to help, friendly and local. Those are all things that make Chatel a good property management company.
In my experience as a tenant, Chatel Real Estate has been a terrible property manager. They refuse to set expectations for or execute on timely repairs. Communication is slow and minimal and issues are not dealt with proactively. I get the sense that they are often annoyed when I ask for quick and timely repairs to my rental unit.I had a leaking ceiling for several months that Chatel failed to fix. The leak went on for so long that mold grew and I and my wife had to vacate the apartment for a couple of days while it was remediated. I now have a leak in my bathroom ceiling that has shorted out the electrics. There’s no end in sight 1.5 weeks in. That’s a long time to shower in the dark.Had I known that Chatel was going to be so ineffective a property manager I never would have signed my lease.
I have had a terrible experience with Chatel managing my condo and lost $1000’s dollar with damages, tenants breaking their lease, and lost security deposits. I have been cited by my HOA for violations supposedly handled by Chatel. I have had a parade of Chatel managers come and go and my calls and text messages get ignored. I can not recommend them
I own many rental properties in DC all manage by Chatel. I am also on the board of my condominium association where I live. Our condominium building is also manage by Chatel. They are professional, detail oriented, and a pleasure to deal with. I always receive response from my email questions fast. There was a situation that was happening in one of the building where I own a rental unit. Chris, the Chatel manager for that building help me work out a win win situation for my unit and for the board of that building. These guys really show they want my business!
I’m extremely happy with the excellent service Chatel has provided me during our last 3.years as condo owners in a building that Sarah manages.
This company does not follow DC law and has shady business practices. They lost a security deposit from the new person who moved into the apartment and instead of taking responsibility for their failure, they decided to illegally hold our security deposits without adequate notice and for no legal reason - in clear violation of DC Tenant laws. Dont use this company unless youre okay with breaking the law.
Lou Costanza and Peter Chan helped us sell our home in Washington, DC. I have bought and sold many properties throughout the course of my life. I have never been more impressed by the care, knowledge base, and professionalism as I am by these two exceptional agents. Refreshing to finally find a DC Property Management company that cares. Chatel has been a great resource and management company for our building. Lou Castanza in particular is highly professional & extremely knowledgeable. 5 stars all the way!
Ive had trouble with property management folks in the past. Jack Schwinn and Chatel have been great. Very responsive and accessible. Nice change from others.
My girlfriend and I found a place we liked and the broker rushed to have us pay the depost, first months rent, and sign the lease. Two weeks later (one week prior to our move-in date), we found out the lease had not been signed and the landlord wanted to back out of the deal for either arbitrary or bad faith reasons (we didnt really get an explanation that made any sense except the owner is a weird guy and he didnt like some of the questions you asked). Although we did not place all the blame on Chatel for the landlords bad faith, the fact that the lease had not been signed a week before our move-in (two weeks after we signed the lease) and the deal fell through reflects poorly on the people they choose to do business with and their diligence in properly closing deals. Chatel apologized and offered to comp our application fee (which is already a RIP OFF at $75 to do a simple credit check) and showed us a few other properties in the same price range but they were not even close to as nice as the property we lost. We decided to go with another broker and another property and had a much better experience. I would never do business with Chatel again.
Had to wait for a real estate agent for mor than 30 minutes today. Did not show up. Called me 37 minutes later, to ask me if I am still there.No, I had left since the baby had enough of the waiting in the car (de to heavy rain) and my 9 yo daughter neede to be picked up at hte school.A job well done...
I have lived in a Chatel managed building for 3 years now. They are prompt to respond to my maintenance requests, and always polite as professional. I would highly recommend this company to anyone looking for a well managed rental in DC!

Chatel Real Estate is the best property management company in Washington, DC. The are compassionate, respond in a reasonable amount of time, and do a great job.
We were hoping to stay in our apartment at 1933 18th St for more than a year, but by the end, Chatel was such a nightmare that we wound up counting down the days until our lease was over.The most prominent violation came when, during a record-breaking winter/blizzard, they refused to turn on our heat for days because the boiler would overheat other apartments. (Lol.) We had to schedule an appointment with a city inspector to come and inspect our place. Magically, of course, once they got a call from the inspector, our heat came back.Despite other run-ins and screwups we faced with this company, I will never forget those 5 days of not having heat. Luckily, every other rental experience weve had in D.C./Dupont has been a delight. Look elsewhere!
