Staff has always been super helpful when weve had issues. Maintenance is pretty quick about fixing things and they fixed the back gate so it works now which is great, I really like that its a gated community. Our apartment has a lot of windows which is nice, much brighter space to live way good place for house plants. We have new carpet and counter tops but the space is managed very well here I think the apartment is very well put together. One thing I kind of wish theyd change a little is office hours, I leave for work in the morning and dont get home till late, their office isnt open till 10am. Overall my experience here has been great and we will continue to live here.
Called multiple times to see about renting a place there, no one ever answered and no one ever called me back. I doubt they are any better for the people that actually live there and need something. Dont waste your time.
Staff was great always answered promptly, and maintenance was great fixing things in a timely manner. When I first moved in i doubt they had the carpets cleaned as my vacuum was picking up nails and screws, when I talked to the office girls the assured me the carpets were cleaned I even took in a bag of screws and nails to show them what my vacuum picked up. They did nothing about that! I lived there for 14 months and left that place immaculate with them only needing to clean the carpets (even though I took shoes off before walking on the carpets) and to replace 2 of the drip pans as I could not find the right size for the 2. Parking is a night mare as well unless you want to pay for it! And lets be real here there isnt enough parking for that big of complex so they figured they can charge you to park on top of the already high rent!
I am raising my rating from 1 STAR to 3 STARS. They have new management in the front office who are wonderful and respond to my questions and maintenance needs very promptly and in a caring way. Look for more stars in the future?
Nice Quiet little place. I love that it’s Gated. The staff seems Super nice and willing to help The pool and Hottub area look awesome, I can’t wait until we are able to use them again.
The office and maintenance staff are professional, timely, and kind! I was always able to call with any questions or maintenance issues without any difficulty or delay! Really great place to live!
I was a little worried based off previous reviews but I think they might of just needed time the management change, I’ve had a good experience so far. The place is nice especially compared to most apartments in the area. A lot of cozy features that make it feel like a home. I absolutely love the vaulted ceilings in the apartment!

The new property Manager Caren Hill is amazing! So friendly, respectful and fun! My wife and I were looking to leave this property because of the previous manager and then COVID-19 took that decision away from us. Happy to say that I am glad we stayed! 5/5 for respect received from the new Manager, Caren Hill. Highly impressed.
All my needs were met, I just still need my back porch light fixed, it hasn’t worked in a couple months and I would really like it fixed so I can have it on at night time to feel more safe.

Staff was very helpful moving us in. There was a slight paperwork issue but they worked as quickly as they could and we got it resolved same day. The lady was very helpful throughout our whole move in process.
We lived here for a year, when we moved in our dryer didn’t turn off, our washer never drained, and we had an electrical fire from the built in fan, don’t park on the road we had a car stolen and two cars hit. Staff are nice and residence are great people, but for the money that you’d be paying for a gated community it’s not worth it.
My move-in experience was fine! Nothing to rave about but the staff were very helpful. I was a little surprised at how late the maintenance were on prepping my apartment for my moving in, but that became a minor disturbance when I opened my apartment door and saw how incredible it looked. My neighbors, even outside of my little block, are very nice! Had some complaints about the system from the people below me, but sounds like they’ve been here since the complex was first re-vamping their system. I’m very pleased! Thankful for those two beauties in the front office!
Let’s start with the positives. Great location for shopping, freeway access, and close to a lot of public services. Maintenance personnel if informed of issues respond very quickly and do a great job. This is a gated community which is also good. The negatives? Horrible management and none of the women in the office knows what’s going on and have bad communication with one another. If you talk to one girl about anything, don’t expect any other staff to know about it. Crime is high for being a “gated” community. Super thin walls if you like to listen to your neighbor argue with their spouse or if you like hearing them get their freak on, etc.. Exit gate to complex usually open throughout the night and front gate access panel intermittently works making for a long line to get into the complex. Luckily, at this time of review, front gate was hit and derailed so it’s open all the time. Hot tub and pool open for a rare 2 months out of the year. Balconies are leaning and look like they are going to fall over. Over flowing trash areas and useless dog park that no one uses. Managers of the complex reserve carports directly in front of the office for personal use. Office staff are rarely in the office during office hours. Ordered packages? Don’t expect the girls in the office to know anything about the packages they accepted to hold for the residents. Utilities are more than the current going rate for the city of Vancouver. They claim to be luxury apartments but are far from it and not worth the rent they are asking for. Parking is ridiculous and will only tow cars at their convenience so you can roll the dice on that. The fees they charge are ridiculous. Save yourself time and headache and please read all the other reviews. Most of all, save your money and rent somewhere else!
Rediculous place to live. Horrible management. Parking is so bad at times that you end up parking in the street. Hidden fees also. The only good thing about the place is the maintenance man Pedro. He is a class act. They love to charge for everything. I dont recommend this place at all.
If I could give this a zero star, I would! I signed a one year lease with them and unfortunately after only being there a little over a month, we had to move again. They state in the lease that move out notices need to be done in writing 20 days prior. I went at exactly 20 days before move out and they said no, I am sorry. It is 20 days from rental period. So I had to pay another month even though I wouldnt be there. I also had to pay $2,598 for breaking the lease early. Ok I paid everything and thoroughly cleaned the apartment which was spotless, as we were barely even there. Well fast forward a couple of weeks and they send me a bill for cleaning fees etc. I left the place spotless and I even hung my pictures up with these Velcro things so I wouldnt make holes in the walls. It was ridiculous the amount the try to get from you. They take complete advantage of the situation and Nikki at the office is the worst! She could careless about the tenants. She is emotionless and could careless what your going through or your situation. They also left a note on my door about a box I had outside for empty cans, stating if it wasnt removed within 24 hours, I would get fined. It was out there for not even a day when I got the notice on my door. They have no playground or basketball court as shown on pics, only a dog park thing (that no one uses). I definitely advise you to stay as far away as possible. AS FAR AWAY AS POSSIBLE !!!!
Incompetent management. The company before was great and the staff were friendly, but this company and staff are androids who are not allowed to be personal with residents. They are malicious and over a course of a few months would find ways to fire the remaining staff from the previous company. It was terrible. The lawn care was horrid in the summer with no sprinklers running whatsoever and just absolutely rude RUDE staff, especially Nikki, the manager. This company wanted to raise our rent by nearly $300 when our year contract was close to being up and we were told there were no exceptions or negotiations. Thankfully, we left. It used to have a great rating with the previous company, but now they have less than 2 stars, what does that tell you? DO NOT RENT HERE. Waste of time and money. NOT worth it. Im sure they will comment on this with another one of their famous robot responses.
Revised: Keep the pet waste bag dispensers full! And we need another receptacle east of Q building, which I requested over a month ago. Trash is a constant problem, with kids taking bags out, and not able to load in the trash compactor. Its gross. And the Manager clearly doesnt put tenants first, and communication issues in the office, between front desk gals are apparent. All in all, there are better places, for the cost, to rent from in the area.
Paid application fees, & 300.00 to hold apartment & took them over 21 days to get approved.& move in date was told 7 days after I got approved & than try changed to 2 days I had to move In after I got accepted read reviews about it after and they tow cars if you back into your paid parking spot. Finally got a day off work & Nikki called to verify if I was moving in & I Am Not! Never I ever had an apartment manager take so long. To approve or not approve my application & to keep changing move in date around &. Not a place I want to call home that’s so controlled to point not comfortable. Nikki said she’s keeping my 300.00 plus application fees I paid i had put down initially to hold apartment.
Our move in has been superior! I greatly appreciate Nikki and the gals in the office, shes gone above and beyond to smooth the process. I had looked at the reviews on the way to see the apt.. I was hesitant 😕 after reading them, then through the process i realized people complaining must not have read the rules and or terms. Hold deposit was stated in bold, car being towed for being parked in backwards in the lease agreement. Gate being open was from a not so smart person hitting the gate. Also things documented in the walk thru were fixed right away and in a timely manner, We have a year lease so we’ll update upon move out or another lease signing. Thanks Nikki and Carriage park for the outstanding Service.
The place is good but damn they have the most obnoxious fire alarm ever. I get it they want to protect the property, but you can’t cook with any heat in the house without the fan on and all windows open unless you want to set the fire alarm off.And it is not a subtle sound either. They really made sure that everyone living the the next 3 blocks can hear it. It’s silly to say I will move because of their obnoxious fire alarm but it will probably happen.
Whenever something needs to be fixed, no matter how big or small, the response is always fast. They are accurate with timeframes and always on time.
Was great easy move in the apartment we got had a few normal dents and dings and they took photos and marked it so it’s all recorded electronically and repaired it rapidly.
Office staff are pleasant and the grounds are always nicely cared for. Appreciate new trees being planted in some of our green spaces. Great for the environment!!!
The dumptsers are overflowing way too often. Regular trash cans around the property are overflowing way too often. They misplaced our renewal two months in a row and charged us monthly rent to rent prices two months in a row. Refused to give a refund and would only credit our account. Come and look at the new paint job that is horrible, incomplete, and been going on for months. I also agree with everything else people are saying about this new management company. This place is the type that clearly wants to cut corners and raise the profit margin. Bye!
I’ve only had the privilege of residing in this community for 10 months. During this time, I’ve informed the property management staff of, a few minor adverse issues, where as the well qualified maintenance technicians were at my door within 48hrs of me giving them permission to enter. Matt, Predro and Chris are courteous and efficient.As for the the agents that represent the corporation in the management office, nothing but praise. Nikki, (Property Manager), is extremely proficient at her profession, has assisted me several times during my tenure here and was crucial in a smooth transition into my apartment. Don’t expect to receive a warm and fuzzy greeting but one must remember she’s running a business as prescribed by the corporation. I’d rather deal with a knowledgeable professional, than one who is “warm & fuzzy. I can get that from my cat.Samantha & Jessica are always helpful and put up with my tendency to overreact to situations. Especially, when explained, it always seems to be a misunderstanding on my part.Point is:I read the reviews before I moved in and they were less than ideal. I just read the reviews again and they haven’t improved much.However, those that take the time & effort to write a negative review are usually disgruntled.Thus, the high propensity of negative reviews, if you read carefully, result from one of three things.1) Feeling of entitlement, especially their concern over managements lack of emotional involvement in their private issues. Come on folks, this is a business, not your parents.2) Misunderstanding of a corporations business practice’s. They’re established not only to make a profit but provide upper echelon housing to those that can “afford” to live in such a beautiful gated community. Remember my friends, rent shouldn’t equal more than 40% of your net income. The complainers, tend to be striving for a upscale abode but their finances dictate they would be better off renting a less optioned/comfortable place to rest / relax after their daily toils have ended.3) The folks that write the negative reviews, (as I examined their contents), I classify as those that carry so much baggage as they walk through life, the attainment of contentment is, sadly to say, out of their reach, so they use “Transference” as a safety valve to release their anxieties and feelings of past injustices on those around them.In closing, I like to humbly suggest; this is America, you have choices. So it’s completely up you YOUR decision of where to reside.So get a life, mature, and eliminate the entitlement attitude, take financial responsibility and remember, the employees that run this complex are working to provide for their family’s. Thing is their good at what they do, how about all you discontents, can you say the same? So all those looking to rent here, ignore the ignorant complainers who feels life owes them something. If there were an option for zero stars, Id give it zero. New management has been nothing but a negative experience for the people who live here. Horrible and inconsistent communication.Also its rare for them to answer their phones during their posted office hours. You can call all day long and get the answering machine each time.Also, the apartments are supposed to be gated and safe, but my car was broken into and someone had attempted to jump start it.. so the gates are either ineffective or the people who live here arent people youd want to be neighbors with. 0/5 stars.
I called and spoke with someone in the office. She was great, very informative and let me know that there were quite a few units open and that they dont have a waiting list. Now I see why. My fiancee and I showed up right on time for our tour, but there was a sign on the door stating that someone should have been back a half hour earlier. The office was locked and there were about five kids laying on the ground with their bikes all over the sidewalk. One of them informed us that someone was in the office, but that she kept the door locked. I tried calling the office and no one answered. I left them a message and havent heard back. Its a shame it didnt work out, they sounded like a great deal.
Edit: Unfortunately I had to change my review to one star because nothing has really changed, even after managers response. Lots of empty words and no actions whatsoever.We were happy at first when we moved here because of the great layout of the apartment and fireplace. I dont feel any good or bad difference with the management change, except parking got little better than before when broken or not in use cars wouldnt move for months, occupying spots that they shouldnt. For that I appreciate a new management.It is very common for the apartment complexes, and especially pricy like this to have a decent landscape or at least the grass watered, but here I dont even see any sprinkles running, meaning that all the grass around here is burned out and no flowers. This for sure could be improved for the cost of living here.Office staff seems to be friendly and responsive to calls and requests quickly. However, some of the requests may not be placed for maintenance in a timely manner, or maintenance is too busy to address those requests, or those requests are not so important to address.We used to live close to a dumpster before but we have not had such a bad experience with it like we do here. It is very stinky most of the time but manageable in general. Few weeks ago there was a big amount of extremely nasty spell dropped on the ground from the dumpster during the garbage pick up that could use a good wash. There is no rain for weeks now and the smell is unbearable when it hits 90*, on most days now. We have been waiting for couple of weeks for maintenance to respond to our request for pressure wash or do something about the stink. All of our windows facing one side where the dumpster is located so there is no escape from the stink that is blown in by the wind to our apartment. The reason I am sharing this is not to publicly complain, but give a warning to someone who will come here after us. Management and maintenance dont seem to take dumpster concern seriously, as nothing gets done to this point. Today I finally went with four buckets of water and broom and washed it the best I could. I am sure that the pressure wash could do a better job as the smell is still not resolved. I understand that living by the dumpster cant be ideal, so my expectations are not high. However, I am sharing a serious problem that has been ignored for unknown reason for weeks, -- it is disgusting stinky smell that is following you everywhere you go in a house with no mercy. I am sorry for giving my negative review and two stars, but I am severely frustrated and feel like I have not been heard.Thanks for taking the time to read it. When we first moved here the complex was owned by a different company and we always had positive interactions with them. Since Carriage Park took over, our experience has been very dissatisfactory. Office staff just blames the old property owners whenever anything goes wrong. We pay for a designated parking spot and after at least 4 conversations with the management we still have contractors (that they hired) parking in our spot. I also find it very questionable that they show their star rating on their website as 4.5 stars, but it is 2.8 stars on Google.The best part about the apartment is the location.
My husband and I were very confused during the application process. I was told to put in a $300 hold, since the apartment will go fast. I quickly gave our checks and applications. This is where I should have not given the $300 check- why did I do that! It seemed all well and usually expect professionals and genuine people handling your applications. Then it strangely went wrong; the process of first being told we were accepted with our income, then 4-5 days later being told we need to prove our income (not accepted.) Then when we canceled and asked to tear the check, they took our $300 saying we were accepted? Wow. In our experience with renting apartments over 15 years from Florida to Missouri to here, and myself overseas in Italy. I am so shocked and appalled. Words of wisdom, be careful. I had a suspicious feeling and good reason why we canceled. Someone mentioned below; inconsistent communication is right. And observing the past reviews, I should have read the reviews prior! Your money, your worth, read the reviews and be careful.
Always on time returning calls or following up on work orders. I feel safe here, and thats a great feeling. Prices are what you would expect in this area, way too much for what you get. But great locations are like that.just wish the pool was indoors... I mean it is the PNW.
Sad sign of the times in this area. This was a nice apartment complex until it was bought up by the current owners. Like many other apartments bought up by the same or similar company, they dont see the tenants as people at all, only money. The office ladies often leave all at the same time, for hours at a time. When you can reach them, its like talking to a robot, with the exception that theyll also boldface lie to you. The lady in the back office is downright rude. We often have people come into our apartment without appointment, one guy barged into my bedroom without knocking while I was just getting out of bed still in my underwear. Weve been charged for services that we were unable to use for periods of time, including months without using our patio, days without our parking spots. Prices for water and sewer doubled. A lot of the good tenants left and were replaced by constant subwoofers blasting, dogs barking, and car break-ins.As a side note, xfinity will also take advantage of you here since the only other option is antiquated century link.The only place I can give them credit is the maintenance guys. They actually do a good job. So the star is for them, and them alone.
While the location is ideal everything else about this place is as awful as the literal garbage piles sitting outside. If something goes wrong maintenance takes a week minimum to respond and when you call to check up on the repairs or more accurately check in and see why nothing has been done about them, you are given the same response were short handed at the moment delivered with the tone of someone who would rather be on Facebook than dealing with you. When you go in they give you empty promises that things will be dealt with, and then a week goes by and nothing is done about it and the cycle repeats. Do yourself a favor and go elsewhere.Update: Still constantly fighting to get minor repairs done, this time it’s a toilet that’s not functioning. After calling the office 9 times I went in while I had someone else call the office so I could could see if they were actually ringing. Apparently turning the phones sound off because they ring so often is standard practice for this company.

The location is ideal and the apartments are actually pretty nice. That being said, Im pretty low maintenance and rarely ever do I contact management with issues, I rather try and remedy them myself. I was in the military and have moved around a lot! The 6 months that I lived here have left me with a disgusting taste regarding apartments. Although the staff is friendly, they are completely incompetent! If you have a question or issue try and figuring it out yourself, the office personnel will be of no help. Communication is awful, garbage is always pilled up and overfilled (smelly!!!!), tree branches will fall/get trimmed and will be left on floor for days, parking is rarely enforced, dont be suckered into paying extra I think theyre too lazy to enforce parking. If it sounds like Im venting, Im not, just trying to save headaches and hassle! Definitely not worth the price, or headaches, RUN AWAY!
There is not way we can mail drop box payment rent, wasting my time, and there is no way we can make payment online, until we sign and pay $10, manager is so rude she was not able to take my check, I explain her, I was running late to my work and she dont care, really this is the right place you want to come and live, place they just want you money and they dont care about you or your family...
I currently rent here and wish I didnt. There is nothing but issues. The management sucks. Parking is never enforced, people park in open spots when they have their own spot which leaves little to none open to people who actually need them. I actually got a citation without warning for expired tags that I was planning on fixing the same week. But yet they dont enforce the issue I stated previously. The back porch is not covered so that slimey alge stuff grows and ive almost fell twice. They wont fix that. They were in process of fixing the parking lot and left one gate open, which is fine as we couldnt enter from the other side that they fixed, but when they said they were going to postpone the other side due to weather the gate stayed open.. So why do I pay so much to live in a place where the gate is open for no reason at night???? The main reason I rented the place was the spacious rooms and location, but dealing with everything else makes it COMPLETELY a nuisance to live here. People leave their dogs outside chained up and bark at everything that walks by. They (some) also dont pick up their dogs waste. They have third party lawn care that leaves debris in the yard for countless days even weeks and now over it. The managment is never on the same page either, so you will get 4 different answers from management depending on who you talk to. I would never recommend this place to anyone. Complete waste of my money and resources.
We showed up for our tour (had an appointment). Had to wait 15 min for the office girl (starts with a V) to finish chatting. We were horrified to hear her discussing another residents rent and financial information with others. That person had just left the office so everyone knew. We decided to leave and look a housing where our privacy would be taken seriously and not the topic of gossip. Very uncomfortable and unprofessional.
I had a minor occurrence involving my dog and another tenant. I was not giving a hearing. You took her explanation and notified me to vacate. There was no opportunity to give my story and was unable to get her story,. My hope is she was told to vacate also. I assume much of her statement was fabricated..
Things like work orders are not fullfilled.
Beware this place I pay here to park and they give me a $50 dollar ticket on my truck that I parked where I pay to park.l because I was backed in
They never answer the phone. One time I walked to the office and they were chatting away. The garbage is always filled and it smells nasty. Worse when it’s raining. All the rent money should go to upgrading the place. It’s not with the price. Maybe because it’s close to the mall and free way. But besides that. Place is dump. You already pay a lot for rent. You would think you would get an assigned parking. But nope. Only staying here till my lease is up. Ridiculous. I don’t recommend no one moving here ! Waste of money !
