We have not had a great experience with EMS. Blair Lane was great and Amir is fabulous but Carol Weaver has been difficult since the first day. We had issues with her responsiveness from the beginning and it never got better. When we moved out we had issue with the amount deducted for cleaning and it wasnt until a bad review was posted that she finally responded. We did come to an agreement on the deposit but it would have been better if she had adjusted it because it was the right thing to do. Oh well...

I would give five stars in each of the above four aspects to Ms. Carol Weaver, who just helped sold my house. She is definitely the best property manager and realtor I have met over the years. She knows the market and she designs the best strategies for her customer. Particularly, her strategy makes my house several offers the third day on the market. When we moved in to a rental home governed by EMS Realty, we marked on our check in sheet that there was missing grout around most of the house around the floor tile, the sprinkler system was broken in the back yard, and the countertop caulking was dried and split all around the kitchen counters, among other smaller things. There also wasnt an a/c filter inside the furnace. Upon leaving the property, we paid someone to clean all the carpets, paid someone to do all the landscaping, and thoroughly cleaned the entire house, including baseboards, light fixtures, walls, and doors. We felt the house looked better when we left than it did when we moved in. However, they managed to swindle us out of $845 of our deposit saying they had to re-clean the house, re-clean the yard, and clean the air ducts. Were rating them 3 stars only because when something broke, they sent someone to fix it, although the issues werent always fixed. Being a rental, we learned to live with a refrigerator that made loud noises, a kitchen faucet without hot water, master faucets that stuck so bad you couldnt hardly turn the water on, and bathroom plugs without power to them, because we felt bad always complaining about things being broken and trying to coordinate with repair men to come out multiple times for the same issues. So renters beware.... NO RENTAL is perfect. And EMS will be SURE to charge you fortheir imperfections.

I rent from EMS Reality and they are the best property management that I have rented from. Anytime I’ve had an issue with something not working or even a clogged sink I call or email and they get it taken care of. I prefer to call because the guy who answers the phones, his name is Jason, he is the best. He genuinely cares that you get whatever the issue is taken care of as soon as possible. Lived at a property owned by this company for 2 years. As far as a property management company they are good. They came and fixed anything that needed fixing. My only issue is that you are expected to maintain common things yourself...Ive rented houses before and I was asked to do the opposite because it is their home so anything that is broken, they wanted to use their own handy man. Also, the house I lived in needed a new A/C. It is up to the owner for big fixes such as this. My air would go out randomly...but I do like I would call and they would send someone immediately. We also like how nice everyone at the office is. We paid our rent on time, dont really do much to the property so the little bit of issues we had wasnt anything terrible. I would definitely recommend them to anyone that is seeking to find a good management company. They also help me see the value of a management company when you are renting.

We have been renting properties with EMS since 2015. EMS was our first foray into renting an individual home rather than apartments. We could not be happier with the staff and service provided. We rarely have any issues with the properties we have rented, but when something comes up, EMS takes care of the issue very quickly. Very quiet property. The community is very nice as well and the people are very friendly. Each home has its own parking right next to it, which is such an amazing touch to the property. I also love how the back yard is just the right size to have a large dog run around, which is hard to find. It also has the convenience of being close to shopping centers, grocery stores, gyms, schools, and lots more. One con about the property is that it does have swamp coolers, which doesnt really help to much during the hottest summer days. However, it is not unbearable just not cold. This place does have more pros than cons.

I have had nothing but great service from EMS. Even during off hours, we were taken care of. We had our AC Unit go out in the middle of summer, within a few hours we had a technician at our home and it was fixed. Then they called to follow up just to make sure everything was working. Every time I call they are very pleasant. I have been very pleased, thanks!

I had a completely fine experience with renting a property through EMS. They assisted me in getting a lease in place quickly, responded to repair requests in a relatively reasonable time, and the move out process went according to plan by following the process checklist.Lease renewals went smoothly and negotiations were cordial. There were occasional delays with getting home repairs, but nothing that was unbearable or left unresolved. The majority of the staff were friendly and willing to help when needed.

Edit: After posting my review I did receive a call. I believe in second chances and Lori seemed to really want to help me in finding a rental. I truly appreciate the call and look forward to working with them.I called Saturday, May 4, 2019, in regards to looking at a couple houses that were available for rent. They said they would call the tenants because they have to give them 48 hours notice for showings. I received an email confirming I was interested in the properties. I called back Monday and they gave me Lori Grays number who was the agent on the listings. I called and left a message with her and never heard a response. The lady I talked to on Saturday said she would let her know. So Im only to assume she is/was aware that I was interested only for her to ignore me. It was truly unfortunate. Ive seen her name on several listings and if this is how she and this company act and want to work, Ill pass. If I had a home that was being managed by this company, I would be concerned. Their clients lost out on a renter.

I rented for about six months with EMS. I had a serious issue occur involving my the property and my safety and EMS couldnt have been more professional and helpful. The circumstances were rather dramatic and Linda herself would call to check on me and make sure that things were okay. They were fair and accommodating regarding the terms. Prior to that there were some major repairs involving the plumbing and Amir is tops! Hes incredibly thorough and follows up to make sure things get done. He was even present on site during some of the repairs. He was incredibly thoughtful about entering the property knowing that my cat likes to sneak out. I recommend them to anyone and everyone and they are my number one choice when renting!

There were some ups and downs to start when we first used them over 3 years ago. But I learned that was because they are strictly by the book and very professional. This is scary at first but when you realize they are just doing the job correct you learn thats the way all management companies should be. We had a great 3 years with them it was sad to leave. I would recommend them to anyone that wants a top notch very clean and taken care of house because thats what they rent. We rented a home from EMS for 3.5 years and only moved because we purchased our own home. The team at EMS is wonderful and very helpful. Jason, Linda S, Carol, and Amir were wonderful to work with and who we spoke to most often; they were all friendly and very professional. They always took care of any maintenance needs promptly and efficiently. It was one of the best, if not the best tenant-landlord situations we have had; and I consider myself an expert given that in 10 years we had 5 different landlords.If you are looking to rent a home, or looking for a real estate company to manage your property, contact EMS, I doubt youll be disappointed! My wife and I lived in a house for about 2 and a half years that EMS realty managed. EMS Realty did what they could to facilitate our needs as best they could, however what ended up ruining our experience with this property was the home owner. The home owner we had went behind our back telling us one thing and EMS another. The result of these circumstances ended up costing us around $1200 dollars at the end of our rental experience. If you decide to rent a house in the lakeside park area with 3271 associated with it, be aware you will be conned out of your money at the end of your lease.EMS Realty did what they could to solve our problems at the end of our rental disaster associated with our experience, but nothing could really be done. We hope that this could at least warn future renters out of some financial misfortune.
