Pay $1600 only to have the complex look like TRASH, the gym is closed and they don’t have an answer as to when it’ll be back up. The pool is not being taken care of and is also locked. trash is left everywhere and the net to the volley ball court has been taken off. What are we supposed to use? Not understanding where my money is going to. Been like this since the new management took over. And yes i could have called but every time you call them they never have an answer or know what they are doing.

Apparently it’s ok that a stranger can walk into your apartment at 11:15 at night while you and your family is sleeping. He said there was a leak downstairs, but there was no leak. Scarred me half to death. Called the office today and they acted like it’s no big deal. No phone call just banged on the door twice and let himself in with a key. We have a child and a dog. It was completely unprofessional and completely uncalled for. Don’t rent here there is nothing Luxury about this place. They charge too much for what little space they have. There is trash everywhere. Trash in the parking lots and in the ponds. We haven’t been happy living here the whole time, but a stranger who barely spoke any English just let himself in to our apartment and turned the light on, was the straw that broke the camels back.

Agree with some of these about new management. Nobody gets back to you, even as an applicant, the process is ridiculous. Property looks great. But if this is how they treat new potential residents, I rather not live here. I will be canceling my application and using my credit card company to reverse the fee for negligent behavior on their part!

Absolutely horrendous property, terrible management, and awfully misleading amenities. Here for a few months with a 3rd party company and I cannot think of one positive thing to say outside of a polite maintenance manager and desk staff.Between infestations, shoddy property, shady people breaking the fence nightly and sneaking in, missing packages, broken or repaired amenities, illegal towing (they forgot to enter in the plate information but had a gate card). Everything is oh im sorry well fix it, but it gets worse.Heck on day one I had no keys and had no microwave! Go stay anywhere else.

Apartment itself is spacious and clean; new management is horrible. Going on three months with no lounges by the pool. I have to lay on my towel on the concrete meanwhile the office has new furniture and new golf carts. This is unacceptable. We pay rent and they get the furniture. I cannot believe this!

It was horrible! The people on top of us were riding a bike.... In the tiny apartment at like 10 pm and because of our next door neighbors the sheriff would come all the time! We had been living there for 3 years and one day, they just decided to raise our rent by 1000$ and the apartment wasnt that big, only 2 rooms and 2 bathrooms! Would not recommend living here.

DO NOT RENT HERE if you are looking to move in the next six months. These are my own experiences as a current resident. There are way too many issues at the property and I would not want you to sign a twelve month lease and be miserable a month in. This is my third year living here and I can honestly say I regret renewing my lease under the new management company. The staff is not friendly or welcoming. When you do contact them its as if they are annoyed. I never had issues with the old staff and if I did, they were minor and they came to fix things quickly. If they were not able to fix it within a couple days they COMMUNICATED that to you and let you know. I was patience when management changed but now its just ridiculous how the community is being run.Here is a list of issues since the new property management has come in over 6 months ago.1. NO COMMUNICATION or FOLLOW-UP. We use to have a community app where residents could post whats going on around the community. You know keeping their neighbors in the know of whats happening? Not anymore. We use to have food truck night weekly but Ive seen one and I didnt know until last minute when I was pulling into the apartment. The community app never has information listed about whats going on in the community. I.e. About a month ago, the trash compactor was out of order which caused Valet Living to not pick up the trash (rightfully so since it was broken). I was not notified and had no clue this was a problem. I contacted the front office and was told an email blast went out letting us know but I never received it. Nothing was posted to the community board either. Never had issues prior receiving emails. Lack of Communication - Proven x 12. The landscaping grounds company is a joke. There are trees and bushes that should be trimmed but are not. They cut the grass and blow all the excess on residents cars or by their doors (Ive seen this). When they do manage to trim they leave the branches laying around so it doesnt look good. It looks unkeep even when they have been there.3. The apartments are FALLING APART! They are advertised as luxury apartments but if Im being honest, there is nothing luxury about the apartments. The foundation of the buildings needs to be revisited. I understand the property is older, but if you are going to charge me all this money for a basic 2/2 then the money should be going into updating the property. They are willing to raise your rent but nothing is changing on the property to make the complete living experience better. Gutters and drainage pipes are tore up from the floor up literally. You pay a lot of money for a standard basic apartment and poor customer service. I have an ongoing issue with mildew in my closet due to the foundation cracks outside the apartment that has not been address fully. The office was notified 7/29 and I have had to personally call weekly to find out whats going on. That in itself is very frustrating. John (head of maintenance) will give me an update but again I have to contact the office directly. Hes a WORKING maintenance man so he doesnt spend all his time in the office. (His words). I guess the staff that actually works in the office is too busy to send an update email on the status of the contractors coming out to address the bigger issue so they can move forward with the smaller issues. Lack of communication - Proven x 24. The workout room is out of order. Im not sure for how long because again no communication was received. I only found out because I took my son to the front pool where its located and noticed it was temporarily closed. This is an amenity we pay for as well. Lack of communication - Proven x 35. Dog Park - I never let my dog go in there. Avoid it at all cost because it has not been maintain. Very dirty and people dont clean-up after their dogs. I live right by it.In conclusion, I will not be renewing here again. They need better communication skills, a more friendly staff and updated apartments.

Don’t move here! Water damage everywhere, maintenance doesn’t know how to fix anything. My apartment is falling apart starting with my washer then my dishwasher and to top it off my A/C. I was told on a hot summer night by the emergency maintenance that it’s to dark outside to fix my unit. Why do we have emergency maintenance if that’s the case and don’t they own flash lights!?!?! I’m a very unhappy resident and glad my lease is ending soon.

We have lived here a few months and it has went down hill so quickly.. everything is falling apart, the pools are just now getting chairs after months and they are cheap. The nice seating with the sofas and chairs are blocked off with caution tape, real luxurious. Office managers smoke at the pool, so disgusting. Trash is everywhere! Trash valet rarely comes and when they do they throw trash everywhere! Dog park is disgusting and dangerous! Falling apart and rusty, fire ants everywhere! Children’s park is also shameful. Volleyball court has no net, tennis courts not taken care of. Main pool is chipping. The fences are always being kicked in doesnt feel safe. Buildings have leaking and mold, my building had water leaking into the fire system causing it to short and set off. Serious safety hazard. My unit has been falling apart since day one, first night my toilet burst and was spilling water out the back, dishwasher didn’t work properly, kitchen sink was leaking. Carpet coming up around the edges. Paint on all the doors is completely bubbled. All corners are chipping, chunks of dry wall just fall off from opening and closing the sliding door. Mold in the kitchen and was told oh yeah the building has a leak. And leaking in our bedroom closet, huge bubble and paint is just falling off the ceiling. Closet doors barley open and close, A/C smells like mold all the time. And let’s not forget about the roaches!! THE HUGE HUGE ROACHES. They offer pest control but what good is it when it does NOTHING. I watched them spray and it was the most sad service I’d ever seen. We are clean people, even more clean living here because bugs gross me out, but nothing seems to matter, they are just everywhere. Everything is done so half effort here and it shows. Complaints aren’t taken seriously, they just say okay, we will have a look and nothing happens ever. I cannot wait to leave this place. We will be running as fast as we can.

New owners have zero care for residents. Feels completely over priced now. Lisa would rather ignore you concerns and avoid accountability before assisting you. Maintenance is impossible to schedule now, this place no longer feels like a community. The old staff used to wave and greet you with a smile, now they give you dirty looks and cuss at you when they cut you off in their carts. I can not stress enough how dissatisfied i am with the changes. I have been a resident for years, Absolutely will not be renewing my lease, or ever recommending this community.

I’m living here since November, and since then I’ve been finding roaches in the apartment, they’re huge. I complained twice at the office, they sent the pest control but it doesn’t seem to resolve this issue, cause we keep seeing roaches around the apartment. One day I woke up with a roach walking on my arm.The pool has old and broken chairs.

Due to my business I had to terminate my lease earlier, but I am very satisfied with staff who works there, Tristan and everybody who made my stay excellent. I moved in just about 6 months ago. Moving in the middle of a pandemic creates a whole host of other challenges, but the staff made it extremely easy for me and made sure I was taken care of through the whole process. Everyone in the office so kind and helpful. Any time I have a question, they answer it and help come up with a solution in a timely manner. The maintenance team are rockstars and very helpful. The community is quiet considering this is apartment living. You can hear Gaither Highs marching band rehearsing, but I was a band kid in HS so I actually like it! Communal areas and walk ups/sidewalks are kept clean and tidy. Cant beat the location. Lots of restaurants and stores near by. Amenities are great though I havent used all of them yet. Compared to my last apartment complex, this place is heaven. So so glad moved here!

Additionally, Its clear to me how much the entire staff cares about the residents because they treat each and every one of them with kindness and respect. Making Spectrum a community requirement was a bad choice, we always had trouble with it. Staff turned over so much while we lived here. You can hear EVERYTHING through the walls, good luck living in a downstairs unit, or even worse, close to the community pool where the parties don’t stop until 2am and nothing gets done about it. Rent increased even though quality dropped. We paid for reserved parking but other people would park in it all the time and when you call the designated towing company, they never came. Corey from maintenance was very friendly and helpful, always went out of his way to help.

I came from very far away and found myself having to rent very quickly do to some unexpected situations. I came to the office uneasy and not sure what to expect. To my surprise, this place is better than what’s seen online. The staff made me feel welcome, all the paperwork was clear and easy and my family and I moved in in just a few days. The complex is a very clean and friendly place. The staff is very diligent when anything needs to be serviced in my apartment and the grounds are beautiful. We can walk around safely and happily to any of the playgrounds and have a splash in the very clean pools.

I have been living here for two years and I absolutely love it. I have a great balcony that I hang out on everyday. The property is beautiful! And convenient to everything. It’s a quick hop to the Veterans.The staff is amazing! They know me by name. Before Covid I would get coffee everyday in the leasing office. And then hang out by the pool.The maintenance crew responds to any issues that may arise. I live alone, but I never feel unsafe when they come in my apartment. In fact, I trust them completely. I can’t imagine living anywhere else. Thanks Northgreen!

I’ve lived in Tampa almost all my life growing up so when it came time to move out on my own I wanted to stay close to home. Northgreen at Carrollwood is honestly the best place to live. I’ve lived in both a one bedroom and a two bedroom unit and they were updated very nicely. The leasing office is filled with super nice staff everyone knows you almost by name and by unit number you live in which is pretty crazy since there’s so many units. The maintenance staff is also very incredible they are super quick with their work. Carlos is one of the maintenance staff members and he’s worked very quickly and efficiently. One time I put in a request and not even 30 minutes later they were knocking on my door. The road on the outside may not be the prettiest but the home it leads to is totally worth it. I’ve never had a problem that wasn’t fixable in a day. The package locker is totally convenient I love that they’re able to put my package in a locker and I can go get it after business hours. The The gym is also super nice and convenient even though I’ve only been once LOL I know that it’s reassuring I can go to the gym almost anytime. Another perk is a fact that there’s multiple pools so even if one is too heavily populated I can go to another pool anywhere else.

I have been living here for 6 months now and it has been a good experience so far. This is my first time leasing an apartment and I am happy to say I do not regret moving here. Some of the staff we’re nice and helpful. The apartment is nice and cozy, not too much noise going on. A few appliances may need some upgrades like the dryer and washer, especially the washer. Overall, I would recommend.

Ive been living here for 5 months and I love it! My floor plan is so homey and the location is amazing. Everything is within a 5 mile radius! Maintenance has always been awesome about fixing whatever issues Ive had which havent been many. I feel really lucky to have found this community! My dog loves it too! I am super close to the great bark park here and sandwiched between 2 of their little lakes. Sometimes we see deer but mostly its the ducks who are really friendly. Every time we go to the office he is treated like a little prince and gets treats! There always seems to be some event the office is hosting which really makes you feel welcome and appreciated. Highly recommend!!!

I have lived her for many years now and have always received quick, efficient, professional, and friendly service from the management staff, the leasing agents and the maintenance team. The grounds are kept up very nicely and the updates that have been done inside the apartments over the past 2 years are great, I love the stainless steel appliances, but I have to admit it is the way I am treated by all members of the complex staff that make me want to re-sign my lease each year.

Weve been living at Northgreen at Carrollwood for a month now and its been a great experience so far! The neighborhood is incredible, employees and neighbors. The community is dog/children friendly which is very important to us. Maintenance is definitely doing a great job, Carlos and Joe leave notes to let us know what theyve worked on and how they fixed it and they always complete everything as smoothly and quickly as possible. I love the apartment and community.however dissapointed that its pretty impossible to get pest control..although its offered, i have a dog and need to be here but since there is no reasonable time frame except from 9 to 6 on Mondays i cant get it done unless i take the whole day off and stay home the entire day..today i waited and changed my plans but its 2pm and no sign of them yet but i have my daughters birthday dinner so this means no pest control for me for months..i highly recommend that they change to a company that can at least narrow service to a 4 hour window for those of us who work

Ive lived here for 13 years and you would think with a tenant that has never been late on rent, has been a tenant for over a decade and not once have I caused any problems with the office or other tenants the apartment complex would work out a rent that would keep me here which I would love to do. But after the last 3 years of the rent going up and up and up it is obvious they just want turn over and dollar signs rather than keeping a long term resident. I understand that if someone is new or only has been here for a couple years but Ive been here 13 years and all I get is were sorry. Its only 279 dollars outside of my price range for the new rent and so they lost most likely the longest tenant this place has ever had over less than 300 dollars a month when I would of stayed another 12 plus month lease.

I was going through an extremely rough time and having a hard time finding a place to call home. Anna never gave up on me! She called me every few weeks to see if I’d found anything and to keep me up to date on pricing changes, etc. Then about a month ago Tristan called me and they had exactly what I needed at the price I needed. Now I’m home! Finally!!! And the best part is that not only is this my new home but the quality of the apartment (flooring, appliances) and the beautiful landscaping make this a tranquil and amazing place to live! The apartments are great we have been here for over a month only issue we have is dog hair all over our apartment which is crazy because we dont have a dog. They our carpet have been clean 3 times and the problem have yet to be resolved. We have a 1 year old and its sad that she cant crawl around and enjoy her home due to dog hair being everywhere. They painted over The dog hair so the move in renovations where very sloppy and rushed. No one have resolved the issue and everytime its brought up they act as if its no big deal we pay our rent every month and on time we pay a arm and a leg every month for our problem to not be resolved let along having to deal with rude management its not fair to us not luxurious.

I was a 1 year tenant and have recently moved out. I stayed near the back of the apartment complex on the first floor B5 model. There are some pros and cons to living here. Pros: nice staff, maintenance is decent gets to you in 2-3 days, available parking spaces, lake view, quiet on days that the Gaiter high school band is not practicing which is every other day. Free car ports.The cons: extra fees you need to pay when you move in ( $30 to use their fitness center, $20/ month for valet trash which only comes 5 days a week, and you have to have renters ins for your stuff AND THE APARTMENT YOU RENT at least $100,000 in coverage, you share your water bill with your neighbors). To use the fireplace you need to purchase your own tools, would get a lot a roaches coming from the patio had to have Raid at hand. You hear you neighbors upstairs especially in the second bedroom. the patio there is no privacy, if the upstairs neighbor drops anything it can get all over your patio furniture and you. Beware for mold- my apartment had a lot within the bathroom and kitchen at move in they repainted but I still smelled it. The apartment looked nothing like the model, mine was outdated and pretty small. I hope this information was useful.

Its great to have convenient trash pick up, but for the price everything is reasonable. A few things that could be improved upon though such as additional dog pick up stations, updated poolside furniture, better bug control(which in florida is really hard with all the bugs), way cleaner dog park etc. But overall a nice quiet neighborhood.

I lived at this apartment for 3 years. At first i really liked the apartment. After a few months, I notice there was a cockroach problem which persisted for all 3 years even with spraying, probably due to multiple points of entry from the porch and fireplace. Overall I was happy with the apartment except i notice every year the rent would get higher and higher with no extra amenities. I ALWAYS paid my rent on time. I ended up moving out and moving to Orlando. I gave the apartment complex my new address and even asked them to call me or email me with my final bill. I checked the mail everyday for the final bill and never received any word. I had paid my final rent statement so i assumed i didnt have an outstanding bill. I got a notification from a free credit report service that i had been taken to collects by them. When i called to inquire about what was going on the staff was rude and did not provide me with any information about what was going on. When i asked to speak with the manager they refused and told me to talk to the collection agency and that it was out of their hands. They stated they sent certified letters and an email which i did not receive. I never signed for a certified letter and i checked my email and never received anything. i asked for them to send me the bill they refused and i asked when they sent the letters and they did not provide that information. Now my unblemished credit report has a mark on it because they did not want to give me a call or an email about the situation.

I have leaved here for just about a month now and I am very pleased. The property is well maintained and there is plenty of scenery all around. The covered parking is an absolute plus especially with the heat. Apartments themselves are clean and well taken care of. I have only had a few minor issues with nothing really serious. The maintenance was performed the same day that I reported the issue so that was also a major plus. All in all I am glad I chose this location as all of the front office staff is very helpful and friendly on top of being a nice community.

Front office is very nice. Maintenance responds quickly. Valet trash and pest control is great. Grounds are pretty. Pet deposit is a little pricy and the roads in places could use some repaving, but the baby ducks waddling around and quite neighbor hood can sometimes make up for it. I would recommend to a friend.

I wish I could give it less than 1 star. DO NOT RENT FROM HERE!My wife and I lived here for about 5 months and it was a horrible experience. The apartment complex is extremely unsafe. There were multiple instances of gunfire, large amounts of gang activity, and heroin needles found at the entrance in just the 5 months we were there.When we asked the management to address some of the issues, such as repairing the fencing around the apartment complex to increase safety we were told that the management was not responsible for providing a safe environment for renters.As part of our agreement with the rental agency, we turned in our keys early and were promised that they would make every effort to rent our unit to a new tenant. It took them over 3 weeks from the time we turned in the keys to even make the property available. Then, once it was made available for rent again, they refused to list it on their website as being available. When we asked about these issues and tried to get them addressed, we were given constant excuses by the management.I can not stress this enough, find somewhere else to live. Dont move into these apartments. Where should I begin...within the first month, my husband and I found used needles while we were walking by the entrance of the apartment complex. There are kids that continually smoke pot in the woods and around the swing set. There is constantly trash around the apartment complex. My dog stepped on broken glass while on a walk. Then there were gun shots two days in a row. Two shots fired around 7pm and then the next day around 11:30am. The month before we moved out, there was a huge fight at the tennis courts in the complex next to grand palms. The issue is that everything that happens at the apartment complex next to grand palms, comes over to the grand palms apartment. There is a gap in the fence and broken fencing that the kids walk through. The apartment complex stated that they cannot ensure my safety. I understand this but they can make reasonable modifications to the property to help eliminate this. This was a temporary move while our house was being built. The apartment was dirty, needed upgraded and appropriate repairs.

It had been about 6 years since I rented an apartment and I have to say my experience with the leasing process, move -in accommodations, and staff have been phenomenal. I have had 2 maintenance issues since moving in and both were completed timely (Thank you Jose). The grounds are nicely kept and the complex is super dog friendly. Special shout out to my leasing agent Tristin Hodgson who has made this move-in a smooth and pleasurable process!

I just cant say enough great things about Ng@C!! I moved back from out of state sight unseen and from our initial conversation when I was overwhelmed by 30+ possible options Tristen has been instrumental in my transition. She helped me through the application process, through phone calls and emails, which I have always found to be daunting in previous moves. When I arrived exhausted from driving cross country she showed me where I could get coffee and a snack from the business center before she calmly and patiently took me through my lease and explained keys, gate cards and such. After I moved in Tristen helped me with printing resumes and scanning documents that helped me land a job I love. If i have a question about packages, shes on it..if i have an issue with pest control, shes got him there immediately.. problem with my neighbor, she expresses empathy without taking sides yet still addresses the problem. Tristen always speaks to me by name and I hear her do the same with other tenants. She really helps make Ng@C feel like a community.It wouldnt be right to write a raving review without mentioning Corey and the maintenance crew. Again, so friendly. Always with a wave and hello and greeting for myself and my dog. The staff here always seems to be working yet available for anything I need. If i could give more stars I would!!!

The condition of the apartments are not great. Nothing is renovated, everything has a lot of wear & tear. Obviously, they show a really nice place when youre first looking and then put you in a very old model. And our apartment was super dirty when we moved in- also had issues with the staff and maintenance doesnt fix things completely. We had a list of about 20-30 things to fix right when we moved in that had still not be resolved. Otherwise, the grounds are nice and the staff is nice, just not looking to stay here for another term.

When we first moved in, we loved the apartment. I like the wood looking floors, the stainless steel appliances, and the staff. However, theres one huge problem. The internet does not work. The have community internet which is utterly horrible. In order to reset your router, you must call Spectrum. Which youll be on hold around 2 to 3 HOURS. EVERYDAY. MULTIPLE TIMES EVERYDAY. Oh you need a tech to come out and fix it? Theyll send a tech out a tech 3, which can only reset the router and modem. You need a tech 5 to come out. But wait! Youre lucky if they show up at all. You need to complain that the tech never showed up? 3 hour queue time. I really need the internet. I have all online classes, and my boyfriend needs to work from home a lot.This is unacceptable and Ill most likely have to move in order to actually get working internet. Which will cost us a few thousand. So save your money, and do not sign a lease here if you need or want to use the internet in any capacity.I would give the complex 4 stars if it werent for the internet. Its very quiet. The complex is large enough for walking my dog a lot, without him being bored. I have 2 smaller complaints that knock it from 5 stars to 4. Theres an onsite package site where UPS or FED-EX can drop your package off, however its shared lockers. They put your package in with with other packages and Ive already had a package go missing. The dog park has a gate which is missing a lock, so I cant take my dog to the park.I would love this apartment if I could use the internet. Please figure your stuff out Northgreen. I really want to love it here.

Pros: Good community, people who work here are great, nice area with everything being very close, and the maintenance people are awesome!Cons: If you rely on internet for work, school, or just fun, I would not suggest moving here and depending on the internet to be reliable. A few months ago they switched to community spectrum internet, which is absolutely horrible! In July my internet was out for 2 weeks! The last 3 days my internet as been on and off and staying off since this morning. Every time I call they always have around 6 tickets open with people having trouble with their internet. They keep the router in a locked container inside the apartment so you have to have a technician come out for anything which always takes a long time.All in all, 4 stars if you don’t believe in the internet, and 3 stars if you do.

I received a message from the leasing office about a package they were holding for me. When I stopped by today, the young lady in the office never acknowledged me. I stood in the office for 10 minutes while she entered leasing information into the computer. Finally, I told her I was there to pick up a package. When she delivered it to me, it was opened. I asked her why and she lied and said it was in that condition when it was delivered to the property. I attempted to tell her that was another falsehood because I had a picture of the package when it was delivered to the mailroom. She then commenced to argue with me and call me rude and other uncivil and impolite names. Since I moved here in October, the property management has lied about the remodeled condition of my apartment, the pest control schedule, my apartment has flooded twice due to a primitive HVAC system, and now cameras have captured a member of the property trying to steal my package and only returned it when they learned they were caught on camera. If I could attach photos I would. This place is an overpriced junkyard. Steer clear!

I have lived at this community over 5 years and several months ago and over 30 videos I have had a dog bark consistently for several hours many days in a week since it started. I have called, emailed and even gone into the office with videoes on the barking. It is still happening and I have to leave when it starts. The first week I figure something was different with the dog which caused it to bark for hours at a time. The office has sided with my neighbor and the whole situation has worn me down. I have contacted corporate at least 5 times in the last 2 weeks but have had no reyurn call. I even gave my written notice last month and yet I am still stuck here. Do not move here!

This place is NOT LUXURY. Plumbing is backed up (bath tub and all sinks), electrical shorts out and outlets need to be replaced but havent been after work orders have been submitted. The office thinks flickering lights and loose outlets are more than acceptional. My washer and dryer upon move-in were rusted so bad that they werent usable. The staff doesnt know how to fix anything. If you call for a short in the wiring of a light fixture; rest assured they will come and tighten your light bulbs and call it fixed. Management is unprofessional and wont fix anything! My garbage disposal broke and flooded everything under my sink. Upon move-in I had to have my carpets and padding replaced. It smelled like an animal used it as a restroom-and still does even with new carpet and padding. Clearly the sub floor needs to be replaced from years of damage. They nickel and dime you for everything but cant provide a safe and sound building to live in. Renters should take extra caution. The model you are shown is nothing like what you will rent. This place is disgusting and management wont return phone calls to fix anything. Why would they? Its only the job you pay them for. I have tried for months to get my apartment fixed and deal with these incompetent people but get nowhere every time. If I could post pictures with this review I would. Feel free to stop by Apartment 1104. I can show you a tour of what you are really renting.

We lived at Northgreen for a year and had a good experience. The office staff is friendly and the few maintenance issues we had were resolved the same or next day. The grounds are kept up well and its nice that the complex has four pools.The location of the complex itself is good with lots of stores nearby on Dale Mabry. We also had a good location within the complex itself (building 38, apt. 3804) which was away from the school and close to two pools.We didnt see any cockroaches in our year here but that might be because we were on the second floor and kept our apartment pretty clean.We ended up moving to another area but would have renewed at Northgreen had we wanted to stay in Northdale/Carrollwood.

I do not recommend this place to anyone. My unit is infested with roaches. I have had the pest control spray multiple times and the problem is still not fixed. I will not be renewing my lease and will be moving out as soon as I get the chance. This place is also rediculously priced. Extra fees for everything. DO NOT MOVE HERE!

I Loved this place!!!, but my rent increased so I had to move out. other then the roach issues I was having ( I blame my neighbors and being on the 1st floor) I loved this place . I had my own washer and dryer FULL SIZED, I had my own walk in closet, we had door to door valet trash pick up M-F, my bath room counter top was huge, the staff were are soooo nice, the gym was fully loaded with all types of equipment, I never had noise issues because the walls are thick. I was only paying $740 a month. I miss Landmark Apartments :(

This place IS NOT “luxury” by a long shot. It’s basic black appliance upgrades, and grey laminated floors. Everything else is OLD. Base boards all around the unit are peeled, the walls have popcorn texture, no beams in walls to mount TVs, counter paint cracks horribly. My problem here mainly is that EVERYTIME IT RAINS... my roof leaks. Not every “other” time.., literally every time it rains my roof leaks. I’ve gave up calling maintaince because all they do it spray it with spray paint. We recently got the roofing done a few months back and the installation is horrible for it to leak constantly. I will upload pics. The office staff is “OK” every since christina left- the office has been going down drain. My rent is over $1300 a month... and I have constant roof leaks, clogged toilets and tubs,,, & to top it off... THE FRONT GATES NEVERR WORK!! I’ve been here about 6 months maybe ONE SOLID month it’s been working. The previous comment the office replied stating it’s been working since November.., that’s a lie I have pics of that as well I’ll be posting with different dates to show it’s always out of service. For the cost of living here I expect SO MUCH more. The community is nice, close to everything, and my neighbors are quiet for the most partALSO.... the office have events for the community & enter your name for winnings IF YOU DO A GOOGLE REVIEW!!! ***BEWARE OF THIS CHAIN OF APARTMENTS***They lie and change management yearly and when this happens they drop the ball everytime. I have an vane corso that was previously said to be ok and was advised that I could not renew my lease with him. So I vacate and months later I find that not only were they keeping my deposit but charging me almost 800 dollars in random fees! Save yourself the trouble the immediate staff is nice however the trouble I have to deal with on the back end have made this a TERRIBLE experience.I am sharing this to let people know to avoid this complex. They advised to give them another chance however they have the power to negate and refund the charges to me however have opted to do nothing outside of request another chance to swindle me. Look at their comment and you can see the amount of effort they are willing to put in. Do yourself the courtesy there are better apartments for the same price without the hassle

Ill start off by saying that I strongly suggest that you request to see the actual unit you will be residing in, b/c of the possibility that theyll show you one unit & then place you in another one at the last minute. In our case, we were placed in a similar unit that we didnt see until the day we moved in -- and it was older/outdated and didnt have all of the same features. During our first week here, we had multiple issues, like our water not being turned on and the blinds crashing down on me when I tried to roll them up, On the surface of one of our kitchen countertops there was a big piece chipped off & painted over in white for some reason. We were told that there wasnt much they could do b/c they would have to remove the entire piece to resurface it & would have to leave the unit for 24 hours due to the smell. When I explained that this wasnt an option for us, as we had JUST finished unpacking w/ a 2 y/o attached to our hips, their response was, Im sorry, but we will leave a note in your file, so that you arent held liable when you move out...which bugged me b/c it sounded like either no one bothered to inspect our unit BEFORE we moved in, or they did & just did a lousy job.Regardless, the quality of these luxury apartments are extremely overstated. From outside, the landscaping & everything is beautiful but lately there has been a frequent smell of garbage that almost ruins it. Inside, its just a standard apartment, at best - b/c theres nothing luxurious about having both popcorn ceilings & walls, cheap carpet and old linoleum flooring! The cabinets & drawers are actually made w/ composite wood covered with this thin, plastic-like material, so they chip & peel CONSTANTLY & those little wood shavings get everywhere whenever you try to clean and wipe them down! The drawers are almost always coming off the tracks & such a pain to get back in!Our walls & ceilings are almost always leaking, which seems to be a common issue with other residents too. Its like once one leak is fixed, another pops up! Even without the leaks, the walls & ceilings are stained, unpainted and has an extremely rough popcorn texture, so dust & hair sticks everywhere & almost impossible to keep clean. The baseboards, floor tiles and fireplace tiles are old & chip/peel easily. The tiled fireplaces do not even have mantles - & the grout between the tiles are constantly breaking & popping off!As for maintenance, I will say that theyre very nice & pretty good about addressing emergency maintenance issues, but thats about it. If they dont consider it an emergency, it can take days before they come out.Whenever repairs are done, theyre usually either sloppy, left unfinished or bandaid repairs that only last a short amount of time.Another complaint we have is the fact that our rent has gone up EVERY single time we have renewed our lease - and because we moved in prior to renovations, our unit doesnt have the new wood flooring, so were stuck with old, fraying carpet, broken tiles w/mismatched grout in & cracking/peeling/stained linoleum. We asked to be moved into a newer unit when the time came time to renew b/c we felt it was unfair having to live in an older unit with numerous problems (including active leaks), yet paying the same price as someone w/ a newer unit w/o any issues - but we were told the only way that would be possible is by paying another deposit, which is equal to one months rent. While I understand that this is a fairly standard practice, I would think that given our specific situation & the fact that we are long-term, reliable tenants, they would have done more to try & help us feel more comfortable & proud of the home we live in...but were left feeling under appreciated and over charged.So should you decide to make Northgreen at Carrollwood your next home, I truly hope that you have a better experience than we did.

I lived here for a year and if it wasn’t for the rent increase (brand new countertops and stainless steel appliances) putting the rent out of my college student budget I would have signed another lease in a heart beat. Jan is in my opinion the most genuine and kind employee in the office (albeit I only ever talked to her and nobody else) and will go above and beyond for you. Reading some of the other reviews I never had problems with bugs other than the occasional roach here and there that was dead in two days if I didn’t get to it first. If the bug/mold reviews make you hesitate, just go in for a tour. They will show you the exact apartment you’ll be moving into which is nice so you can check over everything before you sign a lease. Parking is a pain sometimes if you don’t have a reserved spot but I’ve realized it’s only an issue towards the center. I never went to the pool so I can’t comment on that but everything else is great. Overall I’d highly recommend this place for anyone.

UPDATE 10/6/17- I no longer hate living here. Weve officially been here a year and my feelings have completley changed. Managment is great, we have a new system to communicate with them and others in the community. All apartments are receiving beautiful upgrades( no xtra charge). Theres been a complete turn around and were very happy.Its good to feel like resident concerns are being heard.

I’ve lived in many apartments & townhouses in my life, this place has got to be one of the worst most unpleasant & dissapointing ones i have ever lived in. I recently moved here a year ago and was referred here, so not knowing the city & my options much, i gave it a try. They’ve left me most of the year with a torn up carpet (I got pictures) but they blamed it on the new owner changing and they didn’t want to change the carpet until “renewal of lease time” so they still left me half a year with a used and torn rug in many places of the apartment of which i complaint about & put in work orders for months ago.. & did nothing to at least remedy or fix the issue, of this used rug that was never changed when i first moved in, my wife has trip over the broken carpet several times & even me lol. . . The Ceiling on one of the rooms had a severe water leak we told them about it someone came and simply painted over it. Well, guess what? The leak kept on and spread so much it started dripping which stained a new mattress i bought yes that of course they fixed right away but my mattress well .. Not so much. If your washer machine or dryer breaks in this place get ready... you will be without one for a while like me, three weeks or more. They will give you a key to an empty apartment to use until “someone can go see your washer” but after a weekend they will call you to ask for the key back. My wife told them our washer is still not working (they didn’t even know it was still broken) and she was told that they would put another order in but they needed the key back, with an attitude. My wife went to the office that day to turn it in and the girl that called her had not even spoken to anyone regarding the washer not being fixed yet. They have a valet trash service thats a joke & its mandatory, i dont know what they do more, complain that the trash is not tied or actually work & take your trash. i dont know how many times i had to do it myself. In the other hand.. whenever they go to do a service or work on you apartment they do it at night or the afternoons right when you come from work most likely, they hired some contractors and they were updating the air conditioning systems in my unit, & instead of doing the job in the morning like a normal person would they came at 5 pm and did not leave our home until 8 at night with my whole family here intalling the thing. No privacy, those arent work hours to do such jobs.. because they came so late they were in a rush and ended cutting a wire from the a/c unit outside. This caused the A/C to shut off. We had to have a portable A/C provided by maintance and my wife, 3 kids and I had to all sleep in the living room. With other jobs too like remodeling the apartment upstairs they do the work at night instead of morning you can hear the beating of the carpet being installed and its 6pm at night. We went out of town one weekend, left Friday Midday and came back Sunday night. We come home to find our living room and entrance light on. They entered the apartment who knows when and left the lights on. Basically this place is a joke, you’ll have no privacy, they come and enter as they please, even use your restroom, and will do the minimal to fix the apartment before move in.

In my opinion, DO NOT MOVE HERE! The cons of living here far out way the pros. This apartment community is deplorable. I could not wait to move out of here. The apartments themselves are extremely old and you can tell. Have you ever heard of popcorn walls? Many people have heard of popcorn ceilings, but popcorn walls AND ceilings? Are you kidding me?! Just by looking at the details in the apartment, one could tell that cosmetic and major issues have been “patched up” instead of repaired or fixed. I had multiple holes in various places in my apartment and once I reported this, maintenance only fixed a few of them. Why should any apartment that is “ready” for a resident to move into, have holes and other things not completely remedied before move-in? My daughters was sick for the majority of my time living here, three times with severe respiratory concerns, and guess what- mold was found in my apartment.The other reviews talking about roaches and/or other bugs are completely accurate. You can be the cleanest person and you will probably still get roaches in your apartment if you live here. The roaches will not be in the kitchen or only one room either-they will be throughout your entire apartment. The extermination service will not terminate a problem that is this extensive. When roaches are in the walls of very old buildings and have been for a long time, it is a global issue and office staff should not mitigate people’s observations/concerns, because it is a problem in the whole complex!The layouts of the apartments do not make sense either. For example, why would a developer put a master bedroom right by the front door? You can hear the valet trash coming late in the night (yes they come at night, not while you are at work), you can hear your neighbors coming and going, you can hear everything!One feature I initially liked about this community is the gated aspect; however, when the gates are broken or not working the majority of the time, it is pointless! That was my experience-the gates were not functioning over 80% of the time I lived here. Moreover, the whole community really needs to be repaved. There are MASSIVE cracks almost everywhere in the pavement throughout the community. The best adjectives I can use to describe the pavement are uneven, rough, bumpy, and potholed. Even the little things make a difference-like the apartments not having a microwave. Every apartment community I have previously lived in has had a microwave, these apartments do not. So, that is an extra unnecessary expense (because there should already be microwaves for what you are paying in rent) you will have to pay to buy a microwave.In my opinion, this apartment community charges so much for rent because of the location on Dale Mabry. The apartments themselves do not warrant the rental price for all of the above reasons. Moving to this community is regretful. I usually do not write reviews, but I had to in this case. I had to warn other people what it really is like living here. I still cannot fathom how or why this community has 3.8 out of 5 stars, because that is B.S. Do not be misled by that rating. This community does not deserve anywhere near 3 or more stars. My advice is--DO NOT MOVE HERE!

Let me tell you why Landmark at Grand Palms is a terrible apartment complex and why you should avoid moving here at all costs, coming from a resident of 2 years.When I first moved here in July of 2014, I really enjoyed this place. The staff was friendly, the maintenance was consistent, and it really seemed like this complex was different from all of the apartment horror stories youve read about. For the first year, this was completely true and I wouldve recommended this place to anybody. This, however, is no longer the case.Sometime earlier this year or last year, Landmark at Grand Palms was bought by a company called Milestone Management, a corporate company as you mightve guessed is only in it for maximizing profits.Shortly after this happened, pretty much all of the kind and caring staff, either quit, or transferred away. Leaving the unenthusiastic, uncaring staff that currently works here. Its like these people sold their soul to be apart of a stagnant corporate rat race that bends over the consumer.You better believe that this complex will nickel and dime you as much as they can possibly get away with. When I first moved here, my rent was $775.00 a month for a small 680sqft one bedroom apartment. Now Im paying over $930.00 a month for the same freaking apartment! Theyll just tell you its the market price, which is utter nonsense. A nicer gated complex within 2 miles of here, has a 980sqft apartment with a LOFT for just $80.00 more a month. If you can afford a tiny bit more a month for a frustration free experience, please do it. Save yourself a nonstop headache.It doesnt stop here, theres no denying that these apartments are older, so its not uncommon for stuff to just not work. I will say, my experience with maintenance has been mostly positive as long as youre not in a hurry to get things fixed, I shouldnt have to call them out multiple times a month. My garbage disposal has been broken for months and Ive sent numerous requests to get it fixed. Still, nothing. My A/C broke last week, and while they came and replaced the motor, they didnt show up until after business hours. Additionally, after they were bought out, they changed the locks all of the apartments but forgot to change the lock on my storage closet. Its been a year and I still cant open my storage closet.Lets get on the topic of pest control, they switched to a different a cheaper pest control company that uses a less effective pesticide, so be prepared to deal with a bunch of roaches. They are freaking everywhere, no matter how clean you keep your apartment. They have the audacity to charge you for it too, even though it barely works.This complex also utilizes the fantastic shared water bill system, so be prepared to have your bill fluctuate based on how much water your neighbors use.Valet trash, you pay $15.00 a month for this, and they come to pick up your trash 4 days a week. Half the time, they wont even pick up your trash on the days that they are supposed to. Like I said before, this complex just wants your money.I could go on and on about why you shouldnt move here, but I will end this review on this note. Please do yourself a favor and stay the hell away from this place. They dont care about you, they dont care about the state of this complex, and just want to get you stuck in a contract and take as much money from you as possible.

Love it here! Ive now lived here at landmark for just a few months but so far I have nothing but good things to say. The rates are good considering how big the floor plans are and deciding out of the many they have to choose from. Everywhere that I looked from tarpon springs to Carrollwood you cant find a better deal. Another plus is living close to the veterans express way for making your way through tampa. The staff in the office are always very helpful everything I walk in the door. Im currently downgrading from a two bedroom to single and just thinking of the nightmare i was about to endure but Janan and Ana have been the sweetest at helping me with every obstacle. Maintenance is always quick to fix when you have an issue and parking is never an issue. Definitely happy with choosing this conplex.

Im very dissatisfied with this complex ways of doing things I just renewed my lease for a year on the 8th now its the 25th, I put in 3 work orders and nothing has been done. (They are short staffed, for 17 DAYS?!) I just spoke to the manager the 4th time about my maintenance requests & again the excuse of understaffed. They are quick to give you notices of fees, doggie poop pick-up[i own a cat] and bs but cant fix your a.c. or other issues bc their understaffed. This issupposed to be a gated community the gates are constantly open or constantly broke and NON-RESIDENTS enter here in & out and nothing done. Before you rent here I suggest you research other places, Landmark is pretty & expensive but the aggravation to get something done is never ending. I will not be renewing a 3rd time, its hard to find a decent place here in Tampa.

Honestly, i moved here from nyc and i lived into a previous apt complex before here,first it was fine but then things went down hill. Landmark grand Palms honestly blew me away from the begining and still are. The manager and her associates are really proffesional and excellent in there manner and attire and sweet. my area is quiet peaceful and nice. i have not had a problem since i moved here..so from my heart i want to say thanks for the accomandation in living here and i will suggest others as well..thanks ladys keep it up!!!!!!!!!!!!!!!!!!!!!.

It is a beautiful community ... I have recently moved but they have been very friendly and have answered every one of my questions !!!
