Ive only had great experiences here. The people working the office are super nice, maintenance responds in a timely fashion, and the neighbors are pretty chill.The only points I can say that are negative is be ready for some extra bills depending on your situation. Rent, pet rent, separate water, a trash fee if you dont dispose of your garbage properly- its never really been a problem for me though. Ive had to pay the extra trash fee because squirrels broke the plastic of my bag and it leaked on the ground.Rent is reasonable too for very nice floorplans. This place is great.

When I originally spoke with Sarah, there was no vacancy.Sarah was so kind and caring, and she spoke very highly of Hidden Palms. Quiet enough neighborhood & I liked that they have a donation bin by the mail boxes. The staff had terrible communication skills while I lived here. They would forget to make service orders after multiple calls to the office and some of the issues I had with my unit were never resolved. Otherwise the rent is pretty affordable for what they offer.
Hello All.. so today was our moving in day, my wife, son and I first apartment as a family. From the 1st day we stepped inside we were greeted very welcoming. Sarah was our point of contact/ leasing agent. She was very professional and patient with us in the entire process, any questions or concerns we had asked was followed by a very fast response with correct information. The entire team is very helpful and quick to respond to anything that comes up. The complex is very nice and nestled in its own corner with plenty of trees and outdoor space. We have yet to explore the area, but so far everything is just a few minutes away. The apartments are affordable, and good space for a family who is just starting out on there own. Thus far we are excited to call Hidden Palms our home and a big thank you to Sarah.
First off thank you to Sarah who has been terrific. I moved to Florida from Michigan, and let me just say it was the most stressful thing ever. I felt like I couldn’t afford anything, couldn’t find anything nice, and no apartments were contacting me back. But along came Hidden Palms and Sarah. No only did she make the transition comfortable and easy for me but she responded in a timely manner with the answers I needed. She even followed up with me post landing to be sure everything was all set and smooth. Moving in stressful no doubt about it, but the amazing people of Hidden Palms make it all the better. I’m in a terrific apartment, that I’m so glad to call my own and I feel safe in the area I am in. I’ve been living here for a few months and I would recommend this complex over nearby competitors. The rent is reasonable, especially compared to the surrounding area. This complex offers a 24 hour gym access, beautiful pool area, screened in patios, and hard flooring. Maintenance has always been swift and quick to get the job done. Sarah Rubinstein has been super helpful since day 1 and I continue to contact her specifically if I have any questions or concerns. No bugs or pests, peace and quiet, and affordable housing.
I just wanted to say thank you to all your staff with honorable mention to Sarah and Ricky for all your support in helping me make this life transition. They made my move extremely easy and seamless. I appreciate all the quick responses to issues I have had and identified to quickly resolve them.I also want to thank Pam and the maintenance staff for resolving my washer issue so quickly as well. My partner and I have been at HP for over a year. We love it here! They have a great pool, quaint gym (with a TV), a community garden and best of all, AMAZING staff. Not only do they host fun events for the residents, but they also have great coffee in the leasing office! Theyre extremely friendly and helpful and the maintenance guys are always willing and available to help with whatever issues. Once, I got my keys stuck in a tree and Josh, one of the maintenance guys, came to our rescue on a Saturday!!!
I have been living here at Hidden Palms for about 19 years! Yes, you read that right! 19 years!! There must be a reason I have stayed here this long. The staff had always been great. I have very little maintenance issues. When I do they are great at getting to it in a timely manner. The area is convenient to everything I need. The grounds always look good. Staff and maintenance are friendly and always say hi. I don’t have issues with parking as I would assume some do because of unauthorized occupants that don’t live here. My neighbors have always been quite. I work in the apartment industry and could live where I work for about $300 cheaper but I would rather pay full rent and live here. I have no issues and don’t plan on moving anytime soon.I hope to stay here until I can’t afford to. Which for the price you really can’t beat it! Come check it out. The floor plans are great!
This is honestly such a chill apartment complex with a great location. The neighbors are friendly and quiet, I have never had a problem with parking in the five months I’ve been here and the maintenance team gets things done quick. It’s probably the only apartment that gives you the most square footage for an affordable price too while being ten minutes down the road from New Tampa!
I lived at Hidden Palms for two years. I give it 4 stars in comparison to other apartment communities in the area. It was definitely a downgrade from the luxury apartment I moved out of, but I went in knowing I would be paying significantly lower rent and moving much closer to my job. This was ultimately the selling point for me. The apartments are not updated, but I didnt mind. Theyre functional, the area is quiet, and youre in close proximity to stores, restaurants, I-75 and I-275 etc.My unit came with a washer and dryer. The first couple of months after moving in the dyer would stop working. Maintenance would come to fix it in a timely manner (sadly not before having to hang dry a load of clothes) but after the 3rd maintenance request they replaced it with another dryer.I never had an issue with bugs. No roaches, no ants, etc. The most I would see is the occasional racer snake pass by the linai but they are harmless.The office staff went through several changes during my stay. I found Kerri to be friendly and helpful. Before I moved out the staff began hosting events for the residents which were fun.Sometimes receiving of shipped packages was an issue. Consider using an Amazon locker or having your packages held at the store for pickup if its FedEx or UPS. I had one stolen from my doorstep, and had a couple issues with larger packages not being able to be received at the leasing office.Yes, parking isnt the greatest as others have said. A tow truck does come through at night to check for parking decals for tenants. If youre smart you wont actually put the sticker on your car, but tape it from the inside. I still cant get that sticker peeled off my back window and its been over a year! If you have visitors they may have issues finding a parking spot or finding one close to your building but this is only at night. During the day time there isnt an issue with parking.If youre looking for an apartment that is affordable, provides some basic amenities, and is within driving distance to stores, restaurants, shopping then I recommend Hidden Palms. If my job had not relocated me then I would have continued living here a little while longer.
Hidden Palms is an affordable and wonderful place to live! Rent is lowest in the area, and the staff is extremely warm. They always chat with me, listen to my concerns and appreciate my feedback (positive and critical). Some complain about bugs but Ive lived in two different apartments here; 1B/1B and 2B/2B. Both NEVER had bug problems and were very cozy, yet roomy. Honestly, all negative reviews regarding bugs are likely due to the residents personal hygene. Also, some people complain about parking but parking is only difficult if you work late, until 11pm or 12am. I used to and would sometimes have trouble parking. Now I have a 9am-5pm job and parking is not an issue. Thank you Hidden Palms!
I lived in these apartments for 3 years and absolutely loved it. Any time there was an issue, maintenance was very responsive and tackled the issue the same day. The rent was great for the area and the grounds were well kept. Parking isnt great but that goes for pretty much any apartment complex near USF. When we moved out, there was a small issue with our deposit but it was fixed quickly. We moved out to a newer and I assumed nicer apartment complex but have had non-stop issues and front desk service that lies and ignores and it makes us miss the tiny old apartment we had.
I’ve lived here about two years. Everyone is helpful and nice. Maintenance requests are handled quickly, all my neighbors are nice. Hopefully planning on staying for a third year and upgrading to a larger apartment. Happy to call this place home :-)

My boyfriend and I went and looked at available units about two weeks ago. Sarah was so awesome to work with, she always was so professional, responded to all my emails quickly:) though we didn’t go with this complex, I would highly recommend sarah! The complex itself is very nice, the little ducks are so cute that roam around! I would of loved to rent with this complex, sad it didn’t workout, but great customer service!
Quiet community; helpful staff that attends to your maintenance needs expediently; neighbors are pleasant; nice gym area to stay in shape, and I love the Jacuzzi!!!
I love Hidden Palms. I have lived in two different apartments one in the front and one in the back. And both come with pros and cons. However, I feel the pros outweigh the cons in this complex. When I lived in the back in a 2B/2B I absolutely loved it! The back of the complex is very quiet and absolutely beautiful. I will say though that the back of the complex tends to have more parking issues. Honestly though, taking a few extra steps it’s not gonna kill you... I now live at the front of the complex in a 1B/1B and it’s awesome as well! I’m close to the mailboxes and the pool and I’ve never had an issue with parking.In my almost 2 years of living here I have never had an issue with any bugs. I think people that have an issue with bugs probably have an issue with cleanliness themselves... Sarah, Ricky, and all of the maintenance staff are rockstars. They are quick to help with anything we need and are always communicative. They helped us find the perfect unit to transfer to and we love it!I highly recommend HP because you get what you pay for here. Oh! Also, the people who are making comments about the gym have probably never even stepped foot in it. The equipment works perfectly fine... people just have to complain about something...
I have loved staying at Hidden Palms. I haven’t had any issues at all. It is very affordable, quiet, close to stores, and clean. I would definitely recommend staying there.
Lived in this apartment complex for two years. The parking situation was terrible and you would often have to park away from your building which made it harder to do things such as quickly carry in groceries. The office administration practiced discriminatory practices in adding tenants that went against the fair housing act. Upon leaving they threatened to send me to collections over a $40 debt prior to even mailing a bill. These few incident lead to me say they were discourteous and unprofessional, I do not recommend living here.
Going on my 2nd year at Hidden Palms and if Im being completely honest, I havent had too many issues. Even with the mess of a year 2020 has been the staff has done all they can to make sure I wasnt homeless! Both Ricky and Sarah really hold down the fort; any issues Ive had they hop on quickly and handle it efficiently. Seriously, anything I need fixed is usually handled within a couple days. As long as you communicate there wont be any issues, I look forward to the rest of my time here! Thank you guys!
I love it here. Its so quiet & peaceful if I must say. I feel much more comfortable going for a run outdoors in this area. I couldnt wait to move from the last place I was in as it was a place of very low standards.So happy I chose Hidden Palms.I have read a lot of the reviews about roaches & bugs...I have not seen one. I think it depends on each persons cleanliness to be honest.However, parking can be a bit of a hassle when residents park in visitor spots. I have a visitor that sometimes cant find parking due to that. One thing I would do is enforce the parking issue. Otherwise, not a big deal. Parking is a hassle anywhere you dont have assigned parking.Sarah in the leasing office is Awesome. Very responsive, personable & professional. She made it very easy to apply and move-in. Best choice Ive made moving to Tampa.
I have been a vendor for Hidden Palms for many years(close to 10) while working for several different companies and now as owner of my own business Big Hs Pest Control Termite & Wildlife Services LLC. The onsite staff Kerri, Pam, Sarah and Ricky are all great to work with. They pay close attention to the findings in my reports to address issues in units on property quickly and effectively.Maintenance here has always been helpful. Dave, Mike, Pedro and Josh all work really hard to keep issues at a minimum. If your looking for a quiet family friendly place to live whether temporarily or extended period of time, then definelty dont sleep on your opportunity to live in this community.
Ive lived here for 2 years and thankfully Im on my way out. Even though it is one of the most affordable complexes in the area, the lack in quality is not worth the price difference. My first bit of advice is to not take an apartment that includes a washer and dryer. If you stay as long as I have, youll have paid more than the set is worth brand new. If youre going to get ripped off, you might as well go to a rent a center type place, at least you can take it with you. This place is infested with roaches, parking is horrible, its overpriced and there are plenty of superior complexes close by that have comparable rates. The plus side is that if you are close to the retention pond, you will have a nice view if your apartment if facing it. Also, the staff is very friendly and attentive. Its very quiet here as well. The cons out weigh the pros. Additionally, the pet owners in this complex do not pick up after their pets so watch your step. Ive only seen one neighbor pick up after her dog one time in two years. Im more than happy to leave this place in my rear view mirror.

Not a bad place if you ask me. I couldnt wait to get out of my last apartment and was hesitant to move in here with all of the reviews but Im glad I didnt make my decision based off of that. Ive been very happy here since I moved in. The application process was good, a little long but I understand they like to check everything thoroughly, and the move in was great. They left me a little bag of goodies with a sweet thank you note from the staff when I arrived in my new apartment. My biggest issue with my last apartment was the noise and parties and the dark parking lot. Those things are completely opposite here so I am very happy.
Ive lived here for 3 years and this will be my last. I have enjoyed my stay, the reason Im moving is because I need a little more space now and different scenery. Ive lived at many other apartments and this has been one that Ive stuck with. Theres plenty of trees surrounding the complex so even without my A/C running my apartment stayed pretty cool. Parking is a bit of an issue especially after 8pm. Occasionally it can be a bit noisy but living so close to a college campus that can be expected. My apartment is only 650 sq feet but the layout of the floor plan uses the angles pretty well so it feels a more spacious. I never had any pest problems, no roaches, ants or nothing like that. But Ive always tried to be a very clean person because any critter with more than 4 legs scares me! Whenever I had a maintenance request it was either done that day or the following day and the maintenance guys are very friendly. A negative here would be that there arent many amenities, the club house is rather small, the fitness room has maybe 3 machines to train on. I would recommend living here if your beginning to start your life for example if your in your 20s in school, finishing school or in your early 30s. The price wont break your bank account so your able to save $ and it gives you a decent place to stay that you dont have to be ashamed of.
I think it is sad to read negative reviews on here when my experience has been great since I first visited this property. Everyone has always been helpful and the maintenance guys come to my apartment fast and they are always friendly. I was a bit concerned when I saw how many dogs are here but the property is always clean and the dogs have not been a problem. I went to the last resident party and they really made us feel like a real community and hung out with us like friends. I’d rethink the negative reviews here as I’m sure you know that most people don’t write a bad review unless they are salty about not getting their way when they know they were actually in the wrong. I really like Hidden Palms!
Absolutely amazing property, lived there almost 2 years, anytime I had an issue I spoke with the property manager and she resolved it. They worked with me when I moved out, always fixed maintenance things immediately, quiet and great swimming area. Highly recommend Hidden Palms Apartments.
I’ve lived here a few months now and it’s been my favorite place to live for sure, nice and quiet. The staff are incredibly helpful especially Sarah in the front office, she responds to my emails, questions almost immediately, the maintenance staff are outstanding as well, 100% of the time they come and fix it the same day as my request, if I could give 6 stars I would !
I do not recommend this apartment complex to anyone, it is infested with bugs and little critters. I have been living here for 2 weeks and have counted more then 10 roaches within my apartment. I am having problems with ants, as well or fruit flies now too. I contacted the management to send pest control here and they said Tuesday they will be there at 9-1 and they never showed up. My friend is continuing to get flees on her dog and I have had talks with other pet owners, they said they are also having problems with fleas as well. Its disappointing to be paying so much for a one bed apartment just to have minimal maintenance as well as care given to the complex for pests.Parking here is horrible, I park 4 buildings away from my building every night after I get off work. If you want a good parking spot every day, make sure you get off work early. If you also care a lot about your cars paint, I highly suggest not moving here because all of the trees located in this complex will drop residue all over your car making your car a complete mess.The gym equipment is not even worth being advertised as something useful to your contract. I tried going to the gym and all of the equipment is near broken or hardly works. Its old and needs replacement.I am truly disappointed and will be looking for a new complex after this one.
We lived in this apartment complex for about a year and only moved because of a job change. If We were still in the Tampa area, we would not have left this wonderful apartment. Kerri in the front office is AMAZING! We could get off the phone with her or send an email and she would immediately address anything we needed her help with. The Complex is very quiet, and has friendly residents. We really did not have any issues with the unit itself, but when we did need maintenance, they would be ready to help out immediately. We never waited more than a few minutes for their help. If we got home late, the parking could be tough, but it was never anything crazy. This was the perfect apartment for me and my fiancé while I attended grad school at USF, and would do it again, and recommend it to anyone who asked about it. Thank you guys for a great living experience!

This is not a luxury apartment complex, but it doesnt claim to be one and it doesnt charge a luxury rate. The rent here is one of the lowest in the area and its fair for what you get.To the past reviews, yes, parking USED to be a nightmare. However, the lot was just completely repaved and is now a joy to drive on. Visitors must park in marked spaces but there are plenty of them. You may not get a spot right outside your door, but there is always somewhere to park.The apartments themselves are small and dated but they are clean and functional. Washer/dryer being located out in the closet of the lanai is a weird design choice but seems common in the area and is still more convenient than a laundry center. Bring your own shower head is the only tip Id give. Theres a pool that always looked clean, I didnt use the fitness or laundry centers.The complex is close to USF, close to Target, close to Crunch Gym, close to a number of good restaurants. Its close to Bruce B Downs but its far enough off it that it is always quiet, and the neighbors are all quiet. I never heard any partying like I did living near the more student-type housing.Staff is attentive and friendly. I only had one maintenance request during my 16 months here and they came out the next day and it was fixed that day. Nobody is trying to pull a fast one on you here. Everything was handled fairly and honestly, and when my lease ended and I went month to month, that was smooth as well.Moving out was easy. I just got my final letter from them and there were no unexpected charges. These are basic, affordable apartments and while you will not be BLOWN AWAY, if you are looking for basic and affordable you will be very satisfied.Addendum: Roaches. This is Florida, people. You are going to see a roach in your apartment no matter how much you pay. With that being said, I think I saw two during my 16 months here, which is less than at some complexes where I paid much more. Youre gonna see one. Youre gonna see one here, youre gonna see one at the place across the street, youre gonna see one at the place that costs twice as much. Chill out. Kill it, flush it, move on. Enjoy your low low rent.

The best three years of my life so far were spent in this apartment. Students, young professionals, and new families make up the demographic. The mainentance staff is always ready to respond to any issue or lend a helping hand. Over the last 3 years, efforts have been made to improve the property. I was disappointed to move out after a dog park was put in. I enjoyed it for the couple of months that I could before my family and I moved out of state for work. The pool and hot tub were well maintained over the last year, so much so that I took my two month old baby in it for her first swim. The community is excellent. I cannot give five stars because the units themselves leave something to be desired, but I loved living here.
I stayed here for 2 years 2015-2017, great place to live I like pond view they have management is pretty good in resolving issues. Most importantly maitnence is on top of the repairs and usually comes out within a week of called worked order. The only con is the 20 dollar increase in renewing rent I think its a bit too high. I would have stayed another year if it werent so expensive.

Honestly, I very much enjoyed my experience living at Hidden Palms. I lived here for one year during 2017. I was near the front of the complex near the pool and close to the day care center and I never heard any noise unless I was on my patio. I do work nights though. Work orders were fixed promptly and staff was amazing!
We have lived here for a year and a half now. This neighborhood is mostly college-aged couples and a few older residents. There are not many kids here so it is very quiet. It can be difficult to enter/exit this neighborhood from the Skipper Rd entrance, but there is a back entrance on 138th that is very convenient. The patios are large and spacious but they are unfortunately carpeted. The apartment itself has hardwood vinyl floor. This complex has a flea problem due to the amount of dogs in the neighborhood, so be sure to keep yours on flea prevention. Pam in the office is a doll and one of the reasons we love it here. Also, the hot tub is a great amenity. Overall great place to live. Office replies quickly to concerns and maintenance guys are super friendly and efficient.
Pros: Nice size apartment. Decent price. Good location. Maintenance response time. Leasing agents Pam and Brittany are very helpful. Pool is nice. Great communication via text or email. Some community events. Wood floors. Washer and dryer included. Late office hours on Wednesdays. Apartments are roommate friendly.Cons: Apartments are old. I can hear water running down the pipes as if they are about to bust every time my upstairs neighbor takes a bath. If you live under someone you can forget about getting decent rest. It literally sounds like my neighbors are about to fall through the roof every time they walk. Ive complained to the office but theyve done nothing. Instead they focus their time worrying about who is coming in and out of YOUR apartment. They treat residents as if this is section 8 or low income apartments. They expect you to have a guest who is staying more than 14 days out of a YEAR to do an application. Ive never lived somewhere with such nosey people in my entire life. Parking is horrible! I always have to park far. And to make matters worse I have visitor parking spaces close to my apartment but if I park in them as a resident I would get towed. Makes absolutely no sense! Trash people dont pick up trash all the time on my scheduled days and they have left the trash outside in the parking lots on numerous occasions. Maintenance men are sloppy. They dont clean up behind themselves. Sprinklers come on at an awkward time and are too close to the sidewalks. Nothing is offered when you renew your lease. Everywhere else Ive lived give you an incentive like new carpet or carpet cleaning. Gym is pointless. Shouldnt even be mentioned as an amenity. Some issues in my apartment have occurred more than once. Instead of it being fixed properly the first time a band aid is put in it. AC doesnt cool bedroom. And its very loud. In every apartment Ive been in here its the same issue. Overall you get what you pay for. Not the best or the worst.
I lived here for a little over a year and only moved because of internship with school. My only complaint with the complex is the parking and visitors spaces that overall was a thumbs down. I lived on the first floor had no problems besides the ducks trying to be friends lol, within my building my neighbors were really quiet and never any problems. Office staff was very friendly and nice with all interactions I’ve had with them. No bug problems maintenance always came within a timely manor to handle even the smallest problem. I would recommend
After checking out this apartment for myself, I realized why the ratings are what they are as well as THE REVIEWS. This apartment complex isnt a luxury style apartment, but its very reasonable with prices, especially for college students like myself, whos in the process of saving funds with reason of course. Being appreciative of the amenities offered, I believe is fair. But for the issue of rodents and or pests, Hidden Palms Management could possibly get an approval to have more traps of many kinds to prevent such disruptions to the leasings office and of course the residents. Who the hell wants to constantly deal with that sort of annoyance. But with that, residents should be made aware that cleanliness also helps prevent those types of creatures from evading ones territory. (Clean-up Clean-up! Everybody everywhere....!) Everyone do your share! SERIOUSLY IT HELPS. As far as unprofessional management...............Hmmmm, at that point Higher authority figures should be contacted. Everyone has a boss. Even the presidents have Bosses. Get it together all lovely ones.
I lived here for 3 years (2015-2018) and it was a great first apartment. I didn’t have very many issues with matienence or the office staff. The layout of the apartment was perfect and the patios & bedroom closet were huge! There were a couple issues (really out of the staffs control) 1-noise level. I was on the second floor & I could hear every single foot step the people above me made. It got to a point where it was just so loud, I eventually spoke with office staff and the tenants above me & while they quieted down for a while, it didn’t take much for the noise to return. I understand While the vinyl wood flooring looks good, it would have been much better carpeted. 2- the parking. That has got to be one of the most annoying things with living there. I lived in the back of the complex & even coming home from a long work day at 10 pm, there was hardly any parking available near my building. There were nights I had to park near the front & walk quite a bit to my apartment. To top it off, about a year or so living there, they updated the visitors parking to specific areas (previously randomly placed) and sent a notice to all tenants that we were not allowed to park in visitors spots. However, I would see numerous cars parked daily in visitors spots that lived there and didn’t have a sticker on their car. It was extremely frustrating. But to say the least, it was a good first apartment. I moved out of state which is why I didn’t renew my lease, however I probably wouldn’t have stayed there if I had stayed in Florida. But I never had any issues with bugs or roaches.
The management at Hidden Palms and the father company RMI are a bunch of crooks. I have video via surveillance cameras of them having a employee snoop around my apartment and personal belongings. Then when I moved out they claim I “damaged” their apartment. After 5 years of being a model tenant and fulfilling my final lease they demanded $550.00 and when i refused to pay they put it against my credit. I paid it. After I lost my dispute with all three credit agencies. These people are shady and dishonest. STAY AWAY from this complex and any of RMI’s property. They own quite a few in Florida. Give your business and your money to a more moral company.
I was staying with a friend for a few days while she had surgery. The parking situation was horrible. I honestly thought she was overdramatic about it and stressing I only park in visitors parking. When I arrived, the only spot close to her building was not visitors, so I rushed to unload my bags. Then went to move my car. The tow truck was already behind my car! Luckily i didnt get towed, I moved, but the only spot for visitors was on the compete other side of the complex. Throughout the next few days as I did groceries to prepare her for the days after surgery or go pick her up from the hospital itself, I constantly was inconvenienced with parking far away from the building... carrying groceries and all. You need to do something about that, thats not fair to residents when they have guests. She said she is supposed to renew her lease soon- I told her they should provide an incentive... like a parking pass for visitors!
My wife and I lived there between 2010 to 2012. When we sign at 1st, management was great, friendly and willing to get anything You asked fixed. What made my wife and I moved was hearing gun shots one night. Since we had a young family, did not want to grew our family in that environment.
I lived here a year and had to move out. What a horrible experience I had! No matter how clean the apartment is, you will always find roaches!!! Their pest control doesn’t do anything! Front office staff always hard to communicate with. Cross your fingers when maintenance needed, pray is the best option for stuff to get fixed!
The parking is horrible and the management did nothing to help when I called to ask for help in getting my daughters car out of towing. She went to visit a friend last night and found no parking for visitors that was a safe distance at night for a girl alone. Nickie the manager was not sympathetic at all and did nothing to assist. Nickie is the individual responsible for hiring a company that preys on unknowing individuals. Nickie reminded me that she managed a community that I had lived in previously And It was then that I remembered she was fired for questionable practices. Perhaps there is a relationship with the towing company that is a conflict of interest.
My daughter has been living here for close to a year and it is a great, safe development that is conveniently located to USF and 75. Also, the staff has been very helpful and has gone above beyond on more than one occasion. Thumbs up!!
Granted, I just moved in 2 weeks ago, but I have not had any problems. I am not understanding how people are staying the staff is rude...while I primarily dealt with Pam, who was AAMazing, the other interactions Ive had with the staff, including the manager have been great. Cockroaches and bugs...I have seen 1 small bug, but cmon people, we live in Florida, and that is to be expected. I was told upfront that parking was a problem, yet I havent seen that as I have been able to park right by my building everyday. Even when I leave for work at 5 in the morning I see empty spaces by my bldg.The property is clean and well maintained. Ive used the laundry facilities and the washers and dryers work great (and not too expensive) The pool area is clean and inviting and I just love the hot tub. Ive met a few neighbors and everyone has been very friendly. I moved from a complex around the corner because of noise, and so far it is extremely quiet here!My apartment was cleaned and in good shape when I moved in. The only complaint that I have is that the water pressure when taking a shower is a bit lower than I am used to. So far a good experience...so fingers crossed it stays that way.
Lived here 2 years, my apartment was fantastic.Pros:-Beautiful floors, good layout-Apartment very clean when I moved in-The complex is well-maintained and beautiful-Awesome, clean pool-Maintenance guys are super nice and professionalCons:-The patio has carpet which is gross.-Half the gym machines are broken and have been for many months.-If your apartment is near the pool you may have a nice view, but you will hear kids screaming all summer long, playing marco polo for hours (no, just no) and occasionally drunk college kids partying loudly in the pool in the middle of the night, and attempting to climb the pool fence because the gate is locked-Theres a weird school next door to the complex and they are always singing/talking into a megaphone (Mostly stuff like Timmy, your mom is here!) and playing weird kid music on the loudspeaker-My friend once walked out to his car just in time to see it was being broken into. Yikes!-Visitor parking is awful, my boyfriend was towed twice because all the visitor spots were taken, even though he was only dropping by for a few minutes each time. The towing company charged him $250 each time to get his car back and they tow 24/7 but only have certain pick up hours during the day, so he could not pick up the car until the next day and had to be late for work.-The office people can either be super nice or clueless. There were a couple times that I knew the policies and the lease terms better than they did. I moved out a couple months ago and one of the office ladies called me saying I hadnt paid the whole last months rent. Of course I didnt because I moved out on the 15th, so I paid the prorated rent amount that they had originally told me!
Although it is a nice apartment and was a great location for me, the front office was a mess! They lost a payment Id put in their drop box and when I moved out, they continued to lose paperwork. My roommate stayed behind and they had us fill out paperwork putting her as the only tenant, but they continued to lose it. Ive been out for almost 6 months and were still trying to get my name and my cosigners name off the lease! Its very frustrating.
This is kinda long, but here is my experience. In short, the presence of roaches in my new apartment led me to vacate the next day. I hope this review helps with someones decisions:I had such high hopes for this apartment complex since its extremely beautiful on the outside. I quickly fell in love with the trees, the pond, and wildlife. Management processed my application quickly and I was within my new apartment home by the end of the week.However, once I was settled in for the night I couldnt help but notice the large number of roaches starting to pop up around the apartment. I did not bring many items in the apartment, nor have I ever encountered roaches before, so I could not have brought them with me. There were dozens of small roaches that kept coming out of the small cracks in the walls, cabinets, and floor. I must have killed at least 20 that night.The next morning I went to the office to ask why they gave me a roach infested apartment. The manager promptly blamed me for the roaches, and said I must have brought them in. After I insisted that I couldnt bring 20+ bugs inside and I did not have paper/cardboard products (i.e. stuff roaches love to travel in) she went to the unit herself.She came back after awhile and mentioned that she talked to her pest control guy, and that the roaches I saw were just babies and were not considered an infestation. She said the building was recently treated and the babies were scattering for food. How does this not count as an infestation? According to the Real Estate Assessment Center (under the US Department of Housing and Urban Development), a roach infestation is defined as having 1 or more dead roaches and/or having 1 or more alive roaches within a living space. I saw 1 dead roach in a cabinet, and 20+ alive roaches. Additionally, the manager acknowledged that she saw a few roaches when she checked the unit as I waited for her.I couldnt believe she tried to blame me for bringing them in if the building was previously treated and roaches were known to be in there. I had no idea if the adults were nesting in another location within the building, and that scared me.Thankfully I was refunded all the money I gave them (minus the admin fee). The manager did try to convince me to stay, and said the babies would die soon. I could not stay any longer in an apartment that was obviously infested for some time (due to the large number of roaches). With 20+ roaches in 1 night, that will take many treatments. I only wonder why she rented out the apartment if it was still infested with roaches.The pool, lake, and included services were very nice and appreciated; however, the roaches ruined it all.
Not fond of office staff, has changed since i first signed my lease. Disorganized, rude, the first complex i have lived in where i did not think the staff were for the resident. Patio floods and literal pounds of dirt wash on to my patio, cannot use, office ignores complaints. Parking is crowded, visitors get towed because the spots are usually taken or camped during the nights. Main entrance is difficult to leave during high traffic and dangerous. My unit does not have a bug problem, i have a cat and flies are constant but no roaches, i keep the floors and counters clean. Have noticed the vendors they use for pest control are useless- spray Raid myself if i notice ants. Maintenance respond quickly as long as the office submits the request. High energy bill most likely due to old appliances, the oven heats up the whole apartment, other residents have mentioned the same issue. AC vents/apt design means inadequate air flow, bedroom never cools, no ceiling fan.
My sister and I just signed to move in today and the staff has been wonderful. They are very friendly, efficient, and looking to get you the best deal without being pushy.
Spoke with the owner of the apartment complex about issues and concerns they were addressed very happy at this time
Horrible place - worst administration ever. Infested with roaches and they accept anyone making you concern with your safety. I lived there 6 months and I am out. The neighbor is a party pot head and they never attended the complains, I ended up being the one leaving. Please save your money and time and dont ever rent here. Parking is horrible. A few visitor spots about 20 for the whole complex and the tow every night about 10 pm during the week and 1 am on weekends. I hated this place and their administration. Its not worth the few dollars you can possibly save.
Nice and Quiet for a Graduate student. Safe place.overall. just wish the pool and gym where givenup grades
Only lived in this place for a few weeks and have already had to call code enforcement regarding the roach infestation problem. They came to spray and only sprayed the kitchen!! Our trash is even kept outside and taken out every day. Code enforcement has done an inspection and opened a case on them. The office staff is just like the review you have seen. Some seem helpful and some .......If it could be done all over again this would not be a choice at all!!! Renter beware. According to the city of Tampa this was not the first time code enforcement has been called There is or was a case opened on them before.
Highly recommended for first apartment and USF students! Safe, clean property. Ive been a tenant for going on 8 years and after reading some of the comments I feel its necessary to review. This was my first apartment and 8 years ago I was studying at USF. One thing that has kept me here is the management and maintenance team. I think theyre great and the best hands down! The grounds are maintained very well. They are very aware of whats going on around the property and will post notices for building maintenance (painting, hallway water pressure, etc) days in advance. Ive NEVER had roaches or any pest issues. Over 8 years my rent has gone up a total of $115. Thats not bad at all!!! Gym equipment is basic however there are several gyms around for those who want more options. I would give HP 5 stars if the walls werent so THIN. I live on the second floor and you can hear EVERYTHING your upstairs neighbors do including phone conversations, walking, running shower, toilet flushing, water going down the pipes while doing laundry and everything else in between. It hasnt bothered me too bad except times when Im under the weather and need rest. You also hear and feel people walking up and down the stairs as they rattle. Some of these things are really out of mgmt control however they respond quickly to any noice disturbances from neighbors. Overall, this apt worked well for me but Im coming to the end if the road with this property. I really need a change of scenery.BONUS: The walk in closet and bedroom in the sago is HUGE! The build of the overall apartment isnt your typical square which brings a uniqueness to the unit. Cream colored walls and wood flooring.CON: No ceiling fan/lighting in the bedroom

When I first moved in with my sister it was ok. As time went on I realized why my sister wanted to move out. Maintenance entered as they pleased with no advanced notice. I came home one day with a big hole in my kitchen wall. No explanation until I called the office asking why and they stated it was an emergency. However the leased stated these situations can not be considered an emergency, yet they violated that portion.Second, my pregnant friend stayed with me 4days 3 nights she was staying with me in case she gave birth ..exactly on the 4th day her car was towed she was a high risk pregnancy on her last days before giving birth.. they towed her car when I called to ask why they stated she had been there 14days(lies). They later stated we had to go pick up the car they were letting the cars go they towed that night because a mistake was made. She missed her high risk appointment.Third, they took away visitors spaces, making majority of visitors park across the street at another complex.And last but not least I moved out because they tried to get rid of my service dog. Not only are they not friendly towards handicap, my down stairs neighbor moved because they were inconsiderate towards him and his wife. But they can careless about your service animals. Dont waste your money. Dont like leaving negative comments but this facility isnt worth living in. So many other great complexes. Even the gym here cant be used, equipment so old no one works out in it. I hope they make changes to management and the complex, as it is an ok area and good price but not worth the anxiety and headaches.
Assistant Manager is consistently rude, parking is terrible and I cant even enjoy a nice day out with open windows because the neighborhood is loud (someone always blasting music). Not a place to move to if you have children or like it quiet.
This is the worst apartment complex ever and nicki and her staff are the rudest and inconsiderate persons ever their maintenance staff is hororable they half do stuff never fix the apartments the correct way and the whole staff needs to be fired
Terrible experience bug infested
Seemed okay at first. Kitchen needs updating badly, the puke gray cabinets are god awful. But what is making us move is the lack of care from the property manager. We complained about one of our neighbors who would have her boyfriend living with her and hed take up a visitor space. This bothered us only because parking is very hard to get if your a visitor, your visitor is technically only allowed to be here 14 times in a year and to live here you need a background check which he did not since he clearly had no resident sticker on his car or keys. We told the property manager who informed us that this is something she knew about for a long time yet did nothing about. Also, my car got broken into and when I informed her that it had occurred (I just did this to make it known, so other residents would be told), she told me she knew it had been going on for sometime, yet again didnt bother to hire security to monitor the area or install cameras yet they can hire a towing company to come through the neighborhood every hour. Maintenance was always great and Pam is awesome.
Lived at hidden palms with my husband and daughter for two years when we moved in the apartment was very different from the one I was showned. The apartment was completely messed up the floor was lifting and all the cabinets had water damage the sink in the rest room was rusted. I complained about it and it never got fixed so I let it be and totally forgot about when I moved out they send me a 600 dollar bill due to the damages that where all ready in the apartments. The staff sucks no one keeps the job for a year they have different people every six month and they do not know anything about the apartment policys that could be frustrating. I had to pay T-Mobile $800 due to a phone that they received and signed for but never put a slip in my mail to let me know that I had a ups mail. When I went to the office to ask they told me I needed a slip the lady didnt even take the time to look. I found out about my pakadge 5 months later because I order something else and they notice I had that package too. Parking is a joke! Do not invite people over because your guess will have no parking and if you think they can park anywhere because they only towl cars at night your wrong! They towed my brothers in law car at 4pm and I seen cars getting towl at 12 pm. I will recommend the residents that live in these apartment to have these people fix every single problem that you have in your apartment before you move out because if you procrastinate they will charge you for it even if its been there for years.
This place is horrible. The place is not up to date and alot of the pipes are old. When called to fix something they say they fix it but nothing is really fixed. Also when moving out they were given our new address and numbers and they never contacted us if anything way wrong. TlBe careful when moving out...make sure you get them to sign that everything is alright...because they will not tell you till it is late.
Front Office is very unprofessional and also rude. I would not recommend anyone to live here.
The parking is a joke. Not worth staying here find somehwere else!
Please save yourself the headache and trouble from moving into these apartments. I gave them the benefit of the doubt despite the reviews I saw on google. The roaches, parking issues, staff all of it is true. I would never advise anyone to move in these apartments ever!
I was slated to move in, but after some choices to back out, only to be told that i was not able to get back my money for holding it, not a happy person..
Oh well
