I recently inquired about a 1 bed x 1 bath on the second floor with a move-in date in October. I was told that there was an apt available on the second floor and when I asked to see the apt, the office assistant informed me that there was no private showings unless I place a holding fee on the apt. I placed a holding fee for the apt and received no receipt for this transaction. I discussed the move-in date numerous times with both the office assistant and the manager. October was the agreed upon date both on the original application I filed and with the manager. During the end of September I get a call from the manager asking if I was ready to move in at the end of September. I reminded the manger that we discussed and agreed on a later date. The manager stated that the apt, which I payed a holding fee for, was not able to be held for my particular move-in date. She offered another apt on the first floor and I asked if I could see this apt, it was told to me that it could not be seen because it was still occupied. The manager made it clear that I could not move into the original apt because the move-in date was too far away. Honestly it was only 2 weeks out. The manager failed to read my application thoroughly, missing the move-in date information and I payed for it. After the manager transferred my holding fee to another apt, I was finally able to see the apt 1 week before my move-in date. The apt was held for a month which was a longer wait than the original apt. The manager also failed to mention that the apt was basement level. I chose not to go through with the process and due to false pretenses and miscommunications. I tried calling the manager several time to set a meeting to discuss the circumstances, but management took actions to purposely avoid speaking to me. When I asked for the contact number for corporate, management only gave an email, which is the managers work email. I felt cheated and I found it really unprofessional of management with how they handled the entire situation. I was forced to file a complaint to the BBB explaining my experience. I do not recommend this place to anyone. Its not worth the headache.

I love my apartment! The location is great, my apartment is renovated and the rent price is reasonable. The pool is really convenient right now with it being so HOT out! My apartment has storage off of my balcony which I love - my apartment closets dont get so cluttered. The parking isnt always ideal, but I never really have to walk that far to my apartment - and it was the same way in my last apartment complex. The manager is always really nice whenever I come in for a maintenance request or just any questions.

I lived at Trellis on Orchard for just over a year. Although parking wasnt always the best, the area was great and the maintenance guy was PHENOMENAL. He always got things done really fast. Having two parks was great for my daughter. She loved that we didnt always have to go to the same place. It was always really quiet, but had a great family vibe. The pool in the summer was the place to be. Definitely going to miss living here.

They will lie to you and over charge you for absolutely everything after you move out. Would not recommend. Maintenance guy is very awesome though.

Ive lived at Trellis on Orchard for a year now and I love it here!The grounds are clean, quiet, and landscaped every week. The amenities are convenient and the manager is always really helpful and considerate. Ive only had one small maintenance request and it was taken care of same day . Its close to grocery stores, the library, restaurants and cafes. My apartment is spacious, gets a lot of natural light and has a washer and dryer. Im definitely happy with my decision to move in here!

Ive been living here for over a year, and while the parking at the property and storage space in the apartment is not ideal, its still a great place for the price. The high points are definitely with the staff. The office managers and maintenance are not only very nice and helpful, but they are quick in handling any issues if there are any.

Just moved in and I love it here. The pool, fitness center and tanning are really nice to have - saves money on gym memberships and tanning salon memberships. Im really looking forward to having a pool so close this Summer. My apartment is great and the pricing is unbelievable for University Place.

Wouldnt even give this place a 1 star. My car was towed because there is never any open spots for me when I come home and I had to park where I could. If you dont get home till after 5 P.M, you wont find parking. Management stuck a tow sticker on my car and only 1 hour later, it was towed. They allow up to 2 vehicles per apartment but only allow 1 car to pay for covered parking. It is nearly impossible trying to find an empty spot for our second vehicle and you can forget about it on the weekends because people have several guests over that steal actual tenants spots. Trellis on orchard sent out letters a couple months ago, saying they were going to take action about parking but there are still several cars in spots that have just been sitting for months. There are cars parked in front of the gates, on the side of buildings.. it is crammed. If I wasnt lied to about parking when I first moved in, I wouldve never moved here. Having to worry about your car being towed because they dont provide enough parking is not even worth it.

There’s a lot of thief here, be careful when you’re ordering something make sure to track it. My amazon order was supposed to arrive here a few days ago, but it’s gone before i could get it.

Affordable apartment with a friendly staff. The layouts for the two bedroom are amazing. I would have rented here but the apartment I wanted wasnt available for my move date. Will definitely be checking back in a couple months. If you are looking for a convenient location with all the amenities, like a pool, gym and tanning bed then Trellis on Orchard is right for you!!!

By far the worst establishment I have ever had to deal with. Im a war veteran who applied a couple months back along with my old lady for a 1 bedroom apartment. We called daily to check on the status of our applicatin because after a week we heard nothing. If you call about the status of the applications this will do nothing but automatically get you denied.People like that should not be allowed to run the office. After a week, only to be told we been denied they also withheld our money and still have not sent our check out. They lied about sending the check the first time and said it got sent back. Thats funny because it never showed up in the first place. They didnt even bother to ask for my info as to were to send it to I had to practically shove it down there throat. The worst part is that they did this to another veteran who also left a comment about this apartment. How dare they treat veterans this way. VETERANS AND NEW APPLICATIONS BEWARE!!!!!!!!!!!!!!!! THIS PLACE IS A JOKE.

They promise two vehicles per resident in the lease. I have recently found out this is a fraudulent claim as they do not have enough parking spaces to accommodate this promise. My car has been towed twice and I now have to go to court to make them pay for the impound fees. Needless to say a court appearance for fraud or breech of contract will likely be necessary. Staff is unhelpful and when I tried to take pictures of the leasing consultants vehicle that her boyfriend had parked in a no parking spot, he threatened to shoot me. I will soon have 2 lawsuits against Trellis on Orchard and DMCI as well as a restraining order against a staff members boyfriend. Its been a nightmare. Oh and I know anytime now the owner who is actually the manager and owns nothing, will be trying to discredit my negative review by saying she has me on video committing acts of vandalism or some such none sense. Its simply not true and I have done no such thing, so if she wants a defamation lawsuit as well, that can be arranged. Oh and the 5 star review from an employee by the name of Krystie Roth is a conflict of interest just an FYI. She also happens to be the same employee whos boyfriend threatened to shoot me for taking photos of him parked in the same spot we got towed from. Manager is a liar and a thief.

I lived here from December 2014 to June 2016. Parking was horrible, my upstairs neighbor was loud, and my rent was stolen out of their secure dropbox. Then they had the audacity to insinuate that I never put my money in the dropbox when multiple other tenants money was stolen on the same day. Finally, just to make sure I was good and angry, instead of offering to pay half of the stolen rent or come to any compromise, they put a note on the drop box saying money placed in the box isnt their problem until they personally receive it and made me pay in full.Long story short, STAY AWAY FROM HERE. They can apologize all they want, let me tell you though Trellis on Orchard, your sympathy doesnt pay my bills.

The apartment complex is dirty but thats because of people leaving trash out and recycle never being picked up, cars are getting towed at all times. the noise policy must be a joke because quiet hours are never enforced i have seen kids playing in the pool area and screaming when i get off work ar 10:30. Both The manageers are incredibly irritated seeming everytime i go even just to grab packages.. i live in the furthest back building and its a bit of a hike to the office, apprently the office hours are also a joke because once the be back time was 4 hours later than the time currently was and was for 30 minutes before closing... the place was great before this new manager. The recyle seems to never be picked up. Parking has never really been an issue for me but im on a side of the complex the really only gets frequented by the people who live over here. I know it cant be easy being an apartment manager but come on. However the one good thing i will say is the maintenance staff is incredibly hard working, the guy who drives the red truck is the most relaxed efficient man ive had in my apartment. and man who cleans the pool always has a smile an hello for me. The overall vibe in my opinion has gone frm happy and freindly to agitated which sucks because i loved the past 3 years here up until Chelsea left.

Wasnt even a tenant, but I applied for an apartment for myself and my family. Was told it should be 2-3 business days to make a decision, and after that time frame had passed I called to follow up and was told they were just waiting on credit approval. Another 2 or 3 days pass, and I follow up again because I havent heard anything. Property Manager Chelsea asked if I wanted to put a rush on the application because I have a deadline Im trying to meet and be in a new place, and then get a call back a couple hours later saying we were denied. This I dont have a problem with, although it was certainly odd that after requesting for it to be rushed we got an automatic denial an hour or 2 later. If you get denied, theyre supposed to refund the $200 holding fee which can take up to 10 business days. Called on the 10th business day to follow up on my refund and was told it was ready, and Chelsea stated she would drive to the corporate office to pick it up the next day, which was a Friday. Received no call Friday and figured Id wait a couple more days in case they were busy and give them the benefit of the doubt. Today, 3/29, 6 days after I called to follow up on my refund and 5 days after she told me she would have it, I call up to follow up again. No one answers so I leave a voicemail, and Im a bit upset by this point because this woman is not doing what she told me she would do. After waiting another hour, I call back and someone picks up the phone, but no one had attempted to call me after leaving the voicemail. Spoke to Chelsea asking where my money was, because at this point Im thinking this is absolutely ridiculous to have to call over and over for my money that they were holding onto. Finally tells me its ready and she attempted to call me, which is false because the only call I have ever received from them was because they needed some more information when we had first applied on March 7th. If this is how the property managers handle business, I would steer clear because they are obviously not all about sticking to their word or taking care of tasks. I also heard from another complex under the DMCI company that they require male dogs be neutered in order to rent. So if you can handle doing that to your dog, and you dont care about property managers sticking to their word, this would be a perfect fit. Im never one to write reviews, but this time I felt the need to inform people of the hassle I was put through for 3 weeks.Edit in response to owner: Im giving an honest review on what I experienced, and I can assure you, it took longer than needed. I was told by Chelsea she would do her best to get me my check by Friday, and yet I did not get it until the following Wednesday. I can also assure you that no one called me, and the fact you said there was no voicemail shows that you dialed an incorrect number because my voicemail is setup and I have nothing in my call history in the timeframe between last Friday and today. So if you want to respond, make sure you get your facts straight. I would also not even consider contacting your corporate office after having to deal with all of this, because your employees are already a reflection on your company and that obviously was a less than favorable experience. I highly suggest you get your property managers some new training, because the common factor here seems to be your employees as your main DMCI company, and a lot of the properties you run all have negative reviews, and acting stunned when someone posts a negative review instead of addressing the issue gets you nowhere and will fix nothing.

Maintenance staff here is great.The area isnt good at all and expect the smell of marijuana.You wont find parking after 7 PM. Rude and racist staff, DO NOT MOVE HERE

Rude staff also definitely not worth the price also bad area so if military pay bah somewhere else trust me
