Ive lived in one of their townhouses for a couple years and they are always professional, kind, and quick to respond to any problems that might arise. Great property owners!
One of the more inexpensive places to live in State College and the complex is really nice. Always stayed warm in the winter, never ran out of hot water, and always responsive with maintenance requests. Definitely worth a visit.
I lived in Villas for multiple years and I cant say that this is true for all of their properties, but:When I first moved in, I was told the apartment would not be ready on time and that they needed to replace some of the carpeting. Im relieved that I had a month of overlap in apartment leases because I wouldnt have had a place to live for a few days. When I got into the apartment, it needed to be aired out because of the fresh carpeting (which wasnt a problem and I was warned about), but the carpet was poorly sized and did not stay down, despite just being installed. It curls up on the sides and under the heating boards.There was mold in the shower stall and under the sink that I cleaned once I moved it, and I discovered that it was there because the fan needed to be replaced and there was a leak under the bathroom sink (also one under the kitchen sink). Maintenance is very responsive and generally available to help you, and it was replaced promptly. It was installed improperly though and still doesnt work. As for the sinks, Ive had them checked for leaks twice now and the maintenance still says there arent any leaks, but why are there puddles of water underneath both sinks, why do dry cloths for cleaning stored underneath the sinks become moldy, and why are there water rings on the wood underneath the sink where cleaning bottles were kept?It took me multiple maintenance requests (and supposed repairs) to replace my oven after it was working improperly for months.The walls are very thin, which has been commented on in other reviews. The apartments are also significantly drafty (my cupboard doors knock at night sometimes) which causes heat and cooling problems.I had to put in a request for an exterminator like clockwork for ants and stink bugs every year. I have also seen a few centipedes over the years.The internet provided as part of your rent is abysmal. It has horrible network saturation problems at peak hours rendering the service unusable.The side walls are concrete, which I didnt care about until I had moved in and realized that meant that there were no outlets on those walls, so organizing is difficult and I ended up using multiple extension cords.The laundry room is dirty and covered in spider webs. There is only one washer and one dryer (for 16 units) and restrictions on when you can use them because of noise.
I highly recommend leasing from Park Forest Enterprises. As the first apartment I moved to as a college student, Todd made it really easy to move in, maintain the apartment, answer all questions/issues, and to move out. He was a great landlord and my roommate and I had a really great experience living in the Fromm Building over the past year. The entire staff at Park Forest Enterprises is friendly and understanding of student needs. Whenever we had issues in the apartment, they always ensured they were fixed and handled in a timely manner.
They are the best Landlord! Friendly and prompt on maintenance requests. Most of their properties are pet friendly, yet everybody cleans up after their dogs. The Villas is a wonderful place to live. Convenient to shopping and bus services. Plenty of trees and lush lawn. Its like country living in the city. Very peaceful. All the tenants are respectful. The laundry rooms are well maintained. At the Villas you also get an additional private area for storage. After renting from PFE for over 5 years, I cant say enough about them. They are definitely a huge step above the rest!
Ive lived in the Villas for the past 2 years + and will finally move on to my next chapter of my life (graduating in December). This is a great place to live if you want to be in a quieter neighborhood. Although its a bit further from campus, I think its worth it due to cleaner apartments and reasonable rent. The staff at the Villas are always very friendly and polite and I will miss interacting with them on a monthly basis. Who knows, maybe I will return for graduate school here in the future.
Excellent service. I was very impressed how quickly maintenance responded to requests. The price of rent was fair. Clean, functional living and public spaces. The only downside that upset me was that they took approximately $150 from my security deposit ONLY for cleaning a few details in the 2-room apt, even after my wife and I spent days cleaning it before moving out. Additionally, there were a couple cleaning aspects that were not done well when we moved in, such as the windowsills, air conditioner, and the porch light that was absent and they requested to put a new one when we left.
I lived in Park Forest Villas for 2 years. The apartments are affordable and in a good shape. The management are friendly and they usually take care of any concern that you might have very fast the same with repairs to the apartment usually the maintenance crew is there the same day or the next day the latest.
The staff here is always super friendly and willing to help. They go out of their way to make working with them as easy as possible. I had a much better experience with them than any other State College realtor from whom I rented.
I’ve rented my apartment from Park Forest for 2 years and have since passed down my lease to my sibling. As a landlord they are super responsive when ever any of their tenants have questions or need a handy man. They offer affordable rent to students in great locations! Couldn’t ask for more.
Ive been living in Park Forest apartments for a few years now, and its been great! Theyre great at responding to my needs whenever something comes up. Its also great because whenever they need to come out to do something in my unit, they provide me with a very flexible schedule to work with.
My company provides carpet cleaning services to PFE, so Ive gotten to know the properties well and more importantly the PFE staff. They are well organized, they take pride in their work and anytime there is an issue with an apartment, Park Forest Enterprises is on the ball getting someone over to fix the issue right away. In all my years cleaning carpets at their properties, Ive met a lot of renters and i have never heard anybody complain. Its a pleasure to work with them.
I lived at Park Forest Villas last year, and I would definitely recommend it to anyone looking for a basic 1-2 bedroom place. I signed my lease while still living several states away and PFE accommodated my requests for pictures and info. As a graduate/professional only place, it’s generally very quiet. I did often hear my neighbors talking below me but hearing your neighbors is just part of apartment living. The rent is reasonable for the area, they allow automatic monthly withdrawals from your account, and the employees I interacted with were always pleasant. There were bleach stains on the carpet when I moved in, but it was very clean and stains were easily covered by furniture. It’s not a luxury complex - it’s functional and a good option for the price and location. Better than nearby Park Forest Apartments in my opinion. My favorite aspect was actually the grounds - they are spacious and well kept, which my dog and I very much enjoyed, and Tudek Park is basically in your back yard! However, if you have pets, be aware there are extra charges - pet fee ($25/mo) and extermination fee (~$90) when you move out. Overall I would recommend as a good, no-frills place to live.
Apartment management people are very tricky . They offer you free internet & basic cable but actually these are not free . Some hidden price are there . When you move out from the apartment they deduct 50% from your security deposit by adding some false statement like Apartment was not clean when you moved out, even though you fully cleaned the apartment . They know how to trick the people. So please be careful about them .
I lived in apartments managed by Park Forest Enterprise for over 2 years. The apartments are well taken care of, and very affordable. Additionally, management is very accommodating and responsive to any questions or concerns you may have!

I love living at Park Forest Villas. Its right next to Tudek Park for any activities that you want to plan. the price is low and everything is included. I never have any problem with the management. I will highly recommend this apartment for anyone in state college.

ONE STAR is too much for them.Very rude and very bad people skills. We approached them for a townhome to rent (young couple and a dog). They showed a townhouse with a family with TWO FULL GROWN CATS living there. Everything checked out.They processed our lease application to the point of verbal approval but suddenly changed their decision. They gave us a silly reason that our dog is too young and too heavy!They gave us cold shoulder by saying, You guys are acceptable but your dog is not. You may come but not your dog.I asked them to send us our check in mail (within State College) but I STILL have not received it.WORST front office.I think they may have promised the house to someone else behind our back.
You can expect to be taken advantage by these folks. Youll end up footing a bill for their building repairs. They ditch out on any repairs they can by putting the bill on you. The 106 N Allegheny st location as well as the adjoining locations are run down. Youll be held accountable for repairs to locations beyond your lease agreement. They become bitter when you leave their buildings that otherwise would sit vacant for another 6 years. Theres a reason they are vacant. From water leaking in to the office, to the ceiling falling down, you can expect headaches from these old run down locations.
Park Forest has the best rates, and whenever there is an issue in your unit, they address it immediately. I like that theyre also very flexible with subletting options.
Update 10/13/2018I take back the word of bearable sleep: next door kids scream extended to after midnight (1:30 two days ago, 12:30 today).Update 10/04/2018Initially I left a one-star review because there were two noisy families around me, one above me and one next door, and I was told that the unit would be really quiet when applying. Now the upstairs family has moved out, it is boarder line bearable (And the manager promised me to match with a reasonable tenant when leasing the upstairs unit -- this is very nice of him!).Good things first:Service requests. It is very impressive by how FAST the service team respond to our requests for fixing things! They come over within 24 hours and fix things immediately, and changed our fridge to a new one!Grass. The grass outside the building has been very well maintained. The lawn are mowed every week (either Wednesday or Thursday I think). There are also two giant mulberry trees in addition to other smaller trees near my building, and I like them very much.Cleanness. The entire community is generally very clean. I dont ever recall seeing trash lying here and there.Storage. One thing I really like about the apartment is that the storage is fairly abundant for a couple. There is a large wardrobe in the master room, a small one in the other room, a small one in the living room, and a shoe shelf. The kitchen is full of cabinet that I could store a HUGE collection of spices. There is also a storage room in the basement, but the floor is frequently soaked in rainwater (in addition to giant spiders).Hot water. Hot water comes from tap within 1 minute, which is very awesome.Now here comes the unbearable part: NOISE.Reasonable noise: the building is very old, with thin walls and ceiling/floors, which means you can hear pretty much everything of your neighbor if they do not have enough awareness of this. By reasonable noise Im referring to things like showering, cooking, toilet flushing, air conditioning, gentle walking, chatting, making phone calls, etc. Theyre audible but not extensively loud or disturbing. I can live with those.Unbearable noise: Loud TV, exercising, kids screaming. Indeed those things dont happen through the entire of a day, and I didnt hear them when seeing the unit (9 or 9:30 am, dont quite remember). But I was really really frustrated about that the representative who showed me the apartment told me it would be very quiet, and later I ended up with wearing earplugs every night for three months and damaged my ear canals with a severe pain. My upstairs has two energetic kids and play loud music/TV, and my next door has two expressive kids. That makes 2-6am being the only peaceful time of the day (apart from my daytime when Im at work). Other times are full of either kids screaming/laughing/crying at extremely high pitch that reminds me of the last chorus of My Swan by Vitas, at the loudness of heroines in horror movies being chased by unspeakable things, with a duration of FVC above 5000; or military movies with a bad commander who doesnt know any tactics; or tribal music that shakes my floor; or kids/adult running and stomping and throwing things around. I showed the noise to my friends to check whether it was just me being mean, and everyone agreed that it was way to much of a disturbance. I tried talking to them but no one cared; tried switching units when upstairs was vacant but was denied; tried putting on earplugs but it gave me badly irritated ear canal; tried sleeping in my office at workplace but why do I rent an apartment then? Also though about covering the entire wall with noise-isolating foam, but its too expensive for me and I dont think the landlord will pay for it.Now with only one noisy family next to me, as long as I come back after midnight everyday, I can have a OK sleep (came back 10:30pm today and the next door kids were still screaming).Minor thing: bugs. Big spiders in laundry; 1-4 small spiders and 3-5 centipedes in room per week.
Always had a good experience with the office and maintenance. Some ice even fell from the roof and broke my patio table and they reimbursed me for it.
We have had a very positive experience renting with Park Forest Enterprises. As rental companies go, PFE is professional, timely, and easy to communicate with. They respond promptly to maintenance requests and are very communicative if anyone needs to work in or on the apartment (e.g. when they had the outside door replaced). We have rented a townhouse for almost 3 years, and rent has increased by $25/month each time we renew the lease (which really adds up!). Otherwise, we dont have much to complain about.We do have some issues with the landscaping services (they frequently chop down our plants!) but I think thats the townhouse association rather than PFE...
Where to begin..... The Villas, no large breed dogs but neighbors had a golden retriever, maybe they were family to the Hawbaker shysters or attended Park Forest United Methodist church where the old man attends. The carpeting in my apt was cat urine and feces saturated by prior tenant and was cleaned....not replaced.... immediately before I moved in and upon telling Todd, bis response was if people only knew the cost of carpeting. Well spoiled brat never having gotten your hands dirty or working for a living as daddy hands you everything, if You only knew what rent cost! You, Park Forest Enterprises collected both a security deposit And a monthly pet fee for the cat. Common sense is a squirt of water on the carpeting and a suck up does nothing to remove pet urine and feces....Not a bright boy for having a B.A. in philosophy..... You replace carpeting after pets and for sure when urine odor is present and obvious to anyone with olfactory senses intact......Tree limbs fell on cars in winter and Sam and son of Sam refused to pay for auto as they stated it was an act of God! Truth be told the old man

Have had maintenance issue from this past fall that has still not been addressed. Was also promised the option to purchase a parking space but instead they sold all the leases to other people not living in the house I was at. Very unaccomadating and only worried about collecting your rent every month
