For the price I love my apartment. The clubhouse is neat and well laid out. The staff are very friendly and helpful. The only draw back is we had a lot of water/pluming issues at various times. The maintenance team would always come visit right away and worked tirelessly until the problem was solved. They are fantastic. The neighborhood is very quiet and there is plenty of street parking for visitors. Also very safe for living in a first floor apartment. Plenty of dogs in the neighborhood and a dog park for tenants (my dog was unfortunately too small and can fit through the gaps in the fence).

Beware that there is a charge for EVERYTHING. There is a mandatory clubhouse fee, even if you never use it. If you need to move out during the lease and you find someone who will take over, there is a $500 charge. Also, that person needs to pay the clubhouse fee, even though the clubhouse fee you paid was good for a year...The apartments are okay. They are old. They also have centipedes or silverfish (I cannot tell the difference). I would see about one per day. People came to treat it, and I wouldn’t see them for a while, but then they’d eventually come back. Overall, they aren’t bad, but at the price points they aren’t the best value. The leasing office and maintenance are good.

Best place I’ve rented from in the SC area and it’s not even close. The staff is very timely, attentive, and works with you to accommodate any needs/requests you have. The office staff is very delightful and the facilities are amazing. They spent a lot of money over the past couple of years re-investing into the property to add amenities and make the overall appearance of the property more beautiful. No issues with snow removal. They do a great job with tree pruning to make sure there’s no damage to your cars in their parking lots.

The setting of Toftrees is nice but management is very tough to deal with. They switched my apartment a week before move in, messing up furniture orders I had made. The apartment was dissimilar to the model I was shown during my tour (the bathroom was completely different). The hallways in my building are continually dirty. Management was unresponsive for days when I notified them there were discarded hygienic products outside my neighbors door. I have also had to vacuum cat litter from the hallway. In a year of living here, I’ve seen a cleaner exactly once. A maintenance worker let himself into my apartment for a repair (when I was home) and did not use a proper mask for the duration of his work. During the height of covid there were men continually exercising in the clubhouse without masks. When I complained, management told me there was nothing they could do since this continued to happen on Sundays. When I needed wifi in the clubhouse, it didn’t work. This summer I have seen the laundry room ceiling panels collapse twice and have had to report it. Both times I walked in to do laundry and saw debris all over the floor and the ceiling crumbling! I told management I don’t feel safe going in there and they said “we cleaned it up right away,” ignoring the other ceiling panels in obvious decay.

I truly have nothing negative to say about Toftrees. Maintenance is super helpful and comes within a day when there is any problem. Management alerts you usually a week in advance when staff is required to enter your home for any reason. Since I have lived here they have done periodic maintenance on the entire property to keep it updated and upkeep the outside grounds well. An amazing place to live and I would highly recommend it to anyone!

My husband and I have lived here for three years. Toftrees wont be the cheapest place for you to live, but you get what you pay for. At times they seem inflexible about little things, but its clear that these are areas where the corporation who owns them doesnt allow them discretion. Maintenance is incredibly responsive, and Ted especially is a wonderful person and has always been very helpful. Toftrees is a quiet community and you rarely hear a peep from the apartments above and around you. They take good care of the property and are constantly making updates to both the property and the apartments. I highly recommend Toftrees, its worth every penny.

Biased (Racially). Went to look at the place today. Had well planned appointment. I made on time not even late by 30 seconds. Made us wait for 45 minutes than planned appointment time, plus took another white couple saying they were here before when I know I was in the leasing office 30 minutes before the other couple came in. Didn’t even bother to show a model, when I knew another couple (not the couple I mentioned above) before me were taken to show the model apartment. Then made a suggestion to visit a sister community, with lower quality maintenance or I should say older community that is not upgraded to new standards. To my surprise, the sister property manager was super sweet, explained everything neatly, showed model home, provided good information about the community, surrounding, and much more. Even she was surprised by the treatment I received from the 1st property.Irrespective of how good these apartments may be, I wouldn’t want to stay in a place which has such a low moral level or value.End up in choosing another property which is 100 times better, better management people, well maintained property, apartments, swimming pool, everything I can think off. This property it’s management truly represents American values and standards.I wish the first property good luck with their tactics until someone places a nice discriminatory lawsuit or owner of the property starts seeing low occupancy.

Ive been living here for one year. I like the apartment itself, but I have several issues with how they manage their apartments. First, when I came to the apartment, the apartment was super dirty. I had to ask them to come and clean the gum from the wall of the apartment. The second issue regarding this house is that they have rats or squirrels in their walls. I found two squirrels were trying to make a hole in the wall to come to the apartments two times. I attached a picture from it. Besides, in thunderstorm weather, rain leaks inside my house. I reported it one time to the maintenance, and they came inside and checked it, and he told me the repair team would come and fix it next week, but I didnt hear any words from them.In the end, I guess this is not a complex that cares about the residents. For example, although it seems that pool is for residents, they have a contract with Carnegie INN, and travelers use the Toftrees Apartments pool. We all know how dangerous it can be during the pandemic, especially since people come from outside of the city to use the pool and are putting residents in danger. I wish they would have told me that the Toftrees Apartments pool is a public pool when I wanted to sign the lease.

Since we have moved into Toftrees Cricklewood a year ago, Toftrees management and leasing has acted in a highly unethical manner. When we were shown our apartment, we were shown a comparable unit to the one we leased. We were sure to ask our leasing agent if the unit we rented would be in the same condition as the one we were shown and we were assured that that would be the case. Upon move-in, we found that our carpets had not been cleaned and that the apartment had rank pet dander odors. Toftrees hired someone to clean the carpets, which amounted to basically spraying febreeze all over the carpets, and then when we followed up about the inadequacy of that, they brought someone in to shampoo the carpets, but the carpets could not dry adequately, so now the apartment smelled like pet dander covered with febreeze and mildew. Eventually we convinced them to replace the carpets, but they only acted on this after we had already moved in all of our furniture, and they would not pay for the cleaners to move the furniture, so we had to do it ourselves. The cleanliness of the apartment on the whole was very poor; under and behind the fridge, we found mounds of dog food and dog hair.Toftrees also has very strict and inflexible terms about lease renewal and charges onerous fees to get out of a lease, terms that were misrepresented to us by our leasing agent. When we first were shown our apartment by the leasing agent and signed our lease, we asked our leasing agent specifically about the renewal terms. Because of the nature of our occupations, we tend to move fairly frequently for work and often arent certain of where we will be located very far in advance. We explained to our agent that giving 120 days notice prior to lease termination (as the lease stipulates) would likely be impossible. I dont believe that she deliberately misled us on this matter, but I believe she at least inaccurately cited the policy of convenient relocation to assure us that if I had to move for work we would only be responsible for 60 days of rent with no damages due for breaking the lease, however this policy would not apply to my situation were I to have to move for work; it would only apply if my current employer laid me off or relocated me. We would therefore be liable for the (remarkably onerous!) damages of $2270 + 60-days of rent in the event we had to break the lease. Toftrees was entirely inflexible on these terms, despite misrepresentation of the terms by the leasing agent and despite the problems created for residents by the pandemic. Instead, they sent out a passive aggressive e-mail to all residents about how, despite the pandemic, they were still legally bound by the terms of the lease (I suspect this left many students and low-income residents trying to get out of their leases in a heck of a bind and I saw no sign that Toftrees attempted to mitigate those problems). The inflexible nature of these terms has been magnified by COVID-19 and Toftrees lack of a fair and adequate response to the pandemic. When the pandemic lockdown began in early March, Toftrees wisely closed the clubhouse (including the pool and fitness center). However, when asked about a prorated refund of the yearly activity fee ($300 the first year, $50/adult resident in subsequent years), they responded, we aren’t considering doing this since we are hoping it to only be a few more weeks. The clubhouse remained locked into May and no prorated refunds on the activity fee were offered to residents. I have followed up on this and have been continually denied. Legally Toftrees cannot charge for services that it cannot tender. This year they are continuing to enforce a mandatory activity fee in the face of abundant wisdom that using fitness centers is not safe and will contribute to the spread of COVID. They are not allowing residents to opt out of the activity; for high-risk residents, this constitutes ableism. And they appear to have no plan for when the semester starts at PSU. They are unethical slumlords. Avoid.

Nice facilities, however poor customer service and incredibly noisy despite being on the edge of town. Toftrees is constantly threatening to tow renters cars at the owners expense for various maintenance projects in designated tenant parking and do not provide alternative parking for the duration of the repairs. Furthermore, these maintenance projects typically happen when tenants are likely to be traveling and unable to move their car. Also, the onsite laundry is expensive and prone to price increases. Finally between the traffic on I-99 and Toftrees Ave and the daily mowing and leaf blowing of the near by golf resort there is a considerable amount of noise pollution in the area.

I lived in the Parkgate community of Toftrees for 2 years and I loved it! The only reason I moved out was to move in with a few friends to save on rent. Otherwise I would have gladly stayed there.Pros: the apartments were VERY quiet. I had a neighbor with two of the worst-trained dogs Ive ever met, but as soon as I closed my front door I never heard any of their barking. Management was very responsive to emails, and maintenance always promptly fixed any problems I reported. The laundry machines accepted credit cards, so I never needed to worry about having tons of quarters on hand. I received my full security deposit back, minus the carpet cleaning fee which I opted for.Cons: the appliances were a little outdated (but they worked fine), guests needed to use the hard-to-find street parking, and the management forces you to pay $150 for the clubhouse for your first year. I found a few bugs about once a week (spiders, carpet beetles, and millipedes), but I expected that since I had a first-floor apartment and the complex is right next to the forest. Buses out to the area are somewhat infrequent, and it is too far from anything to justify walking, so you would probably need a car.It wasnt the perfect apartment complex, but nothing is ever perfect for everyone. I loved my time there and I highly recommend it.

You may never get your security deposit back. They charged me a refundable $400 holding fee before signing the lease. But my friend offered me a better apartment so I decided not to sign the lease. They promised to give me back the money within 30 days but it’s been 45 days and I haven’t received the check yet. I emailed them around 20 days after their promise. They told me their main office (outside of Philadelphia) would send the check ASAP (that means they haven’t cut the check at that point!). One week later they told me they sent the check. Guess what? The mail is on its way for 15 days! Holy Jesus! It only takes 2 days to mail a box from State College to NY using the cheapest way!! And they said, “It is not our responsibility as we have no control over that”. Anyway, if this happens to my holding fee, similar thing can happen to your security deposit. So think over before you sign the lease. I am moving soon and if they keep passing the buck I will have to consider suing them.

I tried to schedule a final inspection meeting two weeks prior to lease end and they flat out REFUSED to meet with me. Also, they will keep the heater going 24/7 in the master bedroom Oct through April which will ring up your electric bill in the hundreds of dollars.

So, Toftrees is expensive -- but so is all decent housing in State College. For that price, though, youre getting a competent management company, maintenance that responds promptly, and the perks of things like the business office, gym, pool, etc. If youre touring units, ask to see higher trim levels -- there is a RADICAL difference between the basic trim and the other two trim tiers. T1 looks like the inside of a seedy college crash pad, with Ts 2 and 3 looking updated, sleek, contemporary. IMO, worth the extra $$$ to live in the nicer setting. Overall, Im having a great experience there. No complaints. Know that if youre new to the area and looking for a professional, safe, quiet place to be you wont do better than Toftrees. Its a really nice place to live, and the location is ABSURDLY great: 4 minutes to Target, Wegmans, Walmart, etc. and 8 minutes to campus no matter the traffic.

It was $500 dollars to hold but the never informed us that it was non-refundable. We ended up finding another place that was much nicer becuase we were concerned about the condition of the apartment. Long story short we let them know within a week that we wouldn’t be taking it. We lost $500 plus our application fees. They could have given us our money back or told us that the holding fee was non-refundable. The whole speech they gave us was so smooth and we walked into a money trap. These people do not care if they screw someone over. They have dishonest business practices and the apartments appear to be stuck back in the 1980’s. I lived there for three years. The apartments at the Highwoods are nice and new. The community is pet friendly, which in State College is uncommon for a new place. If you dont have to deal with the rent office and dont mind random increase in rent (see below), its actually quite a nice place. The low rating is due to three specific incidents, which over a period of three years might not seem a lot, but they were handled so poorly that really affected my confidence in recommending this place.1. They introduced a trash valet service, which got added to the monthly rent and couldnt opt out. The valet wasnt really necessary on my end since the bins were close to the unit and the service was running at specific times of the day, which was not fitting my work schedule.2. I had a bird dying in my dryer vent while on vacation and took them weeks to solve the problem. The first time that maintenance came out I wasnt at home despite I asked them to give me a call before entering. They simply looked inside of the dryer (not in the vent) and told me that there was nothing wrong. When I call them back telling them that the smell wasnt going away, they told me that maybe I didnt clean my house before leaving and that it was on me. I was treated very poorly and they kind of implied I was lying... in the meantime I was living with a dead bird in the house and a bunch of flies. I finally convinced them to come back and they found a dead bird stuck all the way to the back of the vent... They just removed it without replacing the duct or even cleanin or disinfecting, I ended up doing that myself. It was not a big deal but one of the reasons I opted for an apartment community was exactly the maintenance service. I was ok in paying a premium for the convenience of having someone that would take care of these things.I asked to replaced the flap outside of the building to prevent this from happening again. They didnt. So the next year I had birds nesting in the dryer vent of my apartment on the 3rd floor. After calling them several time and attaching pictures, they removed the nest, but the birds would come back. Finally, they installed a mesh cover- just in front of my vent...3. When I moved out, I returned the keys in May, while my lease was going until June. When I got my last electricity bill for June 13th to July 1st (19 days), I contacted them because there was a huge increase in energy usage compared to the previous bill. They first told me that I should ask Penn Power about it, so I did. And unfortunately they were able to provide me with the daily consumption for my unit. I went from an average of 10kWh/day in the last week of May to an average of 36kWh/day for the 19 days in June with an empty house. I got back to them asking how that was possible and they told me that it might have been a fee that Penn Power charged me because I cancel my utility contract before the end of my lease, which I didnt. So, I turned in the keys in May, there was no new tenant in the unit, but somehow the reading from the meter showed more than 450kWh over 19 days that I have to pay. We are still exchanging emails over this...EDIT on the bill: after several pointless email exchanges in which they would just try to come up with reasons why it must have been my fault, I had to pay the bill to Penn Power. In my last email I told the office that the bill due date was past and so I paid the amount. I also added that given how they were handling the situation and showed no signs whatsoever that they were honestly trying to help, I was not optimistic about this being resolved in my favor and I was no longer interested in pursuing this further. They responded to me telling me what they would have done if I only gave them a chance...Customer Service is a joke there.

My experience living here is mixed. I have lived here for 5 years and renewed for a 6th, however over the last several months they added $30 a month in additional fees. As others have stated, maintenance is top notch however when you voice concerns on other items they either ignore you or dont acknowledge your concerns in a way that makes you feel you are being heard. They just simply say it is policy. The most recent fee they added is for a trash service that will come and pick up your trash at your apartment door for you and take it to the dumpster which is right across the parking lot no more than 30 yards away for the additional fee of $20 a month and this is not an optional service.Trash is supposed to be included with the rent. They also recently added a $10 a month admin fee for insurance that they purchased that covers the unit but not your belongings so basically you are paying their premium for them. I am at the point that I feel they are nickel and diming their tenants and trying to get whatever they can out of us. They dont seem to be self-aware of what they are offering and aware of what other rental companies in the area are offering. Do your research, you will find better deals that have more amenities included with no additional cost to your rent. The majority of other rental communities are newer, include things such as heat, electric, free/discounted Cable and internet.. etc. Living here will cost you roughly $150-$200 more a month than similar, newer communities. I have also heard from others about having extra chargers when moving out as well so basically forget seeing your security deposit.

Thought Id leave a review after living in Toftrees (Cricklewood) for almost a year now as many of the current reviews either seem overly positive or overly negative and dont give an accurate picture of living here. As a grad student, I was looking for a decent place to move that wouldnt be overly crowded but it seems like many of the reviews for places in State College are written by angry undergrads who likely dont pay their own rent or by paid reviewers who do not give you a sense of how living in these places actually is. So below is my PRO/CON list for Toftrees and just a note at the end for anyone first moving to State College.PROS:Can easily pay rent online and get reminders if you forget BEFORE the late date.Maintenance staff is friendly and quick. Ive even had them give me advice on a quick fix over the phone so I do not have to wait on them.Clubhouse is very nice and offers a decent gym, free printing and computer access, and a lounge area.Is set in a quiet wooded area and if youre looking to avoid loud partying undergrads, this will be an ideal place to live.I appears like they are continually making renovations. In the time Ive been here theyve replaced my balcony railing and repaired some outside cosmetic damage and repaved areas of the parking lot with bad pot holes.CONS:Apartments are a bit old and dated. The appliances and cabinets need updating or replaced. You can only chalk a shower-head so many times before you should just replace it.Some of the repairs or painting they have done seem rushed or shotty. The paint in the corners and ceilings of the rooms were bubbling or cracked when I moved in. Also whoever painted was not careful as the doors and cable outlets all have paint dripped on them. The apartment could be cleaner prior to my move in as well. I had to vacuum and scrub everything a bit too much for just moving in the first time.Leasing and rent. I was required to renew my lease or declare I would be moving out by April 1st for an Aug 1st lease. These leave very little time to find any other places to move should you wish to. Many other places do not post next years openings until mid April this severely cripples your ability to secure a new place before deciding to move which is rather unfair. Also, my rent was increased for seemingly no reason on the new lease. While I understand it is in their rights to increase rent over time, it seems like a poor way to retain residents by upping their monthly living costs for giving you continual business. Also, you are REQUIRED to pay a monthly fee for valet trash whether you want it or not and you will be charged a monthly admin fee for liability coverage (does not include your belongings) that you cannot waive even if you carry your own renters insurance. All in all toftrees is not a bad place to live. It is in a quiet area about 3 miles down the road from the main campus and along a bus route. While the apartments definitely need some updates, I have had no issues in the time Ive lived here with anything major. My biggest grievance is the avoidable little fees they charge each month and the fact that they do not reward resident loyalty by continually raising rent.NOTES ON MOVING TO STATE COLLEGEMost places here WILL be full by May/June for leases starting in the Fall. Because of the university, pretty much all rental properties will require you sign your lease almost 3-4 month in advance. Which is pretty much unheard of anywhere else. Additionally, rent here is rather steep for the area because of the school. Comparatively, I have lived in similar quality/size apartments for MUCH less than the rental costs here as well as in MUCH nicer/larger apartments for similar costs. Thats just the reality of the area though. So just be prepared for that.

The agent I was in communication with even said (direct quote), unfortunately it is difficulty to tell with photos. As a result they have offered me $25. $25! Believe all of the negative reviews. I read them and remained optimistic. Having been away from the area for over a decade I had forgotten how awful it is to rent in State College. We choose an apartment that has not been updated because we only plan on being here short-term. Fine, it looks like its stuck in the 80s. No big deal. The apt isnt in good shape for what were paying, (none of the cable outlets in the LR work bc someone painted over them, cabinet walls falling apart...) despite having 2 br they only give 1 pkg pass (and of course, they tow and I was told we cant purchase another). Have fun parking your second car at Walmart when theres enough snow that they eliminate street parking. The office staff have been routinely rude and weve had 6 days since moving in a few months ago that have been disturbed by waiting for some kind of routine maintenance inspection. They reserve the right to come in any time between 8&5 over the course of 2 days (and they refuse to give a day or time window) and since we dont crate our dog, one of us has had to take off work and wait every one of those days. The first 2 days nobody even came! There is a dumpster right outside our bldg and yet we have to pay an extra $20/month for valet trash and an extra $10/mo for renters insurance that only covers the bldg so you end up having to purchase your own anyway. They advertise the gym and pool that are included but what they dont tell you up front is that it costs $150 pp for the first year and you canNOT opt out! We have lived in other managed properties and had none of the issues that weve had here in a few short months. Needless to say, we will not be renewing our lease. Did I mention that very few people pick up after their dog and I am dodging landmines every time I walk my dog in the grass? I wish I could travel back in time and un-sign that lease.

I’ll make it simple: Stay away from toftrees. They will take any cent they can get out of you. The office people are a pain in the ass. The apartments are overpriced.

Excellent maintenance staff, good enviornment, ok apartment. HORRIBLE management in the club office, like other reviews have stated.Something is wrong with their payment system due to which they cannot process checks or direct withdrawal so my gf has to spend her time and money to write cashiers check every month instead. Apology? None. We had the bank on the phone IN THE OFFICE to verify that her account has no issue at all yet the management has been acting as if WE are in the wrong. What a joke.Do yourself a favor and go elsewhere unless you want to be treated like this.
