This is truly the gem of Springfield. I moved in back in September when I moved to Springfield for a promotion. I looked at many properties but nothing compared to Lincoln Tower. Not only is it in the best location, but the amenities and service cannot be beaten. I have a beautiful apartment that was remodeled before I moved in; it is spacious, lots of storage, wonderful appliances, beautiful flooring, and the view... THE VIEW! It is breathtaking, especially at night. We literally watched the New Years Eve fireworks from my balcony and it was like having box seats! Tommy, the property manager, is so friendly and professional. Maintenance is quick to respond and always does a great job. H&A Properties has made this into a luxury apartment building here in Springfield. The underground parking is a life saver in the winter and I have become so spoiled not having to clean off my car in the morning. Seriously - if you’re looking for a wonderful place with great amenities, security (security staff remember your name instantly), friendly staff and residents, Lincoln Tower cannot be surpassed by any other. I already know I will call this place ‘home’ for many years to come.
Fantastic place to live! Every member of the staff is amazing, and they were always there for me when I needed them. Residents are super friendly and respectful. Apartments are spacious, clean, and super quiet (aside from the train which you get used to quickly). I also loved the location, the gym, and secure parking garage downstairs. I drank free Starbucks coffee in the lobby, saw fireworks and music performances from my balcony, and I would go play pool sometimes in the party room. Whats not to like?
Great place to live! The remodels are very modern and the building is very clean.
Great Managment.. I liked the gym and the common areas. You might hear train horn at night but many get used to it after a while.
Have tried to get in contact with Lincoln Towers with no avail. Decided to apply with $40 fee to see if that will encourage a response. Received an email from someone who asked for a picture of my ID and pay stub. I thought great, now someone will talk to me. After sending information they never responded back. I believe that they just took my money and dipped. This is unprofessional for a business that claims to have high quality apartments.
I lived here for a full year. now am moving to a different state, otherwise i would extend my lease.*The Good:-moving-in was so easy and fast.-rent is acceptable and not overpriced.-location is great as its near everything: downtown, capitol, st.John and memorial hospital.-the area is safe.-ALL requests and transactions are made electronically, including the lease, paying rent, maintenance requests. its easier and convenient.-building is secured with controlled access and a concierge present (Pete).-(Thomas) in the leasing office is great and responsive, and the new guy (Scott) is also great. very professional.-maintenance is always a priority for them, they fixed my AC/heater in the same day.-common areas are always clean.-FREE Starbucks coffee machine in the lobby is an added bonus. they have a vending machine also which is convenient if i was lazy but needed coke.-residents in the building are also nice, never loud or noisy.-never had any problem with bugs or anything.- Laundry in the basement accepts both coins and credit cards, so convenient.-management holds social gathering/BBQ for the residents on regular occasions. makes you feel welcomed and meet your neighbors.-underground parking is controlled access. extra safety is a good thing.*The not so Bad:-Train is behind the building, but you get used to it, its not that loud, but its there. any area near downtown will hear the train. it never bothered me.-elevators might make some funny noises because they are a bit old(not that old), but its fully functional and regularly inspected and maintained professionally. never had a problem.-the front parking lot is not owned by them, but owned by the plaza, so it might be closed temporarily in icy situations to avoid slippery/falling risks& injuries.***over all, i enjoyed my stay here*** highly RECOMMEND it.***
Do. Not. Rent here.I was unable to get a copy of my lease when I moved in, nor did I ever receive one— even when I requested one.When I asked what my rent was (given that I had no idea what to pay without a copy of the lease). I was told a number from an employee which I paid in a timely manner until I moved out (about 6 months).The last month I was there, I got a sheet of paper under my door saying I owed $1500 to the building. I was floored and confused. A woman in the office wanted me to come immediately to her to talk about it, but I felt it best for a relative to join me.I set-up an appointment, and when I arrived the woman was conveniently not present. Another employee discussed the issue with me, and upon looking at the lease I owed nothing close to $1500.This other employee no longer works for the company. Him, along with the woman I was supposed to have the appointment with, the girl who leased me the apartment, and the girl who told me my rent amount.It didn’t seem like they could keep staff for anything.I asked a number of people my last month’s rent before I moved out, and got no reply (though I tried multiple times) then after I’d moved out, I got “bills” demanding all sorts of dollar amounts of money that never seemed to match up to any rational calculation.Upon attempting to communicate with them, my lawyer and I got no real response.Though the building sent the whole deal to collections anyway which is apparently totally legal.It’s also literally right next to train tracks.Avoid the hassle.Do. Not. Rent. Here.
Lincoln Tower Apartments is a great place to live. The staff is attentive and friendly. The parking and concierge is an added bonus. Highly recommend!
Excellent place to stay. Please look for a room as high as possible to muffle the train noise, believe it or not you get used to it. I would also ask for a room facing the capitol - the view was breathtaking.
I would always recommend this place. This property have the best views in all of Springfield. As in every city it is normal to have train noise, which I dont mind as it reminds every time that I have a city lifestyle. I have been super impressed during my time here by the professionalism of the property manager Dorsey Doss, which in my personal opinion is the most professional and polite person I have met in an apartment community. Once I signed the lease and move in, the manager always call me by my name. Thank you!
Have family living here. Lovely building with amenities. Staff friendly. Limited parking for visitors during the week but better on weekends.

In May we were promised a refund in prorated rent and they will not fulfill their promise. Building is nice, residents great, management company isn’t worth your time. Don’t rent here.
Don’t rent from them. If anything happens and you need to move or lose your job, they will still make you pay. It’s very expensive and trust me you will hear the trains. Some staff are friendly but the company aid greedy and not willing to work with you. Even after living here a year, I had to commit another year unless I wanted to pay $200 a month extra.
If you enjoy downtown living with a view this is the place to be!
Views are breathtaking, concierge are nice and underground parking is a great winter perk! Wonderful experience!
Called the other day saying I represented a group of prospective tenants looking for a 3 bedroom apartment in the area and that I was just wanting to get some prices and info. I first spoke with Adam, who immediately transferred me to a guy named Samuel. I listened to what Samuel had to say while I was taking notes to report back to my roommates. I even read back to what he had told me to verify the information was correct, and told him well be in touch. The entire time samuel insisted that I come in for a tour while I told him (about 3 times) that I wasnt ready for that yet being I was shopping around the area, and that I would get a hold of him when I was ready to do so.I called later that day, and left a voicemail. The next few days I had zero response. I had one of the prospective roommates call to find out that they had raised the price $300 on the apartment.Yeah, no thanks...
I would never recommend this place even to my ennemy. First of all you wont be able to sleep, enjoy the expensive rent you are paying because of the train noise. Secondly the manager is the most unprofessional and impolite person I have ever met in my life. After you sign the lease, she will start talking to you with the most direspectful attitude.
