I have worked for PEM for just a short time( 7 months), but I have been in this business 12 years. This is the best company in Property Management. My Asset Manager is AMAZING! and supportive. it makes me strive to be a better manager. If you are considering working for PEM I highly recommend this company.
I have been living at Tela Verde for almost 4 years and my experience here has been beyond superb. The Property Manager and Leasing staff have been extremely professional and always very attentive to my needs as a tenant. My neighbors are very friendly and the community has honestly been great as a whole! Any requests I have had with the Maintenance guys have been handled in a timely manner and that is something I appreciate the most. I highly recommend Tela Verde apartments or any property managed by PEM Residential. First Class treatment is what you will receive and the beautiful renovations are icing on the cake (especially for the price;) I assure you, you will not be disappointed!!!
So I am editing my original review of this company as my original review I gave one star as my experience was not that good but since then I was able to resolve my issues with this company and that experience was very positive and smooth. I had issues on my final bill after move out of my apartment that was managed by this company, the bill went to collections and this is where the problems started. Really the collections company was the real issue here but I am not going to speak about them as this review focuses on PEM. Since I could not get anywhere with the collections company I contacted PEM and the lady I was in contact with was very helpful and helped us get this issue taken care of promptly and able to put this behind us. So I am giving them 4 stars now because of how quickly and responsive they have been about our situation, if anyone is having issues with a property managed by this company, take it from me, you might find contacting PEM directly can help resolve the problem quicker. Their customer service from my point of view is pretty good. I hope this review helps.
I am giving one star for on reason, I am a fair when it comes to doing this. I have enjoyed living at the Connect on Northern, very good property and people.Here is my issue, I used the online pay the other day and was SHOCKED to see that there is a $25 charge for using this. I get making some money for offering a service, but this is shameful.How is offering this a convenience? I just feel like this is a terrible way to treat folks, folks who might only have $30 bucks left over after they pay their rent.4 or 5 bucks great, I own ATM machines and my processor does not even charge me a fee. This alone would keep me from signing a lease at a property. Fleecing Americans to a T. This is a great example.PEM you are better than this, your not treating your family very well..... And I believe giving feedback so people can get better, called the corp office 4 times and finally got a call back but was not able to speak with anyone.Again great place to leave, just a bad process here.
This place is a joke the place it is in the ghetto of Scottsdale. They are asking $1250.00 I was thinking of moving here. My habit before I spend my money on a application is to go to the property on a weekend night to see what happens. Well I went about 10:00 pm on a Saturday night and just parked on E Palm Lane . I saw 3 drug transactions going on. Next I walked threw the parking lot and what a joke if you own a large car. The parking spaces are small gravel everywhere looked liked it hasnt been paved in years. People where out and about drinking and very loud. No security anywhere . The pool is very small & the laundry facility which is to be for tenants only well there was a bum in there sleeping door was wide open I would not feel safe going and doing my laundry after my shift at night. I would not recommend this property and have continued my search for housing Oh and I did speak to a tenant who informed me that this property has been sold 2 times already in the past 6 months. This does not seem like a stable place that I would want to call home. Good thing I read reviews and check I would have been screwed into a lease . Prior reviews speak for themselves STAY AWAY FROM THIS COMPANY!! & ANY PROPERTYS
I have worked for PEM for 5 years. AND would not change that in any way. I love my community. My residents are amazing! There are times when situations happen, but we will try our very best to fix and resolve it.
I have worked for PEM over the past three years and met amazing people. I was promoted twice within the company and been able to grow tremendously. My Asset Manager is a fantastic leader and has taught me a lot.
They refuse to give me information regarding my own eviction from 2016.
Overall, its incredibly clear that the employees at my complex are the result of poor management. Lets just start with the major issues Ive had in the short 5 months I have been here.1. There is a hole in the front window of my apartment that Ive put multiple work orders in on. It still has not been corrected. So if it rains my belongings are in danger of damage and you bet on move out Ill be charged for any apartment damage.2. When I moved in I was told someone was going to clean the apartment. This didnt happen. There was dead bugs, dirt, leaves and dried crusty food on the floor. The patio clearly hadnt been swept since someone vacated. The response when I brought this up on move in, thats really disappointing.3. I was provided a gate clicker and such for a 50 dollar deposit. I paid the deposit and my Gate clicker has stopped working. When I went into the office I was told Id have to supply my own batteries and that it wouldnt be replaced if it was damaged. The battery should have been replaced before I received the clicker. Customer service people.4. The gate keys provided upon move in dont actually open any gates. So when I requested new keys I was promptly told that Id have to pay for them. Really? I thought thats what the deposits and rent were for? I was then informed that I could have swapped the original gate keys for other keys. Why? Is there a gate key black market somewhere that is causing chaos?5. I was accused of changing my locks because someone lost my house key for maintenance. Not my fault. Locks and keys are the same as they were at move in.Overall, I know that this review will get zero response. It is clear that customer service is not their focus, especially if they cant even spare gate clicker batteries after taking deposits for them. I dare you to call me and make it right PEM. I know your office staff at my community will not.
I suggest you do not do business with this organization. I have sent letters and left voice mails with absolutely no response from them. Looks like we will be sending this account to our attorney.
They are nothing but slumlords. I moved here to finish school, only to have bed bugs after 3 months of moving in, having never had them in my life. My apt robbed once my truck twice. They got two spare tires and tried to break into my tool box last night. But PEM (The owners of this crack shack called Gilbert Square) will NOT get security cameras. They will buy plants and lawn chairs but no cameras. Cars are stolen here on a monthly if not weekly basis. The helicopter is overhead more often than not. I believe there is more than a need for them.My floors creaked too. Was told they would stop after I got my furniture in. Nope.I am relieved I am done with this place at the end if the month. If you are thinking of renting this place.....Run. Run far run fast.

*Edit to Owners Response (actually Carol Ann Holck, a mgr-another PEM lie to the public) my review: Your seedy attorneys are involved because I had to sue you to get my rightfully owed deposit back-you never responded so I had to sue you. MY CLAIMS ARE TRUE. You are the lowest of the low, Carol. The documents you gave lie and hide you owe me my deposit, AND are criminally negligent for the environmental hazards you continue to subject unsuspecting residents to (bed bugs, mold, etc), you gave false documents made up in retaliation for my lawsuit, lying to the court. You did nothing to resolve this-if you did youd have given me my deposit back the 20 times I asked for it in person, in writing, over the phone and by email-but you didnt. Blaming me for the mess you alone created and keep going is shocking and insulting. Why dont you crawl out from behind your lawyers and meet me in person to resolve this, huh? I had to sue, then your retaliated with COMPLETELY BASELESS LIES in a counter suit to scare me to drop it, making up false charges, unethically trying to make money off of me. Wishing me the best of luck is beyond insulting, and a pathetic way to try to convince people youre not seedy.* I wish this would allow negative stars-Id give them 5 negative stars. PEM Real Estate Group and their agents and management people are THE worst-unethical, immature, unprofessional, irrational and seedy. PEM own/manage The Grove (now called The Osborn) they change names to avoid the negative controversy. There were so many bedbugs, roaches and rats, pimps and hookers, and problems with my dilapidated and inhabitable apartment that before the first month was over I asked to be let out of my lease and move out and they agreed to it. Before I moved in I pointed out roaches and BEDBUGS in the refrigerator and kitchen to the leasing agent and asked for it to be cleaned and sprayed before I moved in, but it wasnt. I complained about the BED BUGS and they told me, yes they had them, however, they told me Id have to pay $300 to spray. They unethically charge and trick people people to get rid of THE bed bugs already inhabiting there! Bed bugs that were there before I moved in. All their staff know its infested with BED BUGS roaches and rats, yet they still try to blame and charge new tenants. How many lower income and immigrant people just go along with them and pay, because they dont know any better. I was only there two months and the turnaround in the front office was like a revolving door-there were 10 different leasing agents in and out of there, as it was so horrible to work there and face hordes of angry tenants for all the problems and theyd have to lie to the tenants too. PEM tacked on fees that we already agreed wouldnt be charged upon me moving out because of the terrible state of things there, and when I fought them on going back on their word they filed an eviction against me to try and drum up more money and retaliate against me. They served the eviction improperly/too early, and it was completely unlawful as we had already agreed Id be moving out and I already paid the owed rent. PEM threatened me with all sorts of things, I went back and forth with their seedy law firm, even late night the day before the eviction trial-the law firm is as unethical as they come-and when we appeared before the judge the law firm owner motioned to dismiss their bogus case. Their BS scare tactics didnt work on me and they knew they were completely in the wrong and were being unethical and they would have perjured themselves in court. I sued them in small claims court for not returning my security deposit after more than 6 months and then they had the audacity and immoral inclination to trump up false accusations in defense and retaliation against me and counter sued me for thousands. After trumping up huge charges against me, it didnt work to scare me, they offered to pay me off, it wasnt enough AND their terms were ridiculous, and now PEM is trying to bilk me for thousands plus have me pay their lawyers fees.
Dont ever, and I mean ever rent from them. My family and I rented at the desert sage apts In Goodyear. Everything was good. Then after we moved they come out and say that we owe for the carpet due to pet urine. Ok 1st we never had a dog and still dont, then they go on to say that its due to we were rough. First its wear and tear its normal. Then they go one to say that we never gave notice. I sent a letter to the office that was literally right in front of our condo a letter over a month in advance. Then the manager there told my husband that it was ok as long as we pay partial of April.We keep the money orders. My husband did the walk through they said everything was fine no need to sign anything. 3 months later in July my husband sees a collections account from the sure deposit company. In Nov I contacted the apt receptionist. Emailed the money order receipts. She tells me everything will be taken care off. Then the manager tells my husband that we owe and never gave notice. These people will do anything to get money. I have since emailed the corporate office to nothing its been 3 weeks now and today i left a message to a Danielle. We will see of contact from them will be successful.
Imagine being such a shady operation that you just dont return phone calls...Do not do business with this company or ANY of its rental properties. It is horrible and its staff should be ashamed of themselves.
HORRIBLE PROPERTY MANAGEMENT COMPANY!!!!Currently living at their property Solstice at Arcadia and its the worst complex I have ever lived in. We have gone through multiple office staff members making almost impossible to have any issues addressed and remedied. If they do not have a response for you or a question you ask they simply just dont respond or they roll their eyes at you (especially the new brunette leasing agent). The walls are paper thin and you can hear everything in your neighboring apartments at all hours of the day or night. There are constant water issues causing turn offs almost on a biweekly basis where emails instruct to plan your showers accordingly. Children ride their scooters across the pavement in the court yard and down past all the buildings unsupervised, running back and forth between buildings and throwing rocks (why I had to move my initial apartment location on ground level so I could avoid any damages). The ATF raided a condo just a few weeks (MAY 9th to be exact) ago for gun running. The police presence here is constant (evictions/complaints etc). I have documented and requested parking changes after damage to my vehicle and having someone parked in my assigned spot at least twice a week for the last six months and my requests have been ignored. I should not have to worry about the safety of my vehicle in a gated community. Im terminating my lease early and could not be happier with my decision. I should have actually taken the reviews into consideration when moving in here because looks like nothing has changed.When your staff members boast about how long theyve been with the company yet cant remedy simple problems then there is a bigger issue here. Female brunette leasing agent who has been here for 2 months is disgusting and disrespectful.DO NOT GIVE YOUR MONEY TO ANY PEM REALITY GROUP!
Hands down the worst management company that I have ever had the displeasure to work with. Apartments general property were unkempt, office executed rental agreement in bad faith (misled about application status of an applicant) then when having this pointed out and being advised that I was breaking lease as a result they posted eviction notice to a vacant apartment.After finding out about this shady tactic the only responses I have received so far have been dismissive at best. At the time of this writing it has been over thirty days since hearing from their office last despite multiple attempts to resolve issues. Their property manager at Atwater cannot even give me info on how to pay eviction fees to them despite being directly asked over three times.
UNBELIEVABLE! We applied for Aldea at Estrella Falls on 11/04/2018! We were approved and all we had to do was put down a $100 holding deposit. We did just that. We were scheduled to move in on January 11, 2019. On Wednesday January 09, 2019 we got a phone call asking if we could move in after 4:30pm on January 11, 2019 because they had to get the apartment cleaned. I said ok, fine. On Thursday January 10, 2019 my husband got a phone call stating that we were denied due to his wife credit issues. They basically told my husband he can move in without me. UNBELIEVABLE!!! If that was an issue that should have been stated prior. I’m still in shock that these people denied our application 1 day prior to move in. I had already switched addresses, called utility companies, cable/internet. If I could give this place NO STARS, I would. Do not rent from this complex. What they did to me & my family is ridiculous and it can happen to you. These things should have been stated well before 1 day prior to move in. Thank you, Aldea for causing this disturbance in our life. I will be taking legal action against you guys for all monies that’s owed to me and my husband. It took you guys over 60 days to deny a application. RIDICULOUS!!!!! My husband is a VET and this is what you guys do. We provided our current place a 60 day notice already. The apt i’m moving out of has ppl moving in right after me. The lease was already signed for ALDEA. Thanks for wasting all that time just to deny us at the last minute and left us with no home. I will see you guys in court.

Just moved into this place (The Grove) not even 3 weeks ago and have bearly been in my apartment due to traveling for work..over a week ago spotted a bed bug on a saturday night after coming home went to the office on sunday..was told someone would be out Monday...Monday and tuesday went by, so went into the office again the management acted as if she didnt care to talk to me sending messages from the next room...and told me i had to wait until friday and might me billed for the treatment..(yes just moved in and have bed bug and might have to pay).so again went out of town Thursday and came home Saturday...and nothing was done ....just got off the phone with the lady in the office and she begain to tell me she doesnt know anything so i asked for corp..number and she stated that this property is bed bug infested and the owners and managers dont care and they will keep push you off...yes a workerfor them said this and she also said the company has bad reviews and a 1 star rating..so SOMETHING needs to be done now or ill do it myself and take it out the rent PERIOD.. I will not wait any longer i dont deserve to move into a place with this problem
Malfeasance is the number one issue with this company.This company blatantly defies Arizona revised statute and city code in Maricopa County code for building.Their properties are extremely poorly maintained if at all maintained you will only see the Landscaping done around the office and possibly the pool clean most of the times the pool is not sparkling blue but green in color the laundry rooms are filthy and so is the parking lot area and we have rats around the dumpster area was overflowing trash dumpsters every week.The manager and the corporate office does not respond to calls and does not care about its tenants whatsoever at all costs avoid moving into this property if you dont want to be taken the prices over $1,000 for a 630 square feet and youll pay additional fees to move in for a 680 square foot apartment at approximately almost $2,000 to move in was just ridiculous for the area considered there was a murder across the street this month, 08 2018.Your car is here vandalizing the parking lot because the gates that are supposedly keep people out that dont belong on the premises most of the times to not function and are not repaired in a timely manner like a month or two sometimes more.The Prime Property Regency Park Apartments on 12th Street and Maryland is appalling during a monsoon storm there are umbrellas where the main entrance way into the apartment complex blew away along with a chandelier that lit up the area where your mailboxes are located for all the apartments the chandelier has not been replaced and theres no lighting at night a lot of the buildings also do not have lighting and if you are handicapped there are buttermints in the sidewalk throughout the complex with uneven sidewalks where if youre using a walker or youre using a cane or other Mobility device youre sure theyre hurt yourself.What they call AC is actually a chiller system thats approximately 10 years old that malfunctions all the time and your temperature in your apartment they put a 1 speed fan and instead of it two speed fan to save money and because of that your apartment hovers around 87 to 89 degrees during the morning hours at the lowest 82 degrees at night when youre further from the chiller Tower hope you like 87 degrees at night to sleep in plus 40 45% humidity.Lets speak about the dog business thats all over the ground feces all over the ground the containers for dog feces not emptied in a timely manner flies are constantly all over you while youre trying to sit outside your apartment on your bench thats sitting in the middle of the sun with dirt all over it cuz the landscapers that blow on your windows twice a week randomly with no regard for your cars in a parking lot they will blow dirt and dust all over your car just after you get it clean and not care at all didnt even bother to blow it off when they do this.Just after the last Monsoon storm trees broke off limbs of large proportion that fell onto the sidewalk it took them 5 days to remove the tree limbs from the walkway.If you like a apartment thats tiled floor old wood paneling and fake beams on the ceiling from the 1970s youre going to love this place because all the day tours also from The Sundays unless you pay for an upgraded apartment and thats from the 90s with all black appliances. The appliances are all made by Hotpoint and are absolute garbage countertops are made of poorly put together tiles that are used for flooring your bathtub in your bathroom are sealed with a epoxy that peels off in a short time after you move in they asked you not to use bleach or cleanser for that reason because the epoxy peels off who knows if this epoxy is harmful to your health.Just hope that you dont live in an apartment that has other apartments around it there empty that need epoxied bathtubs and showers and vanities cuz youll be a fixie ated by the fumes from the chemicals that they use in the process of applying these epoxies there are extremely harmful to your health there are banned in States like California and multiple other states !
***See full review on Facebook***After this experience, I thought the most responsible thing to do would be to contact PEM regarding the performance and lack of professionalism of their staff. Over the past 3 weeks, I have left (4) voicemails and sent (2) emails to Danielle, the asset manager in charge of the Canyon Crossroads property. I have not received any kind of response and have never been able to actually talk to Danielle. Since P.E.M. has no interest in hearing from their customers, I think it is fair that potential customers know what they are getting into. Avoid this management company, this property, and these employees at all costs. Read the other reviews on Google and Facebook for both the property and the management group. Take your money and pay for a place where you will be treated like a person and receive a quality product/experience.
Share you concerns with this management company, they will argue with you.If they manage your apartment complex, do not sign the lease. They do not give a damn.
