They dont have half the amenities they list on the site. Pool hours say 10a-10p but the gates are locked by 6p and on the weekends.We asked for a list of things that needed to be repaired and the manager said she would respond in 24 hours. That was 2 weeks ago with no response. Just to let you know how things will go if you decide to come here.For the price I recommend 8000 Waters right down the street. Absolutely do not rent here unless youre ready to be ignored and waste your money on amenities you can never use.

My move to the apartment complex was a good one. The day that moved in was a good one. There were somethings that still had to be done in my apartment, it was explained to me by apartment manager and they were done with no interruptions to my move. The apartment staff were very nice and helpful (the maintenance staff).

Honestly, I would personally not rent here. There are many other apartments in Savannah, GA, here is not the place. This company has been charging me double for my gas bill, after brining it up with them months after months, I am yet still being charged. The manager is extremely rude. Ive never experienced much worst customer service. I asked the management for a alternative contact as this is completely outrageous.

The assistance and attention that Ms. Erica gave to me and my family was impeccable. Her level of customer service is unmatchable. She would not let anything stop my move in and made the process smooth and stress free. I just accepted a new job in Savannah and its been very challenging trying to find a new home when youre applying from another state. I came across Royal Oaks and the leasing agent Brandon was AMAZING! He answered all my questions ans really helped me figure out my way around Savannah. This was the best virtual tour Ive had and Im so excited to call Royal Oaks my new home! Thank you Brandon for everything, me and my family cannot wait to move in :)

Worst complex I have ever lived in. Literally save your money. The location and actual apartments are not worth the amount or stress from management and maintenance. Has had several companies take over in the year I have been here so that shows you a bit of the bs going on. Just over it and cannot wait to move.

This complex is horrible they have mold and mildew in the apartments, my son and his girlfriend just had a baby and the mold and mildew is horrible and management hasnt done anything about it, Im getting my lawyer, the city, and the health department involved in this matter because this unacceptable and management meaning the manager doesnt care about anything she just a nasty person.

The maintenance staff here are spectacular. The property management company is horribly harassing about rent, notifying several times per month prior to its due date. This housing would be defined as inadequate housing. Reasonable rates. Tenants are very friendly.

I have a leaking faucet and shower which has not been fix. The work request have been sent several months ago. I understand that Covid has changed how we live, but to not even come to see the severity of the leaks is unsatisfactory.

COVID put minor set back on things but priorities are just that. Brandon is by far the best to understanding and getting a issue resolve from what I experience with him. Everyone else just treat situation as nothing and just dollar signs focused. The amount of rent you pay monthly and loyal as a tenant should get better respect then provided.These apartments/ townhomes aren’t updated with appliance and touch up as it should be. Online photos are nothing like in person. Plenty water leaks, mold, electricity issues( outlets sparking wires), rodent issues, paint chipped, appliance broken, ac unit freezes up constantly; maintenance team is not the best. Tickets are created and not handled in a timely manner; why close the ticket then? But rent is mandatory on the 1st of each month. Tenants can’t get the respect to be notified of acknowledgment of submitted maintenance tickets. Maintenance team are rude and obviously don’t like working weekends; well find another job. Can’t find a parking spot. Smell drugs all day if you outside. Animals using bathroom everywhere so watch your steps, this place look worst then projects. I’m business professional and stating facts. Do not call to elaborate on facts because I’m sure mgmt and staff know just as well as tenants. Or is things being covered up. Treat tenants the same way you want to be treated paying rent or mortgage.

I lived at Royal Oaks for over 4 years, just moved due to the military. I thoroughly enjoyed my stay here. 5 minutes to Hunter Army Airfield and less than 15 Downton. I havent seen many of the complaints here, Ive always had wonderful experiences with the staff, and the very few (3) maintenance issues I had were fixed by the end of the night. If I moved back to the area I would definitely consider Royal Oaks again.

They were really rude... when I get fever I asked them to repair the heater, they took a long time and when I requested the response was really rude. As Im new to this great country I was not aware that Electricity should be in my name and they never said to me about this, every month they collected an amount as electricity bill with my rent. One day the apartment people they disconnected the connection without informing me, when I asked the man who is sitting in the front office was so rude to me.. really really bad experience.. Always they have an answer for everything....I dont know ... or they blame previous manager.. They never respect customers.. hope the management will consider my review and will improve the quality of service.

For over a year now I’ve looked for a nice apartment to move into. Thought I found them when I discovered this complex but I’m just now getting around to reading their reviews and man it has literally been one bf review after another. I guess my search will have to continue now. I will be moving to Savannah from Canton, ga, expensive move so I can’t afford to give these people my money and like the folks in the reviews, can’t even get decent customer service. I’m hurt by this

Worst apartment complex Ive encountered in Savannah. Constantly changing office staff so nothing ever gets done. The apartments may look nice on the outside but its all a facade. The apartments are old, appliances dont work, and some are roach infested. Save your money and your time.

Worst experience I have EVER HAD!!!! Zero customer service. The rep and manager both were not knowledgeable and it was evident that they only cared about a sale/commission and not the customer!!! Luckily I realized this right before signing my lease. Please beware!!! There are much nicer places in town that have better rates too.

My family and I lived there for over two years when we first moved to Savannah. We never saw it in person, but online it looks like its a decent property but once you get there you soon realize you were oversold. The time that we were there there was about 5 different property managers that came through the office. Each one brought their own different attitude to the complex. Either some were nice but very disorganized or not friendly at all. Dont even try getting a hold of them by calling or emailing. I emailed both the manager and assistant manager over a month ago about my final bill and no one ever got back to me until a collections agency called. The same goes for the maintenance people. Some were nice and knowledgeable while some were rude and would come in your house and leave a mess. Not only that, but the mindset for maintenance was as cheap as possible and if something was a big fix that required a lot of work they would say that management will not approve it until you move out. Our upstairs neighbor had a hole in her roof for over a year and they never actually fixed it so it constantly leaked into our apartment. The bills were also confusing. A few times our bills for the month would be the wrong amount that we actually owed. The playground was full of termites and very unsafe. Once the maintenance man told us that they were not even supposed to have a wooden playground in a complex. The people who live there are a good mix and pretty friendly, but it is a very transient community with college students and military. I would look elsewhere.

I am calling to all offices of pinnacle and no one answers. I live in savannah, Georgia in royal oaks and i have an issue with contract no one wants to fix the problem.In local office (301 Noble Oaks dr, Savannah, Ga) asked me to pay 3-4 month rent before leave because they had a change in company policy. My first lease was over last year and they did not even give me new lease agreement. I did not get and explained about new policy.I checked my emails even i do not have electronic version of lease. I talked to manager and she was too rude and rough person even did not want to talk and explain the situation. I asked new lease agreement but she brought me old lease agreement and told me you supposed to pay 4 months rent before i leave. The worst customer service i have ever seen.

My husband and I toured the model home and were very pleased. We were willing to increase our budget, but fortunately we didn’t have to as there are flats available at $960. To lock in the price, Christina suggested we get the application in as soon as possible. We did as such despite the application fee being $85 each, $170 in total, because it was posed to us as nearly a gaurauntee and we are moving to Savannah at the end of June for my husbands new job and need to find a place ASAP. After playing phone tag we found out that we were denied. Myself not earning 3x the rent on my own (despite being told that our combined incomes would have to be 3x the rent) and my husband for not meeting unspecified facilities requirements.I’m disappointed as we really loved the look and feel of the community and could more than afford it, but more than anything I’m furious that we’re out of nearly $200 that we could’ve put toward moving in somewhere else because of reasons that make no sense.Update: The management company reached out to my husband after he submitted a request to review the reasons we were denied. Due to the requirement of submitting individual applications, our two dogs were counted twice for each application, so we were denied for having four dogs. Even though we applied as a married couple, I was considered an additional roommate who couldn’t afford the rent. After looking at our applications, they admitted that we were inappropriately denied. Despite this, the only solution we were offered was to resubmit our applications and repay the application fee. This would grant us the opportunity to live in the same apartment we originally applied for that’s rent increased from $960 to $1,015 in the time we’d been fighting to get our money back.

I recently went in to negotiate my lease renewal. We agreed up[on a price. Now they will not honor that price. In fact, they have raised it twice since we agreed upon a price. This is their dishonest way of doing business. DO NOT RENT HERE!

*check their Facebook page for pictures regarding this post (in reviews section of public posts)*We currently live here now. It’s honestly the WORST place I have ever rented. Sarah the manager will not fix anything. We were having problems when stepping on our floors and the boards coming up like 1-3inches in some places and we were told by her “it’s a 40 year old apartment what do you expect.” We have 13 work orders in to fix things in the apartment and 2 have gotten fixed since August. The rent is always changing. They literally just charged me $124 for not staying in my apartment for 5 days because of work. It’s called a vacancy charge. Water & sewer are supposed to be included in our rent amount and this is the SECOND time they have charged us for those things in our bill. They also didn’t have the carpets cleaned when we moved in and were supposed to have someone come out to do it the next week and didn’t. Our AC has went out twice now. This is currently what it looking like. The city has inspected it now and will be giving them fines for this. This place is trash. Save yourself from even looking. Additional pictures in comments.Current SHORT list of things wrong with my apartment that we’ve discussed with Sarah 5 different occasions about...FIVE TIMES (I have kept a log of how many issues we have, how often we speak to them(date, time, etc), what is said, and how long it has taken them to fix the issue (if they have):-Master bathroom toilet leaks water everywhere.-Broken AC (second time).-Broken Garbage Disposal-Water leaking from ceiling in 2 places. (Leaves the nasty popcorn ceiling everywhere on the floor)-Guest bathroom door doesn’t close. AT ALL. Due to being off with the wall. They hit each other instead of it closing.-Guest bathroom toilet rocks when you sit down on it. Like you’re going to tip over.-Guest and Master Bathroom toilet both run ALL DAY.-Guest bathroom plug in broken.-Kitchen cabinet has broken tracks.-Master bathroom sink handles barely turn on.-Master bathroom shower water comes out of the bathtub part when the shower in on.

They never came to fix anything on time and also there was mold in my ventilation system the first 2 months i lived there. I paid a mold inspector because their response time was poor and they failed to reimburse me. Some work orders placed upon move in were never fulfilled over my 18 month lease. Also they will tow your car if it’s not registered regardless of your situation and if your name is on the lease

By far the worse place I have ever stayed at. The office staff hasnt been the same since Christina left. No one takes ownership for making sure the residents have a decent place to stay. The apartments are outdated with several issues. My summer was the worse summer ever. The ac unit ran constantly and would never cool upstairs, the toilet ran constantly, my apartment electrical system was awful and the apartment had mold. There definitely needs to be a class action lawsuit filed against this place.

The space might be big but it is not worth it. First time the water Fossett bursted off and was spraying hot water everywhere, the electricity is so bad it almost caught my house on fire and they never came to fix it, the third time a pipe busted in the wall woke up at 12:15 in the morning to water everywhere and $24,000 worth of damages to my military gear almost water damage in the walls the need redone. Do not move here

I helped my sister move from that apartment because here husband was gone deploy soon. We drove car close to the apartment because of furniture we had move . One of the worker came up ask us move the car because it was in way so we did, we were angry because he see us move big furniture out and he could gone any other ramp but he wanted go on that one. After moved the car we had to put it back because we had finish moving furniture out the worker could had gone other way came back and it was even 5 min then he wanted go that ramp again he know there was another ramp in other side of it too . He see us moving big furnitures still try go that way for no reason, lucky my sister was nice let him go out that way but I feel like this guy harassed for no reason. For military people do not go to this apartment the are very rude to military people moving and not very friendly at all. Recommend go another apartment not this one.

These apartments are a little old, the kitchen appliances are new and the remodel is great, but bathtubs and sinks leave much to be desired. Besides that, the floorplans are AMAZING and best weve seen in Savannah. Add a little paint and TLC to the place when you move in and its just like a home. (Also, be sure you like airplanes. This is right under the airfield landing route! Cool for us, could see it being annoying if youre not prepared for it :)

The a/c units are super old and they wont replace them. The a/c also will raise your electric bill quite a bit. My a/c unit wont cool the upstairs at all so they said to shut the vents downstairs to force the air upstairs (which doest work). Not worth the rent. Cant wait to move.

I have lived here for almost four years and the management team back then was phenomenal! But since then there hasnt been consistent management and its been going downhill. Work orders are not completed in an efficient manner and the plumbing leaves a lot to be desired. My biggest complaint however has got to be the pool. One of the main reasons I decided on apartment living was the amenities, especially having access to a pool. All of last year as well as this year it has been green and or closed. PLEASE....if you are not able to properly maintain the pool, hire someone to do it for you! It may seem minor, but it is a big deal to your residents who may not have many other forms of R&R available to them.

I literally could not say everything I want to to keep you away from renting here. The fact that you can’t get ahold of them should be warning enough. They’re also holding my security deposit from me now that I’ve moved out and I’ve left numerous numbers voicemails with both corporate and local offices, even using maintenance to get ahold of them and never a reply, except one time. When Brandon told me he would call me back, I never heard from him again. The neglect of care of property keeps maintenance so busy that we didn’t have air conditioning for almost two months, starting in July. Our apartment flooded and wasn’t taken care of for 5 weeks. We had mold that wasn’t remedied and a gas leak while I was pregnant. Those are the main issues on top of the little ones we had. When I moved in, the place was filthy like a frat party had been thrown and they had they audacity to charge me for a carpet cleaning. The WORST run place I have ever lived in and you should save yourself the headache.Oh and the dog park is never cleaned or stocked with bags so there’s poop everywhere and they never clean the pool and the trash area is filthy.

The apartment grounds are not kept nice, maintenance service is minimal, and the leasing staff is very unorganized... The actual apartments are old and in need of quality refurbishments. I will say the price for space is good! But, I wouldnt recommend unless you have no other options.

Theres Nothing royal about royal oaks. Pushed my move in date back 2 days for brand new carpet moved in the carpet was filthy. I have begged them for weeks for a simple gas cap which is very dangerous without also we haven’t received smoke detectors. I use my bathroom in the dark because they have refused to fix it . I also have spray paint in my sunroom . My ceiling was leaking after a shower a week ago no one has came by yet. Woke up today to water off no one sent me a email until 4pm and wouldnt answer the phone all day. Literally only been here for a month this is the worst place I’ve ever lived . Would give no stars if i could .

My air has been broken for 21 days, inside the house all kinds of issues put in multiple maintenance requests, haven’t been able to keep staff since the management change . I used to love living here now it’s truly gone down hill, nothing gets fixed, no answers and no solutions, truly sad

I’m a tell that this place in a good location but the stuff is horrible, and unprofessional, The model house is nothing like the real one is very old and dirty also we pay for the application fee 360$ since August and we are in Nov and still didn’t get the house No call no text from them and I know there is a a lot of houses available So I don’t recommend anybody to pass by there or to apply for any houses it’s really bad👎🏻👎🏻👎🏻👎🏻
