We have lived here for two years. The apartment is decent and people are friendly. Also, the location is great and convenient.

I applied a week ago for the apartment and went all the procedures and I was approved within an hour and they gave us deadline to submit the deposit and when we went there before the deadline manager handed the apartment to other people and didnt even inform us. What I found is there is lack of communication between their team members and the management is very weak. Please dont waste your time looking for this apartment. They are here to get the application fee and put that in pocket not for the help.

We lived here for 1 year and moved out last month. This is a safe and quiet community with plenty of free parking. The owner Susan is super nice and easy to communicate with. The maintenance guy Jose responded to our requests quickly. He usually came in the next day and was able to solve all problems in one time. We got our deposit fully refunded without trouble. We would stay here if not for job change. The most important part is, the rent here is VERY LOW among Bay Area. A lot of residents have lived here for many years or decade of years. Btw, there are lots of fruit trees in this apartment complex and you are welcome to pick them. Strongly recommend this place!!!

Can’t go wrong with Plum Orchard Apartments. Management is exceptional!

No Issue with Parking spaces but there is issue with management team. No team work.

They keep changing the information about the apartment deposit and rent. Please negotiate with them for the monthly rent.

I think manager needs retirement because she is not being helpful with new applicants.

This has been my home for 2 years and it was such a great experience. The landlord Susan and admin Kim are superb in helping my stay enjoyable. The maintenance are also on top of making the apartment complex clean. Their rent are also reasonable. There are beautiful trees and flowering plants and I can hear the birds chirping too so it is quite relaxing. I enjoy walking around the complex. I never had an issue with anything. People living there are quiet and respectful. Sad to say I have to leave this place since I moved to a different job in Menlo Park and the commute is quite long. If you ever find yourself looking for an apartment, this checks the box for affordability, location and tranquility in San Jose.

Great space and location. The whole complex is very quiet, which makes it very enjoyable for those lazy weekend mornings! The staff and maintenance crew are quick and responsive to your requests.Maintenance is at my apartment the same day I ask for a repair and management is very responsive too.Lots of upgrades to grounds, buildings, and apartments inside. Plum Orchard is beautiful and quiet.

Excellent place to live.I have enjoyed the spacious 1 bedroom apartment I have lived in for 2+ years. Management is very reaponsive and if there is ever an issue maintenance is at my place on the same day I make my request. I feel taken good care of. There is an abundance of parking which is a big plus for me. 100% recommend living here!

Im a current tenant of Plum Orchard Apartments and I love living here!! I love the garden feel as I walk around getting my mail and going to the pool. I love the pool, its so great when its hot out!! The manager is so attentive and responsive to the needs of the tenants, I feel. Ive never had any issues. She is a great person and is responsible and always has a smile on her face when I walk in the office. I didnt see that very much when I was looking around to rent. I love it here and wouldnt look anywhere else. What do the signs say on the freeways, Youre already Home!!!

I love living here! Ive been here 3 years and its great. Its peaceful with lush trees and grass. In fact, there are fruit trees (lemon, orange, grapefruit, loquat, and persimmon) that all residents are welcome to eat from. The pool is well maintained, theres ample parking, and its clean. Susan, the manager, clearly works for the good of the residents. All service requests have been tended to promptly. The apartment itself is a great size, reasonably priced (love that theres rent control), with a great patio/ balcony, and is in great condition when moving in. Other residents are polite and kind. The proximity to 280, as well as Campbell & Willow Glen is wonderful. Its a great place to live.

I am very happy living at this location. The management is very friendly and service request are handled the same day I report them. Lots of parking, in a safe location.

Ive lived at Plum Orchard for 15 years. Every once in awhile I check out other places just to see whats out there. I still have no plans to move.

I lived at Plum Orchard apartments back in 2006 and 2007. I loved the place! The gardens are SO well maintained, the apartments are in a garden like setting..and the pool is wonderful! The laundry rooms are decent, never had to wait. Also, the little mini-gym is nice, too. I was lucky because I was always the only one in there. I guess a lot of people have gym memberships. OH...and the LOCATION of the apartments is so nice. SO close to the Pruneyard (walking distance on sidewalks OR on the Los Gatos Creek trail!). Close to the rail and buses, and restaurants, shopping, movie theaters, library, etc. 7 minutes to the airport! I worked as an Assistant Manager on weekends...so I saw MANY of the apartments...each one is special in its own way.

Property is well maintained and quite. Lived here for 3 years and enjoyed the neighbors and management very much.

Place might a bit old, but well maintained, the building manager is so attentive and friendly.

This is a great place to live! Quiet and lovely grounds.

Nice quite community with plenty of shade from the trees on the property.
