I really like living here. It feels safe, the unit (studio) is a comfortable size, it’s fairly quiet, it’s kept pretty clean in the communal areas and the staff is friendly. Parking at times is a bit challenging to get close to my unit, but most of the time it’s not a big deal. This is the first place in the bay I’ve lived and haven’t had bug issues so that’s a MAJOR plus! Rent is a bit pricy, but it’s been worth it!
We are very happy staying at this beautiful community for past 3 years. Community is well maintained. The staff is highly professional. All our maintenance requests were promptly taken care off. All the amenities are great, its very rare to find a place with so many amenities. There are Amazon package lockers in the community which saves the hassle of dealing with a package delivery. I would highly recommend this community as your next rental.
Eaves West Valley is a great place to live. They provide affordable rent with enjoyable amenities. We love that they offer a gym, pool, tennis court. etc. The leasing office staff is friendly and quick to respond. We also love food truck Wednesday’s!
Overall, pretty good place to live. Been here for 3 years. Rent prices are affordable, access to 280 is amazing, leasing office staff are super responsive, and many more but most importantly, the maintenance staff are truly amazing. They have taken care of many maintenance issues as if it was their own house. I plan on staying here as long as I stay in the Bay Area.
So far so good! In one of the newer buildings, rent is a little pricey but worth it for the clean space. Maintenance staff have been great and prompt!Close enough to 280 to be convenient, far enough to avoid most of the noise.
Ive lived here two different times and its really not a bad place for a one-bedroom. The buildings are older, but the management team does the best they can to keep them going. Honestly the biggest downside is that they will raise your rent every single time theyre legally allowed to the maximum (currently 5%) amount.
I have been living here for several months now, and so far I have no complaints. I like that everything is very close (freeways, restaurants, mall, etc.) Staff is very friendly and responsive when we need something fixed. Awesome activities, great amenities, we love the food trucks every Wednesday! Gym room and pool area stays clean!
Great apartments and the best location you can think about, freeways, stores and parks are all near by. If you are thinking about eaves West Valley ask for Robert Nowlin . Very professional worker that will make your application smooth and can answer any questions you might have. 10/10 service!
We have been living in this community for more than 8 years, and we are very happy with the community and staff. Maintenance team is very helpful, and especially Jose(One of the nicest and helpful person). Office staff is also very helpful especially Donald and Mesha. I would definitely recommend this community for rental.
Professional, efficient, meticulous, knowledgeable.I am running out of positive words to describe our experience with Jason S. the savior. We just had a major clog issue with the kitchen sink. Jason reached out timely and resolved the issue with ease. He was so patient that he explained all the nitty-gritty details and shared with us a plethora of important appliance usage tips.We are very grateful that Jason S. is the one managing this part of the complex. I would give him 10 stars out of 5.
I had been living in a studio apartment at Eaves West Valley for 3 years and was growing out of it. When it when time to renew my lease I was looking at other apartments at Eaves and else where but I have really enjoyed my stay at Eaves so hoping to stay.After looking around I realized that the newer deluxe apartments in Eaves were definitely my favorite so I called and visited with Monica who was awesome! She said that one of the apartments similar to the one I was looking at had a special of one month free! I would have given her a hug if I wasnt on the phone! 😁 I was trying to figure out how to swing having to pay rent for 2 apartments since I had to put in a 30 day notice for my old apartment. So I was able to move into my new apartment as of the 1st and had a month to move in. Rob was extremely nice as he helped me out with the paperwork, etc....I dont know how to thank Monica and Rob enough for the easiest and most stress free move Ive had in my live. They were absolutely amazing! 🙌🏻 I LOVE my new apartment! THANK YOU, Monica and Rob ❤️I must add that the maintenance crew is top notch!!
I really enjoyed my stay at this establishment. I think it is a wonderful place especially for someone who is doing summer internship in the bay area. I would like to acknowledge the following aspects that I strongly appreciate from this apt:1. the management offers very flexible leasing period. This is soooooooo important and helpful for guys who started late in house searching like me this summer. I started looking for places in CA around early May for my summer internship (late May-August), and Eaves West Valley offers a variety of short-term leasing options that are good in price and time. Just to compare, others usually charge a LOT more (at least 500 dollars/month) for a 3-month leasing.2. I couldnt praise more for its great location! Walking distance to the nice Japanese supermarket, and only 10 min drive to my working place! This is so hard to beat!3. I really appreciate the management team. They are super helpful from touring the apt to moving out. Jamesha is very kind-hearted in helping me going through several technical errors, for example: I swapped my wifes and my personal information in the background check system, and she managed to move our application through while saving us a lot of time and efforts to talk to the third party company.4. We never ran into any maintenance needs for this 3-month stay.
The staff is super friendly! Grounds are very well kept!Lots of stuff to do! Activities, sports, contests and a food truck every wednesday! Love it
Just moved into the complex, Mesha was my leasing agent and she was super helpful and friendly! Everything was explained throughly, helping to make my move a smoother one. My only suggestion was I see some other Residents really put too much trash out in their balcony patio lowering the value & appearance of the property . Maybe the staff can come up with some rules about that to make the place look nicer.
We having been living here for almost 4 years and have been very happy my kids love the heated swimming pool and basketball and tennis courts also having access to a gym is an added bonus for me.
I have lived here for 5 years and its a family friendly community with a lot of great facilities(gym/pools/tennis courts/billiards), friendly staff and prompt maintenance servicing. I strongly recommend it!
The maintenance team and customer service team are really great. It took less than 24hrs for them to complete the work from the time I submitted the request through the online portal. Kudos to Jason the maintenance guy, he was super helpful and nice! My building is really quite and the neighbours are nice. I think that experience really depends on the building and I might’ve gotten lucky. I like the amazon hub and I can receive the items securely.
Nice old gated community. Maintenance team is very good and responds to our issues promptly. Management does not over charge while moving out.

Overall I liked my stay here. These are the pros and cons I found while living here:Pros:====1. Prime location : Close to several shops and offices2. Very well managed: Whenever I faced any issue in my apartment, these were fixed within one day. In my previous apartments, such issues used to take weeks to fix. Management also takes effort to organize events even during covid time which is great.3. Rent: Decent4. Amenities: Nice gym, pool, tennis courts, basketball courtCons:====1. Walls are thin. So you are dependent on neighbors to be considerate and keep voices low. Unfortunately, that was not the case in my apartment and I found it hard to sleep sometimes due to noice from neighboring apartment late at night.2. Packages: There is an amazon locker inside the apartment. So for small packages that is great. However, for big packages which do not fit in the locker (like bed, appliances etc), I found that couriers (especially amazon) drop these off in wrong buildings with same apartment number. So I had to report them missing and reorder.+Others:Rental Deposit: I left my apartment in average condition. I got half of my rental deposit back which I thought was decent.
Conclusion first:I do not recommend West Valley, if you are looking for a quiet and peaceful home (dog barking, etc...)Here is my experience and observation to help others make an informed decision about living in Avalon Bay West Valley :Downsides:1- This is a so-called pet-friendly community. However, it is not human-friendly. Management allows up to two pets per unit (including in tiny studios) and in some floors and buildings (some) dogs bark now and then, like anytime someone opens a door, even someone talks, a car passes, etc. The pet owners seem to care more about themselves and their dogs than their human neighbors. Some dogs bark for hours when their owners are not home. The management does not do or cannot do much about such noisy situation created by problematic and untrained dogs, even though the lease clearly states that the residents are responsible for the behavior of their dogs. Also, if you see dog waste on the carpet in the hallways, dont be surprised.If you are lucky, you might find a unit with not too many dogs around you.2. The appliances are old and noisy. > 20-30 years old or more.3. The management office in many cases is unresponsive to requests and maintenance. They barely answer the phone, and only sometimes respond to emails. Some of the staff are nice though, but cannot do much to help perhaps.4. At the end of your lease, they offer you to stay but at a rate higher than the rest of similar units they offer to newcomers. It is funny, because they lose residents by doing so. It is their marketing approach and they think they make more money this way, and they may do so!5. Some of the building are next to the street (Saratoga) and are extra noisy. In front of some other buildings, kids play loud. Some buildings are near a tennis court and noisy. Noise level is high in this property.6. Some residents walk their dogs with no leash. In general, some of the people who live in this property, dont care much about the rules and the rights of the others. Some other are professionals, though.7. Hot water shuts down in some buildings too often.8. Some of the staff may tell you something which is not in the lease. So read the lease first before you sign.Advantages:a. Murphy beds in some studios. So no need to buy a bed and mattress. Lots of closets as well are available. So studios are half furnished.b. Easy access to freeway 280.c. Flexible lease policy for any number of months you wish of course with variable price.d. Relatively green and walkable surroundings.e. Several buildings of this property are deluxe and have a better quality at extra cost.Rent:The rent is neither high nor low. It is the market price. But considering the nuisance, explained above, it is overpriced, unless you dont care about a dog barking on the other side of your wall in the middle of the night and waking you up, several times a week, or neighbors dogs bark for hours. Also, apartments are small compared to many other places.Some of the noise can be reduced if the staff pay attention to the well-being of the residents.
Avoid living in this place!!! I was transferred to this place for a short stay from Avalon in the city of San Francisco. The apartment is unlike any other Avalon apartments though it is under the name of it. The apartment is super old and damp. So there are many bugs inside of the rooms. The security is BAD since Ive seen homeless went into the hot tub and people arrested by the police few times. Apart of that, the apartment charged CRAZY HIGH fees ($600) from my deposit after my ONLY 2 months of staying. They claimed that was for carpet cleaning but there arent any stains or ruins on my carpet.
Great management and maintenance staff, dog friendly, great pool and hot tub, close to shopping and freeways. I enjoy exercising and often have a hard time deciding what activity to pursue - BBall, tennis, swimming, or using the on-site gym. Measha, Jennifer, and Robert have quickly and thoughtfully addressed any issues that arose during my tenancy. Maintenance is quick and thorough and they do an outstanding job. The only big issue in my mind is the lack of proper security as there are too many issues of theft from balconies and common areas as well as car break-ins as well as the occasional catalytic converter theft. If there was an individual with a live walkie talkie patrolling both during the evening and early morning hours I am certain the theft percentage would decrease.
I have been living here for a year. I have only good experience with the leasing office, maintenance - very prompt fixes, cleanliness, laundry room, pool and the reservation during pandemic, online payment system works well and the renovated studio I’ve been living in is perfect for me. Nice floor, nice appliances and new kitchen and although I live in building H, I hear no noise from the Saratoga Ave, my patio is facing the opposite direction and that’s enough for making in quiet. I recommend this apartment complex.
There are wonderful people in the community. Unfortunately the management team in general and Jennifer in particular have been rude unprofessional and unethical. I suspected mold in my apartment I hired a toxicology report to be done and I had 300 times the acceptable amount in my apartment and it stated it was fatal and toxic. I am in my twenties and Have been couch surfing and staying at friends. They agree to do something for me and bait and switch at the last minute. Again its Friday and they havent followed through.I am calling the local news station and I’m going to have them do a story they have 79,856 apartments in this area and I think they need to be reported.For the record, stay far far away.
I am a long time resident here, and I’ve experienced different corporate changes at this location.At Eaves, anytime I needed help clarifying something or submitted a request is always taken care of. When I call the office. I will admit not everyone who answers the phone is helpful or knowledgeable but I have to mention Donald Robert and Christina.Donald is helpful, kind, patient and has the willingness to help you. If I run into him around the property always says hello and even though he’s wearing a mask I know he’s smiling!Robert, when I found out he’s working in the office I was super happy, I couldn’t stop smiling, he’s, friendly, helpful, so nice. Just like Donald if he sees you around in the property he always says hello, stops for a quick chat and goes about his business. I know he’s smiling too under that mask!Christina, I call her super woman. She’s extremely helpful, very friendly and super nice. whenever I needed her she’s always done her best to help solve my situation or at least listens to me vent patiently. She has done her best to accommodate my needs and make sure I am happy here at Eaves. I have not always been easy on her, i can get impatient but Christina has reassured me throughout and gets back to me every time she says she will. I trust her 100% she’s simply wonderful!While I’m here I want to mention the maintenance crew. They are awesome! Thank you for coming to the rescue when I needed you.I am happy here, this is home and I can’t imagine living anywhere else. Nothing is perfect but Eaves is a safe place to live, I know the office staff does their best to keep us informed and safe. Donald, Robert and Christina are great assets to Eaves and we are very fortunate to have them work at this office. They are the absolute best!! Thank you guys!!

When moving out, regarding returning the keys/fobs, they will record you as returning the keys on a later date than the actual date you returned the keys, thereby charging you extra for overstaying your lease. After calling both their local office and head office, they refuse to investigate or take responsibility for their mistake.In addition to that, they will charge you excessive cleaning fees as well even if you clean your apartment thoroughly upon move out.The apartment walls are also thin so it is very noisy, I can hear neighbors talking even if they are talking quietly or tv at a low volume.
Contacting the leasing office to view apartments and communicating the move in date was great. If you are thinking about eaves West Valley ask for Robert Nowlin up front. Great guy that gets the job done and can answer any questions you might have. 10/10 service!
This is a review for my mother renting here. Application process was easily done online. She didn’t hear back right away so she did have to call for an update but after that Robert Nowlin was super helpful from approval to moving in to even after. She even had some furniture that delivered earlier than expected (before move in day) and Rob helped put it into the apartment for her so that it wouldn’t be stuck waiting outside. Communication is fast and efficient and the area is really nice. So far so good. My mother loves it here! Thanks again Rob!

Lived there for about 5 years. Motorcyclists, look elsewhere. 1st floor renters do not plan on using the patio for light storage. If you can afford to live at these apartments, you can afford to look elsewhere as well.Your will get stuff stolen. Your will get vandalized. Your rent will increase the legal maximum every year. There really is not anything redeeming about this property aside from the maintenance staff who have always been exceptional.Long story short is, there is no interest in investing funds into helping common nuisances that only the renters must deal with. The only money spent on the community is to increase their own bottom line. Its a business, I get it, but throw us a bone every once in a while? And if youre not please dont make up insane excuses like floodlights and security cameras are not deterrents. If there was consistent damage to the front office, I am sure they would be singing a different tune.· Gate does not really work - constantly broken.· Motorcycles stolen consistently. (Have had my exhaust stolen twice. Buddies bike had his ignition ruined twice and holes cut into his cover to see what was underneath).· Windows smashed out to grab items both in the community and the parking on the street along the apartments.· Items stolen off 1st floor patio.· Security guards they hire drive through the apartment complex infrequently and when they do they are also playing loud music in the car so everyone gets a heads up someone is coming?· Took almost the entire security deposit from us on move out even when we said they overcharged us by about $200 it was blown off. We were just happy to get out of there (basically the cost of replacing the exhaust again which was only a matter a of time) and left. Corporate caught it about 6 months post-move and sent us a check!!The motorcycles got so bad to the point where I was putting my motorcycle in front of my car where I could monitor it from the patio. I would move it to the garage when I needed the car, but I guess someone still did not like that and keyed my car anyways??None of this is surprising, I guess, but what is surprising is the complete lack of interest in placing deterrents in. Simple items like motion activated floodlights and security cameras in /common/ areas would work great and go a long way in telling residents they care about your property. When suggested the front office said that “motion activated floodlights and security cameras are not deterrents’ which…I did not know how to reply to that mental disconnect. They are deterrents.I have even seen motorcycle thieves bring in U-Haul trailers with their stolen motorcycle so they could work on getting the ignition turned over in the parking lot against Blackford Ave. I called the apartments and they actually laughed at me when I suggested this until I said “if I stole a motorcycle, this is what I’d do. Steal it and bring it somewhere else to work on it” and then they took it seriously.Doubling down on efforts to decrease resident satisfaction, their unwillingness to improve their parking tag situation has also been breathtaking. When you get your parking placard you provide your license plate #. If your placard falls off by accident, you will be on the hook for a tow for the same equivalent as illegally parking there (~400-500$ just for a ½ day tow). This could be resolved by forwarding a spreadsheet of valid license plates in order alphanumerically, to ease look-ups, to the towing company. Some type of fine could be placed for not displaying it so that way the towing company gets paid for the effort but when this was brought up it was also shrugged off with “license plates are private property” which…is not true. I just cant with the front office.
Just moved in. They wont let me have a parking spot unless I pay extra 50$ every month. Additionally I have to be on a waiting list for 2 months to get a spot. This despite the fact that the half the parking lot is empty.And when asked if I can park in future resident parking, they threatened me with towing the car. Before signing a lease, they were very nice but onceyou are in, they dont care. Very unfriendly leasing office. Period.
The maintenance team is really fast response, come in a day or two and all regular maintenance cost is covered.
I dont recommend this apartment! I have lived here for 1 year and a half, there are a lot of noises from maintenance/carpet cleaning truck during the daytime, it really bothered me when working at home during this pandemic time. But those things are still bearable, one thing that really makes me disappointed and even angry is the communication I got from the leasing office is really bad! I felt no respect from them when talking to the staff and they seemed not really caring about the people living in there. And they behaved so unprofessionally and rude when dealing with complicated living issues I have encountered.I used to live in a 2B2B, and in the middle of my lease period, I have added one friend to the lease, and the lease got updated since then. But for some reason, the first-month payment didnt get paid successfully thru the online system. I thought I was paid but it turned out that after 1 month later, I got a notice of vacating letter from my mailbox, and ended up with a $600 dollars penalty fee. However, during the time of unsuccessful paying the rent, I got no notice, even an email from the system and leasing office to notify me of the situation. This 600 dollars shouldnt be charged if they could at least like other communities send a notice to the door or emails or call.This is one frustrating experience. Another one let me totally lose my temper in front of the leasing office door. So I moved out one month earlier before the end of my lease because I dont like the apartment apparently. But I forgot to submit the 30-Day Notice right the 30 days before the lease end date, I sent off the email to ask about the situation right around 17 days before the lease end day, and around three days later, I got the email from the leasing office that asked me to write a form for moving out. I left the date of writing the form, but at that time I didnt know the form they required, there was one cell asking the date, I thought it is the date I filled the form but it turned out to the starting date of the 30 days moving, which means I need to pay additional money because of the late reply from them. So I went to the leasing office to see if I can modify the date, but they rejected that and kept saying they need to investigate, even though I have shown them the emails. WHY should I pay for your late reply???? But during the talk, there are two male staff were laughing at the date I put on the form, kept asking why you put the date into the form. I felt like they were thinking that I was dumb. SO DISRESPECT!!!!And also my roommate moved out and disappeared (not replying to any of my messages and emails)after I moved out without cleaning her room and her furniture. And because Im the person on the leasing that can pay for the penalty of the dirty apartment so I also asked about the financial responsibilities, hoped that I could get some warm suggestion about how to deal with the situation from the leasing office. But they have no patience to listen to me and saying that its not their responsibility to deal with my roommate relationship. And when I asked for cleaning the garbage in the room, they fooled me that they gonna charge me $100 dollars per item?????? Thats so dishonest.To sum up, dont choose Eaves West Valley, Eaves might be a good brand, but the staff working at the Eaves West Valley ruined it. and as a customer, I felt so mistreated.

Scam. They gave us just one week notice to make the renewal/move-out decision. And after we moved out they took the deposit claiming we have damages.
They treat you as they please regardless of how nice or understanding or patient you are with them. Terrible service. People at the front desk keep saying different things about one subject. How do I know whats right or whos right? Uncoordinated. Lack of communication. The ladies there are rude, horrible attitude all the time. They treat you as they please. I made an appointment as THEY asked me to do, but when the time came: no one was there, office was closed, no one answered the phone, and no one informed me of any change. When I finally get hold of someone an hour later the ladies there had horrible attitude saying completely different things about the appointment compared to what was spoken of before hand with anotheremployee. Another incident was when they told me they were going to send me paper work to finish applying but 4 days later they never did. I had to call them to remind them. Unprofessional. Thats how they treat loyal customers? Terrible

Ive been here for about 6 months already so they had a one of their promos or specials. Refer a friend and get 750 off your rent if you move in by a certain time before my friend had moved in I sent an email inquiring how do they put a refer a friend. They said that they were at the time of move in well my friend moved in the next day. He said that he had put my name Bonnie Levy. So well a couple days later I called office inquired about it it stated that they would talk to the person that helped lease the apartment which she was on vacation. Then I was advised dont worry about it he has to be here 30 days anyways . 3 months later still did not get the 750 off my rent supposedly he not put my name but clearly thats the whole reason why he moved in so quickly so I can get the refer a friend bouns.

Just because you are living in here???? It’s like polluted air and dirty water supply, not tolerable.Updated on 07/12/2018:I lowered the rating on last Saturday morning because I heard great landscaping noise befor 8am on Saturday, which was realy annoying.But today I got a call from leasing office and told me they have rescheduled all the landscaping to 11am during the weekdays, and last weekends early noise was really an accident. I am really happy to hear back from them and this community can make the necessary changes upon customers needs.Commented long time ago:Its beautiful when looking out of the window and found there is a mountain. Isnt it? But this position also gain a lot of pain, too NOISY sometimes, please figure out how to reduce noises between 6am-9am on WORKDAYs, landscapoing, why this early? Especially Tues and Fri that need towing garbage bins, I always could not get enough rest because the noise broke my sweet dreams.Otherwise, this is a pretty good community, good service and utility, and good price. I only doubt my choice when the noise comes to shake me up of the bed.
Today I ended up taking medicine since I cant handle construction noises for 10hr straight everyday! I dont know what is essential about this solar panel installation, we are in stay home order and I cant go and work from Starbucks! also cutting off our water wasnt enough now theyre going to cut off out electricity over this construction works.
Worst worst apartments I ever lived at!Very very irresponsible leasing team, they are present only to suck money, they dont allow people to get removed from lease even after you find a new roomate to take your lease. when a roomate is added, they do your screening again. worst leasing people, worst team

The security of this community is getting worse. It used to be pretty good. Now the car breakers can come into the gated parking lot and do their things. This morning, four cars got flat tires and one got smashed window. Glad I am moving out soon.
Current resident - Worst apartment I have lived in the bay area. The buildings are so old and infested with pests that every week you have to call for pest treatment. Every other week there is water shutdown and sometimes without any notice. In six months there have been two 12 hour electricity shutdown which I have never experienced in bay area. On top of this they have now started excessive noise construction in the middle of Covid when everyone is working from home. I am guessing most 5 star reviews are probably fake.
This is a sketchy institution that scams people out of their application fees. After discussing credit prerequisites with three different employees, I was reassured that as long as my credit score was about 575 on Experian that I would be accepted with the caveat of an additional deposit.After spending the ludicrous $90 on a credit check application fee I was instantly denied. This is absolutely unacceptable and reflects poorly on the integrity of the staff and management. I am so disappointed and will make sure to spread the truth about this company.
We were so excited to move here because of it’s beauty, but regret it as we’ve faced SO MANY issues in the year we’ve been here. We wouldn’t recommend anyone moving into these apartments unless you want to experience all the difficulties we have!2 weeks after moving in, we had TERMITES coming in from the ceiling and our bathroom sink overfilled with black water from backed up plumbing multiple times.If you have a car, don’t bring it here! We have 3 cars and ALL 3 have been broken into inside of the property and out in front. One of our cars had its tire slashed (along with 3 other peoples cars) inside of the gated parking lot. And, our motorcycle was STOLEN from inside of the gated parking lot. There’s no feel for security here and there are no cameras! We’ve been told they are not responsible and can’t do ANYTHING about damaged cars and theft.They literally told my roommate that we shouldn’t expect to be safe here. They wouldn’t send an email alert to all the residents about my stolen motorcycle, but they sent out an email about a lost cat!?Not to mention, a man tried to jump into our patio and break in at 3am. We alerted security, but were we updated afterwards or contacted? Nope!Most gates around the property are broken and don’t lock, allowing anyone to come inside. The gates to the garages are broken every month and while they say they’re gonna fix it, it just happens again.Also, there’s COVID and NOONE WEARS A MASK WALKING AROUND THE PROPERTY OR KEEPS 6 FEET OF DISTANCE. Anytime I do laundry in the laundry room, there are people who aren’t wearing masks! Oh, and our laundry room actually caught on fire one night. We weren’t sent an email or alerted about what happened the morning after.The customer service of the leasing office is TERRIBLE. They’re so quick to try and get you off the phone.The maintenance team is AMAZING though and has always kept the best communication with us about our service requests.But brace yourself if you plan to live here.
They will absolutely tow your car from the parking garage if your parking permit is not shown in your car. No first warning. Apartment itself is fine but they are spot on in towing your car

We have stayed here for 1.5 years and the overall experience is very positive. Great place to live - spacious pool and good community. Also the staff at the leasing office is very kind and helpful.
They were warm and welcoming to the community and they are informative and proactive with policies. Rob from the office and Jason from maintenance are very professional. The only negative about the place so far is a bad dishwasher and a burnt out light which we miss during move in, however Im sure they will be fixed soon.

So I checked online and found this AVALON EXPANSION PROJECT:“Planned Development Rezoning and Planned Development permit to demolish the existing sports courts, parking garage, pool and amenity building and develop approximately 307 additional residential units, 17,800 square feet of commercial/retail space, residential amenities including two pools, and 1,110 new parking spaces all within the existing Eaves West Valley by Avalon residential development.”Sounds to me the incoming expansion project is huge, not sure how it will affect with current residents. Based on this, I would still not recommend this place at least during the construction period although the rent price right now is very competitive...
We had never lived in this community. However we give 5 stars for the reason of one of the community consultants, Rob Nowlin, who helped us to rent out our apartment unit quickly in the other community where we used to live. That unit was on the accelerate rent option for the early termination on the lease. In addition, Rob was very friendly, enthusiastic and easy going person. He always took priority on our requests and tried his best to solve the issues we were experiencing. We recommend him and the community where he is working with.
The leasing team was outstanding! A huge shout out to Donald and Robert for all the help through the leasing process, which was extremely quick and efficient. The whole e-sign process was also really easy to complete!Thank you Eaves West Valley leasing team for the help! Looking forward to very soon be part of the community!
Do not move in here; dont trust the 5 star reviews.It looks nice on the surface, but its a facade. Staff is not helpful unless you are trying to move in. They tow cars without varifying the license plate, which is the first of any place I lived at to do so. You will hear a lot of dogs, which isnt too bad if your ok with that type of thing. The paint in the apartments will begin to chip soon after moving in, and youll get familiar with maintence request that are honestly hit and miss. Also break-ins and stolen vehicles are a really common problem (it can happen regardless if you park in the parking structure or the street).Overall the community is chill, a lot of families and such. However the company will nickel and dime you, and treat you as if you do not matter once you sign onto the lease.Do yourself a favor and invest in a better place to live in. I say this sincerely from one human being to another. Do not give people who are fake your business. The way they handle towing is really shady. The towing company profits more by towing your car overnight. Regardless of what their parking policy is, it is just bad business. They dont notify you before they tow, or verify your license plate despite having you register to park your vehicle in their parking garage (Read other reviews to see what I mean).Avoid, avoid, avoid. Also when we moved in the buildings hallway had multiple stains and was considerably dirty with a stale odor lingering in the air.And if you read this thank you, I sincerely hope you find what you looking for in a place to live.
I had made an appointment for a self guided tour online. Due to a system error my appointment was not reflected on their end once I arrived. Measha, the customer service supervisor, was able to honor my appointment anyways and I was able to view the spaces on my own. She answered all the questions i had about the individual apartments and was able to hold the current price should I decide to apply in the next few days. The online application process was simple and Measha followed up throughout to keep me on track with the necessary items I needed to submit. During the first week there was a small issue in my apartment that I needed to have addressed. I contacted Measha once again and within a matter of hours, before I arrived back home, the issue was fixed. Measha and the team at Eaves are professional and courteous and have met all my needs!
BEWARE OF THIS PLACE. My boyfriend and I went in for a tour of the place a few weeks ago. We fit the income qualifications only issue is our credit was less than perfect, (no criminal record/evictions just haven’t built up enough credit yet.) The leasing officer assured us that they were still more than willing to work with us and absolute worst case scenario is we can get a guarantor to co-sign the lease since we qualified on income and made it seem like a nonissue. We paid $250 and after waiting for 3 days with no update and countless calls, we were finally told that one of us didn’t qualify. They couldn’t tell us exactly what disqualified us. We weren’t provided a copy of our credit report nor a valid reason for the disqualification and they completely changed their story and told us we couldn’t get a guarantor after all. I emailed the leasing agent but once they got our money we never heard back from another agent. Once they got our money everything changed. Don’t let this place fool you!! They’re money hungry and deceiving and don’t care about their residents at all once they take what they want from you. Stay away from this place if your credit is anything less than stellar.
I recently leased a one bedroom apartment here. When I first went for a tour, Megan took me around the community and she was very welcoming, sweet and patient to answer my questions. My move in dates were too much ahead of availability nut I had decided to move here after my tour. Later, I booked an apartment online and Jason helped me with the remaining procedure and it went smoothly. I am moving in 2 weeks and hoping for the best!
I live here and they are having a car towing policy that is the worst thing ever. I would never ever let anyone I know live here and I would like to leave. When the fees for not having a small piece of plastic cost you over $1000 dollars. I think they really dont care about the residents and they provide no recourse. This is my car, its registered with the property it is authorized to park there. Oh and let me add that they charge $50 dollars for that little piece of plastic. Screw this place. I have paid half a months rent for parking my own car only to have it towed!
I just moved in here and OH MY GOD! Almost everyone I see in here are coughing hard, and nobody is wearing masks!!! Including these annoying construction workers :(
Measha was helpful during the tour process she made me feel at home right from the start. Aisha is very kind and helpful every time I come in the office. My sons love all of the amenities here and we dont plan on leaving!
I lived in San Jose for about a year and Eaves West Valley was amazing. The people, atmosphere and living accommodations were very nice. Pricing was reasonable as compared to other apartments in the area and they offered a lot more then others. It is a HUGE complex and there are so many friendly people around. I would highly recommend checking it out and making the move to Eaves. Thanks again guys!
It is a very good place to live. Staff is kind, polite and courteous. I enjoy how everything is streamlined to make things more efficient. I have worked with Aisha Barfield during my time here and she is very helpful when taking care of my paperwork for my apartment. Overall a good place to stay.
I filed an online application with eaves West Valley for a one bedroom apartment which on the website was mentioned to have a washer and dryer in unit! This happened when their office was closed. Next day an agent calls me and I ask her --just to make sure--, does this apartment have washer/dryer in unit? and she says NO. And I immediately ask her to cancel my application because having the laundry facility in unit was the main reason I applied for this place. Although they have not done any processing on my application (which would not happen at first place, only if there was no FALSE information on their website), next day, I see the $195 is posted on my credit card. I call them and they offer NO HELP at all ... DO NOT TRUST THE INFORMATION ON THEIR WEBSITE!
RUN AWAY from this apartment complex and do not live here.1. My packages were stolen from my doorstep on more than one occasion. The complex does have mail lockers and boxes but it is still to the discretion of the mail carriers to use them.2. Numerous car break-ins from inside the complex gates.3. After a sudden vehicle accident, I had a rental car as my personal one was towed directly from the accident site to be repaired. I had a clearly marked rental car which was towed from the apartment within a few hours (no one even attempted to contact me) and I incurred expenses, though I have a valid parking permit. After a lengthy process of explaining this to the office they still only covered half the cost.4. Upon move out, they charged me for damages that were there before I even moved in. I even notated them on my move in checklist and also had to live with it during my entire time there.The staff here are plenty nice, but the rules they have to operate by will make this a stressful living experience for you. Don’t live here.

A great place to live! Very pet friendly, lots of pet stations that are always stocked with clean up bags. The office staff is extremely friendly and helpful. Maintenance response time is quick. Lots of parking available in the garages and a good amount of parking on side streets nearby during the day. The area is great, right next to 280 and grocery, shopping, and food. Overall the complex feels very safe and everyone is nice. Highly recommend :)
The 5 stars is not for eaves West Valley, it is for Jessica Hernandez because only this staff deserved and is recognized to get 5 stars!I am not writing a review on eave West Valley property building, because I dont have good things to say about the aesthetic of the property so my reviews is on a staff, Jessica Hernandez, Senior Community Consultant at eaves West Valley. Ive lived at this property since 2012 and so much have much disappointment, negative experience due to changes through the property being purchased from one investor to another, etc... What also changed at this property are the staffing retention is very poor at one point. When you lose hard working staff and staff who knows what theyre doing, then youre company is a reflection of your staffing...negative reputation to the renters. For a long time, Ive waited for an all-star staff like Jessica Hernandez to raise at the rental office. I was so upset at the staffing team who dropped the ball on my relocation on 2015, Building Q...previous tenants distinguishing blood stains on the Murphy bed, cat odor smells, etc... After I complained-management team failed to assist me but, Jessica came to help me out and then after a year lease ended, I relocated to the next building and Jessica assisted me again with a very positive experience. Im really hoping that Jessica will get promoted due to strong work ethics and grow with her company. Im wishing her the best to get pay increase, higher education, professional development, etc... to help support her new born child and overall a bright future to her life and the company. When a woman give birth and she returns to work to do what she loves, it means that shes a remarkable and strong woman especially that she continues to be the top performer in her team. I dont know any of men who can give birth, return to work to deal with difficult tenants and stay strong as this strong woman, Jessica. eaves West Valley is so fortunate to have a strong, hard working staff like Jessica Hernandez. Please help to promote her because she has the spirit, drive and skills to help build a stronger company just like her refreshing-strong character.
Im a new tenant at Eaves West Valley and, so far, Ive had good experiences here. The staff in the office, particularly Aisha, Ben, and Measha, have all been super nice and helpful. Also, Jason from the maintenance team was very quick about fixing a sink drain issue -- thanks for that!
I have been a tenant at eaves West Valley for awhile. My most notable observation during my stay has been the dedication and professionalism of the members of the Office and Maintenance teams. They are proactive in their work performance. On occasion I have had a maintenance issue in my apartment or required some assistance with a paperwork or lease question. The eaves employee would ask me if there are any other problems or issues that they could also address. Very much appreciated! The apartment complex is very well maintained and also is pet friendly. I look forward to the scheduled Community Events that offer the opportunity to meet and greet your neighbors and enjoy various refreshments. For convenience eaves is centrally located near some major shopping centers. I regard eaves West Valley as my Home.

I lived in the Eaves apartment complex before. I spent happy 5 years there and didnt ever have any complaints. They always provide an exceptional service. Eaves at West Valley is an amazing community, they have huge property and offer lots of different amenities (basketball, tennis courts, multiple heated pulls and good gym), covered parking lot for the affordable related to other communities price. Special thanks to Mark, he is very helpful and responsive. He does his job greatly!

Eaves is a wonderful place to live. I especially love working with Mark, a helpful, friendly staff member who helped me find the right place to live. The location is perfect for running errands, and walking around. I have never been so happy living in an apartment complex!
I can not begin to describe how unprofessional, unbelievably rude and frankly incompetent the management of this place is. I had scheduled an appointment at 1 PM by calling on phone and had received a confirmation email. See the attached confirmation. I show up at the apartment lobby at 12:50 PM for my viewing appointment and give my ID to the person at the reception. That person tells me that I do not have any appointment at 1 to which I show the confirmation email. The person says that the appointment did not get saved in their system and so they can not show me the apartment at 1 PM and they can not even find the person who I talked on the phone. I request the person at reception if some one else can show me the apartment since I have a confirmation email for 1 PM, that person rudely declines and they do not even have any courtesy to apologize for the huge inconvenience they caused me. STAY AWAY FROM THIS PLACE!
Im coming to the end of a 9 month lease and I never had an issue with my apartment. This is my first lease on my own. Move in was easy, the community is great and the amenities are worth it. They often hold community events like ice cream or nachos. There are blood drives from time to time. Filing a maintenance report is easy and can be done online along with signing your lease and paying rent. Great place to live.

Called and confirmed an appointment for a viewing and was quoted $1955 monthly rate for a 1bd with a 11-12 mo/lease. Hours before heading to location to view said properties the monthly rate jumped over 300 dollars.This company will give you false rates for their available units just to get you in the door, then slap on new prices and won’t be able to explain the difference.Extremely disappointed in this company’s operations, false statements, and general performance. As a realtor I will never suggest this apartment complex. Lies lies lies.
The staff is always very friendly and helpful. My husband and I moved in about 2 months ago and needed to have a couple of things repaired. It seems like the maintenance guys are very busy, considering how big this apartment complex is, but they still come almost right away and fix the problem either in the same day or a few days later, once they have everything they need for the repair. The people from the office are also very nice and always make sure to ask if everything in the apartment is ok, and if not, they try to take care of it. Knowing that so many apartment complexes are having bad a slow services, I feel very grateful and fortunate that this is not the case here. It is also very quiet. We literally never hear our neighbors.I have to remove a star for safety issues. There has been car break ins on and right outside the property and it seems to be happening pretty constantly.
I was helped by Mr Mark Corpuz. Ill be moving to the Eaves West Valley this weekend. I was very happy with the service he provided for us. He had the patience to show us the facility and explain to us all amenities.We are really looking forward to move in and be part of the great Eaves Valley Community.I’ll highly recommend him to co-workers and friends for his professionalism and efficiency.
I have lived at Eaves since 2008. I recently had transferred units at the complex. Mark and Gladys in the leasing office were absolutely phenomenal in ensuring everything ran as smoothly as possible when I made the big move! They communicated with me well ahead of time and were very organized. Both really went out of their way to ensure I was happy with my new unit. Maintenance crew was fantastic as always! Hector and Jose made sure my new unit was in pristine condition! Can’t say enough good things about the staff at Eaves West Valley!
I had an exceptional first experience with Eaves West Valley.I went there on my lunch break from work and Aisha gave a very detailed tour for two different apts in a timely manner. Later that same day, my husband and I decided to choose Eaves West Valley as our new home. After work, I went there near their closing hours to sigh and finish up all the paperwork. Aisha helped me patiently to finalize everything even going overtime to ensure we were able to get apt that fits our needs. It was really special and unique. Looking forward to move in. :)

The place is very nice if you like to be closer to the nature. A lot of trees and flowers, which fulfill the environment with life all around you and everything is clean.A few swimming pools, tennis, basketball and volleyball courts, which is good for me because I like tennis. The gym is amazing (and the facilities in there are new).Stuff is always ready to help if there are any questions or problems. People are friendly and the atmosphere here is pretty good.I can recommend this place to everyone :)
Flustered and in a bit of a scramble to find a place after my job situation took a turn (in the right direction!), I called eaves West Valley which I found on Apple Maps to set up an appointment.Call-in to ViewI called to set up a tour and the receptionist was so kind and patient, figuring out what was available at what price. Ultimately, she set me up with a showing for less than 36 hours later and said they would just make it work! My experience was extremely accommodating, from the start.AppointmentI got there a bit early, they offered me water and Mark took me on the tour early. WOW eaves West Valley had an incredible amount of amenities. Mark showed me the pools, volleyball courts, basketball courts, gym, lounge, he talked about security measures, innovation in the apartments (Amazon boxes, swipe cards to get in the complex and buildings). The whole time, we were passing employees and they were all so happy and kind. Mark is super chatty and funny-- a pleasure to be around with such an enthusiastic personality.The ApartmentMark showed me probably 5 apartments across the entirety of the 17 acre complex until I found the one I ultimately moved into. He provided me with local dining options and grocery store locations, as well. This studio is double the square footage of my San Francisco apartment at the same price and you get all the amenities, top security, and a balcony-- ok, where do I sign?!The Application ProcessWhat is seen as the most tedious part of getting a new place-- Mark and the Avalon (the corporation that owns eaves WV) made this process truly painless. Everything is on the computer-- typing in your information, getting cleared for the apartment, submitting your deposit and even paying rent each and every month! GENIUS.It is easy to say that my experience with Avalons eaves West Valley was incredible-- from the staff to amenities to apartment and innovation. They took the pain out of renting.Thanks again Mark and team!!
There are many good things about living at eaves west valley. Its a safe and quiet community, and service here is great. I just had kitchen light and fireplace fixed. The technician Javier is very professional and nice. I submitted repair ticket last night and had problem solved next morning. Fantastic service!
Mark toured me different apartment choices. Hes really nice and professional. He knows the apartments well and he understood my concerns. He provided me sound choices which make my tour really efficient. I really appreciate Marks help on finding the apartment I need.
